MOSAIC Homes ALWAYS LOOKING FORWARD
the most exciting areas of urban change in Vancouver,” Geoff says. “The City of Vancouver has designated it for significant redevelopment into a more transit-friendly, urbanized community and CAMBRIA will be an important part of this transformation.” Offering 126 one-, two-, and three-bedroom apartment residences at Cambie St. and 50th Ave., CAMBRIA is within easy walking distance of Oakridge Centre, just steps from the Canada Line to downtown Vancouver or YVR, and minutes from Langara College and Golf Course. Sales start this May from the Home Store on the southeast corner of Cambie and 41st.

ou’ll see their distinctive homes in cities throughout the Lower Mainland. And whether it’s the signature Colonial red brick rowhomes, the whimsical seaside inspiration of East Coast Georgian, or the crisp, contemporary lines of Saltbox architecture, there’s something about a MOSAIC home that says “warmth and quality.” “We’re passionate about design,” says MOSAIC’s Geoff Duyker. “It’s what drives us to continue honing our floorplans. And yes, we sweat the small stuff, because it’s the small details that make the difference between good and great. Our commitment is, and always will be, to bring thoughtful, urbane design to the cities and neighbourhoods where we build. At MOSAIC, it’s all about creating homes that don’t just look spectacular, they live well.” With a successful 2013 behind them, Geoff says he’s looking forward to an exciting 2014 that will see new MOSAIC communities coming this spring — each featuring the perfectly proportioned architecture and sophisticated interiors that are the backbone of the company’s design philosophy. CAMBRIA: Vancouver Hot on the heels of a sell out success at ELIZABETH in the heart of Vancouver’s Cambie Corridor, CAMBRIA is poised to be a dynamic addition to the evolving Oakridge neighbourhood. “Cambie is one of

YORK: Langley With a history of award-winning projects throughout the Lower Mainland, MOSAIC is delighted to be entering Langley’s Willoughby neighbourhood for the first time. Designed with the charming shingle-style architecture the company showcased at HILLCREST in East Clayton just over a year ago, YORK will be a collection of two- and three-bedroom rowhomes aimed squarely at young, first-time buyers and growing families. “As always, we’ve focused on what our homeowners tell us they wanted from their current home as we fine tuned these floorplans,” Geoff says. “So YORK will include features like backyards with access off the main living level, guest bathrooms, side-by-side parking, and functional dens. We also will be unveiling a new townhome plan starting at $259,900.” FREMONT BLUE: Port Coquitlam In Port Coquitlam, Geoff is proud to announce that after opening for sales last summer, over 100 families are now living at FREMONT BLUE and the final release is coming soon. “This is our largest master planned community to date and the only riverside master planned community in the Tri-Cities.”

The setting alone puts this neighbourhood in a class of its own. Adjacent to the Pitt River and surrounded by parkland — including a 13-acre, municipal park reserve — FREMONT is just steps to the trailhead of the famous, 25-kilometre Traboulay Trail as well as the burgeoning shops, restaurants and conveniences of Fremont Village. Improved commute times due to highway upgrades at Fremont, Mary Hill Bypass and Highway One will please those who travel to work. Geoff is also excited to announce that the final phase will introduce a brand new

home type. “This is the first time we’ve offered our super efficient, two-bedroom floorplans at FREMONT BLUE,” he explains. “Being able to purchase a Port Coquitlam townhome priced in the low $300,000s is extremely attractive — especially for first time buyers. These two-bedroom, two-bathroom homes have front yards, loads of storage, plus great living, cooking, and dining spaces.” For more information about MOSAIC Homes and to be sure your name is on the priority list for upcoming properties, visit mosaichomes.com. 2014 Builder & Developer Annual

Editor’s Note

Sun, Sky or Sea Whatever you love, Metro Vancouver has the perfect place for you
n the Lower Mainland we’re very fortunate to have a wide variety of neighbourhoods to choose from. Love to hike? You can live on a mountain. Love spectacular views? You can live in a tower of glass. Love to fish, kayak or play on the beach? You have the choice of many seaside communities from the bustling West End to the tranquility of Belcarra. Everywhere you look, Metro Vancouver has some of the most spectacular real estate opportunities around, but don’t get overwhelmed by all the options. When choosing where and how you want to live, it’s useful to make a list of your priorities. For the many people who commute to work, a location close to rapid transit is a huge bonus, and as a result, many developers are building new communities right along future and existing SkyTrain routes. Another trend in housing is the development of walkable communities, built around a social and retail hub, where residents can meet up, do their shopping and have a meal without ever getting in their cars. These building trends are good for our health and well-being, as well as the health of the environment. With urban development in the city becoming more and more friendly for families, having a baby doesn’t necessarily mean you have to move out to the suburbs. New schools, daycares, and playgrounds are being built right in the heart of Vancouver, and some are even built right into new developments, which means some lucky parents may be able to drop their little ones at preschool without changing out of their slippers. Families who want a little more space have many beautiful options in burgeoning communities in places like Burquitlam, Langley and South Surrey, where many developments are surrounded by or have embraced the natural trees, streams and greenspace that make country living so refreshing. Metro Vancouver’s builders and developers are a big part of why this is such a desirable place to live. With so many quality options for buyers of every taste and lifestyle, you’re sure to find your Home Sweet Home, just remember to do your home sweet homework, starting right here. Happy home hunting! HOUSING OUTLOOK
METRO VANCOUVER – Building a life homeowners can afford?
High-density city revival trending in 2014 by JANINE MACKIE A COUPLE KIDS, SUV, WAGGING PET and a sprawling house with a picket fence in the suburbs. Is this still the stereotypical dream of the “good life?” Not so much, say many of Vancouver’s leading real estate experts. “Families today want community, not just a home,” says Anne McMullin, President and CEO of Urban Development Institute, a national association representing thousands of individuals in land development and planning in BC. “I anticipate in 2014 we will see increased focus on development which offers a good balance of services, nearby parks, places to work and shop, and rapid transit within walking distance.” 8
PRICES FOR SINGLE-FAMILY HOMES RISING FASTER THAN PERSONAL INCOME The reality for most homebuyers is that dreams are tempered by affordability. Vancouver ranks second only to Hong Kong in having the least affordable housing, according to Demographia’s International Housing Affordability Study. Under this rating system, homes in Metro Vancouver, at a median price of $670,300 cost 10 times median income compared with 15 times income in Hong Kong. This is not to say that Vancouver is the second-most expensive city to buy a house in the world. The study measures affordability according to earnings in each city. New York City, for example, is more expensive in real terms than Vancouver, but because incomes are higher in the Big Apple, the city ranks as more affordable. The study attributed land use regulations as partly to blame for a shortage of affordable housing. Tsur Somerville, Director of UBC’s Centre for Urban Economics and Real Estate says the big question is whether there is a future for young families in this city, and proposes that the first step is “convincing existing neighbourhoods to take more density, yet looking for alternatives to a world where the only density allowed is 40-storey towers.”

“WE NEED MORE OPTIONS FOR DIVERSE HOUSING TYPES TO MAKE NEIGHBOURHOODS FLOURISH.” TSUR SOMERVILLE, UBC SAUDER SCHOOL OF BUSINESS
Somerville describes a recent trip to Seattle’s Wallingford neighbourhood where he was fascinated to see, right in the middle of a single-family block, an older home cleared and land-use applications changed to allow the subdivision of one development site into multiple lots, allowing for a series of well-designed vertically stacked townhomes to be built with street-level garages and a courtyard in the centre for children to play. “Fundamentally we want communities that have old people, young people and people with kids,” says Somerville. “In Vancouver we need more options for diverse housing types to make neighbourhoods flourish.” Michael Brown, Development Manager of Concert Properties sees the migration of families, professionals and empty-nesters away from suburbs and into Vancouver as one of the most positive trends in 2014. “From an environmental sustainability point of view, choosing an energy and space-efficient urban condominium that allows you to walk or take transit to work would turn the average suburbanite’s carbon footprint into a stiletto heel,” says Brown. “Instead of the private backyards associated with a traditional single-family home, those who live in today’s denser urban communities treat nearby public park space as their backyards.”
SOUTHEAST FALSE CREEK ON ITS WAY TO BE MODEL OF SUSTAINABLE DEVELOPMENT Concert Properties is one of several developers transforming Southeast False Creek into a leading model of sustainable development. As a complete neighbourhood, with the 2010 Olympic Village at its core, Southeast False Creek will have goods and services within walking distance, high-performance green buildings with efficient energy solutions, public parks and housing and jobs accessible by transit. Concert’s five new residential buildings will launch by mid 2015. The buildings are anticipated to range in height from 12 to 18 storeys, and contain a cumulative 740 homes, including 140 rental apartments that will be owned by the City. SUSTAINABLE AND ENVIRONMENTALLY AWARE DEVELOPMENT It’s this sort of live-work-play approach to life that’s proving to be especially enticing to Generation Y, also known as Millennials. These are the kids of the Baby Boom generation, spanning in age from their 20s to early 30s and assumed to be more focused on making meaning than just money, and opting for public transportation over the upkeep of owning a car. Complementing this mindset is Bosa Properties’ residential tower, Lido, featuring a car-sharing program, charging station for electric cars and an all-season outdoor swimming pool.

“CHOOSING AN ENERGY AND SPACE-EFFICIENT URBAN CONDOMINIUM THAT ALLOWS YOU TO WALK OR TAKE TRANSIT TO WORK WOULD TURN THE AVERAGE SUBURBANITE’S CARBON FOOTPRINT INTO A STILETTO HEEL.” MICHAEL BROWN, CONCERT PROPERTIES
While architects, planners and property developers used to look to California for their inspiration, real estate consultant Michael Geller of the Geller Group says the concept of denser, walkable communities with midrise buildings is coming from Germany, Barcelona and Holland, while Asian cities are inspiring some of the larger high density projects seen in Coquitlam, Surrey and Burnaby. 2014 also brought more attention to innovative masterplanned communities like UniverCity at Simon Fraser University. This collection of condos and townhomes atop Burnaby Mountain is designed to be a close knit, mixed use and transit-focussed community. UniverCity offers direct links to Skytrain, while also providing everything from daycare to recreation at homeowners’ doorstep. STRONG SURGE IN TRANSIT-ORIENTED DEVELOPMENT IS LEADING THE WAY Transit-oriented neighbourhoods are the main investment driver for the foreseeable future, says Scott Brown, President of Fifth Avenue Real Estate Marketing. “So far it’s hard to think of a community getting it wrong. As for where my eye is, well, I continue to be a believer in Surrey City Centre.” The area is served by three SkyTrain stations (King George, Central City and Gateway), Surrey Memorial Hospital, new City Hall and library, and anchored by Central City Shopping, SFU’s Surrey campus and offices at 3 Civic Centre. City plans show close to 50 new developments planned in this area. Developers are listening to local empty-nesters ready to downsize, who are saying, “build larger,” says Brown, citing the newly released 3 Civic Plaza as now offering threebedroom plans that provide a premium hotel and residential experience for this discerning demographic.

