The new year is upon us, and it’s shaping up to be a busy one in the real estate market. Before you head out to shop, there’s some initial groundwork you’ll want to do. Take the time before you begin your search to get pre-approved for a mortgage. Shopping with a pre-approved mortgage not only helps define what you can afford, but it also locks you into today’s low rates for up to 90 days or more. Every little bit helps. Since the price of a home affects location and so many other factors, the more educated you are on what you can afford, the more peace of mind you will have. Once you have an idea of what your budget will be, compare what you’ll get in different locations. Consider up and coming communities. This is a great way to get your foot in the door, and in a few years when the property appreciates in value – especially if you buy a pre-construction condo – you can then make your move to your dream location. Once you’ve found the perfect home, ensure that a real estate lawyer reviews the agreement of purchase and sale within the allotted time frame. It can be a costly step to skip! Happy New Year, and best of luck in the home hunt.

Many of us will be making financially focused New Year’s resolutions, whether the goal is to pay off a debt, save for retirement, or get into the housing market. Predicting the financial future is tricky, and if you’re planning to buy a new condo, it’s not a good time for guessing games. When it comes to money matters, your best bet is to be prepared for whatever lies ahead with a little advance planning. While the Bank of Canada says interest rates are staying put for the time being, ensure you’re not caught off guard if (and when) they do rise. Here are some things to keep in mind when shopping for your new condo: » Have a realistic view of how much home you can afford by determining your down payment, household income, debt payments, monthly bills, and the lifestyle you expect to lead. » Don’t spend the maximum that you’re approved for. Just because you get approved for $700,000 doesn’t necessarily mean you should spend that much. As they say, life happens – a new baby, a change in jobs, or any number of other unexpected circumstances can come up. It’s wise to have some savings set aside, just in case. » Choose a mortgage with the shortest amortization period possible. Yes, this will increase your monthly payments, but you’ll also save a bundle on interest over the life of your mortgage. Careful planning, often with the help of a financial adviser, can help ensure you’re well-equipped to deal with any surprises with confidence.
COVER STORY
MOSAIC RIVERSTONE presents an exclusive enclave of luxury townhomes // BY HEATHER RYAN
NESTLED BETWEEN THE DRAMATIC CRANSTON ESCARPMENT AND THE
shores of the picturesque Bow River, Brookfield Residential is creating Mosaic Riverstone, an exclusive enclave of luxury townhomes. “We’re excited to launch Mosaic Riverstone because it really provides an incredible opportunity for buyers to live in one of the most attractive estate communities in the city starting from the mid-$400,000s,” says Kelly Halliday, sales and marketing manager with Brookfield Residential’s Homes division.
Comprised of 64 bungalow-style stacked townhomes, Mosaic Riverstone exudes the luxury desired by buyers purchasing in the estate community of Riverstone of Cranston, she says. “We’ve had a great response from people who love the space and the high level of standard features and finishes.” 11
Halliday notes Mosaic Riverstone appeals to emptynesters and move-down buyers who are seeking a maintenance-free, lock-it-and-leave-it lifestyle without compromising on the space and luxury they’ve enjoyed in their single-family home. “Based on feedback we received from buyers and from our other Mosaic projects, they wanted more square footage, fewer stairs, low-maintenance and outdoor living space, and Mosaic Riverstone meets all those needs,” she says. Mosaic Riverstone presents three floor plans, each with its own double-car attached garage, basements and patios on lower models, and balconies on upper models. Buyers can choose from the Slate II, Olive II or Hunter models that range from 1,413 to 1,612 sq. ft. with either a twobedroom-and-flex-room layout, or a three-bedroom layout. All the homes feature a spacious open-concept design that offers a great entertaining space, Halliday notes, and either a gallery-style or U-shaped kitchen, master bedrooms with inviting ensuites and walk-in closets, and a goodsized laundry room with frontloading washer and dryer. Luxury abounds inside each
home with hardwood and tile floors, granite countertops in the kitchens and bathrooms, large kitchen islands with breakfast bars, stainless steel appliances, full-height cabinets and tile backsplash in the kitchens, knock-down ceilings, tiled showers and upgraded lighting packages. Buyers have several designer colour boards to choose from and can further personalize their homes by mixing and matching selections and adding upgraded options such as quartz countertops and higher-end appliances. Exteriors are a French Country style which stays true to the architectural feel in Cranston, including stucco finish in earthy tones to complement the natural landscape of Riverstone, and copper detailing over the doors. The entire site is surrounded by green space, and the interior area will be professionally landscaped, creating a park-like feel. “The homes have also been designed so each offers tremendous views of the river valley, the bluff or the mountains, depending on the exposure – and it’s an incredible amenity-rich location to live in,” Halliday says. Riverstone offers residents a convenient and active lifestyle with the Bow River, Fish Creek Park, and numerous parks and pathways just outside their doorstep. It’s also in the established community of Cranston so residents can enjoy amenities including Century Hall, which features a
12 NEW Condo Guide | Volume 17 issue 01 | newcondoguide.com
22,000-sq.-ft. facility and sevenacre gated park site in the heart of the community. The location also provides Riverstone residents with easy access to the newly opened south portion of the Stoney Trail ring road and Deerfoot Trail, and there is a wide range of shops, services and eateries all close at hand. Sales at Mosaic Riverstone were launched in the summer, but Halliday says interest has grown with the construction of the show homes, which open in mid-January. “We’re really excited about the opening of the show homes because it gives people an opportunity to truly see what we offer, and we’ll host a grand opening of our show homes on Feb. 1.”
Luxury abounds inside each home with hardwood and tile floors, granite countertops in the kitchens and bathrooms, large kitchen islands with breakfast bars, stainless steel appliances, full-height cabinets and tile backsplash in the kitchens, knock-down ceilings, tiled showers and upgraded lighting packages

