It was important to be respectful of the tower’s natural setting above the East Don Parkland.” The visionary design features an elegant, hotel-inspired, port-cochere that provides an inviting sense of arrival, with an artisan-designed fountain and lush landscaping by renowned Cosburn Nauboris Landscape Architects. Sophisticated suite and amenity interiors continue a contemporary vibe, with modern features grounded in natural materials and earthy colours. “We were really inspired to create something new and fresh,” says Dan Menchions of II BY IV DESIGN. “We want these spaces to evoke the allure and comfort of nature, with detailed features and finishes that unite a love of the outdoors and creative living.”

In keeping with the “lifestyle like no other” approach of this development, residents will have the use of 55,000-sq.-ft. of fitness, wellness, leisure and social amenity space offering something for residents of all ages. A thermal building envelope minimizes energy usage and next-generation mechanical systems incorporate advanced airflow and filtration systems. Central Park is the first large-scale project of its kind in Canada to include EV charging stations in all parking areas. There will also be on-site auto-share and bike-share options available. The community will eventually encompass more than 1,500 suites, in suites ranging from one- to three-

bedroom plus den layouts, in sizes from 439 to 1,200 sq. ft. Just when you thought it was safe to head out into the spring housing market and to new home sales centres… As if we didn’t have enough on our plates, with the pandemic, social issues surrounding mandates, a conflict in Europe, inflation, a housing shortage, rising interest rates… now we have a labour strike. At time of writing, at least, more than 15,000 construction workers in Ontario had walked off the job, and their union – the Labourers’ International Union of North America (LiUNA) Local 183 – says the action could delay residential building projects in the GTA. “The residential construction industry is a critical part of Ontario’s economy,” says Richard Lyall, president of the Residential Construction Council of Ontario (RESCON). “Housing is a need, and the industry was considered essential throughout the pandemic. All sectors of construction are important, and labour, management and government did a good job working together during the pandemic. (There) is no reason for work stoppages, and we hope that the arbitrated settlement will encourage other parties to return to the bargaining table and reach an agreement.” It’s important to understand the role of these workers, who provide highrise forming, house framing, self-levelling flooring, railing, tile, carpet and hardwood… pretty much everything short of the kitchen sink. So, they matter. For more insights into the importance of the homebuilding sector, turn to page 66 for the Western View by Mike Collins-Williams, CEO of the West End Home Builders’ Association. As a prospective homebuyer, your primary concern may not be the staggering numbers Collins-Williams cites, underlining how critical the industry is not just to building homes, but to the overall provincial economy. Your focus is being able to afford and buy a home. Let’s assume, though, that the strike is short-lived, given the critical nature of housing, and the need for these workers to return to earning wages, and construction resumes. What we will have left is a sector that is thriving, in huge need, and firmly on provincial and federal political agendas, per recent budgets. Indeed, the Ontario election is only days away, so expect to hear a lot more about housing from all major party leaders. In the meantime, when it comes time for you to buy a new home, our Who’s Who special section in this issue details the best of the best in all sides of the industry. The GTA really is blessed with excellent new home developers, builders, marketers, sellers and other contributors. Even a pause in construction won’t change that.

GTA NEW HOME MARKET SEES STEADY SALES, INVENTORY SHORTFALLS IN MARCH In March, GTA new home sales saw a change from the breakneck pace of the past few months, the Building Industry and Land Development Association (BILD) reports. There were 4,115 total new home sales in March, down 21 per cent from March 2021 but still 12 per cent above the 10-year average, according to Altus Group, BILD’s official source for new home market intelligence. “Total new home sales remained relatively strong in March,” said Edward Jegg, research manager at Altus Analytics, Altus Group. “But signs of slowing are emerging, as higher interest rates alongside record prices start to impact demand.” “Although new home sales eased in March compared to the exceptionally strong pace of the past few months, demand continued to outpace the supply of new homes, leaving the region with an inventory shortfall,” says Dave Wilkes, BILD president and CEO. “We cannot let shortterm market variations mask the root causes of the housing supply and affordability challenge in the GTA. We need to keep our eyes on the long-term solution – building more new homes.” Sales of new condominium units, including units in low-, mediumand highrise buildings, stacked townhouses and loft units, with 3,277 units sold in March, were down seven

