Now that the holiday parties are over and the festive decorations are put away, it’s time to turn your focus to those daunting credit card bills.

If you’re serious about managing your debt and wanting to build a down payment for a new home or condominium, get help. Saving for a down payment does not have to be as difficult as you think, and a good financial adviser will help you put together a solid plan and a budget so you can pay off your debt quickly and start saving money.

Make this a priority and don’t wait — struggling to make credit card payments, and taking too long to pay off debt, could result in becoming even deeper in debt.

You’ll need to start thinking about your expenditures, and start cutting back on things you don’t need, too. Heed some advice from popular Netflix home organizer, Marie Kondo — less is more! The bonus? You won’t have to worry about decluttering if you’re not splurging on things you don’t need in the first place.

Once you have paid off your debt, create a budget and stick to it, and that includes a plan for this year’s holiday season.

If you’re serious about saving money to purchase real estate, keep your sights set on your goal. It’s worth it.

Cindy Heo isn’t a regular chalet owner. She has a luxury cottage — but what really stands out is how she’s making money from it.

She found Ron and Nir Zahavi, the Toronto brothers behind Retreatify. They hope to become the Airbnb of business retreats by helping cottageowners make money from their properties by pairing them with companies like Bell, CIBC and Shopify. “[Retreatify] unlocked a new revenue stream for myself,” Heo says. “[It] placed respectful guests that treat my property with care, and the level of effort from my side has been minimal.”

Nir Zahavi, co-founder and CEO of Retreatify, says they’re picky.

To be considered, properties need at least 2,000 sq. ft. of livable space, a large, open common area, at least five bedrooms and a modern design, but the company remains open to other options.

Owners who make the cut get anywhere from 65 to 80 per cent of the total commission for renting out their chalet. They also get five per cent commission on any add-ons which include private chefs, yoga instructors or murder mysteries.

Despite all the wild activities, Retreatify ensures owners are satisfied. It vets customers, handles all 14 NextHome+CondoGuide | Jan. 19–Feb. 2, 2019

communication, hires professional cleaners and charges a deposit in case of any damages.

One night can cost anywhere from $800 to $3,000 a night, but for businesses looking to get the most out of the extra amenities, it could be up to $20,000.

It also provides its guests with a detailed welcome package.

“I knew exactly what to do when I checked out,” says Laura Barrington, who brought her co-workers from InfoTech to a Retreatify cottage. “I knew what the expectations were, where to put the garbage and all that stuff. I didn’t have to call [Retreatify] one time. In fact, they emailed me to check in and see how things were going.”

The 12 luxury locations in Muskoka, Orillia and Barrie are within 200 kilometres of the Greater Toronto Area. Zahavi says they’re eyeing properties in Prince Edward County and also looking at expanding to camp sites and boutique hotels.

The brothers are focusing on Toronto customers until the end of 2019. They may have a bigger conversation after this year.

“We’re trying to build a movement,” Zahavi says.

“We’re absolutely looking at making this go national.

If it works here, it can work elsewhere.”

THREE OPPORTUNITIES FOR HOUSING AFFORDABILITY IN 2019

In 2018, the underlying issues impacting housing supply in the Greater Toronto Area (GTA), and in turn, the impacts on housing affordability, cost of living, and its broader societal impact were a defining part of the public debate of the future of our region.

Population growth combined with restrictive regulations, bureaucratic red tape, added costs and infrastructure challenges have created a generational challenge for the region. As we look forward, there are three opportunities to have a positive impact on these issues in 2019.

In late November, the government of Ontario announced it would be developing a Housing Supply Action Plan. The new provincial government rightly recognized that strong demand for housing and limited supply in Ontario has resulted in rapidly rising housing costs over the last few years, and that in fast growing areas like the GTA, high housing costs and rents are squeezing families and individuals out of the market. The provincial government is looking at what can be done to speed up the approval process so new housing can be built at a faster pace, how to encourage the right housing mix to be built, and the impact that high land costs and fees and taxes are having

on housing prices. In addition, the action plan will look at home rental and ownership, not simply one or the other. These important initiatives are a great opportunity to begin to address the fundamental causes of housing affordability.

While the issue of housing affordability is firmly on the provincial agenda, pressure is now growing on the federal government to consider the impacts of its mandated mortgage stress test. The program has been successful in balancing the hot 2017 market, but is having a disproportionate impact on young and first-time homebuyers.

