Knowledge & confidence When shopping for a new home, both are critical

hen you’re out shopping for a new home or condo, it’s easy to be swept up by appearances. But, as they say, beauty is only skin deep. The best way to discover the home of your dreams is to seek out the right builder or developer – which is one with experience, vision and know-how. The 2013 Builder & Developer Annual is a great research tool and resource to help with you with this task. It showcases not only who is building what and where, it also features background information on each company and where you can find more information about them. Once you’ve narrowed your search for a new home or condo, it’s time to visit some sales offices and models – and you should prepare to be impressed! Always carry a notebook to record information and questions you may have about the places you’re visiting, to make it easier to digest later. If there’s a model to tour, be sure to inspect the quality of everything – from the cabinetry, carpeting, drywall and fixtures. Note which features are standard and which are upgrades, to get a sense of what the basic home will include. Questions you might want to ask while shopping include: - How long has the company been in business? - How does the after-sales service program work? - Who will be responsible for after-sales service? - Does the builder include energy-saving features in its homes? A new home is one of the biggest and most important purchases you will make in your lifetime. You will be able to shop for a new home with a sense of confidence, using the knowledge you’ll glean from this publication as well as online research and site visits. Best of luck in your search! Housing Overview

the future in Metro Vancouver

Celebrating the City by Susan M Boyce

Consistently ranked among the world’s favourite places to live, Metro Vancouver is a metropolitan centre many aspire to emulate. Blessed with a temperate climate, trend-setting architecture, and abundant outdoor recreation, Vancouver just keeps getting better. “As a city, we’re becoming ever more refined — ‘shinier’ and more truly a cosmopolitan city of the world,” says Tracie McTavish, president of Rennie Marketing Systems. “Over the coming years, as we continue to fine tune our city plan, I believe we’re going to continue along that path, because people are always going to want to live here.” Embracing Condo Living

Changing demographics and homebuyers expectations will play an increasingly important role in defining the housing market of future according to Peeter Wesik, president of Wesgroup Properties. And while a recent study indicating that, for the first time ever in Canada, single-person households are outpacing the number of households comprised of couples, he predicts Metro Vancouver’s acceptance of condo living as a lifestyle choice will continue driving the form our housing market focuses on. “Young people used to buy a condo then move into a larger, single-family home to raise their family — but you can see that’s changing,” he says. “When Concord Pacific developed the old Expo site in downtown Vancouver, they put in a school which filled up immediately. Last summer, parents were sleeping outside the school overnight to make sure their children were enrolled.” Then there’s the convenience and luxury factors. “Boomers especially want to have the luxuries they couldn’t afford while they were paying off their university loans or raising their families — things like granite counters and gourmet kitchens,” says Lynn Harrison, president of Harrison Marketing. “And while a townhouse or condo may be a bit smaller than the single-family house they’ve gotten used to, the convenience of lock’n’go living is becoming more and more desirable as a selling feature.” While condos are getting smaller, they’re also getting more efficient. “The average condo from 10 years ago was 1,000 sq. ft. — now it’s closer to 800,” Wesik says. “We’re being forced to think about space differently, and we’re getting used to the idea that a condominium isn’t a place where you simply take the furniture out of your parents’ house and 10

01

hope it fits. Furniture has to be right-sized to work in smaller units.” Change Your Wheels

Industry insiders and analysts are virtually unanimous on one front: transit will shape our future cities and rapid transit will shape them most of all. “Rapid transit is absolutely key,” says Bill Szeto, associate vice president for new business development with Colliers International in Vancouver. “People are making a conscious decision to cut their carbon footprint, so projects located along SkyTrain and rapid transit corridors will do well.” McTavish agrees. He points to the success of the Marine Gateway neighbourhood in South Vancouver where three of the four corners at Marine and Cambie are already scheduled for massive mixed-use residential development. Brentwood, he adds, is another one to watch. “It’s always been an under-developed neighbourhood with incredible

potential. Now we’re looking at the potential for up to 12 towers — four million sq. ft. of new residential coming to the neighbourhood. That’s more than all the Concord Pacific lands in downtown Vancouver.” And if plans under discussion become reality, one of those towers could be 70 storeys making it the highest tower this side of the Rockies — eight floors higher than the famous Shangri-La in Vancouver. All that in addition to a planned 1.2 million sq. ft. of world-class retail. Tsur Sommerville, PhD and well-known industry analyst from the UBC Sauder School of Business, does note, however, that density around transit nodes could be viewed as a classic ‘chicken and egg’ conundrum. “It’s actually difficult to fully separate whether development near transit nodes happens because people want to live there, or whether people live there because that’s where development is allowed to happen,” he says. Still, he stresses that as transit becomes increasingly reliable, fast, and cost effective, more people will use it.

01 Marine Gateway is redefining the corner of Marine and Cambie in South Vancouver. 02 Light rapid transit is the wave of the future. 03 Bluetree Homes at Bishop Creek appeals to families looking for proximity to shopping, schools, and outdoor recreation. 04 3 Civic Plaza’s hotel lobby will be fully integrated into the pedestrian-friendly village square.

Vancouver will always be a top ranked city. Tracie McTavish, Rennie Marketing Systems

Line,” Belmar says. “Then, after a brief plateau, average resale values rose by an additional six per cent in 2009/10. These numbers prove it’s not just emotional hype. When transit came to town prices went up, stayed up, and continued rising — which is good news for buyers whether they’re short-term investors or homeowners planning to be there for the long haul. Clearly, this is part of the same thinking that’s propelling sales in the Burquitlam area where the long awaited Evergreen Line will soon simplify life for people who commute to downtown. In fact, many industry analysts and insiders predict this neighbourhood, located on the Burnaby/Coquitlam border just north of Lougheed, is 06 poised for growth comparable to Metrotown’s meteoric expansion. Howard Steiss, president of Red Dot Real Transit Value Equation Estate Marketing, is one of them. Whether transit nodes are the chicken or the egg, there’s no “I believe in the future, distance will be measured in denying they represent emerging value. Nick Belmar, Onni’s minutes not kilometers,” Steiss says. “Proximity to the vice president of sales, says that in a recently commission Evergreen Line will aid in reducing consumption of fossil study areas surrounding recent light rapid transit saw values fuels, reduce air pollution, and lessen road congestion. jump up to three times more than 10 per cent increase he’d But most importantly, it will save time and money for the expected. “For example, during the months leading up to thousands of people who live here because it will make the completion of the Canada Line, values along the Cambie commuting to all points in the TransLink system a breeze.” Corridor rose 19 per cent. But the real surprise was that Only time will tell if this form of measurement will be prices then climbed an additional 14 per cent in the first half applied to the hotly debated B-Line along Broadway to of 2010 — after the Canada Line was completed. daily demand from the students and staff attending UBC, so there’s no question a light rapid transit connection would be used. On the other hand, some argue that a link south through the Surrey Corridor would allow planners to develop residential hubs around new stations, thus maximizing future potential ridership. Another factor in the question of how people will get around in the future Metro Vancouver is the car co-op, an alternative that’s expected to continue ascending the popularity ladder as developers hone in on innovative way increase affordability by reducing or, in some cases, eliminating onsite parking for private vehicles. Michael Geller, president of The Geller Group, notes it’s a matter of achieving critical mass: the more municipalities and developments that participate, the more cost effective it becomes for consumers to rely on alternatives like Car2Go or Zipcar. And since owning a vehicle typically equates to having a monthly car payment, there’s direct impact on the mortgage amount a homebuyer qualifies for. Translation: ditch even one car, qualify for a higher mortgage.

A Great Place to Live: Now and in the Future Will Metro Vancouver retain its allure over the long haul? Experts say enthusiastic “yes.” “We live in the one of the world’s most beautiful, most livable regions — and that’s not just my bias but is confirmed by experts all around the globe,” says Mark Belling, president of Fifth Ave Real Estate Marketing. “Vancouver will always be a top ranked city,” McTavish says. “Even with our affordability challenges, we’ve built a great brand that people want be part of. We’re also safe. 2008 was a test of our resilience, and we showed the world that we were able to bounce back very rapidly.” And while it was said many years ago, words from business maverick Joe Segal seem particularly apropos in the dynamic, ever-changing fabric of Metro Vancouver’s housing market. “Remember the past but don’t dwell on the past, live the present, seize opportunity, and look forward to the future.”

BlueSky Properties A FAMILY REPUTATION 50 YEARS IN THE MAKING

Giving Back A firm believer in giving back to the communities where BlueSky builds, Dale established the BlueSky Properties Foundation almost immediately after starting the company. “This is the first of its kind in Canada,” he says. “The Foundation’s mandate is to give $1,000 back to the local community for every home it builds there. So at Viceroy, our 188-unit Uptown New Westminster highrise, the Foundation will donate a total of $188,000 — starting with the $20,000 we’ve already given to the Fraserside Community Services Society.

he BlueSky Properties story began in 1958 when Robert Bosa arrived in Canada from Italy. He began building houses and his reputation of integrity and hard work soon spread. Decades later, his sons have continued his tradition of providing exceptional homes for British Columbians. Robert’s eldest son, Dale, grew up in the building industry. “I didn’t have a summer holiday like my friends did,” he says with just a hint of nostalgia. “At a very young age I was already working on construction sites sweeping out the suites. Yes, it was tough to be just a kid and get picked up for work at six in the morning, but at the end of the summer it sure felt good to have earned some money to be able to treat my friends to an ice cream if I felt like it.” The decades of experience he had working with his father became the foundation of Dale’s unwavering commitment to residential building excellence. So it seemed natural that he felt compelled to create a company of his own, BlueSky Properties. Although BlueSky Properties is a relatively new company, its portfolio is substantial with projects in Chinatown to Granville St., from Broadway to New Westminster and beyond. “If you haven’t heard of us yet, we’re certain that will change in the coming year,” Dale says. “I chose the name BlueSky Properties because it’s refreshing and aspirational – it reinforces that we think without boundaries,” he explains. “Plus it sets a very positive tone that brings people back to a place where they can truly enjoy what they do and where they live.” 14

2013 Builder & Developer Annual

Expanding on Reputation “BlueSky Properties and Bosa Properties are still very much part of the same family,” Dale says, adding that his father Robert remains actively involved. “It makes me proud to hear that people respect the Bosa brand and actively follow it, and I’m still surprised how often someone will tell me that either they or someone they know has bought their second or third Bosa home and love it even more than the first one. Our ongoing interconnectivity with Bosa Properties means those people know they can rely on BlueSky to continue the Bosa reputation for a quality, stylish product.” His philosophy, like his father’s, is simple: spend the time and money to do things right the fi rst time. “Vancouver has become a very sophisticated market where buyers do their homework. BlueSky Properties may be young, but we’re a blue chip company that has the experience to meet the needs of the most discerning purchasers.” Outside the Box Vision There’s no question BlueSky Properties’ creative outlook is already taking the Lower Mainland market by storm. One of the company’s first projects was an

BlueSky Properties is also anticipating to

MOSAIC Homes EXCEPTIONAL BY DESIGN

Well known for reviving and revitalizing historic architectural formats — Georgian, Colonial, Tudor — over the past few years, the MOSAIC team has been rolling out several new home types that showcase their architectural diversity. For example, last fall, they introduced a dramatic Saltbox architecture at METRO in Burnaby. The contemporary interpretation of the simple yet elegant building style popularized along the eastern coast during the 16th and 17th Centuries resonated strongly with buyers, and it took less than four months for the property to sell out entirely.

P

erfectly proportioned architecture, outstanding interior spaces, and a commitment to bringing thoughtful, urbane design to the cities and neighbourhoods we love to call home. At MOSAIC, it’s all about creating homes that don’t just look spectacular, they live well as well. The results speak for themselves. Whether it’s the traditional warmth of MOSAIC’s signature red brick rowhomes in the Tri-Cities or the sleek, contemporary pizzazz of apartment residences at Simon Fraser University, people love the distinctive look of a MOSAIC home. Time Tested Design “Well designed, well priced, and well located properties are always in demand,” says MOSAIC’s Geoff Duyker. “That’s why we design every home as though we’re going to live in it ourselves. In other words, yes, we do sweat the small stuff. Everything you see is the result of meticulous planning and a culmination of many important decisions. For example, we don’t look at a wall niche as just a shelf. We carefully consider all its possible uses – which impacts how deep or wide it should be, where it should be placed for maximum efficiency and visual balance. The outcome is a better home — period.” 16

2013 Builder & Developer Annual

Rising Star Geoff credits the company’s intense passion for design as the crucial driver of its growth. “Last year was our most successful ever — almost a 20 per cent increase in sales over 2011 — due in large part to word-of-mouth referrals from our homeowners,” he says. And 2013 is shaping up to be even better. Starting 2013, the company is already marketing five properties including ELIZABETH, a collection of 41 apartment residences located at the crest of the hill on the west side of Queen Elizabeth Park. “This is the very best location along the Cambie Corridor, right where Cambie and 33th Ave. intersect,” Geoff says. “To the east you have the greenery of Queen Elizabeth Park in perpetuity, to the west and south you look out over the cityscape, and to the north, you can see the North Shore Mountains.” Recently opened on Burke Mountain, the RILEY rowhomes are clearly capturing the hearts of buyers looking for an affordable alternative to single-family living. “Sales have been outpacing the competition, and we’re now over 70 per cent sold,” Geoff says. “People are responding to the Tudor architecture, modern interiors, and exceptional value

— especially when they see our new, two-bedroom, A Plan display home.” He adds that if you prefer a non-strata home in the same neighbourhood, ROXTON’s single-family and duplex homes are a perfect combination of space and cost effectiveness — over 2,000 sq. ft. of open living and no strata fees. Two other Tri-Cities properties — EMERSON in West Coquitlam and DOMINION in PoCo’s new Fremont neighbourhood — are proving popular. “At EMERSON buyers recognize the halo effect that the upcoming Evergreen Line will have as new retail and businesses spring up around a rapid transit node,” Geoff says.

