The big decision

A little extra research pays off with peace of mind

Y

ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Be prepared

This adage is never more true than when buying your first home

T

he moment you decide to buy your first home is an important one – from getting your finances in order, to learning about mortgages, to researching builders and to getting out there to look at potential communities. Indeed, the excitement grows at every step. Buying your first home can also be an emotional experience. There will be houses you fall in love with, communities you really want to live in and neighbours you can envision befriending. As exciting as all of this is, it’s also important to not let your emotions get carried away – to buy more with your heart than your head. This is why you should take your time, do your research and conduct due diligence on every development, builder and home you consider. This issue of New Home Guide, like all editions we put together, contains a variety of content to guide you through this process. Our goal is to help identify subjects, neighbourhoods, communities, housing types and builders for you to consider – in short, to help you prepare. With this knowledge, and your own enthusiasm, you’re well on your way!

History

Your History is in the Making with Alldritt Homes

WHEN IT COMES TO KNOWING WHAT EDMONTONIANS WANT IN A COMMUNITY AND A HOME, Alldritt Homes is second-to-none, thanks to their 70-year history in the Greater Edmonton Area. Started in 1943, Alldritt Homes has built—and is still building—thousands of dwellings in the Edmonton area, which is a testament to their commitment to craftsmanship and building for long-term living comfort. And because of their pledge to be the most respected customer-oriented leader in the home building industry in Canada, they strive to use innovative designs and quality products for each and every customer, no matter the budget. Alldritt Homes is a widely recognized and multi-awardwinning company. Its Nottingham duplex model was recently recognized as the winner of the “Multi-Family Townhouse / Duplex under $275,000” category and their Monarch model was a Finalist in two categories, “Best Single Family $300,000$325,000” and “Best Single Family $325,000-$350,000” in Edmonton’s 2013 CHBA Awards of Excellence in Housing.

14

Stan Alldritt Sr., the cunning founder of Alldritt Homes, started the company during World War II. At government salvage auctions, Stan Sr. purchased the wooden crates used to ship aircraft parts, and stockpiled the wood and straightened the nails. He later used the materials to build his first homes in the 124 Street area, homes in which his family lived. Now, with Stan Jr. at the helm, Alldritt Homes has grown significantly since its humble beginnings, but while the Alldritt Group of Companies has interests throughout Canada, their pride, joy—and heart—is always in Edmonton. Alldritt Homes is currently building in the communities of Creekwood Chappelle —one of the city’s newest southwest communities—and Granville—a Craftsmaninspired community in West Edmonton.

Creekwood Chappelle is located by Whitemud Creek, and features lush wetlands, expansive green spaces and extensive walkways throughout the community. The neighbourhood has been designed in harmony with its naturerich surroundings, and its tree-lined streets and weaving walkways are all connected to the community’s expansive park spaces.

(think jungle gym in a bus) will be at the show home on the 26th. A mortgage specialist will also be on site during the two-day grand opening for quick pre-approvals. To join the festivities, head down to the community located at Heritage Valley Trail and 41 Avenue. Just follow the signs to the show home (3698 Claxton Place) or call 780-486-HOME (4663) ext. 3.

Residents of Creekwood Chappelle can enjoy tranquil surroundings while still being in close proximity to so many amenities including William Lutsky YMCA, groceries stores, two golf courses (Jagare Ridge and River Ridge) and a plethora of shops and services at the Currents of Windermere. Creekwood Chappelle also has an express bus service to the Century Park LRT station.

As aforementioned, Granville is a Craftsmaninspired community, nestled on 305 acres in West Edmonton. It features plenty of green spaces and trails, two ponds, a school site and convenient proximity to the Whitemud and Anthony Henday.

On May 25 and 26, Alldritt Homes is opening its Creekwood Chappelle show home, the stunning and modern 2,244 sq. ft Newcastle two-storey house. During the grand opening, Alldritt Homes is excited to offer the first six buyers a turn-key upgrade package including full landscaping, a rear deck, upgraded stainless steel appliances, front load washer and dryer and a window blinds package, a package valued up to $20,000. Food and refreshments will also be on site for the weekend, while the Adventure Bus for the kids

Thanks to the community’s location, residents of Granville also have access to amenities galore. There are two shopping malls within one kilometre of the community, and two golf courses just five minutes away. The new West Edmonton Costco is just down the road, and residents also have easy access to the Jamie Platz YMCA, West Edmonton Mall, Hampton Market and all the professional services one could need.

family show home, head down to 3612 Goodridge Crescent (just off Guardian Road and Whitemud Drive). For a look at one of their award-winning duplexes, swing by 3945 Gallinger Loop NW (drive to the community and follow signs to the Show Home). Not sure where to go? Simply call 780-486-HOME (4663) for directions. Hours for all Alldritt Homes’ show homes are Monday to Thursday 3–8pm and weekends and holidays 12–5pm. (Show homes are closed on Fridays.) You can also email creekwood@alldrittgroup.com for more information about Creekwood Chappelle and granville@alldrittgroup.com and granvilleduplexes@alldrittgroup. com for information about Granville.

