hen Betsy and Lloyd Lockhart decided to renovate and update the backyard space of their Delta home, all they saw was the opportunity it presented, instead of its lacklustre, unappealing setup. 14

Prior to the renovation, the southfacing yard that receives tons of sun consisted of a cement slab with an in-ground pool and a very tall cedar hedge surrounding the perimetre of the property. In order to completely re-do the landscape with areas for gathering,

entertaining and relaxing, the couple hired award-winning interior designer, Sarah Gallop, principal at Sarah Gallop Design Inc. She was eager to bring to life the Lockhart’s vision for a seamless indoor-outdoor connection to create harmony and make entertaining a breeze.

Working with a large canvas With such an expansive area to work with, Gallop had plenty of room to create an impact. First off, the huge, lone hedge was removed, giving the backyard an extra six feet of square footage. Working with the clients’ vision in mind, she created designated vignettes throughout the backyard that in part included adding a twolevel patio with a covered deck area for shade. “There’s a bit of everything – space for sun, space for shade, more intimate casual entertaining with the firepit, and more protected entertaining with the covered area with the heaters,” says Gallop.

Various focal points of interest While many backyards feature a swimming pool as the visual focal point, this renovation offers several highlights that arguably compete for attention. Firstly, there is the

stunning Pennsylvania blue stone rock used throughout the yard. Next, the second patio off the master bedroom is now something the couple uses almost daily during nice weather. Finally, the thoughtfully designed landscaping includes a beautiful wood fence to create more interest and as an area to add more colour with hanging flower baskets.

Bringing the outdoors inside To truly connect the beauty of the outdoors with the interior of the home, Nano doors lead from the inside to the outside and are equipped with a unique pass-through bar for easy hosting. This is one of the homeowners’ favourite spots in their newly renovated outdoor sanctuary. “The Nano glass door system brings so much light into the house and makes a great open house feeling in the summer when we open it all up,” says Betsy. “Outdoor dining is so convenient bringing food from the kitchen inside to the outside. By

adding the side yard patio, we feel like we get to utilize more of our outdoor property space.” Attaching ceiling heaters as well as outdoor speakers in the covered area has allowed the Lockharts to extend the seasons and their time outside, adding plenty of ambience for both day and nighttime enjoyment.

A few challenges However, like most renovations, the project had a number of challenges. “We started our project prior to the COVID-19 pandemic and because of the pandemic, there were some delays in materials, labour and construction, making our project take much longer than we anticipated,” says Betsy. For Gallop, she admits the project was trickier for a few reasons – mostly due to the site constraints, setbacks and access. “The pool was existing and the location for that needed to be kept, but we were wanting to improve the flow and functionality of the house and the connection to the yard, so we ended up opening it up quite a bit more,” she says.

WHAT WAS THE INSPIRATION BEHIND THIS POWDER ROOM RENOVATION? As the last untouched space on our main floor, I wanted this small powder room to go above and beyond. I believe powder rooms are meant to be a little over the top, so I said yes to pink tile, yes to gold accents everywhere, and yes to a space that brings my family joy every time we walk into it.

FAVOURITE DETAIL? Lighting makes or breaks a space for me. I used a larger version of the chandelier in another room in our home and loved it so much that I also decided to install it here. BIGGEST CHALLENGE DESIGNING THIS SPACE? Selecting the paint colour! Believe it or not, there are hot pink walls beneath this beautiful grey hue. A small backyard in the heart of downtown Toronto is turned into a stylish, monochromatic retreat

Jaclyn Genovese, luxury interior designer and founder of Spaces by Jacflash, re-vamped this small backyard in Yorkville into a luxurious and functional living space. So, how did she do it? Genovese and her team started with their client’s existing dining set and swapped their old red umbrella and seat cushions for

rich, warm grey and charcoal-toned ones to make the setting feel more sophisticated. “We opted for neutral and organic colours to create a peaceful, low maintenance oasis,” says Genovese. Luxury living doesn’t always mean breaking the bank. Her team mixed an inexpensive IKEA rug with a streamlined, luxurious Restoration Hardware sectional, then paired the sectional with textured woven cushions. A cement

fire pit that doubles as a coffee table was placed in the space to create a cosy atmosphere. And, as a final, unique touch, a once empty area of the backyard was filled with a modern, customwood shed installation and Dynasty Toronto enhanced the space with potted plants. Interior designer Cynthia Soda worked with the team at HGTV’s Holmes Family Rescue to fix a previous poorly done reno and turn a house into a beautiful and functional home for a couple and their wheelchair-bound son

few years ago, when Iwan and Ivona decided to start a family, they sold their small downtown condo and bought a fixer-upper in the suburbs. They hired a contractor to start some renovations, which were poorly done, but before they could have them fixed, Ivona became pregnant. Three months after their son Noah was born, he was diagnosed with cancer, which left him left unable to use his legs. The earlier renovations had left chipped and broken tiles and uneven floors, which make it difficult for Noah, who is now five, to get around the main floor in his wheelchair.