per cent from March 2021, and 34 per cent above the 10-year average. New single-family homes, including detached, linked and semi-detached houses and townhouses (excluding stacked townhouses), accounted for 838 units sold in March, down 50 per cent from March 2021 and 32 per cent below the 10-year average. Despite the fact that nine condo projects opened in March, demand outpaced supply, and remaining inventory fell year-over-year for the tenth consecutive month, to 7,220 units. Remaining inventory of

single-family homes, at 830 units, was more than 50 per cent off from last March’s already low level. Remaining inventory includes units in preconstruction projects, in projects currently under construction, and in completed buildings. The benchmark price for new condominium units reached a record price of $1.25 million in March, up 17.7 per cent over the last 12 months. The benchmark price for new single-family homes was $1.83 million, which was slightly less than February’s record high, but still up 27.3 per cent over the last 12 months.

REALTORS CALL ON ALL PROVINCIAL PARTIES TO SAVE THE DREAM OF HOMEOWNERSHIP Ontario realtors are calling on all political parties and candidates running in the 2022 Ontario election to prioritize housing policies that will ensure future generations have a shot at owning a home. Released by the Ontario Real Estate Association (OREA), the 2022 Election Housing Platform: A Home for Everyone puts forward solutions to save the dream of homeownership in Ontario. “As of March, 10 out of 36 real estate markets in Ontario had an average home price over a million dollars, and six others are on the verge of breaking the million-dollar mark,” says OREA CEO Tim Hudak. “High prices are driving young families right out of the province to find a home they can afford. Ontario stands to lose its edge as one of the most attractive places to raise a family or start a business because of the runaway cost of housing. For a political party to win in June, they need to show voters they have the solutions for Ontario’s housing affordability crisis.” OREA’s platform offers eight bold solutions to address Ontario’s housing affordability crisis, including: • Doubling the Land Transfer Tax (LTT) Rebate for First-Time Home Buyers: To keep pace with the rapid increase to housing prices, the LTT should be indexed to inflation and doubled from $4,000 to $8,000. • Ending Exclusionary Zoning: Local zoning rules continue to hold back much needed starter homes that people can afford. The Province should use the Planning Act to implement as-of-right zoning in Ontario’s highest-demand urban neighbourhoods to allow for the building of duplexes, triplexes and fourplexes on lots traditionally zoned for single-family housing.

• Getting dirty money out of Ontario Real Estate: The government of Ontario should create an Ontariomade public beneficial ownership registry that would require home purchasers to identify themselves to land titled authorities to reduce instances of money laundering through real estate. “What used to be a GTA issue, is now a province-wide problem,” says OREA President Stacey Evoy. “Smaller, more rural communities are seeing rapid increases in housing prices unlike any other time in history. The housing affordability crisis will not fix itself. We are at a turning point and Ontario needs significant leadership from the government to ensure more Ontarians can find a great place to call home.” Limited housing supply, pandemicrelated factors and changing demographics have resulted in skyrocketing housing prices across the province. says, but average household incomes have increased only 30 per cent. MAJORITY SUPPORT EXPANDING INFRASTRUCTURE TO SUPPORT MORE HOUSING: POLL New public opinion research by IPSOS, released by the Building Industry and Land Development Association (BILD), demonstrates that 71 per cent of those surveyed agree with expanding municipal boundaries to enable more housing to be built at the periphery of GTA municipalities. Similarly, 78 per cent of those surveyed support the building of more roads and highways to support residents and growth in the GTA. “It is not a question of choosing between building more homes to accommodate a growing population and protecting the environment,” says Dave Wilkes, president and CEO of BILD. “While those opposed to taking the necessary steps to accommodate the GTA’s present and future growth like to present these as stark ‘either-or’ decisions, the reality is that with modern land development, building techniques and regulatory requirements, we know it is possible to balance both.” The survey found that less than half of GTA residents (44 per cent) are aware of the regulatory framework that governs the environmental aspects of building new homes and that only one-third of GTA residents (35 per cent) felt that

building a new housing community is bad for the environment. When these groups were made aware of the regulatory requirements and industry environmental practices, more than a third were less likely to believe building homes harms the environment and this rose to over half when informed of the energy efficiency of new homes. “There is a clear disconnect between perception and reality,” says Sean Simpson, senior vice-president, Ipsos Public Affairs. “The majority of GTA residents clearly favour the addition of more housing supply and transportation infrastructure. Of the minority who believe that building homes is bad for the environment, a large percentage (56 per cent) are not aware of the regulations and practices already in place to protect the environment, and many report that their opinion shifts when presented with the facts.” The research found that a majority of GTA residents (92 per cent) agree that we are in the middle of a housing affordability crisis. Four in five also agree that we are in the middle of a housing shortage crisis (81 per