Through my education and professional experience, I can compose a space that feels balanced, intriguing and effortless. To help you become confident in your interior designs, here are my top 10 tips to make your room,

picture perfect Written by: C. Marie Hebson

1 Create Drama. Painting/wallpapering the back of your bookcases to help make objects “pop.” Use a color that compliments or inject a new colour to create flow from room to room. Thoughtfully mix your metals, I’m showing a lot of gold – burnished brass here which is making a huge come back! 2 Create a focal point. Be it a bookcase, backsplash, fireplace, rug, painting, etc… its important to know what your focal point is so you can appoint it properly. 3 Accessories – think big. Place one large painting, floor lamp, or area rug in a room, rather than dozens of little things. Less clutter helps make rooms seem larger, more opulent. If you must display smaller trinkets – group them purposefully. 4 Neutral background. Keep your permanent fixtures neutral like tiles, floors, millwork etc. I mean neutral not boring – this enables you to change out your accessories easily and frequently. As your tastes change, so can your accessories. 18

5 Area Rugs. Rule of thumb is an area rug should leave a border of at least 18” around the perimeter of the room or area you are covering. Too small of an area rug causes you to think the room is small - an impression that is hard to erase. 6 Artwork-how high is too high. Hang art so that it relates to what it is hanging next to, or over, rather than following a rule. When in doubt, have the tallest person in your home give you their central view, at their eye level. Consider hanging art in unexpected places like in front of a window or off of a bookcase. 7 Antique Accessories. Antiques keep your home from looking too contrived, too “show home“.

I recycle old cherished items, and incorporate family heirlooms as much as possible. The end result is always warmer, more interesting and thoughtful. 8 Drapery & Drapery Panels. Drapery panels add that final touch to your space, and help soften the edges. Drapery is often overlooked – but is well worth the cost for the perfect finishing touch. It’s best if you can save up for custom drapery, but if you need affordable readymades, Urban Barn, Chintz&Co., Pier-1 and Ikea have some great choices. 9 Texture. When texture is incorporated properly, the result is the ultimate in sophistication. A keen eye is required, but try

these - play cotton velvets against silk, burlap against linen, crystal bowl on top of a rough wood box, or barn board against sleek gold. Be careful, texture lends itself to styles/trends, proportions, patterns etc. You need to know the rules before you can break them. – especially when your incorporating texture. 10 Push your comfort level. Think outside the box. Use items that wouldn’t normally be considered. Hang wallpaper, prime and paint old furniture pieces, add new hardware to old furniture pieces. You are only limited by your imagination –– have fun with it!

Photos compiled are from websites that Marie shops at, various items chosen are befitting the mood and depict best choices for this article. Should you want information on any of these products, please contact interiorsBYDESIGNinc.

Keeping the magic in the

New Build process

by Brian Finley

Keeping the magic in while taKing the

mystery out is what The Home Program New Build education sessions are designed to do. Even if you have purchased a home previously, the process of buying a (resale) home versus what is involved in building a new home is substantially different. A little education can go a long way to helping you make smart decisions that can save you substantial dollars, make the entire process a little (or a lot!) less stressful, and give you tools to make smart decisions from start to finish. That is precisely why The Home Program is now providing special education sessions that explain the entire process and then let participants ask the questions they need answered. The sessions are held in various builders showhomes, last approximately 90 minutes and are done in an informal - question and answer format. A mortgage and real estate professional sit and talk with the new-home sales representative to help participants understand the process involved; the best way to approach a new build purchase; and costs and considerations. At each stage of the process, participants are encouraged to join in and ask their own questions.

The sessions include information on financing a new build; builder selection; initial and final pricing; contracts and deposits; selecting the various components in your new home; construction stages and timing; warranties and walkthroughs; and supports and responsibilities available after you have taken ownership. The sessions currently run from 3:30 to 5 p.m. on Saturdays. The sessions ran successfully in February and will be running again in April. For more information or to register visit www.thehomeprogram.ca or call 780.504.6161

The Home Program began as a pilot project in December 2001 to meet the need in Edmonton to assist low and moderate income families in becoming homeowners. Since then it has expanded to include education, counseling and advocacy, referrals to service providers, a Down Payment Assistance Program, and ongoing contact before and after the purchase of a home. The program is now accessed by all income levels and custom education sessions have been developed to include education around such areas as building a new home, and understanding the ins-and-outs of condominium ownership. The Home Program has provided homeownership education to more than 3,700 families and continues to work with those individuals including the more than 1,000 who have now become homeowners. The program is currently available in all major population centres in Alberta, including Edmonton, Calgary, Lethbridge, and Fort McMurray. A large volunteer base of local service providers coupled with financial contributions from participating Realtors has enabled the program to provide more than $1 million in financial assistance to program graduates. The Home Program is offered and operated as part of Capital Region Housing Foundation, Edmonton, and is partnered with local and national non-profits and service providers, including the Alberta Real Estate Association, the Alberta Real Estate Foundation, and Canada Mortgage and Housing Corp. (CMHC). The program was recognized with the first Edmonton Housing Trust Fund’s ROOPH Award for Outstanding Partnerships. Brian Finley serves as the program’s provincial program coordinator. 26 New home Guide | may apr 12 10 - may jun 10, 7, 2013 2013

