the NEW home reality More homebuyers movin’ on up – literally
here’s a new dream home on the market – “new” not just in terms of construction, but in concept as well. The latest figures from the Toronto Real Estate Board only confirm what we already know: Toronto real estate is not for the faint of pocket, with the average detached home in the 416 surpassing the $1-million mark. For most first-time homebuyers, the $200,000 down payment that would be required for a conventional mortgage is hard to come by. Toronto’s unaffordability, decreasing housing stock and increasing population – and demand – are all contributing factors to the rise of condominiums as the new home of choice. Home builders today are designing condos for a wide range of buyers, from small studios ideal for first-time buyers and investors, to the proliferation of two- and even three-bedroom suites that accommodate growing families and their changing needs through the years. This reality is the reason condominiums have gained traction among homebuyers these days – and not just as a foothold for first-time buyers, as was historically the case. More and more, we’re seeing condos become a top choice for families, thanks to their prime locations, convenient lifestyle and affordability. So, what about Toronto’s exorbitant prices? A recent study by Pembina Institute and RBC explored the location-related costs associated with suburban neighbourhoods and longer commute times, and how these affect the bottom line of home ownership beyond just sticker price. While walkable neighbourhoods are typically more expensive at first glance, Pembina and RBC crunched some numbers and found that residents spend, on average, $10,000 a year on car ownership. Because condos are typically located in transit hubs – whether downtown or in the 905 – buyers can opt out of car ownership altogether and put those car costs toward that more expensive, centrally located home. It really is possible to have your city cake and eat it, too. A smart home purchase will balance price, location and amenities. Do your research, explore all avenues and see what (and where) your budget can buy. Take your time, know what’s important to you, and you’ll find happiness and a new home that you’ll love. Four things to watch in
Canadian real estate in 2015 by WAYNE KARL BY ALL ACCOUNTS, 2014 WAS A GOOD YEAR IN CANADIAN REAL ESTATE –
and in some areas a great year. Here are four things to watch in Canadian real estate in 2015. ‘Overheating’ in the housing market Bank of Canada Governor Stephen Poloz spooked many Canadians in December when, in releasing the Bank’s semi-annual Financial System Review, he said that home prices could be overvalued by as much as 30 per cent. Only weeks before, chief economist for Canada Mortgage and Housing Corp. Bob Dugan reassured Canadians that overheating wasn’t a serious concern. “We don’t see overheating as being a problem in any of the markets across Canada,” he said. “Some markets are stronger than others, particularly in western Canada.” We also sought insight and reaction from leading mortgage broker, Calum Ross. “Respectfully, the Bank of Canada is no more qualified to talk about the specifics of the housing markets than the Canadian Real Estate Association is qualified to comment on monetary policy,” he told New Condo Guide. “Saying there is a Canadian housing market is not dissimilar from saying there is a Canadian temperature – the term itself is irrelevant.” Mortgage rates The Bank of Canada shocked everyone by dropping its influential overnight target rate by 0.25 per cent to 0.75 per cent. Most economists don’t expect any notable rate increase in 2015, including BMO’s chief economist Douglas Porter. But if rates do begin to inch up, the impact will be interesting to watch. “The chances of a two-percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter told New Condo Guide. “We do believe that at long last, rates will begin to creep higher, but we are only looking at a quarter-point hike by the Bank of Canada.” Mattamy Homes’ acquisition of Monarch Corp. “Buy land, they’re not making it any more.” This famous Mark Twain quote rings true in the announcement by Mattamy Homes that it is acquiring Monarch Corp. It’s huge news in the home-building industry, but it’s also interesting from a general business and consumer news perspective. Why? First, it’s a success story: a Canadian company buying the Canadian division of U.S. builder Taylor Morrison Home Corp., which builds homes
in Arizona, California, Colorado, Florida and Texas. Mattamy builds homes in the Greater Toronto Area, Ottawa, Calgary and Edmonton. Second, the motivation for the deal: land. Land availability and rapidly rising acquisition costs are a growing issue for builders – and therefore buyers. A run-up in land prices in Ontario in the last few years is one of the reasons Taylor Morrison decided to sell Monarch. By acquiring Monarch, Mattamy quickly gains Monarch’s existing land tracts, most of which have been approved for development. Mattamy, primarily a lowrise builder, also gains an immediate foothold in the fast-growing highrise market. Mayor John Tory As if being mayor of Canada’s largest city isn’t difficult enough – some say it’s the toughest job in Canadian politics, certainly at the municipal level – Rob Ford drew a lot of negative, unwanted attention Toronto’s way. On the one hand, Mayor John Tory can’t help but present the city and the mayor’s office in a brighter light. On the other, his predecessor left him with quite a mess. Among Tory’s challenges: uniting a previously divided council, improving relations with the provincial and federal governments, and transit. If Tory has his way, by the time his first term is up in four years, construction of his SmartTrack transit system will be well underway. Toronto’s real estate market, meanwhile, is expected to continue humming along, though affordability is becoming a growing concern. 2015 Condominium Builders’ Annual