cent) and that we must balance environmental regulation with the need to build more homes quicker (81 per cent). However, local opposition to adding housing supply within existing communities remains strong, with more than half (55 per cent) of residents opposing the construction of a highrise condo within a half-km of their residence, and slightly less than half (47 per cent) of residents opposing a midrise building within a half-km of their residence. “There is almost unanimous agreement that the GTA is suffering from a housing supply and affordability crisis and that adding supply is the solution,” says Wilkes. “This must be done by adding gentle density in existing communities and enabling new, denser, more land-efficient development at the peripheries of GTA municipalities.” “This research demonstrates to our leaders that the public supports the idea that growth and environmental protection can be balanced. By taking action now, a legacy can be created to meet the needs of a rapidly growing population and preserve our collective quality of life.”

PRATT HOMES LAUNCHES ELEMENTS CONDOMINIUMS IN BARRIE Pratt Homes, the largest newhome builder in Barrie, has recently launched something brand new as a direct response to living through a global pandemic. The company is introducing Elements, a new community with the principles of biophilic design, to improve condo owners’ health and well-being. WHAT IS THE STATE OF THE

GTA NEW CONDO MARKET? BEN MYERS

The new housing market in the Greater Toronto Area has never been more confusing, and that’s coming from someone who is paid to figure out what’s going on. Forecasts in the wake of the pandemic early in 2020 called for declines of 10 to 20 per cent in residential resale house prices as people hunkered down in their homes and many industries grinded to a halt, putting thousands out of work. Needless to say, those forecasts could not have been more wrong. Stimulative interest rate changes, intended to help out struggling businesses, actually fueled real estate spending. Preferences and needs changed in the work-from-home era, while some people were simply bored with staring at the same four walls and started looking for a different house or condominium. This shift and rebalance of the real estate market culminated in bubblelike conditions in January through to the start of March this year, not only in the GTA, but all over southwestern Ontario. Interest rate increases and threats of future hikes have put a damper on resale housing activity over the last four to six weeks. The resale market tends to lead the new home category, meaning shifts in sentiment occur in resale before impacting new homes. After a blistering 12 months, when price growth in new lowrise housing

shot up 40 to 60 per cent in many markets, we are beginning to see a cooldown, with slower sales and a ramp-up in purchase incentives. Will this cooling hit the red-hot pre-construction condominium market? According to the robust sample of online new condo listings that I use in my market reports at Bullpen Consulting, the average price for new condominium units in the GTA in April 2022 was $1,494 per sq. ft., an increase of 25 per cent annually. There are a couple different factors that have pushed up pricing in 2022, including a shift in the composition of the sample brought about by a higher number of downtown condo launches, and shrinking unit sizes. According to data from the Altus Group, the average price of a new condominium that launched in the GTA in 2018 was $1.14 million, at an average size of 814 sq. ft. In the first quarter of 2022, the average price was $1.09 million, based on an average unit size of 648 sq. ft. More small units in the suburbs, a higher share of studio and one-bedroom units, and higher development charges have pushed the average size down, the average end-selling price down, and the average price per sq. ft. way up. Material inflation, rising government fees/charges, and higher interest rates are all contributing to the unprecedented increase in the cost to build a new condominium. Developers must offset this by increasing their revenue – which means further increases in the average price per sq. ft. This can occur only with higher end-selling prices or smaller unit sizes.

The questions that ultimately arise are: Can investors continue to pay more for new condominiums? Is there a market for so many small units in the resale market, upon completion, to either sell or rent? Rent is clearly booming again, with data from rentals.ca showing that the average rent per sq. ft. for leased condominium suites was $3.70 per sq. ft. in April 2022, topping the prepandemic rent levels. Buying a pre-construction condominium is very different from a resale home, as you’re betting on conditions in the housing market in four to six years from now. As I mentioned, the housing market in the GTA is very hard to predict, even on a month-by-month basis. But you can be sure of a couple things: Toronto will continue to be a highly desirable place to live and work, and there is not much political will for freeing up more land for development or lowering government fees. This should continue to lead to a longterm trend of rising prices. In the meantime, you might see some notable volatility, but you must take a long-term approach when buying real estate. Good luck. 4 SIGNS IT’S TIME TO REFINANCE YOUR MORTGAGE