The test, in effect, reduces the maximum amount of a mortgage that a home purchaser can borrow by roughly 20 per cent. Younger and first-time homebuyers are the most likely to borrow close to their maximums, however, they also have the longest horizons for repayment and are often in the growth phase of their careers and earning potential. A growing chorus of industry professionals are urging Ottawa to fine-tune the approach and perhaps the potential for a one-time, longer amortization period for first-time buyers can provide some relief in 2019.

Lastly, municipalities can no longer ignore the issue or the role they must play as a partner to industry and the other levels of government in finding meaningful solutions to this issue. During the fall municipal elections, voters in the GTA ranked housing affordability as a top priority for

new local governments and the need to increase housing supply as a key mechanism to address housing affordability was supported by nine out of 10 respondents to an IPSOS poll conducted by the industry this past fall. With new councils and mandates in place, now is the time for new ideas.

2019 must be the year of action on this issue. With the arrival of 115,000 new residents to the GTA every year, and as we fall short in providing new housing at the levels required, we cannot afford to wait.

The condo market has expanded and evolved significantly across Canada over the last two decades. Approximately 1.9 million Canadians now call a condo home and one third of all new homes built in Canada’s major cities are condos. With the average prices of homes in the GTA soaring to about $1 million, this makes condominiums, which represent a relatively affordable home ownership option for firsttime buyers, an attractive option.

But with so many new and resale condos on the market, and new buildings breaking ground every day, where is the best place to invest your down payment?

PRE-CONSTRUCTION CONDOS

Buying a new condo in Ontario has a number of advantages.

First off is the fact it takes three to five years on the average for your condominium to be ready for occupancy and then as much as one to two years for it to actually close. An advantage?

Hmmmm…yes! Why? Because over time you can save more of a deposit. Based on the past history of the value of your unit, its value should rise allowing you to possibly have an easier time getting a mortgage, or at the worst, having an asset worth more on the closing then you paid for it.

Another advantage to a new development is choice. Buyers are able to select their view, floor plans and customize fixtures and finishes.

On the flip side, with choice comes an element of surprise. While some developers are getting creative with 3D renderings and virtual reality, it may be difficult for buyers to purchase a unit from the developer’s site plans.

Ontario’s Condominium Act also allows a buyer to terminate a purchase agreement of a pre-construction condo within 10 days of receipt of all documentation. During what’s call a the “10-day cooling-off period”, a purchaser of a pre-construction suite strongly benefits from

the finishes and you know exactly what you are getting. You can review the status certificate and look at the condo fees and know how accurate they are and whether they will go up in the near future.

Resale condos provide a sense of certainty as to cost and expense.

Resale condos also only have one closing, as opposed to a preconstruction suite which has both an occupancy and final closing.

This saves you time and money on the purchase of your unit.

In the end it comes down to your personal needs on a multitude of levels. We recommend you take your time before you start and do the research and make the decision that works best for you.

COULD THE EXISTENCE OF AIRBNB IN TORONTO

RESULT IN MORE HOUSING SUPPLY? BEN MYERS

In several major cities across the globe, activists have been lobbying their governments to limit the use of home-sharing platforms because private landlords are putting their units on Airbnb instead of leasing them to local residents. Many tourists and shortterm visitors are choosing to use Airbnb instead of hotels, and this is reducing the stock of rental supply 26 NextHome+CondoGuide | Jan. 19–Feb. 2, 2019

in these cities, which were already severely supply constrained.

In several of my rental studies for clients this year, I’ve come across buildings were the average rental rate increased by 15 to 20 per cent annually on a persquare-foot basis. These findings indicate that the Greater Toronto Area (GTA) market is in desperate need of new apartment supply.

In a recent television interview, condominium data tracking firm Urbanation Inc indicated that 2019 could be a record year for apartment completions in the GTA, but despite the influx of new units,

they still anticipate rent growth of five per cent annually. In the November National Rent Report

by Rentals.ca, their forecast calls for 11 per cent rental growth in the City of Toronto this year.

With tougher mortgage rules, higher interest rates, high immigration levels, low unemployment, and inadequate new rental supply, should municipalities ban Airbnb or take other measures to increase housing supply?