Enjoy the ultimate “stay-cation” with new condos at
Jayman’s Ebony

// By Heather Ryan
here are now even more ways buyers can enjoy the ultimate “stay-cation” with the recent launch of fabulous new apartment-style condominiums in Jayman Modus’ Ebony in Mahogany, one of the hottest lake communities in the city. The four-storey, 70-suite condo building offers an affordable price point for first-time buyers and joins the dazzling array of 128 stylish two- and threebedroom townhomes, which were released by Jayman Modus in the fall in this popular southeast community that offers people a year-round playground. “Jayman Modus offers an affordable price point for first time
buyers and right sizers,” says area sales manager Sandy Perron. “Spice it up or play it cool with your choice of thoughtfully designed condos and take advantage of pre-construction pricing starting from the $170,000s plus GST. “Based on a consumer’s lifestyle choice, they have the opportunity to choose between townhome living or apartment-style condo living at Ebony,” Perron says. “At Jayman we’ve spent 30 years doing things differently in the building community; and at award-winning Jayman Modus we create a community within a community and we’re getting a great response from people who love the community we’re creating with Ebony in Mahogany.” Ebony’s community boasts a beautiful entry gate and courtyard with sitting area, water fountain and tot lot, lighted pathways, state-of-the-art gym and architectural detailing coupled with maintenance-free living that appeals to a broad range of buyers. However, what makes Ebony really special is the location, says Perron. “Ebony in Mahogany has access to a private lake, a clubhouse and acres of green space, parks and pathways, a skating pond, hockey rink and dozens more amazing amenities, which is why we call it the ‘ultimate stay-cation.’ Jayman Modus is also proud to build in communities like Mahogany that are bringing wetlands back for residents to enjoy.”

“ Spice it up or play it cool with your choice of thoughtfully designed condos and take advantage of pre-construction pricing starting from the $170,000s plus GST.” Of course, buyers love the choices – the apartmentstyle condos offer contemporary, open-concept designs and seven different layouts to meet the differing needs of today’s buyers with one- and two-bedroom designs ranging from 622 to 1,040 sq. ft. heated underground parking and state of the art fitness gym. All the apartment-style condos are well-appointed with Jayman Modus’ premium features, such as stainless steel appliances, engineered laminate flooring, granite countertops, washer and dryer, and full-height ceramic tile backsplash in kitchen. Buyers can also personalize their condos as Jayman Modus offers three a-la-carte interior colour palettes and upgrades. “So you have the ability to either go sleek and contemporary or warm and traditional, and choose the colours, baseboards, flooring and more to suit your tastes,” Perron says. Residents will also appreciate Mahogany’s great location with incredible shopping, dining and entertainment amenities just minutes away, as well as being in close proximity to the new South Calgary Health Campus and easy access to Stoney Trail and Deerfoot Trail.
Along with the recently launched condos, Ebony offers design-savvy townhomes featuring five floor plans ranging from 1,170 to 1,649 sq. ft. with two- and three-bedroom offerings, double- or single-car garages and half or full driveways. Prices for the townhomes are start from the low $300,000s plus GST. Jayman Modus specializes in first-time buyers and takes the customer step-by-step through the homebuying process, making their transition a little easier and less stressful, Perron says. “We have internal mortgage specialists (Jayman Financial) that will help them find the best interest rate/monthly payment and we have a moving van.” For more information on Ebony, visit the sales centre – where you can view the seven condo 3D floor plans that detail every aspect of a homebuyer’s living space – located at 211 Mahogany Way S.E., open Monday to Thursday from 2 to 8 p.m.; and weekends and holidays from noon to 5 p.m., or visit jayman.com/ebony.

