HOME The benefits of buying a brand new condo
ou’ve decided to buy a home, and those gleaming glass condos catch your eye every time you zip along the Gardiner Expressway, or Hwy. 401, or the 427, or the DVP... All corners of the GTA are buzzing with activity. In fact, Toronto is leading the pack in highrise construction according to Emporis.com, which ranked our city tops in North America, beating out New York. And who’s building all these amazing towers? Read on to discover some of the best builders and developers, right here in the 2014 Condominium Builders’ Annual. There are so many benefits to buying a brand new condo, starting with timing. If you’re a first-time homebuyer, the period between purchase and occupancy is a great chance for you to save up some money for your down payment, thus preparing yourself for the big financial responsibility of homeownership. There are many other benefits to buying early on in the construction process. Whether you’re purchasing a condo to live in or as an investment property, buying pre-construction often means you’ll get a better price, and by the time you move in, it will likely have appreciated in value. Once you’ve purchased your condo, selected your preferred floor and view (another benefit to buying early!) and the shovels have hit the ground, you can breathe easy knowing that your brand new home will be built to the latest building codes and standards, delivering the ultimate in safety, efficiency and “smart” features. Speaking of features, while your condo is under construction, this is your chance to customize the space to suit your wants and needs without having to undergo a costly, lengthy and inconvenient renovation required for many resale “dream home” realities. New home and condominium buyers also enjoy the benefit of Tarion warranty protection, which covers things such as deposits, delayed closings and defects in construction and materials. Last, but certainly not least, there’s nothing quite like stepping through the door of your brand new home – no dings in the appliances, no scratches on the floors, no signs of life before you. It’s all yours. The GTA’s new condo landscape redefines the old adage, home “suite” home. Happy condo hunting! TORONTO’S BIGGEST URBAN VILLAGE A new master vision is rising in the downtown east, mere minutes from the downtown core. Canary District is Toronto’s biggest urban village in the making, a 35-acre mixed use, multi-phase, master-planned community of over 2,000 new homes and condominiums. The neighbourhood includes the brand new 18-acre Corktown Common park, Toronto’s flagship new YMCA, George Brown College’s newest campus residence, new transit routes, shopping, dining and so much more. Home of the 2015 Pan/Parapan Am Games Athletes’ Village, Canary District is being developed by Dundee Kilmer Developments, a partnership between two leading names in the development industry. Dundee Kilmer has brought together an award-winning international team of architects, designers and planners to create what will be Toronto’s first 21st century community. Connected to everything, Canary District will be a sustainable, pedestrian-friendly, live-work-play community offering an active healthy lifestyle. There’s no community like it so close to downtown. The first phase of Canary District which includes the almost sold-out Canary District Condominiums and the soon-to-be-released Canary Park Condominiums - is well under construction with occupancies scheduled for 2015.

FOR ALMOST A CENTURY, FAMILIES HAVE CHOSEN
MONARCH. first.
As the time-honoured saying goes, the most important investment that most people will ever make is a home. Since 1917, Canadian families have trusted Monarch for this major decision, and made the name synonymous with dependability since before the heady 1980s ushered in the electronic age, before the 1960s boomer generation changed our views and even before the roaring 1920s got us dancing. As Canada grew over the decades, many of the most sought-after communities and inspired condominiums were built by Monarch and are now woven into the fabric of our country, neighbourhoods where homes are cherished and memories are made. Inquire around. You’ll be surprised how many of your family, friends and their families grew up in a Monarch home, chose Monarch for their home, remained loyal to Monarch for their trade-up homes, even referred Monarch to friends. Monarch is consistently recognized by its customers and in the indusry for superior quality and outstanding customer satisfaction. Over the years, as changing needs called for different solutions, Monarch has been there as more Canadians were eager to embrace the condominium lifestyle. In 1995, Monarch launched its first highrise development and entered the condominium
market. Since then the company has sold more than 8,000 suites and has earned recognition as a pace-setter in this forward-looking and highly competitive environment. This notable level of success has been achieved through visionary thinking in selecting the most sought-after locations, designing award-winning floor plans, and providing top-notch service. Those looking for condominiums will find Monarch in the most desirable locations, such as downtown at Picasso on Richmond, and in Etobicoke’s Kingsway where The Epicurean is now open. At Etobicoke’s waterfront, one of Toronto’s most desirable new neighbourhoods, Monarch’s Lago and Waterscapes are now under construction and some suites still remain. Coming this spring, the boutique-style Riva del Lago is the newest addition to this master planned community. Home Suite Home with Monarch Headquartered in Toronto, Monarch is one of Canada’s oldest and largest home builders. Monarch has consistently been recognized in the home building industry and by its customers for superior quality and outstanding customer satisfaction. Monarch builds and develops single-family detached and attached homes in Toronto and Ottawa, and builds highrise condominiums in the Greater Toronto Area. Monarch focuses on style, design, quality and livability in all of its homes and is the Canadian brand of Taylor Morrison Home Corp.

