A new

beginning

A

fter a long, hot and active summer (and I enjoyed every minute of it), fall signals a new beginning. There are new trends in design and decor to discover, and who doesn’t love donning knits and sipping a spiced latte from a local favourite coffee spot? As the leaves change colour and the days grow cooler, we start to think about preparing our homes for those months where you just want to hibernate inside (hygge, anyone?). Are you thinking about home renovations? Fall is a great time to make those dreams a reality. If you feel nervous about renovating during the pandemic, make sure to hire a renovator that will comply with the Ontario Ministry of Labour’s Guidelines for Construction Site Health and Safety during COVID-19, as discussed on page 56. If you’re planning to tackle a bathroom remodeling, with either a modest budget or one tailored for luxury, this issue outlines some excellent options. Bathroom projects yield a great ROI, so it’s always a reno choice that’s worth your time, energy and money. From our cover story on hotel-inspired bathroom trends a la Hibou Design & Co., to blogger Candace Alongi’s

And, speaking of new beginnings, this issue marks my first as Editor of Reno+Decor. I am passionate about helping to make your home a haven, especially during these unprecedented times. We look forward to continually bringing you the latest design inspiration, trends and expert renovation advice.

home! O

ne of the best parts of travelling is the stay at a chic hotel, but you shouldn’t have to leave home in order to feel pampered. Travel can lend some great inspiration for your own sumptuous retreat right at home, and since you start and finish each day in your bathroom, it only makes sense to show this room a little extra love. Aside from kitchen renovations, bathroom renos also give you the best return on your investment, so your payoff will be two-fold. Here are some of our favourite tips:

Indulge a little... Ok, a lot Bathrooms have taken on new meaning in the modern home, and even more so with people spending more time at home these days. These once-utilitarian rooms have evolved with exotic finishes and exceptional details that make them as unique as their owners. Allow yourself to splurge. You use your bathroom multiple times, so thoughtful upgrades will be well worth it.

inspired design: Choose a theme and run with it. In this space (pictured), we opted for a hotel-chic theme featuring a classic black and white penny-tile floor with a custom motif that literally greets you every morning, en Francais. The matte black faucets and hardware provide punctuation to this crisp white palette. This high-contrast colour scheme is warmed up with a natural wood cabinet-style vanity. Modern-industrial lighting rounds out this cool look.

cover story

If you’re a shower person, consider expanding the shower enclosure if space allows, or upgrade to a steam shower. If you’re partial to baths, treat yourself to that sculptural freestanding tub you’ve been admiring in the showroom window. Heated floors and towel racks, a make-up counter or mani-pedi bar, meditation zone, mini fridge… this space is all about you. If you’re renovating, this is an opportune time to build some custom elements right into the design.

Get smart Our quest to stay connected transcends every room – yes, even the bathroom. Connected and voice-activated technologies have disrupted interiors as much as they have our daily lives, and they have become an essential luxury by all accounts. Commanding your Google Assistant or Alexa to hit the lights, turn on the tap and deliver the news of the day is only one benefit. Hands-free technology is also touted as the cleaner, germ-free option for these traditionally high-touch surfaces – and less scrubbing means more time to relax and enjoy it all. Aside from convenience, technology also allows for a level of customization that even the most luxurious hotels can’t match (unless they are accompanied by a butler). Your smart tech can learn your behaviours and preferences, from the perfect lighting levels, to just the right speaker volume, and the perfect bathwater temperature,

right down to the degree. It won’t be long before your every whim is being accommodated, even before you get the chance to ask.

For all to love When it comes to finishes, think “mass appeal” and opt for a minimal aesthetic and neutral choices. Hotel designers aim to appeal to wide range of users, and since bathroom renovations can be pricey, those neutral choices will prove to be money well-spent. Neutral choices also tend to promote rest and relaxation. The look is clean, crisp and fresh, not to mention very versatile – which bodes well for those pricey elements such as tile and fixtures that won’t soon be replaced.

Make it memorable As we well know in the interiors industry, good design is all in the details. Collectively, it’s all those seemingly small things that make all the difference to the overall look and feel of a space. Regardless of the room you’re renovating, you want it to make the right impression on you and your guests. We often look to the world’s hotels in search of some well-placed interior inspiration, but our homes need to be so much more than a few luxurious nights between 800-threadcount sheets. Our homes have to pamper us while delivering on our functional needs and aesthetic desires. Working with a design professional can bring all your dreams to life.

Kimpton Saint George | kimptonsaintgeorge.com R+D loves: A minimalist colour palette with gold, marble and wood accents help to elevate this hotel bathroom. This bathroom creates a Zen feel while still being modern. Good idea! Bathrooms need to have good lighting. This space not only has ceiling lighting, but also extra lighting built into the mirror.

oronto, having entered the global scene as a major world centre over the last two decades, still needs to mature in many ways. As residents of the fastest growing metropolis in North America, Torontonians have had to embrace change, and have done so reasonably well. However, where we have failed

condo and the lowrise single-family home. There is a gap in choice for the residents and new Torontonians immigrating to this city (more than 100,000 arrived last year alone). The “missing middle” is a housing type that takes the built form of duplex, cottage courts, fourplexes townhouses, stacked triplexes, multiplexes and live/work suites.

is mirrored across major centres throughout North America, and in many cases, the world. It has been highly publicized that Toronto is a tale of two housing types – the highrise

These are sometimes illegal due to the zoning that governs many of the areas defined as stable neighbourhoods. Also referred to as the “yellow belt,” this area makes up about 70 per cent