Challenge #1: The floors OOO The biggest challenge was to provide a seamless experience for Noah in his wheelchair. That meant replacing all the floors. “I wanted a flooring that would suit the whole main level from front to back, for it to be attractive, tough and durable, and be a smooth transition for Noah’s wheelchair,” explains Cynthia Soda, owner and principal designer of Soda Pop Design Inc.. Soda chose Gemtec’s Hardwood Masterpiece white oak DaVinci from Twelve Oaks, an engineered hardwood floor

that is waterproof, child- and pet-friendly, has a durable wood core and comes with a lifetime residential warranty. “It looks and feels like wide-plank solid wood but the core is a dense rubber with a laminated back and a fused veneer

top, so there is no way water can get in,” she says. This is an important detail because the wheels of Noah’s wheelchair are often wet coming inside from out of the rain.

Challenge #2: The kitchen OOO The smallish kitchen needed to be updated and, as mentioned, the tile floor was a mess and a danger for Noah in his wheelchair. A lot of thought was given to choosing materials that were durable to withstand knocks and bangs from the wheelchair, and ensuring the overall design would be barrier-free to allow Noah to participate in kitchen activities. “The client had mentioned to me they would sit Noah on the counter when he wanted to help cook. I thought about what they wanted to do and how to keep him safe, and went with a countertop and Invisacook by Ciot,” explains Soda. “The technology is safe, cold to the touch and takes up no space. It actually looks like there is no cooktop on the counter because the Invisicook is installed underneath the countertop. Plus, the benefit of the induction cooktop is that it doesn’t get hot so he could sit anywhere on the countertop and not get burned if it’s off, plus it saves space.” Other kitchen adjustments included continuing the tile finishes on the back of the island to reach the floor, dropping one end of the counter to desk height so Noah could food prep or do homework, and installing appliances such as a pull-out microwave drawer at an accessible level.

Challenge #3: Noah’s bathroom OOO The main floor bathroom is also the family’s primary bathroom, so the aim was to make it accessible but not look like a hospital setting. Renovated to accommodate Noah’s needs, there were a lot of little details to consider, including working with a critical clearance zone of a five-foot turning radius for the wheelchair, enough room to accommodate the length of the grab bar located at the right of the toilet, and three-feet of clearance to get in and out of the shower. It was those critical clearances that determined the size of the overall space. “Other factors we had to think about was how high the countertop should be, what would be the slope required when Noah washed his hands in the sink, and even a tilted mirror so he could see himself,” says Soda. And since he uses a different wheelchair for when he showers, the roll-in shower was designed with a half wall to hide the wheelchair when not in use. “For this family, not having the equipment visible all the time was thoughtful and considered his needs, but it also didn’t have to be seen all the time.”

edars (Thuja) are one of the most versatile evergreens in Canada, with very few areas in the country where you cannot grow at least one variety of cedar.

When can you trim? The truth is , you can trim a cedar hedge almost any time of the year. However, we recommend the spring and autumn.

Most cedar trees will grow relatively consistent throughout the growing season. Spring pruning allows you to shape the plant before it pushes a flush of new growth. From late in the summer until early fall, cedars will

PRUNING TIPS

When pruning, always shape the bottom of the hedge wider than the top. This allows even exposure to sunlight and helps to keep the entire cedar hedge looking thick and healthy. If your hedge has been ignored for several years, you can still bring it under control by removing up to one third of the foliage each year until it looks the way that you want it to, but be prepared for the appearance of bare wood for a couple of years as the plants fill in. A cedar hedge will live for 30 to 60 years depending on the variety and its location.

Is it true that cedars attract mosquitoes?

What kind of cedar makes a good hedge?

No, this is not true. Cedars get this reputation from growing naturally in low/wet land where mosquitoes tend to breed. It is the environment that breeds mosquitoes, not the cedars themselves. What is true, is that cedars are your best bet for a fast growing, evergreen hedge in most parts of the country.