The Estates

at Waters Edge W

hether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. For social gatherings, a clubhouse, including a kitchen, dining area and games room, can accommodate small groups and large, community events. The clubhouse is great for getting everyone together for a private function or community social gatherings. Residents can also enjoy the beachfront recreation area, children’s playground, on-site walking/cross-country ski trails and future development includes a fitness centre, hot tub and outdoor swimming pool to complement existing amenities. The project’s popularity to date has been attributed to the overall hassle free concept of the Waters Edge experience. Prospective buyers can choose their select lot; as well select their choice and size of Craftsman style residence. Floorplans range from two to four bedrooms and 1,150 to 2,500+ sq. ft. constructed on a crawl space, full basement or walk-out basement, or custom design your home with our design team. All are finished in the Craftsman style in your choice of colours, which feature fully landscaped yards, paved driveway, parking pad, exposed aggregate sidewalks. Attached and detached garages and additional storage in the secure storage yard on-site for your recreational toys are also available on-site. Additionally, residences come complete with a 10-year Progressive Home Warranty to ensure home construction quality. Homes are designed so that the living areas take full advantage of the great lake views. Plans are customizable to make the layout and room sizes suit each individuals needs. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Upgrades are also available to the homes, including granite countertops, gas fireplace, central vac system a detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. Use of high efficiency furnaces provides that the homes are built to high efficiency standards and save on utilities. 28 New home Guide | may 10 - jun 7, 2013

A monthly maintenance fee ensures maintenance of all the common areas (such as clubhouse, marina, playground, beachfront recreation area and boat launch). The fees also include water, sewage and a full-time on-site manager. There are lawncare and winter snow shoveling services also available. The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services including grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away. The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time. Many of the purchasers, however, are not from the Edmonton area. Residents include people from Peace River, Fort McMurray, Whitecourt and Calgary. They have found The Estates at Waters Edge to be the best value and location for Lake Front and Lake View property in Northern Alberta. Lot prices start in the low $100’s, and twobedroom residences with a completely landscaped lot start in the low $300’s! Onsite showhomes are available for immediate possession. manage their costs, but also to pay off their mortgage as soon as possible. Determining what your mortgage payments and overall costs of home ownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.” Parsons adds that it is encouraging to see that buyers say they are in a position to pay down their mortgage in 20 years or fewer. “Homebuyers can shorten that timeline further by choosing a shorter amortization and taking advantage of accelerated payment options.” According to the report, two-thirds of first-time buyers (66 per cent) say the latest changes to mortgage regulations – which included reducing the maximum amortization for government-insured mortgages to 25 years from

30 years – have not affected their buying timeline, while one-infive (19 per cent) say they will have to wait longer before buying as a result. “A shorter amortization is the most responsible approach to home financing; it’s something BMO has been encouraging their customers to consider for years, as it means becoming debt-free sooner,” says Parsons. Additional findings include: › Six-in-10 (63 per cent) first-time buyers have made cutbacks to their lifestyle to save for their first home, with just one-in-four (27 per cent) expecting their parents or other family members to help them pay for their first home › The majority (59 per cent) of first-time buyers have had to hold off buying their first home because of increasing housing prices › The same number (59 per cent) wish they had bought their first home five years ago.

Connect Homes in Laurel Crossing by Salina Yara Halabi

On April 12, Connect Homes celebrated the

Grand Opening of its new showhomes in Laurel Crossing. Vice-president, Dave Armstrong, welcomed guests to tour the innovative duplex style homes which were on full display. This new Edmonton home builder takes a unique approach to the home building process, providing consumers with fast-tracked home possessions. Homebuyers are able to move in to their new home within 90 to 120 days – several months earlier when compared to typical new home building timelines! Connect Homes differentiates itself from other builders by its prebuilding system which takes place in a manufacturing facility. The pre-built components are transported to the home lot and then assembled on-site, allowing for the significantly reduced construction phase. Offering multiple expertly designed floorplans to choose from, homeowners are able to personalize their home to fit their personal lifestyle. With prices starting in the low $300,000s, Connect Homes answers the need for first-time homebuyers who are looking for a high quality customized home in a short time frame. 32 New home Guide | may 10 - jun 7, 2013

Jim Malner

I was very interested to see the Bank Of Montreal Psychology Of House Hunting Report on May 2 as it reveals many “important purchase behaviours” that drive our housing markets. The report noted Canadian home buyers spent an average of five months house hunting and during that time visited an average of 10 homes. The survey includes both used home and new home shoppers. These numbers correlate closely with CSG’s own market intelligence for the new home market that people shop four to five months and visit 12 show homes before finally selecting a builder and model. It’s reasonable to think Alberta’s performance would be faster than national results due to the robust economy.

44% purchased a home because they thought it was a good investment and 37% because they felt it “was a good time to get into the market”. Surprisingly, 80% of respondents stated they knew the home was right for them as soon as they stepped inside it. Wow, that says something about either previewing homes online or how important first impressions are if you are selling a property. Less positive was 33% of experienced home buyers and 39% of first time buyers stated they felt rushed to make a purchase which lead to “buyers remorse”.The greatest fears people had were 71% thought there would be something wrong with their home after purchasing it (a good reason to buy new) and 55% were worried prices would fall. What really stood out to me in the survey was the transformational shift in motivation to purchase a home. 44% purchased a home because they thought it was a good investment and 37% because they felt it “was a good time to get into the market”. Both motivations emanate from economic considerations and maybe that’s why there’s so much angst before, during and after the purchase. While certainly a home must be viewed as a core financial asset for any purchaser, that consideration must be balanced against what a home, any home, delivers to a person’s quality of life and happiness. I have viewed with great dismay our Federal

Survey Says “You’re Stressed”

Government and Bank Of Canada’s constant harping about people buying homes as if they were wild eyed real estate speculators hell bent on creating an “asset bubble”. Of course the rhetoric makes for good publicity and talking heads can point at the US housing melt down as sure fire proof it could happen here. Basically this is fear mongering of the lowest ilk. This sort of round the clock publicity and its framing of a home purchase as the equivalent of buying a “penny stock” has obviously skewed people’s motivation more to financial outcomes and thus the appropriate stress that comes from investing for profit. What’s not given “proper” weighting in the coverage is the far more positive outcomes of home ownership. The independence people feel owning a home, their connection to community and pride of ownership are some of the most progressive social drivers in society. Home ownership stabilizes the future, creates a sense of predictability and comfort for growing families, fosters opportunity and improves personal situations. It nurtures confidence and creates pride in our communities, cities and country. Most importantly, if you’re purchasing a home to live in and hold for an average length of time it’s still the best financial investment you can make. So, if you’re deciding whether it’s time to buy a new home make sure you consider its positive lifestyle benefits to the same degree as financial issues. Though there are financial consequences those can be managed and mitigated through prudent consumer research, honestly reviewing your situation and taking your time in making the purchase.