RENO+DECOR  |    OCTOBER/NOVEMBER 2020

of the city’s landmass. Still, it also includes a declining population (as those living in the single-family homes continue to age and their kids leave the nest, permanently). In comparison, defined strips of the city (generally downtown and along the Yonge Street corridor) are booming in vertical expansion of condominiums that scrape the sky. The dichotomy is often not suitable, as it leaves an aging population in homes they may have difficulty aging in. It also relegates young cashstrapped families starting in tiny condos to move out sooner, fleeing the city in search of more house and more land. With an excess of six million people calling the GTA home today, slated to grow past eight million in 10 years and balloon to more than 10 million in less than 25 years, the great bastion of the “stable neighbourhood,” and the people and property owners within it, must change. If everyone who moved out of a condo in search of an alternate housing type moved to one of the bedroom communities outside the GTA, our North America leading gridlock would only worsen. We just can’t build enough transit to keep up with that solution. In a mega-city such as Toronto and an even more populous group in the GTA, efficiently moving people will forever remain a significant challenge. continued on page 26

But, as we know, change is hard. The COVID-19 pandemic has brought about swift change for the entire world. One of the great challenges that has been noticed is the impact of density on the transmission of the virus. Rental rates of condos located downtown are reported to be down close to 20 per cent. While anecdotally, real estate professionals are citing a growing flock of persons cashing in and relocating to communities up to two hours from the city in hopes of finding affordability and physical distancing from others. With the help of Zoom and similar technologies, working from home is possible, but can also provide strain when working and living with a family within a small condo. The single-family housing type which dominates most neighbourhoods can become more flexible and provide housing for many types of residents, across different life stages and various economic levels. It makes little sense for a young family to become grossly indebted obtaining a single-family home, have their kids vacate the building in search of their own housing once they’ve grown, leaving two people to remain in a four-bedroom home. When one passes away, it can leave three empty bedrooms and a lot of house to maintain and safely provide for their own care within, all while shutting other families out of the market for longer than necessary. Suppose we were to reimagine these existing buildings – to convert from a single-family dwelling to a duplex, triplex or fourplex. Or, even allow for the assembly of two to three of these structures for a lowrise, four-storey walkup (with elevators) as was allowed in old Toronto. We could provide for transition options for people to stay in their communities for their entire lifecycle if they chose to.

Single-family dwelling to 12-plex: thiS deSign iS in development and ShowS how an exiSting Single-family home can be expanded to more than double itS exiSting Size and converted to provide 12 houSing unitS out of Something that iS currently zoned to houSe one family. character, maSSing and feel are all retained via remodeling of an exiSting poSt-war building.

It would also develop a more accurate societal cross-section (a real “community,” if you will), comprising babies, young children, teenagers, young adults, families and seniors. Each of whom has vastly different housing needs and have varied socio-economic backgrounds. As Ted Knight famously quips in the movie Caddyshack, “The world needs ditch diggers too!” Why must the post-war suburbs be reserved for high-income professionals or those benefitting from generational wealth? Toronto and its residents know full well that we are in a housing crisis. With only a few thousand legal secondary suites in the city and, an estimated existence of between 70,000 to 100,000 illegal basement apartments, a well-defined and exploited need is outpacing political abilities to make the changes we need. For our mutual benefit, as we all travel the journey of our lifecycle

together, we could be creating walkable communities while rehabilitating the aged housing stock in the process and helping the environment, too. If still unconvinced, spend some time reading from local planners such as Richard Florida, Jennifer Keesmaat, Gil Meslin and Architecture critic Alex Bozikovic. Google terms “gentle and distributed density,” “missing middle” and “flexible housing” to get an idea of how subtle change can make a positive impact for everyone. If you like your community, let’s work together to change it so it will work for you and your family forever. If you want to design, build or renovate your home for the long term, remember there is real value in working with a professional to design and build the space. W

photos LARRY ARNAL hat used to be a mere closet in homes a century ago has now emerged as one of the most important rooms in our home. It’s the humble, functional bathroom. But, beyond sheer utility, the bathroom can also be, dare I say, beautiful. Afterall, why have a merely functional space when you can make it a “go-to” destination? As a result of spending more time at home these days, we are taking another look at the potential of our greatest asset – the home itself. Does it work well if we’re all at home, all the time? Do we stay and renovate, move, build or just stay put? As

a result, we’re seeing bathroom renovations on the rise. Whether it’s adding a second bathroom, a powder room or renovating your main bathroom, function and accommodation are top of mind. It’s a smart idea; bathroom upgrades are a sensible investment whether you plan to stay in your home for years to come or sell. It’s the second highest return for your renovating dollar, after kitchens. Designers have the privilege of hearing what people want in their homes, first-hand. We share our findings with new-home builders, developers and homeowners. What’s new? What are we learning? That the powder room is the first line of

defense when it comes to a healthy home. With today’s added emphasis on hygiene, a main floor powder room is now more important than ever. Now, when you enter your home it may be the first room you visit for a good hand-scrubbing, a quick refresh after removing your mask, or the usual reason to visit. It’s part of the routine transitioning from the outside world. Family bathrooms have already seen changes over the past several years. Upgrades such as double sinks and larger vanities with plenty of storage are always on the request list. Two sinks can mean twice as much cleaning, but today, having two sinks can be helpful and promote good health – especially if one person spends more time outside the home. Clients are still asking for separate showers and free-standing bathtubs. This isn’t a new idea, but now we’re seeing there are at least two notions this provides. A shower can offer quick function – get clean, get out. A free-standing tub, on the other hand, is considered a great wellness tool. A place to unwind, relax, regenerate. It speaks to how important wellness has come to the forefront in our homes today.

EVEN AN UPGRADE IN TAPS, FAUCETS AND TOWEL HOLDERS CAN TRANSFORM A BATHROOM BEAUTIFULLY. HERE, ALL THE HARDWARE IS IN A BURNISHED GOLD COLOUR.