MICRO SUITES: WOULD YOU LIVE IN CANADA’S SMALLEST CONDO? How about those making $20 an hour who dream of buying a new home? Trend-setting Surrey is also home to Canada’s smallest condos – 297 square-foot micro suites which are being snatched up quickly by singles, first-time buyers and investors with their price tag of just $130,900. “These micro units make home ownership accessible to people who choose price, quality and intelligent design over sprawling space,” says Susan McKee, sales assistant at Balance. Of the 56 units, 48 are micro suites – all-purpose rooms plus bathrooms that are slightly bigger than two standard-sized Vancouver parking spots. While it may be a little cosy for entertaining, the display unit showcases just how functional this space can be with the right furniture. The name Balance reflects the concept that people in their 20s generally don’t like to be bogged down with doing a lot of work around the house. They like to have all the facilities at their fingertips. Parking is not included with the home, although there will be a car-share vehicle on site. Bob de Wit, CEO of Greater Vancouver Home Builders’ Association, says micro suites are sure to be a continuing trend, and well suited to “transit-oriented neighbourhoods,” like Surrey. “Every square foot is maximized, built-in features serve more than one purpose, walls are eliminated to create flow, and you may be only steps away from your favourite coffee shop,” says de Wit. WHAT’S OLD IS NEW AGAIN: NEW WESTMINSTER IS AN URBAN DESTINATION COMBINING CENTURY-OLD HERITAGE WITH CONTEMPORARY ARCHITECTURE Cool, urban, alive and vibrant … UDI’s Anne McMullin cites New Westminster as another bright example of the kind of complete communities that can emerge when there’s great dialogue and synergy between city planners and developers. The Royal City has attracted developers focussed on the creation and restoration of compact, walkable communities. First
there was Plaza 88 integrating retail and residential directly with the New Westminster SkyTrain, and today Wesgroup Properties is completing the Brewery District Project, located at the Sapperton SkyTrain Station and right next to the Royal Columbian Hospital with a mix of residential high-rises, shops, office buildings and a child-care facility. With a demand for an urban lifestyle and shorter commute, expect to see continued growth in all areas well served by rapid transit -- Coquitlam with the new Evergreen line, Burnaby town centre, in Richmond along the Canada Line, and in proximity to the urban centre of the City of Vancouver. NEW OAKRIDGE CENTRE WILL EXPAND INTO A TRANSIT-ORIENTED NEIGHBOURHOOD The revitalization of single shopping malls, and integrating with rapid transit is another major trend of 2014, says UDI’s Anne McMullin. Shopping malls will be transformed into ones that are experience driven. They will include an integration of many uses, such as office, residential, entertainment, hotel, indoor and outdoor spaces, and the community will be integrated. Vancouver city council has approved a $1.5-billion project to redevelop Oakridge Centre on Cambie St. This shopping mall revitalization could bring as many as 13 residential towers to the neighbourhood, some as high as 45-storeys, housing 3000 new residents and providing $228 million in new community amenities. Despite the hype about couples and families enjoying downtown apartment living, it is definitely not for everyone. “I think it’s more the exception than the rule,” says architect, developer and urban planner Michael Geller. “One type of migration that we should not ignore is people leaving Metro Vancouver for smaller towns and cities where housing is affordable.” Geller points to neighbourhoods like Maple Ridge, Port Moody and Squamish as places where homebuyers can generally find a greater level of value for money and quality of life. Consistent sales around Burke Mountain in Coquitlam, South Surrey’s Grandview Heights neighbourhood and the Willowbrook area in Langley also prove the suburban dream is still alive. As Metro Vancouver resettles along more urbanized lines, some suggest the future may transpire into mini urban areas all connected to one another with a range of public transit options. Life today is no longer about one single dream, but giving homebuyers alternatives and access that allows them the satisfaction of being part of a community.

reative, innovative and committed to setting new standards, there’s nothing the Boffo team enjoys more than taking on a new challenge. After 41 years of delivering more than 4,000 homes throughout Metro Vancouver, they’re proud to be known as leaders in the development industry — an awardwinning company with vision and a deep-rooted passion for what they do. Karen West, sales and marketing director, says it’s the company’s commitment to providing exquisitely appointed, larger homes that makes Boffo stand out among the competition. “Rather than attempt to appeal to as many people as possible, we focus on the property-savvy purchaser who knows exactly what they want and has no intention of compromising on quality or luxury. We obsess about every last detail to create homes that are just what we’d build for ourselves.” The results are impressive. Karen notes resales tend to be infrequent in a Boffo building, and more than one has a waiting list of hopeful buyers ready to jump at the first opportunity. “We often hear people say that even years after they’ve moved in, they still love their home every bit as much as the day they took possession.” Boffo’s list of accolades is substantial and includes recognition at the municipal, provincial, and national levels. But it’s the appropriately named “Jewel” residences in Metrotown that’s the project Karen is particularly proud of. In addition to taking home gold in the Best Highrise category at both the Greater Vancouver Home Builders’ Association Ovation Awards and the National SAM Awards, Jewel was a three-time finalist in the provincial Georgie Awards and received a UDI Award of Excellence for Best Suburban Highrise.

RATHER THAN ATTEMPT TO APPEAL TO AS MANY PEOPLE AS POSSIBLE, WE FOCUS ON THE PROPERTY-SAVVY PURCHASER WHO KNOWS EXACTLY WHAT THEY WANT AND HAS NO INTENTION OF COMPROMISING ON QUALITY OR LUXURY. Karen West “Winning a UDI award was a great honour for Boffo,” Karen says. “These awards are judged by a panel of industry experts who visit each site with the developer in order to understand the building particulars in greater detail. To my knowledge, this is the only awards organization that goes to this length, so these awards are particularly exclusive.” Part of the Neighbourhood Last year, after 30 years in the same Burnaby office, Boffo moved one block farther west on Hastings and took the concept of being “one of the neighbours” up a notch. The new corporate headquarters are located on the second level of Firma, a mixeduse building that’s been turning heads since the design was first revealed.
Adagio II
“Firma has become an iconic building that’s well known by anyone who travels along the Hastings Corridor and is a favourite among coffee aficionados for its awardwinning Caffé Divano,” Karen says. “The beauty of the exterior finishing and details has already truly set Firma apart. I believe in 20 years, there will simply not be another building in the Lower Mainland that will stand as proudly as Firma.” Look to the Future Coming in 2014, there’s plenty on Boffo’s horizon. The second phase of Adagio is almost underway with homeowners already moved into the first building. This 100-suite, lowrise condominium project marks Boffo’s

much anticipated return to South Surrey after Sereno took home a gold Georgie Award for BC’s Best Townhouse Community. “People appreciate the quality and long term value they’ve found here,” Karen says. Nearing completion at Hornby and Helmcken, Artemisia is Boffo’s debut into the downtown Vancouver market. Already creating a buzz among citysavvy buyers on the quest for a one-of-a-kind home, this six-storey concrete and glass midrise features a complex interweaving of textures, finishes, and styles. Hint: inlaid mosaic marble that at first glance could be mistaken for a Rococo-inspired carpet, intricate cornice work, exquisite interiors, plus a contemporary interpretation of cathedral architectural that appears to morph out of the building’s foundation of classic white carrara marble. Boffo has more coming to downtown Vancouver too. “We’ll be launching a magnificent highrise at Smithe and Cambie within a year, and another Yaletown location at a later date. So stay tuned.” In Burnaby, Karen says that Boffo’s recently launched Modello has set another benchmark for luxury condominium living. Buyers responded to the exceptional quality and within four months of opening, 50 per cent of its 165 homes were sold. Located at Beresford and Willingdon, this 37storey tower wowed purchasers with its exquisitely 14

appointed homes and five-star hotel-style amenities and geothermal heating and cooling. One early purchaser sums up her decision this way: “I saw the Jewel project just up the road. I should have bought right away, but I waited too long to make a decision. I’m definitely not missing out this time.” “Modello also marks the gateway to the City of
Burnaby’s new public Beresford’s Art Walk, so it will create a whole new focal point for the neighbourhood’s entire arts community,” Karen says, adding this will be Boffo’s sixth collaboration with Chris Dikeakos Architects. “The City has some really progressive things in store for the Metrotown/ Central Park area — and we’re excited that Modello is and integral part of it.” Built for Real People “We build all our homes with the end user in mind — real people who want to live in and love their homes for many years,” Karen stresses. “At Boffo, our goal is to make the entire home purchasing experience, every brand interaction — from the first time a buyer walks into the sales centre to the day they get their keys — to be the best it can possibly be. It’s all part of being BC’s Boutique Home Builder.”

Vesta Properties VALUE IN DESIGN
Vesta Collection at Cooper’s Crossing is the most anticipated new community in Airdrie, Alberta.
T
hey’ve been building homes for a quarter of a century, homes that celebrate environmental savvy and personal comfort, places where owners can make memories while enjoying every phase of their lives. More than 3,000 families in 40 award-winning communities throughout British Columbia and Alberta are proud to say they own a Vesta home, which to this dedicated team is worth far more than the many awards the company has garnered over the years. The company began quietly in 1989. Its first developments were modest — subdivisions of usually no more than five or six single-family homes. But right from day one, Vesta’s president, Kent Sillars, envisioned a company that would be on the cutting edge of quality, innovation, and design. That commitment has never wavered. The company was an early adopter and pioneer of the now ‘de rigueur’ computer technology that allows instantaneous connectivity between everyone from homebuyers and sales representatives to trades and site supervisors. “Technology is now fully integrated into every aspect of our construction process via phones, tablets, or laptops,” says Greg Friesen, construction manager. “For example, I know immediately if there’s a delay in material delivery so I can schedule around it. When a homeowner does their walk-through, I get the list of deficiencies within minutes meaning I can organize the appropriate people to take care of everything right away. Every piece of information, every detail and number is instantly accessible to all members of the team — which gives us exceptional transparency and quality control. And that benefits everyone, but the customer most of all.”
16
Outstanding Neighbourhoods Building outstanding neighbourhoods doesn’t happen by accident. “A great neighbourhood starts with the very best locations — which is why we spend a significant amount of time searching for and then securing only locations that will meet our high standards,” Kent explains. “Then we build smartly planned, quality homes designed specifically to meet needs of our target buyers at very compelling price points. Ultimately this creates superior value in the market and a very smart investment choice for our homeowners.” The strategy works. Vesta has been honoured with a multitude of awards including a prestigious gold Georgie Award for BC’s Best Residential Community, the 50-acre Milner Heights master planned community in Langley and the Township’s first officially designated GreenStreet Community.