The days of record-low interest rates are almost behind us and you’re probably wondering what the impending rate hikes will mean for you and your current mortgage. With inflation and prices rising across the board, you’re likely seeing your monthly expenses inch higher, too. If you’re looking for ways to access additional funds, pay down some debt or lock in a lower rate while they’re still available, it might be time to consider refinancing your mortgage. A mortgage refinance occurs when a homeowner breaks their mortgage before the end of their term (such as year three of their five-year term) to secure a new one. Or, if at the end of their term, they decide to change their mortgage, such as by borrowing more or increasing their amortization period. This can be done with your current, or a different one altogether. Most homeowners will look to refinance for any of the following reasons: TO LOWER YOUR MORTGAGE PAYMENTS

With prices of fuel and food rising, you have likely noticed a spike in your monthly household spending and are trying to budget better as a result. One way to take the burden off your monthly expenses is through a mortgage refinance. Doing this allows you to change the terms of your mortgage contract and increase the length of your amortization, which can help to lower your monthly mortgage payments.

For example, let’s say you have 14 years left on your mortgage with a balance of $593,000 remaining. If you want to lower your monthly mortgage payments, you can simply increase your amortization to 25 years. At a 3.7 per cent fixed rate, this will reduce your payments from $4,527.87 to $3,032.68. This saves you $1,495.19 per month and increases the amount of interest you pay over the remainder of your mortgage term.

A milestone such as 50 years of homebuilding is certainly an occasion to celebrate. Achieving this signature moment in the middle of a pandemic – while making important adjustments and continuing to grow, well, that’s just business excellence. But that’s exactly what homebuyers have come to expect from Branthaven Homes over its history. President Steve Stipsits shares his insights into how the company has been able to thrive over the years, and what exciting moments are yet to come. The last couple of years have been challenging for the industry, to say the least. How has Branthaven managed during these times? I am proud to say Branthaven managed exceptionally well. We didn’t slow down, and we sold more than 1,200 homes. Our team really stepped up. Everyone adapted well to remote working and sales operations. We were able to provide all the tools to make our staff and homebuyers comfortable with the technology and confident in their purchase. We successfully implemented virtual appointments, protective protocols and safety measures at every staff and customer touchpoint from the sales environment to our decor centre and head office; and we are transitioning back to hybrid in office for collaborative work once again. It’s exciting to be back together. Did you have to adapt your plans to reflect the times? The word “plans” has more than one meaning for a homebuilding

business. The times certainly called for adaptation from business as usual, but we focused intently on staying the course with our active and coming soon projects during the pandemic. We preferred to look for pivot solutions, as opposed to changing our projected launches. Our industry was fortunate to see robust activity over the past couple of years, and we found effective ways to participate. With regard to our floorplans, we looked at our home designs and realized our lifestyle plans were already somewhat “pandemic proof” – in many aspects, our products are designed to support the changing needs of our buyers during these times. We also addressed the desire for working-from-home spaces with flex spaces, such as dens, study niches, oversized kitchens that had chef’s desks or large central islands that doubled as homework stations. Whether low- or highrise, our designs have access to outdoor amenities and fresh air spaces. Oversized windows, private balconies, patios and good ventilation are always considered. And how’s 2022 looking? We are excited about a strong offering in 2022 and beyond. Right now, our teams are busy building out the homes and condos for those loyal buyers who bought from Branthaven in the last two years. WHY BUY PRE-CONSTRUCTION? HERE ARE SEVERAL GOOD REASONS TO BUY NEW OVER RESALE

Why buy a pre-construction home or condominium? This is possibly the number one question I get from first-time buyers and investors alike. My opening response is always the same: When you purchase new, you choose the lot you want your home built on or the floor in the condominium building that fits your needs. There’s no bidding – the price is the price, and you know right away whether the residence you want is available. Think of the headaches and stress that eliminates. And speaking of price, purchasing new means you can take advantage of competitive deposit structures rather than having to be “close-now ready” with resale. You have anywhere from two to four-plus years to save for the down payment, and in that period of time, the value of your new residence will likely have gone up. You can buy at today’s prices and move into tomorrow’s value. It’s easier to plan for the future with this flexibility. Keep in mind that when you buy resale, you may think you know where you stand financially, but you never know what kind of unforeseen problems you may have – especially if you purchase without a home inspection. We’ve all heard horror stories about problems that arise after taking possession of a resale home. 38 condolife magazine |   May 21–June 18, 2022