your must-have list? by BARBARA LAWLOR WHETHER THEY ARE FIRST-TIME BUYERS OR SEASONED PURCHASERS,
new home shoppers in the Greater Toronto Area are wise to make “musthave” and “nice-to-have” lists. We enjoy the largest and most sophisticated new condominium market in Canada. In fact, in North America. This is wonderful for buyers, who will find a myriad of choices in location, architecture, amenities, features and finishes from numerous builders and developers. How do you narrow down these choices to get the best suite for your needs? Even if you keep a chart or spreadsheet on what the various condos offer for what price, giving each item equal weight in your decision can backfire. My advice is to think it through carefully and decide which items are necessary – deal-breakers, if you will. Then list items that would be nice to have, but which you are willing to do without. These lists can vary greatly, depending on the buyers and on current trends in condo design. For example, we are seeing more families moving into condos, so having two or three bedrooms with family-friendly spaces and substantial square footage are likely musts for these purchasers. A first-time buyer, however, is limited to a more compact suite because of budget, so two or three bedrooms would be nice to have, but certainly not necessary. Hardwood flooring is sometimes considered standard, but is often an upgrade. For a buyer who has allergies, it may be on the “must-have” list. Others may relegate it to lower on the totem pole and be perfectly happy with laminate or carpet. If the condominium you are considering lists hardwood as an upgrade, it might be worth your while, plus it will help to increase resale value someday. This brings up another aspect of making your lists: balancing your needs and preferences with what a future buyer may respond to. For your own enjoyment and comfort, and to appeal to the future buyer, pay particular attention to kitchens and bathrooms. With open-concept condominium suites being the norm, there is a major trend toward kitchens that feature furniture finishes. The kitchen is essentially part of the main living area, so builders are offering striking items such as paneled fronts for appliances, gorgeous cabinet finishes and camouflaged storage areas that blend in beautifully. When it comes to bathrooms, what will make you breathe a sigh of relief and relax after a hectic day? If you are a “bath” person, a deep soaker tub could be on your must-have list. Maybe you prefer a shower? Then a glass shower enclosure might be your fixture of choice. Another trend that can have a major impact on your choice is the “Greening” of condominiums. If you are environmentally conscious, your must-have list may include items such as a green roof that reduces the
WE ENJOY THE LARGEST AND MOST SOPHISTICATED NEW CONDOMINIUM MARKET IN CANADA. IN FACT, IN NORTH AMERICA. building’s energy usage. Keep in mind that even a condominium’s location can advance sustainability because of its proximity to amenities. If you plan on not owning a vehicle, a convenient location close to public transportation most likely tops your list. Look for condos that have a retail component on the ground floor, so you can do last-minute shopping or grab a coffee on your way into or out of the building. Making lists can help you keep track of the things that will mean the most after you move into your suite. Stay focused, and avoid getting carried away with niceto-have items at the sacrifice of the elements that will make your life comfortable on a day-to-day basis. And remember to have fun in the process!

5 great reasons
to buy a brand new condo by Joe Vaccaro, CEO Ontario Home Builders’ Association
Decisions, decisions, decisions – there are certainly
lots of them to make when buying a home and one of the most significant is whether to buy a brand new home or a resale home. Last year there were more than 61,000 new home and condo starts in Ontario, and in 2014 Canada Mortgage and Housing Corp. (CMHC) forecasts about 60,000 starts. So, what makes thousands of consumers choose to buy a new home or condo versus a resale home? Here are five good reasons: Design It all starts with design. Good home design begins with an understanding of how people live in their homes.
16
Times have changed. Families have changed and with that, our lifestyles have evolved. New-home builders offer fresh, innovative plans and designs that meet the needs of today’s consumers, using modern technology to build homes and condos that are attractive, highly functional and feel good to live in. These homes include efficient use of space, open layouts, plenty of natural light, functional kitchens, flexible space and of course, lots of storage – something that’s usually absent in older homes.

Thanks to major advances in building techniques and product innovation, today’s new-home owner can expect to use only half of the energy required to operate a similar home built in 1950, and at the same time enjoy a far more comfortable living environment Energy Efficiency The energy efficiency of Canadian homes has improved substantially over the years. Thanks to major advances in building techniques and product innovation, today’s new-home owner can expect to use only half of the energy required to operate a similar home built in 1950, and at the same time enjoy a far more comfortable living environment. From windows and insulation to state-ofthe-art heating and air conditioning systems, today’s new homes are superior when it comes to energy efficiency. And we can expect that advances in energy efficiency will continue to grow as the price of energy goes up and we, as a society, recognize our responsibility to conserve energy and reduce our own environmental footprint. Environmentally Responsible Products No doubt about it, today’s new homes are much more environmentally friendly than those built 40 or 50 years ago. Great advances have been made in developing and manufacturing building products that contribute to the Greening of Canadian homes and condos. Manufacturers and suppliers are continually looking for ways to make their products and systems more acceptable to today’s environmentally savvy customer. Safety In part because of changes to Ontario’s Building Code over the years, new homes boast many products and features that ensure your family home is a safe environment. Whether it is superior air ventilation and heating systems, stair railings and risers built to code, improved electrical components, or products with fewer gas emissions, a new home is built to an alwaysimproving building code. A newly built home is also inspected during various phases of construction, ensuring that it is built to minimum energy efficiency as well as code and safety requirements.
Warranty Program In Ontario, builders must be registered with the Tarion Warranty Program which offers one of the best, most comprehensive warranty coverage programs in the country. New-home buyers benefit from deposit protection and protection against delayed closings or occupancies without proper written notices. New-home owners are also covered against defects in work and materials, and major structural defects. The pluses to buying new really add up. Newly built homes and condos use advanced design, materials and construction techniques that provide buyers with a wide range of options and great value – something to think about when you are making decisions about the purchase of a home.
Joe Vaccaro is the chief executive officer of the Ontario Home Builders’ Association (OHBA). The OHBA represents 4,000 member companies organized into a network of 31 local associations across the province. Together they build 80 per cent of the new housing in Ontario. ohba.ca

Tarion Report
Quality condos, guaranteed Builder’s warranty backed by Tarion by Howard Bogach
When buying a new condo, there are many decisions to make: downtown or suburbs, one or two bedrooms, hardwood or laminate. But the one thing you don’t have to worry about is your new condo’s construction. That’s because almost every new home and condo sold in Ontario comes with a builder’s warranty, backed by Tarion. The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new condo is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your condo. Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $20,000 in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing. Deposits of more than $20,000 are protected under the Condominium Act. The delayed closing and occupancy provision means your builder guarantees that your condo will be ready for move in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay your condo’s completion. In many cases, your builder will be required to compensate you if a delay occurs. The one-, two- and seven-year warranties begin when your condo unit is complete and ready for possession. The one-year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your 24
home is fit for habitation and constructed according to the Ontario Building Code. The one-year warranty includes almost everything owned by your unit that was provided by the builder, from flooring to drywall to heating and air conditioning systems, and is in place for one year from your home’s date of possession. The two-year warranty protects against defects in work or materials in the electrical, plumbing and heating delivery and distribution systems owned by your unit. It continues to provide protection against violations of the Ontario Building Code that affect health and safety, and applies for two years beginning on the home’s date of possession. The seven-year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home. Condos also have another type of warranty coverage for the shared elements of the building, such as the roof, exterior cladding, parking garage and recreation facilities. This warranty is managed by your condo board.
Howard Bogach is president and chief executive officer of Tarion Warranty Corp. For more information about how Tarion helps new-home and condo buyers, visit online at tarion.com or find them on Facebook at facebook.com/TarionWarrantyCorp.