Alberta Government Introduces Mandatory Home Warranty Protection Owner-builders, who meet certain criteria, are eligible for an exemption from the mandatory coverage and can apply for an owner builder authorization. If it is sold within the warranty period time frame, the owner-builder will be required to provide the remaining warranty to the new home buyer. “It is expected that the new home warranty would cost about $1,700 to $2,000 for an average home, or less than one per cent of the cost of the average house.”
Effective February 1, 2014 all builders are required to provide new home warranty coverage for all new homes built in Alberta. Alberta now has one of the strongest coverage in Canada as mandated under the new Act. Under the Alberta government legislation the New Home Buyer Protection Act, all new detached homes and condominiums would, at minimum, include a warranty for: • One year labour and materials; • Two years for defects in labour and materials related to delivery and distribution systems; • Five years building envelope protection, with a requirement for the warranty provider to offer the consumer the option to purchase additional years of coverage; and, • 10 years coverage for major structural components. “With this new program, Albertans buying new homes will have some of the strongest warranty coverage in the country. This is important, given that a home is the largest purchase most people will ever make,” said Heather Kaszuba, spokesperson for Alberta Municipal Affairs.
18
The new legislation will expand the current coverage to two years on the various systems, such as electrical and plumbing, ten years on major structural and five years on the building envelope. Building envelope refers to the exterior shell of the home, including the roof and walls. The mandatory warranty will offer a greater protection and comprehensive coverage for home buyers. This extension of time is important as many defects, such as improperly installed windows, vapour barrier, or insulation to name a few, can take some time to appear. Currently about 80% of all new homes only have a one year warranty covering the building envelope, fit and finish, delivery and distribution system and major structural covered for five years. Potential buyers will be able to go onto the registry and see how much warranty is available on the home of their interest. The registry will not cover homes that predate the new mandated warranty legislation. Anyone can go online, type in the address, find out if the home has coverage and what remains. Even if the home has had previous owners the coverage transfers to the new buyer as the warranty resides with the home. The public registry will also show current status and who the warranty provider is so you can find out who to contact to make a claim. The Public Registry will be in place Feb 1st. The Act’s additional warranty coverage for new homes will ease home owner’s minds and make their home owning experience one of enjoyment, not of worry. For additional information call Toll Free 310-0000 or visit HomeWarranty.Alberta.ca

AVALON MASTER BUILDER builds hope from the feet up this holiday season Avalon Master Builder, in
partnership with The Mustard Seed, raised the funds to stuff over 300 stockings full of basic necessities and extra treats to help the homeless and disadvantaged of Calgary. For two months, the sock-thermometer on the Avalon website steadily rose as trades, suppliers and staff generously donated $50 per sock. The goal was 300 stockings – $15,000 dollars – by Dec. 20, and the deadline was beat. Colorful and festive stockings stuffed to the brim were delivered early on Dec. 13 to The Mustard Seed, ensuring more warm feet and hope through the holiday season. Celebrating 30 years of building homes that people love to live in, Avalon decided to return some of the support and generosity it has received over the years.
“To say Alberta has been good to us would be an understatement,” says CEO Ryan Scott. “It’s given the people at Avalon 30 some years of doing what we love day after day, which is why it’s so important for us to give a little back.” Partnering with The Mustard Seed was a natural fit for Avalon, who is in the business of providing affordable, innovative and sustainable housing. The Mustard Seed is dedicated to combating poverty and homelessness, and providing the basic necessities of life through food, clothing and shelter. In Calgary alone, more than 3,500 people sleep in shelters or on the streets each night. “Giving back to the community isn’t something we do. It’s something we love to do,” says Scott. “Under the circumstances, a card just wouldn’t do our gratitude justice. We’ve chosen The Mustard Seed to show our gratitude.” On a cold and blustery evening, staff, friends and family, and even a couple of cute little elves all rolled up their sleeves and stuffed 300 stockings with socks, razors, shampoo, tissue, watches, bandages, chocolates and much more. “It felt good to know I was helping people who wouldn’t be (otherwise) getting anything for Christmas,” said 10-year-old Claire. “It felt good to be giving to the less fortunate,” added 12-year-old Nate. The “little elves” are the children of construction manager, Neil Hawkins. A family-owned and -operated business, Avalon Master Builder was founded in 1983 by Ryan’s parents Steve and Joyce Scott, who are thrilled to see Ryan at the helm of the family operation. Currently the company has offices in Calgary and Red Deer. Known for innovation and the use of Green technology, Avalon is an industry leader in net-zero technology. Many elements of energy-efficient building are added to each Avalon home, raising its offerings far above standard building code. One could say with each home Avalon also gives a little bit back to the environment.