BILD Report
A new era
of home purchasing by BRYAN TUCKEY
THERE IS A SIGNIFICANT DIFFERENCE BETWEEN SHOPPING FOR CONDOS
versus lowrise homes. The GTA is a tale of two markets, with demand outpacing supply in the lowrise sector, leading to reduced choice for those looking to buy a groundrelated home. This means purchasers should be prepared to act quickly when they see their dream home, as it won’t be on the market for long. In many cases, the lowest-priced homes are purchased shortly after the sales office opens. A recently launched project in East Gwillimbury featuring singles and townhomes sold out in a matter of hours! While this doesn’t mean purchasers should rush into their decision, I feel it’s important to do your homework well in advance and figure out what type of home you are looking for, in what part of the GTA and at what cost. Knowing how much you can afford is the first and most important step, and will greatly influence the remaining decisions you have to make. There are plenty of resources available to calculate how much you can afford to pay for your new home, such as Canada Mortgage and Housing Corp.’s free online mortgage calculator, but I would recommend reaching out to a professional mortgage broker. Once you’ve figured out how much you can spend, it’s time to decide between size and location. If public transit and neighbourhood amenities are an important part of your everyday life, you’ll be looking to buy in the city of Toronto where more than 90 per cent of all new homes built are condos. This is the result of provincial intensification objectives that our industry has been implementing since 2006. As condo prices have stabilized over the last few years, the average price of a new condominium in the GTA is approximately $266,000 cheaper than that of a ground-related home. There is a good supply of new condominiums currently on the market, which serve as a good option for
many first-time buyers and downsizers, as well as people who prefer a more urban, amenity-rich lifestyle. If you are an expanding family or need a larger space, chances are that you’ll be looking for a home in the 905 areas of the region. You will find that the supply of new ground-related homes has decreased significantly over the years, which resulted in a rapid price increase. A new groundrelated home in the GTA is now more than $710,000, decreasing as you move farther away from Toronto. If you can afford it, you will benefit from continued price growth for years to come, but if you are lucky enough to find your dream home, don’t delay as it won’t sit on the market for long!

Condo Pro
Just why
are condos so popular? by BARBARA LAWLOR WHEN YOU LOOK AT NEW HOME SALES STATISTICS OVER THE PAST FEW YEARS, it is increasingly evident that highrise condominiums are the
residences of choice for the majority of buyers. Continually, highrise sales take more than 50 per cent of the market. I remember when I started in the industry in 1987, condo sales represented only five per cent of sales. The recent phenomenon stems from a variety of factors, beginning with price. RealNet Canada Inc. statistics for 2014 showed that at the end of the year, the average price of a lowrise home reached a record high of $705,813, and highrise came in at $454,476. When you look at the difference, it makes perfect sense that affordability is a key deciding factor in the highrise versus lowrise decision – especially for first-time buyers. Of course, all homebuyers are fortunate to be taking advantage of historically low mortgage interest rates here in Canada. Interestingly, price is only one ingredient in the condominium popularity pie. The choice has emotional connotations as well. Overall, the purchase of real estate is emotional, because for most people, it is the biggest investment they will make in their lives. Taking this sentiment to another level, the decision to go condominium also satisfies the deep desire to free up time for leisure in this frantic world we live in. This is so important to Millennials (consumers between the ages of 20 and 34), for example, that they will pay more to live in a new condominium, whether they are renting or buying. Condo living is simply more carefree. With maintenance fees covering the upkeep, cleaning and repair of the building’s amenities and exterior, residents can spend whatever free time they have relaxing, exercising, entertaining and just enjoying life. And oh, how wonderful it is, when gorgeous amenities are but an elevator ride away. It’s about the lifestyle residents can have without leaving the building. Working out in the gym, enjoying a swim in the pool, challenging friends to a game of billiards, barbecuing within a spectacular rooftop setting – you get the picture. It’s all there waiting for you, without the responsibility of caring for these uncommonly beautiful common areas. Condominium residents of all ages appreciate condo living, including parents who want to spend more time with their children and emptynesters who love to travel without worrying about maintaining a lowrise home while they are away. Everyone in a condo also benefits from feeling secure in buildings where concierges provide eyes on the street 24/7. New condo owners also love having the latest in materials, construction quality and eco features in their suites. Today’s standard features are more luxurious than ever before, and as for upgrades, well, the sky really is the
limit. Buyers have so much choice that at their colour selection appointments, they can personalize their surroundings to suit their tastes. Nowadays, suite designs are so well thought out that they “live” as effectively as lowrise layouts, with no wasted space in hallways and such. Dens can become nurseries or guest bedrooms, and open-concept main living areas can accommodate sofa beds and other multipurpose furnishings. As for condo exteriors, these stunning building designs span the gamut from European traditional to avantgarde modern. Adding to the appeal, condos are situated close to amenities and public transportation access for convenience. Last year was our third-strongest year ever for condo sales in the GTA. With lowrise prices skyrocketing and the amount of land left for development in the GTA dwindling, it’s no wonder condos have overtaken traditional lowrise homes as the preferred lifestyle choice for multiple generations. Condos really are king!