Funny thing is, banning Airbnb might actually reduce housing supply! Depending on your source

of data, new condo prices in the GTA increased by almost 35 per cent in 2017 and another 15 per cent in 2018. Because of this huge price inflation, a pre-construction condo investor that runs their cash flow projection based on 5 per cent annual rent growth over the next four years, may still find themselves in the black during their first year of ownership. I’ve spoken to a number of investors and brokers that are only buying pre-construction units to list on Airbnb because of this potential future cash flow shortfall.

They’re betting on Airbnb despite proposed legislation in Toronto that would prevent Airbnb use on properties that are not the owner’s principal residence.

In the absence of Airbnb, many of these investors would not have purchased these units, and without investors supporting new projects, there just isn’t enough end-users out there buying $1,000 per-square-foot units that

won’t complete for four years and require a 20 per cent down payment. These units would never get built, and subsequently never sold by investors to locals (after being listed on Airbnb for three or four years).

Perhaps this theory is a bit of a stretch, but there are several factors driving up the cost of new condominiums that are forcing investors that love to purchase hard assets to consider new ways to extract value from their real estate holdings.

There is certainly no reason to believe that new condo prices will come down anytime soon either. Land owners with prime development sites are holding out for top dollar, with nearly 70,000 apartments in the process of being built in the GTA, construction costs have risen drastically, municipalities are increasing development charges and other fees they levy on developers for infrastructure upgrades and new parks, and there is a backlog of proposed developments seeking approval (time is money).

Time will certainly tell us what will happen to new condo prices, and if Airbnb ultimately adds or subtracts from housing supply,

but there is no doubt that Toronto needs more condo apartments, more rental apartments and more housing supply overall. The region is falling victim to its own success, as more people want to come here than we have homes for.

Hopefully, all levels of government keep their promise to make the necessary changes to the speed of planning approvals, building permits, and the registration process, to bring housing supply to market as quickly as possible. If they do this, we can continue to welcome new residents with open arms, and welcome visitors to our hotels and our ample supply of Airbnbs.

MODEL SUITES AN IMPORTANT TOOL IN YOUR CONDO SEARCH

Shopping for a new condominium suite involves looking at numerous aspects of the residences you consider: location, price, architecture, amenities, standard appointments and, of course, suite design. The latter is fascinating, as today’s layouts are more efficient than ever, utilizing every square foot. Some shoppers, however, find visualizing from floorplans a bit difficult. This is why touring model suites gives you a firsthand appreciation for how each developers’ suites will “live.”

Make the most of your visits to presentation centres by touring models wherever you can, and carry the floorplans for those models with you as you walk through. And remember that sales representatives are there to help you. If you have any questions, by all means, ask them! This is especially true when examining the floorplans. Although there are some conventions most builders follow, you may find some labels on the plans unfamiliar. Most plans include the suite’s marketing name, the total square footage of the interior layout and balcony or terrace area, and in the corner, a diagram called a “key plate” that features a shaded area indicating where the suite is located in the building’s floor plate.

from above. You will find room dimensions marked with arrows that indicate from which wall to which wall, and with width first.

These measurements are critical when determining furniture size and placement. Some condo suites have an L-shaped main living area, for example. If a room area is blank, that means it has standard flooring. You may see instead parallel lines that indicate laminate or hardwood, and squares typically represent stone tiles of some type.

Some lines in a floorplan are thicker than others. These contain plumbing, electrical and/ or structural elements — and remember, you cannot move these walls to customize at your colour selection appointment.

The lines that illustrate doors show which way they swing, and if you see overlapping rectangular lines, those are sliding doors to an outdoor area. The abbreviation W/D stands for washer/dryer,

and you may see LIN for linen closet and/or WIC for walk-in closet. Icons for the bathrooms are obvious. In kitchen plans, things like the stove and sinks are obvious. Dotted lines at the edge of a counter or island mean there is an overhang under which you can place stools.

Model suites offer a realistic view of the developer’s design style and quality of finishes. Oh, and remember that the models are usually appointed by spectacular design firms, so gather some great decorating ideas during your visits. Go into model suites with your eventual colour selection appointment in mind and with your eyes wide open. Stay true to the design style that is right for you, but also keep an open mind.

You never know what you may see that you might fall in love with!

Once you’ve walked through a few model suites while looking at their floorplans, you’ll develop the knack for visualizing from plans should you purchase a suite that is not a model. It’s win-win all around!

DESIGNER TIPS ON BRINGING ‘THE COLOUR OF THE YEAR’ INTO YOUR HOME PANTONE’S 2019 COLOUR OF THE YEAR is called “Living Coral” and it can do almost anything, proving itself to be much more than just an accent colour.