STEAM SHOWERS ARE AN UPGRADE MANY PEOPLE ARE ASKING FOR AS THEY BRING THE GYM EXPERIENCE HOME.

The spa experience isn’t a luxury anymore. We can incorporate multiple shower heads, wands and safety features such as thermostatic taps into most showers. Presets of different pulses offer the soothing effects of hydrotherapy. Pair that with the colourwashing and flowing LED lights of chromotherapy and you have potential mood-boosting for mind, body and spirit.

As most Finns know, steam is a great stress reliever. It’s also known to improve circulation, help you breathe better, sooth sore muscles and relax joints. With the help of professional renovators, a new digital control panel and new doors, most showers can be converted to steam showers. Your bathroom serves you in many ways, and let’s face it, we spend a fair bit of time in there. Why not make it beautiful?

Small bathroom? Don’t fret! there are So many wayS to DeSign a Small Space efficiently anD aeSthetically to truly make a SplaSh by Dvira OvaDia

W

hen it came to the design of this bathroom, I opted for a fresh and fun look without the typical white on white palette. For the floors, I wanted to add pattern and texture. When playing with pattern in a small space, your eye is simultaneously distracted and amused. The ever-so-popular herringbone pattern in a black slate material of four-by-16-in. pieces was the perfect choice for this space, the intensity of the colour grounds the whole bathroom floor while the motif feels intricate and current. By elevating the double vanity off the ground, I was able to appreciate the intricacy of the floor while maintaining a spacious feel in this small space. Although the prefab Kohler vanity is raised off the ground, it still provides ample storage for this shared bath. Opting to go with a white finish for this vanity ties into the crisp, white tones of the sinks, tub and toilet. If space permits, squeezing in two sinks makes the most of a bath, as it provides grandeur and maximizes function for siblings who are sharing a bathroom. Selecting a bathtub in this space provided the dual function of bathing and showering. A small upgrade to a drop-in tub verses a self-skirted acrylic tub goes a long way in this bathroom and allowed us to tile the front of

the bathtub for a truly custom and integrated look. This automatically takes this small bathroom from basic to upgraded. More so, it’s the seamless look of the larger natural stone wall tiles that truly creates a cohesive look around the tub surround and the tub skirt. In small spaces, the use of natural stone is worth the splurge, as the quantity of material needed is smaller, yet you can achieve a high end look by handpicking more luxurious materials. Being savvy about the types of natural stones available on the market is also key to maintaining a conscious budget. The stone selected for the bathtub perimeter is a muted blue-grey natural stone in a 12-by-24in. format, which becomes a soft contrast against the black floors. This affordable stone option allowed us to achieve a lux look for less, while maintaining a fresh and airy look with a soft-hued material. Having fun with metals is optimal in a small spaces, as it customizes the overall look and allows the fixtures to pop. The contemporary brushed brass faucets and tub fixtures were a bold yet fitting choice against the contemporary tile

• hAnging one lArge mirror over the double vanity instead of two, to open up the space and create a more minimal look • Adding A shower niche to provide a dedicated space for shampoos and soaps • Opting for a skirted toilet to provide a clean and contemporary look that just simply feels more minimal and less cumbersome than the conventional toilet • Having fun with cAbinet hArdwAre adds a sense of whimsy and personalizes the space

selections. A matching towel rack hung above the toilet and adjacent to the bathtub provides ample space for towels, and frees up much needed space in the vanity for toiletries. When tackling a small bathroom design, careful consideration must be taken to incorporate a variety of elements, finishes and materials that are going to be aesthetically pleasing yet functional. The emphasis becomes more about focusing on the beautiful composition of components and details that are incorporated used, versus the size of the space.

MACDONALD SAYS BEDROOMS CAN BE MULTI-FUNCTIONAL. HERE, FARROW & BALL PAINT IN SULKING ROOM PINK DEFINES A READING NOOK.

W

illiam MacDonald was bullish on virtual interior design consulting long before COVID-19 turned it into a necessity. Early in 2019, the Toronto-based designer was already touting the advantages of online conferencing with clients to his colleagues at Farrow & Ball, the highend paint and wallpaper company for which MacDonald is the lead colour consultant for Canada. “There are a lot of people who want to be able to access Farrow & Ball but may live in an area where there are no colour consults,” he says. “This is a way to capture more of that market. Besides, people are so used to social media – it really is the natural next step in service delivery.” MacDonald is watching his prediction play out; since the onset of the pandemic, requests for the service have skyrocketed. “The demand has far outweighed expectation. But it was a perfect storm; everyone is at home, looking around and feeling they need to do something.” The $250 process begins with online registration. From there, a call is between consultant and client, across one of several platforms. Clients are advised to share pictures, room measurements and other relevant decor and design details. Prior to the consult, a colour fan deck is couriered to the client and typically arrives within three days. During the one-hour session, the consultant will suggest shades for the

home, and create a palette that works for the space. Depending on the complexity of the design, about four rooms can be covered. Following the online meeting, homeowners receive four

sample pots of paint and a digital specification sheet – listing chosen colours, primer recommendations, and finishes – that can be used as a guide to ordering product.