Mortgage Matters
Thinking of purchasing your first condo? Thinking mortgage options?
Tread carefully! by Tom Gasparec
When it comes to clinching the deal for your desired home, heed the phrase, “a stitch in time saves
nine.” It’s prudent to seek mortgage advice well before you start to shop for a home – at least three to six months before. This will allow your mortgage professional the time needed to re-structure your credit worthiness and finances, allowing you access to the “cream of the crop” mortgage products offered only to the privileged few. Many ask, why seek the advice of an Accredited Mortgage Professional (AMP) when they can just visit their bank, with whom they have an existing relationship? We encourage our clients to do their due diligence. Being ill prepared and choosing the wrong mortgage strategy can cost thousands of extra dollars. Key RISK factors to consider when obtaining a NEW mortgage:
› If you opt for your bank’s variable rate, you will lose one per cent on your conversion rate should you need to convert to a fixed rate in the future when rates rise. › Penalties are higher than they appear – another common misstep with taking a bank mortgage. Banks use their posted rates less a discount that they give to you. This discount off the bank’s posted rate will cost you thousands more in penalties in the future if you break your mortgage prior to the end of the term. › All of the big six banks now have mortgages that are collateral charges, which are basically a different method of securing a mortgage on your home. Avoid being handcuffed, thereby losing your leverage at renewal time. An AMP can show you how to save tens of thousands of dollars in potential interest rate penalties, conversion differentials, and obtain for you the leverage that you need at renewal time to secure the best deal. Did you know...
› Changes to mortgage insurance premiums Canada Mortgage & Housing Corp. (CMHC) mortgage insurance premiums will increase for all loan-to-value ranges, for standard owner-occupied purchase applications submitted on or after May 1, 2014.
› Increased Home Buyers’ Plan withdrawal limit If you have RRSPs, the withdrawal limit is up to $25,000 tax free for first-home purchases and related costs like your down payment and closing costs. › First-Time Home Buyers’ Tax Credit You can claim a non-refundable tax credit on an amount of $5,000, for a credit of up to $750, in the year the home is purchased. › Five-per-cent down payment minimum Gone are the days of the five-per-cent cash-back mortgage from banks, due to recent federal government rule changes. However there are some lenders, not governed under the Bank Act, that can still offer a five-per-cent cash-back program. › Energy-efficient home rebate Receive a 10-per-cent refund on your CMHC mortgage insurance premium when purchasing an energy-efficient home or when renovating your home to meet energy-efficiency guidelines › Limited income verification Self-employed and commission sales people have struggled to buy their first home, with strict down payment requirements of 25 per cent. Now with limited income verification, entrepreneurs can purchase with as little as 10 per cent down. Your goal should be to reduce your total cost of home ownership by developing a mortgage strategy that minimizes your interest paid over the life of your mortgage. Is your plan only for the first five-year term of your 25-year mortgage? With the interest on the mortgage costing more than the purchase price, shouldn’t there be a strategy in place to reduce this enormous amount of the full 25 years? Do you have one? An AMP is dedicated to finding the best mortgage solutions for your needs, offering a high level of integrity, customer service and industry knowledge. For more information on AMPs and the world of mortgages, visit mortgageconsumer.org.

The Cumberland at Yorkville Plaza, Camrost-Felcorp’s newest site is located at Avenue Road and Cumberland Street, offering purchasers a landmark location in Toronto’s most coveted neighbourhood, just steps from high end Bloor Street shopping, Whole Foods Market, the ROM, University of Toronto, and an array of gourmet restaurants and eateries. Camrost-Felcorp’s President and CEO, David Feldman, attributes enviable locations and luxurious features as the two key factors for their company’s success - two items that will surely be seen at The Cumberland. “Every one of our properties incorporates the latest design principles with thoughtfully laid out interiors, beautiful landscaping, top-notch amenities and state-of-the-art security systems,” says Feldman. “Though unified by these values, each has its own unique character.” Indeed, The Cumberland at Yorkville Plaza will set the bar for luxury living in Yorkville. Standing at 40 storeys, the WZMH designed tower with expansive walls of glass and a limestone and granite base will boast 272 suites in the Tower Residences (floors 4-25), ranging from a one bedroom (385 sq. ft.), to a two bedroom-plus-den (855 sq. ft). With Tower Residences starting at $350,000 and going up to $850,000, Camrost-Felcorp ensures buyers a wide array of price options. The highly successful first phase was launched in 2011 known as The New Residences of Yorkville Plaza. This phase involved the retro-fitting of the iconic former Four Seasons Hotel building at Avenue Road and Yorkville Avenue and is already 92 percent sold. The Cumberland, a brand new building at Avenue Road and Cumberland Street will take on its own form of glamour, rising above Toronto’s prestigious Bloor and Yorkville neighbourhood to offer residents panoramic vistas of the dramatic Toronto skyline.

