Whether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

THE HOW, WHERE AND WHAT OF HOME BUYING

LYDIA MCNUTT

EDITOR

Wall2Wall Media Lydia.McNutt@wall2wallmedia.com Follow me on Twitter at Twitter.com/LydiasTweets

If you’re planning to buy a new condo this spring, spend the upcoming weeks doing some research to figure out the where, the what and the how of your purchase. Before you start shopping, visit your mortgage broker or bank and get your financing in order. This is the “how” part of the equation. Answer questions like: How much can I afford to spend on a home? How much do I have for a down payment? Will I be using my RRSPs toward my down payment? Will I be able to afford my lifestyle and still make my mortgage payments? Don’t forget to budget for closing costs, maintenance fees and your regular bills. A home is a much more pleasant place with heat and electricity! With your budget defined, you can hit the streets. Location is the one thing about your home that you can’t change. It affects how much you’ll need to spend on the purchase and property taxes, your lifestyle while you live there, and the resale value when you sell the place. Drive, walk and surf the web to learn as much as you can. Map the amenities that matter most to you – schools and parks, shopping areas and banks, highways and public transit, work, family and friends. Visit prospective locations at different times of the day and ask yourself, “Will I feel comfortable jogging early in the morning, or walking the dog alone after sunset?” Once you know how much you can spend, and have narrowed down your locations of choice, you can zero in on the “what” of your new condo. Create a list of “must-haves” and “nice-to-haves.” If you’re purchasing a condo with someone, you’ll have to take their wants and needs into consideration as well, which can make home shopping a little more complicated. Getting your ducks in a row now will allow you to shop with confidence, and maybe even enjoy this exciting process!

BATTISTELLA LAUNCHING LIDO in Kensington // BY HEATHER RYAN

OFFERING A FABULOUS LOCATION

with well-designed suites and upscale finishings, it’s easy to see why so many buyers are flocking to Battistella Developments’ latest condo project in desirable Kensington. Located at the corner of 2nd Avenue and 10th Street N.W., LIDO by Battistella is a unique eight-storey mixed-use building that combines

residential, retail and a boutique hotel, and is being so well received that it’s already 30 per cent sold. “We launched LIDO in late November and we’re very excited because the response has been excellent,” says Traci Wilson, director of sales and marketing, noting that construction will start in the spring with a target of a fall 2016 possession date. “People love the floor plans, suite sizes and the views, and the finishing packages are being really well received; it’s a step up from what we typically build with hardwood plank-style flooring, and high-end appliances including a gas stove and built-in wall oven,” she says. “And, LIDO’s location is a major draw, being on 10th Street in the newcondoguide.com | Volume 17 issue 03 | NEW CoNdo GuidE 11

The kitchens will be show-stopping and very different to what has been seen on the market before heart of Kensington,” Wilson says, noting it’s just a block away from the LRT station and an array of shops, services, coffee shops, restaurants, parks, pathways and downtown are just minutes from the doorstep. LIDO will be a midrise concrete building featuring small retail shops on the main level, and – a first for Battistella – a second-floor boutique hotel available to residents to accommodate overnight guests and for use by the general public as well. The top six floors include 60 apartment-style condos featuring cool, modern style that appeals to everyone from young professionals looking to move up, or empty 12 NEW Condo Guide | Volume 17 issue 03 | newcondoguide.com

nesters looking to downsize. The residential suites present a variety of one- to three-bedroom floor plans ranging from 450 to 1,500 sq. ft. Prices start in the $240,000s for one-bedrooms; one-bedroom-and-den start at $425,000; two-bedrooms start at $519,000; and three-bedrooms in the $900,000s. Buyers adore the high-end interior finishings, especially the unique kitchen island that has been design just for LIDO and integrates a custom dining table at one end, and a quartz countertop at the other end that surrounds the built-in five-burner gas stove. Other impressive features include, Fisher & Paykel stainless steel appliances, European-style floating cabinets, in-suite laundry with washer and dryer, floor-to-ceiling/wall-to-wall windows, nine-ft. ceilings, and balconies with gas line hookups. “The kitchens will be showstopping and very different to what has been seen on the market before,” Wilson says. “Master bedrooms can accommodate a king-sized bed and all two bedrooms come with ensuites.” Suites come with an underground parking stall and among LIDO’s three levels of