We sat down with Nicholas Rosaci, interior design expert and upcoming speaker at the 2019 GTA Home & Reno Show, to talk décor trends and learn how to incorporate this vibrant hue into our home for the upcoming year.

Coral is beautiful and earthy, a much-anticipated arrival on the tails of the ‘pink’ scene – a coveted colour of choice lately. However, unlike a pure pink – which can appear childlike and Barbie mansionesque – Pantone’s Living Coral is a little more grown up without losing any of the juicy energy of its pink counterpart.

kitchen for an instant tropical vibe,” says Rosaci.“You can even just add a little warmth with coral upholstered bar chairs to go with a white, modern kitchen.”

BEDROOM

Try popping a few coral pillow cases into your existing grey bedsheets and watch it instantly look refreshed, revitalized and inviting. Unlike Orange, Living Coral works beautifully with black.

“Every room should have an accent of black to draw the eye in,” says Rosaci. “With coral, the look is very soothing and not as jarring as black and orange, which can look like a Halloween décor ad.”

Lastly, even as a winter trend, Living Coral looks especially glamorous with winter white and faux fur while still being a colour that transitions well into the spring and summer. Ahh yes, summer, it may not be here yet, but Living Coral certainly reminds us that warmer days are only a paint brush away.

BRUSSELS SPROUTS • When buying these guys, lean towards the larger ones and cook them cut in half. This allows moisture and seasoning to penetrate the interior delivering an evenly cooked vegetable. You can certainly cook them whole but be sure to at least cut them during your cooking process to make check they’re perfectly done on the inside.

• Think al dente. Nothing will add fuel to the fire of sprout naysayers quicker than a soggy sprout. Cook slowly and check often. You want them on the table still a tad crispy — remember, they will still continue to cook slightly once removed from your pan.

Brussels sprouts with sun-dried tomatoes & Parmesan This mouth-exploding dish delivers monster flavours all without using bacon. Who would have thought this was possible with Brussels sprouts?

INGREDIENTS » 4 cups of Brussels sprouts, cut into halves » 1/2 cup rough chopped sundried tomatoes » Zest and juice of 1/2 lemon » 1 tbsp. white wine vinegar » Small block of Parmesan cheese » 1/2 tsp of chili flakes (to taste)

INSTRUCTIONS » On medium/high heat, pan-sear Brussels sprouts with a good splash of olive oil (season with salt and pepper). Once sprouts have browned, reduce heat to medium and add a 1/4 cup of water and 1 tbsp. of vinegar. » Let liquids completely reduce until gone – this will steam the sprouts and assure they’re cooked through while still firm and a tad crispy.

Once pan is near dry turn heat up again to medium/high, add a small splash of olive oil, add sun-dried tomatoes, zest and juice of half the lemon and chili flakes. Toss for two minutes, check seasoning and plate up with cracked pepper and a generous zesting of Parmesan. Many parents feel the need to give financial support to their grown children well into adulthood, from welcoming them back home after graduation day to helping them pay off their credit card. In fact, one-infive Boomers (19 per cent) admit they would consider putting their own security and financial future at risk to help support their adult children.

Research from TD Canada Trust shows the majority of Boomer parents have financially supported their adult children in some capacity.

They have let them live at home rent free (43 per cent), subsidized big purchases like a new car or computer (29 per cent), contributed to monthly bills like groceries and rent (23 per cent), and helped pay off their credit card or other debt (20 per cent).

Experts at TD Canada Trust warn too much financial support – coupled with mortgage payments, retirement savings, and even elder care – could put a serious strain on Boomers’ finances.

Today’s high youth unemployment, increasing post-secondary education costs and high property prices means many young people are more likely to rely financially on their parents well into adulthood. As a parent, it’s natural to want to help when children struggle with finances, but it’s important this support does not compromise your own financial stability and retirement savings goals.

Family relationship expert and social worker Gary Direnfeld said a little tough love is essential to avoid a cycle of dependency and to maintain healthy family dynamics.

“Some parents worry too much about being liked by their kids, but as parents it’s our job to teach our children financial independence so they learn how to cope with frustration, overcome adversity and appreciate the value of a dollar,” Direnfeld said.

“Even if money is not an issue, setting boundaries and knowing when to say ‘no’ from the time kids are young will help develop responsible young people, so we don’t end up with a generation of dependent adults.”

