y relationship with colour started at a young age. When I was 13 years old, my mother gave me a $200 gift to spend however
I wished to make over my bedroom. That gift would form the foundation of my relationship with colour and its positive effects on my mood.
I chose a palette of turquoise and purple, and proceeded to budget my funds to purchase new bed linens, a small desk lamp and a simple purple mat to go beside my bed.
The process taught me early on that feelings in a space can be greatly transformed using colour, patterns and textures. This experience is my earliest memory of the magic I could yield by injecting positive energy in a room through design, and forms the basis of my successful career as a creative entrepreneur.
My approach remains the same, to impact clients’ lives positively through the use of colour.
In this issue, we will carry you through the transition from a dreary, very grey winter into the budding beauty of spring and all that comes with its refreshing appeal.

From single to multi-family dwellings –Toronto neighbourhoods are set to change

In Ontario, while any lot can have a secondary suite, until recently, anything more was forbidden. Midcentury post-war suburban zoning was designed for single-family homes, and anything else was against the rules. Recently, Ontario passed Bill 23 — More Homes, Built Faster — increasing the allowable units built on a lot to three.
In Toronto, with laneway and garden suites already permitted in most of the city, this means little change. However, Mayor John Tory’s 2023 Housing Plan, approved by city council in Nov. 2022, went a step further to include ‘missing middle’ housing. Rental buildings such as triplexes, fourplexes and small apartment buildings located close to a major transit station will be permitted in these “singlehome” neighbourhoods by spring 2024. Because the housing types in these communities will change, many residents and councillors are scared. They need not be.
On a small lot in the tony neighbourhood of Lawrence Park North sat a detached single-family dwelling of 1,131 sq. ft. The three-bedroom home was tired and run down. Late in 2019, the home was listed for sale and an offer date came and passed. It seemed potential buyers were afraid of the costs and work associated with renovating or razing and building new.
We purchased the home, fully aware that this area of the city had special antiquated zoning. Within this “R zone” was as-of-right permissions to change the density, which means it didn’t require a public hearing process.
Aware of the need for more family-sized rental stock, we put together a design that matched the size and scale of many newly built homes in the area and sought approval for a triplex by way of an addition and renovation to the existing building.
The community outpouring at the Committee of Adjustment was intense. The local councillor submitted an objection letter on behalf of her constituents (rare at CoA hearings). Given the proposed building matched the size and scale of the other homes in the area that were uncontested, it became obvious what the issue was. Nobody wanted a rental building and the perceived problems that come with it. Fears around Airbnb, transients, parking, storage of Christmas trees and all sorts of objections were presented at the hearing. Ultimately, the committee bowed to the public outcry and refused the application. An appeal was filed at the Toronto Local Appeal Board (TLAB).
A three-day hearing at the TLAB followed, with planners and lawyers giving expert testimonies. The city of Toronto both supported the application via community planning, and opposed it as directed from the councillor who sent the city solicitor to fight. An immediate neighbour also retained planning and legal representation.
In the end, it was agreed this was minor, a good proposal, conformed and an approval was granted, a year-and-ahalf into the process. The costs to get to this stage were significant, with more than $100,000 added to the project, which ultimately gets paid for by future residents. Taxpayers also paid for the city’s appeal of the very housing type it purports to be in desperate need of. This, all to try to refute a housing type that is permitted as-of-right within the bylaws that govern the property.
A full gut and expansion of the original building took place to prepare a floorplate large enough to accommodate three full family-sized rental suites. The basement and main floors are both two bedrooms units, while the second and new third floor make up a combined four-bedroom rental. With highly efficient systems and modern durable finishes, the suites turned out to be attractive to renters. Within a couple of weeks on the market, new families were already moving in.
At the project’s completion, we toured the building with chief planner Gregg Lintern, director of CoA, councillor Kyle Knoeck, and PHC chair Brad Bradford and a team of planning staff. The positive support and social media promotion, including comments from Mayor John Tory, confirmed that our efforts were worth it, and that this type of housing is gentle and sensitive to the neighbourhood, provides a solution to a well-established need and is something that should be celebrated, rather than feared and impeded. It’s time for Toronto to develop housing that combats sprawl, allowing people to live in close proximity to where they work and play. This project does that, but we need many, many more.