Homes by Avi and Avi Urban finalists for 2013 National SAM Awards The Canadian Home
Builders’ Association (CHBA) has announced the finalists for the 2013 CHBA National SAM Awards, with Homes by Avi and Avi Urban being named in seven categories. “Being recognized at the national level is thrilling,” says Alice Mateyko, president of Homes by Avi Alberta’s single-family division. “I have the good fortune of working with individuals who are not only passionate, but truly innovative, and it’s great to see their work recognized.”
The National SAM Awards celebrate excellence in new-home design, renovation, construction, presentation and marketing across Canada. Homes by Avi is a finalist in the categories of Best Single Attached Home for the JV1, and Best Print Ad for “35 Years of Firsts,” as well as a contender for the Grand SAM Award. Avi Urban, Homes by Avi’s multi-family division, is vying for top honours in the categories of Best Single Attached Home for The Enclave’s Yorkshire E, Best Community Development for The Enclave at Castle Keep, and Best Direct Promotion for “Who is Prospect Rise.” Avi Urban is also up for the Grand SAM. “Avi Urban is honoured to be included in the list of finalists for the many categories we have placed in, including the highly prized Grand SAM,” says Avi Urban president Charron Ungar. “This year’s announcement is especially sweet, as our single-family division has also been recognized.” “The national awards are especially important,” adds Ungar, “as they are judged by our peers across the country to be one of the best Canada has to offer.” The CHBA National SAM Awards will be handed out at the Association’s 71st National Conference being held in April 2014 in Whistler, British Columbia.

Saving Space
// by sylvia daoust
Small Space upgrades Don’t get me wrong – beautiful finishes and a cohesive aesthetic are important, but so is the thought behind the function of the space. If you’re going to spend the time and money on upgrades, why not ensure the space flows and meets your storage needs? What if you could have creative storage, and a modern design with quality materials? Well, you can! TOP 5 tips that make a big impact on SMALL SPACE: 1| Br igh t Choices Make your space open and airy with lighter colours Sylvia Daoust, owner of Niche Small Space reDesign, is one of Calgary’s only professional organizers with expertise in small spaces. She is renowned for simplifying homes and offices with mini-renovations, redesigned rooms and tricky organization projects. C
ondo upgrades do not need to be grand, expensive, emotionally draining and take months to complete. Rather than overwhelming yourself with a huge reno, transform your small space with a smart upgrade, and ensure it is more than just a “pretty face.” Your home deserves more than just sleek granite and the latest in fixtures.
in paint, tile, cabinets and vanity.
2 | M at e r i a l s Opt for low-maintenance materials. A dark countertop
will show every water spot and is difficult to keep clean. 3 | F low Tight spaces flow better when different textures, rather than colours, are used. 4 | Ch rom e Acce n t s Faucets, shower heads and cabinet pulls in a chrome finish are easy to clean and create a mirrored effect. 5| Stor age Include “pockets” of bathroom storage for rolled towels and toiletries. Recessed shelving between the studs and tiled “niches” in the shower utilize space in the areas where you need it most.
Bottom line – whether you’re considering a small or large upgrade to your new condo, the most important element during the process is you, the homeowner. You need to be heard, loud and clear, about the reasons you’re making changes to your home. After all, you’re the one who will be living in the space every day. Ensure it works for your needs.
Rather than overwhelming yourself with a huge reno, transform your small space with an upgrade and ensure it is more than just a “pretty face.” 26 NEW Condo Guide | Volume 17 issue 01 | newcondoguide.com

