Much like that bank commercial that says, “you’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you only need to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and low-rise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since

many buildings and townhome communities offer a mix of designs and sizes, which allow families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. This spring, many builders and developers are gearing up for their grand openings or have suites available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

It’s hard to believe, considering some of the harsh weather we’ve had of late, but spring is almost here. And along with the crocuses budding and the beginning of baseball season, a sure sign of spring’s arrival is the inevitability of tax time. In this issue of New Condo Guide, you’ll get some good tax time tips. For instance, you’ll learn ways to make tax time “less taxing” and how to make working at home work to your advantage. Let’s face it, most of us don’t enjoy filing our taxes. But think of it this way: once your taxes are out of the way, you can enjoy the pleasures of spring. Let’s hear it for flowers,

patios and sandals (okay maybe not just yet). But with the nicer weather, its a good time to get out there and start visiting all of the terrific condos you’ve been meaning to see. So replace your Sorrels and parkas with more seasonal gear and make plans to call on some of the stunning condo presentation centres and model suites on offer around the city. All of the beautiful architecture, smart designs and dreamy colours will surely help you shed the winter “blahs” and get you into the spirit of the spring season. But please don’t forget to do your taxes.

CARDEL LIFESTYLES’ FINAL PANORAMA WEST BUILDING // BY HEATHER RYAN

BUYERS EAGER TO SNAP UP THE CHANCE TO

get into Panorama West’s fourth and final building in Panorama Hills lined up to be the first to purchase during the grand opening of Building D last month. “We had an incredible launch of our final building; people were lined up well before the opening,” says area manager Brad Logel. “They were very excited and we helped 21 people. I always say if we get 12 to 15 sales on an opening weekend it’s a success, so this

really topped that. But having said that, we’re also just starting sales and with 80 suites in Building D we have a great selection available.” Logel says the great response to Building D is not surprising, “because for condo living in suburban northwest, I don’t think it gets any better than this. Panorama is a ‘have’ neighbourhood – it has shops, schools, infrastructure, transit, parks, pathways all in place.” newcondoguide.com | VOLUME 16 ISSUE 03 | NEW CONDO GUIDE 11

Plus Panorama West offers outstanding value, terrific floorplans, affordability with prices starting at $159,900 plus GST, and a stellar location with an abundance of amenities within walking distance. Crafted by Cardel Lifestyles, Panorama West has been such a hit with buyers, the first two buildings are sold out and Building C is over 85 per cent sold. Buyers in Building D have eight different models to choose from, with three one-bedroom designs ranging from 572 to 750 sq. ft., and five two-bedroom plans, with one or two bathrooms, ranging from 624 to 1,037 sq. ft. “What’s new for Building D is we’re offering three new and improved plans, taking three two-bedroom, two-bathroom plans and making significant changes to create an even greater open concept,” Logel says, noting the new plans offer terrific features such as “a cool kitchen layout with an island instead of an attached eating bar,” and a larger ensuite with dual sinks.

Buyers will also adore the well-appointed interiors that include six appliances – a larger fridge, stove, dishwasher, hood fan, energy-efficient front-loading washer and dryer – breakfast bars in the kitchens and good-sized balconies. There are four designer colour palettes so buyers can personalize their suites, and underground parking is available for most plans and titled surface stalls for others. Cardel Lifestyles is also focused on providing exceptional quality; its goal is to turn homes over with zero deficiencies. In 2012, Cardel achieved this goal 225 times, meaning 225 customers last year could not find even a scratch when they inspected their homes on move-in day, taking possession of their homes without

the trouble of having workers back to repair deficiencies so they could enjoy their homes the way they should. “That’s an achievement we’re proud of. It shows buyers the quality and value in our buildings,” Logel says. Panorama West also offers an enviable location because it’s an extremely walkable community. There is an array of shops and services next door at the Gates of Panorama Hills that includes a drug store, banks, medi-centre, a Tim Hortons, restaurants, a gas bar, and a Save-On-Foods grocery store that is now under construction and slated to open later this year. There is also green space, a playground, pond and sports fields (to be completed this year) across the street and pathways that link to other amenities including a new school. “When you get home you can park the car and walk to everything,” Logel says, “or there is a bus right there that can take you to other nearby amenities,” such as shops, restaurants, grocery stores, a movie theatre, rapid transit and Cardel Place Recreation Centre, all less than a five-minute drive away. Residents also have easy access to Stoney Trail, Deerfoot Trail and Country Hills Boulevard for getting downtown, to the airport, and out of town. Buyers can learn more about Panorama West by visiting the four showsuites and sales centre at 175 Panatella Hill NW, open Monday to Thursday 2-8 p.m., weekends and holidays, noon-5 p.m. Call 403.241.8975 or visit cardelcondos.com. 13

Hurry Up . . . And Wait

Jim Malner

So, you’ve finally purchased a new home. Saved your pennies until they were dollars. Did the appropriate research to find an ideal neighbourhood with the right amenities. Worked through dozens of floorplans with a litany of builders. Negotiated the best deal possible. Borrowed enough money to get a queasy feeling in your stomach. Went back to the sales centre and signed the purchase agreement which is now approved and then – nothing. First nothing for days, then weeks and maybe a month or two.

Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is...

After all that hard work by the buyer, there is kind of a natural expectation your builder will put every one of his staff and resources into building your home. After all, it’s a big deal - right! Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is, but generally they follow similar steps. Those days and weeks when apparently nothing is going on with your house are indeed a busy time, in which the lot is being secured from the developer and registered if in fact the builder did not own the lot. I break the process down as follows and it might help in understanding why building a home can seem so slow, when in fact it’s probably not.