Riverside Master Planned Neighbourhood And there’s plenty more good news on the immediate horizon. Coming this spring is the first phase of a dazzling property that Geoff notes will be the company’s largest to date. “This will be the only riverside master planned community in the Tri-Cities and one of only a very few anywhere in the Lower Mainland,” he says. “The setting is spectacular — adjacent to Pitt River and a 13-acre, municipal park reserve. We even have two eagle’s nests that we have, quite literally, designed the site plan around in order to ensure their safety.” The entire community will be a short walk to all the restaurants and urban amenities of the new Fremont Village. And for walking, cycling, or jogging, this property has one more major bonus — it’s right at a trailhead of the famous, 25-kilometre Traboulay Trail. Bosa Development ENVISIONING THE FUTURE

Closer to home, the company has recently launched Pacific Point in Vancouver’s trendy Yaletown district. Located at 1323 Howe, just half a block from the Seawall and David Lam Park, Pacific Point will reinvent an existing tower that the original developer held back as a rental property when the market crashed in the early 1990s. “We will completely modernize the suites as well as retrofit the lobby and hallways with marble and wood paneling,” Lisa says. “It’s going to give the entire building a new, contemporary life in what’s become one of the city’s most desirable neighbourhoods.”

at Bosa: a name iconic throughout the residential building industry. President of Bosa Development Corporation, a dynamic and forward thinking company he founded more than four decades ago, Nat’s uncanny ability to read the markets, choose sites with long-term value and growth potential, and then to deliver quality homes has become legendary. He’s also known for his warm, engaging smile and an intense pride in his family. Seizing Opportunity “Bosa Development has always had a pioneering outlook when it comes to developing in areas others might shy away from,” says sales manager Lisa Murrell. “For example, we’re currently under construction on Insignia, twin 40-storey towers in Seattle’s Belltown area. It’s definitely an emerging neighbourhood, but there simply hasn’t been anyone willing to take a chance on new development for many years. We believe this project will meet the pent up demand and become a true, signature residence — over 700 homes in total when complete.” 18

2013 Builder & Developer Annual

Building on Success Bosa Developments’ list of previous successes is a lengthy one. Most recently, Madrone, a waterfront condo community in San Francisco’s trendy Mission Bay neighbourhood, sold out in record time — an achievement virtually unheard of for many years. In Port Moody, Newport Village has evolved into far more than a collection of five residential towers clustered around boutique retail, it’s become a thriving, destination hub — a place where people often drop by just for the experience of being there. And even now, with several of the first buildings passing their second decade anniversary, Citygate’s iconic towers remain highly sought after landmarks on the Southeast False Creek skyline. Commitment to Excellence Proud to be a family owned and operated company, Bosa Development is now one of three companies bearing the Bosa legacy. Raised in the business, it seemed natural that Nat’s two sons, Jim and Ryan, would one day branch out on their own — Jim heading up Appia Developments and Ryan at the helm of Embassy Development.

BOSA DEVELOPMENT HAS ALWAYS HAD A PIONEERING OUTLOOK WHEN IT COMES TO DEVELOPING IN AREAS OTHERS MIGHT SHY AWAY FROM. Lisa Murrell But there was never a question that the family connections and work ethic would remain the same. Ryan Bosa sums up this way. “What does the name Bosa mean to our buyers? I think it means an assurance of the quality of what they are purchasing. I think it’s taken on its own value with purchasers, it’s become a philosophy that sums up what Embassy Development, Appia Development, and Bosa Development really stand for: integrity, quality, and putting our purchasers fi rst to ensure they receive top value from the home they buy.”

And these core values are what created the framework for a new entity — the recently launched bosalegacy.com website. Here, the expertise and passion for excellence that drive all three companies shines through. Like everything Bosa, there’s a comfortable, welcoming feel that’s firmly rooted in quality — a foundation now and for the future. Portrait Homes DRIVEN BY PASSION: POWERED BY EXPERTISE

I

t’s been a year of change at Portrait Homes: a year that celebrated new beginnings, new achievements, and an exuberant return to the community where it all began. “We’ve redefined and clarified our core purpose into a single, concise statement,” says Robert Grimm, principal, with one of his characteristic beaming smiles. “Portrait Homes exists to make homeownership - a major life experience - that’s joyful, easy, memorable, and fun. It’s the way we’ve always done business, but now we’ve actually put it into words.” Experience Your Home from the Inside Out Part of creating this memorable buyer experience is helping clients understand their home, literally, from the inside out. “We started the process at Hampstead in Silver Ridge,” Rob explains. “Whenever possible, we’d take our buyers on a framing walk-through just before the insulation went in. We get people suited up in the appropriate safety gear, then we give them a peek at the inner workings of their home — things like wiring, plumbing, electrical, and ducting that you don’t normally see up close but that are critical to the performance and longevity of their home.” The response, he says, was astonishing. “Suddenly our homebuyers could truly see all the care and attention we put into their home. They’d take pictures, ask questions, and get totally immersed in the process. Feedback has been overwhelmingly positive and enthusiastic.”

20

Return to Surrey After almost a decade building Silver Ridge in northeast Maple Ridge, 2012 marked Portrait’s triumphant return to Surrey, the city where Rob and his brother, Harry, began their building careers more than 20 years ago. A collection of family-oriented townhomes, Panorama Woods has an immediately engaging ambiance and a lush setting that preserves many of the site’s mature trees. In the presentation centre, buyers also get an immediate introduction to the fun side of home buying, Portrait style. There’s a comfy lounge area with flowering potted plants, a backlit neighbourhood map where you can check out “101 Possibilities” for local recreation or other amenities, and, in a stroke of genius, a two-level play-house fi lled with toys and continuously running kid’s videos to keep smaller family members entertained while mom and dad decide which floorplan best suits their lifestyle. Mind you, Panorama Woods’s tech-toys for adults are mighty fun as well, and Rob loves demonstrating how Portrait’s proprietary design app taps into the power of interactive, intuitive technology. “You can pick your favourite floorplan, choose colours, and explore hundreds of finishing/upgrade combinations,” he says effortlessly entering a series of preferences into one of the presentation centre’s two iPads. With an enthusiastic flourish, he hits the ‘Send’ key. “The next time I check my email, a personalize pdf portfolio of all my choices will be waiting for me.” Brilliant. Silver Ridge Excellence Recipient of over 110 major industry awards — more than any other single community in BC — Silver Ridge has just introduced a new phase of single-family homes. PORTRAIT HOMES EXISTS TO MAKE HOMEOWNERSHIP  A MAJOR LIFE EXPERIENCE  JOYFUL, EASY, MEMORABLE, AND FUN. Robert Grimm excellence, Hampstead is designed with a West Coast Whistler architectural theme, exposed timbers, and even more green spaces than previous phases. “Hampstead was always envisioned as an exclusive enclave within the overall master planned community,” Rob says. “Almost every one of these homes either backs or fronts onto preserved greenways, so they’re going to be extremely quiet and private. And we’re introducing three very exciting variations on outdoor living.” He’s particularly excited about the way these homes take patios far beyond simple decks until they become full-on, outdoor living rooms. “People want to engage with nature, and that’s what these new designs allow them to do,’” Rob says. “We’ve created spaces our homeowners can enjoy year round — cozy, welcoming areas with outdoor fireplaces so you can be warm and comfy even when it’s raining.”

At Your Service Portrait’s list of awards is long and diverse, but it’s the ones recognizing customer service that Rob considers most significant — 18 customer service awards including five gold Customer Choice Georgie Awards. Customer Choice winners are decided from the results of an extensive, ongoing survey process conducted by AVID, an independent research company with a long history of refining data collection. Feedback comes directly from consumers and is compared against results from companies throughout Canada and North America. So when AVID awarded Portrait the 2012 Diamond Award for Best Customer Experience in Canada, the entire company was ecstatic. “Our goal and greatest reward is always to give our customers the best home buying experience possible — no matter what it takes,” Rob says. “I believe awards like these give homebuyers the confidence to go ahead with the biggest investment of their lives knowing we stand firmly behind everything we do. It’s an acknowledgement that the long hours and all the late nights have been worth every second of it.” For more information about all Portrait Homes’ new developments visit portraithomes.ca 2013 Builder & Developer Annual

Solterra INDIVIDUAL, DIVERSE, COMMITTED

Y

ou’re unique, an individual with your own sense of style and flair. So naturally you want your home to reflect that special character. Which is precisely why the Solterra Group of Companies has built their reputation on delivering quality homes that are dramatic, beautiful, and never the same twice. “Each of our developments is completely different from the ones we’ve done before,” says Solterra’s Laura Rizzo, vice president of marketing. “It’s part of our whole corporate philosophy. The first time you visit any Solterra development, you know it’s going to be unlike anything you’ve seen from us before.” Celebrating Diversity With roots in construction that extend back more than 35 years, the team at Solterra has done and seen it all. Past successes include industrial/ business parks, commercial/retail, mixed-use, pure residential, and even a hotel. The company has built in downtown Vancouver, Squamish, Mission, Surrey, and Langley. “When we go into an area, we consider everything about it — topography, what new amenities would benefit the neighbourhood, how we can incorporate new technologies and building techniques, and how the completed community will look,” Laura says. “For example, in Squamish we identified the need for public spaces and a seniors centre. So when we built Eaglewind, we incorporated a public park along the 24

Estuary which we then donated back to the City, and we designed a seniors centre right into the ground-level retail component so it becomes park of the fabric of the community.” This project, she adds, was also the first in Squamish to use pre-fab construction — a technique that significantly reduced cost and speeded construction times. Located in downtown Vancouver, the award winning Symphony Place was another elegant trendsetter. When built, this iconic pair of highrise towers was only the second mixed-use project in the downtown core, and 10 different concepts were analyzed and discussed before the design was finalized. The project took five years to complete and now includes one of the city’s largest works of public art — Cadenza. Built from hundreds of glass pieces set on edge, this undulating sculpture measures 102x28 ft. across the west wall of the development’s public parkade and creates a moving lightshow as vehicles pass along the four levels. Yet another “outside the box” community is Sun at 72 located in Surrey’s Clayton neighbourhood. A bold departure from the surrounding traditional townhouse design, these homes have an eye-catching angularity — Kitsilano meets Frank Lloyd Wright. “Sun at 72 is definitely something architecturally new in this neighbourhood,” Laura says. “But we were very careful with our colour selection so the design would still resonate with the surrounding homes. When you first arrive, it feels unique but very welcoming.” New and Dynamic Looking to the immediate future, Solterra is about to make an enthusiastic entry into a trendy, newly emerging neighbourhood. Located in Chinatown, a place where past, present, and future blend into a dynamic new entity, Keefer Block will be a dynamic, nine-storey boutique residence

2013 Builder & Developer Annual

024-025-Solterra Adv 2013.indd 24

3/25/13 5:41:48 PM

Laura believes will become a true landmark residence. “The neighbourhood itself is such a key ingredient of Keefer Block’s success,” Laura stresses. “So many of the people who’ve priority registered already live nearby — which definitely makes a statement. But it’s amazing how many people want to move here from places like Kits, Burnaby, or even the West End — real people who are excited by the changes in this eclectic neighbourhood and want to be part of this new Chinatown.” Suites are designed with ultimate flexibility in mind: frosted glass sliding walls, the option of an amazing Murphy Bed that requires just a touch to transform into a table with shelving above, plus banks of sleek, integrated closets that morph effortlessly into lineal kitchens resplendent with gas cooktop and seamlessly stone backsplash. Amenities too will be outstanding — starting with Keefer Block’s rooftop deck. “We really focused on creating a

024-025-Solterra Adv 2013.indd 25

THE FIRST TIME YOU VISIT ANY SOLTERRA DEVELOPMENT, YOU KNOW IT’S GOING TO BE UNLIKE ANYTHING YOU’VE SEEN FROM US BEFORE. Laura Rizzo sustainable, green amenity with two distinct spaces — one for entertaining, one for lounging and relaxing,” Laura explains. The result is a lavishly appointed, welcoming area that spans the entire roof. The active half incorporates a full outdoor kitchen with barbeque, community garden plots, and kid’s playground filled with whimsical playthings made of natural woods. On the opposite side is a full outdoor movie theatre meticulously placed so that as the sun sets, movie watchers can spread a picnic blanket on the lawn and enjoy the final rays of sunshine as well as the latest blockbuster or, perhaps in winter, share a steaming hot chocolate round the outdoor fire pit. Inspired Vision “Everyone at Solterra has a passion for building and construction,” Laura says. “Our team is highly experienced and very creative. Because each project is so different, we usually only do one or two communities at a time, but we’re always planning far ahead. It’s part of what inspires us to strive to create quality housing that’s ever more innovative and distinctive.” Solterra is found online at solterradev.com