It was in 2020 that we began to see a shift in the furniture and decor industry. Designer Rebecca Hay turns a pandemic purchase into a dream destination up north
For designer Rebecca Hay’s client, the pandemic gave them the idea to purchase a cottage that would allow them to spend more time together up north, surrounded by nature and a beautiful lake.
Hay was enlisted to completely refresh the dark interiors with minimal construction and maximum decorating. “My
clients are busy working professionals with three young children,” says Hay. “The space needed to be familyfriendly but still have an elevated, comfortable look.”
Hay chose a neutral palette of white with hits of blue and green, echoing the lake and trees surrounding the property. Natural wood details can be found throughout the cottage’s
design, along with stone and brick accents that were part of the cottage’s architecture. “The look feels cottagey but without being too rustic,” says Hay.
The stunning kitchen was refreshed by removing some cabinetry and valances, repainting the remaining cabinets and island, and adding new hardware and window treatments.
“The kitchen is one of my favourite rooms in this cottage. I love that my team and I were able to completely transform the room without a major reno,” says Hay.

Additionally, Hay saw the opportunity for a bonus space by creating a loft area above the entrance of the cottage, which was previously a two-storey open space. This offered an additional sleeping area for guests and served as the kids’ new playroom/game space.
“I added warm textures with grass cloth material and layered in different textures and colours with blue furnishings, a continuation of the look found throughout the cottage,” says Hay. The loft also includes a nifty
window seat/pullout bed that marries functionality and style. “The window seat is perfect for curling up to read while also serving as an additional bedroom for guests,” explains Hay.
For Hay’s clients, a pandemic idea turned into a purchase of a lifetime.
“My clients were never cottage people, but the pandemic changed that,” says Hay. “Now they have a beautiful oasis up north to enjoy whenever they want.”

Are you planning a home reno this year? Why not incorporate sustainable touches? For example, flooring options such as bamboo and cork are renewable resources that have less of an impact on the environment compared to hardwood. Energyefficient appliances can help reduce energy waste, lower natural gas and water use while saving your household money. And paint with no or low volatile organic compounds (VOCs), and eco-friendly wallpaper creates less waste while being made, and can cut down on airborne toxins.
There are so many benefits to starting a compost. Not only does it keep food waste from being put in plastic bags that end up in landfills, but adding compost to your soil and yard is rich in organic nutrients, reducing the need for pesticides or synthetic fertilizers. Composting can save you money and helps the environment. It’s a win-win!
Thinking twice about purchases enables you to be mindful of what you really need to buy. Being mindful can lead to better purchasing decisions. For instance, with a bit of research (hello, world wide web!) that amazing marble coffee table you’ve been swooning over may be available gently used at a fraction of the price. Buying used items helps reduce carbon emissions and saves on resources such as water and energy. If buying used isn’t an option, then why not buy locally? Supporting small businesses helps keep the community thriving and minimizes carbon emissions, not to mention a more personalized shopping experience as well.
Did you know that one million plastic bags end up in the trash every minute? And that plastic makes up 80 per cent of all marine debris. Shocking, right? There are simple things we can do to reduce our plastic use. Whether you are buying food or shopping for clothing, bring a recyclable tote along. Using a reusable shopping bag can decrease reliance on plastic bag production and protect the environment from plastic pollution. In the kitchen, why not substitute your plastic wrap for beeswax wrap? Beeswax is better for the environment and more breathable than plastic, ensuring your food stays fresher for longer. And, of course, cutting down on plastic bottle use is a must. With a little forethought, having a stainlesssteel reusable bottle with you will cut down on the need to buy plastic when you’re in a pinch.
Furniture can take up a lot of space in a landfill. Do you have a piece of furniture you want to shift? First, ask yourself, can this piece be upcycled? With a new coat of paint and cool hardware, you can transform a dated piece of furniture into a one-of-a-kind statement piece. If upcycling won’t work, you could sell the piece on accounts such as Kijiji or Facebook Marketplace. And, if selling is a nogo, give a new life to that piece of furniture by donating it to places such as Value Village. Remember, someone’s trash is another person’s treasure.

