It would be foolish to pretend that all is rosey in Wild Rose Country. The economy and housing markets in Alberta are feeling the pinch of a prolonged slump in oil prices – plain and simple. It does no good to think otherwise. But, now more than ever, it pays to keep things in perspective. All the talk about Canada’s hottest real estate markets currently involves mostly Toronto and Vancouver. But would you believe, if we take this

discussion to a more historical level, Alberta, in fact, is a stellar performer? Indeed, according to data from ReMax, Calgary is second only to Edmonton as the top market in Canada in terms of annual rate of return over the last 20 years. Calgary has yielded 6.61 per cent from 1996 to 2015; Edmonton, 6.64 per cent. Those “hottest” markets of Toronto and Vancouver – 6.21 and 6.16 per cent, respectively. Relax, Calgary, history is on your side.

Cardel Lifestyles offering outstanding value

with Walden Place THE CONDO THAT YOU’VE always wanted and in a prime location that puts a variety of amenities at your doorstep while offering outstanding value and affordability can be yours at Walden Place. Award-winning Cardel Lifestyles is expecting a large turnout for its grand opening on Feb. 6 and 7 of Walden Place, which combines apartment-style condo and townhomes on a 10-acre development in Walden. “This is Walden’s first apartment-style condo development, so we’re pretty excited,” says Brad Logel,

sales and marketing manager. “We’ve had an amazing response from people. We started taking registrations in later November and hundreds of people have registered – most of them have been eagerly waiting for something like this. “We believe with the high level of standard features, great designs, quality construction, sound attenuation, outstanding location, our exceptional customer service and incredible pricing starting from $139,900, that Walden Place will be the absolute best that suburban Calgary can

offer for condos and townhomes,” he says. “It’s a great opportunity for people to have the best value for convenient living in Calgary.” Walden Place will consist of 428 apartment-style condos in six buildings and 40 townhomes offering a wide range of floorplans to choose from to suit any lifestyle and a variety of budgets. The first building being launched will be four-storeys with 83 one- and two-bedroom suites available. Condos range from 544 to 1,021 sq. ft. with eight different plans including an 897-sq.-ft., two-bedroom, two-bathroom plan that includes a kitchen island, walk-in pantry, built-in appliances and dual sinks in the ensuite. Corner suites also have the added benefit of wrap around balconies.

12 YPNEXTHOME.CA

“The kitchen is fairly large and it wows people because it’s something they’d expect to see in a high-end single-family home,” Logel says. “We put a lot into our kitchen designs and most have more cabinets than singlefamily homes and many have islands with bar seating.” Cardel Lifestyles believes in adding to the value of their homes and have compiled a top-notch list of specifications including quartz countertops throughout, stainless steel appliances, luxury vinyl plank flooring, full-height backsplash, wood cabinets, soft-close drawers, laundry with larger capacity washer and dryer, extra-large windows and generous balconies/decks. Suites on the first and fourth floors have nine-ft. ceilings, and most suites come with an underground parking stall.

Buyers can also “live their HGTV dream,” Logel says, with the four designer colour choices and many unique options available to customize their homes. About 70 per cent of the suites in the first condo building will be priced at less than $250,000, while the townhomes start from just $329,900 and will offer three bedrooms, 2.5 baths, a den and a double car garage. Walden Place is strategically located within the community, close to neighbourhood conveniences, such as parks, pathways, coffee shops, grocery stores, eateries and services – everything that makes living a little easier. “Condo living is about convenience and Walden Place offers a perfect location,” Logel says.

“Walden is already established with the Gates of Walden shopping centre that offers groceries, dining and services, transit and ease of access to McLeod and Stoney Trails. “But Walden Place is also directly across from a 70-acre future shopping development and we’re just steps away from two future schools, the future community centre, a pond, parks and pathways,” he says, noting that Walden Place itself will feature a very large greenspace giving residents a serene place to enjoy the outdoors. Cardel Lifestyles will open a presentation centre as part of its grand opening Feb. 6 and 7 with a sales launch to follow later. Visit cardellifestyles.com for more information.