Communities on the Go Currently nearing completion, and with more than a dozen home owners already moved in, One44 is Vesta’s newest community in Surrey’s Panorama neighbourhood and is attracting equal attention both from downsizers and young families. “We’ve once again gone to great lengths to protect the lush, mature trees onsite,” says Ray Dietz, senior marketing manager, adding many homes are available for immediate move in. “But we’ve also created huge inviting outdoor amenities within the community — tree-lined paths, children’s play areas, mini parks with picturesque pergolas. In fact, every home is within a few steps of some kind of outdoor green space.” Buyers, he adds, are also enthusiastic about the 4,500-square-foot clubhouse. Tucked between soaring evergreens, this two-level amenity includes a fitness centre, fireside lounge, entertainment kitchen and the pièce de résistance — a

A GREAT NEIGHBOURHOOD STARTS WITH THE VERY BEST LOCATIONS. Kent Sillars massive, wrap-around deck for entertaining. In Airdrie, Alberta, development continues at Williamstown, a 160-acre neighbourhood that’s single-handedly redefining master planned communities in the Alberta marketplace. Offering an unprecedented five distinct housing types, the community is already home to over 1,000 families, and includes an elementary school. An astonishing 40 per cent of the area will be retained as open greenspace including a one-of-a-kind, 60-acre environmental reserve. “Airdrie is one of the fastest growing cities in Canada and is rapidly becoming a significant satellite community to Calgary, and will inevitably be absorbed into the greater Calgary Area,” Ray says. “So we’re delighted to also be part of a group of award-winning builders who are developing another master planned community just a few minutes farther south.” The Vesta Collection at Cooper’s Crossing launched with single-family, laned houses that were swiftly followed by exclusive duplex-style homes. “We will also be introducing rowhomes and estate homes soon,” Ray says. “Cooper’s Crossing is already Airdrie’s most prestigious address, and we’re excited to be adding to this reputable, sought-after community. It’s going to be a very exciting addition to the Vesta portfolio.” For more information on all Vesta communities including the fourth phase of Milner Heights anticipated to begin presales this fall, visit www.milnerheights.com or www.vestaproperties.com. 2014 Builder & Developer Annual

he face of first-time homeownership is getting older, in some cases much older. “It’s no longer primarily the 20-something crowd that’s purchasing their very first home,” says Barrett Sprowson, Intracorp’s director of sales. “Yes, that market is still active, often thanks to the “Bank of Mom & Dad”. But we’re seeing huge growth in the market from people in their 30s and early 40s, as well as a noticeable upward trend from people in their late 40s or older.” This older demographic, Barrett says, is different from their younger counterparts in a number of significant ways. “A 20 to 30-year-old is probably scrambling to get the 10 per cent down on a $300,000 one-bedroom,” Barrett says by way of an example. “In contrast, 30 to 40-year-olds often have at least 10 per cent already saved because they’ve been in the workforce longer and have been saving up to buy a home. Interestingly though, it’s often because they were waiting for the market to crash. They’ve finally realized the crash isn’t coming, they’re looking at the low interest rates and they’re jumping in.” This group, he says, is cautious and like to take plenty of time considering everything from how the monthly payment will impact their lifestyle and how they’re going to fit in their furniture, to researching the builder and
the neighbourhood. “They’re less concerned about qualifying for a mortgage and more concerned about the commitment of having one.” Barrett says two specific things have had a significant influence on tipping the scale toward mortgage commitment. “The threat of rising interest rates and the $50,000 increase in the First Time Buyers Grant have both stimulated this market. Most people are deadline driven, so even though they were prequalified, many weren’t converting that preapproval into an actual mortgage until they saw rates starting to creep up.” Even more significant was the new $475,000 limit on the government grant for first time buyers. “I saw so many people in this age group who were fixated on not going over the previous limit of $425,000,” Barrett says. “They could afford to, but it was so important to maximize the grant, that they wouldn’t. Now, suddenly a whole new range of homes opens up to them.” His advice to buyers of any age, but especially first time buyers is simple. “Right now money is cheap. So do your homework, understand what you can afford, and when you find the right home be confident in your decision to move forward and buy it.” Information on all Intracorp’s developments is found at intracorp.ca.

Discover Your Perfect Fit
y
ou’ve heard it before: home is where the heart is. But sometimes in the quest to find your perfect ‘castle,’ there’s a disconnect between heart and head. Laura Rizzo, vice president of marketing at Solterra Group of Companies, has some practical suggestions for successful matchmaking. “The first key is always finding a home that fits your lifestyle. I’ve lived in an apartment, a small townhome, and now a larger single-family home. I’ve bought presale and resale, but every time, I’d walk in and feel that the home I was about to buy was ‘me.’ I had an immediate sense of how I could use the space, how my furniture and treasures would fit.” Still, she recognizes not everyone experiences this instant connection when they’re house hunting — which is why she’s a serious fan of ‘test driving’ before buying. “Really think about how the space could work for you. Stand at the stove and see if you can comfortably chat with people sitting at the dining room table or the eating bar. Take a tape measure and make sure
there’s room for your sofa or that your favourite painting will actually fit on the wall above your fireplace. And if long, leisurely baths are your idea of luxury, don’t think twice about taking off your shoes and lying down in the bathtub — you’d be surprised how many times we’ve seen people do just that.” Visiting at different times of the day — or night — is another part of the selection process Laura says is often overlooked. “If you’re like most people, you work during the day so you’ll want to know what the view from your balcony will be like at 9:00 in the evening not just mid-afternoon.” She also firmly believes in the value of a second opinion. “Bring your best friend, your parents, and your significant other. You’d take them with you if you were buying a dress or tux for your wedding, so why wouldn’t you get their thoughts and comments about the place you’re going to live in?” For more information about Solterra’s many innovative developments throughout the Lower Mainland, visit solterradev.com.
No Compromise Condo Living
o
ne glance at the urban Metro Vancouver landscape, and it’s clear this is a city that celebrates condominium living. But if you think condo automatically equates to compact, it’s time to take a closer look at an emerging trend — condominium homes designed with two, three, and sometimes even more bedrooms, and which offer a new view on exceptional finishings. According to Karen West, sales and marketing director at Boffo Developments, this trend for size is steadily gaining traction, and she believes it’s going to continue. “It’s easy to forget that as recently as 15 or 20 years ago, large suites were the norm — it was simply the way apartments were built,” she says. Then affordability entered the equation and many builders began developing smaller suites they’d be able to sell for a lower,
more competitive price. Boffo wasn’t one of them. “We made a conscious decision to stick with what we do best — larger suites designed specifically with the downsizing end user in mind.” Larger suites, she acknowledges, are still somewhat of a niche market, but it’s a niche with both influence and affluence. “Initially, the demographic who purchased larger suites were primarily downsizers — people selling the house they’ve lived in for 30 or 40 years to get the convenience of lock’n’go living and have money left over for extras like travel.” Fast forward to 2014 and a shift in attitude is taking place. “Many young professionals are making an active decision to raise their family in a high density, urbanized environment — it’s simply becoming a lifestyle choice,” Karen explains. “These buyers value the convenience of being close to city 2014 Builder & Developer Annual

amenities like restaurants, shops, and entertainment. When they buy their home, even if it’s their first home, they’re looking for 1,200 square feet or more with at least two bedrooms and a den because they’re probably going to stay there a while.” In addition to space, Karen says these buyers want onsite amenities. But here too, quality is a prime driver. “This demographic expects more than an under-equipped fitness area. They want hotel-style amenities — spa, concierge, media room. And they use those amenities. At Jewel in Burnaby, the lounge and chef’s kitchen are

omeownership. It’s the quintessential Canadian dream and a goal most people aspire to. Choices, though, can be overwhelming especially when the new or resale question is factored in. But whatever your preference — or your budget — Dave Wallace, COO of Portrait Homes, believes there are plenty of solid reasons why buying brand new is a smart decision. “The most obvious is that you’ll get the benefits of having the newest materials, appliances, construction techniques, and technology,” he says. “Lighting, for example, has changed significantly in the past few years. LED lighting used to be considered an expensive novelty. Now we’re into the second generation of LED and seeing whole new levels of integration becoming possible. You have a choice of warm or natural light, most are dimmable and they are extraordinarily space saving and flexible because they’re small. Previously, most pot light fixtures required framing an opening that could be as large as a foot square. With new LED pot lights, though, you’re talking about a fixture that’s the size of a large hockey puck so it’s easy to tuck into places like under the cabinetry or in your closet.” Technology and design in today’s new homes also enjoy a compatibility that was often missing before 24/7
connectivity was the norm. “Drop zones wired with USB charging outlets as well as an electrical plug are a significant design trend,” Dave says. “It’s cool, simple, and adds value because we all seem to carry a small army of things we need to charge the minute we walk in the door.” Then there’s the health factor. “Indoor air quality is typically much higher in a new home — for a variety of reasons,” Dave notes. “In addition to the low VOC paints and flooring materials that are now a de facto standard, HVAC technology and air filtration systems are increasingly efficient. While it’s true that in BC, we’re blessed with great natural air quality, even here in winter when we have all the doors closed, you’ll feel the difference in comfort.” Finally, a new home comes with one priceless extra — peace of mind. “Every new home built in BC must include the 2-5-10 warranty that’s one of the toughest anywhere in North America,” Dave says. “So even if something does go wrong, you’re covered. That’s a major consideration whether you’re thinking about owning your home long term or using it as a starting point.” For information about upcoming Portrait Homes developments in Maple Ridge and Surrey, visit portraithomes.ca.

Cutting Edge Green
n
o longer just a colour, today’s green is a lifestyle statement. And when it comes to making a statement with stylish, comfortable homes that provide smaller environmental footprints, Vancouver-based Adera remains firmly established as a leader in green innovation. “You simply can’t over-state the importance of sustainability,” says Eric Andreasen, vice president, sales and marketing. “Yes, it’s the right thing to do, but there are also personal and social benefits.” A truly green home, he stresses, has “sustainability built into its DNA. It costs less to run on a day-to-day basis — meaning you can afford more home or more lifestyle. If you decide to sell, historically it’s been shown that buyers who are presented with two, similarly price homes will most often choose the one that’s greener. And while we all tend to be proud of our home, when we know we’re doing something good for Mother Earth, that’s an extra social benefit.” Some things sound small: automated lighting in the bathroom so you never
forget to turn off the lights, motion activated lighting in garages for added security and energy savings, above code insulation values, and individual metering so you pay only for the energy you use, not the extra-long showers your neighbour takes. But it’s Adera’s trendsetting ability to think outside the green box that gets Eric most excited. “In North Vancouver, seven35 was the first private residential building in North America to incorporate a waste water heat recovery system — a system that saves our owners up to 75 per cent on the cost of heating their domestic water by simply recovering heat from water that traditionally goes down the drain — like the shower or laundry. “We were among the first to include onsite car co-ops — a program we introduced at Green in Burnaby. Our co-op fleet there included a Prius and a van, so there was plenty of choice — even if you needed to pick up something large like a freezer or patio furniture. Sail was the first building to achieve Platinum certification from UBC’s proprietary REAP (Residential Environmental Assessment Program). And we’re pioneers in six-storey wood frame residential construction on campus.” Coming soon, Eric says consumers can expect to see programmable thermostats that “learn” homeowner habits. “Imagine your home knowing just when to turn the heat up so it’s warm when you arrive after work, or understanding the difference in your weekday and weekend schedules? You’re never paying to heat your space when you aren’t there. I believe features like this are the way of the future.” For information on all Adera’s ultra-green developments, visit adera.com. 2014 Builder & Developer Annual

Emerging Neighbourhoods Spell Opportunity and Lifestyle
a
sk any homebuyer, and they’ll tell you: there’s no thrill quite like a brand new home. And when that home is part of a master planned community in an emerging neighbourhood, there’s an extra sense of satisfaction that comes from being part of an evolution. Geoff Duyker from MOSAIC Homes knows the feeling well. It’s a MOSAIC tradition to build in areas on the cusp of change, and he believes emerging neighbourhoods offer savvy buyers some outstanding benefits and opportunities. “When you’re purchasing in an area where new infrastructure is coming, there’s a strong likelihood the appreciation on your investment will outpace other neighbourhoods. You’ll also typically be able to take advantage of having first choice of floorplans and location within the community, and often have more of a say in how your community develops. Plus, buyers who come later when everything is built out usually pay more.” Of course, one of the most significant drivers in most emerging neighbourhoods is proximity to transit or planned transit. And two of the undisputed superstar locations for transit convenience are West Coquitlam (Burquitlam) and the Cambie Corridor. “Many of our buyers at EMERSON in West Coquitlam bought specifically because the Evergreen Line will give them such great connectivity — especially to Vancouver,” Geoff notes. “Everyone
has a different tolerance for the amount of time it takes them to travel to work or school, but improved transit is definitely allowing more people to take a serious look at more affordable suburbs they might never have considered even three or four years ago.” In urban communities like ELIZABETH and CAMBRIA along the Cambie Corridor, this shift is even more pronounced. “When I was a teenager, nothing was more important than getting a driver’s license as soon as you turned 16,” Geoff says. “Today, owning a car isn’t equated with having a social life. In fact, there’s an increasing number of urbanities who are far more likely to view a car as an unnecessary lifestyle complication. They’ll use the bus, a Car2Go, or walk to the restaurant where they’re having dinner with friends, then cab home. It’s not only cheaper than paying for parking, it totally eliminates the problem of picking up your vehicle the next morning.” Like others, he’s watching Cambie Corridor’s regeneration closely. “Being able to own a great city apartment in this neighbourhood is a much needed alternative to the surrounding single-family homes. And with the infrastructure coming to Oakridge, it’s going to be an exciting time.” For more information on MOSAIC Homes’ newest developments, visit mosaichomes.com.