Stage 1 - The Paperwork The first part of building a home is preparation to build. This includes finalizing details of the home structurally and aesthetically. The home plan needs to be plotted onto the lot, a permit needs to be obtained from the city and all the trades need to be scheduled in advance to make sure they are available in an organized and cohesive manner. One major issue that happens here is obtaining the city permit. This is generated by a fairly small department that only has so many staff and during very busy periods (like spring or when the economy is booming) it can take extra weeks to get this vital piece of paper before any field work can begin.

for a week or two. Eventually they will pour footings and foundation walls and then – you guessed it – you wait for the concrete to set. This could be two weeks or more. The next sign of life is a framing crew creating floors, walls, stairs, ceilings and roof etc. This is an especially fun experience as your home rises from the ground (phoenix like) and becomes real. It is a time of tremendous pride for the owners. At this time you want to visit the site every day to watch the progress, but don’t. Framers will be moving around doing work on a few homes at a time so there will be some waiting periods for sure. Next are the windows and doors and then a period of waiting as the “specialists” arrive. These include electricians, plumbers, furnace installers, insulators and drywallers. You may have to wait a bit on each of them as they’re in high demand and depending on the timing and scheduling proficiency of previous steps they may be double booked by this point in construction.

Stage 3 - The Finish Following structural work, comes the interior and exterior finishing. Again, handled by specialists. Painters, flooring installers, carpet installers, tile setters, cabinet and countertop people, and finishing carpenters. Each follow the other in a timeline often impacted by some inconveniences that may add a day or even week to the finishing of your home. The point of this article is to allay fears that “no activity” on your home for a few days or even weeks, is not something to stress about. It’s almost predictable. Don’t call and harass the builder. Often, whatever is occurring is beyond their control and it is in their best interest to finish your home as fast as possible – because that’s when they get paid. Building a home is a complex transaction and some patience and a clear understanding of your builder’s process is a really good way to mitigate stress during those endless waiting periods.

Follow CSG on Facebook or Twitter for regular real estate opportunities and updates. All of Jim’s columns are posted on CSG’s blog at marketsmarts.net.

Stage 2 - The Structure Your first big day will be when they dig the hole to pour the foundation, generally a month or two after the sale is finalized. This is your first tangible sign that one day you will actually have a home and if it happens to be pouring rain (remember last summer) then this step may be delayed 16 NEW CONDO GUIDE | VOLUME 16 ISSUE 03 | newcondoguide.com

CONTEMPLATING CONDOMINIUMS

Change the locks!

Linda Palfi is a condominiumspecialist Realtor with Discover Real Estate. She has overseen many condo projects as the chair of her condo board and is a member of the professional standards committee at the Calgary Real Estate Board. I

t may seem like obvious advice, but I recommend changing the locks on your condo apartment or townhouse on the day of possession. This applies to new homes, as well as to resale, and

there’s a specific reason for that. New condo homebuilders often use a master key for all of the suites, so that tradespeople can easily access a variety of suites where they’re assigned to do work. Not only is your security later compromised because tradespeople might hold or have lost keys, but your new neighbours may all have keys that open your door as well as theirs! The easiest thing is to have a mobile locksmith attend at the time you take possession; the price will be approximately $80 to $120. If you want to save some money, have a family member stay at your unsecured home while you take the door knobs and bolts to a locksmith, where they can be re-keyed, and several new keys can be cut for $20 or $30. While you’re at it, consider re-keying your mailbox. Just open the box with the key you were given and the small lock can be unscrewed from inside the mailbox door. Have several keys made, as mailbox locks can be expensive to have drilled out if you have no key at all.

No matter what quality of lock you buy or have re-keyed, match the door knob with the bolt, and front door with back, so that one key will open all your entrance locks. Also, consider upgrading the house or suite locks to high-security sets. If you’ve ever seen a locksmith “pick” a lock in two minutes, you’ll never again feel secure behind a door with a standard cut-key lock. For an extra $60 to $100 per door there are high-quality locks that cannot be “picked” and for which the keys cannot be reproduced. No matter what quality of lock you buy or have re-keyed, match the door knob with the bolt, and the front door with the back, so that one key will open all your entrance locks. Make sure your property manager gets one of the new keys, so that an emergency issue such as a water leak while you’re away can be addressed without having to break into your home. Also, give at least one of your keys to a friend in case you ever get locked out. For added security, consider a secondary latch that can only be secured from inside. The old “chain” systems were good, but not very strong. Consider a spring-loaded latch that swings over the door and is anchored into the door frame with a “bolt buddy” set of braces. As well as adding strength against a kick-in attempt, this system means that while you’re home, and perhaps asleep, the door can’t even be opened with those backup keys you gave to your property manager and your friend.

be lower in the first half of 2013, but will gain momentum by the end of the year and in 2014, according to a recent report from the Canada Mortgage and Housing Corporation (CMHC). The CMHC’s first quarter 2013 Housing Market Outlook, Canada Edition shows that moderation in economic and employment growth in the second half of 2012 led to more modest housing demand. And with continued moderation expected in the first half of 2013, total annual housing starts are expected to be lower in 2013 than in 2012. However, with fundamentals, including employment, economic growth and net migration expected to gain momentum later in the year and in 2014, housing starts are expected to trend slightly higher next year. “CMHC expects housing construction activity will trend lower in the first half of 2013, before gaining more momentum by the end of the year