I’m going to let you in on a little design secret. Besides knowledge and a knack for creating stunning spaces, an interior designer uses simple math when decorating. To create a room with that certain je ne sais quoi, interior designers use measurements to ensure a room looks balanced and beautiful. In this article, I
break down four areas where accurate measurements play a role in the overall harmony of a well-decorated interior space.
Lighting is important in every room for its function, esthetic and ambience, and when it comes to a ceiling fixture,
the correct proportions are the key to achieving a desired impact. To determine the appropriate size of your ceiling fixture, measure the length and
width of the room in feet, and add those numbers together. That sum, in inches, represents the ideal diametre of your light fixture. For example, a room that measures 15 ft. by 20 ft. would require a light fixture measuring 35-in. across.
Seating — and how it is spaced — is a factor in virtually every room in some capacity, but in the living room, it’s everything. The sofa is the
centrepiece of a living room. Standard sofas measure about 84-in.-long and 38-in.-deep, but they can range from 72-in. to 96-in.-long, suited to smaller and larger rooms, respectively. The seat height of most sofas and armchairs is 18-in., so keep this in mind when choosing side tables and a coffee table, which should be about two-thirds the length of your sofa. When positioning your seating, give each piece enough breathing room.
Pay attention to the suspension height of light fixtures. If it hangs above a table or counter, the gap between the bottom of the fixture and the tabletop or countertop should be approximately 30-in. to 36-in. Otherwise, the space between the bottom of a light fixture to the floor should measure between six and seven ft.
It’s best to hang single artwork at eye level, with 60-in. from the centre to the floor being the magic number.
Leave a gap of 12-in. to 24-in. between the edge of the rug and the wall.
A rug forms the base of a furniture grouping, such as a living room sitting area or a dining room suite, so these measurements should be factored into the design plan from the beginning. If a room has one express function, such as a dining room, then the rug should be chosen relative to the size of the room and should accommodate the entire furniture grouping to create a cohesive look. If the area rugs are for a large, open-concept area, sketch out a floorplan and layer in all the individual “zones” that are planned for the space, such as the sitting area, the reading corner, the television area, the office nook, and so on. Adding rugs to these areas acts as a visual anchor and helps define them within a large, open
space. Each area rug should be large enough to accommodate the furniture grouping related to that particular area, with about eight inches of rug peeking out from beneath furnishings.
Artwork provides visual interest and dimension to a space. When hanging artwork, consider the size and scale of the piece. I love to place large pieces over a sofa or console and group smaller pieces in corners.
If you’re hanging your art above furniture, it can be four to six inches above the piece. If the art is going above a sofa or console, the piece should be approximately two-thirds the width of the furniture. Lastly, think about layering art. This is especially effective in places such as the kitchen, pantry or in a bookshelf vignette.
If you follow and play by these rules you will for sure create a great stylish place to call home.

The word sustainability is being talked about more frequently these days. I see the word in action as more clients request eco-friendly renovations with us. I love that in 2023, great design and sustainability can work hand in hand. That was the case with my recent project for a young family of three. They purchased a dated 1970s-style home with hopes I could add an addition, revamp it from the inside out, create more storage space and use sustainable elements throughout the design. Read on the see how I made their reno dreams become a reality.
I wanted to achieve a beautiful home that would stand the test of time. So, for the overall look and feel of the
house, I chose a classic neutral colour palette of cream, brown and grey, bringing in an earthy feel. Hits of black and metallic add a beautiful contrast, while wood detailing can be found throughout the home, adding an organic touch. Pops of muted colour can be seen in smaller, less open spaces such as bathrooms, bedrooms, and the mudroom. A touch of colour in smaller rooms can add dimension and visual interest to a compact area.
In keeping with their request for an eco-friendly renovation, all design decisions were created to include sustainable products. For instance, in the dining room, soapstone was used for the sideboard counter. Soapstone is impressive because it does not require sealers or toxic chemicals; it’s entirely recyclable and
natural. A limestone wash was done on different design elements such as the range hood in the kitchen and living room fireplace. Limewash is non-toxic and contains zero solvents or VOCs. Engineered hardwood used throughout the home is an excellent alternative to hardwood, as it has less impact on the environment. Natural clay wall tiles were incorporated in specific rooms as well. Clay is a substance that boasts a long lifespan, has no toxic chemicals and is recyclable. When it came to sourcing the furniture, I chose local and Canadian-made items, reducing our carbon footprint and supporting our local economy. And even simple eco-updates such as paint containing no VOCs and purchasing organic bedding were included in the design. This ensured no excess off-gassing of chemicals would be in the home.