Legally Speaking
Rules, responsibilities and rights of
condo dwellers by Jayson Schwarz
Condo life comes with rules, responsibilities and rights. This is part of what makes condo living
such a draw. But when a neighbour breaks the rules, it can wreak havoc on your life. So, what can you do?
Thump, thump, thump... There you are, sleeping in your bed with your bed-side alarm clock flashing 1 a.m., when the Flamenco dancer who lives upstairs commences dance practice on her wooden floors. The rapid machine-gun noises raise you like Lazarus from your bed. You get dressed, go upstairs and rap politely on the door. After a lengthy conversation with your neighbour, you realize nothing is going to change and you are faced with the horrible future of sleepless nights, interrupted dinners and a home life that is a mess.
What are your rights? First, you have a right to the bylaws of your condominium corporation. I hope that the lawyer you hired when you purchased your condominium reviewed with you the things you needed to understand. The bylaws should provide that the condominium corporation has an obligation to deal with these kinds of issues, and most do. This whole issue comes back to the time of purchase. Make sure you retain a lawyer who understands condominiums and advises you of the things you need to know at the time you’re reviewing the agreement of purchase and sale or when the status certificate is received.
Your course of action The first thing to do is what you have already done: speak to the offending occupant, and then put your complaint in writing. Wait a reasonable time and if nothing changes, send a second letter, keeping copies of each. If you still get no results, the time has come to write to the condominium corporation and ask them to enforce the rules and make the noise stop. Generally, the condo has the power to require the offending unit holder making excessive noise to install carpet, cease and desist, change hours of dance, or some other solution to the noise 48
The bylaws should provide that the condominium corporation has an obligation to deal with these kinds of issues, and most do problem. Give the condo corporation reasonable time to effect compliance and if nothing changes, send yet another letter. If the condo corporation does not comply, it is time to seek a lawyer’s assistance. Your lawyer will force the condo corporation to enforce its bylaws. On Jan. 18, 2013 the Supreme Court of Ontario decided this point.
Dyke v. Metropolitan Toronto Corp. No. 972 [2013] O.J. No. 301 Mr. Justice E.M. Morgan dealt with precisely such an issue. The facts in their simplest form are that a unit holder on the floor below was subjected to the unit occupant above running a dance studio on wooden floors. Justice Morgan found that the condo corporation “breached its duty to ensure compliance with its own bylaws and rules.” Justice Morgan ordered the condo corporation to take all reasonable steps to ensure compliance with its bylaws. In other words: make the offending occupant comply. The condo corporation was ordered to pay special damages in this case.
My conclusion is this Condo owners a right to quiet enjoyment of their unit, provided the bylaws support their position.

CANARY DISTRICT
ALL ROADS LEAD TO CANARY DISTRICT Located at the intersection of Front and Cherry Streets, Canary District is steps to the Distillery District, Leslieville, the Beaches and is just minutes to the downtown core by bus, streetcar and subway. A new streetcar line under construction will provide added transit choices for residents. Close to the DVP and Gardiner Expressway as well as proposed new stops on the planned downtown relief line, Canary District is very well-connected to all parts of Toronto.
PROMENADE TO THE 21ST CENTURY Approximately 1,000 ft. of Front Street, looking west from Corktown Common park, will be transformed into a vibrant, pedestrian-friendly, colourful European-style promenade lined by cafes, boutiques and retail shops. Made for walking, the Front Street Promenade will be beautifully landscaped with trees, parkettes, benches and gathering spaces.
WORLD’S 7 TH MOST INTELLIGENT COMMUNITY Ranked seventh most intelligent community in the world, Canary District will be home to Canada’s first open-access, ultra-high-speed broadband community with smart buildings, smart healthcare, smart education and smart living. A city is not merely shaped by its built form; it is defined by the character and soul of the communities that exist within it. Our philosophy is simple: we believe that it’s our responsibility as builders to create a positive impact beyond the footprint of our buildings. So we look at Toronto’s most dynamic neighbourhoods and ask ourselves: how can we make them richer, more livable and vibrant? How can we respect and enhance the history, spirit and character that make them so unique? Before a single blueprint is drawn, we reach out to the community to find out what matters to them, forming partnerships, engaging in conversation and building upon the lively energy already found in each location. For our Duke Condo project in the Junction neighbourhood, we helped spawn the popular Junction Flea Market, launched movie nights, supported art and music festivals, and even held a mass yoga session. The building itself was designed to both reflect and animate the distinct urban flair that defines the community. For Kingston&Co, a condominium coming to the vibrant neighbourhood of Kingston Road Village in the Upper Beaches, we began working with the community at the design stage. Their insights and comments were instrumental in helping to shape the final building design. We’re honoured to be working with local businesses as we build on the deep traditions of the community, and collaborate to tell the stories and engage in the experiences that make this neighbourhood so wonderful. Shaping Beautiful Cities™ is our mantra; we take it very seriously. By considering the social, ecological, economical and cultural elements that shape our communities, we can rewrite the rules to truly make Toronto the city of all our dreams.

TOO TIGHT or
JUST RIGHT Will my things fit into a condo?
Kingston&Co is first and foremost a home and a community. Because of this, it’s been designed around two important principles: first, that you need places to put your things; and second, that quality of space matters. It’s for these reasons that our homes have ample storage and laundry rooms, walk-in closets and foyers, and why each one has its own private outdoor terrace. You also have access to a community rooftop garden. Call us biased, but we would say that this focus on space is just right.

Trends come and go, but some things are
3. Backsplash A mirrored backsplash dramatically opens
timeless. Knowing where to make that extra investment
the visual space, making 800 sq. ft. feel like 1,600! Plus, there will be no trendy tile patterns that will grow dated in a few years. One of my favourites is a grey glass that gives a warm, smoky character to the reflection for sophisticated elegance, with minimal cuts for a seamless look. 4. Countertop I love mixing different materials to get a sense of contrast between the island top and the main counters. There’s nothing wrong with pairing clean quartz and rich marble. To save costs, invest in a beautiful material for the island where it will be showcased centre stage, and save the standard finish for the back counters which draw less attention.
in your new condo will help not just with resale value, but also with creating that warm and inviting space that makes it “home.” Here are my top 10 upgrades to take your suite from cookie-cutter to one-of-a-kind:
In the kitchen 1. Cabinetry In an open plan, upgrading the cabinetry means improving the view from every angle. Wood is both a hot 2014 trend and an ageless classic, so consider skipping the safe white or near-black espresso and go with the grain, so to speak, such as a gorgeous textural walnut. 2. Hardware Why invest in new cabinets but settle for standard hardware? Even standard cabinetry will benefit from the face lift provided by this relatively inexpensive upgrade. Try pairing sleek pulls for the bottom cabinets, with a contrasting knob for the uppers. Also consider upgrading doorknobs and other oft-forgotten hardware to achieve true bespoke appeal. 70
In the bathroom 5. Tiling Taking the tile from floor to ceiling creates a polished look essential to a feeling of spa-like luxury – a key to both market value and for your own day-today feeling of relaxation. Try a 1/3 offset pattern for subtle movement.