Today’s “Buyer’s Market” Could Mean Timely Savings On A New Home

The Canadian Real Estate Association (CREA) is projecting that Alberta’s real estate market will favour buyers more in 2016 compared to 2015. Specifically, the CREA believes this year’s buyer will benefit from greater choice and, thus, more negotiating power on price. In January, Intelligence House (IH) noted media coverage on this situation as it pertains to the Edmonton regional resale market where active listings began this year up 66% over last year (+28% across the Calgary region). These media stories mentioned households who have recently reduced their asking price in order to sell their home faster in today’s “buyer’s market”. Stories like this highlight the interesting process by which this market will eventually find a new balance between initial listing prices and what buyers are willing to pay. Eventually, the prevailing motivations of this year’s sellers and buyers will bring the number of active resale listings back toward more historically sound levels, at which point any buyer advantages that exist today will begin to deplete. We believe the positioning of this process can be statistically tracked by watching how current active listings compare with a rolling seasonal average over five years (Edmonton and Calgary regions’ active listings were 45% and 54% above this average respectively, at the end of December 2015). Currently, buyers in the Edmonton or Calgary markets can rest easy as it remains a good time to buy! However, if you are considering purchasing a

new home later in 2016, hindsight may reveal that right now is the best time to buy. IH has come to expect new home builders to be more price flexible when inventories of unabsorbed housing (yet ready for occupancy) is high by historical reference amidst high levels of inventory in their regional resale markets. In December 2015, the total amount of new housing units ready for occupancy in the Edmonton and Calgary regions were 18% and 12% greater than their respective five-year rolling seasonal averages. IH believes these increases are more temporary, rather than long term. Unsurprisingly, we noticed a number of timely promotions being marketed in showhomes and sales centres across these markets in January that were specifically, and in some cases aggressively, designed to move units that were ready for or nearing occupancy (the remnants of which might be viewed throughout the pages of this publication). That said, the key descriptor of these promotions is “timely”, as many were tied to specific units or a specific number of sales in 2016. Regardless, these promotions signal that new home builders are taking action to reduce any negative price pressure that an overabundance of move-in-ready homes might have on their market throughout 2016 by addressing this situation at the beginning of the year. With all of this in mind, the fact remains that the level of choice for buyers has increased, along with their negotiation power. If a new home is on your radar, it may be wise to make that decision sooner rather than later.

Intelligence House is Alberta’s newest and most innovative Real Estate Marketing Agency with a focus on strategic market intelligence which includes full research, marketing and sales / leasing services for the real estate industry. Our Calgary office is now open!

Advice | CONTEMPLATING CONDOMINIUMS

Condo options for seniors Market offers many types and prices

By Linda Palfi

MORE ADVICE ONLINE ypnexthome.ca/news/advice

SENIORS HAVE AN array of adult-

oriented housing options once the single-family home is too big or too much to take care of any more. Urban centres offer adult-oriented condominiums, adult age-restricted condos, aging-in-place staged condo housing and even life-lease options that are almost condos, but not quite. As well, while condos for seniors are commonly apartment-style, they can also be townhouses or bungalowstyle one-level attached homes. The housing industry is catering to the demographic bulge and relative wealth of seniors by building a huge range of brand-new age-specific housing, sometimes of luxurious quality. Yet some adult-oriented condo buildings have been around for decades, and offer modest, affordable, housing that is no more than many older people need or desire. Another option altogether, of course, is seniors-oriented rental housing, for those who no longer want money tied up in a home, or who may expect to relocate soon, perhaps to a care facility. When weighing the options, keep in mind the distinction between adultoriented developments and those that are actually age-restricted, as there’s a big difference. Many condo communities are marketed to mature and wealthier people, and most buyers will fit that demographic. Yet they are open to anyone, even with kids, who can afford to and who may choose to buy and live there. If you