In central and Maritime Canada, the native White Cedar (Thuja occidentalis) is the most popular to use as a hedge. It is inexpensive and is often dug from native plantations, almost bare root. It generally doesn’t grow for a year or two as it puts down roots in the soil, but when it does grow, you can expect up to a metre of new growth each year. Expect the first flush of growth in year three. We recommend Brandon cedars for Prairie gardeners and Emerald cedars for the B.C. coast and lower mainland.

Be patient

Mark your line with a string or garden hose to get the hedge straight. Dig a trench 1/2-metre wide and 1/3-meter deep. Back-fill the bottom of the trench with triple mix (1/3 topsoil, 1/3 peat and 1/3 compost). Stand your cedars upright in the trench before piling the remainder of the triple mix on their roots. Once the cedars are lined up straight and you have added the remainder of the triple mix, step firmly on the soil as you plant, making contact between the soil and the roots of the new trees. Water thoroughly and stake every two metres with a T-bar or two-inch by twoinch stake, using heavy gauge wire to secure them in place. Most important! Don’t be too ambitious when choosing your new cedars. New trees about one metre high will establish much more quickly than large, two-metre high specimens, unless the large trees have been nursery grown.

Your cedar hedge will grow and mature into a thing of beauty as time passes, and you attend to the annual trimming (yes, only once a year will do the trick). Plus, you will have an investment that grows in value each year – unlike installing a fence.

e all want to bring more of that outdoor feel into our interior spaces. Who doesn’t enjoy being surrounded by natural elements? If you can’t live in the middle of nature, let’s bring a little nature into your home.

Natural elements Textural design is all about creating tactile moments that invite touch, drawing all the viewer’s physical and emotional attention to the space, an experience that can help with mental health and rejuvenation. When working with textures, consider placement, such as putting a smooth texture directly next to a rough one. This will enhance the contrast 52

between them more than if you space them apart. And don’t be afraid to mix metals, finishes and textures. Since not everyone has the opportunity to overhaul a full space, if you are looking to add natural textural elements to a smaller space, bring in plants and layer in flowers and add woods that contrast to a natural material flooring such as walnut, and possible deeper tones. It’s okay to mix light and dark woods that have different grains, such as oak and walnut. Layering in blacks, matte texture, vibrant walnut woods, concrete textured manufactured stone countertops and mixing a colour such as “Hale Navy” would add texture. Matte finishes are a must in any space to ensure that the warm feel of layering through natural textures such as low-sheet veneered woods,

When travelling, we are drawn to the outdoors, possibly a favourite beach, hike or viewpoint, and find ourselves drawn to those exotic and unique natural materials, native fibres and metals. Take note of these when you’re at your favourite spot so you can replicate them in some way at home. It might be by adding a textile on a chair such as a throw blanket or pillow. Or, it might be that harvest table at a local breakfast spot that you loved and can introduce as a charcuterie board to your kitchen as a reminder of that table’s aged and unique lived-in finish.

Living walls When proper lighting is present, virtually any kind of plant can thrive in a living wall system. These systems can assist in space-saving solutions, adding personality and creating an overall clean air space. ByNature is a supplier and installer of all things green and brings greenery to

Imagine when you take your first steps into a home and glance up a staircase that showcases a two-storey living wall that draws your eyes up to the light and second floor access to a rooftop patio. Regardless of its size or the design details, every great outdoor space needs one thing in common – good lighting

anada has two seasons – indoor season and outdoor season. At the first signs of spring, we throw open our blinds and windows and return into the great outdoors. And there we’ll stay, until the snow starts to fly again. Our outdoor season has extended beyond Victoria Day weekend and Labour Day as we aim to make the most of every above-zero moment. Thankfully, our outdoors has also evolved from the pared-down patios of the past into full-fledged outdoor living and entertaining “rooms” that are just as impressive and welcoming as its indoor counterparts.

Regardless of its size or the design details, every great outdoor space needs one thing in common – good lighting.

Make a plan Lighting enhances a space’s function and its beauty, but beyond the obvious, it also sets the mood that lures you outside on warm evenings and oftentimes, well into the night. Lighting is often left as a finishing touch, but in my designs, it’s an integral part of the plan from the start. Here’s how to maximize your lighting plan so you can make the most of

your decks, patios and balconies, and squeeze every drop out of the “outdoor season.”

Accent lighting From dusk until dawn, lighting adds drama and dimension to your outdoor living areas and gardens and directs the eye to key strategic points. Some obvious areas to illuminate include walkways and entrances, gardens and trees, water features and any built structures like a fence or pergola. Remember, pathway lighting should be staggered and well balanced to avoid the “landing strip” effect.

tip When applying exterior accent lighting, pay attention to the temperature and brightness of your bulbs! The rule of thumb is to go warmer on architectural lighting and cooler for landscaping.