Bosa Properties FIVE DECADES OF EXCELLENCE

Sovereign

T

he history of Bosa Properties is long and diverse, fi lled with homeowners who trust their reputation for exceptional quality and enduring value. Many homeowners love their homes so much that as they move through life’s different phases — from first time buyer to active family with kids to downsizing to a luxurious lock’n’go lifestyle — they continue to purchase a new Bosa Properties home. CEO of the Vancouver-based company, Colin Bosa proudly continues the family tradition of honesty and integrity. As a second generation Bosa, he’s taken the company to new levels of innovation — designing and building award-winning homes in some of the Lower Mainland’s most up and coming neighbourhoods. “We have a history of going into areas that others stay away from — areas like Yaletown in the 1990s,” Colin says. “If you’re going into neighbourhoods like that you need to have a very strong brand, because buyers must have faith in you before they’ll follow.” However, the results can be astonishing. “We’ve seen what happens in the world of social networking where every incremental user increases the overall value of the network...” Colin says. “I see the same thing happening in our cities. With every new building or amenity, the value and vibrancy goes up.” Redefining the City One of Bosa Properties’ most recent and most spectacular success stories is Jameson House in the heart of downtown Vancouver. Reinventing the 37-storey tower was a daunting task from day one. “We acquired this property during the height of the 2008/2009 26

economic melt down,” Colin explains. “The original developer had already dug the hole, some presales were in place, and we had to complete the building in just 22 months.” Adding further complexity was the fact that the building would have multiple uses — lower level retail, office space, and residential above. Jameson House also has a heritage restoration component and is home to North America’s first automated car parkade, a feature which helped garner the project multiple awards including three prestigious Urban Development Institute Awards of Excellence. “The most important thing to us was to ensure that our homeowners would be happy when they moved in.” Colin says. “But they had pre-purchased at a price that was no longer in line with market conditions so we needed to find a solution that would work for us and for our homeowners.” A solution was realized by redesigning many of the suites for greater efficiencies. “We retained the exceptional level of

finishings — limestone, glass backsplash and counters, custom reveals, and top-of-the-line appliances — but redesigning allowed us to reimburse approximately $17 million to our early buyers who had purchased originally,” Colin says. “Did we have to refund the money? No. We just felt it was the right thing to do. In the end, our homeowners had homes that were more appropriately priced for the current market.” Always Innovating Bosa Properties is no stranger to fi rsts. It’s the company behind Westwood Village and HighGate Village, two multi-phase projects that introduced a new village-centric, pedestrian-friendly style of residential to South Burnaby and Coquitlam. Farther south, Miramar Village brought a contemporary urban aesthetic to White Rock’s Town Center neighbourhood. Even in the already trend-setting Southeast False Creek, Bosa Properties is introducing change with Lido, a

Lido, False Creek

landmark project that will include the city’s fi rst private BosaVOLT charging stations for owners with electric vehicles. “We bought this land almost 10 years ago,” Colin says. “It’s a neighbourhood that’s remarkable today, but with every building it just gets better, and we’re delighted to be a part of that.” Arguably the company’s most dramatic, recent success however was Sovereign which sold out all 202 residential units in barely six hours. “Sovereign represented the highest demand we’ve ever seen for a single project,” Colin says. When complete, the elegant tower will include 168 hotel rooms, 90,000 sq. ft. of retail space, plus 40,000 sq. ft. of hotel amenities. Looking Ahead For the coming year, Colin says there’s still plenty of innovation coming as the company continues construction on Promontory overlooking the Inner Harbour in Victoria. “Promontory will be the tallest building in BC’s capital and Victoria’s fi rst point tower. I think people are going to be very surprised when they realize how much of an urban edge this architectural style going to bring to the city.” He’s also excited to announce Bosa’s fi rst venture into Surrey — a seven-building master planned community that will be located in the Central City neighbourhood and will take 10 years to build out. “We think Surrey’s time has come. It’s got all the amenities. It has strong civic governance, good job growth, Simon Fraser University, a great hospital, and hundreds of parks. There’s a momentum there that you can feel.” For information on all Bosa Properties developments visit bosaproperties.com 2013 Builder & Developer Annual

Fairborne WELCOME HOME

T

he vision has always been clear: build homes that stand the test of time —dynamic, sophisticated homes where people create memories to last a lifetime. But making that goal a reality is only possible because thanks to the passion and commitment to excellence of a close-knit team of experts that form the backbone of the Fairborne Family of Companies. “Fairborne was founded in 1996 on the belief that if you bring every aspect — development, interior design, and sales and marketing — in house, the result will be a much higher level of quality and consistency than you’ll find otherwise,” says Cristy Edmonds, director of sales. This philosophy soon garnered Fairborne one of the prestigious Urban Development Institute Awards of Excellence for Time — a mixed-use project destined to redefine North Vancouver’s Lower Lonsdale neighbourhood. Skye and Q towers soon followed, and today the final component, Capstone, is under construction and turning heads with its sophisticated floorplans and proximity to the Lonsdale Quay, transit, and outdoor recreation. “We like to say nothing feels quite as comfortable, quite as right as a Fairborne home,” Cristy says. “People might not know exactly why a Fairborne home feels so good, they just know it does.”

The real secret, she explains, is in the meticulous planning that goes into design — planning that goes far beyond open, efficient floor plans with plenty of windows and outdoor spaces. “We spend huge amounts of time thinking through even the smallest details — details like how a cabinet door knob will actually feel when you’re opening that closet day after day or how your queen-sized bed will fit into the bedroom and still leave room for a dresser.” Creating Communities Like each homeowner, every Fairborne community is unique, its ultimate design driven by the site’s topography, view lines, and the character of the surrounding community. “We begin by investing in amenities rich areas — neighbourhoods like Lower Lonsdale in North Vancouver or Fleetwood in Surrey,” Cristy says. Next Fairborne designs homes where even the details you can’t see go above and beyond — from the ground up. “For example, the BC Building Code only requires subfloors to be nailed and glued, but we know that, over time, this can result in creaking floors. So we choose to also use floor screws. The result is enhanced solidity and no creaky movement beneath your feet.” She adds that Fairborne also carries out stringent inspections both during construction and after completion. “During the building envelope installation alone, professional engineers carry out nine separate inspections.” Construction Diversity “We are proud to be an extremely diverse builder in the multi-family marketplace,” Cristy says. “We’ve built townhomes and concrete midrise and highrise towers a well as mixed-use developments. But it is always a team effort, and we never loose sight of our goal to remain a company that’s big enough to deliver thoughtful design and sturdy construction, yet small and nimble enough to respond immediately to our homeowners’ needs and wants.” For more information on all of Fairborne’s projects, visit fairborne.com or call 604.687.8686 2013 Builder & Developer Annual

spectacular,” Andreasen says. Buyers clearly agreed, and shortly after opening the onsite display suite, more than half these innovative homes have now been snapped up by purchasers eager to own a piece of the university lifestyle. Your Home: Your Style Launched right after the 2010 Olympic Games, Adera’s Live West Coast rebranding was a direct response to customer demand for the ability to inject their homes with a sense of personal character. “People don’t want to be treated as just a number or an address,” Andreasen says. “They want to know we respect their individuality and that we’re committed to personalizing the buying experience to honour that individuality.” This commitment, he adds, is the primary driver behind Adera’s new “i.D.

dera: throughout the Lower Mainland’s residential building industry, the name has become practically synonymous with sustainable, green homes designed for active, outdoor lifestyles and urban sensibilities. The company’s downtown Vancouver offices are fi lled with awards and accolades, including more than 35 gold Georgie Awards plus a growing number of Gold Nugget Awards and National SAM Awards. Yet there’s still an underlying sense of welcome, the easy-going ambiance of a committed team that shares a common visionary outlook. Creating Communities The year 2012 was a busy one for Adera. Hot on the heels of the successful sell out of final homes at Salus — with almost 400 homes, the most prolific master planned community in Adera’s history — the company launched Breeze in South Surrey. “Response was dramatic,” says Eric Andreasen, vice president sales and marketing. “Within months, we’d sold almost 90 of these 227 townhomes despite numerous reports of a languishing market.” He’s also delighted by consumer reaction to Sail, a two-building project at UBC and Adera’s inaugural six-storey, wood-frame residence designed under BC’s stringent, new building code. “Sail is located at the convergence of two green-streets and a park, so the setting is 30

By Me” program — a web-based shop where homebuyers can browse, choose, and even change their home’s finishing details 24/7. “Even though we always put a strong emphasis on getting to know each and every customer by name, this is a fantastic extra way for our homeowners to express themselves and design the home of their dreams.” Sustainable by Design With the 2010 change to the Live West Coast branding, came an even tighter focus on sustainable design with plenty of outdoor living spaces. “For example, at seven35 in North Vancouver, over two thirds of the homes have our signature rooftop lanais, and you should see the views they have of Grouse Mountain,” Andreasen explains. Seven35 also introduced a triple first in sustainability. “This is the first multi-family building certified LEED for Homes Platinum,” Andreasen says. “Because it’s also Built Green Gold, it’s the first residential building in Canada to have dual certification. And it’s the first multi-family residence in North America to incorporate a waste water heat recovery system to preheat domestic hot water — a feature that we estimate will save owners as much as 75 per cent on their hot water costs.” It’s all part of what he describes as a triple green bottom line. “First, our homes must have a direct financial impact that saves our customers money,” Andreasen explains. “They must also create a sense of personal fulfi llment. And finally, they must be better for the environment by helping reduce our carbon footprint. Why do we do this? Simple, we believe it’s just the right thing to do.” Looking Ahead “Things are off to a great start for 2013,” Andreasen says with enthusiasm. “Remix is well underway with first occupancy less

than 10 months away, the first owners will be moving into Sail this summer just in time for school, and in addition to just keeping up with demand at Breeze we have several other developments in planning and design phases around town. And we’re definitely looking forward to continuing to forge strong, new connections with all our homeowners, the people we all consider to be part of the extended Adera family.” Among their many other achievements, Adera is recipient of 36 gold Georgies Awards, the second ever Platinum Georgie Award, and was the first Canadian company to ever win a Gold Nugget Grand Award. heir history is a diverse one of trend-setting innovation, innovation seen in more than 25 residential communities throughout the Lower Mainland and as far north as Whistler. Over the past few years though, it’s been North Burnaby, the community where president Jim Bosa grew up, that’s once again become the primary focus at Appia Developments. During the last half decade, this second-generation, family owned and operated developer has completed four highly-acclaimed residential towers clustered around the Brentwood SkyTrain and Mall — three sister highrises that comprise Madison Centre as well as Motif at Citi and Commerce at Citi. And now, Appia is embarking on their most ambitious master planned community to date: a dazzling, six-acre development called SOLO District that’s poised to redefi ne the North Burnaby skyline. defi nitely building. And no wonder. Ultimately SOLO District will be a self-contained, urban village providing more than 1,400 new residences in four iconic towers. The second residential tower will also lay claim to being the city’s tallest building — a gleaming, glass and concrete highrise soaring the equivalent of 55-storeys skyward. “SOLO District is designed to become a community within a community and one of the most accessible, walkable neighbourhoods in this area,” Jim says with obvious pride. “Not only do you have excellent access to SkyTrain and cycle routes, but because we’ve partnered with Modo car co-op, we anticipate many people will choose to

go from two to one cars or, perhaps not own a car at all.” He’s also thrilled to announce that in addition to a diverse selection of boutique and large-scale retailers, SOLO District will be home to North Burnaby’s fi rst Whole Foods, a 42,000-sq.-ft. fl agship store expected to open in 2015. “Whole Foods is an extremely well loved brand, and we’re delighted to be the ones bringing them to North Burnaby.”

Respect for the Environment SOLO District is designed as a showcase of Appia’s commitment to sustainable, eco-friendly building practices: a state-of-the-art, geothermal heating/air conditioning system will significantly reduce overall energy consumption, decks are meticulously planned to maximize views and natural light, plus plans include a green roof area made of sedum mats — an innovative, colourful, and virtually maintenance free alternative to grass. Even more integral to Solo District’s green outlook is the community’s proximity to transit. “I regularly take advantage of the fact the Brentwood SkyTrain station is just half a block away,” Jim says. “Why would I take my car if I have to go downtown for a meeting when it’s a 15-minute ride on the SkyTrain? And when I get there, I don’t have to worry about the cost or hassle of finding parking” Proud Family Legacy Proud to be part of the Bosa family of companies, Appia is clearly following the tradition of excellence that began with Nat Bosa, Jim’s father. “The most important principle I learned from my father is that you don’t just build a development — you build a reputation,” Jim says. “We want the greatest advocates of our reputation to be the families who live in our homes and in the communities we help to create.” It’s this continued commitment to integrity and quality that are now the cornerstones for a new entity — the recently launched bosalegacy.com website. Here, homeowners and buyers can explore all three Bosa companies — Appia, Embassy which is run by Jim’s brother Ryan Bosa, and the original Bosa Development that was founded by Jim and Ryan’s father, the iconic Nat Bosa. Like everything Bosa, there’s a comfortable, welcoming feel that’s firmly rooted in quality — a foundation now and for the future. Housing Trends

Demographics of change by the numbers by Susan M Boyce When it comes to who’s buying what in housing, the times they are

a’changing —especially here in the Lower Mainland. Condominiums have become acknowledged as a valid, desirable lifestyle choice. Getting where you’re going by transit, bike, car co-op, or your own two feet is something to be proud of. And although the largest household formation group remains couples with children, for the first time in Canadian history, there are more single-person households than households comprised of couples. BC Bound

Who’s moving to BC remains a hot topic around the water cooler. Over the last two years, interprovincial migration has slowed until in 2012, there was a net loss of approximately 3,000 people per quarter — many apparently lured away by well-paid trade jobs located primarily in Alberta and Ontario. However international immigration still translated to an overall population increase of approximately 12,000 per quarter — good news for the building industry who supply the homes for many of these new British Columbians. And Ward McAllister, president and CEO of Ledingham McAllister, believes this important market driver will continue strong. “Immigration consultants in most of the major Mainland China and Asian cities still have hundreds of thousands of clients who want to come here, invest here, and be involved in the BC economy,” he noted while speaking at a recent Greater Vancouver Home Builders’ Association panel discussion. “These people are not talking about Los Angeles or New York or Paris or London. They’re talking about Vancouver. They love our geography, our proximity, and most of all they love the way they’re so accepted here.” In fact, this immigrant group is apparently so enamoured with Vancouver that when Canada upped the net worth requirement for investor immigrants from $1.2 million to $1.6 million as well as doubling the cost of the necessary investment bond from $400,000 to $800,000, McAllister said it caused “barely a stir.” Meeting Demand

McAllister did, however, have concerns about Canada’s cumbersome immigration process. “Of the 48,000 people who were in the system to immigrate to BC in 2012, only 26,000 arrived. This year there are approximately 46,000 people in the [national] system — of which we hope to get 35,000.” Tsur Sommerville, associate professor and well-known industry analyst from the UBC Sauder School of Business, sees another possible fly in the ointment as far as BC is concerned. “Federal immigration rules are now shifting away from the investor/entrepreneur and toward people with labour/trade skills,” he says. “If you

come with wealth, you choose where you live — which often means BC. But if you come with job skills, you go where the jobs are — which will increasingly be Alberta and Ontario.” However, if the immigration numbers McAllister predicts are accurate, it will take some 16,500 new homes per year to meet housing demand — a number nowhere near the 14,000 to 15,000 homes predicted to be produced in 2013. Translation: no slow down in construction is looming. And that’s good news for BC employment.

ake more than 30 years of award winning experience in homebuilding, add sophisticated floorplans and ultra-contemporary fi nishing details, then sprinkle liberally with a friendly, outgoing attitude and just a touch of pure whimsy. Voilà, you’ve just defi ned the reason Bluetree Homes is turning heads and capturing hearts throughout the Lower Mainland. “At Bluetree Homes we’re serious

about homebuilding and seriously friendly,” says Yosh Kasahara, the company’s general manager of sales and marketing. “The team behind Bluetree Homes is the same as ParkLane Homes, a company that’s been acknowledged for its award-winning, visionary communities for over three decades. Now Bluetree is building on that success, already creating a whole new generation of delighted homeowners who ask for a Bluetree home by name.” Why Choose Bluetree? “We recognize that buying a home is so much more than buying a product or commodity,” Yosh say. “It’s a special and meaningful investment in your future. It’s also a very large, long-term commitment to yourself and to your family. That’s why we take a unique approach to home design and development.” 2013 Builder & Developer Annual

Mackin Park, Coquitlam

OWNING A BLUETREE HOME MEANS THAT I’LL ALWAYS LOVE WHERE I LIVE.