truly want only same-age neighbours, you need to go beyond marketing and buy in a fully age-restricted condo development. Age restrictions can be set at over18, over-40, 50 or even 60 years of age. Keep in mind that the actual average age of residents will be 10 or 15 years older than the minimum. There may also be a very few residents younger than the minimum age, as usually only one person of a couple needs to be of the minimum age in order for the couple to qualify for residency. The value of age restriction in condominium is more than just keeping out the noisy young pups. A social group is created, and often amenities are available that together create a village atmosphere. Whether luxurious or modest, these condo communities usually offer a thriving in-house social life of movie nights, cribbage tournaments, billiard games, birthday parties and joint outings. Some are attached to a church that sponsored the development in the first place. Others lie alongside a golf course that acts as the backyard to all of the owners. A few have inhouse meals service as an option, so residents can move from independent living to partly-assisted living. A fairly new alternative is a “life

lease” purchase, which means you buy a contract right of occupancy for life, rather than owning the home outright. This looks and feels like condominium living, but it’s not, quite. The advantages include no legal costs to buy or sell, and the quick guaranteed “sale” of the home back to the sponsoring church or non-profit society when it’s time to move on. You buy the lease for an apartment or townhouse home at the current appraised value, and eventually sell back to the society at the appraised value at that time, which takes into account improvements you might have made. Is age restriction even legal? The courts seem to confirm that it’s reasonable discrimination to allow people to choose the nature of their social community, and customize it to that extent. As long as the restriction was disclosed at the outset, is detailed in the bylaws, and is registered as a restriction on every condominium property title before their sale to the initial buyers, the restriction is enforceable. An entirely different question would be converting an adult-oriented condo community to an agerestricted one. In law that would be exceedingly difficult, and politically it is virtually impossible. If we want an age-restricted condo community, there are a boggling number of options in most urban centres, so there’s no need to create your own. There are so many options, in fact, that you might want a realtor who knows the seniors’ market to serve you toward finding just the right one. Advice | FUNDAMENTALLY SPEAKING

Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can – but carefully By Wayne Karl

LAST YEAR was a notable one in the

mortgage world: The Bank of Canada dropped its influential overnight target rate – not once, but twice. In its latest announcement on Jan. 20, the BoC held the rate at 0.50 per cent – where it had been since July after dropping it from 0.75 per cent, where it had been since January 2015 when the Bank dropped it from one per cent. Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until 2017. This means an extended window of opportunity for those looking to buy a home. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a longterm view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if

ONLINE

that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.

One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent. Canada’s 7 hottest real estate markets With 2015 in the rear view mirror and the New Year upon us, it’s an appropriate time to take a look at Canada’s hottest real estate markets. While you might expect that Canada’s largest and most expensive markets such as Toronto and Vancouver are also the hottest, that’s not necessarily the case.

Advice | CALGARYISM

Calgary is the world’s cleanest city! By Cody Battershill

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IF YOU KEEP UP with the news, then

you likely already know that Calgary has been no stranger to critical acclaim from research institutions and media companies from around the world over the past several years. With awards such as the “fifth most livable city in the world” by the Economist Magazine under its belt – for five consecutive years, I might add – it’s probably no surprise to any of us that YYC was also named the “World’s Cleanest City” in 2015 by Mercer Global Financial. You see, many indicators used in these reports are quite similar. For example, those used by Mercer include the quality and availability of drinking water, waste management, pollution, sewage systems and traffic density to name a few. Some of these have to do with infrastructure relating to water and transportation which is also something that the Economist Magazine weighs in heavily on to determine its own statistics for the most livable cities. Without a doubt, the quality of infrastructure can be directly linked to the success of Green initiatives a city has that act to reduce poor health and unsanitary conditions. Because without large sewage drains, big landfills and public facilities to manage and deal with waste accordingly, issues would arise for such a place as large as Calgary. And as a matter of fact, our city was ranked the cleanest in the world because of its Green initiatives, not 26 YPNEXTHOME.CA