Think “function” As much as we love to get caught up in the shimmer and shine of great lighting, its primary purpose is to light the way. Proper illumination is key for safety and mobility, including pathway lighting, recessed deck lighting, a security light or those beautiful sconces outside your doorway. And what about ambient lighting? This refers to the general lighting in a room – or in this case, the outdoors. By day, this comes from the sun. By night, try giving your space a sweeping glow with lanterns. Not only do these charming fixtures look totally natural gracing an alfresco area and peeking through the trees, but they also do a fine job of flooding the space with just the right amount of light. Be sure to illuminate the barbecue and dining area, sitting areas, bar and pool — wherever you want to draw the attention and activity.

Consider integrating accent lighting to the home itself to help illuminate it at night and highlight its architectural features. Focus lights on the front and rear entrances, and the façade overall. Recessed soffit lighting is a popular choice, casting a warm, welcoming glow from the outside in. Don’t forget: When planning your outdoor lighting placement, be sure to consider the view from indoors, too. Ensure you won’t be blinded when you’re inside near the windows.

Lighting is not just a tool for function and style, it also impacts how you feel inside your home and in this case, outside of it. Different types of lights and their arrangements can energize or relax you, start a party or lull you to sleep. Consider how you use your space and how you want to feel when you spend time there. Then, work with a lighting professional or a designer to ensure your lighting plan reflects your vision for your home, inside and out.

ome renovation shows are one of our favourite shows to watch. Not only are they entertaining, they make renovating a home look so easy and exciting. Programs like “Love it or

List it Vancouver” can be especially appealing since we can recognize certain landmarks or streets. Although fun to watch, we all know the shows are highly edited and don’t reflect the reality of the renovation process. Nonetheless, we do learn

about design and the latest interior finishes and stylish open interiors. To help you bring your home renovation aspirations to fruition, we’ve listed some of important “reality” factors to consider when thinking of a home renovation.

First you need the money Most home renovation shows do not talk about the money or financing aspect of a renovation. Before you commit to any home renovation project, meet with a mortgage expert to help you assess your financial situation. Every person’s financial needs and options are unique. When asked, most people say they are financing their renovation with a line of credit. With this form of financing, you are only required to make payments on the interest and some people believe they can manage paying the interest and go ahead with the renovations. The “reality” of using a line of credit is that eventually, the principal has to be addressed and you end up paying huge interest costs.

A home equity line of credit (HELOC) will give you a lower interest rate… if you currently have one. If you don’t, you will need to have at least 35 percent equity in your home to qualify for one (based on the current mortgage rules by the Bank Act). As of now, you can refinance up to 80 percent of the value of your home for a mortgage based on the appraised value. Another thing to consider if you are unable to pay off the debt quickly is that you might be better off refinancing your mortgage. It might be more beneficial to get a one- to five-year locked mortgage below three percent by saving interest up front and using your lender’s prepayment privileges. If you currently have a fixed-rate mortgage, find out what the penalty would be for paying it out early. It might still be worth it to refinance.

Now you need a budget Sometimes on TV, the designer has $80,000 to renovate an entire main floor, including the kitchen and finishing the basement. Are those numbers realistic? The “reality” is that viewers are not made aware of what has been factored into those numbers, such as design fees, permits, labour, finishes and material costs. In order to have a budget you can work with for your renovation, do research before you commit. Some people get a specific number in their head without knowing what is involved in the total scope of the renovation. It is critical to work with a professional renovator to reduce any surprises. Don’t know where to find one? A great source for qualified and proven renovators and builders is to inquire at an association such as Homebuilder Association Vancouver (www.havan.ca). renoanddecor.com

A professional renovator will work with you to create a detailed budget and timeline for your project so you know what to expect. Once you start selecting materials, take the budget with you so you stay on track. What you don’t want to happen is to run out of money midway through your project because you made too many changes along the way or selected more expensive materials.

What’s a timeline? On TV, renovations seem to be completed within a few short weeks. The “reality” is that sometimes it can take up to eight weeks just for the kitchen cabinets to be built. Before you start your renovations, prepare a timeline with a renovator so you know what to expect. This will give you an exact idea of how long it will take to do the tasks so you can plan accordingly.