Money mistakes couples make by gail vaz-oxlade Sometimes,

a

poor

way

of

relating can really muck up the money. Whether you’re planning a walk down the aisle or you’ve already been hitched for aeons, there are some common mistakes couples make that can throw a wrench into their moneyworks.

02 Not having a budget. It isn’t going to come as a surprise to you that I think every couple should have a budget. Whenever you combine two lives, two ways of looking at things, two spending profiles into one, you need to have a plan to ensure both bodies are on the same page about where the money should be going. Having come up with a budget you both agree to, it’s easy to decide what to buy and when. You simply ask each other, “Where does this fit in the budget?” If it doesn’t then you work together to make room, cutting a little of her golfing and his beer-with-the-boys to come up with the cash to make the purchase. Working together with a plan beats the bejezus out of flying solo blind and bumping into each other. A budget can be a relationship-saver when one of you is a spender and the other is a saver, since by having a plan you can address both your needs. It’s particularly important when you are both spenders heading to the brink of bankruptcy. Knowing where you stand financially means you can make informed decisions about your spending without a huge debt hangover.

01 Keeping secrets. I’m truly amazed at the number of people who hide things from their partners. They go shopping, bring home a bag of stuff, and rip off the tags – because, of course, their partners are morons and won’t recognize a new outfit when they see it. One woman shoved her new purchases in the laundry hamper, first thing. Another kept her new purchases in A budget can be a relationship- 03 Putting one guy in charge. It’s not unusual for one person to assume the nittythe trunk of her car saver when one of you is a gritty of daily finances. It often falls to one until she could slide spender and the other is a partner to pay the bills, check the insurance them into the house. saver, since by having a plan coverage, decide on how to invest the Many people lie about you can address both your retirement savings, figure out how much to what they’ve paid for needs. put away for education savings, negotiate an item because if it’s a good enough deal they can slip it past their with lenders, pay the taxes – the list is virtually endless. Often it’s because buddy. And then there are all the folks who one partner is more inclined toward these tasks. The problem is that hook up only to find their partner is a when one person is excluded, or totally abdicates responsibility, it means the other can mess things up with no monitoring or grow resentful at financial disaster. If you can’t be open about what you’re always having to do the detail. It’s important for each partner to not only buying, that should tell you something. If to feel involved in the big financial decisions but also understand the dayyou think your partner is going to object to to-day details. Taking turns managing the chequebook, and having regular your spending, listen up! And if you’re planning to mate and you haven’t sat down conversations so that both of you are clear about what’s going on, means to talk about your money, you’re foolish, you’re both in the know and working to the same ends. It also means that one person doesn’t have to deal with everything, while the other merrily plain and simple. Communication is job one in the laughs off the stress and frustration with, “You’re managing the money, so survival of any relationship, and if you can’t this is your problem to deal with.” (Yes, there are people who say this). bare your financial soul to your partner, if you can’t trust that person to tell you the 04 Denying the debt. Regardless of who has the debt, the impact on the family unit will be significant. If you can’t be debt free when you get hooked truth, you should not be getting married. 42 New home Guide | may 10 - jun 7, 2013

up, the very least you should have is a plan for how you’ll get that debt paid off. Never sign for each other’s debt. When you do, you assume responsibilities that may choke you to death. If your buddy needs help paying off the debt, you can do that without putting your name on the paperwork. “But he won’t be able to get a car if I don’t help him,” I’ve heard. Then he shouldn’t have a car. “But she’ll pay an outrageous amount of interest.” Then she shouldn’t take the loan. “We’re partners in everything.” maybe that’s how you feel now, but how will you feel when (s)he doesn’t pull her/his weight on the debt repayment, and you’re on the hook for his or her past self-indulgence? as for blowing your brains out on a big wedding when you’re walking around with a ton of debt, give your heads a shake! Wedding mania, exotic honeymoons, and a houseful of brand new furniture is wonderful, providing you have the money to pay for it. going into debt for massive self-indulgence is down right dopey. 05 Sweating the small stuff. If you’re going to spend your relationship getting your britches in a knot over every little thing, you’re going to be miserable. or you’re going to get divorced. You have to figure out which battles are worth fighting, and when negotiation makes more sense. If the small stuff adds up to big problems it’s usually because you don’t have a budget and aren’t on the same page when it comes to your priorities. It’s not unusual for couples to spend $30 a month here, $25 a month there, $60 on this, $97 a month on that, and when it’s all added up, it’s a whopping amount of money. If you’re tracking your expenses, it’s easy to decide what has to go and when to stop shopping. one of the ways some couples deal with the money is to allot each partner a weekly or monthly “allowance” that can be