6. Shower Once you have beautiful tile in place, show it off with a glass shower panel rather than a curtain. If your space doesn’t already have one, you’ll find it almost essential for resale down the road. Allow for a minimum 22-inch opening, or use a glass door for access. 7. Vanity Storage is important, but so is feeling like you have room to move and breathe. A vanity with legs and plenty of open space will visually expand your bathroom without knocking down any walls.
In the living room 8. Lighting I have worked on many condo renovations that involved concrete ceilings where no extra lighting could be added – or so you thought! A dropped ceiling panel will reduce the perception of lofty ceiling height, while allowing for the installation of pot lights or pendants. Adding this extra layer of light avoids harsh shadows and dim spots. 9. Floor In a small space, avoiding breaks between flooring provides the illusion of greater square footage. Let one hardwood run throughout as much area as possible (even through the kitchen) for a harmonious look that seems to extend forever.
10. Focal point Last, but not least, create a focal wall to balance the visual weight of built-in features like cabinetry. This may seem like a superficial upgrade, but even just one large mirror will open the space while providing a visual anchor, enhancing the way you and your guests psychologically perceive the rest of your material investments.

Investor Advice
Why the Toronto condo market didn’t crash in 2013,
and why it will continue to thrive in 2014 by Andrew la Fleur Looking back on 2013, the biggest thing that stands out to me in Toronto’s condo landscape is that, despite all the so-called experts predicting otherwise, the market did not crash. Month after month, the stats came out saying that condo prices are not falling. They are, in fact, still rising. Yes, sales are down significantly from our record-breaking years of 2011 and 2012, but this should be interpreted as a return to normal. Condo rental prices continue to
rise as well in the two- to four-per-cent range. All this is leaving many of the real estate bears (those who believed that the market is going to take a prolonged downtown or correction) scratching their heads in bewilderment. What the heck happened to the Great Toronto Condo Crash of 2013? Here are three reasons why the condo market did not crash in 2013, and why I believe it will continue to thrive in 2014:
years to see and report on how many condos actually were completed versus how many were “scheduled to complete.” If they did, here’s what they’d find out. Every year there is supposed to be a tsunami of new condos completed that will cause a major market correction. Case in point:
Construction capacity prevents the market from being flooded with new condos We have a problem in our industry, we like numbers. We are addicted to them. We like to track things and we like to publish our findings every month, every quarter, every year. Statistics are actually a very good thing of course, but unfortunately in the wrong hands, they can be a dangerous thing. One such dangerous stat is units scheduled for completion. It is the one number that year after year is published in countless media articles without any qualification or explanation. After all, “Record number of condos scheduled for completion next year,” or “Onslaught of condos set to flood the market” makes for a great headline. However, no one ever follows up in subsequent
74
›› The forecasts in 2010 called for around 21,000 new condo units to be completed in 2011. In reality? Only about 14,000 were completed. ›› In 2011, the forecasts for 2012 called for around 27,000 units to be completed. In reality? Only about 10,000 were completed. ›› In 2012, the forecasts for 2013 called for around 32,000 units to be completed. That’s double what typically completes in a given year – all hell was going to break loose! You get where I’m going with this. ›› By the end of 2013 we were right on track for, you guessed it, around 16,000 completions! You see, “scheduled occupancy” is a very loose term in the condo world. It is based on the developer’s original occupancy schedule set before they even begin selling a single unit. Delays happen, that’s normal. All this leads me to believe that we have a construction capacity problem in Toronto, which is a very good thing for condo investors wondering about the future of the condo market. The doomsday scenario of 30,000 to 40,000 units completed in one year is looking more and more like an impossibility.

The rental market in Toronto has super-human strength
Everyone and everything is moving downtown
The cash flow that investors are getting on units they close today which they bought four or five years ago is amazing. The reason is that average rental prices have risen significantly over the last few years. If you talk to any investor who bought three to five years ago and is renting their units in today’s market at today’s prices, the one thing they will all say to you is: “I wish I bought more!” Rentals continue to rise despite the fact that according to the Toronto Real Estate Board, there were 21 per cent more condos available for rent in Q3-2013 than the year before. Think about that number: a 21-per-cent rise in inventory, yet prices are still rising. Imagine what will happen to rental prices in three years when we pass through the current boom in construction and enter into the lull that will occur because new condo sales have fallen so much in the last 15 months!
This point I can’t emphasize enough with people I talk to on a daily basis who are thinking about investing in a new Toronto condo, but feel like they missed the boat or that it’s not possible to make a good return like it was a few years ago. People want to live downtown. Businesses want to be downtown. Institutions and schools and churches and tourists all want to be downtown. So, why were sales down in 2013? Simple – many are renting instead of buying. So from the investor’s perspective, you win either way. As long as more people are moving in than new dwellings are being built to house them, investors win. There is virtually no land left to build homes in the city. There are virtually zero rental apartments being built in the city. The only answer to our housing shortage is condos.
THERE IS VIRTUALLY NO LAND LEFT TO BUILD HOMES IN THE CITY. THERE ARE VIRTUALLY ZERO RENTAL APARTMENTS BEING BUILT IN THE CITY. THE ONLY ANSWER TO OUR HOUSING SHORTAGE IS CONDOS.