he question is a straightforward one: how to continually refine every aspect of the home buying experience so it’s easier, more rewarding and more fun. Finding new, ever more innovative ways to answer the question and achieve those goals is what drives the passion for customer care that has long defined Portrait Homes. “Extraordinary customer care is an integral part of Portrait’s corporate culture — the foundation of everything we do,” says Sue Rutledge, vice president of sales and marketing. “Buying a home can be stressful. We want to take the stress out so our homeowners can enjoy the entire process. After all, buying a home is one of the most exciting events in people’s lives — they deserve exceptional service every step of the way.” At Your Service With an astonishing 181 major awards ranging from local to national, for Portrait Homes’ founders Rob and Harry Grimm it’s still the ones honouring customer service they’re most proud of. The company has been named Best Builder in BC six times at the provincial Georgie Awards and received top honours over 20 times in the Customer Service categories — including five Gold Customer Choice Georgie Awards. 24
Then in 2012, Portrait achieved another benchmark winning a Diamond AVID Award for Best Customer Experience in Canada. The following year, they received their second AVID Award — a Gold for Best Customer Experience in British Columbia. For every member of the Portrait team, these two awards are further confirmation the long hours and late nights required to continually go above and beyond are worth every second. “Because AVID is an independent research company, these awards are third party validation we truly are giving our customers the very highest level of service — which we believe is exactly what they should expect,” Rob explains, adding that feedback comes directly from extensive consumer surveys and is then compared against results from companies throughout Canada and North America. “Building someone’s dream home is an incredibly rewarding experience,” adds Wayne Houghton, long-time manager of customer care and according to the most recent AVID ratings, among the top five percentile of service managers anywhere in North America. “Keeping homeowners happy from the day they first visit the presentation center till long after they’ve moved into that dream home is about far more than creating good will and a positive environment — it’s the right thing to do and it puts a smile on people’s faces.” Building Community Located in Maple Ridge, Portrait’s spectacular 150-plus-acre master planned community, Silver Ridge, continues to captivate the hearts of a diverse range of homeowners. Treasured for its lavish green spaces and parkettes, extensive preservation of mature trees, and dramatic Alpine-Whistler architecture, the Hampstead neighbourhood of this community is now selling its final homes

Coming early next year, Silver Ridge’s newest neighbourhood, Nelson Peak, will introduce a whole new set of floorplans designed exclusively for this neighbourhood. “This is truly the premier location in the entire community — on a slope with amazing views over the valley,” Sue says. “We really have saved the best for last.” In Surrey, Portrait’s Panorama Woods development is also nearing

completion at 61st Avenue and 138th Street. This distinctly family-friendly collection of townhomes is tucked between mature evergreens and offers a warm, welcoming alternative to single-family living. For many on the Portrait team, it’s like coming home — Surrey was, after all, where the company built its very first developments including the multiple Georgie Award winning Legends and Sawyers Walk. Looking Ahead Sue is also excited about the company’s just unveiled new branding. “We’ve introduced a more concise mission statement plus a new logo that’s more reflective of the company culture and shows a greater sense of playfulness. So 2014 is already shaping up to be a year with lots of exciting new things on our horizon.” For more information about all Portrait Homes’ new developments visit portraithomes.ca

Sustainable City
It’s Getting Easier to Be Green Many builders are going for gold when it comes to sustainability BY: MICHELLE HOPKINS LOCAL HOME BUILDERS are seeking to satisfy the increasing need of consumers for more eco-conscious homes. With a growing consumer demand for green buildings and the economic benefits of it, innovative Lower Mainland developers are finding news ways to minimize energy and materials consumption and maximize efficiency and conservation. Adera’s multiple award-winning Seven35 is a collection of 60 urban stacked townhomes in North Vancouver. Seven35 is the first Multi-family LEED for Homes Platinum project in the country. It is Built Green Gold for a number of sustainable features, such as its Waste Water Heat Recovery system and low VOC emission carpets. “Sustainability is baked into our DNA,” says Eric Andreasen, VP of sales and marketing. “It’s important from a triple bottom line; lower monthly costs for our customers, personal satisfaction for us and it’s the socially responsible thing to do for the planet.”

Cressey’s Cadence is being touted as Richmond’s healthiest homes. The LEED Silver equivalent two-tower project boast fresh air purified to be 98 per cent pure, filtered water and temperature control year-round. In addition, there’s a storm water management system and a 35,000 square foot green roof. “The heat recovery ventilation we put in these homes isn’t typical in multi-home developments,” says Julian Kendall, development coordinator at Cressey. Westbank’s Kensington Gardens is a 404 unit condo project in Vancouver. It’s being hailed for its use of recycled energy from the onsite grocery store to heat both the pool and domestic hot water in the residences, as well as for its green rooftops and rainwater storage for landscaping irrigation. “Westbank has a long tradition of being a leader in sustainability and often exceeds LEED Gold standards,” says Rhiannon Mabberley, project manager. SFU UNIVERCITY’S SETS A GOLD STANDARD FOR SUSTAINABILITY:
Located beside Simon Fraser University, UniverCity has been hailed as a model of sustainability. “As far back as the mid-1990s we wanted to be a leader in sustainability, and we have won numerous awards,” says Gordon Harris, president and CEO of SFY Community Trust. “Many of the residential buildings here are certified LEED, including the Hub by Liberty Homes, which is LEED Silver, and VanCity Enterprises’ Verdant, which is Canada’s first LEED Gold and Built Green Gold wood frame building.”

Solterra A VISION FOR INSPIRING ARCHITECTURE DEFINES SOLTERRA
I
t is only through laser focus and a clear vision that a team can accomplish achievements that win awards and accolades over and over again. From its beginnings 15 years ago, that has been Solterra Group of Companies’ core philosophy. It’s that commitment and drive that has garnered the Solterra Group of Companies more than 50 combined national and provincial industry kudos, including 14 Gold Georgie Awards. By building and creating innovative and intelligently designed homes across the Lower Mainland and outlying areas, Solterra has branded itself as a builder, that at its core, likes to challenge itself – showcasing the most distinctive and artistic design throughout its projects. “We position ourselves as a company that builds a smaller number of developments annually, between three or four a year,” says Solterra’s Laura Rizzo, vice president of marketing. “We choose very carefully what neighbourhood and what products we want to put our name on … we are not a factory style company.” Solterra’s decision on where and what to build is influenced by its commitment to building high-quality homes while challenging themselves to create something new each and every time — its trademark philosophy is never to duplicate what’s been done before. At the same time, Solterra builds projects designed to compliment and enhance the surrounding homes. “For instance, we may add an urban mix to a traditional neighbourhood or vice versa; always careful not to differ too much, but rather add a complementing and unique twist to the community’s architecture and feel,” adds Laura. 28
SOLTERRA CONTINUES TO SHINE IN AWARD-WINNING STYLE. The key to their success, Laura says, is a dedicated commitment to excellence in all facets of the business — consistency, quality, professional staff and accountability. “That’s why we look for real estate development opportunities where we can add value and offer something exciting and special to the neighbourhoods we build in,” she adds.

CONTEMPORARY LIVING AT ITS BEST: KEEFER BLOCK, STREAMS AND SUN72
A
t Keefer Block, it’s all about location and lifestyle. In a district that is undergoing rejuvenation and revitalization, Solterra once again continues in its trail-blazing ways. The community’s eclectic vibe and urban style influenced the development company’s commitment to expand on the downtown district look and feel – sophisticated, modern and upscale - and bring that to Chinatown. “Chinatown is emerging as a hot neighbourhood and we wanted to offer something different for the people who are moving into the area, while respecting long-standing business and community members in the area” says Laura. “We consulted closely with the Chinatown Historic Area Planning Committee to confirm the vision we had for Keefer Block.” This boutique 81-unit residential building, in the heart of historic Chinatown, is all about building a sense of community for the residents. To that end, Keefer Block’s rooftop amenity is perfect to gather neighbours, friends and family together on a balmy summer evening. Imagine curling up around the fireside lounge, with its outdoor barbecue and ample seating, while watching a movie on the rooftop state-of-the-art outdoor movie theatre. It should come as no surprise that Keefer Block is nearly 60 per cent sold and has garnered Solterra three Georgies for 2013 – for Best Project Identity, Best Interior Design Display Suite (single Family or multi-Family) and Best Multi-Family Kitchen. “One of the unique extra features that we offer to our home owners is the cool Murphy bed,” she quips. “We call them James Bond style beds because they morph into a number of multiple uses right before your eyes in sleek, smooth movements. Initially, we weren’t sure how people would receive the beds, but buyers are loving them.” Streams at Eaglewind is a 25 acre master-planned community that is redefining life in Squamish. For the outdoor enthusiast, who doesn’t want to compromise style, beauty and quality in their residence, Streams delivers. The community is already a multiple award-winner. Taking cue from its spectacular natural surroundings, these exquisite homes are highlighted by the Whistler-esque contemporary Craftsman style architecture, with heavy timber accents and exposed painted wood soffit, and by the natural accents of the lush landscaping. Inside, the elegant and spacious homes offer thoughtfully planned layouts featuring nine foot ceilings, imported tile entry way, gas fireplace with wood mantel and accent lighting, shaker wood cabinetry, stone counters and gourmet kitchens that aspiring chefs will be thrilled to create in. “We are in the last phase of building Streams and we only have 15 three-bedroom townhomes left (out of 50),” says Laura. “People looking at the homes tell us they are pleasantly surprised to see the quality and urban amenities there are; similar to what they would find in Vancouver.” Then there’s Sun at 72nd! With its revolutionary architecture and vibrant hues, Solterra did not take that “cookie-cutter” approach to the Clayton Heights district. From its inception, the look and feel of the project was to be an original and fresh
addition to this Surrey enclave. “Our inspiration here came from Kitsilano architecture,” says Laura. “The exteriors really pop with a colour palette that includes bold reds, blues and greens. We decided to bring an urban mix to a traditional, established neighbourhood.” Each of the 89 residences are characterized by beautifully appointed interiors featuring oversized ceilings and open and bright spaces with lots of natural light pouring in. These urban townhomes were created to be efficient, stylish, and most important, livable. Sun at 72nd incorporates design with the practicalities and the luxuries that allow residents to live in brightness. “We are in the last two phases of this project and we expect to be completely sold out by this summer,” she says. “We are excited to bring something different to the Clayton Heights neighbourhood.” What’s Ahead: With the firm’s outstanding success in 2013, Solterra looks forward to a continued positive year to come. “We don’t create communities for the awards, but when we do receive accolades, it reinforces our passion to continue to do what we do,” says Laura. “We push ourselves to be creative with each and every project we take on … if you drive to any of our communities you will notice that no two are exactly alike.” For more information, visit Solterra at www.solterradev.com. 2014 Builder & Developer Annual