44 New home Guide | may 10 - jun 7, 2013

used for anything that body desires. since the allowance is part of the budget, the plan stays in place while the individuals have some personal freedom when it comes to how they’ll spend their personal money. once you have a slush fund you can each spend as you wish without questions or recriminations; you can then agree that on purchases above a certain amount you’ll consult with each other before buying. 06 Failing to plan for emergencies. While no one likes to think about bad things happening, the fact is that bad things do happen to good people. If you don’t have a stash of cash at the ready to deal with whatever life throws your way, you won’t have the means to cope. one of the big upsides of joining up is that you’re able to act as a safety net for each other through life’s storms. But that doesn’t happen magically. and often couples overestimate their partner’s ability to take over the entire financial burden should one partner lose a job, someone become ill, or suffer some other disaster. It takes a plan. and part of that plan includes creating a pretty hefty emergency fund. another part includes reducing your risks in whatever ways possible. every couple should have enough money available to cover six months’ worth of living expenses. and each partner should make it a priority to get adequate insurance coverage. communication and negotiation are the keys to dealing with money issues when you partner. of course you also need some practical moneymanagement skills to actually pull the whole thing off.

FIRST-TIME HOMEBUYERS

showing their rational side ACCORDING TO A NATIONAL SURVEY

conducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), first-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their financial well-being and preparedness. The 2013 survey revealed that there was a significant rise in the number of recent first-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder

Canadians entering the real estate market are making financially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada.

48

to save for that down payment is on the decline (50 per cent versus 55 per cent in 2012) with more first-time buyers finding it easier to save money (nine per cent, up from five per cent in 2012). In addition, only 17 per cent of respondents thought it was a good time to buy, suggesting that low interest rates alone are not enough to entice Canadians to purchase a home. “Canadians entering the real estate market are making financially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada. “They continue to value homeownership and are being responsible about the way they enter into mortgage debt. This trend bodes well for a soft-landing of the housing market.” Among first-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than five years rose by more than 50 per cent. This appears to indicate that fewer first-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months. “There is still a strong need for Canadians to have a better grasp on their financial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating reflects them or don’t know what their credit rating is. Counselling could help ensure they are financially prepared to enter and maintain substantial investments, such as homeownership.”

Bank of Canada

Continues to hold interest rates The Bank of Canada recently once again

announced that it is maintaining its target for the overnight rate at one per cent. The Bank Rate is correspondingly 1.25 per cent and the deposit rate is 0.75 per cent. Global economic growth has evolved broadly as anticipated in the Bank’s January Monetary Policy Report (MPR). In the United States, the economic expansion is continuing at a modest pace, with gradually strengthening private demand partly offset by accelerated fiscal consolidation. Significant policy stimulus has been introduced in Japan. Europe, in contrast, remains in recession, with economic activity constrained by fiscal austerity, low confidence and tight credit conditions. After picking up to very strong rates in the second half of 2012, growth in China has eased. Commodity prices received by Canadian producers remain elevated by historical standards and, overall, they are little changed since the January MPR. The Bank expects global economic activity to grow modestly in 2013 before strengthening over the following two years.

On a quarterly basis, growth in Canada is expected to pick up to about 2.5 per cent in the second half of this year. Despite this expected pickup, with the weak growth in the second half of 2012, annual average growth is now projected to be 1.5 per cent in 2013. Following a weak second half of 2012, growth in Canada is projected to regain some momentum through 2013 as net exports pick up and business investment returns to more solid growth. Consumer spending is expected to grow at a moderate pace over the projection horizon, while residential investment declines further from historically high levels. Growth in total household credit has slowed and the Bank continues to expect that the household debt-to-income ratio will stabilize near 54 New home Guide | may 10 - jun 7, 2013

current levels. Despite the projected recovery in exports, they are likely to remain below their pre-recession peak until the second half of 2014 owing to restrained foreign demand and ongoing competitiveness challenges, including the persistent strength of the Canadian dollar. On a quarterly basis, growth in Canada is expected to pick up to about 2.5 per cent in the second half of this year. Despite this expected pickup, with the weak growth in the second half of 2012, annual average growth is now projected to be 1.5 per cent in 2013. The economy is then projected to grow by 2.8 per cent in 2014 and 2.7 per cent in 2015, reaching full capacity in mid-2015 – later than anticipated in the January MPR. Total CPI and core inflation have remained low in recent months, broadly in line with expectations in the January MPR. Muted core inflation reflects material excess supply in the economy, heightened competitive pressures in the retail sector, and some special factors such as slower increases in regulated prices and the pass-through of previous declines in agricultural prices to consumer prices. Total CPI inflation has been restrained by low core inflation and declining mortgage interest costs, with some offset from higher gasoline prices.

Creating the perfect

outdoor living space by Shane’s Landscaping & Contracting Ltd.