Mortgage Matters
Size matters when it comes to
mortgaging micro condos by ALYSSA RICHARD
SIZE DOES MATTER, APPARENTLY, WHEN IT COMES TO MICRO CONDOS – specifically, when it comes to mortgaging one of these mini units.
Popular in densely populated cities in Japan, and even in New York, these units that measure 500 sq. ft. or less are slowly growing market share in Canada. A micro condo with a mini mortgage may appeal to some buyers, notably young professionals who want to live in the downtown core. Bankers, on the other hand, see the issue a little differently. Lenders such as Scotiabank and TD reportedly have policies that restrict mortgages for units of less than 600 sq. ft. “Lenders are hesitant about these units, as many are not familiar with this type of asset,” says James Laird of CanWise Financial. “They continue to look at the asset and assess each (application) on a case-by-case analysis. For example, if it is a project that has sold out – or is near to selling out – and in a good part of the city, lenders will be more inclined to finance it. “If a buyer walks into some banks and just asks for a mortgage on a micro condo, without knowing these individual restrictions, they could be denied straight away,” says Laird. “Only an experienced mortgage broker will know which lenders are more open to lending on these units.” As these condos become more popular, lenders are likely to relax their restrictions, Laird says. The industry is trending in the direction of smaller unit sizes, to address buyer demands for more affordable options. Smaller units mean lower prices.
“Ten years ago, the average size of a condo was 800 to 900 sq. ft. Five years ago, the average was 500 to 800 sq. ft. But now those same units cost between $650,000 and $700,000 (in Toronto),” says Roy Bhandari from TalkCondo, a realty firm specializing in pre-construction condos. “Not everyone can afford this size of units, so developers started building condos to match the budgets and lifestyles of new buyers.” Developers are also being creative with their designs, Bhandari says. Micro condos typically offer features that maximize space, such as built-in closets and integrated appliances such as a combination washer and dryer. With some micro condos starting at just $220,000, the price tag appeals to young buyers. Many of them prefer location and proximity to amenities over space. Smaller units also mean lower condo fees, further addressing the affordability concern. “These smaller units are not a passing trend,” says Bhandari, adding that they may soon become the norm in major Canadian cities. Consumer demand, then, may cause more lenders to loosen their financing restrictions on micro condos.

Innovative & affordable SIX-STOREY WOOD HOUSING COMING TO A NEIGHBOURHOOD NEAR YOU by JOE VACCARO, CEO ONTARIO HOME BUILDERS’ ASSOCIATION
IF YOU ARE LOOKING TO BUY A NEW HOME in the near future, you can expect to see some new, innovative and safe housing options to choose from in the GTA and across Ontario. Last year, the Ontario government made changes to the Ontario Building Code (OBC) that now permits six-storey wood residential construction in our province as of January 2015. And that’s great news for consumers, municipalities and builders. The arrival of six-storey construction in Ontario means there will be new housing, rental and mixed-use options for consumers, businesses and municipalities – and that ultimately means more choices for homebuyers – offering a variety of sizes and design features for people of all ages and different budgets. Prior to these OBC

amendments, builders in the province were restricted to fourstorey wood frame construction. Six-storey wood construction is currently being built in many countries around the world, and has been available in British Columbia since 2009. Since then, more than 5,000 units have been built in BC. When the Ontario government initiated a technical consultation on six-storey wood, it wanted to balance two primary “made in Ontario” objectives – to help increase opportunities for designers

WHEN THE ONTARIO GOVERNMENT INITIATED A TECHNICAL CONSULTATION ON SIX-STOREY WOOD, IT WANTED TO BALANCE TWO PRIMARY “MADE IN ONTARIO” OBJECTIVES – TO HELP INCREASE OPPORTUNITIES FOR DESIGNERS AND BUILDERS TO CREATE INNOVATIVE, FLEXIBLE AND AFFORDABLE NEW BUILDINGS AND TO MAINTAIN ONTARIO’S HIGH FIRE SAFETY STANDARDS and builders to create innovative, flexible and affordable new buildings and to maintain Ontario’s high fire safety standards for both the public and fire service personnel. Thanks to wide-ranging, extensive consultations with many organizations involved in the residential construction industry and with Ontario fire officials, both of those objectives have been accomplished within the new Code amendments. The Ontario Home Builders’ Association (OHBA) and other stakeholder groups including the Building Industry and Land Development Association (BILD), RESCON, the Canadian Wood Council and the Ontario Association of Architects (OAA) fully supported the provincial government’s desire to allow this innovative housing option in Ontario. And here are some reasons why: » The idea of building midrise residential and mixed-use buildings on urban corridors throughout the GTA and Ontario is a fundamental component of creating sustainable cities and regions.
Ontario is confident that six-storey wood construction will be a safe, community-friendly option for midrise construction. And with an increasing planning emphasis on the need to build higher density, mixed-use communities in the GTA and across Ontario, wood-frame buildings will provide yet another opportunity for builders, architects and designers to be creative with some innovative housing designs. Builders and developers in Ontario’s housing industry are excited about this new housing option for their customers and are already meeting with municipal planners to develop best practices to provide this form of housing in communities across the province. More housing choice, construction innovation and flexibility – great opportunities await with six-storey wood homes in Ontario.
» At a time when the market is dominated by either highrise or lowrise building, six-storey wood construction would add another option to the market. » Wood construction is an excellent choice for any residential, commercial, industrial or public building – it has a low environmental impact, is safe, durable and aesthetically appealing. » These are safe buildings, with full sprinkler systems and inspected by the local municipality. » Expected benefits in Ontario include increased availability of housing options for consumers, increased tax base for municipalities, a minimized carbon footprint of building construction and job creation. » Use of Ontario/Canadian wood products is good for the economy and the environment.
Joe Vaccaro is CEO of the Ontario Home Builders’ Association, the voice of the residential construction industry in Ontario representing 4,000 member companies organized into 31 local associations across the province. The industry contributes more than $42 billion to Ontario’s economy, employing more than 325,000 people across the province.