to mention bylaws such as $1,000 fines for littering. Simply dropping a cigarette butt on the street can get you stuck with one of these. But it really is Green initiatives such as Alberta’s Too Good to Waste program, which aims to divert as much waste as possible away from landfills, items like recyclables and other reusable parts, as well as other municipal programs such as Green Calgary that really make Calgary shine as the cleanest in the world. On a municipal basis, the Green Calgary program is just one of the initiatives that offer tips for all to living a Greener lifestyle such as packing a less-litter lunch for the kids or improving the compost for the yard. One of the long-term goals of this program is to be diverting 80 per cent of the cities total garbage away from landfills. The Green Calgary organization has been operating for nearly four decades – since 1978 – and also seeks to help locals

feel empowered in creating healthy communities and homes within through educating residents on the environment. Being born and raised in Calgary, I would always be the first to volunteer and tell you myself that YYC is a very clean place to live. But hey, don’t take my word for it this time around, but that of Mercer Global Financial and their findings for the “World’s Cleanest City” in 2015. Way to go Calgary! See more of everything to do with YYC today and follow us at Calgaryism on Twitter, Instagram and Facebook. We hope to see you there! Small space furniture gets smarter: Tips from Interior Design Show 2016 By Sonia Bell

THIS YEAR’S INTERIOR DESIGN SHOW (IDS16) featured amazing new products, companies and trends on the horizon. One trend on the forefront is that smaller furniture is getting even smarter. Here are our top picks from IDS16.

1. Transforming furniture by Resource Furniture Resource Furniture’s booth showcased how much you can do with a small space, especially if you have furniture that can serve more than one purpose. Their multifunctional, transformable furniture includes a back wall that converts into a bed. Additionally, their Picnic Bellagio coffee table doubles as a sit-down table. With just one swift motion, a part of the table raises, creating a bench that seats two. 2. Space-saving sinks by Nortesco These sinks were not necessarily designed for a small space — they’d look incredible in any kind of home, big or small. But imagine how useful they would be in a smallerthan-average bathroom; they take up less space, and have a modern ceiling-mounted faucet from Morpho. Put one

of these in your bathroom, and you’re left with a lot more wiggle room. 3. Furniture with storage by Newell Furniture A smaller space means less room for storage — that is, if your furniture doesn’t have hidden storage compartments. The Loft lift-up bed has an easily liftable mattress with extra storage space underneath. Another item showcased at Newell Furniture’s booth was the Dine coffee table that also features a storage area under its surface. 4. Three-in-one sinks by Blanco The sink accessories offered by Blanco are great for condo dwellers who typically don’t have a lot of kitchen counter space. You can add a cutting board, drying grid and food basket all within the confines of your kitchen sink. 5. Sectional by Style Garage A new sectional from Style Garage is exemplary of a new trend on the rise: custom-piece sofas that can be combined to fit in any space. Moreover, you can mix and match the colours to create an ombre look.

Bridgeland Crossings offers stellar location and finishings

OFFERING ONE OF THE BEST locations

in the city, premier finishings and a great price point has made Bridgeland Crossings a tremendous hit with buyers. Crafted by Apex Cityhomes, Bridgeland Crossings has been such a success that Phase 1 is sold out and Phase 2 is approximately 70 per cent sold. “The response from people has been really good,” says David Magnan, director of sales for Rennie Marketing Systems, which is managing sales and marketing of Bridgeland Crossings. “We’ve moved everyone into Phase 1 and we’re excited about the progress of construction on Phase 2.” One of the biggest draws for people to Bridgeland Crossings is the 28 YPNEXTHOME.CA

location, Magnan says. “Bridgeland Crossings is surrounded by two parks (McDougall and Murdoch) to the east and west, it’s within walking distance to Bridgeland Market, the Bridgeland community centre, it’s next to the C-Train and minutes from the downtown core for work. “Bridgeland is a community where people live and people play,” he adds, and Bridgeland Crossings residents can enjoy a variety of restaurants, coffee shops, services, parks and pathways. Phase 2 of Bridgeland Crossings presents 143 suites in an eightstorey building at the corner of Memorial Drive and 9th Street N.E. offering some phenomenal park and downtown views.