Additional advice from the folks at TD and Direnfeld on how Boomer parents can practice tough love when it comes to family finances: 1 | HAVE OPEN AND HONEST CONVERSATIONS

Don’t assume that everyone is on the same page; be clear on what you are and are not willing to support financially. For example, if grown children move back home, will they be responsible for paying rent or covering any household expenses, and what are the implications if downsizing is a future consideration?

If the support strains your finances, share those concerns and explain the basis for your decision to cut back or say ‘no’.

The big challenge is withstanding the initial backlash and staying firm. Depending on the circumstances, some families find it useful to seek support from a third party, like a financial advisor or social worker.

2 | PAY YOURSELF FIRST

It is vital to prioritize retirement savings in peak earning years, so parents should refer to their financial plan before lending a hand to their children. Millennials have decades left in the workforce to earn money, but Boomers likely do not. If parents can’t support themselves in retirement, then they risk shifting the financial strain onto their children instead.

To make saving simpler, set up regular preauthorized transfers of a set amount into an RSP, and ideally, a TFSA for emergencies.

Saving automatically can help parents resist the temptation to splurge on their children instead of saving for the future.

3 | BUDGET AND PLAN FOR GENEROSITY

Fifty-four percent of parents estimate that even though their

adult children are not attending school, they provide between $100 and $300 each month in financial support. The research also found 18 per cent of parents have helped their children with the down payment on their first home. Regardless of how much support parents offer, it’s crucial to budget for it.

Before helping with a down payment, speak with a financial planner and mortgage expert in tandem to understand the financial implications and, more importantly, to find out if all parties can truly afford to do it.

If your child has saved a sizable down payment and proven they are ready to take on the responsibility of a mortgage, topping up their down payment could save them thousands of dollars in the long run if you have the means.

The experts all agree that teaching children about money from a very young age can help prevent a cycle of dependency.

But, for parents who feel the strain of supporting adult children today, they recommend firm but measured action.

“Parents should gradually shift their role from financial aid to financial coach, and help their kids establish a plan to get their expenses under control and pay down debts.

Direnfeld says that grown children need to understand independence means owning their own consequences, and he says parents should let their children learn this lesson through experience rather than making a decision to support them out of guilt. “Being a role model is only as good as the example you set; let your children see that you hold them accountable for their own decisions,” said Direnfeld.

THE CITY AND YOU BY-LAWS, PLANNING, COMMITTEE OF ADJUSTMENTS

Your local municipality is one of the major influences that affects your present or future home.

A by-law is a law passed by a municipality to create the rules under which it will operate and to achieve a variety of purposes.

The planning department in a municipality will recommend to its council issues such as growth patterns and traffic handling, which help generate the long term planning goals that will regulate the various uses of different lands and will generally establish everything relating to land-use that you could think of. Council will then enact a by-law to give efficacy to those intentions. As an example, one such by-law is a zoning by-law. These are laws that regulate land-use within the municipal boundaries. In other words, what will the city allow a on this lot. A house? A factory? Or a high rise condo building? What will be the set backs? The density or the height restrictions? The city uses zoning by-laws to execute its land-use planning intentions.

When buying a resale home there are many things to check out — zoning and other city by-laws are among them. What does that mean? Here are some examples.

significant impact. In the first issue, you may end up with an order that says the deck must be removed after you buy and in the second you may be prevented from putting on the extension because it may be to close to the lot setbacks or maximum coverage.

The next and most obvious question must then be, how do I protect myself?

One way is through a land survey. When you make the offer make sure it says there is a current survey available, or a survey showing all structures on the property to be provided by vendor. Don’t let anyone tell you that this is covered by title insurance — without a survey, there can be other problems.

Check to determine on the land survey whether all of the structures on the property are actually on it. If they do not appear, you will need to find out whether they were legally constructed. Then ensure your lawyer speaks to you about what you want to do with the property before the offer is final.

This is extremely serious. I once had a dentist come to me after he had seen another lawyer and had purchased a condominium that he thought could be used for his dental practice. It turned out that although it was zoned, commercial a dental office was not allowed. It took months and many thousands of dollars to sort out the mess.

One of the best things to do when purchasing a resale home is to go to the municipal zoning department and ask to purchase

the zoning by-law. You can study your area and the particular zoning requirements that apply to the property you are purchasing.

