TIME TO GIVE LOCALS A HAND WITH HOMEOWNERSHIP

Vancouver’s done it again – it’s made the list of one of the least affordable cities in the world. The 2017 Demographia International Housing Affordability Survey used the “median multiple,” the median home price divided by the median household income, to rank the least affordable markets in nine countries. Of 293 metropolitan housing markets measured, Vancouver ranked third, following Hong Kong and Sydney.

Surprised? Not really. There’s nothing truly groundbreaking here – Vancouverites are well aware that their city’s home prices have entered the stratosphere. However, the report put into perspective just how out of reach the housing market has become. The study gave Vancouver a median multiple of 12.6, which means that the median home price is 12.6 times higher than the median household income. Housing markets are deemed affordable when the median home price is no more than three times higher than the median household income, says Demograpia. Vancouver is otherworldly.

The study is just one more sign pointing to the need to give Vancouverites a hand with homeownership. One of the latest initiatives is the local-first policy, which aims to help homebuyers get first dibs on new presale opportunities. Many new home builders have embraced the initiative. And while there’s no telling if it will have any real impact on the city’s affordability crisis, at least it’s a step in the right direction.

3 TIPS TO MAKE MORTGAGE RENEWAL TIME EASIER

Unless you have the money to pay off the entire balance of your mortgage in your first term, you will have to face a few mortgage renewals.

A renewal involves taking the outstanding balance of your mortgage and renewing it for another term at a new (and hopefully lower) interest rate.

You’ll know it’s time to renew when your current mortgage provider sends you a renewal notice.

It typically includes a new mortgage rate and term offer. However, it’s in your best interest to take a more proactive approach. Here are our top three tips to prepare for an easier mortgage renewal time: 1. CONSIDER YOUR CURRENT FINANCIAL GOALS

Before you simply accept your renewal offer, review your financial goals.

First, determine if your current provider can offer a mortgage product that suits your needs. For example, if you have a five-year fixed rate right now, the renewal slip will likely be for another fiveyear fixed. If you think you’ll stay in your home for that amount of time, that works just fine. But if there’s a chance you’ll downsize or move to a new city in the next few years, you may want to look for a threeyear mortgage product instead.

Second, consider your prepayment options. If you could

receive a bonus, inheritance or some other source of extra funds, consider how the mortgage renewal could affect your prepayment options.

2. NEGOTIATE AND SHOP AROUND EARLY IN THE PROCESS

Last-minute planning isn’t a winning strategy for mortgage renewals.

While your current lender will likely send you a renewal slip sometime in the last 30 days of your mortgage term, you can generally start negotiating as early as 120 days before your maturity date.

If you can’t negotiate a better offer, starting early gives you enough time to consider switching providers. You may not be able to switch your mortgage over until your actual renewal date arrives, so it’s best to give a mortgage broker time to find the best product available.

3. ASK FOR A BETTER MORTGAGE RATE

mortgage rate begins by simply asking for one.

Lenders make it incredibly easy for you to renew with them, but you’ll literally pay for the convenience. On average, mortgage providers offer existing customers a discount of only 0.25 per cent off their posted rate upon renewal.

Some people are too intimidated to negotiate with lenders. But you can ask your provider for a better mortgage rate and, if they want your business, they will offer you one.

And if they don’t, maybe it’s time to shop around.

Coquitlam Town Centre is the vibrant centre developing around the central services of Coquitlam. Bounded on the north

by David Avenue, the eastern edge follows Lincoln Avenue from the Coquitlam River to Westwood Street, then heads south along Westwood Street to the CP Railway line. The southern boundary follows the railway line, just north of Lougheed and Barnet highways.

THE VIBE

Downtown Coquitlam, the Coquitlam Town Centre, is a study in contrasts: on one side of the

street, there’s a typical suburban mall, Coquitlam Centre, and on the other side of the street, a 100acre park with trails, greenspace and a lake that locals can fish in.

Buffering the two is the Evergreen Cultural Centre where residents can partake in a variety of cultural activities, from theatre to music to art shows.

Buying a home is one of the most significant investments people will make in their lives. That is why home warranty insurance is an integral part of buying a home, whether it is brand new, a resale home that still has home warranty coverage, or part of a strata plan.

Home warranty insurance gives you financial security against risks you cannot control. Here are a few things buyers should keep in mind when looking to build or purchase a new home: KNOW YOUR WARRANTY PROVIDER

Make sure you know who your warranty provider is. Find out by asking your builder, looking for a sticker on the electrical box, or visiting BC Housing’s online New Homes Registry. The warranty provider issues a home warranty insurance policy when the home is completed or occupied.

