MARKET CHANGES OFFER BUYERS CHOICE AND TIME

There’s no doubt the real estate market in Greater Vancouver is changing. The latest MLA Intel Report shows that January saw an increased number of listings and diminishing sales as buyers sat in a holding pattern. Compared to January 2018, pre-sale inventory increased by 56 per cent while the number of sales recorded was 39 per cent below the number recorded last year. But it’s not all doom and gloom. These market changes have advantages for buyers looking for investments or homes. The number-one benefit of a slower, less saturated market is time. Gone are the days of campouts and lining up around the block as a pre-sale began. Buyers currently have the luxury of looking at a home or visiting a sales centre multiple times before they make a purchase decision. This relieves the pressure to leap into a sale before the buyer is fully comfortable. Also, less competition allows sales agents to spend more time answering questions and working one-onone with buyers. The second benefit to buyers is choice. Available supply of homes for sale is rising gently, putting downward pressure on prices, which have eased across categories in most areas of British 22

Columbia’s Lower Mainland. At this time, the general public has access to properties that were once reserved for the keeners or the well-connected. We’re also seeing more sales promotions happening in the pre-sale market to entice buyers. LANEWAY HOMES TINY FOOTPRINT, TINY PRICE by MICHELLE HOPKINS Whether you call them coach houses, garden suites or laneway houses, Vancouverites are having them built in record numbers for aging parents, adult children or as a rental helper. This trend has been soaring in popularity in Vancouver for a decade now. Since the inception of the City of Vancouver’s Laneway Home Program in 2009, the city has issued more than 3,800 permits. “Laneway houses provide an excellent opportunity to increase the diversity of rental units in low density neighbourhoods, and are an important part of Vancouver’s housing strategy, which targets 4,000 laneway homes to be 62

built within 10 years,” says Paula Huber, senior planner, Community Planning, City of Vancouver. “They provide housing for diverse groups of people, including adult children who want to live independently, and renters who want to live in detached housing. We are continuing to see an upward trend in applications, with 500 or more laneway applications every year since 2015 and over 700 in 2018.” Huber went on to say that laneway homes are especially attractive to homeowners because it’s an opportunity to keep an eye on their aging parents and/or provide housing for their young adult children, without having to

lose their own privacy. Jake Fry, founder/principal of Smallworks, a design/build company of laneway homes, says it’s tough for young Vancouverites who want to stay in the neighbourhood they grew up in but can’t afford the cost of a home – laneway homes allow them the opportunity to do just that. “We also build them for seniors and Boomers, who tell us they like to have their small pied-deterre, but they also want to spend months travelling, so this type of housing really appeals to them,” says Fry, whose company was the first in Vancouver to build laneway homes.


Smallworks custom-builds 30 homes a year, ranging in size from 500 to 950 sq. ft. “We try to design our homes reminiscent of a full-size family home,” he adds. The cost to build a laneway house makes it quite attractive for many homeowners as well. “On average, a laneway home costs just under $300,000 (which includes $40,000 or so for permits, taxes, and landscaping),” he adds. “Laneways housing is really reflective of what lots of Vancouverites want, a smaller home that is affordable, while still in the city.” Typically, Smallworks’ customers are looking for two-bedroom, two-bathroom homes that are extremely well-appointed. Laneway homes also reduce our carbon footprint, but more importantly, they’re a way for families to live together – just not under the same roof. 63

FINALISTS ANNOUNCED FOR THE 2019 OVATION HOMEBUILDER AWARDS

On Feb. 28, the Ovation Awards revealed the finalists for the 2019 awards in Vancouver. Celebrating its 10th year, the Ovation Awards represents builders, designers and renovators across Metro Vancouver, and is a symbol to look for when building, renovating or purchasing a new home. Award-winning projects have been peer-reviewed by builders and renovators from across Canada, giving homeowners the confidence the products they are purchasing are of the highest industry standards. Known as the industry’s leaders, each year Ovation Award-winning builders push design and building science boundaries driven by homeowner expectations, and changing market conditions. One example is the VictorEric Dickens at Kensington townhouse project. Nine unique, colourful townhouses were built on either side of a beautifully landscaped courtyard alongside a duplex carefully concealed inside an East Vancouver, pre-1940s character home. Amazing communities by design was both the vision and mission for this project. The goal was to create a community reminiscent of a smalltown where everyone knows each other, and neighbours look out for one another. Targeting young 66

families, outdoor communal space was designed for children to play together in a safe space under the watchful eyes of parents in kitchens above; a place where neighbours come together to play games and share impromptu potluck meals. The internal auto-court not only provides attached garages to each rowhouse unit but also this communal gathering place. Each unit has its own individual roofline and unique colour. Eric Lee, principal and chief designer says, “We didn’t want another townhouse project where every unit looks the same. Using different cladding and front door colours allows each owner’s individuality to shine, while they use their unique unit colour to easily identify their unit to visitors and delivery people.” The open floorplan, with a 10ft. ceiling on the livingroom floor, and glass railings on the staircase, provide a tremendous sense of freedom and spaciousness ideal for child’s play and gatherings. The top floor has two bedrooms

and a small open den. The goal was a townhouse with all the benefits of a single-family home, including attached garages, and large open space. Dickens at Kensington is a finalist project in the Best Townhome/Rowhome development (less than 1,500 sq. ft.) category.