Concert Properties A DEVELOPER WITH A DIFFERENCE
Concert is developing a waterfront community in Southeast False Creek.
I
t’s been 25 years since Concert Properties first became part of Vancouver’s residential development industry. Today, a quarter of a century later, they’re an acknowledged leader in this highly competitive arena, weathering market upturns and downturns with equal grace. They’ve been pioneers of today’s popular transit-oriented master-planned communities and few can match their diversity when it comes to multi-family construction — Concert’s experience includes everything from rental micro-suites to world-class, urban condominiums that rival the finest single-family homes. While the design of their projects is continually being honed and refined to reflect the demands of an increasingly sophisticated market, Concert’s core philosophy has never waivered. From the most junior team member to the chairman and CEO, everyone is motivated by an unshakable commitment to honesty, integrity, caring and community betterment. At Concert, building relationships is as important as delivering cutting-edge homes. Strength in Diversity With developments under construction in both Vancouver and Victoria as well as farther east in Toronto, Brian McCauley, Concert’s president and chief operating officer, anticipates 2014 will continue to bring the company steady, solid growth. “Despite the ongoing talk of housing bubbles, well thought out and well priced product in the right location will always sell,” he says. “We take a very logical, practical approach to land acquisition. We
30
consciously focus on acquiring sites that can be phased, because breaking each project into smaller pieces means we always have something in the pipeline. We also avoid releasing more homes than the market can bear at any one time.” Concert’s ability to bring the right product to the right locations speaks for itself. In downtown Toronto, the 13-storey The Berczy sold out in just over six months and the first homeowners moved in last fall. More recently, Concert enjoyed tremendous success at 88 Scott, a 58-storey tower that sold over 85 per cent even before construction began. Meanwhile, at Hornby and Drake in downtown Vancouver, construction continues on Salt, a 31-storey residence that successfully sold out in less than six months. And while it’s typical in the rental housing industry to have an initial lease-up period of a year or more, Axis, Concert’s latest rental development in Vancouver, was a notable exception. Located on the campus of the University of British Columbia, this 15-storey property was fully leased prior to first occupancy in September 2013. Long Term Vision Looking ahead, McCauley says Concert’s development pipeline is fi lled with an impressive 4,600 housing starts including new phases of the highly acclaimed 88 Scott — a 523-suite condominium project that McCauley describes as “the largest single project in Concert’s history.” He’s also excited about Concert’s newest undertaking in BC’s capital city. “This spring, we’ll be teaming up with Victoria’s well known Jawl Properties in a joint venture to build a six-acre, mixed use property directly behind the legislature buildings,” he says. “It’s a perfect marriage between their expertise in office construction and ours in residential — and the location is truly one-of-a-kind.”

rom North Vancouver to South Surrey, UBC to Burnaby, there’s no mistaking an Adera home. Distinctive, West Coast modern architecture accented with natural timber, stone, and sparkling water features, these townhomes and condominium residences epitomize the best of the Lower Mainland’s passion for casual, active living and urban style. “Live West Coast is more than a tagline or a slogan, it’s a core design philosophy,” explains Eric Andreasen, vice president sales and marketing. “We build innovative, sustainable homes that make a statement and put a strong focus on creating beautiful, engaging outdoor spaces. It’s just one of the ways we add real value to our communities.” Your Home, Your Style Another value-added component is the company’s well-known personalization programs — at Adera, it’s always a no-cookie-cutter zone. “People don’t want to be treated as just a number or just an address. And they don’t want to be forced into picking colour scheme A or colour scheme B,” Eric says. “They want a say in how their home will look, the chance to make it as individual as they are. We are absolutely committed to personalizing the buying experience to honour that sense of individuality.” This commitment, he adds, is the primary driver behind Adera’s “i.D. By Me” program — a web-based selection process where homebuyers can browse, choose, and even change their home’s finishing details 24/7. “It’s a fantastic way for our homeowners to express themselves and design the home of their dreams.” 32
Building Communities from the Ground Up With five residential projects in various stages of construction, 2013 was a busy year at Adera and 2014 shows no sign of slowing down. Hot on the heels of the much-honoured seven35 community in North Vancouver, remix, a collection of urban homes above a vibrant social hub, is now complete with the first homebuyers moving in and a growing number of boutique retailers taking up occupancy in the ground level shopping spaces. A few blocks away on the quiet, south side of Marine and tucked into a pocket adjacent to Mosquito Creek, The Shore is under construction with the onsite presentation centre and display homes expected open late this summer. “This is such an idyllic setting,” Eric says. “We like to think of it as the Shangri-La of the North Shore. You’ve got the playful, bubbly ambiance of an active creek right outside your front door, you’re close to the amenities of a major urban centre yet it’s quiet and tranquil and in minutes you can be hiking on the Trans Canada Trail, canoeing at Deep Cove, or skiing on Grouse Mountain.” The Shore, he adds, will also be Adera’s first community to incorporate a true, European-inspired town square — the West Coast Piazza, that will be “an animated, friendly place where you see kids playing, people walking their dogs, or friends simply hanging out together.” He also excited about the centerpiece of this neighbourhood gathering space — a massive water feature incorporating a newly commissioned public art piece anticipated to soar 20 to 30 feet toward the sky. At UBC, Adera continues turning heads with Prodigy, the developer’s 11th and 12th buildings on campus and an intelligent fit with the emerging

A stylish sister community to the award-winning Sail, which was the company’s inaugural six-storey, wood-frame project designed under UBC’s stringent new building code and the first ever to achieve REAP Platinum certification. “Prodigy is a true showcase of our Live West Coast philosophy — an acknowledgement that people want to enjoy their outdoor spaces as extensively as any other part of their home,” Eric says with enthusiasm. “We’re already known for our focus on water features, but for this development we’ve taken it up a notch with an expansive reflecting pond that flows from patio to patio and out to the street through the central breezeway. It’s going to be like living on a lake — literally. And all
our penthouse level homes will feature a new version of Adera’s signature West Coast lanais — the largest covered, private outdoor spaces we’ve ever built.” This year will also see completion of Breeze in South Surrey. “Breeze has been a shining star in South Surrey and unchallenged for excellence in townhome design for this area,” Eric says. “And now that we’ve released our Premier Parkside Villas, it’s like the crowning jewel has been set in place.” And he stresses “Parkside” isn’t just a name. “These villa-style homes are located overlooking a new park that will be developed by the City of Surrey — in other words, can you just imagine the unobstructed views?” Looking Ahead “Things are off to a great start for 2014,” Eric says. “Sail was named Best Multi-Family Low-Rise Development and Adera was honoured as Multi-Family Home Builder of the Year at the prestigious Georgie Awards in February. We have every residential construction crew running full steam ahead, and there’s a 300,000-square-foot warehouse/office that will launch in Burnaby soon. And most importantly, we’re still having fun doing what we do best — build great homes that are in tune with people’s lifestyles.” Adera is found online at adera.com. 2014 Builder & Developer Annual

Reimagining the Urban Mall From parking lots to communities in the sky by STEPHANIE MACDONALD ANYONE WHO SPENT ANY FORMATIVE YEARS IN THE 1980S CAN ATTEST TO THE
cultural importance of the mall. In classic movies like “Fast Times at Ridgemont High” and “Valley Girl,” the mall is a flashy, neon-coloured consumer palace where flirtations bloom, popularity is contested and young people test the waters of adulthood with first loves and first jobs. Teenagers and senior citizens are enduring mall enthusiasts, but most people older than teenagers and younger than seniors are usually seen unenthusiastically dragging around cranky children or rushing to get in and straight out again. The mall’s gaudy shine has worn off, big box stores and internet shopping have taken their toll and the result is often empty parking lots, high vacancy rates and declining revenues. In a region confined by the surrounding ocean and mountains, Vancouver’s real estate has always been defined by its limitation. Given that malls are usually surrounded by acres of parking lot, it’s not hard to see why developers have been keen to make use of this space potential. In the Lower Mainland this has resulted in some dramatic and extensive re-imaginings of what a mall means and what it can be. It turns out, there are ways to appeal to both seniors and teenagers, and especially people in-between: the kind of people who buy real estate. The answer is to go up, way up, creating highrise neighbourhoods, with mixed-use retail, cultural, recreational and green spaces on the bottom, with more limited parking going underground. Clearly there have been some major changes to city zoning and consumer demand, and this has necessitated a very innovative design process that fuses the cultural, recreational, residential, economic and sustainability needs of a community 34
into one overarching project. Ideally this will take into account of the city’s demands for growth, the developer’s need to make money, the well-being of the residents and character of the surrounding areas. The two most notable mallrejuvenation projects that are already happening are at Brentwood Town Centre in Burnaby, and Oakridge Mall in Vancouver. Both these ambitious project plans are in the midst of the civic planning approval process, and are thus works in progress. The Brentwood Town Centre plan, created by the current owners of the mall, Shape Properties and marketed by Rennie Marketing Systems, envisions a “signature destination with an urban feel that will support sustainable lifestyles where people can shop, work, live and play”. Over 1.3 million square feet of retail will be

THE OAKRIDGE PROPOSAL, AS IT STANDS NOW, IS INTENDED TO CREATE A “MINI CITY” WITHIN VANCOUVER, FULLY ACCESSIBLE BY SKYTRAIN AND TRANSIT, WITH OVER 14 ACRES OF TOTAL PUBLIC SPACE BUILT IN. attached to 500,000 square feet of office and high-rise residential towers. Street level will feature multi-level buildings with restaurants with rooftop patios, green spaces with outdoor market stalls and gathering venues. The one-acre public plaza, lined with multi-level buildings, is filled with shops, restaurant patios and rooftop gardens. This plaza is intended to be an amphitheatre of activity and an outdoor “living room” for the two James K.M. Chengdesigned residential towers on either side of the plaza. A total of 12 towers are in the proposal for the 28-acre site. Parking will be underground, creating a greenery-lined walkable core to the development. This community is expected to start unfolding in the summer of 2014. The future incarnation of Oakridge Centre, if approved by Vancouver City Council, is intended to create a “mini city” within Vancouver, fully accessible by SkyTrain and transit, with over 14 acres of total public space built in. Features of the above-ground park and green space area plan include an artificial lake and a 0.8 kilometre running track, a public water art garden, urban agricultural plots, public seasonal gardens, outdoor dining pavilions, extensive and state-of-the-art children’s play area, multiuse ball courts and a Great Lawn. A new public library, a senior’s centre, a new community centre and a childcare centre are a few of the civic amenities in this “inclusive, mixed-use neighbourhood, along with 580 units of below-market rental, at market rental, and below market and non-market social housing for families and seniors.
The core of the project are 2,900 units of market condominiums in towers and lowrises, along with a muchexpanded retail centre with indoor and outdoor stores, a multitude of restaurants and cafes both on the street and within the mall, and office buildings. This enhanced commercial centre will provide both citywide and local retail services, improving the diversity of the retail offerings including more shops that cater to neighbourhood needs. The Oakridge plans are going to public hearings this spring, where there is sure to be lively debate about height, park space and the effects on transit in the area. Time will tell if this forwardthinking new urban centre will go ahead as planned, or will be further revised after the community hearings, but something big is happening at Oakridge no matter what. Other Lower Mainland malls have gotten in on this action as well, notably Anthem Properties’ Station Square at Metrotown, which is being developed with five residential towers up to 57 stories high and at a cost of over $1 billion. Station Square is also fully integrated with Skytrain, Metrotown and Metropolis, and will have a walkable “Main Street”-style core with shops, restaurants and outdoor marketplaces. Lansdowne Centre in Richmond has also been rumoured to be undergoing an urban rejuvenation in the form of additional residential units, as well as Kingsgate Mall in East Vancouver, Park Royal in West Vancouver and Arbutus Mall on the west side of Vancouver. These projects are in their early stages, but one thing is for sure, Metro Vancouver’s condo landscape is changing for the better. With more transit-friendly, sustainable and communityoriented projects like these going ahead, life in one of the world’s most liveable cities is just getting even better. And admit it: your sullen teenage self would drop your Walkman and jump for joy in your Converse hightops at the prospect of living above an exiting and happening mall, and developers are betting that many people are going to feel that way well into the future. 2014 Builder & Developer Annual