Legally Speaking
What is a condo,
anyway? by JAYSON SCHWARZ
WHAT IS A CONDO? It is a creature of statute created
under the Condominium Act of Ontario as, among other things, a means of consumer protection through the imposition of certain time and disclosure requirements on their purchase and sale. A condominium is not necessarily just a highrise apartment. They can include townhouses, semi-detached or detached units. Condos can be industrial, commercial or residential. Condos also come in the form of common-element condominiums (where a number of homeowners share a central recreation facility), phased condominium corporations, vacant-land or leasehold condominiums.
How does it get there? The developer takes land and plans through many stages, which includes negotiating agreements with governmental authorities and utilities, and for residential condos, Tarion enrollment. Only then will the developer receive the necessary approvals to start construction. At the same time, the developer prepares with his lawyer the declaration, description and disclosure statement. Once the facility is constructed and passes inspection by the Municipality, purchasers may be given occupancy or possession, but title has to wait. After all the paperwork has been approved, the Ministry of Housing inspects and approves the project for release. The developer then registers the appropriate documents and advises purchasers it is time for the final closing, at which point the purchaser gets the deed.
What do I own personally? In most cases, you own the interior of your unit to half-way through the walls, floors and ceiling, and your proportionate share of the common elements – all of which is outlined in the condominium documents you received. Then there’s the question of a parking spot or storage locker. If these are included in your purchase, do you own them or do you have an exclusive-use arrangement? In order to get title to these elements it must be specified in the Agreement of Purchase and Sale. If you get exclusive use of the parking spot or storage locker, they’re owned by the condo corporation and used exclusively by you
pursuant to your agreement and subject to the by-laws and rules of the condo corporation.
What is a Status Certificate? A Status Certificate provides a wealth of information necessary to make educated decisions as a condo owner, including: › a statement of common expenses of the unit and default in payment (if any); › any increases since last budget and reasons for them; › any assessments levied; › outstanding judgments and legal actions (if any); › budget and financial statements; › copies of all agreements affecting the condo; › reserve fund details; › contemplated and actual financial, service and physical changes; and many other items. Check sec 76(1) of the Condominium Act or ask your lawyer for a copy. The cost of obtaining a Status Certificate from the condo corporation is $100.
Why a condominium? Condos offer a different lifestyle to the consumer than freehold home ownership, and their composition is only limited by the imagination of builders and developers. There will be as many different options as there are creative people. What do I mean? How about a 4,000-sq.-ft. freestanding home on a one-acre estate lot that is freehold but the owner is part of a condominium corporation that participates in a water and sewer treatment plant and maintains its own security force? Think outside the box. Today’s condos are a way to have your cake and eat it too.

City Living
Welcome to the world’s
“most livable city” by LYDIA MCNUTT
TORONTO IS THE BIGGEST CANADIAN CITY, AND ARGUABLY THE BEST –
and the proof is in the maple-flavoured pudding, with Toronto’s ranking as the most livable city in the world, according to The Economist. Our economy, real estate market, and Raptors are all winners. We love the lit-up skyline, the bustling social scene, and the amazing diversity that has become the very definition of “Torontonian.” Toronto made The Economist‘s short list of top 50 international cities, and bested them all when averaging more than 40 quantitative and qualitative indicators like livability (Toronto ranked #4), business (#4), safety (#8), democracy (#8), global food security (#8) and worldwide cost of living (#70 – that last one is no surprise, but we’ll come back to that). The results were published in the Safe Cities Index 2015, a new report by The Economist Intelligence Unit that evaluates urban safety around the world. (The report names Tokyo as the world’s safest city, FYI.) Montreal – the only other Canadian city to make the list – scored second place, ranking #16 for livability, #14 for safety, #4 for business, #8 for democracy, #8 for food security, and #86 for worldwide cost of living. Rounding out the top five cities are Stockholm in third place, Amsterdam in fourth, and San Francisco in fifth. “Safe cities are those that can support a vibrant cultural life and a dynamic entrepreneurial environment in which everyone can thrive,” the report says. “The best examples of these will be at the forefront of economic and commercial growth for years to come. “Toronto in Canada is a consistent performer across the five other indexes, putting it top overall,” according to the report. “Deciding where to live is a personal choice for many city residents. For some, safety will be paramount. Others will prioritize culture and creativity. Two neighbours may hold opposite views on democracy and the cost of living. But often, choice will be based on a mixture of reasons.” So, what drives your decision when it comes to location? If you’re on the home hunt, then you’re likely in the thick of that dilemma, carefully weighing factors like cost, convenience and of course, commute times – we are talking the GTA, after all.
Do you have kids, or are you planning to? Are you a workaholic? Shopaholic? Outdoor aficionado? Where you choose to buy a home will impact your lifestyle while you live there, and it could affect the resale value when you sell the place one day. Location is also the one thing you can’t change about your home, so choose carefully. Of course, cost is a key determining factor in the location debate. Live-workplay locations, which are often downtown or in major suburban hubs, are thought to be out of financial reach for many homebuyers, who find more bang for their buck in the ‘burbs. Interestingly, a recent study by Pembina Institute and RBC showed that 81 per cent of GTA residents prefer to live in a walkable, transit-friendly neighbourhood over a car-dependent location further from core conveniences. Pembina Institute and RBC also found that residents spend an average of $10,000 a year on car ownership. In a location-efficient neighbourhood, they would save a minimum of $200,000 over 25 years. That extra money could cover the costs of living in a more expensive, more central community. Consider your options – and finances – carefully. A downtown home in the world’s most livable city could be well within your reach. 2015 Condominium Builders’ Annual