Also, it’s important to remember that quality, professional renovators aren’t necessarily available right away. Some are booked months in advance, depending on the project. In order to stay on track, materials have to be bought ahead of time and certain items could be out of stock. It might take additional time to get them or in some cases, replace them. It’s important to remember that even a quick project will take a few months, while bigger projects can take up to a year to complete.

When it comes to the actual planning, it’s best to plan for the unexpected. In “reality”, structural changes like moving walls, doors, windows or adding additions may require the services of a structural engineer in order to obtain permits. A good renovator needs to plan for these types of engineering costs and potential time delays in order to complete the project.

ome design is constantly evolving to meet our changing needs and honestly, for most of us, the last two years of the pandemic has shifted the focus of some of those needs in totally new directions. How we live, who we live with and even where we live will affect our home renovation and decor plans. To help you address some of your potential home reno and decor needs, we asked four top experts in real estate what they are seeing in newer design trends and aspirations in single homes and condos, and how these trends are affecting homeowners’ quality of life and lifestyle.

One change we have noticed over the past few years is that our perspective on luxury has evolved. We are currently experiencing a trend toward the rejection of materialism as people are eager to feel healthier and more secure; they yearn to be part of a solution instead of adding to our social and environmental problems. In addition to highquality finishings, there is an increasing demand for design elements that allow us to spend more time outdoors and connect with one another such as outdoor dining and entertainment space. We are also seeing a trend toward designing homes that are good for both our health and the planet by using green building materials and following green operations programs like Passive House, LEED, Boma Best, FitWel and the highest level of the B.C. Energy Step Code. As we continue grappling with the effects of climate change, we should also look toward incorporating design elements that help reduce energy and utility consumption into our homes such as high-tech, energy-efficient windows, induction cooktops, and smart-home technology.

The increase in demand for online shopping has also led to a growing trend of design spaces to accommodate online packaged delivery. This could look like having an entryway where packages can be dropped off securely as well as a camera in the front door/entryway to monitor package delivery. Another trend we have seen come out of the past two years is the need for pet-friendly spaces in our homes, including dog wash areas and walkways. As Vancouver Island has an aging demographic with Baby Boomers making up the base percentage of homeowners in the region, there is a design trend towards having a master bedroom on the main level to accommodate their future mobility needs.

Consumers are looking at several different factors when it comes to the design of their home, including the overall layout and functionality as well as inclusions that provide added comforts such as natural gas and air conditioning. Homeowners are also looking for finish specifications, including quartz countertops, an open-concept layout, and the little touches and design details for a space they are proud to invite their loved ones into. Having an elegant neutral palette is important so residents can add their own sense of style, but the homes must have a clean, cohesive look. As we continue to spend more time at home through remote work, there is a growing trend for leisure space within our homes that encourage social interaction such as indoor playgrounds that can be used year-round for families with young children. A popular trend we are seeing when it comes to interior design is the juxtaposition of rich kitchen cabinets and built-in appliances paired with a light wood floor. he signs of spring are everywhere so whether you’re thinking about enhancing your yard, porch, or patio, flowers and plants will add visual appeal and warmth. Gardening in pots is a convenient way to add bursts of colour and natural beauty to your environment regardless of how large — or how small — your space is. “A pot can be used as a point of interest on a deck or at the centre of a courtyard or to help spruce up your gardens,” says Michelle Tornai, purchasing manager of pottery for GardenWorks, a gardening centre with multiple locations including this one on the North Shore. “Grouping pots in threes, in different sizes and heights, looks great and adds way more interest.” Today’s pots are lightweight, contemporary and durable, perfect for West Coast weather. One of this type of pot at GardenWorks is Italy’s Emma’s Crescent Too line. Made of plastic, the pots come in both round and rectangular shapes. anything from vegetables to standard flowering blooms. “Our most popular pots are the glazed ceramic pots from around the world,” says Tornai. “They are hand finished, so you get beautiful colours and gorgeous textures. If you are looking for another pop of colour in your garden or patio or deck, the glazed frost-resistant pots provide that.” This collection comes in stunning hues, such as navy-blue jeans, glacier blue, beet root, honey gold and metallic green. Then, there is the Ficonstone Pottery collection. These versatile containers are made of a mix of fibreglass, cement, sand and stone powder, creating a natural rugged West Coast look. They come in two tones — cement and black stone — and in a variety of sizes and shapes. Finally, a nod to terracotta pots, known for aging beautifully. However, because they are earthy and porous, they will crack if left outside during the winter. “The terracotta is more muted rose rather than the traditional bright orange,” says Tornai. “Whatever you choose, be mindful to use the proper soil for healthy plants.”