HOMEBUYERS’ HELP
A young homebuyer’s
CHECKLIST
ALMOST TWO-THIRDS OF YOUNG CANADIANS (63 per
cent) are looking to purchase their first home within the next two years, according to a recent RBC Home Ownership Poll. But these 18- to 34-year-olds have significant concerns about taking the leap. Almost half of respondents (49 per cent) in this age group cited affordability as a reason they had not yet purchased a home, while one-third (34 per cent) said they were saving money for a large down payment. “Buying your first home is a major milestone and you want to ensure you are both financially and emotionally prepared,” says Michael Schmidt, manager of client segment strategies a RBC. “There are no ‘do-overs’ when buying your first home, so it’s important to arm yourself with the right advice to avoid unexpected costs down the road.” Three in five Canadian homeowners admit they made at least one mistake when they bought a home, including
30 NEW CONDO GUIDE | VOLUME 17 ISSUE 01 | newcondoguide.com
underestimating or overlooking significant renovations that the property needed, not having a bigger down payment, and lack of a home inspection. Schmidt provides the following tips to combat some common homebuying mistakes: » Put saving on autopilot: Down payment saving takes discipline. So when you get your pay cheque, pay yourself first. One of the easiest ways to commit to this plan is to arrange for pre-authorized transfers from your bank account to your savings account. » Understand the total cost of owning a home: Purchasing a home is more than just a regular mortgage payment. Budget for both one-time expenses (such as land transfer tax and legal fees) and ongoing costs (property tax, utilities, condo fees) and balance those costs against your lifestyle. » Create a rainy-day fund: Major repairs and upgrades are inevitable. Keeping a separate emergency fund will ease unexpected costs such as a leaky roof or a furnace repair. Visit rbcroyalbank.com/mortgages/first-time-home-buyers for more information. NC

new attitude Keep your New Year’s resolutions. If you’ve resolved to get organized in 2014 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. If it took 10 years for your clutter to accumulate, you can’t expect yourself to clear it all in a few days. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing adds up to seven hours a month and 84 hours a year!

E
veryone has a list of things they’d like to accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Start by trying out these organizational tactics:
If you’ve resolved to get organized in 2014 but are already feeling discouraged, detach from the results and focus on the process.
Tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date – do it now. This ensures that it won’t be forgotten or misplaced and frees up the mental energy that unfinished business consumes. Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong. Tidy doesn’t mean perfect. Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go. Accomplish more in your day by knowing your style. Understand your high/low energy periods and schedule your daily tasks accordingly – tough tasks during your high-energy periods and lessdemanding tasks during the low ones. Also consider your work style when planning your day. You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.

CALGARYISM
// BY CODY BATTERSHILL
You've got to love
OUR CHINOOKS In Alberta, Chinooks are most common in its southern region, especially in the Lethbridge area, which experiences more than two dozen ever year. They do occur north of Red Deer at certain times, but not nearly as much. CHINOOK FACTS
Cody Battershill is the founder of Calgaryism and a top-producing realtor at Re/Max House of Real Estate. He also sits on the condominium task force at the Calgary Real Estate Board. He can be reached at 403.370.4180 or calgaryism.ca
W
hat is a Chinook, anyway? No, I’m not talking about the North Pacific salmon, but the Chinook winds we here in Calgary are so lucky to have. A Chinook wind is a warm, dry wind originating from the Pacific Ocean that blows eastward over the Rocky Mountains, then down their slopes onto the western prairies below.
› Rapid and considerable changes in temperature › Rapid decrease in air humidity, leading to increased fire hazard › Snow and ice may melt rapidly › Strong, warm winds that could reach dangerous speeds › People may feel a sense of relief from the cold, physically and psychologically HOW TO RECOGNIZE CHINOOKS
Apart from the rapid temperature change they bring, Chinooks are most easily recognizable by the “Chinook arch” they form – a long line of cloud to the east, and clear sky to the west. At times, these arches can seem like an imposing storm cloud, but in reality, they are winter’s “arch” nemesis. This weather phenomenon is also our friend, as it can eliminate our winter chills and cause warm smiles all around in less than a few hours. CALGARY AND CHINOOKS
When the first settlers of what would become Calgary arrived and established a North West Mounted Police outpost at the congruence of the Bow and Elbow Rivers, little did they know that they picked the perfect location. A location that would experience Chinook winds every so often throughout winter which had the ability to change a cold winter's day into a warm one very quickly, and melt a substantial amount of snow within a matter of hours. These warm winds have been known to raise the temperature on a given day by up to 20 degrees Celsius (36 degrees Fahrenheit), a change that could last for many days. I LOVE CALGARY