Also keep in mind that “new” is the only form of real estate that comes with a warranty. Ontario’s Tarion protection coverage comes with a seven-year warranty, and it provides protection regarding deposits, delayed closings and substitutions of finishes and materials. Last year, Tarion increased several of those coverage limits for even more protection. This brings up another advantage of buying pre-construction: You get to select the colours, features and finishes you like – the items that will make your surroundings feel like “home.” Maybe you have a minimalistic modern kind of sensibility, or perhaps you prefer more traditional surroundings. You’ll find your builder will offer all the above, and more. Of course, every builder will offer upgrades, but today’s standards are so impressive that you may well not need to upgrade to get what you want. Lowrise layouts are more efficient than ever, and condominiums are stylish from the lobby up.

Buying pre-construction means you get the very latest in building techniques and materials according to Ontario Building Code. That guide is updated every few years to ensure new home buyers in the province get modern and energy-efficient surroundings. Many resale buyers end up spending tens of thousands of dollars to bring their homes up to their standards of living, so this is a major reason to select preconstruction over pre-owned. And here’s a bonus: When you move into your new home or condo, you will be the first to use your appliances, fixtures and everything else. In other words, when you buy new, it’s all new. FIRST-TIME BUYERS GET A BOOST IN FEDERAL BUDGET 2022

I hear it all the time: How can firsttime buyers possibly get into the homeownership market with prices the way they are? In fact, first-time

purchasers continue to find ways – and the recent Federal Budget 2022 has kicked in some perks to help make it even more possible. Potential purchasers now have a Tax-Free First Homes Savings account that enables them to save up to $40,000 toward a down payment. That’s on top of the government of Canada’s Home Buyers’ Plan, which allows them to use up to $35,000 from their RRSPs. The First-Time Home Buyers’ Tax Credit has now been doubled to $10,000, which means qualified buyers who purchased homes after Jan. 1 of this year can claim that amount on their tax returns. This will bring a rebate of up to $1,500, instead of the previous $750. In addition, Canada Mortgage and Housing Corp.’s First-Time Home Buyer Incentive has been extended to 2025. This offers a great opportunity to take advantage of a shared-equity mortgage with the government of Canada, making the down payment more attainable and lowering monthly costs. Those who buy a new home may also qualify for a GST/HST New Housing Rebate to recover some of the GST, or the federal part of the HST paid on their primary place of residence. In Ontario, first-time buyers can also look into receiving a rebate on portions of their land transfer tax. All of this adds up. If, however, buying a first home is still a financial challenge, there are other options to consider, especially while mortgage interest rates are still low. First, get yourself pre-approved for a mortgage at a financial institution. Then if you need to find more to make your down payment, you might be able to turn to what’s often referred to as “the bank of mom

and pop.” This form of gifting is becoming more common. According to a report by CIBC, about 30 per cent of first-time homebuyers receive this form of financial help in 2020. We also see an increasing number of parents co-signing for their children’s mortgages. Having gone through the skyrocketing interest rates during the late 1980s and early 1990s, these parents realize how important it is to get into the market now before interest rates jump more. There is also the option of multiple ownership to help afford the down payment and monthly costs. This may involve family members co-purchasing or friends going in together to own a home or condominium. These buyers can be roommates until they decide to sell someday and split the profits. My main advice is do whatever you can to get yourself into the market. Buying new is ideal, as you avoid moving in and having all kinds of renovation headaches to deal with. Just ask anyone who has bought an older residence. The new budget definitely helps, but you can also do some creative thinking and planning to make your dream of owning a home come true.

SHOULD YOU WORRY ABOUT THE CONDO DOCS WHEN BUYING?

