SMART THERMOSTATS GLORIFIED NECESSITY OR EFFICIENT? Anyone who has stepped outside at least once in the last three months will tell you, the polar vortex has Canada and much of the Midwest of the U.S. in the midst of a deep freeze. No surprise then that most homeowners are combating the frost with the help of their thermostats.

If you’re looking for a new home, you’re in luck: Many come with some sort of smart thermostat, or the wiring to put one in. Almost all have a schedule system that gives homeowners control over how they heat their home, from inside or remotely with a smart phone. Is it worth getting a smart thermostat?

My partner and I moved into our new build last November.

The installation of our preferred thermostat was seamless enough. Within 20 minutes, we had the app and thermostat installed. The heat was on and circulating; however, it never seemed to stop. I awoke in the early morning hours perspiring heavily. Winter’s blustery wrath whistled outside, reminding me what season it was. According to the app, it was 27 degrees inside. Like author Stephen King’s ‘Carrie’, this thing was trying to kill us. My partner disabled the system, but by 5:15, the heat was still kicking, and we saw 30 degrees. At 5:30, we turned the furnace off from the fuse box and took the thing out of the wall.

We quickly learned the problem had nothing to do with the shortcomings of the product - but a classic case of lazy wiring from the HVAC contractor.

Now that we’ve got a handle on this thermostat, we’re appreciating the control we have in observing our energy consumption, the simplicity of adjusting the thermostat in and out of our home, and the overall cost savings. Was it worth it?

You bet.

Buyers recreating design of shane homes’ stylish

There’s so many options at Ramen Ichinen in the northeast it’s almost unbelievable. Choose your noodle size, veggies, lean or fatty meat, spice level and add-ons, all culminating into the most customizable ramen experience in Calgary. They even give you 1.5 times the noodles for free!

They make a limited number of ramen bowls every day (usually about 200 to 250) and are closed by 2:30 p.m. daily. Try visiting on a weekday right at 11 a.m. so you don’t have to wait for a table. This place is just that good!

Located in the Scotia Centre downtown, Goro + Gun is a chic ramen restaurant that’s perfect for any occasion. You’ll find a variety of Japanese cuisines here apart from wet and dry ramen: bento, sushi, teppanyaki, rolls and appetizers like gyoza and tataki to name a few. They even offer a gluten-free tonkotsu so that people with a glutensensitivity can still enjoy a good bowl of ramen.

Ikemen’s house-made noodles are a sign of its authenticity, as is its large selection of wet and dry ramen bowls. Located in the Kensington district, it’s the

is Tekkotsu Ya. This fairly new ramen restaurant is well worth the trip. This place has the best edamame I’ve ever tried, and their ramen bowls are just as good. They even have ramen variants I’ve never heard of, like the Jigoku, a spicier version of a basic pork broth soup. Check this place out!

RBC LOWERS FIVE-YEAR FIXED MORTGAGE RATE

The big news in mortgage rates is RBC’s decision to cut its five-year mortgage rate from 3.89 per cent to 3.74 per cent.

The bank hasn’t lowered its posted five-year fixed rate since October 2017, and there’s an expectation that other banks will soon follow — great news for those out shopping for a home and a mortgage.

“RBC is the largest mortgage lender in Canada, so whenever they move their mortgage rates, we can expect that the other four banks will follow suit,” says James Laird, co-founder of Ratehub Inc. and president of CanWise Financial.

“We anticipate that the other big banks will soon have a publicly posted rate of 3.74 per cent as well. We have expected this move from lenders since bond yields dropped in December, after the Bank of Canada’s announcement stating that future rate hikes would be slower and less frequent,” he says.

Laird continues: “Canadians who need a mortgage this year should check back frequently with rate sites and mortgage providers. As the spring homebuying market approaches, many lenders will offer deep discounts and promotions in order to attract new customers.

“Anyone looking for a variable rate should act quickly, because the current stable interest rate environment is causing lenders to reduce the discounts being offered on variable rate mortgages.”

Here are scenarios that help you, the homebuyer, break it all down according to Ratehub.ca’s mortgage payment calculator: SCENARIO 1: $400,000 mortgage with a five-year fixed rate of 3.89 per cent Monthly Mortgage Payments: $2,080 A homeowner with a 3.74 per cent rate Monthly Mortgage Payments: $2,048 There’s a 0.15 per cent difference in the mortgage rates.

This would lower mortgage payments by $32 monthly or $384 yearly.

SCENARIO 2: $800,000 mortgage with a five-year fixed rate of 3.89 per cent Monthly Mortgage Payments: $4,161 A homeowner with a 3.74 per cent rate Monthly Mortgage Payments: $4,096 There’s a 0.15 per cent difference in the mortgage rates. Whether you are moving into or out of a new space, there are certain things to do to make things go as smoothly as possible.