The outdoor living trend remains popular as homeowners seek to add lasting value and functional living space under the sky and stars. Whether it’s a do-it-yourself patio or a professionally installed outdoor kitchen, the beauty, usefulness, value and ease of maintenance in outdoor living space is limitless. Extending living space outdoors is as old as time itself. Creating an outdoor room is a natural extension of your indoor living space, by creating a space in the open air and adding elements like fireplaces, pergolas, water features and greenery; you get a very different feel. People want and need that connection to the outdoors.” Adding value Without erecting the traditional four walls and roof, outdoor living space can be easily added to large, small, twin or town homes. Enhancing an outdoor space with hardscapes adds value and can be adapted for multiple uses. Homeowners continue to embrace the trend of maximizing outdoor living space, whether it’s an outdoor kitchen or patio living room with a fire pit. Real estate experts say that for every dollar you invest in landscaping projects, you could see up to a $2 return when you sell your home. It’s never too early to start planning. The possibilities are endless, with maintenance-free pavers and segmental retaining wall systems which are budget-friendly for patios, walkways, courtyards, raised gardens, fire features and wall projects. When building your new home, be sure to include plans for exterior hardscapes either through your builder or a qualified landscaping contractor. There are so many solutions to fit any budget and need, big or small. Products such as permeable pavers allow 62 New home Guide | may 10 - jun 7, 2013

rainwater drainage if needed, and retaining walls come in colours that complement any environment. Al fresco living As a natural extension of the home’s ground floor, a patio expands a family’s living and entertaining space significantly. It provides a perfect gathering spot for guests and family who will be drawn from indoor dining areas to this enticing space. A popular trend is to expand kitchen space with outdoor grilling areas, stone fireplaces for cooking wood-fired pizza, or stone counters around a grill for food preparation. Because the kitchen is typically the customary gathering place in the home, it’s a natural extension for family and entertaining guests. Warming accents An outdoor fire feature such as a fireplace, fire-pit, creates an inviting outdoor focal point as well as a functional spot for entertaining. A half-circle seat wall or outdoor furniture around a fire pit or table creates a cozy nook, and adding a grill, pub set, chaise or settee can transform a patio into a lounge for gatherings well into the evening and late in the season. Adding ambiance Paved or stepping stone pathways can join both back and front outdoor living spaces. New homes make good use of the long-standing porch design. It’s easy to create a paver walkway linking the front and back or an outdoor kitchen to a lounge area. Lighting installed within steps and along paths can also add a unified ambiance to a home’s hardscape. Adding decor such as pergolas, trellises and arbors is great solutions for privacy, shade or continuity of design. Call a professional There’s no limit to the hundreds of ideas to enhance your yard. Hiring a qualified professional with the proper knowledge is a great place to start. Talk in length to a landscape professional, or visit a home and garden or search the Internet for inspiration. Take advantage of the outside to easily expand your living space. Give us a call – we can surely help you with your “yard of dreams.” Shane’s Landscaping & Contracting Ltd. is locally owned and operated, providing residential and commercial landscaping and snow removal services to Edmonton and surrounding area. R

oyal Oaks is intentionally developed for people to experience a new realm of ease, connection, beauty and aliveness. Life will surround you in the pond, parks and playgrounds. Interesting streetscapes, illuminated landscapes and an abundance of trails and park spaces allow instant enjoyment and inspires ownership of place. The best aspects of acreage living and residential amenity are combined to create a community and lifestyle easy to access and enjoy. Nestled between, the City of Edmonton, Town of Beaumont and Irvine Creek, life in Royal Oaks will appeal to those eager to escape the stress and costs of city-life without sacrificing access to local community amenities. Spaceous lots allow

choice and opportunity to build your dream home. The close proximity to Edmonton’s south, Beaumont’s west borders as well as Edmonton International Airport means that nothing is far away. Annexation plans, an interchange in the works and a series of planned road upgrades will appeal to those who want to be strategically positioned to realize immediate property appreciation. Existing utility corridors, municipal reserve and greenway easements provide opportunities for outdoor enthusiasts to access hundreds of kilometers of hiking, biking and cross-country ski trails. The close proximity of recreation, commercial, educational and health services provide convenience and options for young and old.

Royal Oaks is a master-planned community in the heart of a region of growth and opportunity. Houses are now in construction and the finishing touches are being completed on the landscaping of life enriching amenities, inviting community gathering places, play areas, elegantly fashioned streetscapes, illuminated entry-features and a generous network of tree-lined and landscape sculpted trails. One of Royal Oaks most appealing features is its close proximity to the necessities of life – from grocery stores and shopping malls to outdoor recreation to schools and medical centres. Beaumont is 2 ½ kilometres east, Edmonton 5 minutes north and the International Airport is less-than 10 minutes away to the south west. A new interchange at 41st Avenue SW and upgrades planned along RR244 / 101St, RR243 / 66th St, Township Road 510 will provide improved access to the region. Royal Oaks is the first of many exciting new communities being planned and developed in the larger East Vistas Area in Leduc County. Eventually 22,000 residents will call East Vistas home. Municipal services are already in and fully connected to regional services. Fully serviced lots

and a spectrum of retail, recreation and educational amenities await those who what to build in Royal Oaks. Future stages will include a variety of lot sizes as well as multi-family residences, making Royal Oaks a community for all generations. Royal Oaks architectural guidelines encourage thoughtful architectural design, construction and everyone’s role in adding value to support upscale elegance for years to come. A Homeowner’s Association has been setup to allow a means of community engagement. Royal Oaks encourages builders to be responsible for the profound impact our houses have on the lives and world around us. Homebuilders are recommended to consider the use of technologies, products and practices that consider initial costs as well as their role in providing healthier, accessible and more comfortable places to live for the young and old. Durable and attractive buildings command higher rents/prices, sell faster, hold value longer and cost less to operate. Current builders in Royal Oaks include Konark Homes, Infiniti Homes and Cancom Homes. The Konark Homes’ show home, which opens in early June, will be an example of what is attainable in Royal Oaks. This 2-storey, multigenerational home redefines affordability - a fact readily apparent in the price, size, features, qualities and comforts built into this “Executive Lifestyle Show Home”. The invitation “Love to be Here” is extended to those seeking a dream home framed in a ribbon of trees, surrounded by naturally attractive prairie, connected to open spaces and greenways allowing both summer and winter recreation. Royal Oaks appeals to those who aspire to live life to the fullest: those who enjoy country sounds and a daily retreat