underground parking will be a level of public parking run by the Calgary Parking Authority. Further, LIDO also now offers a 10-year structural warranty, “giving our residents peace of mind knowing we back our product for longer than ever before.” The building’s exterior is designed to fit into the Kensington streetscape so it will have brick on the first two floors with glass above. The entrance will feature Battistella’s signature colourful mosaic, as well as a restored sign from Kensington’s LIDO Cafe, adding historical character. Residents will also have a great rooftop patio where they can socialize and enjoy stunning views of downtown and the Bow River. LIDO means a place of recreation in Europe, which fits both the Battistella family’s Italian background and the location, says Wilson. “Residents can relax in Kensington and live the LIDO lifestyle.” For more information about LIDO, visit the presentation centre at 1120 Kensington Rd. N.W., open Tuesday to Friday from 10 a.m. to 6 p.m., and weekends from 11 a.m. to 5 p.m. Visit battistella.ca/lido or call 403.290.1664.

Saving Space

// by sylvia daoust

TOP 8

Organizing Myths Exposed 1 Lots of colorful bins and containers will make you more organized.

If these tools aren’t part of a larger system that allows you to put like with like and find what you need when you need it, then they aren’t helping you get or stay organized. They’re just adding to your clutter. 2 There’s no hope for me… I wasn’t born organized.

Yes, some of us were born with the “organizing gene,” but anyone can become better organized. Determine what is organized enough for you, and get help developing systems that work with your learning style. Sylvia Daoust, owner of Niche Small Space reDesign, is one of Calgary’s only professional organizers with expertise in small spaces. She is renowned for simplifying homes and offices with mini-renovations, redesigned rooms and tricky organization projects. Join her blog, nicheredesign.com/blog/ where smart solutions transform challenging spaces every week! Follow Sylvia on Facebook.com/nichedesignsinc and Twitter@SylviaDaoust.

3 An organized home looks like the ones in the magazines.

These magazine photographs are professionally staged. While they showcase some great storage ideas, 50 per cent of the stuff in the space has been cleared out. Homes are meant to be lived in. Keeping your home perfectly organized every minute of every day probably means you aren’t “living” there at all. 4 Once I get organized, I’ll be organized for life! Yeah!

Being organized is a journey, not a destination. You have to maintain and tweak your systems regularly in order to stay organized. Organizing is not magic. It is unrealistic to think that a professional can come in for a couple of hours and “fix” what has taken you months (or years!) to create. 5 If I had more space, I could get organized.

While lack of space can be a legitimate issue in some situations, those with the tendency to “collect” will fill up any space, no matter how large. I’ve seen homes with three-car garages and over 2,500 sq. ft. of living space less organized than an 800-ft. condo. 6 Being messy means you are disorganized.

Organizing is about function, not absence of stuff. Visual, creative types need to have things out where they can see them. Their spaces appear disorganized to others, but they usually know where everything is. 7 Getting Organized is too Expensive.

It’s about living in a space you love, not obsessing about the space so you can’t live in it!

There are plenty of ways to organize stuff that don’t cost anything, and if you’ve got a creative streak, you can still make them just as pretty. Pinterest is full of re-purposing ideas to give you the storage you need. 8 Professional Organizers live in “ultra organized,” magazine worthy spaces.

If I had a dollar for every time one of my clients said, “Your home must be so organized!” Remember: it’s about living in a space you love, not obsessing about the space so you can’t live in it!