With Bridgeland Crossings, Apex has focused on creating spacious, livable floorplans at attractive price points starting from $319,000s that will appeal to first-time buyers, young professionals, people looking to downsize and empty-nesters. Buyers still have a choice of a good selection of floorplans including onebedrooms starting at 568 sq. ft., twobedrooms starting at 713 sq. ft. and two three-bedroom suites offering more than 1,100 sq. ft. Another major draw for buyers is “Apex has developed Bridgeland Crossings with high-end interior finishings,” Magnan says. Buyers will appreciate features such as Haro natural wood grain laminate flooring, quartz countertops, KitchenAid

gas cook top and wall oven, fullsized, french-door stainless steel Fisher Paykel refrigerator, built-in microwave, islands with eating bars, extra large decks, in-suite laundry with full-sized washer and dryer, pantry space, linear glass or natural stone backsplash, air-conditioning

and there is a double bathroom vanity in most of the larger suites for this phase. Suites in Phase 2 present a modern, updated, functional designs, and buyers can choose from two colour schemes. Each suite also includes one underground parking stall, a storage locker, and a technologypackage designed for today’s modern lifestyle, including motion sensors in the closets and NEST thermostats that can be run on your Smart phone “so people can control the temperature creating energy efficiency,” Magnan says. There is also a range of amenities onsite for residents to enjoy including a sports lounge with outdoor patio, fitness centre, movie theatre, dog wash station, huge raised courtyard with putting green, bike hub station, barbecue pits and a guest suite. The building itself boasts elegant architecture that fits in nicely with the community of Bridgeland – an established, quiet neighbourhood that is rich in heritage and culture. The community, which is going through redevelopment, is highly sought after because of its close proximity to downtown and its walkability factor. For more information on Bridgeland Crossings, and to learn more about special incentives available for buyers in Phase 2, you can visit the sales centre and showsuite – a popular two-bedroom plan – at 824 1st Ave. N.E., which is open noon to 6 p.m. weekdays except Fridays, and noon to 5 p.m. weekends, or call 403.269.2805 or visit online at bridgelandcrossings.com FEB 5 - MAR 4, 2016  |  NEW CONDO GUIDE  29

Advice | MORTGAGE ADVICE

Are mortgage rates on the rise? By Alyssa Richard

LAST MONTH, a couple of Canada’s

major banks announced they would raise mortgage rates. Is this a sign of things to come? In early January, Royal Bank of Canada announced it was raising rates on several mortgages. Its special offer five-year fixed closed rate increased by 10 basis points to 3.04 per cent. The bank also increased its two-, three-, and four-year fixed closed rates by 10 basis points. And its five-year variable closed increased by 15 basis points to prime minus 0.10 per cent. CIBC soon followed suit and raised its special offer rates as well. Many of the Big Six banks – TD, Scotiabank and National Bank – raised rates in the months before RBC did and no one seemed to notice. But because RBC is the largest bank in the country, people tend to take note. The big banks are raising rates because they expect interest rates to go up in the long term. Also, January isn’t a very competitive time of the year. Fewer people tend to buy homes because they don’t want to move in the winter. And banks aren’t as aggressive with rates because they don’t have to be. It’s not uncommon for rates to rise during a slower buying and selling season. But in the spring and summer, banks tend to be more aggressive and rates will likely go down again. But not all lenders have been raising rates. Recently, some smaller lenders have actually lowered their five-year fixed rates. It’s also an interesting time in the mortgage market because fixed-rate mortgages are heavily influenced by Canadian government bond yields. 36 YPNEXTHOME.CA