MEET OUR
HERO
Matthew
m
Matthew was born in August 2012, three weeks prematurely. At 30 weeks gestation a routine ultrasound showed fluid in his abdomen. Matthew’s mom, Gillian, was transferred to the high risk unit at their local hospital. Their doctor there suspected that Matthew had meconium peritonitis, a rupture of the bowel. This is rarely seen in babies in utero, but is associated with babies who have cystic fibrosis. His parents were tested and learned that they carry the gene for cystic fibrosis. This came as a total surprise to them as there is no CF in their families. At birth, Matthew had a blood test and was confirmed to have CF and presented with the “classic” form – the delta gene. He was transferred to SickKids and had surgery to unblock his bowel on his first day of life. He
76
had some complications, and spent six weeks at SickKids. Shortly before Christmas, he had a second surgery and was in hospital for three days. Matthew’s condition has already affected his pancreas and although it has not yet affected his lungs, his parents expect that it will as he develops and grows. They do physiotherapy with him daily to keep his lungs as healthy as possible. “It’s the worst feeling watching your child fight to get better,” says Gillian. “But despite his condition, Matthew’s been a happy boy providing us smiles.” Matthew’s parents decided that they want to do everything they can to help advance research. They met Dr. Felix Ratjen, head of respiratory medicine and co-director of the Cystic Fibrosis centre, who spoke to them about CF stem cell research and they readily agreed to allow SickKids to take a sample of Matthew’s skin when he came to have his surgery in December. “You can’t do anything to help other than be there and love them unconditionally. There were really two reasons behind participating in the research study: a little hope and a lot of fear. My optimistic side would say a lot of hope,” says Gillian. Last year, SickKids researcher, Dr. Janet Rossant and her team became the first in the world to use skin cells from patients with CF to produce mature lung cells in a petri dish. Lung cells generated from patients can be used to develop and test drugs that target the genetic mutation underlying the condition. If the drugs work on the lung cells, then later they may also be tried on the patient. Until recently, the only therapies available for patients with CF targeted the symptoms, like infection and digestive disorders, rather than the underlying genetic alteration.

Why SickKids? 1.
The life expectancy of a cystic fibrosis patient has increased 12x in the past 50 years – from 4 years to 48. Research at SickKids, including the discovery of the gene that causes CF, is helping build toward a future where cystic fibrosis is a disease of the past.
2.
Thanks to the generosity of partners in the Builders Helping to Heal Campaign, SickKids leads the way in cystic fibrosis research and many other devastating childhood diseases.

Pearls of wisdom
Are you considering a condo purchase in 2014? These industry insiders offer some sage advice on what smart buyers need to keep their eye on. A home is probably the most important purchase you’ll ever make.
You want to ensure you choose the right home in a great location, built by a company you can trust. Then come concerns over finances and the state of the market.
Smart condo buyers in 2014 should pay attention to 2013 Brian Brown Vice-President, Lifetime Developments
78
What are the truly important factors buyers should focus on when purchasing a new condo in 2014? We asked the experts – executives at some of the top condominium builders in the GTA. Here’s what they had to say.
l
ast year was a transition year for the condo sector with near record lows in the number of new sites launching and the number of units sold. While it was a year some developers and condo buyers are happy to put behind them, it was an important wake up call and reminder as to what needs to be done in 2014 to make it a more exciting and promising year. Despite the statistics from 2013, some developers and development sites enjoyed great success, generating strong sales and high prices with new condo launches. Those who succeeded, did so by relying on some key development principles. Among the fundamentals that meant success in last year’s market, there was nothing as important as location! Whether it was a launch in a thriving established neighbourhood, or a condo project in a burgeoning area ripe for renewal, last year’s most successful new condo developments reinforced the axiom that in real estate, location matters. Success last year also came to projects that were able to distinguish themselves from the competition through distinctive design, singular architecture and efficient suite layouts. Rich luxurious appointments, compelling and desirable amenities, bold architecture and efficient yet eminently livable suites were some of the factors that helped buyers differentiate between developments and determine potential values. And while 2013 rewarded projects for their location and design, the market also responded positively to developments that presented a clear value proposition for buyers. Developers who launched projects with competitive price points, who allowed for suite appreciation (and investment returns), and who provided aspirational residential opportunities that were accessible to today’s investor saw positive response from the market. This year is promising to be a very busy one, with many distinctive new sites coming to market, including a new development from Lifetime and BLVD, in the heart of Toronto’s venerable Forest Hill community, called The Code Condos. And while no one can predict what the market’s reaction will be in 2014, if smart condo buyers pay attention to 2013 – and remember its lessons about location, design and price – then the year ahead should be a great one!

Focus 5 Krystal Koo Director of Sales and Marketing, Dundee Kilmer Developments L.P.
1 / Community A condominium is not a hotel room; it’s a home, a neighbourhood, a community. Pay special attention to what’s around you, like good amenities in the building, nearby shopping, recreation and green space. Today’s urban generation wants to live a full and rich life in the city, to spend quality time with friends and family, to enjoy their community and the outdoors. 2 / Transit Gone are the days of the three-hour commute to and from distant suburbs. Today’s condo builders focus on fast, efficient public transit that allows people to travel from work to home to other downtown attractions. Look beyond the crowded Yonge Street corridor for up-andcoming locations with new transit infrastructure. You’ll find condos with a great lifestyle and affordable pricing just minutes from the central core, like Canary District in the downtown east. These are the hidden communities that will be tomorrow’s hot locations.
t
here are five things that smart condo buyers should be paying attention to in the 2014 real estate market:
Today it’s all about living life to the fullest. It’s as much about experiencing the condo amenities as it’s about getting out and enjoying the shopping, dining and recreational opportunities in the community.
3 / Lifestyle Does the condo you’re looking at provide you with the lifestyle you want? Today it’s all about living life to the fullest. It’s as much about experiencing the condo amenities as it is about getting out and enjoying the shopping, dining and recreational opportunities in the community. It’s about grabbing a latte on the way to work, or walking your dog in the nearby park. As more people are looking to live downtown closer to where they work, they are also trying to match the lifestyle they want. 4 / Space There’s no doubt that space is at a premium in the city, which is why it’s vital that every inch of living space is used smartly. Look for clever floor plans that maximize livability. Interior features like islands with built-in cabinetry serve a dual purpose of storage plus counter space. It’s all about taking the space and making it work for your lifestyle. 5 / Nature In a metropolis of glass, steel and concrete, you can still find islands of green space if you look closely. Today’s savvy condo builders add a breath of fresh air to their site through landscaping or terraces. Look for locations close to parks and trails, with trees, boulevards and vibrant cafes. Canary District in the Downtown East is located beside the brand new 18-acre Corktown Common park which is the trail head to over 1,800 kilometres of green space, and offers one of the best natural lifestyles in the city. 2014 Condominium Builders’ Annual