MacDonald is quick to dispel two popular caveats against online consults. One – that they can’t replicate an inhome visit. While MacDonald agrees that it’s great to be in a space, he stresses that he and other consultants have enough experience in space planning, fabric, window treatments, lighting and paint colours to be equally effective on- or off-site. “I’ve worked with these colours for over 20 years. I know how they respond. I stand by my suggestions and will have reasoning behind it. Besides, in the end people always go back to what I chose,” he says with a smile. The other caveat is that room orientation and exterior lighting affect colour choice. “Many people do think that, but I don’t,” says MacDonald. “I find it very old-fashioned. Because if your room faces north in Toronto, that’s different than if it faces north in Paris or Dublin. And wherever it is, it will be different in July than it is in January.” MacDonald would rather know about interior lighting, whether it’s LED or incandescent, what kind of fixtures are used and how many sources there are. “It’s what’s in the room – the lighting, the fabrics, what’s on the floor and the windows, what the furniture is – that matters,” he says. The newfound appetite for online consults will continue to climb long after the economy and businesses fully open up, MacDonald predicts. “It’s just so convenient for everyone involved, and it means I can work with anyone, anywhere in the country. I don’t think we’re turning back.” For more information, visit willmacdesign.ca and farrow-ball.com

INTERIOR DECORATOR BILHA KANGETHE OF THE LIFESTYLE LOFT BREAKS DOWN THIS SEASON’S HOTTEST DESIGN LOOKS SO YOU CAN CREATE A FUNCTIONAL AND INVITING HOME

hile the majority of us are working from home, and children are home schooling, we have been forced to spend a lot of our time indoors and isolated. This has initiated a new conversation within the household: How do we redefine the spaces that we are living in and make them functional? What can we do to create warm inviting spaces within the home that will alleviate the stressors of this new normal? What makes design exciting and dynamic is its ability to assimilate external influences that if applied well, inadvertently enrich the functions within the home. This year, fall decor trends tell that story. Here are five decor trends that you can incorporate into your styling plans that will make this “new normal” a little less stressful for you and your family.

Sustainability and wellness continue to dominate how we design and decorate our spaces. Incorporate indoor plants and gardens, take advantage of the natural light, as well as add modern botanicals into your decor. Studies have shown that adding these elements into your homes reduces stress and improves cognitive function and creativity.

While we continue to spend a lot of our time indoors, we are seeing the movement and texture in furniture and accessories that mirror natural elements such as wood, metals and plants. There is a longing to foster a connection with the great outdoors and bring that warmth and welcoming feeling in to create calming environments.

Warm aPPEal

H

ave you noticed how some spaces seem so welcoming? What is it about them that invites people to linger? And what is it that keeps them coming back? As a designer, my job is to ask these questions, and in my experience, the answer is different for every client. Regardless of what “home” means, there are likely some common denominators: Warm, cosy, comfortable, relaxing… you get the picture. There’s no magic pill to achieving a sense of warmth in the home, but there are strategic ways to contribute to this effortlessly deliberate, totally unmistakable look and feel. Here’s how to turn up the heat, to help any space feel more inviting.

Physical warmth

This is the type of heat you can feel, experienced through physical touch. It’s what entices you to run your hand across the velvet sofa cushions and drape yourself in plush blankets with the rug beneath your bare feet. Window treatments, rugs, pillows, throws and your furniture upholstery go a long way toward achieving that overall sense of warmth and comfort. Textiles are often left as an afterthought when designing a room, but I prefer to incorporate them in the greater design plan, as they are an impactful element not to be forgotten. Curtains, rugs, pillows and blankets, and the upholstery you choose for seats, chairs and your sofa all play an important role in the ambience. Layer different textures to add depth to the design. If warmth is important to you, textiles could be something that’s worth splurging on. For obvious reasons, the fireplace is a natural focal point in any room,

your space warm and welcoming photo Mike ChajeCki

whether appealing to an audience with its crackling flames or as a display space for art and accessories. Allow your fireplace to be the centre of attention, and if you don’t have one, get one. Depending on your budget and the desired look and feel, you have many options available to you: Wood-burning, gas, electric and Dimplex even offers a water vapor fireplace that is safe, versatile, vent-free and more affordable than its wood or gas counterparts.

Perceived warmth

This is the type of warmth that you experience visually. When you enter a room, you immediately get a sense of its “temperature” based on what you can see. Is it soft and organic? Crisp and contemporary? Maybe it’s antique and storied. When choosing your home’s overall aesthetic, be mindful of how different styles impact your emotions. Regardless of the style you choose, visual warmth can be achieved by layering different patterns, textures,

materials and finishes. Remember – variety brings interest and keeps the eye engaged. Also consider “lighting temperature.” Light bulbs come in a variety of tints that can set the tone for the space, ranging from cool bluish-white to warm-yellow that mimics candlelight, and neutral daylight options. Consider what you’ll be doing in the room, and what type of lighting will best accommodate those actions. After all, function must come first. Will you be dining and relaxing? Reading and doing paperwork? Watching movies? Warm light is commonly used in residential applications like living areas, bedrooms, kitchens and dining rooms. On the other hand, cool light is ideal for workspaces such as an office, hobby or laundry room. Ensure a consistent light temperature in the room, and put your lights on dimmers to keep it versatile.

Emotional warmth

This is the warmth that is felt within; the kind that tugs at your heartstrings. A thoughtful medley of art, accessories and the small details can collectively tell the story of your past, your travels and your passions. In short, this is the personality of your home. Warm up the mood of your space by putting yourself on display. Here’s your chance to unpack those mementos from the past and integrate them into your present. Collections, books, photographs and art all help tell your story and turn an empty room into a reflection of its inhabitant. “Home” means something different to everyone, and while these tips are a good general guideline, they will be interpreted and realized differently by everyone. there’s no right or wrong way to turn a house into a home. If it feels right to you, that’s the most important thing.

Be ready for the

unexpected

W

e all do our best to create safe and healthy homes, and yet many Canadians are underprotected and unprepared when it comes to fire and carbon monoxide (CO) safety. Fire Prevention Month in October is an excellent opportunity to prepare a safety checklist to ensure your home and family are protected from the threats of smoke, fire and CO.