Canadian housing activity will

as economic and employment growth remain supportive of the Canadian housing market,” says Mathieu Laberge, Deputy Chief Economist for CMHC. “In 2014, improving economic conditions may be partially offset by a slight moderation in the number of first-time homebuyers, and potential small and steady increases in mortgage interest rates.” On an annual basis, housing starts are expected to range between 178,600 to 202,000 units in 2013, with a point forecast of 190,300 units, following a level of 214,827 units in 2012. In 2014, housing starts are expected to range from 171,200 to 217,000 units, with a point forecast of 194,100 units. Existing home sales are expected to range between 418,200 to 484,000 units in 2013, with a point forecast of 451,100 units, following a level of 453,372 in 2012. In 2014, Multiple Listing Service (MLS) sales are expected to range from 439,600 to 505,000 units, with an increase in the point forecast to 472,300 units. The average MLS price is forecast to be between $356,500 and $378,500 in 2013 and between $363,800 and $390,800 in 2014. hile small space living certainly has its perks – less cleaning, a lower energy bill and a cozy atmosphere –there is a flip side. Small spaces have limited storage and few places to “hide” the excess. This means you have to edit your stuff with a minimalist attitude. You can’t afford the luxury of owning every small appliance and gadget out there, and you can only keep what you use on a regular basis. Space is at a premium, so borrow or rent the rest!

Do Double Duty Creating double-duty rooms is crucial to maximizing your small space. You may only have one spare room, so this space has to have more than one function. Murphy beds with a drawer or hanging options offer a comfortable area for guests, while still allowing space for a home office. The storage real estate in the spare closet can’t be wasted on the odd occasion a guest needs to hang a shirt. With a few added shelves, the closet could be the perfect space to store office or craft supplies, recreational gear, or perhaps the “spillover” from the master closet. Think Multifunctional If you are in need of a few furniture pieces to better

fit your new living quarters, think multifunctional. Don’t spend your cash on pieces that fulfill only one need. Instead of a standard coffee table, opt for a storage ottoman. If you’re in the market for a bedroom suite, headboards with built-in storage are a smart idea. Avoid nasty dust bunnies from collecting under the bed and opt for drawers or open cubbies built into the frame. Compensate Utilize wall space and create vertical storage to compensate

for limited floor space. A simple towel rod with “S” hooks mounted to the back of a door can become a home for an array of accessories. Rather than a traditional nightstand, mount a shelf or cube in addition to a reading light on the wall beside the bed. These overlooked vertical spaces can keep the small stuff off the floor and tucked away in an organized fashion. With a little creativity and a storage design plan, even 800 sq. ft. can feel spacious! Make the most of what you have and look for hidden places where you can stretch your space. Simple changes in your home’s storage can create a more calming environment and enhance the way you live.

Use Hidden Spaces No matter the square footage, there are always hidden spaces waiting to be used in a more efficient way. An entry’s landing steps can be converted into storage drawers (visualize the fronts of each step rolling out). Having these additional drawers for outerwear helps streamline your 22 NEW Condo Guide | Volume 16 issue 03 | newcondoguide.com

money matters

// by gail vaz-oxlade

Why are you in debt? disabling them in some other fashion – and limiting the amount of cash you carry. It also means leaving your debit card at home unless you’re headed out to take care of a need: gas, groceries, etc. When you do go shopping, you have to use a list and never stray from it. Window shopping is torture for the impulse shopper so don’t browse around in stores, since you’re just teasing yourself by drooling over a bunch of stuff you don’t need. Do you use credit to buy things you can’t afford to buy with cash? Gail Vaz-Oxlade is the host of Til Debt Do Us Part, author of Debt Free Forever and blogs daily at gailvazoxlade.com. Follow Gail on Twitter at twitter.com/GailVazOxlade

O

ften people who are in debt say they no longer want to be in debt. And often they take the steps to get themselves out. But, it seems to me, that just as often people who claim they want to get out of debt do little to change their behaviour and their outcome. They keep on doing the things that got them into debt in the first place. Here are a few questions you may want to ask about why you’re in the hole:

Do you buy stuff you don’t need?

The biggest cue that you’ve got the impulse monkey on your back are the things you have bought but not used: the clothes with the tags still on, the shoes you have yet to wear, the new dishes you’ve used just once or twice in the six months that you’ve owned them. Impulse shoppers are the first to admit they have a problem and the last to do anything about it. If you’re an impulse shopper, you need to remove the fuel for the impulse. That means cutting up your credit cards – or

When you spend money you don’t have by using your credit card, line of credit or overdraft, you’re doing the wrong thing, plain and simple. If you can’t afford to pay for something in cash today, you should not be buying that thing. I don’t care how important you think it is, how great a deal you’re getting, or how desperate you feel. Using credit is no way to get out of debt. Put away all forms of credit and commit to building yourself a budget that balances. If you want something, you’ll have to give something else up to accumulate the cash you need to buy it. If you can’t come up with the cash, you must not want it badly enough. Do you buy things for a one-time use that you could borrow from a friend or rent? Practically everyone is guilty of this. You need something such as a sewing machine or power washer twice a year so you go and buy one and then watch it – and the money you spent, likely on credit – sit and grow cobwebs (and interest charges). What’s with us all? Do we have to own everything we ever use? In the old days, friends borrowed from each other and stuff got way more use. Now our possessions are so much a part of who we are we: a) hate to lend, and b) hate to have to admit we don’t already have one. And why do we feel the need to apologize because we don’t have the right kind of wine glasses when entertaining guests? “Sorry, I only have these cheap glasses.” It’s a glass, for heaven’s sake! Do you buy certain brands because they are a status symbol? While any car gets you from point A to point B, the high-cost, brand-name buggies come with “oohs” and “ahhs” from friends and relatives. Ditto with the D&G sunglasses, the LV handbags, the CL shoes . . . I could go on forever. If you’re paying a premium to have a brand name, you have to ask yourself why. Is it because you don’t have confidence in your own sense of style? Is it because you’re trying to emulate the dudes and dames of TV and movie fame, wearing what they wear, driving what they drive, eating what they eat? How come? Is your life so sad that you’re trying to escape? Hey, I’m all for spending your money on the things that bring you pleasure, so if you’re not using credit to make expensive brands part of your image, I’m not talking to you. But if you are using credit, what makes you think you have the right to this stuff if you can’t afford to pay for it?