THIND Properties BUILDING QUALITY. CREATING VALUE
T
he year was 1997 when Daljit Thind made the second biggest leap of faith in his life. Three years earlier, he had immigrated to Canada leaving behind a successful career as a pharmacist in his homeland of India. Shockingly, his previous years of training weren’t recognized in his newly adopted country, so Thind decided it was time to carve himself a new career niche. He bought tools, safety gear, and work clothes and launched himself whole-heartedly into the world of construction. He started small — odd jobs in carpentry, painting, tiling, and framing. Next he built a home from the ground up for his own, growing family. Then came a series of almost 100 single-family homes and duplexes followed in 2002 by a 56-unit townhome development in Burnaby. Thind Properties had been born. Today, the company’s portfolio includes some $400 million of real estate already completed, another $300 million either under construction or in the pipeline, and a full-time staff of over 35. Yet despite achieving such an enviable level of success in an almost unbelievably short time, the soft-spoken man at Thind Properties’ helm remains driven by a single core philosophy. “Building quality homes that everyone can afford is my number one priority.” Changing the Multi-Family Landscape Thind is the first person to admit that when he first came to Canada he had no knowledge of how to buy a home, let alone build one. “Getting a mortgage, having a building inspection, even choosing a neighbourhood — it was all such a challenge.” 36
It’s a memory that inspires him to keep families and first time buyers firmly in mind as he develops his visionary multi-family communities. “A person’s first home is like a dream come true — I remember the feeling,” he says. “We build homes that are within reach even for first time buyers but we never compromise quality to do it. After all, everyone deserves to own their own home.” Communities on the Go Among the company’s most recent projects, Thind says it’s the $70 million Skyway Tower he’s most excited about. Now well under construction in the 2700 block of Kingsway, the 130-unit Skyway Tower is comprised of a 12-storey tower, a four-storey lowrise plus community park and a much-needed daycare. Longtime Vancouver residents will remember this as the location of the legendary Wally’s Burgers. New owners will be part of the site’s new evolution — enjoying views of the North Shore, direct access to downtown Vancouver, and stylish, open

WE BUILD HOMES THAT ARE WITHIN REACH EVEN FOR FIRST TIME BUYERS, BUT WE NEVER COMPROMISE QUALITY TO DO IT. Daljit Thind floorplans. “This project is the first to embrace the City of Vancouver’s Norquay Village planning model,” Thind says. “It required three community open house consultations and over a year and a half of planning, but now will provide increased density, sophisticated homes, and a contemporary look more like what you’ll find in the Crosstown neighbourhood at Broadway and Cambie.” As part of the project, Thind Properties also built a large playground that they have already donated back to the John Norquay Elementary. Farther east in Burnaby, the twin Metro One and Two towers are sold out with move-in expected to begin any day, while just round the corner, homeowners are settling into the also sold out 46 townhomes at Casa d’Oro. And back in Vancouver, 388 View is poised to introduce 53 lowrise condominium homes to the corner of Kootenay Street and Hastings in East Vancouver. Looking ahead, Thind Properties is about to embark on their largest project to date — a 900-home, four-tower project near the rapidly evolving Brentwood Town Centre. Plus, the company has a rezoning application
underway for a 105-unit lowrise at the corner of Kingsway and Gilley — just round the corner from the two Metro towers. Respect and Equality Like the homes he builds, Thind believes a strong business can only be built on a solid foundation. For him, that foundation is respect. “No matter what our background, history, or occupation, we are all human. That’s why we treat everyone with equal respect.” Staff, he adds, often become more like extended family than employees. “After all, as I tell them, this isn’t just my business… it’s our business. And working as a team makes growing our business much easier.” Thind Properties is found online at thind.ca. 2014 Builder & Developer Annual

INTRACORP BUILDING THE EXTRAORDINARY

F
ounded in 1977, Intracorp’s mission is simply stated, yet complex in execution: to build the extraordinary. And this commitment goes beyond building extraordinary homes — although they do that too. Throughout the company’s almost four-decade history, Intracorp’s ability to forge partnerships with their suppliers, trades, corporate staff, and with every and every homebuyer who lives in an Intracorp home, means “extraordinary” has remained a driving passion and core philosophy. The Fabric of Urban Life “We are committed to developing innovative projects within an urban context,” says president, Don Forsgren. “We seek out areas that are in the midst of major transformation, especially neighbourhoods that are becoming more transit-oriented because we believe mass transit is the future.” Integral to this transformation is strong place-making skills. “One of the keys to our success is creating environments where people want to stop not simply walk past on their way to somewhere else,” Don explains. It starts with defining who will live in the communities they build, what their needs and dreams are, and how a development can improve their joy in everyday life. Open plazas with shade trees and seating, engaging retail, boutique eateries and coffee bars, extensive landscaping 38
and water features — these are just some of the many details that receive hundreds of hours of fine-tuning before a project is released to the market. “We also spend a lot of time incorporating public art as a cohesive part of the overall equation,” Don says. “Public art is more than just putting up a statue, it’s about paying homage both to a neighbourhood’s heritage and future vision. It’s how people experience and

Riverside Evolution Taking shape in the vibrant, evolving Oval Village neighbourhood is River Park Place, a 15-storey tower that marks Intracorp’s Richmond debut. All about what Don describes as “the new luxury,” River Park Place is offers a location just steps from the Olympic Oval and miles of trails along the riverside dikes — in fact, just hop on your bike and you can be enjoying fish’n’chips in Steveston in less than half an hour without ever hitting a main road. Looking Ahead Looking to the future, Don says he particularly excited about the company’s upcoming development in West Coquitlam. “This will be something fresh and very different,” he notes, adding that the as yet unnamed community will be comprised of just over 100 elegant urban rowhomes located within two blocks of the upcoming Evergreen Line station. “People are looking for transit-oriented communities because they understand the positive implications for sustainability, affordability, and lifestyle” Don says. “This project will be a direct response to this heightened awareness. And it’s going to be fun as well.” He smiles, because it goes without saying the project will also be extraordinary. Professional Advice
Ask a Building Engineer by ALEX HUCKRIEDE and FRITS HUCKRIEDE AS A BUILDING ENVELOPE ENGINEER AND A BUILDING CONSULTANT for SEL Engineering in Vancouver, we have seen our fair share of new homes and condos — leaky and otherwise. Following are some questions we are frequently asked by people looking to buy a new condo or multiple family dwelling: 1| I F YOU WERE BUYING A NEW HOME, WHAT WOULD BE THE FIRST THING YOU LOOK AT?
One of the first things to look at would be window type. Are they vinyl framed, wood framed or metal framed? Each window type has its own pros and cons. Vinyl typically is low-maintenance, wood, on the other hand, requires annual maintenance, and metal windows require special treatment when installing within a wood framed building. Another important building section to look at is the roof/deck configuration and materials used. Excessive use of decks over living space could lead to complicated construction assemblies and without proper oversight by a Building Envelope Professional (BEP) may lack connection detailing that potentially leads to problems over the life of the building. 2| W HAT KINDS OF QUESTIONS SHOULD PEOPLE BE ASKING THEIR BUILDER ABOUT THE RAINSCREEN TECHNOLOGY USED IN THEIR BUILDING?
One important question to ask is whether a certified BEP engineer has provided supplemental reviews of the building envelope during construction. With these reviews a secondary tier of expertise is provided to protect the end purchaser and help minimize building envelope-specific problems that could arise later within the life cycle of the building. Definitely ask for copies of all field reviews made by BEP engineers. 3| W HAT IS THE BEST MONEY/ENERGY SAVING INVESTMENT YOU CAN BUY FOR OR UPGRADE FOR YOUR HOME?
The type of insulation used within the walls play an important role in providing energy efficiency. Spray-in-place insulation will typically provided the most continuous form of insulation as well as create a more airtight wall assembly. With air tightness, the mechanical climate controls can be more finely tuned and create a much more efficient building. Batt insulation will work sufficiently but it is harder to control airflow through the wall assemblies at the floor plates and floor assembly box joists. Ask the builder if door fan tests have been made for the completed building and request copies of the final results. Air tightness plays an important role in overall building performance. 4| C AN A PERSON DETERMINE THE QUALITY OF A FUTURE BUILDING FROM VISITING A BUILDING SITE?
During construction the condition of the building site can easily determine the
DURING CONSTRUCTION THE CONDITION OF THE BUILDING SITE CAN EASILY DETERMINE THE CONDITION OF THE BUILDING IN GENERAL. condition of the building in general. A dirty site usually indicates a lack of control over the trades and contractors. Site management plays a big role in defining the finished product and when there is a lack of oversight there is often a lack of concern for the finished product. Another red flag is when metal flashings are poorly constructed. Head flashings, sill flashings and cap flashings generally are finished surfaces and when they are poorly constructed it could indicate that the area they protect could be a secondary concern. Underneath the flashings are generally sensitive construction materials that require protection and need even more care during installation than the metal that covers them. Fasteners that attach the flashings along deck edges or roof edges must never be drilled through with screws. When you see top mounted fasteners ask questions.

Award Overview
Going for gold Honouring the Best of the Best throughout British Columbia by SUSAN M BOYCE WHEN YOU’RE LOOKING FOR STYLE, INNOVATION, AND SHEER PIZZAZZ in housing, there’s no question the Lower Mainland has what it takes to stand out. From the crisp angularity of über-modern to the classic charm of mews or Georgian-style, from compact condos to multi-million dollar mansions, BC is an acknowledged leader. This issue, we give you an overview of the competitions that challenge the crème de la crème among BC’s residential construction industry. OVATION AWARDS
Who: Greater Vancouver Home Builders’ Association Where: ovationawards.ca The Inside Scoop: Gaining ever more traction on the awards scene, this year marks the fifth anniversary of these awards. Always a classy, elegantly presented event, the Ovation Awards are a testament to the true diversity that defines the Lower Mainland’s residential market. The 40 categories are specific and well defined: highrise, lowrise, rowhomes, heritage renovations, accessible renovations are just a few. Many are also split into two or more categories according to price or square footage, thus creating a more level playing field so a home costing $750,000 to build is no longer being compared to one with a price tag upwards of $4 million. A first for any awards program, this year the Ovations also introduced a celebratory cocktail party to announce the finalists. The grand reveal of winners takes place at a gala on April 26th, 2014.
GEORGIE AWARDS
Who: Canadian Home Builders’ Association – BC Where: georgieawards.ca The Inside Scoop: One of the oldest housing competitions, the provincial Georgie Awards continue to attract a diverse array of builders, developers, renovators, and marketing professionals from around the province. This year’s gala saw plenty of surprises starting with the evening’s first award for Best Townhouse Development which went to Lonsdale Contemporary, a four-unit development by first-time entrant Alchemy Construction. White Rock-based Forge Properties garnered four Georgies for Royce — more than any other single project in the condominium categories. NATIONAL SAM AWARDS
Who: Canadian Home Builders’ Association Where: chba.ca/SAMS The Inside Scoop: Held every year in conjunction with CHBA’s national conference, the SAM Awards are often considered somewhat an east against west contest in which BC inevitably makes its presence felt strongly. This year’s gala will be held in Whistler where homebuilders, renovators and residential developers from across the country will vie for top honours in 23 categories.
01 Compact sophistication at the Recycled Shipping Container Housing Development by Atira Women’s Resource Society won two gold Georgie Awards and a Land Award in the non-profit category.

kitchen makeovers to estate mansions designed from the ground up. First time entrant Urban Core Ventures took top honours in six categories — more than any other single project or company — including the coveted award for Project of the Year — for The “Dwell” on Despard. UDI AWARDS FOR EXCELLENCE
Who: Urban Development Institute Where: udi.bc.ca The Inside Scoop: Held once every two years, these prestigious awards are the only completion that include onsite visits by the judges. No finalists are announced ahead of time or on the night of the presentation — only the winners. These awards truly ‘raise the bar’ in creating sustainable, livable places that honors diversity of housing choice, the relationship between building form and the existing land context, as well as the quality of public spaces and community amenities. REAL ESTATE FOUNDATION LAND AWARDS
Who: Real Estate Foundation Where: refbc.com The Inside Scoop: With only four categories — private, public, and nonprofit, and Land Champion — the Land Awards are arguably the most diverse, most difficult to judge competition. The gala is a night honouring integrity — doing what’s right, but not necessarily easy. This year, the Container Housing Project by Atira Women’s Resource Society received spontaneous applause when it was named winner in the Non-Profit category. It would go on to strike gold twice at the Georgie Awards. Since its inception in 1985, REFBC has awarded over $64 million community organizations, universities, and non-profit associations to further the education, research, and law reform that support sustainable land use practices. The awards are the association’s annual fundraiser for the BC Water Sustainability Endowment Fund.