Should you have a professional review the status certificate and other supporting documents before making an offer on a condominium unit? Or should you make the offer conditional on a satisfactory review? While this notion might seem like a luxury in a sellers’ market, with a great deal of pressure on buyers to purchase quickly and waive conditions, note that with rising interest rates and an inflationary spiral, it seems the market is more balanced than it has been in a long time. Understanding what you are getting into is critical to your future. You are not buying minor consumer goods such as a toaster, and what you do could affect the rest of your life. Lawyers and accountants with specialized practice experience in this area can often offer valuable insight into the presence or absence of financial warning signs, restrictions or rules you might not notice, and a myriad of other matters that you may not understand. There may be rules precluding pets, or worse, only small dogs and you have a beautiful 80-pound golden retriever that cannot move in with you. Or perhaps there are no rules about noise, and your condo is located beside a heavy metal band member who practices all night. What kind of financial warning signs? in any major lawsuits? Is the current owner of a unit you’re considering up to date on fees owing? If it’s an older building, what repairs may be needed? It is the longer-term management of reserve funds and repairs that could represent the largest financial implications and issues with respect to these matters. There could be significant implications for the monthly fees associated with ownership in a condominium, as well as the possibility of special assessments (one-off requirements to pay a sum of money to the condominium corporation to help it cover a shortfall or ongoing repair costs), something that’s more likely where a reserve fund has been poorly managed. What is a reserve fund? All condominiums must have at least one reserve fund account where the funds collected from a portion of the maintenance fees owners pay are banked and held in reserve to finance the major repairs and renovations of the common elements of the condominium corporation. Items such as exterior walls and roofing, hallways, elevators, reception, pipes, plumbing, conduits, electrical rooms, security or recreational facilities; all these will have to undergo major repairs and replacement at some point. When you buy a condominium unit, you are also committing to contribute a share of the funds necessary to keep those common element assets in safe and working shape. This includes not only their current operation and upkeep, but also the cost of their future repair and replacement. That can amount to a

significant portion of your monthly fees, perhaps even the majority, particularly where governing boards of the condominium corporations have sought to delay the cost of fund accumulation disproportionately onto future owners. While your share of that obligation as an owner is limited, the total dollar figure it could represent has no limit. The forecasting of those major projects and the accumulation of the funds necessary to finance them are essential to the long-term viability of the condominium, and to ensuring that the burden of those projected costs is spread as evenly as possible over time. Pertaining to the documents received, the package is called a “Disclosure Statement,” and there is much more than the Status Certificate. There is the Declaration, and all the attachments, such as Bylaws and Rules. Most packages are in the 60- to 80-page range. There is so much information, that you really need to consider retaining someone to review it all, so you at least get the highlights. You need to read them yourself as well. Demand for condo apartments remained strong in the first quarter of 2022 and average selling prices continued to grow. The price to buy a condo is up more than 20 per cent when compared to the first quarter last year. I have said it before, but it bears repeating: When it comes to shopping for a home or condo, buy new, and buy sooner rather than later. Buying new or preconstruction means you enjoy a multitude of advantages, such as coverage by Ontario’s Tarion Warranty Corp. (tarion.com). The one-, two- and sevenyear coverages protect buyers, depending on the type of defect. Tarion regulates home builders by administering the Ontario New Home Warranties Plan Act. In addition, new homes and condos today have to be constructed according to the standards set out by the Ontario Building Code, so you get the most advanced residence with regard to quality and energy savings. Just think of the money you would likely have to spend to bring a resale home up to these standards. Then have a look at location, which is at the top of most buyers’ must-have lists. Nowadays, newhome builders and developers are selecting properties that are close to amenities and are near to, or even on, public transportation routes. As we emerge from the pandemic and people return to their workplaces, this adds to the appeal of buying new. Buying new also means you reap the benefits of the very latest in architecture and design. On the outside, developers create beautiful facades that may evoke the character of traditional, contemporary, modern

or even avant-garde. And inside, today’s designers make clever use of space, so even the most compact residences “live” larger than their square footage. Of course, buying preconstruction also means you get to choose the colours, features and finishes that satisfy that same sense of aesthetics, as well as the functionality, you require. Your choices truly transform your house or condo suite into your home. Even today’s standard features are more elegant and well made than they were a decade or two ago. Buying pre-construction also typically means you have a few years before occupancy to save toward your down payment. Buyers tend to make use of this period to evaluate what possessions they will take with them and what they might need to purchase. As a bonus, buyers are likely to earn equity even before taking possession. This is an important point, whether you buy purely as an investment or you intend to move in. Either way, owning real estate is a terrific addition to your portfolio. Also, consider the feeling of walking into a brand-new home or condo suite as a big attraction. Like sitting in a new car, you can breathe in that “never-been-used” smell of pristine, freshly painted surroundings. Despite the naysayers who love to predict doom and gloom, the new home and condo market across Toronto and the Greater Toronto Area is strong and steady. From rich deep blues and greens to warm toned woods and even fun-filled pastels. So, does this mean that white kitchens are no longer popular? On the contrary. White kitchens are a classic. Therefore, whichever way the current trends lead us, white kitchens are still a much sought-after mainstay. The bright, fresh look and feel of white kitchen cabinetry never really loses its appeal, and for many is the goal for their kitchen renovation.