Install smoke & CO alarms Nearly one in five two-storey homes have just one smoke alarm installed. To secure the highest level of protection, install smoke and CO alarms inside every bedroom, outside each sleeping area and on every level of the home, including the basement. For enhanced home safety and convenience, install combination alarms, such as the First Alert 10-Year Battery Smoke and Carbon Monoxide Alarm, which features a slim, contemporary design that mounts unobtrusively on a wall or ceiling. The 2-in-1 alarm protects from both smoke and carbon monoxide and is equipped with a 10-year battery, which eliminates battery replacements

and low-battery chirps for a decade. Remember that alarms don’t last forever and must be replaced at least every 10 years, regardless of the manufacturer. If you don’t remember when an alarm was installed, it’s best to replace it entirely.

Be prepared to fight small flames Beyond alarms, having fire extinguishers – and knowing how to use them – is an essential part of maintaining a safe home for you and your family. Place extinguishers in easy-to-reach locations on every level of the home and in key rooms where there is a high risk for fires, such as the kitchen and garage. Make sure everyone in the home knows where extinguishers are located and how to use them. If the fire is too large and cannot be controlled, it is important to exit your home immediately to help ensure a safe escape.

Help protect against the “silent killer” Carbon monoxide is an odourless and colourless gas that is produced from any fuel-burning appliance. It is the number one cause of accidental poisoning and can only be detected

with an alarm. Yet, more than onethird of Canadian homes do not have a CO alarm, according to a consumer survey conducted by First Alert. There is a variety of First Alert CO alarms available such as a tabletop 10-year sealed battery alarm and plug-in alarms with battery backup for protection during power outages. Regardless of the type of alarms, you have installed, it’s important to check all CO and smoke alarms regularly using the test button.

Practice your emergency escape plan Of the 56 per cent of consumers who report having an emergency escape plan, only one in five practice it twice a year. Make sure to involve everyone in your household in creating a plan, and practice it at least every six months. As part of this plan, equip second-floor bedrooms with escape ladders and discuss how to use them. Identify two ways out of each room and a meeting place outside away from the house. Emphasize that once at the predesignated meeting spot; everyone must wait until fire officials clear your home for safe re-entry. Proper smoke and CO alarm installation and maintenance can mean the difference between a safe home and a dangerous home. To learn more about home safety products and tips, visit firstalert.ca.

R+D CATCHES UP WITH LIFESTYLE BLOGGER CANDACE ALONGI OF THE MINTED MAMA TO CHAT ABOUT HOW SHE WAS ABLE TO CREATE A SWOONWORTHY HOME OFFICE by SARA DUCK photos DARBY MITCHELL PHOTOGRAPHY

What was the inspiration for your office? Colour, colour and more colour! I wanted this room to be the central creative hub of our home, and nothing sparks creativity like colour. I started with the art and used those tones and shades for all the other decorative elements.

Your favourite element in the space? The oversized drum pendant from Dainolite is hands-down my favourite element. The office is situated on a split level between the first and second floors, has no windows and the ceilings are more than 15 ft. tall. While we did install pot lights to keep the space bright, we needed something beautiful to fill up the vast space above the upper cabinets, and this white and gold fixture couldn’t be more perfect.

How were you able to keep things looking great but also organized? While the office includes lots of pretty objects and decorative elements, I made sure that trays, baskets, and files were worked into the design to keep all the office essentials in their proper place. Just because a working home office needs to be functional, doesn’t mean it can’t be cute at the same time.

What was the biggest challenge of the room? Since I share our home office with my husband, I needed to hold back the reigns a bit to avoid it becoming overly pretty. While I did manage to work plenty of pink into the design – we kept the cabinets grey, installed a navy DIY bookshelf and worked in neutral elements to calm down the girly vibes.

WE SAVED MONEY BY REMOVING THE HARDWOOD OURSELVES

grAnd Floors. grandfloors.ca FUZion Flooring. fuzionflooring.com AriA Vent. ariavent.com

by STePhaNie GRaY • photos MeLaNie ReeS hen my husband and I finally decided we were ready to trade our condo for a house, we knew we wanted something with charm. One adjective realtors often use that translates to “needs renovations” or “old and dated.” We wanted something that wasn’t cookie cutter, and we loved the idea of updating a space to make it our own. After a lot of online searching and a handful of open houses, we ended up putting a bid on a three-bed, two-bath, single-family home north of Toronto. It’s charm: It was built in 1895. Original staircase. Window casings with Victorian-style rosettes. A basement cellar. Nothing was in critical shape, but there was a long list of renovations we wanted to complete. First on our list was the room every homeowner obsesses over – the kitchen. Problem was we also wanted to redo the floors, and there was hardwood throughout the kitchen. What we quickly discovered is, the order you do your renovations in is critical. Because we were going to gut the kitchen, if we wanted to do the floors we’d need to do them prior to our renovation. The house had the bonus of already having solid hardwood floors. Our initial plan was to refinish it, since it was solid hardwood and half the cost of installing new. I went back to my Pinterest board to reference the hardwood I was dreaming of, which was a light shade of wood, Scandi-style. It was a sharp contrast to the dark, red-tinged floors we currently had. Before I could see if I could get the shade I was dreaming of, I had to identify what species of hardwood we had. Luckily, there were some scraps in the basement and I could see the unstained board. Bad news – we had red oak. I went online to discover that red oak could never become the white oak I was envisioning for our home. People do bleach it, but it’s impossible to truly get the red out and often you’re left with a subtle pink hue. That’s when we decided to look into replacing our floors.