Choices, choices and more choices Bryan Tuckey President and CEO, Building Industry & Land Development Association
a
s an advocate for the newhome industry, I am often asked by my friends and family to explain what it is about new homes and condominiums that stands out and above their resale counterparts. While there are a number of reasons to pick from, I would have to say that the underlying factor is the freedom of choice.
While choosing your builder is a critical step, choosing your finishes is where the fun begins. New-home buyers can completely customize their homes or suites to their liking. 80
When you buy a brand new home or condo, you get to choose your builder based on their reputation and track record. Just like buying a new car, you know that certain brands carry a definite advantage and with no previous owner, you know you’re getting exactly what you’re paying for. While choosing your builder is a critical step, choosing your finishes is where the fun begins. New-home buyers can completely customize their homes or suites to their liking. Whether it’s floors, kitchen cabinets, countertops or faucets, your new home is built completely to your liking. Upon purchasing, homebuyers are invited to choose from dozens of different packages that best fit their budget, taste and lifestyle. New homes are built using the latest construction tools and materials, so you know you’re getting the most out of your home. This is especially true when it comes to energy efficiency. In 2012, the Ontario Building Code was updated to include higher standards for building energy-efficient communities and our industry has not only met, but exceeded these new requirements. New-home buyers can now choose from an array of Green features such as high-pressure, low-flow shower heads and faucets, dual-flush toilets and front-loading washing machines which reduce both water and energy consumption. With the industry’s shift toward high-density housing in recent years, condo developers have taken amenities to a whole new level in recent years. Those looking to find both entertainment and convenience without having to travel can now do so in the comfort of their own condo buildings. From theatre-sized movie rooms to virtual games rooms to luxury spas, new highrise buyers can really maximize on the benefits of condo living. There are even pet-themed amenities to help reinforce the notion that you don’t need to compromise your lifestyle when you live in a condo. While this is a huge leap from the traditional package of a swimming pool and fitness centre, home builders understand that some buyers are perfectly happy with simply enjoying their suites. That’s why so many new developments are offering minimal amenities with ultra-low maintenance fees. All you have to do is choose what best appeals to your lifestyle. With highrise inventory at a healthy, high level, there’s plenty to pick from! As a homeowner, I think having the freedom to choose is an imperative factor when purchasing a new home, and that is why I chose to buy new!

What should new home and condo buyers pay attention to in 2014? Everything! Simona Annibale Vice-President of Marketing, The Daniels Corporation
Look at location. Most people want to live within a reasonable commute to work and close to amenities. Look at what public transportation and highways are close by, and try your commute during rush hour.
f
or most people, the purchase of a new house or condo will be the largest financial investment they will ever make, so the decision merits careful thought and research. First, visit a mortgage specialist and get pre-approved so you don’t spend time investigating choices that are out of your financial reach. Inquire into mortgage rates and how they work. Avoid making assumptions about what your budget can accommodate, especially if you are a first-time buyer. Ask about special financial programs that can help. For example, Daniels offers an exclusive First Home Boost Program, through which qualified buyers can increase their down payment to 15 per cent of the purchase price through an interest-free, payment-free loan. And keep an open mind when it comes to designs that fall into your price range. Layout is often more important than square footage when it comes to livability. Next, look at location. Most people want to live within a reasonable commute to work and close to amenities. Look at what public transportation and highways are close by, and try your commute during rush hour. Now, think ahead and shop for a home you will not outgrow quickly. If you want a backyard and garage, a lowrise home is a good choice. Maybe you prefer the carefree condominium lifestyle, that involves exterior and amenity maintenance being handled for you. It’s up to you. Remember to do your homework when it comes to researching builders, so you can purchase with confidence. Ask questions such as whether the builder’s communities come with social, cultural and recreational opportunities beyond the bricks and mortar. At The Daniels Corporation, the word “community” is a lot more than a buzzword. Community involves the very heart of what makes a place feel like “home.” Make sure your lifestyle needs are met. If you like to garden, ask about urban gardening programs. If you thrive on the arts, are there cultural venues nearby? For Daniels, each new home community is a work of art – literally. Our neighbourhoods are designed to enhance their surroundings, the community and to make a statement about their unique character. Find out whether your builder gives back by supporting local charities and non-profit organizations, which is an integral part of the Daniels philosophy. As the consumer, it’s your responsibility to do your due diligence and ensure that your choice is the right one for you.

Committing to an area by properly researching it will ensure many years of enjoyment and avoid the hassle of an inconvenient and costly subsequent move.
b
uying a new home is the most important decision you’ll make and it’s important in today’s market to find the right fit for your needs, which vary from access to public transit or major highways, to close proximity to green space or schools for your family, or entertainment if a night on the town is part of your routine. With new changes to mortgage rules and affordability becoming a greater issue across the demographic spectrum, it’s important to ensure that the home you purchase takes into
82
Transit hubs account your personal needs. If you prefer to live outside the city and commute downtown for work, public transit or quick access to the major 400-series highways will be important. Choosing a home without these options can quickly feel overwhelming as you’ll spend a great deal of time in your car or on several modes of public transportation rather than enjoying the home you’ve invested in. Many Menkes communities, both highrise and lowrise, are strategically placed along subway lines, streetcar routes, and within minutes of major thoroughfares to increase the time you spend at home, not on the road. Locations close to green space or schools become a greater need for growing families or pet owners. Research areas before deciding, to ensure the local schools have a good reputation, and that park lands and walking trails are safe and well-lit. Committing to an area by properly researching it will ensure many years of enjoyment and avoid the hassle of an inconvenient and costly subsequent move. Finally, it’s important to consider your own social lifestyle before you make a final choice on where you’d like to live. Many people who found themselves stating that they’d like to get away from it all move out to the suburbs only to regret their decision if their social group remains in the city, or if they’re not quite done with city life. The same works in reverse for those who move into the city to avoid commuting, only to find that vast and less-crowded green spaces are no longer available as they were in their former suburban life. In the current economic climate, find the right home for your price range and then ensure it meets your travel and lifestyle needs before putting down roots.
Scott McLellan Senior Vice-President, Plaza
If the City isn’t making a commitment to subways, where else is there to go? You then start to look at 400-series highways, you look at areas accessible by public transportation like GO lines, streetcar or bus lines as a “Plan B.”
t
he most important thing that smart condo buyers should be looking at right now is the fact that the City hasn’t made an intense commitment to subways. We have to make sure that, as consumers and buyers, we continue making our buying decisions based on things that will drive the Toronto economy,