Elin, Mackin Park Homeowner

That approach is to design homes from the inside out, meaning floorplans dictate the exterior architecture of the building — not the other way around. “We spend a considerable amount of time thinking about how people will use their home to ensure we design each room, each space to maximize its usability and livability,” Yosh explains. “For example, how much room do you need between the wall and the eating bar to comfortably walk behind?” Rapidly he lists off a few other Friendly Features: built-in spice racks, extra storage space behind bathroom mirrors, and apartment residences that include a common-area Dog Wash Station with hot and cold water. “Features like this not only represent the latest trends in architecture and interior design, they help ensure long term value.” At Your Service The well-known Bluetree Homes commitment to quality is one that’s clearly resonating with purchasers. “All the sales staff were so friendly and welcoming — they really care about you as a person,” says one recent homebuyer. “And no matter how many questions we had, they seemed to see it not as a hindrance, but as a chance for them to help us. They even gave us this funky shopping bag to carry home our brochure and floorplans. It sounds like such a little thing, but details like that make a lot of difference.” 36

2013 Builder & Developer Annual

Love Your ’Hood “Great locations mean neighbourhoods with convenient access to amenities such as schools, parks, shopping, and restaurants, as well as alternative modes of transportation,” Yosh says. “Bluetree has six communities in various stages of development, and they all speak to our belief that prime neighbourhoods are key to delivering exceptional homes.” Located in Vancouver’s eclectic, funky, and artistic Mid Main neighbourhood, Bluetree Homes on Main Street is further shaking up the vibe with fresh, modern apartments and an engaging bohemian charm. “Main and King Edward is a neighbourhood many Vancouverites think they know, but there are so many hole-in-the-wall shops and restaurants, it’s really still somewhat undiscovered,” Yosh says. “It’s like having all these secret gems tucked into the landscape and within a five-block walk — 37 eateries, 29 boutique shopping venues, plus recreation, schools, and services.” Heading east, Bluetree Homes at Mackin Park is under construction in Coquitlam’s Maillardville neighbourhood. Designed to be a pedestrian-friendly, village-style hub, these apartment residences are a celebration of the dynamic French Canadian joie de vivre that once defined this heritage area. Plus with easy access to Hwy 1 and the Lougheed SkyTrain only minutes away, getting around is a snap. If you’re one of the many people who’s fallen in love with New Westminster’s Sapperton neighbourhood, here’s something sure to make your heart quicken. Architectural designs are underway for the first of four residential towers that will become Bluetree Homes at Brewery District. Overlooking the Fraser River and barely a two-minute walk to the Royal Columbian Hospital, the Brewery District will be a walkable, sustainable community

with inviting public spaces, direct access to the Sapperton SkyTrain, and a casual, inviting campus-like feel. And, of course, there’s Bluetree’s singe-family and townhome communities. Centrally located in Port Coquitlam, Bluetree Homes at Citadel Heights brings big city features to a neighbourhood long known for its small town friendliness — elegant, four- and five-bedroom single-family homes in a tranquil setting. At Bluetree Homes at Kanaka Creek in Maple Ridge and Bluetree Homes at Bishop Creek in Surrey, buyers who bought early are already moved in and ready to host friends and family for summer barbeques and get-togethers. Particularly appealing to young families looking for room to grow, these two townhome communities are both close to schools and parks — proximity that was a deciding factor for one couple who purchased in Maple Ridge. “We both love the view of Kanaka Creek,” Irene says. “The neighbourhood is very friendly, there are lots of kids, and being so close to the elementary school is like having a huge playground with a soccer field and baseball diamond right in our own back yard. It’s also planning for the future. Our boys are almost three, so knowing we’ll be able to walk them to school is a major consideration for us.” “Each and every one of our projects is a tangible demonstration of the pride we have in our homes and the communities we build,” Yosh says. “So why would you want to buy a home from anyone else?”.

Award Overview

Going for gold Honouring the Best of the Best throughout British Columbia by Susan M Boyce There’s nothing like a good competition to attract attention. And when it’s a competition involving housing, there’s no denying British Columbia is hot, hot, hot. From über-urban to classic, from compact condos to multimillion dollar mansions, BC’s building awards are where builders, renovators, designers, and marketers truly get to strut their stuff. This issue, we give you an overview of the competitions that challenge the crème de la crème among our industry experts. Georgie Awards

Who: Canadian Home Builders’ Association – BC Where: georgieawards.ca The Inside Scoop: Long-standing heavyweight on the awards scene, the 21st provincial Georgie Awards had a record-breaking 518 entries that took the judges three days of intense deliberation to decide. For many years, participants in the Georgies as they’re affectionately known were almost exclusively from the Lower Mainland. But no longer. With each passing year, increasing numbers of finalists and winners hale from other areas of British Columbia, thus making the Georgies truly a province-wide competition. The 2012 awards were celebrated on February 23rd, 2013, and saw two much-needed new categories introduced to honour the increasing importance of laneway and duplex housing in our urban landscape. Later, came the surprise announcement that the Best New Multi-Family Kitchen category had been split into two individual categories for

over $40,000 and under $40,000. And in one of her final official duties as retiring CEO of CHBA-BC, MJ Whitemarsh presented Concert Properties with the fifth ever Platinum Georgie Award, given only to companies that have achieved more than 25 gold Georgies over time. Ovation Awards

Who: Greater Vancouver Home Builders’ Association Where: gvhba.org/ovationawards The Inside Scoop: They may be a relative newcomer on the awards scene, but there’s no question the Ovation Awards are attracting big time attention from consumers and industry alike. A classy, elegantly presented event, the Ovations began modestly in 2009 as the RenOVATION Awards, a competition showcasing exclusively Vancouver/ Lower Mainland renovation projects. The plan, however, was always to expand into new home construction, and by the third year that goal was realized. The Ovations are unique in their ability to honour the true diversity that defines Vancouver’s local marketplace. The 40 categories are specific and well defined: highrise, lowrise, rowhomes, heritage renovations, accessible renovations are just a few. Many are also split into two or more categories according to price or square footage, thus creating a more level playing field so a home costing $750,000 to build is no longer being compared to one with a price tag upwards of $4 million. This year the grand reveal of winners in more than 40 categories takes place on April 20th, 2013.

Built Green Awards

Who: Canadian Home Builders’ Association – BC Where: chbabc.org The Inside Scoop: Now in its fourth year, the Built Green Awards lives up to its name as a showcase of all things eco-friendly in the world of BC building. Still one of the more low-key competitions, but definitely one to keep an eye for the newest, most innovative in sustainable, green building. National SAM Awards

Who: Canadian Home Builders’ Association Where: chba.ca/SAMS The Inside Scoop: Held every year in conjunction with CHBA’s national conference, the SAM Awards are often considered somewhat an east-againstwest contest in which BC inevitably makes its presence felt strongly. This is where homebuilders, renovators and residential developers from across the country vie for recognition in building communities and new innovations in technology as well as specific floor plans and renovations. 2013 Builder & Developer Annual

run-away favourite was Music by the Sea which garnered eight awards including Project of the Year and the coveted People’s Choice Award. Music by the Sea later went on to strike gold twice at the Georgie Awards in Vancouver. UDI Awards for Excellence

09

Who: Urban Development Institute Where: udi.bc.ca The Inside Scoop: Held once every two years, these prestigious awards are the only completion that include onsite visits whenever possible. No finalists are announced ahead of time or on the night of the presentation — only the winners. The awards are designed to ‘raise the bar’ and create sustainable, livable places that honors diversity of housing choice, the built form and its relationship with the existing context of the land, as well as the quality of public spaces and community amenity. Real Estate Foundation Land Awards

Who: Real Estate Foundation Where: refbc.com The Inside Scoop: With only four categories — private, public, and non-profit sectors as well as the Land Champion for outstanding personal contribution — the Land Awards are arguably the most diverse, most difficult to judge competition. It’s a night honouring integrity — doing what’s right not necessarily what’s easy in the fight to develop new, more sustainable methods to ensure a better, greener world for future generations. Throughout its 23-year history, this foundation has awarded over $59 million to community organizations, universities, and non-profit associations to further the education, research, and law reform that supports sustainable land use practices.

Embassy BUILDING ON THE BOSA LEGACY

Legacy Towers

P

roud to be a second generation, family owned and operated builder with deep historical roots in North Burnaby, Embassy continues bringing cutting edge designs and an unabashedly luxurious outlook to condo living. It was 2004 when Ryan Bosa, youngest son of well-known developer Nat Bosa, created and took the helm of this dynamic company after running the family’s California operation for over five years. Like his father, Ryan Bosa’s entrepreneurial spirit and passion for architectural beauty soon began transforming the local residential development. Changing the North Burnaby Skyline Embassy’s first project, Renaissance Towers, was completed within an astonishing two years as buyers discovered it was, indeed, possible to blend sophisticated finishings, elegant architecture, and a location with all the convenience of proximity to shops, SkyTrain, and amenities. Following hot on the heels of this inaugural success came Legacy, a two-tower condominium community with spacious, open suites and over 10,000 sq. ft. of lavishly landscaped, outdoor amenities. 42

2013 Builder & Developer Annual

Today, Embassy’s newest project, Vantage, is nearing completion and will see its first owners moving into their new homes this April. Like its predecessors, this highrise tower is located in North Burnaby’s Brentwood neighbourhood — the neighbourhood where Nat Bosa raised both Ryan and his older brother, Jim, who now heads up Appia Development. Sophisticated and distinctly modern yet fi lled with the classic elegance of tradition, Vantage is aimed squarely at sophisticated downsizers looking for larger, more luxurious suites. An iconic glass and concrete residence soaring 30 storeys above the horizon, Vantage offers an exceptional level of finishings and attention to detail. It also offers space — lots and lots of space. Ceilings are nine feet high to give a pleasing sense of airiness, floor plans are open for easy living, and balconies are massive — perfect for savouring the panoramic views that are also part of life here in the new Brentwood. Amenities too are world-class — hotel-style lobby with concierge; social lounge with fully equipped kitchen, comfortable seating, and billiards table; outdoor child’s play area; and exquisite public art by renowned local artist, Marie Khouri; and lavishly-terraced, residents only gardens for savouring the great outdoors right outside your door. “North Burnaby has such a great sense of community,” Ryan says, adding that demand from local residents remains a strong sales driver. “In fact, we’ve seen more than one homeowner who grew up here, went somewhere else to begin their career, but once it came time to buy a home, they couldn’t wait to move back.” New Horizons Always looking to the future, Embassy is now making significant inroads into the

Calgary marketplace. Already well under construction in the East Village, Fuse lays claim to being the first phase of an exciting, trendsetting evolution in urban living — a pedestrian-oriented, waterfront neighbourhood where contemporary architecture, urban amenities, and open parkland merge into an intriguing, dynamic new whole. “Once again, we are going into a neighbourhood at the beginning of its transformation,” Ryan says. “We are leading the change, not following in anyone’s footsteps.” Why Bosa? Ryan Bosa sums up the family legacy this way. “Other than my last name, what does the name Bosa mean to our buyers? I think it means an assurance of the quality of what they are purchasing. I think it’s taken on its own value with

purchasers, it’s become a philosophy that sums up what Embassy Development, Appia Development, and Bosa Development really stand for: integrity, quality, and putting our purchasers first to ensure they receive top value from the home they buy.” It’s this core set of values that created the framework for a new entity — the recently launched bosalegacy.com website. Here, the expertise and passion for excellence that drive all three companies shines through. Like everything Bosa, there’s a comfortable, welcoming feel that’s firmly rooted in quality — a foundation now and for the future. Vesta Properties DELIVERING SUPERIOR VALUE THROUGH SMARTLY PLANNED NEIGHBOURHOODS

Built-in neighbourhood bike trails at Vesta’s Williamstown in Airdrie, Alberta

O

vernight success may grab the headlines, but the most valuable business relationships are those earned over time with trust, expertise and a solid track record of performance and customer service. In the community for almost 25 years, Vesta Properties, an integrated developer and builder based in Langley is proud of its long-term relationship with thousands of homebuyers throughout British Columbia and Alberta. “Our success comes from delivering superior value to homebuyers by creating smartly planned and built neighbourhoods for today’s families,” says Curt Woodhall, VP Marketing at Vesta. “Th is starts with choosing the very best location - close to the best amenities, schools and key transportation routes. Each Vesta home is then thoughtfully designed with an emphasis on great curb appeal, smart layouts, quality fi nishing and construction.” VESTA BUILDS MASTER PLANNED COMMUNITIES: Perfect places for families to live and grow Vesta’s award-winning master-planned communities span the gamut of the imagination from golf course living along manicured greens in Surrey, family-friendly settings embraced by greenspace and walking trails in desirable Calgary suburbs, to cutting-edge urban townhomes with modern architecture and trend-setting finishes in Greater Vancouver’s next up-and-coming neighbourhoods.