CALGARYISM

// BY CODY BATTERSHILL

Sink your teeth into

CALGARY'S FOODIE SCENE

All I know is, if it is anything like what they have already produced in Calgary, then this food hub will be something to look out for. DOUBLE ZERO CHINOOK | 6455 MACLEOD TRAIL SW

Cody Battershill is the founder of Calgaryism and a top producing realtor at Re/Max House of Real Estate. Born and raised in Calgary, Cody has a passion for helping his clients accomplish their real estate goals and loves to show off the best Calgary has to offer! He can be reached at 403.370.4180, on Twitter @Calgaryism and Calgaryism.ca"

Double Zero Pizza is expanding with a new location coming soon to Chinook Mall. Those who have been to Double Zero’s downtown location already know that this is good news as the restaurant serves up some of the best pizza in Calgary, plus a wide selection of tapas, pastas, beers and wines. The new two-storey venue with a market-style main floor and traditional secondfloor dining area is hard to miss, located on northeast side of the mall and easily spotted off of Macleod Trail. I can definitely see myself enjoying some fine food at Double Zero Chinook in between some shopping and an IMAX flick. GORO & GUN | 225 7TH AVENUE SW

Stephen Avenue will soon be home to another restaurant called Goro & Gun. If this restaurant's food is as unique as its name, then surely we have much to look forward to! Expect to see some of the best of both Asian and American cuisines all smashed into one fantastic menu that will make the foodies in Calgary crave for more. I’ll be checking this spot out as soon as it opens! NATIONAL WEST HILLS | 180 STEWARD GREEN SW

algary’s food culture is getting bigger and more spectacular as the years go on. With so many great food establishments found all throughout Calgary, especially in the downtown and inner city, it isn’t hard to get excited about dining out while getting some bang for your buck. Having said that, prepare your taste buds for even more unique, scrumptious, savoury foods to hit our city streets in the near future. Here are six new Calgary restaurants coming soon that any food lover will appreciate:

National already has two outstanding locations in Calgary, one on the Red Mile or, 17th Avenue SW if you will, and one on 10th Avenue SW, the latter of which has bowling lanes and a unique bourbon room with over 40 kinds of whiskey to choose from. You know what they say – there’s no bad whiskey, some are just better than others. Now, National is opening a third location at West Hills Shopping Centre in the southwest. Expect to see the same great food, drinks and social atmosphere the franchise is known for. After all, it is one of the best Calgary beer halls there is.

CHARBAR | 618 CONFLUENCE WAY SE

RODNEY’S OYSTER HOUSE | 355 10TH AVENUE SW

The Simmons Building in East Village will soon be home to Charbar, a new restaurant and eatery by Phil and Sebastian Roasters, Sidewalk Citizen Bakery and the chefs behind Charcut Roast House. Who knows what magical concoctions of food will be made at Charbar once all three tenants have set up shop and are ready to open by spring of 2015.

Seafood lovers beware – one of Toronto’s highly reputed oyster restaurants is coming soon to Calgary. Rodney’s Oyster House has acquired the former nightclub on 10th Avenue and 4th Street SW that has previously gone by the names of Mansion, Tantra and The Drink. When finished, the restaurant will boast 300 seats, an oyster bar, private dining rooms and catering services. Expect to see gourmet lobster, crab, scallop and fish entrees to go with those lovely oysters.

NATIVE TONGUES TAQUEIRA | 239 12TH AVENUE SW

Tacos, bourbon and hip-hop are the three words used to describe Native Tongues Taqueira, a new food establishment coming soon to the belt-line community of Connaught. The creators of Taco Or No Taco are bringing to you another place where you can get all the gourmet tacos, tasty bourbon and Mexican-style wrestling for entertainment you want. This combination makes for quite the interesting dinner event, to say the least.

of Calgary, AB receives Best Of Houzz 2014 Award

Annual survey and analysis of 16 million monthly users reveals top-rated building, remodeling and design professionals in Canada Niche Small Space reDesign of Calgary has been awarded “Best