Ledingham McAllister BUILDING BC SINCE 1905
F
ounded in 1905, Ledingham McAllister’s roots run deep throughout the fabric of BC’s history. Often affectionately referred to simply as Ledmac, the Vancouver-based company first came to prominence as one of the province’s largest road building and underground utilities companies. Even today it’s still common to see the Ledingham stamp on sidewalks and curbs — enduring testimonials to the quality that’s a cornerstone of the company’s philosophy. Almost a century later, in the mid 1990s, the company shifted their focus and expertise to residential development. It was the beginning of a transformation that saw Ledingham McAllister rise to prominence in the reimagining of up-and-coming neighbourhoods including Kelowna, the emerging new Fraser Street in Vancouver, New Westminster, and Burnaby, which is a personal favourite of Manuela Mirecki, Ledingham McAllister’s senior vice president of marketing and design.
Proud to Be Burnaby “As a company, our Burnaby roots go back a long way,” Manuela explains. “But many of us, myself included, actually grew up and went to school here, so we have a personal fondness for the neighbourhood as well.” She’s not alone. “Many buyers consider Burnaby one of the most attractive places to invest their home buying dollar anywhere in Metro Vancouver,” she says. “It’s more affordable than Vancouver, yet it still has excellent proximity to amenities like schools, parks, shopping, and transit — all the same things that make Burnaby such a stable environment for us to develop and sell homes.” 44
Visionary Communities With construction underway on multiple projects and four move-in ready communities throughout the Lower Mainland, LedMac’s sheer diversity is evident — Saltaire in White Rock, Radius in Kitsilano and Dominion in New Westminster to name only a few. And hot on the heels of the wildly successful Reflections in Burnaby, Storybrook is definitely turning heads in South Burnaby with its innovative design and newly re-discovered creekside location. “When we bought this site, the creek was an underground culvert,” Manuela explains. “We restored and enhance it, added landscaping, and then designed the building in an L-shape so almost every home has views of either the creek or the trees. That’s the ‘story’ part of the name Storybrook.” Ledingham McAllister’s portfolio includes over 50 communities and more than 1,700 homes built in the last four years in Burnaby alone. Information about all Ledingham McAllister’s current and upcoming projects is found at www.ledmac.com.

Zenterra Developments PREMIUM COMES STANDARD. DISCOVER THE DIFFERENCE.
A
s focussed about building great homes as they are about ensuring great value, Zenterra Developments` commitment is evident in every new community they create. Forming a partnership based on this shared passion for bringing new communities to life, custom builder Kooney Homes and Lux Marketing have over 20 years combined experience. Together they are Zenterra Developments, a name homebuyers can count on today and in the future. Continuously refining to ensure that every home is the best it can be “A commitment to quality and a vision for livability is in every one of our homes,” said Derek Fenton, Development and Marketing at Zenterra Developments. “We continually refine our architectural designs and materials to build homes that contribute well to the lives of homebuyers.” Inside each home, Zenterra strives to keep spaces open and organic. Fabulous kitchen islands and integrated media walls in the living room serve as natural gathering places. A variety of floor plans are always offered to meet the needs and budgets of a diverse clientele. In recognition of being a design-driven homebuilder, Zenterra has proudly earned four nominations in the upcoming GVHBA Ovation Awards and named a finalist in four Georgia Award categories, including “Best Kitchen Design.” Currently focussing on development within Surrey, the city’s slogan “The Future Lives Here,” reflects Zenterra’s strategy to build new multi-family communities that are attractive for homebuyers at all stages of life. 46
VALUE FOR THE HOMEBUYER: Upgrades included rather than being an extra cost One of the fastest selling townhome communities in Cloverdale last year, Zenterra’s BOARDWALK won first-time buyers’ affections with its quiet family-friendly setting and delightful details from window box seats in the kids` rooms and illuminated crown moulding to luxurious rainshower heads in the ensuite. “We are always flattered when homebuyers tell us that a Zenterra development looks and feels different than other places they’ve lived or looked at,” said Fenton. “Our approach to building is straightforward. Where some developers present buyers with a low spec home price and let them add up all of the extras, our standard is to give buyers those premium finishes as standard finishes. Our call to fame is not having an upgrade list. What you see in our showhomes is what you get, including GST in every purchase price.” Now selling in East Clayton, ZEN offers 62 three-and four-bedroom townhomes designed to give homeowners the luxury of space -- more functional living area, both inside and out. “Baby Boomers who want the ‘turnkey lifestyle,’ without giving up square footage love the option of our double-width floor plan with huge gourmet kitchens measuring 16-by-16 feet,” said Fenton. Also proving popular among first-time buyers and young couples, ZEN offers great value from $345,900 and offers the same impressive finishing specs whether double or tandem floor plan – dual-fuel stainless steel oven, sophisticated cooktop, quartz island, custom-designed vanity, oversized showers and decks with ample space to grill, garden and entertain.

PERSONAL SERVICE backed by COMMITMENT TO QUALITY Details are not merely details -- especially when it comes to your biggest investment. That’s why Kooney Homes stands confidently behind its workmanship with Travelers Canada Home Warranty backing each new home -- insurance coverage that’s offered only to qualifying builders, “and by focussing on just one or two development projects at any given time, we offer personal service with a genuine desire to build more than homes, but a relationship with our buyers.”
This spring Zenterra moves to its new headquarters in South Surrey and plans to launch a master-planned community in South Surrey’s desirable Grandview Heights (28Ave. & 156St.) neighbourhood Fall/Winter 2014. CHOOSING A CUSTOM HOME BUILDER ASSOCIATION MEMBER WHO IS BONDED, INSURED AND REGISTERED WILL GIVE YOU THE PEACE OF MIND YOU NEED WHEN YOU ARE BUILDING THE HOME OF YOUR DREAMS.
THE DECISION TO BUILD A HOME
represents a monumental milestone in one’s life. Sourcing the right custom homebuilder for your project is a pivotal decision in realizing your dream. Here at the Greater Vancouver Home Builders Association, we know first-hand the importance of getting the home owner-custom homebuilder fit right. Choosing a custom home builder association member who is bonded, insured and registered will give you the peace of mind you need when you are building the home of your dreams. As registered members of the GVHBA, our builders are certified and comply with applicable building codes of Canada as a minimum standard for construction. All work is dealt with honestly and
fairly, with the builders standing behind the quality of their work and service commitments. By working with one of our custom homebuilders you can be assured that you will have access to all the latest design trends, technologies and materials innovations. As GVHBA accredited industry leaders, our members attract the highest performing employees, subcontractors and suppliers ensuring you have access to the best resources available. Our members take pride in the homes they build. To showcase their award winning work, the GVHBA holds the annual Ovations Awards. Now in its’ fifth year, this award winning peer reviewed event is an excellent way to source builders and view award winning homes. The 2014 finalists for Custom Home Builder of the year include Tavan Developments Ltd. for “Adera Radiance,” Boda Construction Ltd. for “Rockbank” and Best Builders Ltd. for “Orchard Way.” These three custom built homes represent worldclass designs with state of the art building features. The GVHBA is committed to working with local governments from the municipal level through to provincial legislation, helping shape our communities, with the principles of good community planning and support for the environment. As members of the association, our builders have up to date access to the latest by-laws and industry regulations, ensuring that your home is being built on time and within the more often-than-not complex and stringent guidelines of your community. An example of where cities can seriously impact custom home construction is when secondary suites or laneway homes are included as part of a construction project – or even if
they are the construction project! To help navigate city hall when building a new housing form like a laneway home, knowledge of current design trends, municipal bylaws and technical savvy are a must. Building a custom designed home represents a sizable investment and one you will want to maximize. In addition to builder credentials and design trends, you will want to discuss building material options and their benefits. As leaders of the industry, our association’s builder members attend technical workshops provided by the GVHBA to keep abreast of the latest technical requirements and building product trends. Whatever the design trend you are considering and budget you are working with our builders have the knowledge and credentials to help you realize your dream. Source a custom homebuilder as carefully as you research the features for your home. Let us help take the mystery out of finding the right builder for you. Visit http://www.gvhba.org/ membership/find-a-builder today for a list of our custom builder members.

UDI Report
What to look for in a developer when searching for a new condo The Urban Development Institute (UDI) provides a checklist on what to keep in mind IN METRO VANCOUVER, WE ARE LUCKY TO HAVE THE
luxury of many quality developments and accomplished, long-standing development companies to choose from. Developers in the region provide a wide variety of housing options ranging in price, size, features and location. Making that choice, however, can be quite daunting to a condo buyer. Here are some factors to consider:
THE URBAN DEVELOPMENT HOSTS ITS BIENNIAL UDI AWARDS FOR EXCELLENCE IN REAL ESTATE DEVELOPMENT THIS NOVEMBER. #1 CONSIDER REPUTATION/CUSTOMER SERVICE
References are a great way to find out more about a development company and their projects. Talk to friends and family about what stands out among condos they’ve looked at or lived in. Word-of-mouth is a fast and accessible first step in information gathering. Is a friend raving about the first-rate design and/or customer service of a certain development company? Does a relative love the type of amenities her condo building offers? Think about what’s important to you.
Visit Sales Centres to learn more about what individual projects offer, in terms of amenities and Homeowner Care. Is the company a member of the Urban Development Institute, or another industry organization? Membership in an organization, such as UDI, suggests industry participation and opportunities to learn. Browse company websites to consider all of your options. No need to look too far for a list of potential companies - a list of developers is found right within the pages of this magazine.
#2 PICK YOUR NEIGHBOURHOOD & BUILDING AMENITIES
You probably have an idea of where you’d like to purchase, such as a preference for a municipality, or even a neighbourhood. Is it convenience you’re after? Then you might find several mixed-use areas attractive that are located along transit routes. While infill projects in the inner city may be more expensive, they could save you money in terms of not requiring a car to commute to work or school. Many developers specialize in mixed-use projects near SkyTrain stations. In addition, mid to high-rise projects offer significant amenities like games rooms, large storage spaces, guest rooms and outdoor areas. Meanwhile, many developers concentrate on townhome projects suitable for families and those who prefer more space. These types of units provide greater opportunities for privacy and additional square footage for entertaining and play. There is a range of projects suitable for a number of different budgets, depending on amenities, finishing and neighbourhood. #3 LOOK FOR THE 2-5-10 HOME WARRANTY
The BC Government requires all developers to acquire a license from the Homeowner Protection Office and to arrange for home warranty insurance. As a potential homebuyer, you should look for the 2-5-10 year warranty insurance - 2 years on labour and materials, 5 years on the building envelope and 10 years on structure. The 2-5-10 year warranty insurance indicates that the home was built by a Licensed Residential Builder. For a 52