46

RENO+DECOR  |    OCTOBER/NOVEMBER 2020

We ended up going with Grand Floors because of its transparent pricing, huge selection of flooring and decades of experience. Another plus was that the company offered refinishing, too. After a thorough phone consultation, owner Gregory Olszewski could identify quite a bit from the photos I sent him, including the spaces in the wood (which indicated it wasn’t laid by a professional), the short planks and uneven colouring (again a possible indicator a mix of cheaper hardwood was selected). Still debating between both refinishing and replacing, I booked an appointment to the showroom to get the full scope of what new hardwood floors would look like (and cost). Upon arrival, Olszewski suggested not to look at the brand of hardwood but its thickness (the thicker the actual hardwood, the more times you can refinish it) and the colour. Price wise, you will pay more for solid hardwood versus engineered hardwood, so that was a consideration when we looked at options. With my soon-to-be sister-in-law Jessica with me, who also happens to be an interior designer, she helped me narrow it down to a handful of samples that would complement the plans for the kitchen. continued on page 48

LITTLE DETAILS SUCH AS STYLISH AIR VENTS REALLY ADD A CUSTOM LOOK TO ANY HOME

OUR NEW LIGHT AND MODERN FLOORS ARE A WELCOME CHANGE FROM THE DARK HARDWOOD

tips

• BRING SAMPLES HOME. You need to see the colours in your own space and with your lighting (not under the fluorescent store bulbs). • DIY TASKS THAT DON’T REQUIRE A PROFESSIONAL. Removing hardwood can save you hundreds of dollars and doesn’t require any skill. • SHOP AROUND. Don’t be afraid to get quotes from multiple businesses. Reputable places should be transparent about the cost of materials and installation. We also decided to look at the hardwood staining samples, too, selecting a mid-toned hue that would also work with the designs. Eventually, I settled on a shade called Pickled Oak from the Miller’s Reserve Collection by Fuzion Flooring. A beautiful white oak in an almost muted natural tone. It’s a touch distressed with contrasting wide and narrow planks. Being engineered hardwood meant it wouldn’t be as pricey as a solid option, but with enough hardwood on top to have one refinish done in its lifetime. A week later, Olszewski came by to examine the condition of our floors in person and also complete the measurements to provide an accurate quote for both options. What he thought was true was confirmed: Our floors hadn’t been installed professionally and there were a lot of gaps between boards (plus tons of creaking and unevenness). After discussing the two options, we decided to have the job done correctly and replace our hardwood. It would impact the overall reno budget for our home, meaning some things we wanted to do sooner would need to be put off, but it would mean the floor would be installed correctly (goodbye creaks, uneven colour and strange bulges) and be the exact shade we had envisioned. One way we were able to save about $1,500 right off the bat was to do all of the hardwood removal ourselves. It’s not hard, but requires a few tools (including protective eye gear, gloves, crowbar and hammer), and a bin to dispose of the debris. The work was completed in an afternoon, but one major issue was exposed. There was very old vinyl tile uncovered upstairs. The concern? The majority of vinyl tile

• BUY WHAT FITS YOUR BUDGET. Solid hardwood has a long life, but it can be double the cost of engineered. Plus, hardwood floors need to be refinished only every seven to 10 years at the minimum, so unless it’s your forever house, you can easily go with engineered and enjoy it for years to come.

created prior to 1986 contained asbestos. The only way we could tell for certain was to have it tested. We rushed a sample to a nearby lab and got the news the next day we were asbestos-free. Massive relief. Once the tile was removed, we were ready for the install. One extra we decided to splurge on was really stylish vents. We found a Canadian company called Aria, which designs sleek, modular air vents and drywall returns. The company has a few models, including a professional model that must be mounted prior to the surface install. We ensured these were purchased prior to our hardwood installation and our floor installer could do it (they charged us a small installation fee per vent). Due to the kitchen install date not until the fall and the front tile install date still unknown, we were only able to have only 40 per cent of the hardwood complete in Phase 1. The rest has to wait until our kitchen is demoed. That’s the thing about renos I’ve quickly learned. Don’t be surprised when nothing goes according to plan, and expect to live in chaos. DREAMS Create a cosy bedroom retreat

my tip:

WHEN POSITIONING YOUR BED IN THE ROOM, LEAVE AT LEAST THREE

FT. BETWEEN THE BED AND THE WALLS ON EITHER SIDE, OR LARGE PIECES OF FURNITURE. FOR LOW-PROFILE FURNISHINGS SUCH AS A TABLE OR DRESSER, LEAVE A TWO-FT. BUFFER.

I

by jeNNiFeR BaCkSTeiN s your bedroom’s style a dream, or is it more like a nightmare? Ideally, our bedrooms should be cosy and soothing. In reality, life happens, and between the morning rush and the evening crash, there seems to be little time left to enjoy this space for what it really is – a place to retreat and cocoon. Here are some ways to instantly boost your bedroom’s cosy factor, and enhance your use of this most-versatile room.

Create vignettes You use your bedroom for more than just sleeping, right? Aside from your usual bedroom finds – bed, night tables, a dresser, perhaps an armoire – consider furnishing your master bedroom to live up to all your needs.

Create “zones” within the room with vignettes tailored to your preferences. This could be a dressing area, a reading corner or meditation space. Aside from being functional, adding vignettes in designs add visual interest and help showcase the owner’s personality.

Tactile moments You’d be surprised at how important our sense of touch is to our overall experience of a space. Layer comfort into your master bedroom with touchable items – plenty of plush pillows, beautiful bedding and textural blankets, and a soft area rug underfoot. But don’t stop there. Your upholstered headboard, armchair and drapery are perfect areas to add

in subtle warmth. Textured wallcoverings are unexpected and always a wonderful surprise, without being all-consuming. Create a bold feature wall in your bedroom using threedimensional panels, earthy grass cloth or alternately, a bold statement wallpaper can also create the illusion of texture.