44

2013 Builder & Developer Annual

Winning one of the most prestigious accolades in the province, the Gold Georgie Award for the Best Residential Community in BC, Vesta’s Milner Heights in Langley has become one of the most sought-after neighbourhoods in the Fraser Valley. This master-planned community demonstrates in living colour what Vesta does best – create vibrant multigenerational neighbourhoods with a diverse selection of housing forms ranging from traditional townhomes to rowhomes to executive single-family homes -- all accessible to schools, shops and nature. “We have had whole families move in where the parents buy a downsizer home for themselves and their children with their own families also move to the neighbourhood to be close to the grandparents,” describes Woodhall. “With the variety of home styles and price levels Vesta provides, there’s the rare opportunity to age-in-place within a community where you’ve planted roots and have connections.” Those who’ve made Milner Heights their home have protected green space in their backyard including scenic nature paths that wind alongside a landscaped pond and a central children’s playground. These factors have attributed to Milner Heights achieving market-leading sales success, and a keen response as it releases homes in its final phase this spring. While Vesta has received numerous other nominations and awards over the years for its environmental practices and new home plans, it’s the letters from happy homeowners that the developer holds in highest regard. Buyers are quick to see the difference “Vesta Value” makes when choosing a new home. The difference is in the details -smart planning throughout the design and building process with an end result of a superior value that provides an excellent investment and lifestyle for its homebuyers.

DESTINATION SURREY: Building homes in communities poised for growth and smart investment opportunity Coming soon to the Panorama area of Surrey is Vesta’s new boutique version of their master-planned communities – ONE38. Essentially an urban offering in a suburban setting, the developer is anticipating a great response from local buyers and those from both Richmond and Vancouver who realize the positive investment opportunity in Surrey. “Surrey is one of the places in the Lower Mainland where I feel that prices have room to grow and there’s great investment upside, plus you can get into the real estate market without mortgaging your whole families’ future,” says Woodhall. “It’s the place where the smart money is investing. Surrey is BC’s fastest growing city and is supporting that with significant new infrastructure projects such as Surrey City Centre.” Vesta’s signature collection of 138 townhomes will be nestled beside protected greenspace and nature trails. The new community will feature two-bedroom homes all the way up to four-bedroom plans with double garages. VESTA’S FORMULA FOR SUCCESS: Superior Value through smartly planned, quality homes With the Baby Boomer generation now entering their ‘golden’ years, Vesta has also been visionary in offering home plans with master-bedrooms on the main floor, alongside its varied other options. In the Fleetwood area of Surrey, their Vantage community offers spectacular views of the Surrey Golf Course and Mt. Baker while offering a coveted course-side lifestyle. Sales have been brisk at Vantage and there are only 10 opportunities left to buy. Vesta’s formula for success is sealed with beautiful curb appeal. Whether you visit Willamstown, their master-planned community in Airdire, Alberta or past projects across the Lower Mainland, you’ll discover homes that are seamlessly integrated into their natural setting and complemented by thoughtfully selected, rich color schemes, hardi-board siding, cultured stone and brick accents, inviting front porches and decorative wood detailing. Great curb appeal is known to increase resale value, and protect your investment, which is why Vesta is committed to ensuring an appealing first impression – an important element of new home design which often gets overlooked in more ‘cookie cutter’ new developments.

gvhba report

GVHBA: voice of residential construction industry by Janine Mackie Home builders not only put

roofs over people’s heads, they drive the economy. “Last year in BC, there were 26,400 new houses built, which translates into 127,600 jobs and $6.6 billion in wages that gets injected into the local, provincial and national economies,” says Bob De Wit, CEO of the Greater Vancouver Home Builders’ Association (GVHBA). As this industry continues to see phenomenal growth, the GVHBA has become a valued voice for the residential construction industry, as well as being a valuable resource for new homebuyers and seasoned owners. FREE FIRST-TIME BUYERS’ SEMINARS EACH SPRING

Each spring almost 700 first-time home buyers join others in a similar quest to learn as much as they can before making one of the biggest purchases of their lives. They share the desire to learn the answer to a myriad of questions: What are my mortgage options? How much can I withdraw from by RRSPs towards purchasing a home? Who should I hire to inspect the home I hope to buy and how do I know if it’s been well-built? What do I need to know about home warranties? With so many factors to consider when buying a new home, particularly in the Metro Vancouver region, it is reassuring to know there’s a resource and a place for home buyers of all ages and life stages to go to for up-to-date information. While primarily providing education and training for homebuilders, with certification courses on such topics as building green or energy code updates,

46

“ We also advocate for issues impacting housing affordability with local government, which longer term will help make a first-time purchase possible.” Bob De Wit, GVHBA CEO

the GVHBA also hosts many consumer-oriented events like the First-Time Home Buyers’ Seminar – the biggest of its kind in North America. Their mantra – Helping you buy, build or renovate your home, is supported by an up-to-date website with great “how-to” information for homebuyers and seasoned owners with information on everything from what to look for when buying a home, to tips on renovating, to a screened list of trades people whether you’re looking for a house cleaning team or someone to install a sprinkler system. “In addition to education we also advocate for issues impacting housing affordability with local government, which longer term will help make a first-time purchase possible,” says De Wit. GVHBA membership is a symbol for professionalism

There are 750 members registered with the GVHBA, including 230 builders and developers, 160 renovators and 350 suppliers. To become a member, homebuilding professionals must have at least two existing member references, abide by a code of conduct and professionalism and be approved by the GVHBA board. “By joining GVHBA, members gain access to that credibility, as well as professional education and numerous networking opportunities with customers, peers and suppliers,” explains De Wit. GVHBA honours excellence in renovation, new-home construction and design during its annual Ovation Awards ceremony, as well as generously giving back to the community. The annual golf tournament supports carpentry scholarships at BCIT, while its members also support other industry-related causes such as helping with renovations on Easter Seals’ houses or participating in Habitat for Humanity. here’s nothing the Boffo team loves more than a creative challenge, and the opportunity to create something truly unique in the Lower Mainland’s residential landscape. They set the bar of quality and innovation high, and for 40 years, they’ve been delivering homes that not only live up to those self-imposed standards but surpass them. Boffo’s list of accolades is substantial — including recognition at the municipal, provincial and national levels. Most recently,

Jewel I & II

the appropriately named Jewel in Metrotown won a prestigious UDI Award of Excellence for Best Suburban Highrise after already taking home gold in the Best Highrise category at both the Greater Vancouver Home Builders’ Association Ovation Awards and the National SAM Awards. It was also a three-time finalist in the provincial Georgie Awards. Karen West, sales and marketing director, says it’s the company’s focus on providing exquisitely appointed, larger than average homes that makes Boffo stand out among the competition. “Rather than attempt to appeal to as many people as possible, we focus on the property-savvy purchaser who knows exactly what they want and has no intention of compromising on quality or luxury. The success of this strategy is evident when you consider the two Jewel towers have very few resales and, in fact, there’s a waiting list of people who want to buy there.” 2013 Builder & Developer Annual

Boffo Developments Ltd BC’S BOUTIQUE HOME BUILDER™

WE BUILD ALL OUR HOMES WITH THE END USER IN MIND  REAL PEOPLE WHO WANT TO LIVE IN AND LOVE THEIR HOMES FOR MANY YEARS. Karen West Part of the Neighbourhood Boffo’s recent move to brand new corporate offices put a distinctive spin on what it means to be “one of the neighbours.” Located on the second level of Firma, a now sold out collection of 26 executive-style condominiums, this new home is a bold statement of vision and forward thinking. “After 30 years in the same office just a block away, we are definitely part of The Heights community,” Karen explains. “Firma was planned and designed with an eye to the neighbourhood.”

Looking Ahead The coming year is shaping up to be a busy one at Boffo. Marking the company’s long awaited return to South Surrey, Adagio is a collection of 102 lowrise condominium homes that builds on the success of Sereno which took home a gold Georgie Award as BC’s Best Townhouse Community when it was built in 2007. “Boffo has also headed to downtown Vancouver,” Karen says, adding that last year the company purchased three, very prominent sites in the downtown core. “Artemisia, a six-storey concrete midrise at Hornby and Helmcken is the fi rst project. Construction is now well underway and 75 per cent of the homes are already sold. We will also be launching an iconic highrise at Smithe and Cambie within the next year, and a Yaletown location at a later date.”

Even with so much on the horizon, the Boffo team still maintains a deep connection to Burnaby. So it’s no surprise there’s also a new Burnaby community that is currently in the rezoning process. Modello will be located at Beresford and Willingdon, just two blocks from Jewel, and will incorporate what Karen describes as a significant retail/commercial/office component in addition to a high-end, landmark residential tower. “Modello will mark the entrance to the City of Burnaby’s new public art walk community that’s part of the City’s anticipated Metrotown Area Plan,” she says, adding it will be a design by Chris Dikeakos Architects. “The City has some really progressive things in store for the Metrotown/Central Park area — and we’re excited that Modello will be a part of it.”

Built for Real People “We build all our homes with the end user in mind — real people who want to live in and love their homes for many years,” Karen stresses. “At Boffo, our goal is to make the entire home purchasing experience, every brand touch point — from the first time a buyer walks into the sales centre to the day they get their keys — to be the best it can possibly be. It’s all part of being BC’s Boutique Home Builder™.” For more information please visit boffo.ca

Legendary Developments EXCEPTIONAL COMMUNITIES

A

t Legendary Developments, life is about building more than just homes. It’s about building communities and designing neighbourhoods where quality is evident in every detail. It’s a commitment that’s paying off for this Surrey-based developer. “In 2012 we entered the Georgie Awards for the first time, and we were finalists in two categories — Best Single-Family Home over 2,000 sq. ft. and priced under $750,000 as well as in the Grand Georgie category for Residential Community of the Year,” says a clearly elated Rav Brar, Legendary’s marketing director. The community was Clayton Heights, an exclusive collection of coach and duplex-style rowhomes located in one of Surrey’s acknowledged hotspots of development. “To be a finalist at this level of competition is an affirmation that the extra time we spend to ensure our homes are above-and-beyond in every aspect is time well spent,” Rav says. Tradition of Quality In an increasingly competitive market, Legendary knows it’s not just about what looks good, it’s about things you can’t necessarily see — details like the 2x6 framing, HardiPlank siding that won’t fade or deteriorate in the sunlight, and using the Silent Floor I-Joist system for strength and longevity. 50

2013 Builder & Developer Annual

Proud to be a second generation, family owned company, Legendary’s fundamental objective has remained unaltered for almost a quarter of a century. “We build homes we’d be proud to live in ourselves,” Rav says. “We’re a fully integrated developer meaning we oversee every stage of the development cycle on every community we build: from acquisition and financing right through construction, sales, and marketing.” He also gives plenty of credit to Legendary’s exceptionally talented core of dedicated professionals. “Many members of the Legendary team have more than 20 years experience in their respective fields. This level of expertise is one of the key driving forces behind our ongoing success.” Part of the Neighbourhood “Since we opened in the early 1990s, our focus has always been the Lower Mainland, because that’s where most of us are raising our own families,” Rav says. “To date, we’ve built more than 300 homes valued in excess of $125 million. Our building style is diverse, including multi-family townhomes, single-family detached, laneway/ coach-house, and duplex-style rowhomes.” With both Clayton Heights and The Encore now virtually sold out, Rav says he’s looking forward to the upcoming launch of The Hamptons, a collection of

80 townhomes and 40 duplex homes located in South Surrey. “We’re still finalizing details, but The Hamptons are going to make a huge statement about luxury and quality,” Rav says, adding that he anticipates The Hamptons will break ground in the fall. “This is a very upscale neighbourhood, and we’re aiming to raise the bar even higher.” In addition to Legendary’s meticulous floorplans and sophisticated fi nishings, Rav says landscaping and amenities will be inspired by the convivial style made popular at restaurants like the Cactus Club — in other words, they’re going to be amazing. Here’s a hint: extensive outdoor patio with comfy seating and outdoor fi re pit, basketball courts, and a fully equipped entertainment kitchen. “When you live in a townhome, sometimes you just need a bit more space

for entertaining,” Rav explains. “We’re going to make sure all our homeowners have that space and more.” Committed to Excellence “At Legendary, we understand a home is the single largest investment most people make, so we also have a team devoted entirely to addressing any concerns or problems experienced by our homeowners — even when those concerns aren’t covered by warranty,” Rav says. “Our Legendary Cares division takes great pride in always being there to help.” For more information about Legendary’s past successes and upcoming homes, visit legendaryliving.ca 2013 Builder & Developer Annual

