EDITOR’S NOTE

WHEN A NEW BUILDING BECOMES A HOME IN A COMMUNITY When possession day came last November on our new home on our still very much under-development street, we moved in the next day. As the only people living on the street, the initial days were a hybrid of emotions varying from loneliness thanks to the empty streets and lack of Internet, all whilst simultaneously basking in the solitude of being the only inhabitants. As days turned into weeks, we steadily watched as our neighbours took possession of their new homes and moved in.

Thanks to the onset of winter, however, the sightings of said neighbours were few and far between. The only indication that someone was home were the cars in the driveway.

Now that the warmer months are upon us, and with the addition of a fur-baby into the mix in our househould, we’re spending more time outside – and we’re not the only ones. Slowly but surely, those imperceptible neighbours are coming outside, too.

They hold out their hand in greeting, or call out ‘hello’.

Some people are reclusive by nature, myself included, but in our new community, I find myself waving back.

Perhaps it’s the months of built-up curiousity, or I’m not as introverted as I thought.

The move into the new subdivision has made me aware of the power of being neighbourly – it’s the difference between someone intercepting an intruder, or offering to take the dog out when we’re not there.

It’s the power of our house not just being a building, but a home in a community.

In 1989, Don Campbell and his wife purchased their first home and rented their finished basement as way to pay off their mortgage sooner.

“The rent from our basement suite buffered our income,” says the author and senior analyst with the Real Estate Investment

Network (REIN). “In addition, we travel a lot, so knowing someone was always home offered us a sense of security.”

Campbell is a huge proponent of basement suites as a way “to get into the housing market.”

If you’re wondering if you should finish your basement right away, Campbell says doing so can potentially increase the value of your home by a considerable amount. Now, that’s reason enough …

Best of all, says the veteran financial expert, most banks will allow you to use the rental income for your basement suite to qualify for a mortgage.

That’s critical if you are a firsttime homebuyer and must prove you can afford the payments under the federally mandated Bank of Canada stress test.

According to Campbell, the stress test means homebuyers with less than a 20 per cent down payment will need to prove they can afford mortgage payments based on which is greater – the Bank of Canada’s five-year benchmark rate or their contractual mortgage rate plus two per cent.

DON CAMPBELL’S TIPS FOR FIRST-TIME LANDLORDS: 1. PROTECT YOUR PRIVACY

Ask yourself if you will be OK seeing a stranger walking around your property every day. Is this lack of privacy worth the extra money?

2. TRY TO AVOID RENTING TO FAMILY

As NICE as it sounds to help out, renting to a family member is fraught with potential relationship crushers. If a tenant stops paying or become a nuisance, there are ways to solve that problem.

However, it is much more difficulty to use “eviction” or “collection” rules against a family member without destroying the relationship and having the repercussions ripple out into the rest of the family.

3. SIGN A PROPER WRITTEN LEASE

KEEP THE PALETTE BLACK AND WHITE

I love colour, but I wanted to try something different and edgy in my basement. Creating this space has shown me the power of a minimal palette of black and white. The way to keep things interesting is to vary your patterns but within the black and white theme. Think stripes, geometric prints and high contrast cabinetry.

UTILIZE FLOOR-TO-CEILING CABINETRY

Putting in floor-to-ceiling cabinetry is my secret weapon in playrooms. This allows you to hide all the visual clutter and chaos that comes with toys, books, cards and all that fun stuff behind beautiful, closed

storage. You get to close the door on visual clutter, and it is a big reason why I love spending time in this room. I worked with Tailored Living (tailoredliving. com) in this space. They make it so convenient for you to achieve organizational goals.

I wanted high contrast in the cabinetry, so I chose white modern shaker cabinets on the perimeter of the room, and dark drawer fronts on this generous island that allows my kids ample room to spread out and get messy. I used laminate for its durability as well as its accessible price point. KEEP THE BLACK MATTE

I chose to put a sink in this space, as it’s so practical with my seven little kids. In keeping with my monochromatic colour scheme, I chose Delta’s (deltafaucet.ca) new Esque faucet. And, I continued the matte black with the wall paint colour. I don’t think I would have been as bold to do this if I did not have so much natural light in this space – but I’m so pleased with how this Wrought Iron colour

Find the perfect vanity for your tiny bathroom

A small bathroom doesn’t have to fall short on style or storage.

The right vanity can go a long way to meeting both demands.

Here are three considerations when shopping for that perfect vanity that satisfies those big ‘small-space’ cravings.

1. SIZE MATTERS It’s not the size of the bathroom that counts, it’s how you use it, right?

Consider the vanity’s height and depth in relation to the room, and how you use the space. Particularly in compact bathrooms, you’ll want to pay close attention to factors such as door swing, location of the toilet and tub, and the general flow of traffic. Along with vanity dimensions come some other technical considerations. Where is the plumbing located? Do you require a single or double sink? How will the faucet be mounted?

It’s always best to consult with a professional contractor who can advise you on what’s possible in your space, the scope of work and timeline for completion, and the cost.

2. OUT OF SIGHT, OUT OF MIND The type of bathroom you have will dictate which storage system will best meet your needs. A powder room has minimal storage requirements, while an ensuite or a busy family bathroom calls for greater storage, organization and efficiency. For small bathrooms that see a lot of action, consider installing a vanity cabinet which is perfect for tucking away towels, toilet paper, tissue boxes, and perhaps a drawer (or an under-counter caddy) for each family member to store personal items.

3. STYLES FOR MILES Some see a small bathroom as a design challenge. I view it as the perfect opportunity to make a statement. Since the space is limited, the few fixtures you have (including the vanity) need to be high-impact. Select a vanity style that stands out to you, either for its materials, shape, style, or another unique detail that sets it apart.