Kitchens are the heart of the home, and therefore should reflect your own personal style and way of living. White cabinets are timeless – there’s just no arguing that. They are an easy commitment that will offer you a lot of flexibility when it comes to the final aesthetics of your kitchen. However, moving beyond an all-white kitchen can open you up to a world of finishes, colours and inspirations that can see some of the current kitchen trends introduced into your space. Whether you add some dimension to your kitchen

with a patterned backsplash, an impactful floor tile, touches of coloured cabinetry or mixed metals and hardware, there are a multitude of ways to punctuate the simple allwhite kitchen. Another way to change up the allwhite vibe of your space is by using different shades for your cabinetry. There’s an almost infinite number of tones and shades of white, and moving to a warmer, earthier white can make all the difference in your kitchen. It could be the way to go for a more traditionally inspired space,


compared to a starker white which lends itself well to a contemporary style influence. As shown in the accompanying images, by using a much warmer white for one of our kitchen’s designs and punching it up with a great charcoalcoloured floor tile, we have added a bit of a modern feel to a more traditional setting. In contrast, a stark white kitchen with warm wood accents conveys a more modern space. Personally, I love the look of white mixed with wood accents. White oak has been increasing in popularity as a wood finish, and it pairs perfectly with white to create a great look that satisfies so many different styles and settings. You can easily introduce a wood feature in your kitchen with floating wood shelves, an island, countertop, wood inlay tiles for your backsplash, hardware or something as simple as barstools. Whichever way best suits your desires, you’re sure to see the end result is fantastic and feels much warmer and more inviting than an all-white kitchen. Today the movement is more towards a streamlined look that highlights simplicity, functionality and minimalism. Though the white-

on-white kitchen has waned in popularity, white cabinetry has not, and will always be timeless. Instead of dreaming of an all-white kitchen, think about shaking it up a little with the addition of colour appliances, a fun backsplash, wood accents or a punchy floor. When looking for inspiration for your kitchen renovation, look to see how you can introduce a mix of colours, textures and finishes that will create for you a kitchen space that keeps you moving forward trend-wise while still giving you the white kitchen you desire.

6 INTERIOR DESIGN

MISTAKES YOU SHOULD AVOID by LISA ROGERS

When it comes to interior design, there aren’t any rules, per se, but there are a few suggestions that homeowners can take into account when designing or redesigning their homes. Interestingly, when we’re online, we’re bombarded with many trends and “must-have” decor that we’re being told to try in our spaces. Yet, we’re rarely given as much intel on what design, decor and decorations to avoid in return. Design errors can be expensive, so I’ve broken down some of the most common design mistakes I’ve seen (or heard of) in my career, and how you can avoid them in your interior designs. 54 condolife magazine |   May 21–June 18, 2022

ALWAYS MEASURE A ROOM

This is a cardinal rule, because it forces us not to make design decisions too spontaneously (such as buying furniture that is either too big or small for a room). Before making a purchase, I implore you to gather the dimensions of each piece first. Never rely on your eye to measure a space (it seldom works). Measure every nook and cranny in a room, and map out your area (patiently) before committing to anything. TOO MUCH FURNITURE

Just having the space does not mean you need to fill it up with furniture.


It makes a room feel cluttered, but it can be impractical, too. Filling a room with an overabundance of furniture, as well as accessories, can make the space feel much smaller and less functional. Easy tip: Take stock of a room you use most often in your home – such as a living room – and question which pieces you use and those that don’t serve a purpose beyond aesthetic appeal. Sell or donate any pieces that seem redundant. You want the space to be comfortable and spacious, and that requires, well, space. Too much furniture has the opposite effect. CHOOSING THE WRONG RUG SIZE

I love the transformational nature of rugs. They can create interest and beauty, and there are so many price points available that you can find the right price for you. It can be tricky knowing the right size of rug for your space. There are some general failsafe rules I’ve followed for years, and it’s this: Living rooms almost always need a carpet that’s either eight by 10 ft. or nine by 12. Anything smaller looks awkward and out of place. A rug should be big enough to fit (at least) two chairs or couch legs on it. Alternatively, you can go smaller in functional spaces, such as a kitchen, providing it serves the right purpose.