UNDERSTAND YOUR COVERAGE

The provincial government set in place a 2-5-10 New Home Warranty Program. This insurance protects homeowners from a range of construction defects for designated periods of time: two years on labour and materials, five years on the building envelope, including water penetration, and 10 years on the structure.

If your new home is included in a strata plan, the home warranty insurance will provide coverage for your unit, plus separate coverage for the common property. For this reason, it is crucial for unit owners to take the time to gain an understanding of the difference between the common property and what is unique to the individual unit being purchased.

READ THE FINE PRINT

Always review the fine print of your policy. A few exclusions your policy may include are design, materials; labour supplied by the owner or by someone other than the builder, its workers or subtrades; landscaping; issues arising from the use of the home for nonresidential purposes; or failure of the homeowner to prevent or minimize damage.

TALK TO YOUR BUILDER

Some builders may offer additional warranties. Even though the government does not regulate these warranties, they must be enforced like any other contract, so be sure to get any builder warranties in writing. These warranties may be in the name of the builder, so find out if you need to have copies of the manufacturer warranties transferred to you.

Once your new home is complete, your builder or warranty provider should give you a home maintenance manual advising how mechanical systems work, where to find controls and a maintenance schedule to help protect and maintain the home. Don’t forget –

your warranty insurance coverage is conditional on the proper maintenance of your home being carried out according to this manual and the minimization of further damages.

YOU NEED TO KNOW ABOUT CANADIAN REAL ESTATE IN 2018

1 | MORE LOCAL THAN EVER First, there’s no such thing as a Canadian real estate market. You buy one home on one street in one neighbourhood in one city. This is true now more than ever.

What happens in Canada’s largest and hottest housing markets, Toronto and Vancouver, respectively, is quite different from that in, say, recovering areas such as Calgary and Edmonton.

“Monthly momentum for national home sales activity gained strength late last year, and further expected economic and job growth will buoy sales activity this year despite slightly higher expected interest rates,” Canadian Real Estate Association President Andrew Peck said on Jan. 15 in releasing CREA’s stats for December 2017. “Even so, momentum for home sales differs depending on location and type.”

Indeed, it does.

“While activity remained below year-ago levels in the GTA, the decline there was more than offset by some sizeable year-over-year gains in the Lower Mainland of British Columbia, Vancouver Island, Calgary, Edmonton, Ottawa and Montreal.”

Then there’s prices. The national average price climbed just 0.04 per cent in December from the previous month, but it declined 1.42 per cent in Oakville-Milton.

Looking at a longer-term trend is also important. Using the same Oakville-Milton example, prices were up 58 per cent in December from five years ago, while in Ottawa they’re up just 12.54 per cent, and in Saskatoon, they’re down 3.18 per cent.

2 | THE STRESS TEST It will be more difficult to become a homeowner this year. As of Jan. 1, borrowers with uninsured mortgages (those putting a down payment of 20 per cent or more) need to undergo a stress test. They must qualify at a new minimum rate – the greater of the Bank of Canada’s five-year benchmark rate of 4.99 per cent, or 200 basis points higher than their mortgage rate.

These new rules could reduce your purchasing power substantially.

At the qualifying rate of 4.99 per cent, a 20-per-cent down payment and 25-year amortization, here are the ballpark numbers you’re looking at to buy a home in these major Canadian markets:

It will also be more expensive to borrow money in 2018.

At least one mortgage expert, Calum Ross of the Mortgage Management Group, Toronto, began calling for fixed mortgage rates to begin to rise in early January, based on higher than expected Canadian employment data and other factors.

Sure enough, as of Jan. 15, at least three of Canada’s big banks had raised their benchmark five-year mortgage rates. More lenders are likely to follow suit, and some experts expected the Bank of Canada to increase its overnight rate target in its latest interest rate announcement and Monetary Policy Report on Jan. 17.

Canada Mortgage and Housing Corp., for one, expects mortgage rates to rise modestly from now to 2019. The posted five-year mortgage rate is expected to lie between 4.9 and 5.7 per cent in 2018, and between 5.2 and 6.2 per cent in 2019, CMHC says.

Despite these increases, mortgage rates are expected to remain below levels observed prior to the Great Recession.

Even in formerly scorching markets such as Toronto and Vancouver, sales are softening and price growth is slowing. For prospective homebuyers sitting on the sidelines waiting for your opportunity, this may be it.

After routine, double-digit price growth in many markets in Ontario and BC over the last few years, appreciation is expected to return to more sustainable levels this year. In its 2018 housing market outlook, ReMax forecasts price growth to be flat in the GTA (compared to 14-per-cent growth from 2016-17), five per cent in the Fraser Valley (11 per cent in 2016-17), and a decline of five per cent in Victoria (versus 11-per-cent growth in 2016-17).