Of Houzz” by Houzz, a platform for home remodeling and design. The “Calgary Expert Team in Small Spaces” was chosen by more than 16 million monthly users that comprise the Houzz community. The Best Of Houzz award is given in two categories: Customer Satisfaction and Design. Customer Satisfaction honours are determined by a variety of factors, including the number and quality of client reviews a professional received in 2013. Design award winners’ work was the most popular among over 16 million monthly users on Houzz, known as “Houzzers,” who saved more than 230 million professional images of home interiors and exteriors to their personal ideabooks via the Houzz site, iPad/ iPhone app and Android app. Winners will receive a “Best Of Houzz 2014” badge on their profiles, showing off their commitment to excellence to the Houzz community. These badges help homeowners identify popular and top-rated home professionals in every metro area on Houzz.

“We love a small-space challenge!” “Houzz provides homeowners with the most comprehensive view of home building, remodeling and design professionals, empowering them to find and hire the right professional to execute their vision,” says Liza Hausman, vice-president of community for Houzz. “We’re delighted to recognize

Niche reDesign among our ‘Best Of’ professionals for customer satisfaction and design as judged by our community of homeowners and design enthusiasts who are actively remodeling and decorating their homes.” With Houzz, homeowners can identify not only the top-rated professionals, like Niche reDesign, but also those whose work matches their own aspirations for their home. Homeowners can also evaluate professionals by contacting them directly on the Houzz platform, asking questions about their work, and reviewing their responses to questions from others in the Houzz community. CONTEMPLATING CONDOMINIUMS

Condominium reserve funds are vital

W

hether it is a new development or a longstanding condominium complex, every condominium corporation should have a capitalreplacement reserve fund. This rainy-day fund is simply the cash reserve that condo owners put aside jointly to ensure they will have the money needed when major work needs to be done, such as re-roofing the building, repairing a major water leak, or replacing a hot-water boiler. Unlike regular maintenance paid from the annual operating budget, these are “capital” items that can cost big dollars. The reserve fund can be built up over a number of years, sometimes following a reserve-fund study, which lays out which components are expected to wear out in what year in the future. Their projected replacement costs at that time are calculated, and then annual

contributions to the fund are made to cover the projected expense by the time that year arrives. But even without a fancy study or projection, every homeowner – condo or otherwise – knows darn well that they’d better have some money in the bank for that rainy day when the roof finally starts to leak in a serious way. This applies to new developments, as well as older places which, of course, can expect greater costs in the near future, as aging components need replacement. A brand-new condo apartment building or townhouse development may have all new components, yet things can and do go wrong. If you’re buying into a new project, find out if the developer is being generous enough to put $30,000 or $50,000 down to open the reserve account. In the grand scheme of things, that’s not unreasonable, and it gives the new owners a place to start along with a sense of security. Before buying a condominium, the budget and reserve fund should be reviewed closely. A condominium-specialist realtor will be able to give insight into the issues. Otherwise, a professional review of all the condominium documents before you finally buy is well advised. Some condominium realtors now include such a thorough review in their package of professional services.

Before buying a condominium, the budget and reserve fund should be reviewed closely If your target condominium project is new, ask whether the developer is chipping in to open a reserve account. As well, take a critical look at the monthly condominium “fee”– really, a contribution to your own joint monthly operating expenses and to the reserve fund. Developers sometimes set these unrealistically low. The community of owners could soon find that they need to self-impose an increase to fund operations and to build up the reserve fund. If your target condominium project is older, look for a more substantial reserve savings account and generous annual contributions to it from the operating budget. All the better if there is a reserve-fund study in place, but that’s not as vital as the corporation simply having the cash. A walk around the development will soon reveal if major work needs to be done. If it does, and if there’s little money in the bank, find yourself a better-managed condominium corporation. And who owns the reserve fund? You all do; and it stays with the living unit when you sell it – that’s one reason some condo owners fight making contributions. Yet condominiums obtain their highest market value when buyers are confident that the corporation is well run, well funded, and that a modest but necessary cash reserve is part of the land and housing asset they are buying into.