into fresh air to heal the body and mind; families with active children who enjoy outdoors recreation and activities; those who want acreage space without sacrificing community connection; and, those who are prepared to take responsible actions to make “their world” a better place. Healthy and active living is front and center at Royal Oaks. Trails and paths wind around the neighbourhood’s ponds, wetlands and wooded areas, and connect an extensive network of greenways and corridors that will eventually connect Edmonton, Beaumont, the Blackmud Creek and future Vistas Towne Centre. At your doorstep linkages to trails and greenways will appeal to those who value outdoor recreation, exercise and the proven benefits of stress relief, wellness and vitality. The outdoors can be enjoyed not just during the day, but at night as well. Streetscapes and architectural features are illuminated with LED outdoor lighting. Aside from using less power, LED’s create magical

beauty, reduces light pollution and allows uncompromised views of the night sky. Life-enriching amenities are close at hand. For horse lovers, an equestrian riding and show facility is a stone’s throw away. For active families, state-of-the-art recreation facilities, a spray park, outdoor skating rinks, and sports fields are all minutes away. For the golfer, nearby options include Coloniale, Eagle Rock, Red Tail Landing and Jagare Ridge. In the future, a centrally located Vistas Towne Centre with a main street will further create a sense of community in Royal Oaks. Stroll down Main Street on wide sidewalks to meet friends, or shop at various stores. Walking, hiking, crosscounty skiing and biking to work or play will take on a new reality in the region. For those seeking an escape from the big city, but without compromising convenience, Royal Oaks is the perfect place to call home. It combines the best aspects of acreage living and residential amenities to create a community and lifestyle that can be enjoyed for generations to come. Royal Oaks is raising the standard of estate living to a whole new measure of distinction. industryupdates - chba - alberta

Valuable tips by Jim Rivait

jim rivait Jim Rivait is Executive Officer of CHBA Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/ analysis and association management.

Doing something for the first time is always more of a challenge, whether it’s the first day of school or a first date. Buying your first home is no exception. Researching home prices, features and locations is exciting but can be time consuming. First-time buyers must also learn the rules for financing a purchase to understand how much they can borrow and the minimum down payment required. Fortunately, there are handy tools available to help guide you through the steps. Check the CHBA - Alberta website for useful guides. Canada Mortgage and Housing Corp. and most banks offer mortgage calculators that allow home buyers to check how choosing different periods to pay off a loan or varying the down payment will change monthly payments. More importantly, the long-established benefits of homeownership provide a powerful incentive to buy a home. Not only do you get to live in your investment and increase its value through home improvements, your mortgage payments build equity. Members of Generation Y – born between 1980 and 1994 – are the most likely to be renters, but as Royal LePage noted in a recent report, those 19 to 33 years of age would overwhelmingly like to wave goodbye to the landlord. More than 85 per cent of those surveyed disagreed with the statement that “I do not desire to own a property in my lifetime as renting is preferable to me.” In Alberta, first-time buyers were expecting to spend $406,000 on their first home, according to a survey by BMO Financial. Nationally, first-time buyers expect to pay off their mortgage in 20 years and are twice as likely to opt for a fixed-rate mortgage than a variable rate product. Of course, saving enough for a down payment remains a challenge. Many prospective buyers cut back on spending, with 63 per cent reporting they made lifestyle changes to sock more money away. Laura Parsons, a mortgage expert at BMO Bank of Montreal, suggests people test what it is like to live within budget after buying a house. “Determining what your mortgage payments and overall costs of homeownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.” A quarter of Generation Y lives rent-free because of arrangements

with family and friends – one strategy to help build savings for a down payment. Another source of funds is money tucked away in RRSPs. The federal government’s Home Buyers’ Plan (HBP) allows withdrawal of up to $25,000 to buy a home. Annual payments are required to put the money back into the RRSP within 15 years. A lucky few – 27 per cent, according to BMO – will get help from their parents or other family members to buy their first home. When it comes time to close the deal, the federal government also has a program to help. The First-Time Home Buyers’ Tax Credit (HBTC) assists with the costs associated with the purchase of a home, such as legal fees, disbursements and land transfer taxes. The credit provides up to $750 in federal tax relief. The reality is buying a first home is more challenging than just writing another cheque to your landlord. It requires research, planning and the courage to take a bold step forward on the path to prosperity. And it’s a move that many young people regret delaying. BMO’s survey revealed that 59 per cent of first-time buyers wish they’d bought a home five years ago. The Canadian Home Builders’ Association - Alberta represents more than 1,500 business members, including new home builders, renovators, developers, trade and supply companies, and professional services.

What type of home

Let’s be honest, your first home may not be your dream home, and your needs and desires are bound to change throughout the various stages of home ownership. You might not be able to afford the home of your dreams right off the bat, but once you’re in the market, it’s easier to move up. So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow.

How much can you afford? Experts agree it is never a good idea to make yourself housepoor, and it is a very common mistake, particularly of firsttime buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

84 NEW HOME GUIDE | MAY 10 - JUN 7, 2013

whattypeofhome?