SAWYER SILVERADO PICTURED

Jennifer Roche (centre), a firsttime homeowner at Sawyer Silverado, breaks ground on the site with Charron Ungar, president, Avi Urban (left) and Victor Mutambo, general manager, Avi Urban (right)

After much anticipation, Avi Urban has broken ground at their newest

multi-family development, Sawyer Silverado. Charron Ungar, president of Avi Urban and Victor Mutambo, general manager at Avi Urban, were joined this past week by first-time homeowner Jennifer Roche. Roche, 30, works as a pharmacy professional and purchased a one- bedroom condo at Sawyer. “I really like the south and loved the layout of the one-bedroom floorplan,” explains Roche. “Plus, their standard selections are more upgraded than anything else I’d seen.” Located in the heart of the established south Calgary community of Silverado, Sawyer offers 138 one- and two-bedroom homes in the three buildings. These apartment condos range from 700-1,100 sq. ft. and start in the $170s. “Because it’s my first home, I came in overwhelmed,” shares Roche, “I asked so many questions, but they made the process so easy. I thought, ‘I went and spent a bunch of money, and I’m feeling good about it!’” As Avi Urban president Charron Ungar explains, “Avi Urban has been active in the downtown condo market. Taking experiences and knowledge from this market, we’re able to bring this inner-city perspective to south Calgary with Sawyer Silverado. We believe that our urban take on this product will bring together the 28 NEW Condo Guide | Volume 16 issue 03 | newcondoguide.com

benefits of affordability and established south Calgary amenities with the latest design concepts and building technology.” Avi Urban is a Calgarybased builder of quality multifamily homes. Recognizing a demand for innovative multi-family developments, Homes by Avi created Avi Urban in 2000. From the beginning, the goal was to offer homeowners the ultimate in comfort and function, while building innovative, thoughtful townhome developments that bring urban aesthetic to a livable product. By redefining multi-family development, Avi Urban has earned its place as an innovative market leader. Avi Urban’s broad range of communities include a highly modern live/work development in the inner city, street-oriented row housing in exclusive neighbourhoods and large scale, multi-phase townhome developments. MAKE YOUR MOVE

TECHNOLOGY ON THE MOVE

L

et’s face it, your electronic devices make the world go ‘round. Being in the moving business, we realize how important those items are to families. One of the most common questions we get is how to transport electronics safely, especially bigscreen TVs. During a move, whether it’s across town or across Canada, it is important to give these items special treatment so they arrive in one piece and in good working order. The best advice we have for accomplishing this goal requires some forethought: keeping the original

boxes and foam spacers the electronic items came in. That is truly the safest method for moving them. Of course, people rarely keep these boxes, so there are specialty boxes and crates designed specifically to move big-screen TVs safely. People who do their own packing and moving should be aware of how easy it is to damage one of these units. Spending a few dollars extra to purchase or rent one of these special boxes can make all the difference. Another thing to remember is that most of these television sets are mounted on wall brackets, and

It’s time to make your move.

The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly.

moving companies are reluctant to disassemble the wall mounts or assemble them at the other end. Usually, if something is going to go wrong, that’s when it will happen – and again, people rarely keep the installation instructions for the brackets. It’s far too chaotic on moving day to try and find instruction manuals. The best plan when preparing for your move is to take the TVs off the walls yourself ahead of time and have them ready to be packaged properly. Here’s a tip for anyone disassembling electronics for a move: Get your digital or phone camera and take photos of the wiring connections on the backs of the TVs, cable boxes, DVD players and the like. When it comes time to reassemble them, it will be much easier to reference how they were set up originally, saving time, stress and frustration. The same goes for stereos and gaming systems. Many teenagers leave their entire gaming systems

hooked up until moving day. It’s up to them to disassemble their systems and hopefully place them into their original packaging. If not, the best thing to do is wrap consoles in anti-static bubble wrap and place them into appropriately-sized boxes so they won’t move around during the trip. In fact, this is the best way to treat most electronics items. That includes computers – especially desktop units. We have specialty boxes designed specifically for them that can be bought separately. If you choose not to go that route, then surround the unit with anti-static bubble wrap and place it into an appropriately sized box. And here’s a handy tip: pack the associated hardware with the electronic item. For instance, place your computer’s mouse, keyboard, power cord, scanner, printer cables, etc. into the same box. When these cartons arrive at your new digs, you’ll be very glad you did.

your money

Buying your

first condo One of the most common first-time homebuyer

questions is affordability. Here are four ways to help make your homebuying experience smooth and straightforward: 1 | Understand your financial situation. Your financial needs will change and evolve throughout your life. Working with a trained professional to understand your current financial situation and your future goals can help you assess what type of home you can afford. 2 | Ask about your credit history. A credit rating is a measure of how dependable you are in repaying your debts. A good credit rating goes a long way in helping you obtain credit and determine the interest rate you will receive. For example, if you pay your bills on time or if you repay a loan, you will be in good standing with the credit bureau. So, when it’s time to borrow, a lending institution will know that you are credit-worthy. For more information on your credit history, contact TransUnion or Equifax Canada and get your credit report free of charge by mail.