Homebuyers’ Help
Top 10 new-home
warranty claims by WAYNE KARL WHAT’S IN YOUR NEW HOME WARRANTY? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it filing complaints or, worse, proceeding with warranty claims settlements. Life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, according to Tarion Warranty Corp., nearly every new home built has some form of defect. Such is life when you’re dealing with the outside elements and working with natural materials. In most cases, warranty claims get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” In this case, when there’s a problem or issue that needs to be resolved, good luck. That’s why it’s important to ensure your new home builder is registered with Tarion – to provide the peace of mind that Tarion is backing the new home warranty, as well as to learn what is covered, for how long, and what the steps and procedures are.
Top 10 warranty claims: » Paint: Inadequate application or coverage » Doors: Improperly installed or finished » Floors: Damaged, cracked or installed with gaps » Drywall: Blemishes on walls, ceilings or corners » Stairs/steps: Inadequately built » Water/moisture: Moisture inside the home » Concrete: Cracking » Baseboards: Improperly installed » Trims: Improperly installed or finished » Cabinets/vanities: Improperly installed or finished You can understand how prevalent such “defects” would be in brand new homes, and how action is required in many cases. Nine times out of 10, for homes backed by Tarion, warranty claims are resolved without issue.
More drastic is another example involving 23 homes by one builder in one development in Ontario, also, thankfully, backed by Tarion: » After the homes were built, the water table shifted, causing differential soil settlements » The problems arose three to five years after construction » 23 homes were monitored and repaired over a period of five years » 10 homes required major repairs – causing the homeowners to be relocated to hotels for an average of 38 days The cost to Tarion to rectify the matter? More than $5 million. The cost to homeowners? Zero. The benefit of having the peace of mind of a Tarion backed new home warranty? Priceless. Think that would happen if your home was built by an unregistered or illegal developer? More and more builders, Tarion says, are improving their customer service. And it’s not just the large companies. “The advantage of using a small builder might be that you often get to know the principal,” says Tarion president Howard Bogach. “But large builders are closing the gap. “The large builders that do well are the ones that behave like small builders.” And with real estate and new home prices rising, homebuyers, understandably, expect more. So, what’s in a new home warranty? In short, your builder is not just building your home, it’s building a relationship.

Investor Advice
Why pre-construction condo investments pay off by ANDREW LA FLEUR 2. Access to triple-A locations Condo investing allows ordinary investors to get a piece of real estate in otherwise unattainable locations. Owning real estate on Yonge Street, King Street or on the waterfront is made possible for average investors only through the power of condos. And with many developers offering flexible deposit structures, you can own in these prime locations for a fraction of what it would cost to buy a commercial property, a house, or a small apartment complex in the same locations. 3. Low maintenance New condos are perfect for the busy professional or selfemployed business person because you can own multiple units with little to no monthly property management. Many of my clients tell me that they are so busy with their full-time jobs or their businesses, they don’t have time to start a part-time business as a landlord. Compared to buying a house or a commercial property, new condos offer the lowest maintenance with the highest rentability. So, there’s nothing to fix or maintain, and your unit will rent out very quickly, saving you time for what really matters in your life.
THERE ARE MANY DIFFERENT WAYS YOU CAN INVEST
and make money in real estate. Most types of real estate investments are very hands-on and require a lot of time and effort. Investing in pre-construction condos, on the other hand, can be highly lucrative with minimal effort. Here are four reasons why I believe that preconstruction condos are the best way to make money as a real estate investor. 1. Leverage The number one reason why so many real estate investors look to the pre-construction condo market is the ability to leverage their money over time. With just 15 to 20 per cent of your own money, you can buy 100 per cent of an appreciating asset, and you get to hold that asset for three to four years without making any payments on it. Over the last decade in Toronto, thousands of investors have seen incredible returns by simply buying, waiting, then selling on completion.
4. Rental demand Since the end of the highrise apartment construction boom of the 1960s, there have been almost no purpose built rental buildings in Toronto. Yet our city keeps growing by tens of thousands every year. The need for new rental units is now filled almost entirely by new condominiums, and tenants always want to live in the latest and greatest buildings. Buying pre-construction guarantees that you will own the newest apartment on the block when the building is complete, and condo investors know that renting out a unit in a brand new building has been a very lucrative experience.