Many of the Big Six banks – TD, Scotiabank and National Bank – raised rates in the months before RBC did and no one seemed to notice. But because RBC is the largest bank in the country, people tend to take note. When bond yields decline, fixed-rate mortgages usually follow. On Jan. 13, five-year government bond yields dropped to a record low as the price of oil fell to its lowest level in more than a decade and because there are expectations that the Bank of Canada will cut its key interest rate – the overnight lending rate – again. On Jan. 20, the Bank of Canada (BoC) made its key interest rate announcement and there was speculation among many economists that there could be another cut. TD Economics says a “case exists for a rate cut” and CIBC Economics believes the odds are tilting ever so slightly on the side of a reduction. But not everyone expected a cut to be imminent. Economists at

MORE ADVICE ONLINE ypnexthome.ca/news/advice

Scotiabank predicted the BoC would pass on the opportunity to reduce the overnight rate, but further reductions are possible in the future. A cut will likely mean lenders would reduce their prime rates, which should lead to lower interest rates for variable-rate mortgages. Last year, the BoC cut the overnight rate twice. It’s remained at 0.50 per cent since July.

Condofriendly plants

We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden, but these condo-friendly plants will satisfy your urge to plant.

1. The money tree

3. The snake plant

This plant comes in all shapes and sizes; they do not require too much direct sunlight and live well indoors. They only need water about once a week and if you’re lucky, they will bring you good fortune!

This plant is also known as “motherin-law’s tongue” and requires minimal light, a little water and will help purify the air in your condo.

2. Moth orchids Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They need only a bit of water about once a week, so be careful not to overwater.

See Jackie Marchildon’s full list of condo-friendly plants online. Read the full story… ypnexthome.ca/condo-friendly-plants

estate markets. Despite the area being filled with higher end restaurants, there is still very affordable options for residents to eat out and entertain themselves. Since this is an area going through a bigger transition, the financial picture is also going through a big transition. LOCATED IN THE SW quadrant of

Calgary, Marda Loop is a vibrant and bustling part of the city. With a thriving restaurant and retail scene there are some serious foodies and shoppers that frequent the area. This neighbourhood is beautiful with local parks and gardens. Residents also really take care of their properties and you can witness this as you tour the community. Lifestyle Marda Loop’s bustling lifestyle is definitely a great place for anyone looking for a community full of the finer things in life. With plenty of great spots to eat and watering holes aplenty, foodies definitely flock to this neighbourhood. The South Calgary Community Association is overflowing with fun activities for everyone including an outdoor pool, beach volleyball courts and a community garden.

Vibe Marda Loop is a hip, young and trendy neighbourhood that is sought out by people from all over Calgary. Despite it being a bustling neighbourhood, Marda Loop definitely settles down in the evenings and is quite a calm and quiet area. If you love a party atmosphere just wait for Marda Gras in the summer – the neighbourhood is transformed into a giant street festival party. Meet the neighbours Filled with young families, established homeowners and students of Mount Royal University, Marda Loop is an active community. Residents love to spend time outdoors and visiting local shops and businesses, and take a particular liking to the outdoor pool and beach volleyball courts in summer. In the area Marda Loop is definitely above average regarding the rental and real

Planes, trains & automobiles Marda Loop is primarily a car area due to it being a bit further out from the Core. While there is reliable city buses frequenting the neighbourhood, the easiest way to get around is by vehicle. Marda Loop is located near to Crowchild Trail as well as 14th Street SW, making the access to the rest of the city. This is also a very walkable neighbourhood and is filled with local residents sharing the streets and parks. Real estate Marda Loop is a beautiful older neighbourhood filled with both heritage homes and new infills. This is a great neighbourhood for families as there is an incredible amount of recreational activities and parks. The downside is that the area is getting increasingly expensive, it has pushed out some families who cannot afford to live in this neighbourhood anymore.

Kait Kucy is a lifestyle and travel writer and blogger for online and print publications in Canada and the U.S.