One of the biggest design asks I receive is for a home to have storage, storage and more storage. For this project, I designed a specific mudroom with floor-to-ceiling cabinetry and shelving to handle just about anything from seasonal items to toys. The addition of the bench makes this area extra practical for getting ready and out the door. I also created specific stylized storage areas throughout the house. For example, in the living room, floating wooden shelves and four jute and wood custom cabinets surround the fireplace, giving the room balance, interesting texture and plenty of extra storage to hide or display items.
It’s all about creating clever design that is beautiful and functional at the same time. In the beginning design phases with our clients, we like to figure out where they need storage and why. Why is the biggest question we ask because we need to know how they use each space, so we know how to incorporate and design every inch to make it functional for the client and family.
It may take some extra effort, but with the right designer and clear vision, you can transform your home into a stylish and eco-friendly environment that you can enjoy for years to come.
Building materials – insultation, drywalls, paint and other adhesives that can off-gas.
Hard surfaces – Flooring, tiles and countertops are some of the areas to consider. For flooring, look at where and what the items are made of and their sustainable properties, while complementing the ecofriendly qualities.
Lightingandplumbing –
Dimmers, timers, the light source, solar powered and many other factors can be considered when selecting and integrating lighting into your home. Fixtures, watersaving toilets and similar integrated systems can also help with your water bill and sustainable properties in your home.
Softsurfaces – Here we look at fabric choices and what they are composed of. Purchasing locally produced upholstery, drapery and furniture pieces are some of the many ways we can all help to support small businesses and bring non-VOC-emitting items into our home.

During the long dark days of winter, Canadians look for illumination. The temptation to find more light might be to turn on your TV or iPad. But there is another way to shorten winter, and that is by turning to nature instead. The native birds that stay during the winter in our climate provide a window into something extraordinary.
The Great Backyard Bird Count takes place from Feb. 17 to 20 and is your chance to get in on the action, because there is indeed, “action”. The annual four-day event attracts more
than 250,000 participants worldwide — 40,000 of them in Canada.
Participation is simple. Log on to birdscanada.org and click on the Great-Backyard-Bird-Count link. Sign up and you are in. Now all you do is count birds and if possible, name them and record the results on the website. If you are unsure of the type of bird, there is an excellent section on the Birds Canada website that helps you to identify them.
Between the two of us, we have nine bird feeders on our properties and we feed our feathered friends a mixture of quality corn-free seed, pure black oil sunflower seeds, nyjer seed for the little songlets like nuthatches, suet for chickadees and woodpeckers, and bird-quality peanuts for woodpeckers (always salt-free).
You can count birds from the comfort of your own home, go outside and count them or walk the trails of a park or conservation area. The point is not where you see the birds, but how many and the species.
The information is used to help scientists around the world understand the range of birds, threats like climate change and habitat loss, and it helps Birds Canada demonstrate where conservation action is working to conserve nature.
Engage friends and family in the activity and challenge them to see who can identify the most birds and species in the four days.
Winter will never seem shorter.
Known best for its brilliantly coloured red head. The red belly is harder to see but it is there. Feed the same as Downy and Hairy Woodpeckers.
Bluejays. No need to wait for the season opener (Toronto baseball joke) as the Jays are lurking in your nearest cedar hedge waiting for peanuts. In the shell or out of the shell, bird peanuts are like candy to Blue Jays. Black oil sunflower seeds also work well. Members of the crow family, Blue Jays are smart, noisy, and bossy. When they are around, most other birds step aside.
Nuthatches. One of the few birds that travel on a tree trunk downwards head-first. It is the kid on the monkey bars that has no fear. Entertaining. Nyjer seed and black oil sunflower seeds.
Chickadees. Cute, friendly (you can train it to take seed from your open hand) and chirpy, the Chickadee gets its name from its song, which is unmistakable from quite a distance. Black oil sunflower seeds are best.
Cardinal. Youmust love the outstanding colour of the male Cardinal contrasted against the snow. A true winter wonder worth watching. Feed the same as Blue Jays.
Downy and Hairy Woodpeckers. Downy, the smaller of the two, and Hairys look alike, but have a different stature. Suet is a sure attractant as are raw peanuts out of the shell. Again, salt-free as salt is not good for birds. Look for the distinct red flash on the back of the head of the males and the black and white markings on feathers that look like a black and white TV on the fritz.