2014 New Year’s Resolution:
// by cameron mcneill
live smart in your small space
T
here has been a lot of discussion recently surrounding small spaces – from micro lofts to laneway housing, many of us are choosing to live in smaller homes. When MAC works with our developer-clients to design floor plans and furnish display suites, we’re always looking at ways to make the spaces as functional as possible. From custom built-in furniture with hidden compartments to easy decorating ideas, here are a few easy tips to help you make the most of your space in 2014:
Cameron McNeill is the owner of MAC Marketing Solutions, one of Alberta’s and B.C.’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with his experienced and dedicated team of sales, marketing and administration professionals, he has transacted more than 14,000 new homes and $5 billion in sales. Email him at cm@macmarketingsolutions.com or follow him on Twitter @mac_marketing
Small spaces can be practical, functional and comfortable. With the right décor, choice in furniture and use of space, we hope your New Year’s resolution will make you feel organized and clutter-free in your home for 2014.
›› Choose neutral colours. From paint to furnishings, you can make a room appear larger while giving it a warm and modern feeling. Use accent colours sparingly to add just a punch of colour. ›› M irrors can be a great way to make a space feel larger. Not only do mirrors reflect light, making a space feel brighter, but a great mirror can also add a classy touch to your home. ›› Extend the height of your cabinetry as much as possible. Not only will this give you extra storage space, but it will create the illusion of extra height. Custom wardrobes and shelving are the best bang for your buck in a small home. There are do-it-yourself options at stores like IKEA, but many other companies, such as California Closets, will build and install them for you. ›› A consistent floor material throughout your condo will create a more seamless flow. We prefer a laminate or engineered hardwood that you can carry right through your kitchen and bedroom areas. ›› Look for furniture that has multiple functions or can be easily stowed, like beds that transform into sofas, and kitchen islands that double as dining tables for eight! Whether your home comes included with these innovative features or you invest in them after the fact, they are amazing ways to make your home adaptable to any occasion. Small spaces can be practical, functional and comfortable. With the right décor, choice in furniture and use of space, we hope your New Year’s resolution will make you feel organized and clutter-free in your home for 2014.

TIPS & TRICKS
PACKING TIPS to make your move a little easier ❏ Gather boxes in all sizes from friends, neighbours and stores.
❏ Collect cushioning material such as bubble wrap, foam
pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.
❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.
❏ Reinforce the bottom of boxes with extra tape for added strength.
❏ Label each box with the name of the room in your new home where it should be placed.
❏ List the contents of the box on the side of it.
❏ Clearly label boxes containing fragile items. ❏ Place china in plastic bags and stack plates upright on their sides, not flat.
❏ Pack your TV, stereo and computer in their original boxes whenever possible.
❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place
lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)
❏ Don’t move flammable, combustible, corrosive or
explosive items such as paint, gasoline and ammunition.
❏ Pack a bag of personal items you’ll need during the move and keep it in an easy-to-find place.

MORTGAGE OPTIONS: 8 tips to review before you renew
// BY MICHELLE MALCOLM-FRANCIS WHEN IT’S TIME TO RENEW YOUR MORTGAGE,
sharpening your focus and thinking about your future could help put thousands of dollars in your pocket. Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience of this route. By doing your homework, you can bring yourself one step closer to mortgage freedom. Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in job or family situation, mortgage renewal time is a great opportunity to re-evaluate your needs and the mortgage that works best for you. In most cases, when you renew your mortgage, you are simply starting the mortgage from scratch. The
48 NEW CONDO GUIDE | VOLUME 17 ISSUE 01 | newcondoguide.com
existing mortgage is closed and a new mortgage with new terms and rates is set up. Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, no questions asked, or will you take the time to meet with your lender face-to-face? If you make the wrong choice it could be a costly mistake. Since most lenders want to keep your business, meeting with them could help you secure a reduced interest rate and better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position. If your lender is not willing to do this, you are not obliged to renew your mortgage with them.
8 TIPS TO REVIEW BEFORE YOU RENEW: 01 | Pay down as much as you can afford on the existing
mortgage before signing the new deal. This can save you a lot of interest over the life of the mortgage. 02 | Banks are often willing to negotiate rates and terms, but are restricted by the products they have. On the other hand, mortgage brokers deal directly with the mortgage underwriting department from most financial institutions and can look for the lowest interest rate on your behalf. 03 | The new mortgage should be tailored to your specific needs and not to the latest headline news. Interest rates can rise and fall like a roller-coaster and are hard to predict over long terms. 04 | If the renewal rate is lower than your previous rate and you are still comfortable with making these payments, keep the payments the same at the lower rate. By doing this, you will reduce the amortization period of your mortgage. 05 | There is a variety of mortgage types available for homeowners and choosing the right one can be confusing. Lenders will offer you terms ranging from short-term open to longer-term closed and locked-in rates. If you plan to sell your home soon, a short-term mortgage or one with flexible terms will help you avoid penalty charges if you plan to get out before the mortgage comes to an end. Making more money? Try shortening the term of the mortgage by paying bigger lump sums each month. This strategy not only cuts the repayment period, it also saves you interest in the long term and pays down your mortgage faster. Although it increases your monthly mortgage payment and raises your monthly expenses, it’s a great option for those who are financially sound, planning an extended leave or working toward early retirement. Apart from making larger payments, you can also change the frequency of your mortgage payment from monthly to biweekly or weekly installments, which will save you a bundle in the long run.
Whether it’s a change in job or family situation, renewal time is a great opportunity to re-evaluate your needs and the mortgage that works best for you. In most provinces when you renew your mortgage, you are simply starting the mortgage from scratch.
If your budget is tight, choosing a long-term mortgage with a lower, fixed-interest rate may be a better option. A three-, four- or five-year term is considered a long-term mortgage. And even though the rates are higher than a short-term mortgage, it can help you manage your budget accordingly. 06 | You can increase or decrease the amortization period of your mortgage, which can range up to 25 years. If you are looking to minimize your monthly payment, a longer repayment period is perfect. If you are looking to pay off your mortgage faster, a shorter amortization period is the way to go. 07 | Renovations are a great way to increase the value of your home, but these projects are usually expensive. You can make this type of project affordable by adding a line of credit to your mortgage, using existing equity or keeping your mortgage payments low. 08 | Refinancing your mortgage is something you may want to consider during mortgage renewal time. Refinancing frees up cash you may need for the unexpected. If you choose to refinance, you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. However, you will be expected to pay extra fees such as appraisal, legal and other costs, as it is considered a brand-new mortgage. Becoming mortgage-free requires some planning. Taking a fresh look at your future and staying on top of your renewals will not only help you get the best deal, it will also help you enjoy the benefits of home ownership sooner. newcondoguide.com | VOLUME 17 ISSUE 01 | NEW CONDO GUIDE 49