Think of the following tips as ‘moving etiquette’.

• Let your neighbours at both ends know when to expect the movers to pull into your place.

Ensure the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property.

• If you are booking a residential move, try and select 9 or 10 a.m. for your truck to arrive since people who work 9-to-5 are not home. You are less likely to cause them any inconvenience.

• Have your pets cared for elsewhere. Moving means doors will be open for long periods, and animals wandering about can be dangerous for them and for the movers.

• Most people wonder whether to tip movers. It is not compulsory,

so it is totally up to you.

• Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave.

If anything is left behind, collect it yourself and dispose of it.

• As items are moved out of rooms, sweep, mop and clean what you can. Some people hire cleaners before giving the key to the landlord or new owners.

NATIONAL WRITING CONTEST IN SUPPORT OF HABITAT FOR HUMANITY CANADA

Through a story writing contest called The Meaning of Home, students in Grades 4, 5 and 6 can submit an essay or poem on what home means to them. The national contest is in support of Habitat for Humanity, a nonprofit organization that brings communities together to help families build strength, stability and independence through affordable homeownership.

In the last 12 years, more than 50,000 students have shared what “home” has meant to them, and thanks to their inspiring words, and

the generous support of founding sponsor Genworth Canada, more than 3,300 families have benefited.

“It is such a joy to see students across Canada being excited about writing and learning about the important issues of affordable housing and homeownership,” says April Gibson, senior manager of Partner Services and Stewardship at Habitat for Humanity Canada.

Last year, nine-year-old Ryan Mota of Winnipeg won a $25,000 grant which he directed to the Habitat build of his choice.

WHO’S IN CHARGE? CONDO BOARD, MANAGER OR ANNUAL MEETING?

There are times in condominium living when we need to know who’s in charge. An issue might arise that requires a political decision, or a problem looms that requires spending considerable funds. Which, come to think of it, leads right back to politics.

employed by the condo corporation administers daily issues, he or she has no deciding authority. It is the condo board that must grapple with issues and make tough decisions, just like municipal council does at city hall. The property manager then implements those decisions, just like staff do at city hall.

In fact, condominium law parallels municipal law in much of North America, with a few specific differences. Here in Alberta, the elected condo Board of Directors

is the governing body of the condominium corporation, chosen at an annual general meeting.

These three to seven people have the duty to make decisions in the best interests of all the owners.

They also have considerable authority and discretion in order to get their job done.

So, the condo board is in charge, right? Well, yes, except Alberta’s Condominium Property Act also specifies that boards shall take direction from an annual general meeting, or a special

general meeting of the corporation of all the owners, which can usually be called by owners who are not on the board. This meeting could also result in the election of a new condo board, which might reverse decisions made by the previous board. Such an election or direction, of course, is subject to proper notice having been given to all owners (see your bylaws), while reversing decisions can be hard if contracts have been signed.

Some things just can’t be undone.

In city hall, the council passes bylaws, while in a condominium, the owners must approve bylaw changes with a 75 per cent majority vote.

Those are the important differences between a condominium and city hall, which are otherwise remarkably similar. In short, condo boards have a large

mandate, but can be turned out of office in part or in their entirety, and condo boards must take direction from general meetings.

Condo boards also determine its own table officers, e.g.: Its own chair, secretary, treasurer and so forth. I wouldn’t want my mayor chosen this way, but it’s a good and simple system for the smaller world of condominium.

In some condominium corporations, the board is so fragile, that the property manager ends up running the show. It’s not good, and there’s liability involved for the management company. What are you going to do when most owners are absentee landlords, or for some other reason can’t or won’t hold meetings and make decisions? Don’t buy into a condo community being managed this

way – however, recognize that some condominium developments would have no leadership at all if the property manager didn’t take the reigns.

Let’s review a make-believe example of some of the above.

Pretend that a condo townhouse development called ‘Sleepy Hollow Condos’ (100 homes) has always had an outdoor pool, and that members of the board seem to be among the few owners who actually use it. At 30 years of age, the pool requires a $250,000 renovation. Lacking an adequate reserve fund, the board votes to special assess $2,500 on each home to rebuild the pool, which a majority of owners would rather see closed down.

A group of objecting owners circulates a petition to all their neighbours calling for a special general meeting and serving notice that a single motion will be on the agenda. It reads that, “the board is directed to cancel the planned special assessment, close the pool permanently, fill it in, and create a modest rock garden.” The meeting comes to pass, the motion is voted upon, and it passes 93 to 7 (the board members). After the meeting the Board remains in place. It has the same decision-making power as before, but on this issue, it can only decide when to close the pool, which contractor to hire to fill it in, and how many cacti to plant.

This scenario is fanciful, and reality is usually messier. Yet it shows how the Condo Act and your bylaws provide checks and balances, should you need them.