It’s surprising how little homeowners invest in thinking about lighting, and it’s one of the essential functions in a space, providing ambiance and overall comfort. My advice? Don’t opt for a singular light in one room and think you’re done – it’s jarring when light is washed over you from overhead. It’s unflattering and can give the feel of an interrogation room at times. Instead, try to layer your lighting. This means you decide on your central lighting – for your kitchen worktops, mirrors in your bathrooms, or light above your dining table. Then the idea is that you build around that with smaller lighting options, which sets the right vibe and creates ambiance. The possibilities are endless – table lamps, string lights, small pendants, anything that will highlight the areas in the room that may require some warmth. And never forget candles. They’re the most affordable and romantic way to set the mood. TAKE TRENDS LESS SERIOUSLY

We’re bombarded online and via social platforms with season after season of design and decor trends such as palm prints and wicker furniture. It’s easy to get caught up in the fray, and incorporate some of

those fun and unique looks into our own homes. Remember – trends are fleeting, and you don’t want to drain your budget with items that won’t stand the test of time. Never make a design decision flippantly. I always tell people that they need to live in their space before making big purchasing decisions, whether it’s a couch, bed or dining room table. You need to exist in your space to get a sense of how you live in it, and then you can decide what pieces fit your lifestyle and design aesthetic the best. If you still feel the pull of a trend like the most recent rattan craze, try it out in home furnishings. I love a rattan lighting fixture mixed in with a more modern, minimalist design. INVEST IN QUALITY FURNITURE

One important rule to remember – quality outweighs quantity. While it’s a challenge to live with less furniture, investing in high-quality pieces means they could potentially last a lifetime and, more significantly, they won’t go out of style. Take your time and shop with a critical eye. Buy the highest quality you can afford, and if you can’t at that exact moment, create a budget plan that means you can for the future. It may take six months to get that beautiful, oversized velvet couch you’ve been eyeing, but it’s surely worth the wait once you have it.

FEWER LOCKS, MORE DOORS CANDIDATES MUST ADDRESS HOUSING CRISIS FOR TODAY AND TOMORROW

One-and-a-half million. Read that again. One-and-a-half-million. That’s how many homes need to be built over the next decade, just to keep up with Ontario’s expected population growth. At our current rate, we are simply not building enough to keep up with that demand. “We must dramatically increase housing supply and variety, to ensure everyone has a fair shot at attaining a home that works for their needs,” says Bob Schickedanz, president of the Ontario Home Builders’ Association. “Now is the time for political parties to commit to fixing the endless process, regulation and restrictions that have made it impossible to build more homes at the rate we need.” The numbers are staggering – and not just home prices. Ontario’s Ministry of Finance projects the population will grow by 2.27 million

people over the next decade, leading to approximately 910,000 net new households, primarily couples planning on having children. Of those households, it’s estimated that 195,000 of them will live in highrise units, while the rest will live in all other home types, at a time when Canada has the lowest amount of housing per population of any G7 country. Those are needs for 10 years from now, but if we look a decade back, the average price of a home in 2011 was $329,000. Today, you have to reverse the “9” and the “3” for an average 2022 price of $923,000. That’s a 180-per-cent price jump, while the average income has increased by only about 38 per cent. One can only imagine what it will be in another 10 years if we don’t build more housing, starting right now. “We won’t be able to regulate or tax our way out of this shortage; we’ll only be able to build out of it,” Schickedanz says. And he means not just detached homes for single families; it’s townhouses, duplexes and triplexes, so that we have the right mix of homeownership. Building more homes for the future will mean voting and governing to change red tape laws today, particularly around zoning regulations. For example, in medium-sized cities such as Hamilton and Burlington, a huge percentage of land has zoning restrictions limiting housing options to only singledetached homes. Combine those zoning rules, the average price

increase gaps between homes and wages, and it’s no surprise that between July 2019 and July 2020, 60,000 people left Toronto and Peel Region for other parts of the province, driving to qualify for family-friendly housing that met their needs. Now prices have increased in those areas outside of the GTA, as well, and with demand only growing, all parties need to have housing as their top priority. “If you go back five years, about 100,000 people have left the Greater Golden Horseshoe to find homes elsewhere, and here is where the housing crisis affects everyone,” Schickedanz says. “Migration like that affects everything – employment, labour availability, the buying power of locals who are pushed out of the market.” The OHBA says the provincial election campaign marks a critical point in the crisis. All parties must show not only how they will increase supply to get those million homes built, but also that it is the right mix of housing, which will require addressing those outdated red tape regulations.