CONTEMPLATING CONDOMINIUMS

M
aintenance-free living is the goal of many people who buy a condominium apartment, townhouse, or even a villa or “bare-land” condominium single-family home. But few of us know that there is a virtual guarantee that the commonly owned property will, in fact, be well maintained. The guarantee lies in Alberta’s Condominium Property Act, which places a “duty” on the condo corporation – through its Board of Managers – to maintain and repair the land, buildings and mechanical
systems that surround and serve your condominium home. Let’s see what the law actually says: “…the duties of a (condo) corporation include…to keep in a state of good and serviceable repair and properly maintain the…property of the corporation and the common property.” The law does not say that the condo corporation “may,” or “if it wants to,” or “if it can afford to” maintain the property. The law places a duty on the Board to ensure things are working and are properly maintained. On the flip side of that coin is every individual owner’s responsibility to maintain their own living unit. The Condominium Property Act says, “An owner…shall maintain his unit in a state of good repair.” In other words, everyone in condo ownership, individually and as a group, must do their part to keep up function and good appearance, even though that can cost money. Of course, some condo Boards don’t want to raise condo fees on themselves and their neighbours, and can be particularly shy about imposing a lump-sum special assessment to raise the funds needed to deal with an emergency. Yet any owner within the corporation can remind the Board of its “duty” in law. Court action could even be taken to require the Board to make needed repairs. Or owners could call a special meeting of the condo corporation’s membership and replace the Board with owners who are willing to ensure that good maintenance is performed.
Maintenance-free living is the goal of many people who buy a condominium apartment, townhouse, or even a villa or “bare-land” condominium single-family home To pay for proper upkeep of common property, every condominium corporation should have an annual budget to ensure that monthly condominium contributions from owners will cover expenses, and a reserve fund to lay away money for larger capital items that need replacement every decade or two. As well, a projection of the life expectancy of major components, and their cost to replace, should be prepared. This is called a “reserve fund study.” But the reserve fund is not an ever-expanding bank account. While 30 per cent of the budget might be contributed each year, that much or more, depending on need, may be spent to replace a hot-water boiler, a building’s roof, or to make major repairs, for example, to post-tensioned cable systems in a concrete parkade. When buying into a condominium project– new or pre-owned – the point is not only how much money is in the bank, but whether there is a detailed budget, a projection of future capital costs, and a savings plan and funded account in place to pay for need expenses. If those questions can all be answered with a “yes,” then a visual inspection of the common property will further demonstrate that the guarantee of good maintenance is performing well in this condominium development.