Marcon VISIONARY OUTLOOK, STRONG HERITAGE

T

hroughout their 28 years in business, the team at Marcon Construction never loses sight of one, fundamental principle: every Marcon homebuyer is special. “We’ve built everything from single-family and wood frame lowrises to concrete highrises, but it’s part of our commitment to take great care to ensure every detail, every feature and floorplan is going to enhance the way people live,” says Bud Eaton, Vice President, Development. Cutting Edge, Green Vision With over 8,000 homes to their credit Marcon is well known throughout the Lower Mainland for being on the leading edge of innovation. Silva, a 67-suite, luxury residence in North Vancouver, was the first highrise in Canada to achieve LEED certification. Also on the North Shore, Envy shook up the marketplace by not only being LEED certified but also the first totally non-smoking apartment residence in North Vancouver — no smoking anywhere in the building, not even on the patios. Part of the Community Bud also believes it’s not enough to simply build in a neighbourhood — he believes it’s important to give back to the community. Most recently, a large group of Marcon’s trades, subtrades, and staff donated time, talent and material to help build a clubhouse for the Langley Youth Soccer Association. A welcome addition to the Langley Events Centre, the clubhouse will provide much-needed space for the over 800 young people who register each season. Present Perfect Currently under construction, Marcon’s trio of residential projects are a showcase of the company’s diversity. Largest of the three is Cornerstone, a two-phase, 232-home community ideally situated in downtown Langley. Boasting an urban vibe and affordable price that are proving particularly attractive to first time buyers, these homes include plenty of unexpected, upscale feature — vessel sinks, stainless steel appliances, stone countertops, floating fireplaces, and huge outdoor spaces. In Vancouver, Sesame serves up what Bud describes as “gourmet homes at savoury prices in a Vancouver neighbourhood with plenty of flavour.” Located just steps from the T&T Market at First Ave. and Renfrew, Sesame is part of the revitalization of the Hastings-Sunrise area, and savvy buyers are enthusiastically looking forward to moving in this June. 52

And just when you might be tempted to think Marcon is focused exclusively on being a big city builder, there’s Elements — a rare opportunity to purchase a contemporary condominium residence in Pemberton. Capitalizing on its proximity to top outdoor pursuits, Elements features sophisticated urban finishes plus five exclusive penthouses with expansive rooftop decks. Looking Ahead Coming up on Marcon’s immediate horizon are a 71-unit lowrise in Burquitlam and a mixed-use lowrise with 67 residential units and 4,200 sq. ft. of commercial space located next to Heywood Park at the corner of Hamilton and Marine in North Vancouver. ook up the word diversity, and you just might find a picture of Fred Formosa at the top of the page. Throughout his more than 30 years at the helm of Falcon Homes, Fred’s built every kind of home imaginable from rustic, vacation cottages to sophisticated townhomes and from compact, urban condos to elegantly futuristic, custom mansions. Thinking outside the box is simply all in a day’s work. North of the River Expertise “We’ve built in Vancouver, on the Gulf Islands, and in Whistler, but our primary focus has always been on the north side of the Fraser River especially in Maple Ridge,” says Dwayne Friesen, operations manager. “It’s where Fred has built his business and where he’s raising his own family now. We also have an extremely loyal group of sub-trades based here — many have been with us since day one — so we feel like we’re investing in our own community.” He also believes that being a multi-generational, family owned and operated company is a key component of Falcon’s success. “There’s a sense of teamwork you don’t often find in large corporations. Not only are we able to respond quickly to market fluctuations or changing trends, but everyone here feels a sense of pride and ownership.”

54

A Home for Your Style Showcasing their commitment to appeal to a broad demographic, Falcon has several upcoming projects aimed at all segments of the real estate market. These include Falcon Homes at WynnRidge, an upscale single-family development located on gently rolling hills in east Maple Ridge. “WynnRidge is particularly exciting because it’s our first partnership with Genstar,” Dwayne says. “The actual property is one of East Maple Ridge’s gems — quiet, lots of trees, and adjacent to Kanaka Creek Park. We expect it will take several years to build out, but it’s going to be spectacular.” Another Falcon offering is poised to meet demand from buyers who now embrace the growing appeal of condo living. Falcon Centre, located in downtown Maple Ridge and across the street from the new Thrifty Foods, offers stylish floor plans that not only resonate with empty nesters ready to enjoy a lock’n’go lifestyle, but also the younger crowd looking to gain their first foothold in real estate. Future projects include Falcon on the River featuring competitive pricing and a prime location across the street from the West Coast Express and beside the much-loved Billy Miner Pub. And just to keep things interesting, there’s also a 12-unit townhouse project coming as part of the Falcon Hill community. Unique by Design Among Falcon Homes’ many custom homes, the recently completed Belmont is arguably one of the most unique houses the company has ever built. “We call it the Butterfly House because the curved façade gives it the shape of a butterfly,” Dwayne explains. Winner of Best Master Suite at the 2012 Georgie Awards, this home is a showcase of the dramatic — anodized aluminum exterior, pure glass interior elevator/staircase inspired by the central

Dwayne Friesen staircase at Apple’s New York headquarters, and even an überurban fireside lounge overlooking an indoor pool. Particularly challenging, Dwayne notes, was the need to coordinate products sourced, literally, from around the world — elevator components from Italy, glass doors from Korea, fi xtures from eastern USA — and then design construction techniques that would work for all of them. “Th is project was a great example of how our three-decade history and commitment to building homes

of exceptional quality differentiates Falcon Homes,” Dwayne says. “Sure we’re proud of the many awards we’ve received over the years. But when it comes down to it, the most important thing is when a buyer tells us we’ve exceeded their expectations and that they would recommend us to their friends.” For more information about all Falcon Homes communities, visit falconhomes.com 2013 Builder & Developer Annual

BOGNER BUILDING INNOVATIVE COMMUNITIES FOR OVER 40 YEARS Dramatic and Eye-Catching Leon’s pioneering spirit was also a major driver in beginning the transformation of the area around Kingsway and 12th Ave. At seven-storeys, SoMa brought a new dynamic to Mount Pleasant — funky, loft-style apartments with trend-setting, polished concrete feature walls and ceiling heights that started at a height of 10 feet and then went up — soaring over 16 feet in some suites. Soon after, the company returned to Yaletown, a neighbourhood Leon says had not yet outgrown the stigma of being a somewhat seedy, industrial/warehouse zone where no one would actually want to live. Defying the naysayers, Leon collaborated with GBL Architects to envision Pure, a sleek, 15-storey tower located on Hornby St. between Davie and Helmken. He admits that the day the Pure model was rolled out in front of Vancouver’s Design Panel was a stressful one. “We knew we were taking a risk by introducing a tower that was so modernistic and luxuriously upscale in this specific location. The chairman of the Panel, a very well known architect, examined the model very thoroughly and very slow, inspecting it from every angle several times. Finally, he looked up and said ‘you know, this just could be the finest example of architecture I’ve seen in my time on the board.’ That was a very good evening for us.”

I

t’s been over 40 years since Leon Bogner founded the Bogner Group, but he still gets excited by the idea of creating homes that stand out from the crowd. “I love pushing the envelope especially in interesting neighbourhoods,” he says. Then he laughs. “It’s become sort of our MO to build homes that people will remember. We were just a fledgling company when we built the New Yorker, Yaletown’s first warehouse/loft conversion, but people still talk about what a neat building it is.”

56

Designing Reputation Leon’s passion for design began early. “As a kid, I was always looking through my mom’s copies of Better Homes and Gardens.” Since then, he’s built a reputation for outstanding designs that focus squarely on combining beauty with long-term value. “Over the years, great design really becomes a reflection of your reputation — which is part of why I enjoy

it so much,” he explains. “Home ownership is such an important investment in your financial future, so we’re passionate in our belief that we have an obligation to provide our clients with tremendous design and solid value. We’re definitely a hands-on developer — from concept to completion, we stay involved throughout the entire process. The results speak for themselves — exceptional quality, trendsetting homes, and thousands of satisfied clients, many who refer us to friends and family or look for another Bogner home when it’s time for a lifestyle change.” He’s also quick to point out the company’s reputation for excellence would never have been possible without the creative, often flamboyant, and always enthusiastic commitment of the entire Bogner team. “Twylia Kuss has been my vice president for 27 years — she’s phenomenal and there’s no way we’d be where we are today without her,” he says with a gentle but undeniable pride. There’s also Wolfgang Wittenburg who’s been CFO for over 30 years, and Larry Schneider, manager of construction operations, who already had many years of expertise when he joined the company

over a decade ago. Even among Bogner’s suppliers, he says many have been on board virtually since day one.

I LOVE PUSHING THE ENVELOPE ESPECIALLY IN INTERESTING NEIGHBOURHOODS. Leon Bogner Looking Ahead For the future, Leon says he has no plans to change the highly successful Bogner MO. “We’re just about to start a South Burnaby project that’s so architecturally unique, I believe it could set a new standard for the area.” Highlights, he hints, will include unanticipated combinations of materials, distinctive rooflines, and boxed out windows to create a sense of visual rhythm. He’s also anticipating strong demand for the soon-to-be-released second phase at Wynwood, a collection of 41 townhomes located on Burke Mountain in Coquitlam. “This site is delightful,” he says. “It’s surrounded by natural parkland, a creek runs through the center of the property, and yet you’ve got amazing access to everything.” Finishing, he adds, will be a showcase of the contemporary, edgy look he likes best — eye-catching rectangular bathroom basins from the Zen Collection, a combination of ceramic tile and hardwood flooring, plus gourmet kitchen with centre islands that can only be described as huge. “We’re definitely an opportunity driven builder, so we will continue looking for unique sites that intrigue us in neighbourhoods that are emerging or transforming. We’re already looking at one in Kerrisdale — that’s going to be a very fun, very different project.” For more information on the Bogner Group and their many successful communities, visit bogner.ca

Marathon Homes ELEGANCE AND COMFORT

Q

uality, value, integrity. Three words that for 25 years have been the guiding principles behind Marathon Homes. Committed to building homes that are beautiful to look at and easy to live in, this family owned and operated developer prides itself on not just understanding, but exceeding the diverse needs of the people and families who will become Marathon homeowners. Quality to Count On “We build finely crafted homes that consistently go above and beyond industry standards,” says director Jas Gill. “These are homes that have the warmth and charm of traditional architecture but incorporate a multitude of contemporary materials. For example, we use only engineered iJoists and the Silent Floor System because they eliminate the creaks and warping you typically find when you use dimensional lumber.” Each Marathon home, he adds, is also designed with maximum flexibility in mind. “Things like plenty of extra rough-ins, walk-in pantries, and laundry rooms boasting side-by-side washer/dryer and usable storage can make all the difference to how you and your family live today.” But even this isn’t enough to satisfy Jas when it comes to building 58

2013 Builder & Developer Annual

homes that will stand the test of time. “It’s not just about how you live in your home today,” he explains. “It’s about having the ability to meet the needs of the future.” One of the most dynamic of these forward-looking is the option of transforming a basement into a fully self-contained suite complete with its own washer/dryer and electrical panel. And make no mistake, these mini-residences have absolutely no resemblance to the dreaded basement suite of old. Big, bright, and incorporating exactly the same level of superior finishing details as the main house, these are apartment-style homes to be proud of. “Not everyone wants to start with a townhouse, but in today’s market it’s tougher for young families to afford the payments on a single-family home,” Jas acknowledges. “Having a mortgage helper can make all the difference. Or you could use them as a in-law suite. In fact, two of our recent homebuyers bought specifically so their parents could move in downstairs yet be as independent as they liked. It’s working out great for everyone — the grandparents were able help their kids buy a house, mom and dad know there’s someone to keep an eye on things if they’re away, and the kids love being able to hang out with their grandparents and having big, multi-generational dinners more spontaneously and frequently than they otherwise could.” Building Value Marathon’s value equation starts with choosing prime locations in neighbourhoods that are on the cusp of evolution but are already near amenities like shops, schools, and transit. “A strong sense of community helps create good, long-term value,” Jas says. “When you’re part of a neighbourhood right from the beginning, there’s an intrinsic sense of pride that endures time.”

Integrity and Respect “We believe it’s important to use sustainable construction practices even if it costs us a bit extra,” Jas says. “It’s why we do things like recycle 100 per cent of suitable construction waste and use the latest green technology and energy efficient products.” He’s also proud to be part of the second generation running Marathon. “My father, Paul, started the company 25 years ago and is still very actively involved, but now my brother, Gurj, and I have joined the company to help take it forward. That kind of longevity goes a long way in ensuring our homebuyers know they’ll always have the customer service they deserve.”

IT’S NOT JUST ABOUT HOW YOU LIVE IN YOUR HOME TODAY. IT’S ABOUT HAVING THE ABILITY TO MEET THE NEEDS OF THE FUTURE. Jas Gill

Looking Ahead With The Highlands at Sullivan Ridge now virtually sold out, Jas says Marathon has already broken ground on Horizon at Panorama, a new community of 65 single-family residences in the same neighbourhood. “We’ve been concentrating on single-family homes since 2005. It’s a market that’s been going through an evolution, a renaissance if you like, and we’re proud to be part of that change.” Then he flashes a smile fi lled with sheer enthusiasm and just a hint of intrigue. “Mind you, we’re already investigating the possibility of building some multi-family homes again in the future, but people will just have to wait and see what we have in store.” For information on Marathon and any of their developments, visit marathonhomes.ca 2013 Builder & Developer Annual

The Mortgage Minute

Mortgage smarts separating fact from fiction by PETER KINCH

IF YOU’RE A FIRST-TIME homebuyer or someone who hasn’t been through the process recently, you may be concerned about some of the talk in the real estate market these days. Will prices go up? Will the market crash? Will I ever be able to afford a house? How will the new mortgage rule changes affect me? How will I ever pay off this debt? It’s easy to get caught up in all the noise, but harder to separate the fact from the fiction. As I edge closer to celebrating my first half century on this planet, I find myself using the phrase “If I knew then…” more and more – which got me thinking about the next wave of homebuyers, and what pearls of wisdom I could bestow on them.