In some markets, however, the slowdown may be short lived. In Mississauga, for example, ReMax is calling for a 2.5-per-cent drop in average prices this year, compared to 16-per-cent growth in 2017.

Limited supply and worsening

affordability challenges in lowrise homes, particularly in Toronto and Vancouver, have made condominiums an increasingly popular housing choice.

The price of a home in Canada increased 10.8 per cent year-overyear to $626,042 in the fourth quarter of 2017, according to Royal LePage’s National House Price Composite. The median price of two-storey homes rose 11.1 per cent year-over-year to $741,924, while bungalows climbed 7.1 per cent to $522,963.

Condos, meanwhile, appreciated in price faster than any other housing type, rising 14.3 per cent to $420,823 on a year-overyear basis.

Is 2018 likely to be much different? Doubtful.

In its latest Housing Trends and Affordability Report, RBC Economics says overall Canadian housing affordability, for the third quarter of 2017, hit its worst level since the end of 1990.

This means condos could remain king. But, as we stress in the No. 1 thing you need to know about Canadian real estate in 2018, there may be affordable lowrise options in your local market.

A new year means a new real estate report analyzing the outgoing year, current market conditions and providing a forecast for 2018. As predicted, 2017 slowed in comparison to the manic activity of 2016, but, relatively speaking, was still extremely active with the Lower Mainland leading the nation at almost 15 per cent in price escalation.

Similar to many of the world’s most vibrant centres, Vancouver continues to thrive and evolve rapidly. It is actively being shaped by the very same forces that influenced many of the world’s energy centres, such as Sydney and London. The overall housing market in Greater Vancouver will remain strong and active but will experience a slower rate than the previous two years.

AFFORDABILITY

demand. This continued upward pressure on price places demand on the market for an increase in housing options with an emphasis on new condos and apartments. In the City of Vancouver, compliance costs for developers are extremely high, equating to nearly $78,000 per new home being built. These costs, whether Community Amenities Contributions, transit levies, or policies requiring fees, eventually get passed to the consumer, adding additional pressures to the debate around affordability.

The gap between income and property values continues to widen in Vancouver in comparison to other cities such as San Francisco, Sydney and Manhattan, which are also considered highly unaffordable, yet all continue to see growth – even with government attempts to curb price escalation.

Vancouver’s affordability ratio at 17.4 is extremely high when compared to more normalized cities like Chicago, Austin, Houston, Seattle and Toronto, with ratios all between four and 10.

PRE-SALE MARKET

Across the Lower Mainland we are predicting that 62 projects and more than 11,000 units will be released over the course of this year. This is an increase of more than 33 per cent compared to 2017 but will likely bring slower price growth similar to the resale

market for this year. In 2018, lengthy approval processes and complexities around lending are the major threats to the muchneeded supply levels reaching the market.

In 2017, Burnaby was the most active concrete pre-sale market launching 1,920 units. This growth is expected to continue in 2018 with more than 4,500 units. North Vancouver and New Westminster, which saw very few projects come to market in 2017, will experience an increase in supply over the course of this year.

There has been an influx in multi-family developments coming to the market over the last two years that is helping to shape the North Shore community, especially for transitioning young couples, families and downsizers. There are more than 50 development applications slated for review by North Vancouver’s city councils, which will equate to more than 3,700 condos and townhomes in the future. With more projects on the horizon, you can expect even greater transformation of

neighbourhoods, with amenities, dining, entertainment and activities growing in number.

2018 FORECAST

Overall, market fundamentals indicate 2018 to be a stable and positive year. GDP, job growth, consistent population and housing starts, plus nominal interest rate changes all maintain consumer confidence and a natural flow of investment. Until Vancouver stops being a safe, healthy and beautiful place to live, we predict an elevation in Vancouver’s ranking as a sustainable global city.

FIVE WAYS TO MAKE MOVING A CLEANER, GREENER PROCESS

We need to think of the environment with every activity – even moving day can be cleaner and greener, and it doesn’t take much effort.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, greener process: 1 PLAN AHEAD. Waiting until the

last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than have them end up in a landfill site.

2 RESEARCH. Survey local

recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and

drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

3 ORGANIZE. Prepare recyclables

by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.

4 CARE FOR HAZARDOUS MATERIAL. As you clean in

preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also, these items cannot be thrown out with your regular garbage.

5 REUSE. Do not throw away

used moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

It is often said that there is no such thing as a Canadian real estate market. You can simply look at your own city or town to see the performance variation across neighbourhoods. The same can be said for inventory choice: some asset classes such as multi-family, student housing or furnished rentals do better during certain economic times in different cities.

Boiled down to its most basic, real estate is based on employment – simply, people need to work and live where there are jobs. The decisions coming from the U.S. will have a huge impact on resource driven regions and we wait with bated breath to see what will happen to forestry, oil and gas and manufacturing if NAFTA meets its demise.