3 | Get pre-approved. By getting pre-approved, you will know how much home you can afford, which will allow you to shop with confidence within your price range and prove to sellers you are a serious buyer. Plus, obtaining a pre-approval is absolutely free. 4 | Ask about extended amortization. The extended amortization feature is available on most mortgage products. The feature provides homebuyers the flexibility of lowering their mortgage payments by spreading them over a longer period of time, helping to ease budget and cash-flow issues. But keep in mind that by extending your amortization, you will increase the amount of interest that makes up your mortgage payment. Given this, it is important to choose a mortgage that allows you to increase your payments and make lumpsum payments when you can. Keep these important points in mind to help you find the condo you love at a price you can afford. NC

For more information and assistance with your mortgage needs, visit your CIBC branch, call 1.800.465. CIBC or visit the website at cibc.com/mortgages.

And with a Drake townhome, you don’t just get any front door. You get one that opens onto the shops, bistros and cafes along the legendary 17th Ave. What’s even better, these townhomes also give you up to 1,250 square feet of space plus your own outdoor living room. Nice. Starting from $525,900. Save an additional $15,000 for a limited time. Show suites located at 850 – 16th Ave. SW Open 12-6pm Mon-Thurs, 12-5pm Weekends. Closed Friday.

CALGARYISM

// BY CODY BATTERSHILL

10TH AVENUE GETS A FRESH START There is also a happy ending for the site of Midtown towers where a 10-storey office tower with lots of parking is almost complete. Although not a condo, this fresh development adds well located office space and much needed parking stalls to the downtown core. 6TH AND TENTH

Cody Battershill is the founder of Calgaryism and a top-producing Realtor at Re/Max House of Real Estate. He also sits on the condominium task force at the Calgary Real Estate Board. He can be reached at 403.370.4180 or calgaryism.ca.

Brad Lamb and his team at Lamb Developments are stamping their footprint on the Calgary condo market with the new high-design 6th and Tenth project on... you guessed it... 6th Street and 10th Avenue SW. It is the first condo project in Calgary for the Toronto-based developer, and has already left a lasting impression on buyers with its show suite and features. I have been told sales have been strong and construction is set to begin in June 2013, with completion at the end of 2015. MARK ON 10TH

ew condo development on 10th Avenue SW in Calgary is by no means something new. The difference between past proposals and present projects is the likelihood of these new condo projects actually getting built.

Next up is the Mark on 10th, another original development by reputed Vancouverbased developer Qualex Landmark, which is known for its top notch quality product and high customer satisfaction. Mark on 10th is to begin construction in March 2013 on the corner of 10th Avenue and 8th Street SW. Qualex Landmark’s other buildings in Calgary; Stella, Nova, Luna are already finished and occupied, while Calla is under construction. With two strong and experienced developers from more mature condominium markets at the helm of this latest offering and sales brisk, I am optimistic we will have both projects built and occupied by the end of 2015.

THE PAST

THE FUTURE

First there was the project on 10th Avenue and Macleod Trail which still sits today as an ugly reminder that all projects are not created equal. Then it was the Midtown Towers, probably the most storied and famous of the failed projects on 10th Avenue. Another doomed project was Astoria on 10th Avenue and 8th Street.

Calgary has an amazing, vibrant downtown core and more and more Calgarians are choosing to make it their home. I expect the demand for new downtown and beltline condos to continue with the evolution of our city’s core. I am excited to see the development and future of 10th Avenue SW add to the energy and downtown residential options we have in Calgary.

N

THE PRESENT

The future of new condo developments for the area is a bright one. Two experienced and well-known Canadian developers are close to beginning construction for their new condo projects on 10th Ave, both of which have had a strong sales to date.

Gorgonzola,

Pancetta & Onion Quiche ingredients

Caramelized Onion, Pancetta & Gorgonzola Quiche Makes 6 mini quiches

› 1 large onion, peeled and chopped › 2 tbsp butter › 1/2 cup diced pancetta or thick bacon › 1/2 cup Gorgonzola cheese, diced › 1/3 cup grated parmesan cheese

› 5 tbsp finely chopped parsley › 1 cup heavy cream › 1/2 cup whole milk › 5 large egg yolks › 2 tablespoons finely chopped rosemary › cracked black pepper

Pastry Dough: › 1 1/2 cups flour › 1/2 tsp salt › 1 tsp baking powder › 10 tbsp unsalted butter, cut into pieces › 1 large egg › 1 large egg yolk

directions For the pastry, mix the flour, salt and baking powder together in a food processor fitted with a metal blade. Add butter and pulse about 20 times, to finely mix in the butter. Add the egg and egg yolk and pulse until the dough just begins to form a small ball. Turn out the dough and press into a disc about 1/2” thick. Wrap in cling film and refrigerate until ready to use. Preheat oven to 400°F. Lightly brush the inside of 6 removablebottom mini quiche pans with canola oil or Pam cooking spray. Roll out the pastry thinly on a lightly floured surface and cut out circles to line the 6 pans. Prick the base of the tart bottoms and refrigerate for 15 minutes. Then bake for 5 minutes, and remove from oven; let cool on a large baking sheet.

a classic dish of French cuisine, it actually originated in Germany in the medieval kingdom of Lothringen, later renamed Lorraine by the French. The term quiche came from küchen, the German word for cake. The original Quiche Lorraine was an open pie with an egg and cream custard and smoked bacon or lardons. The addition of Gruyère cheese makes quiche au gruyère or quiche vosgienne. Quiche Alsacienne is similar to Quiche Lorraine, although onions are added to the recipe. These days, there are as many versions of quiche as there are culinary inspired chefs and home cooks. I recently picked up a set of mini tart pans with removable bottoms that inspired me to make Caramelized Onion, Pancetta and Gorgonzola Quiche. Caramelizing the onions gives them a rich, sweet flavor that compliments wonderfully with the salty crisp pancetta. Add some flavourful knobs of Gorgonzola cheese and you have a mouthful of flavours that blossom beautifully in the savoury custard and buttery crust — the perfect addition to any brunch or luncheon buffet.