Choose “ahhh” colours There’s a good reason the dreamy bedroom palette of white and its various off-white variations has been trending with no end in sight. Not only is a light, neutral palette instantly soothing, but it can also make the room feel cooler, lighter and larger. This is because light colours visually recede, making your walls feel further

my tip:

TO CREATE AN EASY READING NOOK, THINK ABOUT COMMON “LIBRARY” ELEMENTS AND BRING

THEM INTO YOUR OWN VIGNETTE. THE BASICS INCLUDE A LIGHT, CHAIR AND TABLE. ENSURE THESE ITEMS ARE SCALED TO THE SPACE. A STOOL CAN DOUBLE AS A SMALL SIDE TABLE. SET IT ALL ATOP A SMALL RUG TO HIGHLIGHT THIS AREA AND DEFINE IT WITHIN THE GREATER SPACE.

my tip:

IF YOU’RE OPTING FOR A BRIGHT BEDROOM, INVEST IN BLACK-OUT BLINDS OR CURTAINS.

REMEMBER THAT SLEEP IS THE NUMBER-ONE FUNCTION AND PRIORITY IN THIS SPACE. DARKNESS WILL HELP ACHIEVE A DEEPER, BETTER-QUALITY SLEEP.

away. On the other hand, dark colours tend to bring walls inward, making a space feel smaller.

Bring yourself into the design The best way to enhance your sense of comfort in any room, is to bring yourself into it. Perhaps some art, photographs, and some select pieces from your collections, thoughtfully distributed throughout the space to make it feel “yours.” The bedroom is one of the most intimate of spaces in our homes, and our demands on this space are high. As we find ourselves spending more time at home, our bedrooms are serving double- and triple-duty. But don’t forget the main objective – comfort. The Danish have it right with the concept of hygge – warm, welcoming comforts. Dare I say it, with winter around the corner, you’ll be extra grateful for this cosy retreat!

my tip:

SPEAKING OF “THE FEELS,” SINCE SLEEP IS THE ULTIMATE GOAL IN THIS SPACE, HIGH-

QUALITY BEDDING IS A MUST. YOUR SHEETS TOUCH YOUR BODY FOR EIGHT HOURS A NIGHT, GIVE OR TAKE, SO OPT FOR 100-PER-CENT COTTON IN A HIGH THREAD COUNT. ALSO, A GOOD QUALITY MATTRESS IS A GOOD PLACE TO SPLURGE IF YOU HAVE SOME EXTRA BUDGET, TO ENSURE

DESIGNING HOMES

Find out how COVID-19 has

W

changed home design forever

e’ve all heard how design of offices and public spaces will change due to COVID-19. But a bigger impact will be how this virus will change the way we design and live in our homes forever. We are working from home, learning from home, eating at home and spending more time in our homes and with our family members than ever before. Some changes will be faster, others will be slower to adopt. But here are some key points of how our homes will change:

WORKING AND LEARNING FROM HOME Not all homes have the space to accommodate a separate home office or homework room. Rooms that function as an office by day and living room by night, a console desk in a quiet hallway, or a fold-away surface that disappears into a wall are all creative solutions that will help us carve out spaces throughout our homes to promote work and learning.

Healthy homes We’re also going to crave clean and healthy homes. We want surfaces that are anti-microbial and that can be cleaned very easily without damaging them. We want clean air within our homes and want to ensure good filtration and ventilation. Every home will yearn for access to the outside. Our yards, balconies and patios will become an important part of our homes.

Adaptable spaces One of the key changes we will see will be a shift from open concept spaces to more adaptable spaces. I’m not suggesting that we will be rid of beautiful open concept homes, but we are going to see a lot more adaptability in the way we design our spaces. We’re going to see aspects such as moveable walls, doors that disappear into walls, and rooms that can convert from one function to another swiftly and easily. As we live, work, learn and relax at home, we need flexible and multi-functional spaces that can accommodate quiet and privacy for working and learning, and the comfort and openness when entertaining.

Colour

ONE FUN AND REFRESHING FACET REALLY COMING BACK INTO OUR HOMES BECAUSE OF OUR ISOLATION IS COLOUR – WE ARE CRAVING COLOUR. WE WANT TO FEEL GOOD IN OUR HOMES AND COLOUR IS ONE OF THE EASIEST WAYS TO TRANSFORM AND CHEER UP ANY SPACE. WHETHER IT’S WALL COLOUR, ART, A TOSS CUSHION, OR FLOWERS, BRINGING IN YOUR FAVOURITE COLOUR WILL INSTANTLY BOOST YOUR MOOD.

CO-LIVING AND MULTI-GENERATIONAL LIVING While co-living has seen a growing popularity in Canada, the aftermath of this virus will help propagate both co-living and multi-generational living. I saw friends who lived alone experience more loneliness than friends with partners or roommates. Grandparents were missing their children and grandchildren. We were lonely and missing human connection. Renovating our homes for co-living or multi-generational living will allow us to live happily and comfortably.

Green spaces, roofs and walls Green spaces, roofs and walls will become essential. Not only are they good for the environment, they lend to our well-being. Especially if a home has little access to the outdoors, green roofs and walls can provide much needed and desired connection to open-air space.

TIME TO

plant

ALL YOU NEED TO KNOW ABOUT PLANTING IN THE FALL

F

by MaRk aND BeN CULLeN

all is for planting. We have been saying this in the business for almost 25 years now – ever since growers started producing trees, shrubs and evergreens in containers. We like planting now, and generally have more success with September and October planting than in spring. With the cool temperatures of fall, the “top growth” of winter-hardy woody perennials slows and hardens off. At the same time, the roots are busy putting down young feeding roots which will provide support for substantial growth come spring. We remind you that no plant will perform well in your garden without strong, healthy roots. Put another way, the only way that a newly planted tree, shrub, evergreen or rose will grow and thrive in your garden is after it has developed a system of roots that will support the top growth that we see and wait for so anxiously after planting.