DESIGNER ADVICE
Trend watch
2014 // BY YANIC SIMARD
IT’S ALREADY TIME TO LOOK
ahead to 2014, and take fresh inspiration from the new trends it brings. Although it never pays to cling to trends too closely, they can be a great source of ideas that will add a little life when you find your space suffering from the wintertime blahs. Here’s my suggestion of five furniture trends to watch, that you can count on sticking around longer than a year.
Miniature vs oversized
Small space aficionados know that “condo-sized” furniture is no new invention. I’ve often said “go big or go home!” or maybe “go big and go home!” But lately people
are also going the opposite route, and choosing a size extra small. Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floor plan, choose statement pieces – big or small – that will bring full satisfaction. HOW TO DO IT
› For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add Europeansized compact seats as side chairs to fit in the maximum number of guests during get-togethers. › Miniature chairs in particular are a trend – even beyond the usual
56 NEW CONDO GUIDE | VOLUME 17 ISSUE 01 | newcondoguide.com
18-inch seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.
Rugs
Over the past few seasons we’ve really seen the return of the area rug, and now the magic carpet has officially landed. In a condo space with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home, even in the most modernist schemes. They look excellent paired with traditional

furnishings or contrasted against sleek minimal forms. The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste. HOW TO DO IT
› For a living area, choose a rug large enough to tuck under all the furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-inch border around the room). › The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour. You can roll the rug away or move it to a new room between seasons for a little change-up.
Origami
People have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces have been missing in years past. HOW TO DO IT
› Table bases are an easily overlooked detail that can benefit from a more fun form. I recently found this chunky golden nugget of a side table to make a simple statement in a client’s home. › Origami also makes for great art, brought to a large scale and in new materials.
Plastic
For the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around. HOW TO DO IT
› For a quick addition, a few floating shelves (such as the Shellfish series pictured below, by Kartell and available through Elte) can brighten up a wall. You might not even want to bother finding anything to put on them. › To really make a synthetic statement, try a transparent coffee newcondoguide.com | VOLUME 17 ISSUE 01 | NEW CONDO GUIDE 57
table or night stand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.
Tufting
Button-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard or anything upholstered) help keep stuffing in place by creating square or diamond-shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined furnishings, and can be achieved without buttons for a more subtle quilted effect.
The geometric forms created by tufting can enrich the look of even the most streamlined furnishings, and can be achieved without buttons for a more subtle quilted effect.
HOW TO DO IT
› A tufted leather sofa is a must-have investment piece, for a look that speaks to luxury but is also practical. The material will hold up to wear and be easy to maintain. › Quilting isn’t just for pieces you sit on. It can also dress a cabinet front for a private club appeal. Now that you know what to look out for, use these tips to usher your new condo into the modern era – with staying power into the future! 58 NEW CONDO GUIDE | VOLUME 17 ISSUE 01 | newcondoguide.com

oliday preparations such as tree trimming, present wrapping and hanging lights can help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year can keep the fun in what is, for some, a stressful time. In other words, it pays to plan, even 12 months ahead. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. Here are some tips to keep in mind while packing away holiday decorations: Delicate items Wrap breakables in tissue or packing paper, or use bubble wrap. Do not use newspaper – the print may wear off on ornaments. And instead of throwing away used paper or
»
Lights To prevent tangles, wrap lights around empty gift-wrap paper tubes. » Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year, you can quickly test the lights before unwinding them. » Store coloured lights in a dark place to prevent fading – especially blue, green and purple. »
Wrapping paper Hanging garment bags provide good storage for wrapping-paper rolls. Use outside pockets for gift tags, cards and tissue paper. » To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. » Ribbons and bows can be saved and reused. Pack these loosely so they keep their shape. »
Some other considerations Wrap holiday candles individually in cellophane and store in a cool place so they don’t melt together. » Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords. » Use a “wardrobe box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. » Take special care if you are storing your items in a damp area. Don’t store boxes near sources of heat and moisture. » Label every box. The more detailed the description, the easier it will be to find things next year. » Take a digital photo of special-care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside. »

01
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
Divide by three. This figure is the monthly payment you can afford to make on your condo.
06
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

mortGAGe options you can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. All mortgages are of two basic types:
conVentionAl
open mortGAGe
Buyer can borrow up to 75 per cent of the purchase price or the value of the property, whichever is less. Buyer has to pay 25 per cent down. A conventional mortgage cannot exceed 75 per cent of the value of the property.
Allows borrowers are to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high-interest rates to a longer term when mortgage interest rates fall.
insureD or hiGh-rAtio Buyer can borrow up to 95 per cent of the purchase price or the value of the property, whichever is less. The down payment can be as low as five per cent.
closeD mortGAGe This usually has the lowest interest rate available but lacks the flexible features of other mortgage options. It’s a good
choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions.
portAble mortGAGe Offers flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