Melt the butter in a heavy frying pan and then add the chopped onions. Cook over low heat, stirring often until onions are very soft and lightly browned, about 15 minutes. Add the pancetta into the pan and cook over medium heat until crisp and browned, about 5 to 7 minutes. To compose the quiche, divide the cooked onions and sprinkle into the bottom of each of the quiche, followed by the pancetta. Break apart the Gorgonzola and divide into the 6 pans, then add the grated Parmesan cheese. Finally, sprinkle the parsley evenly over the onions and cheese. In a bowl, beat together the cream and egg yolks until light. Add the chopped rosemary and cracked pepper. Pour the egg and cream mixture evenly into each mini quiche leaving just a little room to expand. Bake in the preheated oven for about 20-30 minutes or until lightly browned and set, and let stand 5 minutes before serving.

hey say two things in life are certain: death and taxes. How we are going to die and how much tax we pay are both grey areas and for the most part, out of our control. But let’s leave the Grim Reaper in the graveyard for now. Believe it or not, I have some good news on the tax front! And no, I’m not running for office... Taxes are not only a sure thing, they are also scary, boring and intimidating for most. Don’t let this tax season scare you or get you down. If you work from home, here’s some great news: no longer is it just the starving artist who can benefit from working from home. There is a way you can give yourself a little raise! Self-employed, employees, and commissioned income earners, get ready to Google the following forms to see what tax breaks you are eligible for.

» T2125 – Calculation of business use of home expenses This one will guide the self-employed Canadian to deductions at home such as heat, electricity, insurance, maintenance, mortgage interest and property taxes. The rule of thumb is if you need to spend it to make money at home, you can more than likely deduct it. Some larger repairs may have a capital cost eliminate to them. This form will give you details on this and other deductions you are entitled to if you’re self-employed. » T777 – Statement of employment expenses This form is for the employee who works from home. It is important to know that it doesn’t matter if you only work from home part of the time – you are still eligible to claim a portion of the time you do work from home. Employees are eligible to claim items such as heat, electricity, general repairs, condo fees, Internet and work phone. The only expenses you can’t claim as an employee versus self-employed are mortgage interest and property taxes. An exception is made for commission employees. As an employee, you must have your employer fill out a T2200. This form tells Revenue Canada what the employer’s expectations are for work and expenses from themselves and from yourself as the employee. » General facts about home deductions The amount of the deduction is calculated based on the amount of space you use in your home for income. Let’s say you have 10 rooms in your home and two are used for work. The pro-rated amount is based on the percentage of the home used for work, in this case, 20 per cent. So, if your deduction total is $10,000 x 20 per cent, you’ll get a $2,000 deduction off your income! It’s important to know that the deduction only applies to income. If this is the first you are hearing of this but have been working from home for quite some time, don’t fret – you are able to go back to previous years and do a T1 adjustment to make a claim for the years you missed. Keep your receipts in case Revenue Canada comes calling. And finally, don’t let all these fancy forms and terms scare you. Do a bit of homework and take it to a professional if you’re not sure or just plain can’t stand the idea of doing your own taxes. When in doubt, ask if you’re eligible to claim the deduction. Don’t assume if you don’t know! There are so many financial benefits to working from home. You’re already paying most of these expenses anyway, and the fact that you can claim a portion is a great benefit. Let’s not forget the personal benefits. Nothing is better than working from home in your pajamas! It’s not always about working harder; there’s something to be said for working smarter. So sharpen the pencils, Google it up and give yourself that much-deserved raise!

had a conversation with a couple of clients recently that really bothered me. They started by informing me that they had been through a bankruptcy seven years ago but their credit had been squeaky clean since, and now they are ready to try and get back into home ownership. At first I winced at the thought they had waited for seven long years before reapplying for a mortgage when they could have easily qualified for one much sooner, but that wasn’t the worst of it. I asked if they had re-established any credit over the past seven years, then braced for the answer: they both looked at each other and then back at me with that all-too-familiar “I’m not quite sure what you mean” look. As I feared, they were told at the time of bankruptcy that they would not be able to qualify for any credit for at least seven years. Now, they might not have actually been told this, but that is certainly the impression they had. Here’s the bad part: I then had to explain to this nice couple that, although it is quite admirable that

// by peter kinch

bad mortgage advice they had perfect credit for the past seven years, they also have not re-established any credit in that time, and from a lender’s perspective, that is the single most important component of deciding to lend again. In fact, most lenders will want to see that you have re-established two or three “trade-lines” or sources of credit over the past two years, and that you have paid them diligently. This proves to a lender that your bankruptcy was an isolated incident and you now have the ability to manage your debt. So, what did this mean for the couple? After waiting patiently (based on poor advice), and doing absolutely nothing for seven years while waiting to apply for a mortgage, they now have to spend another two years re-establishing credit (such as a Visa, line of credit or car loan) before any prime lenders would look at a mortgage application. That’s nine years in total! If they had gotten the right advice from the beginning and established new trade lines – which they could easily have done within a month of being discharged – they would have been able to apply for a mortgage at fully discounted rates five years ago. Too many consumers who have experienced debt issues are not given this simple advice, so here it is in a nutshell:

» Bankruptcy or bad debt will remain on your credit record for seven years, but this is not to be misconstrued to mean that you will not qualify for credit for seven years. » From the moment you are discharged, you may apply for credit from a variety of sources that will allow you to re-establish your debt and credit rating. These include: › A pre-paid or secured credit card (put $5,000 in a trust account as security and then get a secured card with a $5,000 balance). › Have a family member or friend act as a co-signor or guarantor to get a secured loan from a lender with you are the primary borrower. › A car loan › An RSP loan » Your loans must report to one or both of the credit bureaus (Trans Union, Equifax) and the limits must be at least $2,500. Once you get new sources of credit, use them and pay them off. The purpose of these loans and credit cards is to prove to a future lender that you now have the ability to use credit responsibly. That means that credit lines must be revolving, not static. If you can show that you have re-established your credit, then you may apply for a fully discounted mortgage from virtually any lender and even qualify for high-ratio mortgage insurance through Canada Mortgage and Housing Corp. With the right advice, anyone who has gone through bankruptcy can qualify for a new mortgage within two or three years. The same person, with the wrong advice, may need to wait as long as nine years for the same result. So, what’s the cost of bad advice?