FUNDAMENTALLY SPEAKING

// BY WAYNE KARL

HOW TO FIND A HOME?

Pay attention to location information and timing

D

espite what you often hear, finding that perfect home isn’t only about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. LOCATION

Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics of buying property. He can be reached at wayne.karl@wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl

First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. INFORMATION

Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home. TIMING

Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is

Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

Make Your Move

packing tips to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores.

❏ Collect cushioning material such as bubble wrap, foam

pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it. 38 NEW CONDO GUIDE | VOLUME 17 ISSUE 03 | newcondoguide.com

❏ Clearly label boxes containing fragile items. ❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place

lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Don’t move flammable, combustible, corrosive or

explosive items such as paint, gasoline and ammunition.

❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place.

vivid, vibrant Viridian in Sage Hill // BY HeATHer rYAN

v

ivid, vibrant, versatile – all this and more describes Viridian, the newest condo project being offered in northwest Calgary’s popular Sage Hill. Being crafted by Trico Communities, Viridian will eventually be comprised of 359 suites in six three-storey buildings on the northwest corner of Symons Valley Road and Sage Hill Drive, overlooking a ravine in Sage Hill. “We’re really excited about the location and launch of the first phase in our first building,” says Cindy Arevalo, area sales manager along with Warren Martz. “Viridian offers urban living in the suburbs, so it presents a contemporary look exterior with vivid colours of green,

blue, red, orange and brown that is going to look very clean, vibrant and will have great curb appeal. “The interiors also offer a contemporary, modern feel with open-concept designs and our customers are really pleased with having higher standard specifications at an affordable price point,” she says, adding that prices range from $178,900 to 289,900 plus GST. “They’re getting features most people want that they normally couldn’t qualify for as a first-time buyer.” The first building includes 77 suites – with 28 available in the first phase – offering versatile floor plans to meet various buyers’ needs. The 15 floor plans range from 629 to 966 sq. ft. in one-bedroom, one-bedroom-plus-den, two-bedroom and two-bedroom-plus-dens designs. “What’s great is we have three modern colour schemes to choose from and we have three upgrade packages available, so people can really put their own personal touch on their suites,” Arevalo says. Interiors also come standard with incredible high-end specifications, such as nine-ft. ceilings, in-floor heating, granite countertops in the kitchen and bathrooms, and tile and laminate flooring. Kitchens come with fabulous stainless steel appliances – slide-in range, fridge, dishwasher and over-the-range microwave/hood fan, 42-inch tall cabinets, full-height tile backsplash, and many suites have islands or peninsulas. The suites also come with a stackable, front-loading washer and

Buyers will also love Viridian’s vibrant location with established amenities such as parks, ponds and pathways in Sage Hill, and being within walking distance to the Symons Valley Ranch Farmers’ Market which is open year round. It’s also minutes from grocery stores, restaurants, shops and services in both Creekside and Beacon Hill, and it’s a short drive to CrossIron Mills mall. An added benefit, Viridian has quick access to several major routes including Stoney Trail, Sarcee Trail, Symons Valley Road, Shagannapi Trail, Beddington Trail and the Deerfoot for an easy commute to downtown, the airport, points across the city and out-of-town to the foothills and mountains. To learn more about Viridian, and take advantage of introductory prices for Phase 1, visit the sales centre at 3503 Sage Hill Dr. N.W. open Monday to Thursday from 2 to 8 p.m., and weekends from noon to 5 p.m. Call 587.296.2283, email viridian@tricohomes.com or visit viridiancondos.ca.