Finding your new home begins with knowing

what price you can afford

Attractive mortgage rates and

home prices are still making 2013 look like a good year to buy a new home. There are a number of factors to consider – beginning with making certain your decision is one you can really afford. Buying a new home is one of the biggest life decisions you will ever make and you want to ensure you are both financially and emotionally prepared, according to Kavita Joshi, director of client strategies at RBC. “Your first step should be to determine how much you can afford while still maintaining your chosen lifestyle.” Joshi provides the following tips to get started: Know how much you can afford before beginning your home hunt in earnest, take time to review down payment options, household income, current debt, estimated monthly housing-related costs and closing costs. You can visit the RBC online calculator to help determine how much you can afford (rbcroyalbank.com/cgi–bin/ mortgage/tools/howmuch/afford.pl).

86 New home Guide | may 10 - jun 7, 2013

Work with a budget and set a maximum amount on how much you are willing to spend to ensure you can buy your home and still live within your means. Online budgeting tools such as myFinanceTracker (rbcroyalbank.com/myfinancetracker) can help determine exactly where your money is going and how much you have to spend within the parameters you’ve set for yourself. Do your research Friends, family members and websites can offer you helpful tips and advice. Also, consider reaching out to an RBC mortgage specialist (mortgage.rbc.com) who can give you insight into your finances. Affordability tips for first-time homebuyers... Owning your first home is a milestone as well as an exciting experience. However, many first-time buyers can be nervous about the process, as they don’t know what to expect or how to make the best decisions. RBC Royal Bank research shows that homebuyers between the ages of 18 and 34 worry that buying their first home will mean living outside their means. “With the proper advice and budgeting tools you can still live within your means and purchase your first home – you can do both,” Joshi says. “An RBC mortgage specialist can help you understand all the financial aspects of owning your first home, by offering tailored advice and support.” Joshi offers some tips to help first-time homebuyers stretch their dollars even further:

“Your first step should be to determine how much you can afford while still maintaining your chosen lifestyle.” Create your wish list Determine what features in a home are need-to-have versus nice-to-have. Establish your down payment amount It’s helpful to establish an amount you are comfortable with prior to making your purchase. You’ll be glad to know that there are options available depending on how much of a down payment you can afford. Factor in your closing costs It helps to know up-front what your closing costs will be. When calculating closing costs, it’s fairly safe to assume you’ll need at least an additional 1.5 per cent of the purchase price. Get pre-approved for your mortgage If you are unsure you qualify for a mortgage or how much you qualify for, speak with a mortgage specialist who can see if you can pre-qualify, so you’ll know what your mortgage options will be. Understand your payment options Many homebuyers give more thought to interest rates than the mortgage solution itself. While rates certainly have to be considered, the different types of mortgages, various payment structures, terms and flexibility may have a much greater bearing on your overall costs of home ownership.

90 New home Guide | may 10 - jun 7, 2013

Consider unforeseen expenses ahead of time When you’re buying a home, especially for the first time, there are a number of related costs that you may not be familiar with, including: professional home inspection, lawyer fees, land transfer tax, property tax and property insurance. You also should take into account “one-time” costs, such as moving expenses, and ongoing costs like heating, electricity and water. Be realistic You may be under – or over – estimating how much you can afford for a home. Online mortgage calculators make it easier to estimate accurately, by providing you with information on the maximum mortgage payment amount you can afford each month. Love your new home Once you’ve received the keys to your new home, it’s time to sit back and enjoy every minute of being a new homeowner. For further advice and tips, visit the RBC Advice Centre at rbcadvicecentre.com and join the discussion on purchasing your first home on the RBC Facebook page at Facebook.com/rbcroyalbank NC

of reality by HELLEN BUTTIGIEG

YOU WANT EVERYTHING TO FIT AWAY NEATLY, DISPLAY

perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Each space, each person and each system is different. What worked for some may not work for you. You may have limitations on space or be too overwhelmed by stuff for a quick fix. The demands on your lifestyle and your family’s needs may outweigh the space in your home. Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process, learn what works for you. Keeping it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process - a work in progress. So if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you ‘get organized, once and for all’, perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward.

closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task.

Instead of trying to get organized, strive to become more and more organized every day.

Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit.

Let go and let it flow. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your

98 NEW HOME GUIDE | MAY 10 - JUN 7, 2013

Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

in smaller doses. The Bodum Bistro Toaster comes in a variety of bright hues and can be coordinated with their equally vibrant kettles, blenders and juicers. The Kitchen Aid stand mixer is another countertop appliance that comes in a variety of hues to suit your taste. Coordinating these smaller appliances with your dishtowels, serving ware or flower vases is another way to add a small punch and retailers like Bouclair make it simple to purchase accessories by organizing their merchandise by colour. I’m approaching choosing colours for my own kitchen renovation in a similar manner to the way I assist my clients. I’m asking the questions: “Will this colour make me feel great to come home to? Will the overall look enhance my quality of life?” I look forward to using colour to put my own personal stamp on my new kitchen, and create a colourful space my family will enjoy for years to come.

Here’s what you can do to Recycle, Renew and Reuse • Keep your car in good working order. Tune-ups and filter changes cut down on exhaust emissions, and you’ll get better gas mileage. When you change your oil, take your used motor oil to a recycling centre. • Use available transit alternatives. • Separate your garbage. Glass, aluminum, paper and even plastic can be recycled. If a recycling program is not directly available to you, contact your municipal sanitation department. • Donate reusable clothing and linens to charity. Most pick-up regularly in your area. • Become environmentally active in your community. You can make the world a better place to live... now and for future generations.

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM HOME

01

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by

1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

136 NEW HOME GUIDE | MAY 10 - JUN 7, 2013

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

T-D Mortgage Your Neighbourhood C.U.

CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