Avalon’s ZEN in Auburn Bay

// By Heather Ryan

xcitement abounds as Avalon Master Builder opens the doors to two dazzling showhomes this month for its new ZEN townhomes in Auburn Bay. There has been a lot of buzz among about ZEN in Auburn Bay, which follows on the success of the highly popular ZEN in McKenzie Towne, and condo buyers will get a chance to see first-hand the terrific new designs when showhomes open on March 16. Avalon Master Builder is pleased to celebrate the grand opening of the ZEN showhomes during its 30th anniversary this year. As part of its 30th celebrations, Avalon is running a special contest and offering special promotions on quartz countertops and laminate flooring. With ZEN in Auburn Bay, Avalon is crafting a mix of 189 single-level garden home and two-storey townhome designs that were a hit in McKenzie Towne, as well as three new floorplans featuring two-storey townhomes with single- or double-car garages.

58

“We’re really excited about the new floorplans because they give buyers even more great choices and about the location because it’s a half a block from the new South Health Campus,” says sales and marketing co-ordinator Dean Clark. “It’s also within walking distance of Seton’s future Market Street with shops, services, a grocery store and restaurants, so all the conveniences and employment centres will be right nearby.” He notes sales are going well, as buyers like the price point starting at $268,900 plus GST, the location, and the ability to have lake access through Auburn House. “They also like that we’re a pet-friendly community and will have a dog washing station on site.” Buyers also love ZEN’s design, which provides every townhome with its own private outdoor space – either a patio or fenced yard – where homeowners can entertain friends and family and have space for their pets. The design and affordability appeals to first-time buyers, those looking to move up from apartment-style

appointed interiors that include a full appliance package with fridge, stove, dishwasher, over-the-range microwave, washer and dryer, built-in pantry, full-height cabinets and full-height tile backsplashes. Buyers can personalize their homes by choosing from four designer colour packages or mix and match from the various selections to create their own unique look. In the two-storey townhomes, buyers will be delighted to discover that Avalon has crafted a clever attic space with stair access to create a convenient storage space and feature second-floor laundry. The two-storey townhomes with garages offer buyers optional basement development for additional living or added storage space. Avalon is also an energy-efficient builder, so every home is EnerGuide rated and uses quality products such as Hardie Board that offer increased durability and energy efficiency. Buyers also have the option to participate in Holmes Approved Homes that involves numerous inspections to ensure Mike Holmes’ high standards. condos who desire more square Auburn Bay is conveniently footage and outdoor space, and people located off Hwy. 22X with great who are downsizing and want access to Deerfoot Trail for ease of single-level living. getting around the city, downtown ZEN presents several different and out of town. floorplans: the single-level garden homes feature an urban walk-down To learn more about ZEN in Auburn Bay visit the two new showhomes style with 1,017 to 1,125 sq. ft. of – the 1,148-sq.-ft., two-bedroom living space, two bedrooms and Ambrosia and the 1,122-sq.-ft. two full bathrooms; and the twotwo-bedroom Prima – at 82 Auburn storey townhomes, including those Bay Link S.E., open Monday to with garages, range from 1,122 to Thursday, 2-8 p.m. and Friday, 1,273 sq. ft. and offer two- and weekends and holidays, noon-5 three-bedroom options with 1.5 or p.m. Avalon will also open a 2.5 bathrooms, giving buyers a dual garden showhome in April. TAX TIPS

How to make

TAX TIME LESS TAXING that there are two givens in life, death and taxes, and both are cause for stress. Few Canadians look forward to doing their annual tax fi ling, but there are ways to take some of the drudgery out of the season. Cleo Hamel, senior tax analyst at H&R Block Canada, suggests the following simple steps to make tax time less taxing:

THERE’S AN OLD ADAGE

Year-round planning: Reducing your taxes owed takes a little bit of planning during the year. Maximize your return by taking advantage of key dates. For example, make your charitable donations before December 31 or, if you have a little bit of

Keeping all your receipts (child care costs, RRSP contributions, charitable donations, public transit passes and receipts, medical expenses, etc.) in one place will make filing that much easier

extra cash, consider making additional RRSP contributions during the first 60 days of the year to help reduce your tax payable. Reduce your worries:

Several Canadians are fearful of fi ling their own taxes and making mistakes on their annual return. Hamel suggests buying tax software products that provide you a step–by–step guide to fi ling your taxes so that you don’t miss any credits or deductions. Worried about being audited?