How do you know good roots? You will know that a woody plant has the right kind of roots while shopping at the nursery by pulling it out of the pot. You do not have to yank it all the way out of the pot, but far enough

to see the extent to which they fill it. If they completely fill the pot or turn around the interior contour of it, you have a potential problem getting the plant to establish itself in your garden. Ideally, you should buy plants that fill about half of the pot with roots; the other half should be the soil mix. This plant needs no lessons on how to grow. It will hit the new soil at your home running. Most fall-planted nursery stock will put down new roots before the hard frost of late November or December. The new root growth will benefit in the long run as you can gain up to one year’s growth over the specimens that you plant next spring. If you can’t pull the plant out of the pot, then push your finger through the surface of the soil. If that is not possible, the chances are pretty good that the whole pot is full of roots – not a good sign. We recommend you take a pass on root-bound plants.

Hole prep Second only to buying a quality plant, is the preparation of the planting hole. Dig a hole at least twice as wide as the root mass of the plant and 1.5 times as deep. Back fill with quality triple mix (equal parts topsoil/peat/compost), place the plant in the hole and top the

hole up with more triple mix. Stomp on it with the heel of your boot to get the soil in firm contact with the roots. By doing this, you are sending a message to the roots that it is indeed time to find a new home and get growing. Set the plant a few centimetres above grade for proper drainage, allowing the water to drain away from the centre of the plant, not into it.

What if the plant is pot-bound? You cannot always choose a plant with perfect roots. If you bring home some nursery stock that is pot-bound or even partially pot-bound, be sure to pull the roots out from the circular mass that they have grown into while inside the pot. Use a sturdy knife or even the tip of a small trowel to get a grip on the roots and pull them out. You will do some ripping and tearing in the process and you may suffer some self-doubt that you are somehow doing the plant harm. Worry not. You can remove up to one-third of the roots without causing damage to the plant. Once planted with new soil firmly packed around its roots, the plant will enjoy a good, deep drink of water. The addition of a starter fertilizer provides a needed boost of nutrition.

After planting After you have planted your new winter hardy plants in the garden, it’s important not to let them dry out and not to kill them with more water than they can use. As a rule, we suggest you put your finger in the soil about four to five cm deep (two to three in.) and if the soil is dry, it’s time to water. They love nothing more than the oxygencharged, warm water from a rain barrel.

As winter approaches, autumn planted plants will thrive next spring. You might have taken advantage of fall discounts at nursery retailers this time of year and you will be planting in some of the most pleasant temperatures for outdoor activity in the whole year. We hope you enjoy your autumn planting experience as much as we do.

No plant will perform well in your garden

RENOVATE SAFELY

DURING COVID-19

ew renovation projects were allowed to start this past May when the provincial government expanded the list of allowable construction activities under its COVID-19 emergency orders. Previously, only renovation projects that had already been underway were permitted. To help guide renovators and protect homeowners, our partners at the Ontario Home Builders’ Association (OHBA) developed a Health and Safety Guide that outlines best practices for renovators under COVID-19.

The health and safety of homeowners and workers is the industry’s number one priority. RenoMark renovators are industry professionals who only work with contracts, carry all the necessary insurance and permits, provide a warranty on their work and abide by the RenoMark Code of Conduct. When it comes to COVID-19, RenoMark members have all the necessary protective equipment and processes in place to complete the job safely and to the standards that homeowners expect. During COVID-19, sanitation and cleanliness on the job site are paramount. For projects lasting longer than two days, portable toilets and designated wash stations will be made available or a washroom designated by the client will be used as an alternative. Daily cleaning requirements are to be documented in a cleaning log. Communal areas are to be cleaned regularly and logged daily. On weekends, the homeowner will be responsible for cleaning communal spaces. Workers will wash their hands frequently, sanitize and use proper

RenoMark renovators understand that communication with customers is now more important than ever. Renovators will ask that clients communicate directly with the site supervisor while practicing physical distancing. All site access will be scheduled by appointment only, and clients will be asked to sign in when entering the work zone. To ensure that no worker shows up unexpectedly, RenoMark renovators will provide schedules of when trades will be in the home. OHBA guidelines

Ministry of Labour’s Guidelines for Construction Site Health and Safety during COVID-19 require that renovators stagger on-site trades’ schedules to limit the number of people in the home. They also require the renovator to screen the health of tradespeople accessing a site every day. These are some of the protocols that RenoMark renovators are putting in place to protect the health and safety of homeowners and their families. In return, renovators will ask clients to avoid entering the work site when work is being performed and to notify the site supervisor of any illness, wear a face covering when entering work areas and practice physical distancing. Our industry is ensuring that work is carried out in compliance with the Ministry of Labour’s Guidelines for Construction Site Health and Safety during COVID-19. Our entire industry also supports closing any site that doesn’t meet requirements and welcomes increased inspection levels by the Ministry of Labour. Have you noticed that arches are having a major moment in design? The first thing that pops into my mind when I think of an arch (or arc) is the rainbow, that perfect burst of colour in unison after a rainfall; it’s a natural wonder that always inspires. Architecture often mimics the natural world, and it’s no different with the arch, as it appeared in design as early as the second millennium BC. And the Romans famously used 200 arches in the construction of the Colosseum. Arches tend to lift the eye upward, symbolizing support, lightness and openness. These days, you can find the classic design element not just in doorways but on everything from cushions to earrings.