06/03/14 16:13:36
Flex & function transportation being one of them. Projects that are located on or next to subways will continue to be in high demand. But there are only so many opportunities to build on subway lines, so a proper buying decision would be to make sure you’re buying in proximity of subway lines that are within easy walking distance. The projects that we’re releasing this year are predicated strictly on the fact that they’re right next to subways, including a new site that we have at Jane and Hwy. 7, which is a half a block walking distance to a brand new underground subway station that’s going to be the first one in the 905, along with our Wellesley project that we’re launching this year which is right on top of the subway at Yonge Street. And then of course, our 1 Yorkville project is on two subway lines. Strategically, that’s what we’ve done – we’ve looked at opportunities right on subway lines and we’ve made our decisions based on that. If the City isn’t making a commitment to subways, where else is there to go? You then start to look at 400-series highways, you look at areas accessible by public transportation like GO lines, streetcar or bus lines as a “Plan B.” And you’re starting to see more projects that are doing well just outside the core where you can take public transportation to get back into the downtown of the city. Finally, you’re also starting to see projects in parts of the 905 that are on GO lines which are more affordable when compared to single-family homes in these locations, that have become more and more scarce due to the greenbelt issues and intensification that the government imposed on us several years ago. The results of that are higher-density housing projects on GO lines that have easy access into the downtown core.
Chris Wein Senior Vice-President of Sales & Marketing, Great Gulf
Condo buyers are becoming more and more sophisticated and should expect iconic design with architectural integrity.
y
ears ago, highrise condominiums were considered a temporary step until buyers could afford a lowrise home with a backyard. It’s a different story today with condos being the popular choice of new homebuyers of all ages seeking the freedom that comes with maintenance-free living. Modern condo suites are truly homes in the sky in every sense of the word, and that’s why it’s important that condo buyers look for flexibility of space with floor plans that are not rigid and with units that are designed for multi function.
It’s also important that today’s condo buyers consider amenity spaces and services that align with their own lifestyle. Some buyers will want pools and 24-hour concierge services while others prefer features specific to their own needs. Their suites are only the beginning, and building amenities are actually extensions of their living spaces. So are balconies, which are essentially outdoor rooms. Condominium developers are paying particular attention to making balconies as deep as possible to allow for patio furniture, barbecues and container gardens that turn these areas into garden terraces and extensions of indoor living spaces. Far from a narrow ledge with a glazed railing and a few chairs, generous balconies in modern buildings create inviting “backyards.” And that’s just the beginning. There are so many options and cool areas to choose from. Buyers can research and identify where the next great neighbourhoods are going to be. With the evolution of Toronto’s growth moving east, we’re seeing the emerging design district on King Street East near Power Street. Moving west of Ossington, we’re seeing the trend of hot neighbourhoods continue to Dundas and Queen Street west of Dovercourt. Condo buyers are becoming more sophisticated and should expect iconic design with architectural integrity. Suites featuring Green technology provide ongoing sustainability and help reduce long-term carrying costs. Ergonomically designed interiors, contribute to ease of use, comfort and efficiency. The shape, texture, feel, user-friendly element, and visually pleasing characteristics of an ergonomically designed condo impact your relationship with your surroundings to create balance and harmony. Of course affordability remains a key concern, so it’s important to find homes that are the right size, making them affordable and highly functional.

Smart investment opportunities Sam Crignano President, Cityzen
Many people are seeking a safe haven not only for themselves, but for their money. As a result, a number of these people are choosing to move to Toronto, invest in Toronto, or both.
84
t
oday we are seeing considerable turmoil in a host of countries throughout the world. The upshot of this is that many people are seeking a safe haven not only for themselves, but for their money. As a result, a number of these people are choosing to move to Toronto, invest in Toronto, or both. For several years, Canada has been viewed as a safe haven with our stable government, strong economy and banking system and, therefore, a secure environment in which to invest. Following on that theme, many new Canadians recognize the true value of real estate as a secure place to put their money and this has resulted in a vigorous drive to acquire property, largely in the form of condominiums across the GTA. Additionally, with the constant rise in real estate prices in Canada and more specifically in Toronto, we are seeing many people start their first investment into the real estate market with a condominium. This allows them to get into the market and establish some equity. With the continued interest in investing in Toronto real estate, this also assumes that today’s investment for the homeowner can only appreciate in value over time. There are some principles that any smart condo buyer needs to address when looking for their new home. Initially it is important to walk around and explore the neighbourhood where you are thinking of buying your new condo and get a true sense of the character of the area. Be sure that it fits your lifestyle, has the shops and services that you need and the parks or green space that might be important to your happiness. The amenities in the building are also key to one’s lifestyle. They can help to support your wellbeing and enhance your quality of life going forward. Amenities can also play a part in the resale value of your property. From a purely financial perspective, interest rates are at their lowest level ever so buyers are encouraged to take advantage of these low rates, as there is no guarantee how long they will last at this level. Now is most definitely a good time to buy real estate and when buying, be sure to look for capped rate programs.