Some tax packages like H&R Block At Home boxed software offer the peace of mind of free audit assistance. That means you can access a tax professional to help manage correspondence with the Canada Revenue Agency (CRA), should you get an audit request after doing your taxes yourself. Keep records in one place:

Organization is key to reducing stress at tax time. Keeping all your receipts (child care costs, RRSP contributions, charitable donations, public transit passes and receipts, medical expenses, etc.) in one place will make fi ling that much easier. It also ensures that you take advantage of all the credits and deductions available to you. CONTINUED ON PAGE 64…

Use a portion of your tax return to reward yourself for all the hard work you have done all year long Yield a big return

In today’s economy it seems our tax returns can’t get here fast enough. Who doesn’t love a little extra cash in their pocket? Here are some small suggestions that will help yield big returns: By decreasing your principal, your interest payments will also lower, leaving a little more breathing room at the end of each month. 2 Place money in a savings account. If you’ve been eyeing travel brochures or checking price drops on that 50-inch flat-screen television, putting a portion of your tax return into a savings account will help you reach your goal faster. 3 Make a donation. The rising costs for everything from food to transportation around the world mean that non-profit organizations and charities working in developing countries are also feeling the pinch. “For example, it now costs more for our field workers to provide daily meals to children in school and to bring necessary medicine and vaccines to health clinics,” says Mark Lukowski, CEO, Christian Children’s Fund of Canada. “But most of all, it is stressful for the children and families who were already living in poverty and who now wonder how they can afford a bag of rice or their children’s school fees.” Give a gift to help someone in need at ccfcanada.ca. 4 Service your car. Cars always need repairs at the most inconvenient times. Repairs can be very costly and be a large burden if funds are not ready available. Servicing your car with your tax return is a proactive way to avoid these irritating repairs. Not to say you will not run into trouble, but perhaps this tune-up will help to prevent unexpected costs later on. 5 Splurge. Use a portion of your tax return to reward yourself for all the hard work you have done all year long. Updating your wardrobe or purchasing a new toy will help you feel great and inspire you to behave until next year’s tax return. 1 Pay down credit card debt.

While these tips may seem small and simple, each will yield large returns. Planning before spending will allow you to do the most with the money you receive. NC

no excuses!

Top excuses for procrastinating on your taxes It’s that time of year again: tax-filing season. If your spouse, a friend or a tax professional is trying to get you to file your taxes, H&R Block Canada has prepared a handy list of Top 10 Excuses which will be sure to get those pests off your back: 01 I decided to file my nails instead of my taxes. 02 I’m not coming out of my house until this “skinny jeans” thing passes. 03 Chuck Norris never had to file taxes. Why should I? 04 I’m waiting for the Leafs to win the Cup. 05 I’m busy today. Gym. Tan. Work. 06 I have triskaidekaphobia, fear of the number 13. 07 If I file my taxes for 2012, it will draw attention to the fact that I didn’t do them in 2011 or 2010. 08 I’m busy trying to keep up with the Kardashians. 09 I have two kids in university. I no longer have any income to declare. 10 I was about to file my taxes but Kanye West interrupted me. If you’re tired of procrastinating, Hamel suggests, “Whether you will be writing a cheque to the Receiver General or are filing for a refund, be sure to get the best outcome possible. If you do your taxes yourself, using tax software products like those available at hrblock.ca will help make sure you get back all the money you deserve or pay the least amount of tax possible.”

The Power of Colour

The colours you choose can dictate the feel of your home – and your mood // by yanic simard // Photos by Brandon Barre

multi-billion-dollar industry. It is also the most powerful aspect in the design world. It can change the way you’re feeling, stimulate thought, increase your appetite – it’s really quite phenomenal. You’re drawn to colours that you like when you’re shopping for clothing because you know you’ll feel good when you’re wearing them, and the same thing goes for interiors. Statistics show that most people spend about 90 per cent of their time inside, a large portion of which is in their own home. If you live with colours that make you feel good, it will make for a better quality of life. Deciding which direction to take in terms of colour is where many people tend to panic. My advice is to look through several magazines, tear out the pages that have elements you like, put them all in a folder and, once you have at least 20 different style images, analyze the colours that appear most often. This is a great way to get inspired and decide on colours for your own space.

Choosing a colour pallete should never be an impulsive decision; you should take time deciding so you know you’ll be comfortable with it. Once you finally do paint the walls, you might still wonder if you selected the right colour. However, keep in mind that you have to give yourself the chance to live with it. Big changes take time to adapt to. For instance, if you’re going from burgundy to off-white you can’t expect to get used to it within the first few hours.

Paint Particulars

No-commitment Pieces

I am very particular about colour selection and when I design a space, I like to keep the walls through any open areas in a consistent hue. My entire place is painted in Benjamin Moore’s OC-23, Classic Grey. It’s a very soothing colour that really adapts to the other colours around it – like a chameleon. It’s a nice hue to wake up to in the morning and to fall asleep to at night. The tone of it varies throughout the day with the amount of light; it’s brighter in the day and much richer in the evening. When you’re choosing your paint colour, remember: it’s just paint. It’s not permanent and can be easily changed if you’re not happy with it.

Pillows, accessories and other accent pieces give you the chance to have fun with colour, since they’re ‘non-committal.’ I’ve used hints of blue and green throughout my interior. It’s nice to have your entire residence consistent in terms of colour because then you can move pieces from one room to the next and you’ll never have to worry about making sure it coordinates. Just remember that choosing colours for your home won’t happen overnight. It’s a process that starts with getting inspired; the rest will fall into place. It should be fun, not painful. And if you find that you really can’t do it on your own, it’s probably time to hire a good designer to do it for you.

Colour is a

People always forget that you can get sample cans from the paint store. Pick up a maximum of three different testers that you like, paint sections of each on different walls (or paint large sheets of white Bristol board and stick them up), and live with them for a few days. (If you give yourself more than three options, trust me, you’ll never decide). Then narrow it down to your favourite two, and then finally pick the one. Get Used to It

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM CONDO

01

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

Divide by three. This figure is the monthly payment you can afford to make on your condo.

06

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. All mortgages are of two basic types:

CONVENTIONAL

OPEN MORTGAGE

Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.

Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.

INSURED OR HIGH-RATIO Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.

CLOSED MORTGAGE This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good

choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