For more than a decade, we have

been waiting for the market in BC’s largest city to “correct.” Many believe it is time for a soft landing with gently decreasing prices and rents, and increasing, nay, some vacancy.

Fatalists, pessimists and Chicken Littles are ready for the big crash.

Is the Vancouver market sustainable? If you buy now, are you the tipping point to the plunge into Alberta-like numbers?

Is Vancouver overpriced and unsupportable? These are complex questions with many variables. Prices and rents in New York, London, Hong Kong and San Francisco are much higher; however, the mitigating factor is that incomes are also much higher, making purchasing and renting at these prices possible.

It is conceivable that prices will continue to climb.

PLACES AT HOME WHERE GERMS HIDE Germs are everywhere, and they often hide in places you may not consider cleaning. So, where exactly are these germs lurking?

How can you get rid of them?

Here are some simple tips for cleaning the dirtiest spots in your home.

THE KITCHEN We all know that kitchen sinks can be a breeding ground for germs and we should disinfect them regularly, but it’s not the only germ hotspot in the kitchen.

SPONGES

Sponges are breeding grounds for bugs.

• Put them in the dishwasher with your next load to clean and disinfect them.

PIPES

Studies have shown that bacteria can build up in the water pipes overnight.

• Let the water run for a minute or two before filling your glass and taking a drink.

CHOPPING BOARDS

Both wood and plastic cutting boards can attract E. coli and salmonella bacteria if not cleaned properly.

• Clean your cutting boards with a disinfecting wipe, or scrub them vigorously with soap and hot water after each use.

• Wipe down these items and surfaces weekly with a disinfecting wipe.

• Keep hand sanitizer available in the kitchen, bathroom and TV room.

• To avoid spreading germs wash your hands with soap and hot water often.

COFFEE TABLES AND BEDS When you walk into your house, you’re bringing in everything your shoes walked over – from dirt to fecal matter and more. Gross!

• Every time you prop your feet up on the coffee table or lounge on your bed with your shoes on, you may be spreading germs onto these surfaces. As such, wipe down surfaces where you prop up your feet regularly.

You should consider leaving outdoor shoes by the front door and changing into slippers or other house-only shoes to reduce the risk of spreading germs.

If you’ve ever looked into the bottom of the family toothbrush holder, it can seem slimy and gross.

• When you clean the sink, always clean the yuck from the bottom of the toothbrush cup.

HAIR-DRYER

The hair that clogs the hairdryer is also a dust magnet.

• Clear out the metal mesh on the end of the hair-dryer, the part that sucks in the air when it’s turned on. Otherwise, you’re simply blasting dust, dirt and debris into your face.

DECOR GOALS. There are many ways to have fun with your tabletop decor, but most important is a low centrepiece. You don’t want your guests dodging their heads around a large item to have a conversation.

Think about using a floral garland or a macramé table runner with a grouping of low candles.

STAGE YOUR SPACE. If you are having a cocktail party, make sure you leave clear pathways to key areas of the kitchen, bar area and washroom. I like to edit my furniture and remove any trip hazards like low stools or tables.

Create seating clusters (three to four seats and one to two cocktail tables) in areas that are low traffic. These will invite conversation and give a party a relaxed vibe.

FOOD FOR THOUGHT. I love to prepare unique appetizers, and President’s Choice has a huge selection. These can be real conversation starters and are easy to prepare. Another big trend is anything retro (recipes from the 1950s and 60s). Consider picking up a vintage cookbook and making a few recipes from a different era.

Antipasto Misto Snack Board

A cheese and charcuterie board is one of the easiest ways to feed your guests – the key is to offer a variety of flavours, textures and colours. PC Splendido Antipasto Misto gives you three types of cured meats for this board – prosciutto, Coppa di Parma and mild Genoa salami – so you can cover all your bases with just one package.

INGREDIENTS 1 pkg (200 g) PC Cocktail Bocconcini Soft Fresh Cheese, drained 1 tbsp (15 mL) chopped fresh basil

DIRECTIONS

1 tbsp (15 mL) PC New World EVOO Extra Virgin Olive Oil

1. Stir together bocconcini, basil, oil, peperoncini and salt in large bowl. Transfer to serving bowl.

Place on large serving board.

2. Halve prosciutto from Antipasto Misto crosswise. Arrange prosciutto and remaining contents of Antipasto Misto package on same board.

3. Arrange brie cheese, blue cheese, crackers, gherkins, red peppers and olives on same board. Smear mustard directly onto board, or transfer to small serving dish and place on board. * Chef’s Tip: For the best flavour, bring the brie cheese and blue cheese to room temperature before serving – just be sure to keep the meats chilled until you’re ready to serve.