CMHC report

Housing starts to stabilize in 2014 and 2015

Canada Mortgage and Housing Corp. (CMHC) expeCts Housing starts to stabilize in 2014 and 2015. Support from improved economic and demographic fundamentals will be tempered by a combination of a modest and gradual increase in mortgage rates and a slowdown in demand from first-time buyers, according to CMHC’s first quarter 2014 Housing Market Outlook, Canada Edition. “With a relatively high number of units currently under construction, we expect builders will gradually adjust their activity in order to reduce their level of inventory,” says Mathieu Laberge, deputy chief economist for CMHC. “Housing demand for resale market homes will continue to be sustained despite expected modest and gradual increases in mortgage rates toward the end of the forecast horizon,” Laberge adds. On an annual basis, housing starts are expected to range between 176,600 and 199,800 units in 2014, with a point forecast of 187,300 units, relatively unchanged from 187,923 units in 2013. In 2015, housing starts are expected to range from 163,200 to 206,600 units, with a point forecast of 184,900 units.

Multiple Listing Service (MLS) sales are expected between 436,000 and 497,000 units in 2014, with a point forecast of 466,500 units, up from 457,485 in 2013. In 2015, sales are expected from 443,400 to 506,000 units, with an increase in the point forecast to 474,700 units. The average MLS price is forecast between $380,100 and $400,700 in 2014 and between $384,300 and $409,900 in 2015. CMHC’s point forecast for the average MLS price calls for a 2.1-per-cent gain to $390,400 in 2014 and a further 1.7-per-cent gain to $397,100 in 2015. CMHC draws on more than 65 years of experience to help Canadians access a variety of quality, environmentally sustainable and affordable housing solutions. DESIGNER ADVICE

LIGHTEN UP with perfect pillows & throws // BY YANIC SIMARD

WHEN THE SEASONS START TO CHANGE,

you may find yourself craving a new look indoors as well. Rather than undertaking a complete overhaul, you can refresh your family room or living area the easy way: with a suite of sofa accessories. Whether you’re the type to pick one design style and stick to it or change your mind all the time, you can find a perfect pillow-and-throw combination for your personality from my guide here: The Chameleon If you love to change your look every season, take the opportunity to warm up your home environment early with a cable knit blanket, and printed pillows that make you think of the outdoors without having to go outside. Also grab a storage ottoman, and you’ll have ample space to keep these items stashed in the sunnier months (and store your summer look until warm weather returns).

West Elm

The Indecisive If you can’t settle on just one or two colours (even per season), you don’t have to. Choose items that feature blocks of multiple colours in coordinating tones, and they will still feel related even if you choose every hue in the rainbow. Break up the scheme with some neutrals to avoid total overload.

The Indecisive

The Glamorous Creating a look that says luxe is all about texture – adding a rich feel to the touch will add a rich look the eye. Try layering a sheepskin like a throw on a corner of the sofa, and contrast it with sequined pillows, like the Luxe Sequin Pillow from Indigo, mixing rugged and delicate fabrics with some sparkle for a Hollywood glam appeal.

The Classic The high contrast look of black and white is a striking classic. To keep it sophisticated, mix different patterns featuring both tones to soften the scheme (such as stripes, chevrons, and other geometrics), and have some favourite photos printed in grayscale and hung in simple frames for timeless elegance.

ds on ’s Ba om yC pa ny

The Cool, Calm & Collected Reduce your stress by choosing one soothing colour to stick with, like a pastel aqua shade, and mix different textures and subtle patterns for a feeling of restfulness. Choosing multiple pillows in the same size and shape also makes for easy mixing and matching – 18- to 20-in. squares are fairly common and can be combined over time from different stores.

The Classic Hu

The Bold The primary-colour stripes of an iconic Hudson’s Bay blanket feel classic yet modern, and utterly sophisticated; spread it out unfolded for maximum effect (over the full seat or even the entire sofa) and add an equally legendary Union Jack pillow for unapologetic personality.

01

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

Divide by three. This figure is the monthly payment you can afford to make on your condo.

06

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

mortGAGe options you can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. All mortgages are of two basic types:

open mortGAGe

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.

closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

portAble mortGAGe Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