Ready to retire? Explore this method to finance a home renovation
Perhaps you or a friend or family member have reached retirement age and dream about fixing up the family home to age in place or pay off debts so you don’t have to move.
Many people, as they reach age 55+, realize they have miscalculated the expenses associated with retirement, such as property taxes, rising energy and utility bills, and the overall cost of living, which seems to get higher every year.
If you’ve been living in your home for many years, do not want to sell and move and would prefer to renovate it to meet your needs as you age, consider a reverse mortgage to free up some funds.
The good news is that if you are a senior, you don’t have to leave the family home if you consider a reverse mortgage, a specialized financial product for people 55+ who own their own home. It lets you stay in your home while benefiting from the value you have built up in that property over the years. Compared to a regular mortgage, a reverse mortgage can offer substantial monthly cash savings, so you have all the income you need to live the retirement of your dreams.
Let’s explore how you can benefit from a reverse mortgage.
If you and your spouse are 55 or older and you own your home as your principal residence, you may be eligible to receive up to 55 per cent of your home’s current appraised value in cash. The specific amount you will receive is based on your age, your spouse’s age, the location and type of home you have, and your home’s current appraised value. No matter how much you receive, you never have to make monthly principal or interest payments (until you move or the house is sold, at which point the loan will have to be paid back, with interest), so you get the money you need without reducing your cash flow.
Since the amount you receive is secured against your home, qualifying is easy and hassle-free, even if you are living on a very limited retirement income.
With a reverse mortgage, you can choose a single lump sum payment or as on-going monthly, quarterly, semiannual, or annual income.
You can even choose a lump sum to begin with, followed by on-going advances over time.
A REVERSE MORTGAGE CAN BE USED TO CLEAR UP ALL YOUR REMAINING DEBTS.
Maybe you still have a mortgage remaining on your house and the payments are cutting into your lifestyle. Maybe you have monthly credit card bills piling up. A reverse mortgage can be the ideal solution. In most cases, you can use the funds to eliminate mortgage payments and credit card debts, and still have enough left over so you can enjoy life more and not have to worry about money.
As a retired person, one of your major concerns is how much you will be paying in taxes each year, since that can really affect your cash flow. Fortunately, the money you receive from a reverse mortgage isn’t considered income — even if it’s invested in an account or annuity with monthly withdrawals. This is because the home equity you are accessing has already been taxed since you purchased your home with after-tax dollars. Not only don’t you have to pay taxes on your reverse mortgage
proceeds, but it also won’t bump you up into the next tax bracket. And since it’s not considered income, it won’t affect your Old Age Security (OAS) or Guaranteed Income Supplement (GIS) payments.
IT’S ALWAYS YOUR HOME.
You will never be asked to move or sell your home to repay your reverse mortgage, as long as you maintain the property and stay up to date with property taxes, fire insurance, and strata fees. Your equity and estate are fully protected since the reverse mortgage amount can never exceed your home’s value. Sure, the equity in your home will decrease over the years as you receive payments, but your home’s value will likely increase even more quickly over the same period.
Generally, 99 per cent of homeowners have money left over when their reverse mortgage is finally repaid (when you move or die). On average, the amount left over is 50 per cent of the value of the home when it’s sold.
If you use the money you receive to make non-registered investments such as GICs and mutual funds, the interest costs on your reverse mortgage can be written off at tax time. This can help offset the taxes you owe on your income, RRIFs, or RRSP withdrawals.
Mortgage experts can introduce clients to all the benefits of a reverse mortgage. However, since they are not tied to any one lender or type of product, before recommending a reverse mortgage, they will do a thorough analysis of your situation, needs, and goals. Only then will they make an unbiased recommendation about which product is right for you. In most cases, that will be a reverse mortgage. But most mortgage experts also have access to innovative lines of credit and other home lending products that may better fit a person’s specific needs.