3 EASY WAYS TO MAKE
your small space sing! by YANIC SIMARD
So, you’re downsizing into a smaller space, but that doesn’t mean you can’t live large in it. When square footage is at a premium, your design choices can help maximize the space and the value of your property. Decorating a small home has its challenges, but they are not insurmountable. It is particularly satisfying, when we achieve more than we thought possible, in design and indeed in life. Read on for three key considerations when designing your small space.
62
2015 Condominium Builders’ Annual
1 Colour considerations
3 Clear & chromed
Use monochromatic, light-coloured paint and furniture. The use of light colours for walls and floor coverings as well as furniture will create the illusion of a larger space. Lighter and brighter colours are used to reflect and diffuse light, while darker colours in the background will maximize the whites/neutrals. Always paint the ceiling white, or at least a lighter shade than the walls. This will create a high degree of light reflection, thereby giving your entire room a bigger and brighter feel.
The use of chrome finishes will add some sparkle to your space. Also try positioning a mirror directly on the wall opposite to the source of natural light, like a window. This will bounce the light back and forth while increasing the visual depth of your room at the same time. In furniture, always consider using glass or the like – its transparent nature will allow light to travel though it, making it virtually invisible to the eye. Polycarbonate, glass and plastic are the materials to consider looking at (or more aptly, through!) for your small space.
2 Think vertically You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination. Get your calculators out. A 12-by-12-ft. room gives you 144 sq. ft. of floor space. If you have an eight-ft. ceiling and four walls, you end up with approximately 384 sq. ft. of vertical space. If you used 10 ft. of vertical space on two walls, you would lose 20 sq. ft. of floor but gain 192 sq. ft. of storage!

MEET OUR HERO
Gabriel
GABRIEL WAS SIX AND A HALF MONTHS OLD WHEN HE developed a fever and flu-like symptoms. After seeing his pediatrician, Gabriel went to a local hospital to undergo bloodwork which showed that his red blood cells were extremely low, and his white cell count, extremely high – an indication of blood cancer. Fearing leukemia, he was rushed by ambulance to the Hospital for Sick Children (SickKids). That night, April 23, 2012, Gabriel was diagnosed with infantile acute lymphoblastic leukemia. Gabriel spent the next six months almost entirely at SickKids since his condition required extremely close monitoring. Acute lymphoblastic leukemia (ALL) is a cancer of the white blood cells characterized by excess lymphoblasts. Malignant, immature white blood cells continuously multiply and are overproduced in the bone marrow. Normal cells like red blood and platelets are under produced which can ultimately result in organ failure and death if not detected early. ALL is the most common blood cancer in childhood with a peak incidence at two to five years of age and another peak in old age. Infant ALL represents about two per cent of all paediatric cancer and is much harder to treat than childhood leukemia. Doctors told the family that Gabriel’s condition was extremely serious. Upon diagnosis he was already very sick. His healthcare team indicated that survival rates for this type of cancer are documented at less than 50%. Gabriel experienced several long and intensive chemotherapy cycles. The first four cycles included chemotherapy that could only be given in-hospital.
Upon completion, Gabriel was sent home to continue his treatment mostly as an outpatient. Nearly one hundred days before Gabriel finished treatment, the cancer returned. He was readmitted to the hospital and spent eight months undergoing an even more intensive chemotherapy regimen including radiation. In June 2014, Gabriel was fortunate enough to receive a bone marrow transplant from his older sibling. Since returning home in August, Gabriel has been in isolation due to his immune compromised state. Gabriel is making a slow and steady recovery. His kidneys, which suffered significant damage as a result of his life-saving treatment, have begun to heal, with the hopes that he will recover to optimal health. “This has been a long journey and SickKids has been there every step of the way. The hospital became our home and the staff our extended family. It is a very lonely existence when you hear the words ‘your child is sick’, and SickKids took care of our entire family. The SickKids team enabled us to keep moving forward during a marathon that required a sprint finish. Gabriel’s team took a holistic approach to his care. While all were focussed on saving his life, it was never forgotten that Gabriel was still a child who needed normal childhood experiences. SickKids is a place where Gabriel felt safe, where he made many friends and participated in fun programs and activities. SickKids hospital provided us with a community that we will always be part of.” – Asaph, Gabriel’s dad.

In Canada, approximately 1,400 children are diagnosed with cancer each year and leukemia is the most common form. Last year, SickKids provided care to approximately 100 children with leukemia.
2
In 2011, Dr. David Malkin and his SickKids team developed a new approach for early cancer detection in patients at high risk for the disease. This “Toronto protocol” has so far led to a 100% survival rate among the patients and is now being used by doctors around the world.
BUILDERS HELPING TO HEAL Yellow Pages NextHome, the publisher of New Home Guide, New Home & Condo Guide and New Condo Guide, is teaming up with builders and their suppliers to help raise money for SickKids. The following companies have contributed generously to help give Ontario’s children the world-class care they deserve. These pages honour these special people, and we thank them for their generous support.