TIME IS YOUR ALLY. TIME CAN TURN ANY BAD REAL ESTATE DECISION INTO A GOOD ONE. 60

2013 Builder & Developer Annual

I had an interesting conversation with a colleague regarding property values in Vancouver. He relayed me a story of a friend who had bought a house on the west side of Vancouver in the mid 1990s and it is now worth more than four times the amount he paid. In terms of equity, it was the equivalent of winning the lottery. We pondered the question, what will people be saying 20 to 25 years from now? Is it quite possible that a young 25-year-old couple today might look back in the year 2033 and say “If only we had bought that house back in 2013? Why didn’t we? Oh yeah, there were new mortgage rules and a lot of global uncertainty….”

HERE ARE A FEW THINGS THAT I’VE LEARNED ABOUT REAL ESTATE

1. Real estate has peaks and valleys, but there has never been a future peak that is lower than the past one. Just give it time. 2. Time is your ally. Time can turn any bad real estate decision into a good one. 3. Equity is your safety net. It can supplement a pension and give you financial options in later years. 4. Your mortgage is a forced savings program. So let’s assume that 20 to 25 years from now, you’ll be looking back and saying to yourself one of two things ›› I’m sure glad I bought that first house, or ›› I wish I had just bought something back in 2013 A lot of people are in this situation today and paralyzed by all the noise around them. And in the absence of facts or perspective, fear will take over. So what are the factors that are influencing your decisions today?

NEW MORTGAGE RULES

Yes, there are new mortgage rules that have been implemented over the past few years, but in some respects, this could be to your advantage. Many first-time homebuyers are unaware that you can still buy a home with as little as five per cent down. The main rule change that impacts your ability to afford a home is that you can no longer access a 30-year amortization. Your payments will now be determined based on you paying off that mortgage over a maximum 25-year period. Although this does make your payments a little higher in the beginning, it increases the amount of equity you build with each payment (remember your forced savings plan). In addition, the rule changes imposed by the government have had the exact effect they were hoping to accomplish, which was to slow what was becoming an overheated housing market. Again, this is to the advantage of first-time buyers because it will help to bring house prices back within your range.

YOUR MORTGAGE IS PAID OFF, AND YOUR HOUSE IS WORTH MORE THAN THE DAY YOU BOUGHT IT – REGARDLESS OF WHAT HAPPENED DURING THE YEARS IN BETWEEN.

GLOBAL UNCERTAINTY

There is no doubt that we live in an age of global uncertainty and face the threat of financial chaos in Europe and a pending credit crisis in the U.S. However, this is not the first time our world has faced these challenges, and it won’t be the last. The key factor to look at is what you can control in your world. Ask yourself about your own employment options – your own employment future. The key to creating long-term wealth in real estate through equity is your ability to afford your monthly mortgage payments and making them consistently over a long period of time – regardless of what is happening on the other side of the world. If you do so, one day you’ll wake up and realize two things: 1. Your mortgage is paid off, and 2. Your house is worth more than the day you bought it – regardless of what happened during the years in between. So, if you’re thinking of buying a home in 2013, here’s my advice to you: create a budget that you can afford and be comfortable with. Buy a home that does not put a strain on your budget. Focus on taking baby steps and don’t get overwhelmed by the big picture. Make the monthly payments into that forced savings program called a mortgage, and then let time be your friend and real estate will do what it has done for many generations before – eventually go up as your mortgage goes down – and that is what we call “creating equity.” And then maybe, just maybe, as you’re about to celebrate your first half century on this planet, you‘ll look back and say, “I’m glad I got started in 2013.”

Sunmark Developments THOUGHTFUL DESIGN FOR CONTEMPORARY LIVING

A

sk Sanveer Shoker what motivates him as vice president of Sunmark Developments and the answer is immediate. “Building homes that respond to the way today’s families live, homes that retain their value over time and create a lasting impression of quality.” Focused on Family The second generation to head up this Fraser-valley development company, Sanveer says Sunmark focuses exclusively on building family-oriented homes in Fraser-valley. “We’ve honed our ability to identify exactly what those very specific, savvy buyers want. We spend a lot of time engaging with our buyers, listening to their opinions about which features make a great home, and then we incorporate those desires into the design of our homes.” He adds that since many of the people who work at Sunmark still have children or teens of their own living at home, it’s even easier for them to identify with Sunmark’s homebuyers. “We like to say we’re the builder that’s also your neighbour.” This commitment has been the catalyst for 15 years of significant growth since Sunmark shifted from pure land development to design and construction. The company’s first project, over 100 single-family homes in 62

Sullivan Heights, sold rapidly. Other single-family and townhouse developments in Clayton and other areas of Surrey soon followed, and today Sunmark has two major projects underway: Uptown in East Clayton and Enclave at Boundary Park in Surrey’s Panorama Ridge neighbourhood. Both offer big, bright floorplans with exceptional attention to detail. And both are designed with Sunmark’s well-known WYSIWYG philosophy — what you see is what you get. “People appreciate knowing all the finishings we’ve shown in our display homes is included in the price, so they’re not suddenly faced with a bunch of expensive upgrades to get the home they fell in love with” says sales manager Terry Vinet. Then there’s the myriad small, and sometimes not so small, details that go into each home. “For example, HardiPlank siding looks great and it doesn’t fade or deteriorate over time,” Terry says. “And while many people don’t think about it until they’ve moved in, having a main floor powder room has a huge impact on livability — no more running up and down stairs when you’re entertaining or trying to raise young children.” Great Locations Sanveer stresses that a key element of success is picking good locations with solid amenities like schools, parks, shopping and proximity to transit — and both Uptown and Enclave at Boundary Park have those qualities in spades. “When you have people using amenities like the local soccer fields or recreation centres every day, it creates a sense of community. And it’s not just young families either. I see downsizers out with the grandkids all the time — the vibe is fantastic.” Enclave at Boundary Park, he adds, is also one of the first new townhome

communities to be developed in the neighbourhood for many years and one of the final sites available. “So if you want a brand new home with easy access to the amenities at Strawberry Hill and the Scott Rd. Corridor as well as schools, parks, and Hwy. 99 to Vancouver, this is one of your final opportunities,” Terry says. They’re big too — up to 2,300 sq. ft. “You simply won’t find any other new townhomes of this size in this neighbourhood — period,” Terry says. “For young families it’s great because they have room to grow. For downsizers it’s great because they don’t need to feel they’re giving up the space they’re used

to in their single-family house.” And while many families use the kitchen nook or casual eating bar for most meals together, Enclave at Boundary Park’s separate dining area adjoining the main living room offers an alternative for people who like have a more formal option. With the final phase now underway, Uptown continues to wow buyers looking for location that’s just a little different. “Most of this neighbourhood has been developed along busy main streets,” Sanveer notes. “Here you’re tucked away several blocks from the main thoroughfares and backing onto a municipal park, so it’s very quiet and tranquil. Coming home feels like an escape from the hustle and bustle of the city even though you’re still only minutes from all the amenities of Langley and Surrey including a brand new elementary just three blocks away.” For more information about any of Maskeen’s projects, visit maskeen.ca 2013 Builder & Developer Annual

Choosing a Builder

Finding a new-home and condo builder you trust Essential advice from the Canada Mortgage and Housing Corp. When you decide to buy a brand-new home or condo,

choosing the right builder is as important as choosing your home. When you purchase, you also “buy” the company that will build it. Your satisfaction will depend on their experience, their skills and their commitment to customer service. An important part of the home-buying process lies in determining that you are dealing with a builder who has these qualifications and is able to meet your needs and expectations – for the quality of the home and for the buying experience. What you want to know

There are thousands of builders in Canada, ranging from small boutique companies to large builder-developers constructing thousands of homes annually. Whether you live in a large urban area or a smaller community, you will have a number of builders to choose from. Each company may offer a different selection of homes. Some may focus on specific market segments or neighbourhoods. Others may specialize in particular types of homes or have certain distinctive expertise, such as energy efficiency. And every company does business in its own unique way. As you tour prospective condos and communities, also think about the company behind them. Before choosing which one to buy from, take a close look at each builder you are considering and ask these questions:

» Who are they? » Do they build a quality home or condominium? » What are they like to buy from? » What is their after-sales service like? » What’s their reputation? Start your search 01 Check local magazines and newspapers to find out which

companies are building in your area, the types of homes and condos they offer and the prices you can expect to pay. 02 Ask friends, family and coworkers for names of reputable builders they have dealt with. 03 C all or check the website of your local home building assocation and the Canadian Home Builders’ Association for the names of builders in your area. 04 Visit the websites of builders in your community. 05 C all builders to find out where they are building, or where you can see some of their existing developments. 06 Go to home shows to meet builders and explore the latest in features and finishes. 07 V isit builders’ sales centres and tour the models. As you go through your home search, collect as much information as you can – pamphlets, brochures, builder’s packages, product literature, warranty information and so on. Read through it all and create a file of everything that interests you. 08 Always carry a notebook with you and write down information about the builders and their product, what you liked and what you didn’t. If you don’t, it can be difficult later to remember the details of a particular condo suite or discussion, or to recall which builder said what. You may also want to bring a camera along. When you keep track, it is easier to remember to collect the right information from every builder you visit. It also makes it much easier to compare the companies, their products, their selling process and their reputation, when you are ready to make a decision.

64

Who’s who in home building? The type of builder you will be looking for depends on the area you live in, and the type of home you want. Here is a general overview of different types of home building companies. Developers are responsible for getting large tracts of land ready for building. This can involve infrastructure and services (utilities, roads and sewers), community layout and design, including recreational spaces – whatever it takes to turn the land into a neighbourhood. Developers may also handle the building and construction. Previous buyers

Builders should be able to give you a list of references – past customers who have bought from them within the last couple of years. Do check the references – too often, homebuyers neglect this step. Don’t worry about disturbing people; they have agreed to let the builder give out their names and will not mind being contacted. Before you call, make a list of questions you would like to ask, such as: » In general, what was the builder like to buy from? Was it a good experience? » What particularly did they appreciate about the company? What did they not like about it? » Did they run into any problems, and if so, were the problems solved to their satisfaction? » Was the home completed on time and on budget? If not, what were the circumstances? » Were there missing or incomplete items at the time of possession, or items that had to be fixed? » Were all of their colour selections, upgrades and extras done as requested? » How was the company’s after-sales service? » Are they happy with their purchase? If not, why? » Would they buy from this builder again? » Would they recommend the builder? Do a random check of past customers. Visit home and condo communities and talk to people in the neighbourhood. “I’m considering buying a home from this builder. Can I ask you a few questions about your home and the community?” Most people are happy to talk about their experiences and offer their opinion and advice.

Large building companies specialize in building homes in larger developments. These companies generally offer a selection of homes designed specifically for the development. Minor customization by homebuyers is often permitted, but there are usually limits to the amount of change possible. Most will also have a set process for all aspects of the purchase, from the contract signing to the pre-delivery inspection. Medium-sized companies can be quite diverse, building as part of a larger development as well as on individual lots; constructing single-family dwellings as well as townhouses and lowrise condominium buildings. Small-sized companies build under 10, and often less than five homes a year. Custom builders build one-of-a-kind homes, each one usually designed and built for a particular customer who may or may not already own the lot. The custom building process allows for complete flexibility, within the limits of municipal regulations and what’s possible technically. Construction contractor is another term for builder. Most commonly, the term is used for companies who are contracted by purchasers to build a home on land they already own. Manufactured housing builders construct homes in a factory and bring them to the building site as panels, modules or fully completed units, which are referred to as “pre-fabricated” homes. The amount of work required on-site to complete the home depends on the type and size of the building, the type of foundation and the customization required.

Concert Properties A DEVELOPER WITH A DIFFERENCE

Harbourside in North Vancouver

T

hey’re straight shooters with a no-nonsense, practical approach to the business of building. They believe honesty, integrity, hard work and diversification are keys to success and have an unfailing willingness to share their expertise with others. Yet from the most junior team member right up to the chairman and CEO, the people who make up Concert Properties also have an irrepressible sense of creativity, adventure and pure joie de vivre that’s kept this Vancouver-based company on the leading edge of housing construction for 24 years. In 1993, Concert pioneered the micro suite at 600 Drake in downtown Vancouver — functional, compact and fully self-contained apartments that provided an affordable option and sense of pride the might otherwise have been unattainable. Also an early adopter of the transit-oriented communities experts now consider the hottest development trend, Concert’s Collingwood Village master planned community was an ambitious, visionary transformation of industrial land near Boundary and Kingsway. The development, a combination of condominium residences and rental apartments, garnered numerous awards of excellence. And when Concert and the YMCA put their heads together in a unique partnership, the result was dramatic — an iconic marriage of ultra-urban condominium homes and a state-of-the-art community fitness centre. “This was pure outside-the-box thinking and a great partnership,” explains Brian McCauley, president and COO. “The Y realized a fabulous 92,000-sq.-ft. facility that achieved a $14.6 million profit, and we realized a highly successful 42-level residential tower.” 66

New Communities Evolving Despite a sluggish market, Concert faired well throughout 2012 and currently has no standing inventory — although McCauley notes the company has nearly 3,500 upcoming new homes in different phases of planning or approval. “We’re using this time to our advantage, consciously positioning ourselves so we can launch new projects when the timing is best.” He’s particularly excited about three of them — all large-scale, master planned communities that showcase Concert’s diversity. Located on 12 acres in North Vancouver, Harbourside has already been partially developed into a business park. While current zoning would permit the remaining lands be further expanded as commercial space, Concert had a different vision — a vibrant, pedestrian-oriented, and sustainable community where people can live, work, shop and play. After a successful July 2012 application to amend the City of North Vancouver’s Official Community Plan (OCP) to allow residential development on the site, Concert began the rezoning application process. If approved, a total of 18 buildings with 216,000 sq. ft. of high-quality office space, 55,000 sq. ft. of retail, a 100,000-sq.-ft. hotel plus 795,000 sq. ft. of residential (including 100,000 sq. ft. of rental) will ultimately occupy this site. “We anticipate Harbourside will become a destination for those across the North Shore and beyond,” McCauley says. He notes Concert plans to enhance the City of North Vancouver’s only pedestrian-accessible waterfront by utilizing an integrated design approach that incorporates public amenities such as a boardwalk and beach. After rezoning, a community-lead process will guide programming of both the original and the newly dedicated, eight acres of public parks that Concert will fund and construct.