public registry of Licensed Residential Builders, and a Consumer Protection Guide on “Buying a Home in British Columbia,” visit the Homeowner Protection Office website: www.hpo.bc.ca. #4 REVIEW THE DISCLOSURE STATEMENT
You may decide to purchase your condo prior to the construction being complete. Many condos in the region are purchased in this way. As a prospective homebuyer, you will receive a Disclosure Statement from the developer. You should take time to review this document, as it describes what the developer is selling and your right to cancel the pre-sale contract within 7 days of signing it. Under the Real Estate Development Marketing Act, a developer must not enter into a contract to sell a condo, unless a copy of the Disclosure Statement has been provided to the homebuyer and he/she has been given a reasonable opportunity to review it. Have questions? There are additional resources and information bulletins available at the BC Government’s Financial Institutions Commission website:
#5 STAY TUNED FOR THE UDI AWARDS FOR EXCELLENCE
The Urban Development hosts its biennial UDI Awards for Excellence in real estate development this November. The Awards recognize outstanding development projects throughout BC, based on the highest level of architecture and design, marketing and financial success, sustainability, as well as planning and community integration. Categories include a Reader’s Choice Award, Best Infill, Best Mixed-Use, Best High-Rise, Best Out-of-the-Box, among others! Stay tuned for more details coming soon to the UDI website: www.udi.bc.ca.
As a “Partner in Community Building,” the Urban Development Institute (UDI) is committed to working with communities and governments to create and achieve the vision of balanced, well-planned communities. A
sk any of the Legendary Development team what makes this Surrey-based builder different from the rest, and you’ll get a single answer. “We build the best homes at the best price in the best areas. And we believe that when you walk into a Legendary home, what you see should be exactly what you get — no upgrades,” says marketing director Rav Brar. “Yes, we’re a young company, but with an array of recent success like Clayton Heights, The Encore on 164th, and Maple on 84th, we are proven,” he explains. “It’s the things like taking the extra time to find the most desirable neighbourhoods and ensuring our homes are a direct response to what customers tell us they want that sets us apart.” A Team Approach Teamwork is more than a word at Legendary, it’s a core philosophy. “Our team approach extends to more than the people we work with directly,” Rav says. “We believe anyone who buys a Legendary home is a valued member of our team as well. We listen to our past buyers to find out what they love about their home and what we can do better in the next ones. Those ideas and dreams are then incorporated, fine tuned, and become new standards. We simply believe that everything you see should be included in the price — so what you see in a Legendary home is what you’ll get.” 54
WE BELIEVE THAT WHEN YOU WALK INTO A LEGENDARY HOME, WHAT YOU SEE SHOULD BE EXACTLY WHAT YOU GET — NO UPGRADES.
Rav Brar
He cites a recent example at The Hamptons, Legendary’s newest master planned community in South Surrey. “Our buyers told us they wanted a more functional, maintenance-free backyard. So, since the site is directly adjacent to the lush greenery of a future City-owned park, we gave each home a huge, open patio made of 2x2 pavers and surrounded them with cedars and boxwoods. It’s a great place for summer entertaining and barbequing, it’s maintenance free and private, and you’ll have a lovely outlook to the park. I’d say that adds up to a win all round.” Going the extra mile for each and every homeowner when it comes to customer service is another daily occurrence at Legendary Developments. “We understand a home is the single largest investment most people make, so we have a team

devoted entirely to addressing any concerns or problems experienced by our homeowners — even when those concerns aren’t covered by warranty,” Rav stresses. “In fact, we have an entire department, our Legendary Cares division, that’s always ready to help.”
The answer was astonishing in its simplicity. “We sacrificed the space for four units, and built a half basketball court,” Rav explains unable to hide a smile of delight. “People always think a pool would be ideal. In reality though, pools are expensive and often don’t get used much. Basketball, on the other hand, is an incredibly social sport as well as being great for getting kids — and their parents — active and involved with their neighbours. I’ve seen many lifelong friendships that started with a spontaneous game of 21 or shooting hoops together.”
Building Community Response to The Hamptons, Rav says, has been strong — clearly a validation of the extra time and effort that’s been lavished on this brand new collection of upscale townhomes and luxurious duplexes. “Over the years, many parents complained that their kids are always inside playing video games on the sofa. So our team put their heads together and asked what we could do to get kids active and outside.”
Looking Ahead With over 300 homes valued at more than $150 million already complete, Rav says he’s looking forward to continued growth throughout 2014. “We have another townhouse development in the final stages of design in West Clayton, and we’re growing the company steadily from within. We will also remain actively involved in the local charitable and community focused organizations found in the communities where we build. The future looks bright, and we’re excited to see what this new year will bring.” For more information about Legendary’s past successes and upcoming homes, visit legendaryliving.ca. 2014 Builder & Developer Annual

Sunmark Developments DESIGNED FOR YOUR LIFESTYLE
A
s vice president of Sunmark Developments, Sanveer Shoker’s formula for homebuilding success is simple. “Build spacious, no-compromise homes in neighbourhoods where people want to live — neighbourhoods that are close to schools, parks, shopping and all the other amenities today’s active families enjoy,” he says. It’s a philosophy that Sanveer says is the heart and soul of this second generation, BC builder. “My father first started doing land development almost 35 years ago. About 20 years ago, Sunmark switched focus and began actually building residential communities in the Surrey/Langley area. Since then we’ve spent many, many hours engaging with our buyers, listening to their opinions about which features make a great home, and then incorporating those desires into the design of our homes.” Live Life Large One of the key factors is space — Sunmark homes typically range from a minimum of 1,500 square feet to 2,300 or even more. “Our goal is to replicate the experience of single-family living at a more affordable price point,” Sanveer explains. “That’s why we’ve always incorporated 56
single-family design features like open concept plans with large kitchens, master bedrooms that include an ensuite with room for two people and lots of big, bright windows. Young families have room to grow and downsizers don’t feel they’re sacrificing the space they’re used to in their single-family house in order to get a ‘lock and go’ lifestyle.” A significant testimonial to the success of this commitment to low-density, large space living is the fact that most of the people who work at Sunmark not only live in Surrey, they live in a Sunmark community. “Because we have children and teens of our own living at home, it’s even easier for us to identify with our homebuyers. “We like to say we’re the builder who’s also your neighbour,” Sanveer says.

What You See is What You Get WYSIWYG — what you see is what you get — is yet another signature feature at every Sunmark development. “When people fall in love with what they see in our showhomes, we want them to know it’s not going to cost extra to have those features and finishings in the home they move into,” Sanveer stresses. “That’s the real benefit of WYSIWYG. Yes, sometimes it costs us extra, but it’s just the way believe in doing things.” Expanding Horizons The year 2013 was a successful one for Sunmark. Enclave at Boundary Park sold out with all homeowners are now settled in and looking forward to summer barbequing and entertaining. Forty more families moved into Uptown Clayton, with the final phase nearing completion and a distinctly family-oriented ambiance emerging.
And Sanveer has no hesitation saying 2014 will be even better — starting with the launch of Keaton Townhomes in Langley’s popular Willoughby neighbourhood. “Keaton Townhomes will be an intimate collection of just 80 three- and four-bedroom townhomes located at 209th Street and 77A Avenue,” he says. “Most homes will be wider than average because they’re built over a side-by-side garage — meaning they’ll feel extra spacious and open.” A bonus, he adds, will be the half-acre, lineal park running through the centre of the community. “Plus we’ll have community gardens for people who love to garden but don’t want the hassle of maintaining a lawn. And, of course, the location is exceptional — just minutes from shopping, the Langley Events Centre, transit to Vancouver, and all the outdoor amenities Langley is so well known for.” For more information about Sunmark and any of their communities, visit sunmarkdevelopments.com. 2014 Builder & Developer Annual

Condo Sense
Thinking About
Investing in a Condo? by CAMERON MCNEIL A FRIEND RECENTLY ASKED ME, “I’m
looking to invest in a condo – what do you recommend?” Wow, that’s a doozie, as there are so many things to consider! As I proceeded to pontificate this fabulous question for more than half an hour, I’m sure I thoroughly confused my learned friend. Afterwards I took some time to better summarize my opinions and am excited to share them with you here. TALK TO YOUR BANKER. Firstly, you have to know what price maximum are you are prepared/able to pay. Talk to your banker/mortgage broker to determine how much equity you will require, what you can afford, and what all your monthly payments will add up to. You may need to account for small cash injections to cover the payments. Remember, an investment comes down to the numbers, so when you start shopping, avoid getting emotionally attached and stick to your investment criteria according to these numbers! LOCATION, LOCATION, LOCATION… Decide, in advance, what areas you are going to shop. Do your own research using MLS.ca, developer websites, and city websites to help define areas of interest based on current and long-term community plans. Established neighbourhoods (areas I call “blue chip”) may not have the potential financial growth compared to emerging
neighbourhoods, however, they will be less volatile. Be mindful of future development that could also negatively impact your condo. That peak-a-boo water view may be blocked in the near future, and a new sky train is coming, but your condo may be overlooking the track! Understand what is likely to happen and how it could positively or negatively impact a property. NEW OR USED? New of course – I’m a real estate marketer! But seriously, you need to consider the pros and cons of both. New condos can come at a small premium but if you buy right, you can find great value. New condos will have less maintenance issues and a warranty in place for defects, appliances, etc. You can often buy early enough in the development process (even before construction starts) and enjoy up to two and half years of potential market growth prior to completion (note: “potential”). When buying used, you need to do your homework in inspecting the premises and reviewing all the strata minutes. Sometimes, an investment property may already have a tenant in place, and on occasion can offer a great deal. If you are handy, buying a used condo that requires some cosmetic work can generate a good return. SPECULATION VERSUS LONG-TERM INVESTING? GO LONG-TERM. Investing in real estate can be a very financially rewarding experience, however you must always be prepared to close on your purchase and to hold and manage the asset for at least five years or more. The speculative purchase, which is more popular in pre-construction (selling in the short term, often prior to construction completing) is a very risky game. CONSIDER WORKING WITH A GOOD REALTOR. If you have limited experience navigating the real estate jungle, consider retaining a reputable Realtor to represent your best interests in the purchase. This is not your sister’s ex-boyfriend’s mom. Hire a Realtor who is experienced in the geographic area and housing type you are searching for – likely they will know the good buildings, those to avoid, and new or upcoming opportunities to consider. Share with your Realtor your precise parameters before you start looking. YOUR LIFE AS A LANDLORD... Managing a rental property is not always easy. You could have a terrible tenant, or have numerous maintenance issues. If the property is located a far distance from you, it could be more onerous to manage. You may consider a rental management company, but this will cost you about six to eight per cent of your rental income, so it should be considered within your investment criteria. You should learn more about the Residential Tenancy Act to understand your responsibilities as a new landlord at rto.gov.bc.ca. Hope this helps! Happy shopping!