location, lifestyle & costs considered While the economy is expected to perform well in 2015, housing affordability is being increasingly tested. Location (read: transit challenges), lifestyle and housing type are driving homebuyers’ decisions. We chatted with the industry experts on how consumers should weigh these considerations to make the best home-buying decision. Edited by LYDIA MCNUTT
h
ousing affordability in the GTA can be a very intimidating topic. Many people’s first reaction is to hunt for a home with an appealing price tag, and often further from the city core than they would like. Before you start your search, I would recommend that you evaluate your options using a very simple formula: • Property A: Fixed Costs + Operating Costs • Property B: Fixed Costs + Operating Costs
Crunch the numbers: Anson Kwok Vice-President, Sales & Marketing, Pinnacle International
The greatest fixed costs include your expected monthly mortgage payment, property taxes and maintenance fees. Next, depending on where you decide to live, there will be associated operating costs. In car-dependant communities, these include spending on gas, insurance and parking, or you may need a transit pass to get around, and for many, you’ll need both. Also, take into consideration that we are currently in a low interest rate environment and experiencing lower gas prices. These figures will fluctuate, so don’t bank on them. Your lifestyle will also weigh on your decision-making process, especially with the plethora of housing options available in the GTA. Keep in mind that with only 168 hours in a week, the X-factor is time, as it directly affects your lifestyle. Commuting times can play a significant role in your life, eating into precious family and leisure time, and contributing to unnecessary stress. My preference is to live close to work, so much so, that I take the elevator to get to work. As a result, I can work longer hours but minimize my commute. I’m home at a reasonable time, no matter what the traffic or weather may be.
“Foregoing a car and living in the city core may outweigh a larger property with a smaller mortgage in the suburbs, all costs considered. You may be pleasantly surprised when you compare Property A to B, that the numbers may not be that different after all.” 66

mployment opportunities, shorter commute times, culture, amenities, lifestyle and walkability are big factors as to why individuals and families are moving to the downtown core. While location is a key influencer when purchasing a home, affordability and lifestyle will determine the type of housing and locations people desire. For those wanting to live in downtown condos to be close to work, the vibrant cultural and arts scene, the car becomes less relevant because of walkability and access to public transit. The cost savings of operating a car can be allocated to both the required down payment and on-going mortgage obligations. This allows couples and families to build equity in their home as opposed to funding a depreciating asset in the form of a car. Condominiums often provide many shared amenities including gyms, pools, indoor/ outdoor lounges and gardens, that can enhance the urban lifestyle and minimize additional costs for club memberships. For those who prefer to purchase in the suburban communities throughout the 905, community services and amenities are becoming an increasingly important factor in choosing a location. Transit is also a huge consideration when selecting a suburban community, in order to facilitate affordable and convenient access to the downtown employment centres. With increased suburban intensification, public transit can be extended due to increased ridership. The anticipated completion of the subway extension into the 905, the Mississauga Transitway (a bus rapid transit link), SmartTrack and Metrolinx transit epicentre in Etobicoke are just some plans to improve public transit in the GTA, providing more options for desirable communities.
“Employment, education, walkability, transit, density, culture and diversity are the factors that create a great city. Buyers should consider these factors when choosing a location in order to ensure they make a solid investment in their new home.

The big 3: Simona Annibale Vice-President of Marketing, The Daniels Corporation
“Development across the Greater Toronto Area is growing at an astronomical rate, meaning shoppers have phenomenal choice. It also means you have to streamline your criteria to zero in on the best available options. I see affordability, location and builder reputation as three priorities in making a good decision.”
t
oday’s consumers have a lot of help with respect to housing affordability. Working with a mortgage representative to get pre-approved early in your search translates to knowing what you can afford, which helps you narrow your search field. Be sure to understand the mortgage rates being offered, and make sure you understand what your closing costs will be. Ask sales representatives if the builders have programs in place to help make home ownership more attainable. For example, at One Park Place South Tower in Regent Park, we offer the First Home Boost, which provides an interest-free, payment-free loan for an additional 10 per cent of the purchase price, turning a five-per-cent deposit into a 15-per-cent down payment. As for location, your choices are amazing. Look at Toronto, which is called “the city of neighbourhoods” because of the strength, vitality and
68
2015 Condominium Builders’ Annual
diversity of its unique communities. Research accessibility to public transportation and highways, especially with regard to your work commute. Are there schools, recreational facilities and amenities nearby? You may also want to consider up-and-coming communities that offer tremendous value such as Regent Park in Toronto’s downtown east, and Toronto’s East Bayfront. I list builder reputation in my top three, because when making the decision for one of the biggest purchases of your life, you want to buy with confidence. Do your homework. Research builders’ track records, construction quality, aftersales service and customer care. Read their builder histories, visit previous communities they have created, and ask people you know who have purchased from them in the past. All of these considerations should be taken as part of the bigger picture, which is finding the right home for you – and if you’re thinking new, you’re already on the right track.
Heart, soul & condos: Brian Brown Vice-President, Lifetime Developments
“The last decade has seen tremendous growth in the downtown core, and this trend is not expected to end soon. Savvy, design-focused, urban condo developers continue to believe that in real estate, location matters, and that in the Toronto condo market, a downtown location will always matter most.”
w
hile few of us in the real estate industry have a crystal ball, and even fewer of us can accurately predict the future of the Canadian economy, most of us agree that developing affordable housing options in the GTA is one of the best ways to ensure the health of the industry – regardless of the health of the economy. Another key factor to ensuring success in the current market is to develop projects in top locations. Lifetime has always believed in building great condominiums in great neighbourhoods that offer culture and entertainment, bistros and bars, shopping and services, day-time employment and night-time fun. We believe that there are few neighbourhoods that offer more than downtown Toronto. Home to some of our most successful developments, including INDX, The Bond, BISHA Hotel and Residences, the city’s downtown core is truly the heart and soul of Toronto’s condominium market. Over the last 10 years we have seen unparalleled growth and evolution in the downtown core, from a place of business, to a thriving entertainment zone, to a highly sought-after urban residential neighbourhood. As a result of the gentrification of the downtown core, today a host of lifestyle amenities are available to residents as local shops, restaurants and service providers begin to cater to long-term residents instead of just nightly visitors. Another element of this transitional period for the core has been an increase in property values. Those who bought condos in the core a decade ago have seen resale prices and real estate values skyrocket with the unabated development of the neighbourhood.
Housing type drivers: Paul A. Golini Jr. Co-Founder and Executive Vice-President, Industry Relations, Empire Communities
“In our industry there’s a saying, ‘you drive until you qualify,’ which is based on the size of the mortgage you can afford as you move further away from the GTA.”
i
s it important to be able to walk to work? On the other hand, would you mind commuting if it means you’ll have a detached home with a backyard? Or, are you looking for low maintenance and on-site amenities? Homebuyers need to determine which factor is most
important to them in finding the right home. These are all important questions to ask and go back to location, lifestyle and housing type. Location is one of the strongest determining factors when one considers transit challenges and people’s preferences. There is a segment that embraces the work/live/ play/shop lifestyle and opts to live in the downtown core. They often abandon the car until the weekend, because they can take transit, the streetcar or walk to work. Location is also important to the person who drives to work and will continue doing so if it means they’ll have a bigger house or lot. In our industry there’s a saying, “you drive until you qualify,” which is based on the size of the mortgage you can afford as you move further away from the GTA. Lifestyle has increasingly become a significant factor in the condo market, because we see that people are spending less time at home and more time at work or outside of their home, whether it’s for entertainment or going to the gym. These purchasers are okay with a smaller form of housing where little maintenance is required. The driver for housing type is often density. Some people want to be close to their neighbours and living in a condo gives them the chance to meet in the gym, at the pool or even in the elevator. In a lowrise community there is more privacy due to less density, but it doesn’t mean you can’t meet your neighbours at the nearby park or walking trail. If someone is determined to fulfill their dream of the white picket fence, they may be driven further outside the core. Alternatively, they can go the route of a townhome, which is a great way to enter the housing market. Once you determine which of these factors is the most important to you, as well as what you can afford, this can then act as a filter to direct your home-buying decision.