Bringing a fresh outlook to Southeast False Creek, an as yet unnamed development located at Quebec St. and First Ave. will lay claim to being one of the last residential projects on Vancouver’s waterfront. Preliminary designs suggest this site will bring 800 to 900 homes to this popular neighbourhood located just steps to the Seawall, Science World, and both the Main Street SkyTrain Station and Olympic Village Canada Line Station. A rezoning application will be submitted in 2013. And in Coquitlam, Concert will redevelop an 8.26-acre site located just blocks from the coming Evergreen Line Station. “This project is a direct response to the City of Coquitlam’s Transit-Oriented Development Strategy to encourage higher-density, transit-oriented development around Evergreen Line stations,” McCauley says.

Concert won the Customer Choice Georgie Award consecutively from 2008 to 2011

Giving Back Throughout its 24-year history, Concert has also maintained a strong philanthropic commitment. For the company, it’s simply about doing what’s right. Its donated space for the first Community Crime Prevention Office in Canada, volunteered project management services for a ten-bed hospice in East Vancouver for residents who are terminally ill and initiated an annual fundraising golf tournament that has generated $1.6 million for trades training across Canada. “We take pride in giving back to the communities where we build, and these are some of the ways we achieve that goal,” McCauley says. At Your Service “We’ve never been the largest builder in terms of volume,” McCauley acknowledges. “But what sets us apart is our commitment to quality and service.” And while the company has been honoured with numerous awards and industry accolades, it’s still the ones recognizing these values that means the most to McCauley. “We’re extremely proud to have been the recipient of the Customer Choice Georgie Award consecutively from 2008 to 2011. It comes down to respect for our purchasers, and when our purchasers respond this way, it’s the most important acknowledgement we can get that our dedication has paid off.” Concert Properties is found online at ConcertProperties.com 2013 Builder & Developer Annual

Where Do I Start? Three tips for choosing your finishes by yanic simard

Upon walking into the fully upgraded model suite in the design centre for your new condo, you are presented with a number of decisions for materials, colours and upgrades. You immediately go for the hardwood, which is much pricier than the laminate; you’ve always wanted a spa tub fully loaded with jets; and you love the stainless steel appliances. You stop for a second and take a breath because all you can see are dollar signs. You have to ask yourself, “is it really going to make a difference when it’s all said and done?” I suggest upgrading a few things, but not every upgrade is worth the money. However, some upgrades from the standard features will make a huge impact, look68

and quality-wise, not to mention resale value. Choosing your finishes should not be an overwhelming experience. Do your research before heading out to choose your final selections and you will be in good shape. 1 Choosing in the right order People often start by choosing a paint colour and then trying to match everything else to it. To me, that’s going backwards. It’s much easier to choose your paint colour last, having it complement your other, more-permanent selections, such as cabinetry. Finishes that are the least difficult to change should be chosen last. Start with the flooring and cabinetry. In smaller spaces like condos, keeping the flooring consistent throughout the home will create a nicer visual flow and feeling of openness. Next choose the backsplash, countertop and cabinetry hardware. I wouldn’t suggest going with a bold and colourful pattern for the backsplash – keep it simple and neutral. You can add colour to your home with accessories and soft furnishings like pillows and throws. I don’t advise experimenting with colour with things that are permanent. Your countertop and backsplash should coordinate with each other, and pick up colour tones from one another. As for the hardware, I like combining knobs and pulls. Knobs for the doors and pulls for drawers, and you can never go wrong with brushed nickel. Lastly, choose your paint colour – something that matches nicely with the already-chosen finishes. Bring a wide selection of paint chips with you. Designer tip *I’m known for using Benjamin Moore’s Classic Grey (OC-23) for the walls, trim and ceiling. I paint the walls and ceiling with a flat finish, and the trim in semi-gloss. 2 Think resale Certain features sell better than others, which is very important to keep in mind. Stainless steel, granite countertops and hardwood flooring are all elements that buyers look for and are attracted to, and smart upgrades to invest in. Though you probably won’t be thinking “resale” at the time of purchase, it’s crucial to always keep it in the back of your mind. Remember that you want your choices to cater to a wide demographic prospective purchasers down the road, so be sure that your selections will appeal to a broad range of tastes and style preferences. Rule of thumb *Spend about five per cent of your budget on upgrades, in order to maximize your return on investment.

3 Professional help The benefits of using a reputable designer will pay off. Designers have an eye for colour and they know what works well in a particular space and what doesn’t. It’s a wise decision to employ a designer up front to avoid making mistakes that could end up costing you more money down the line, if you don’t like the finishes that you chose yourself. A good designer who is familiar with builders’ finishes will help you to mix and match the options and upgrades to achieve the ultimate look at the lowest cost. It’s all about knowing where to spend your money and how to match your various selections. Some upgrades that pay off *› Hardwood

Aragon INSPIRED VISION

hile others might be content to stick with the tried and true, the team at Aragon never shies away from something fresh — design forward homes that are proudly individualistic in a world of sameness. “We have a reputation for building homes that are a little different, exciting and a bit edgy,” says David Wan, director of sales and marketing. “Aragon homes aren’t run of the mill and they’re definitely not formulaic — every project we build incorporates unique aspects and style. We actually like to say we’re constantly re-inventing the wheel.” Quarter Century Heritage Celebrating its 25th anniversary this year, Aragon’s legacy can be seen throughout the Lower Mainland — over 4,000 homes ranging from riverside condos and loft residences to modernistic townhouses and elegance single-family homes. Prominent among its many success stories is Port Royal, a dazzling master planned community that helped redefine New Westminster’s Queensborough neighbourhood. Located adjacent to the Fraser River, each new phase of this 50-acre community has brought new options and new lifestyle choices — single-family, fee simple rowhomes, condos, townhomes, and soon the area’s first 21-storey highrise.

70

2013 Builder & Developer Annual

At Port Royal buyers have discovered open floor plans — many with Aragon’s signature reclaimed red brick feature walls — plus a lifestyle that’s pedestrian-friendly and boasts a friendly, family-oriented ambiance where all generations connect. Here’s it’s common to see young professionals pause during their afternoon jog to chat with grandparents or skateboarding teens getting an impromptu lesson in the fine art of gardening from a neighbour. Part Royal’s big new, however, is the upcoming release of the five-storey Glasshouse Lofts. “This is going to be such a cool building,” David says. “These are true lofts so you’ll have huge, soaring walls of glass. And rather than the traditional sliding door to your balcony, we’re putting in glass doors that fold right up against the wall so you can barely see them. The effect will be as if your living room and balcony have become a single, integrated space.” And here’s another bonus: penthouse homes will have an outdoor fireplace on their deck in addition to the gas barbeque outlet that’s a standard in many Aragon developments. Say Hello to the New Port Moody Gearing up for a mid-April grand opening, The Station is a mixed-use lowrise poised to bring a dynamic new twist to downtown Port Moody. “The location a block from the West Coast Express and the new Evergreen Line made the choice of names easy,” David says adding people who need to commute to Vancouver are already expressing their delight with this proximity. “As a society, we are moving toward being more frugal in the way we get from place to place,” he says. “The benefits of a location like this, one that’s close to transit, are genuine and real. Those benefits are clearly resonating with our buyers and, I believe, will mean The

ARAGON HOMES AREN’T RUN OF THE MILL AND THEY’RE DEFINITELY NOT FORMULAIC — EVERY PROJECT WE BUILD INCORPORATES UNIQUE ASPECTS AND STYLE. David Wan Station offers excellent long-term value.” In keeping with Aragon’s tradition of shaking things up, though, The Station will also introduce a new visual dynamic. “Our lower level condos will have exposed concrete feature walls which is going to be a very fun, funky look that’s modern but totally in keeping with the area’s industrial heritage.” Taking Toronto by Storm “A lot of people don’t realize it, but Aragon is extremely active in Ontario as well as here on the West Coast,” David says. “We currently have

380 units under construction and we’re expanding.” But he stresses that, just like in BC, the company is selective when it comes to choosing new locations. One such location is Enigma Lofts. “This is going to be an architectural masterpiece, a building that challenges people’s perception of urban living,” David says. “Every one of the nine floors will be quite different. The building has 87 units, and 60 different floor plans — so you can tell there are going to be a lot of one-off homes.” And David has one final bit of hot news. “We’re also actively looking for properties to develop in Los Angeles. So keep your eye on our website because 2013 is going to be a fantastic year at Aragon.” For more information about any of Aragon’s projects, visit aragon.ca or call 604.732.6170 2013 Builder & Developer Annual

Fundamentally Speaking

Pinpointing the perfect location for your new home by WAYNE KARL EVER NOTICE HOW MANY DEVELOPERS

boast that their new community is “just minutes from shopping, schools and all the amenities!”? And that “Everything you need is right at your doorstep”? This is not just marketing gimmickry at work. These factors really matter, as such attractions are critical in determining a development’s appeal to buyers – for lifestyle and comfort while living there, as well as resale potential down the road. However, one of those factors carries a little more weight than the others: proximity to infrastructure. The federal and provincial governments have been spending billions on infrastructure improvements over the last few years to upgrade highways, transit systems, airports and other services such as health care. For housing developments, this means more and better access. In such cases, it’s no exaggeration to say the infrastructure developments have allowed new communities to literally sprout up along the way. Numerous studies throughout North America and elsewhere show that proximity to mass transit and highways has the most significant impact on property values, since it improves residents’ accessibility to a city’s central business district and other areas with employment opportunities.

72

The greatest benefit, according to Vancouver-based Cutting Edge Research Inc., is for properties located within 500 metres of stations along new transit lines. Value enhancements can be 10 to 20 per cent higher for homes within this distance than those outside it.

WHILE YOU’RE OUT THERE SHOPPING FOR YOUR NEW HOME OR CONDO, TAKE A LOOK AROUND AND SEE HOW CLOSE YOU ARE TO THE NEAREST HIGHWAY OR TRANSIT LINE. “Distance is now measured in minutes, not kilometres,” says Don Campbell, president of Cutting Edge, summarizing a principle that homebuyers anywhere can follow: as people increasingly factor commuting times into their buying decisions, proximity to transportation is a top determining factor for both convenience and resale value. While you’re out there shopping for your new home or condo, take a look around and see how close you are to the nearest highway or transit line. Then follow the tracks to those housing projects and communities – and your new home – that will make a sound buying decision.

KEY POINTS TO CONSIDER » Do you want to live in a city, a town or in the country? » Where do you work, and how easy will it be to get there and at what are the commuting costs?

» If you have or plan to have children, where will they go to school and how will they get there? » Do you want safe walking areas, recreational facilities or other amenities such as shopping nearby?

12 QUESTIONS TO ASK BEFORE YOU BUY Consider the following checklist of questions, from Vancouver-based real estate research and consulting firm Cutting Edge Research Inc., for analyzing the potential of an area. The more “yes” answers you get, the better the location. 01 Is the area’s average income increasing faster than the provincial average? 02 Is the area’s population growing faster than the provincial average? 03 Is the area creating jobs faster than the provincial average? 04 Does the area have more than one major employer? 05 Will the area benefit from an economic or real estate ripple effect?

06 Has the political leadership created an economic growth atmosphere? 07 Is the Economic Development Office progressive and helpful? 08 Is the area’s infrastructure being built to handle the expected growth? 09 Are there any major transportation improvements in the works? 10 Is the area attractive to Baby Boomers’ lifestyle? 11 Is there a short-term problem occurring that is likely to disappear in the future? 12 Is there a noted increase in labour and materials costs in the area? UDI Report

Urban Development Institute Voice of the Building Industry by Susan M Boyce A tireless crusader for the home building

industry, the Urban Development Institute (UDI) is a national, non-profit association that focuses on three primary areas: government relations, professional development and education, and research. The Pacific Region has been active since 1972 and now has over 600 corporate members representing all facets of land development and planning including developers, property managers, financial lenders, lawyers, engineers, planners, architects, appraisers, real estate professionals, local governments and government agencies. Collectively these members generate more than $30 billion and 250,000 jobs for the provincial economy each year. Awards of Excellence

Considered among the most prestigious industry awards in the province, the UDI Awards for Excellence occur once every two years and are unique for several reasons. “These awards honour the project rather than the builder or developer,” says Anne McMullin, UDI’s president and CEO. “As well, judges actually visit the sites so they can fully experience the scope of these project. Yes, it’s an enormous time commitment, but we believe the increased credibility it gives these awards is worthwhile.” These are also these are only awards where no finalists are announced ahead of time — only the winners on the night of the celebration. Project of the Month

Now approaching its first anniversary, the UDI Project of the Month YouTube video series has proved increasingly popular with savvy consumers looking for a behind the scenes peek at some of today’s most dynamic, innovative construction projects. “I don’t know of anywhere else consumers can get insights from everyone involved in a project in such a compact, easy to access format,” says Adrien Byrne, communications manager. The series is built around mini-interviews with all major principals involved — architects, builders, developers. Then it expands to include insights from the unique individuals who give their own, distinctive spin to these outstanding projects.