Location, location, location: Mimi Ng Vice-President of Sales & Marketing, Menkes
“The old saying about “location, location, location” has always rang true in real estate, and this year I think it is more appropriate than ever. For homebuyers in the Toronto marketplace, location needs to be their number one consideration.”
f
or many buyers, their location choice is both important and complex. Where you choose to live governs proximity to work, distance to family and friends, ease of access to shopping, entertainment and community services, and even the school district for your children. Housing experts often talk about the “lifestyle” factor in the home-buying decision, but the connection that some people tend to overlook is that location is the key driver of lifestyle and quality of life. The location of your home will determine if you are within walking distance of basic shopping and services, access to high-quality transit options, or how long you will have to spend in your car travelling to places. 70
2015 Condominium Builders’ Annual
As the population of the GTA continues to grow, traffic congestion and commuting times will impact our daily lives more and more. For anyone looking to buy a home this year, I would urge them to not just think about whether the location works for you from a commuting and travel perspective today, but to think ahead five or 10 years. Will this neighbourhood become more transit friendly? Are there any transportation infrastructure improvements in the works? If your commuting time were to increase in the future, how much more time would be acceptable? Obviously, buyers cannot ignore the affordability factor in their home-buying decision. But in today’s housing market, the most effective strategy for many potential purchasers may be to make location their top priority and to try to buy the best location possible within their financial means.
Timing is everything: Scott McLellan Vice-President, Plaza
“With the rate of immigration coming into the GTA, the issue will become one of supply and demand, which suggests that new home and condo prices are not expected to go down. If people do not make a buying decision soon, many will be left behind and unable to purchase.”
here are three main drivers that affect a person’s decision to purchase a home and drive the housing market. The key is to make sure that they are in sync with each other.
Location: Location plays a vital role in a purchaser’s buying decision. Of great importance to more and more people is close proximity to the subway or GO train. Because of the Greenbelt Plan, we are seeing more and more intensification south of the Oak Ridges Moraine forcing development into the city. As a result, purchasers are sacrificing space for convenience and things such as walkability are playing an ever increasing role in determining where people want to live. Additionally, the supply of housing, whether lowrise or highrise, is becoming a challenge to meet the needs of the population.
Demographics: The age and stage of life of purchasers can be determining factors in the home-buying decision. What type of home will suit their lifestyle? What amenities are important to them? Is there access to transit and highways? In addition, the significant numbers of people who are immigrating here are influencing the areas where existing and new members of the population settle.
Affordability: Today with mortgage rates being at an all-time low, housing in the GTA will never be more affordable. On the other hand, single-family homes are almost unaffordable and the price difference between a new single-family home and a new condominium is just under $300,000. With the rate of immigration coming into the GTA, the issue will become one of supply and demand, which suggests that new home and condo prices are not expected to go down. If people do not make a buying decision soon, many will be left behind and unable to purchase.