You can also determine through examining maps and zoning designations what is allowed around you. At the same time ask to see the “Official Plan” which is the master blueprint for properties in your municipality. Also remember, that there may be more than one layer, so you may have to check regional levels as well (for example – Clarington has its own rules but is part of the Region of Durham and the Region’s decisions will affect a homeowner in Clarington).

What happens if you encounter a zoning issue and want to overcome it? Normally, and provided the issue can be resolved through a variation minor in nature, an application can be made to the local Committee of Adjustment, and the Committee is empowered in law to grant variances that are minor in nature.

3D-PRINTING WILL IT REVOLUTIONIZE NEW-HOME BUILDING?

From prosthetics to engineering prototypes, 3D-printing technology is bringing innovation to virtually every industry — so can real estate be far behind?

Some may view 3D-printing as a novelty, but there are a number of very real applications where it might be brought to bear in the way homes are built and sold in the future. And, as these advancements become more accessible and affordable, 3D-printing could become a real game changer for both home builders and their customers.

Take new-home décor. The first commercially available 3D-printed residential faucet has been introduced — a breakthrough that may soon allow interior designers to design a model home interior with décor fixtures and accessories that are the perfect shape, size and colour.

I predict new-home purchasers with their own 3D-printers will be able to customize almost anything they can imagine within their homes in the future ¬— from shelves and vases or wall art, and any number of home décor fixtures and accessories. Imagine being able to create these items on your own!

Builders, too, are starting to produce scale models of new condos or low-rise homes using 3D-printers, and it’s quite possible that instead of buyers viewing a 56 NextHome+CondoGuide | Jan. 19–Feb. 2, 2019

2D-floorplan, they will be able to inspect a 3D-printed model of their new home instead.

But if you can produce home accessories or scale models of a home with a 3D-printer, what’s to stop you from printing an actual home? Apparently not much. In fact, it’s already possible to 3D-print a home as was done recently by Apis Cor, a San Francisco-based start-up whose design team created an entire house using 3D-printing in just 24 hours.

Mind you, this house was only 400 square feet in size – about the size of a hotel room – but it offered quite a viable living space for those who are part of the “tiny home” movement. And it cost only $10,000 – a price that has already been beat by others.

A Silicon Valley non-profit that builds housing in the developing world, just unveiled a new 3D-printer that can also print a house in less than a day for just $4,000. And DUS Architects, a Dutch architectural firm that has been 3D-printing houses since 2012, now has a huge 3D-printer that can build using local recycled materials, thus reducing transport, material and manufacturing costs.

Down the road, 3D-printing might become a solution to the world’s housing crisis Still, homebuyers in the GTA love their “bricks and mortar” too much to believe that 3D-printed homes will be offered in any of the area’s residential communities anytime soon, however, it’s an innovation that real estate developers and marketers will be keeping their eyes on.

3D-printing used to be the stuff of science fiction, but now who knows? As digital design software continues to advance, and desktop scanners and 3D printers become more and more affordable, 3D-printing will become an ever more enticing alternative to mass manufacturing – and a valuable new tool in the homebuilder’s tool box.

IN YOUR SMALL BATHROOM

Good things come in small packages – babies, puppies, kittens, stud earrings – and bathrooms.

Don’t let the size of a room fool you into thinking there’s no way to make it function any better than it does.

Eco-conscious living is becoming more prevalent, which means many homeowners have smaller spaces and homes versus large mansion-style houses, and a functional design doesn’t discriminate by size.

A small space doesn’t mean you have to downsize your collection of hair care products, hairdryers, curling irons and other bathroom necessities. Just make sure you incorporate clever storage solutions in your small space. Choosing full cabinetry under the sink (even if it’s narrow) amps up the storage possibilities, instead of a pedestal sink. Open wood or glass shelves above the toilet can stylishly and neatly hold frequently used items and keep them at the ready.

I’m a fan of high contrast and a firm believer that all spaces can benefit in some way from the use of colour, texture and pattern. Add interest through patterns on the floor or use polished or semi-polished large-scale tiles in varying tones or textures to bring in the glam, add personality and make the space feel larger. Contrast polished elements with wood tones or intensely coloured vanities to express your personality. If you want a more monochromatic aesthetic, consider using various textures to add visual interest.

Making it pretty is only half the battle, and you may want to consider hiring a professional to tackle that small space.

The smaller the space, the more impact per sq. ft. (or inch) is required to get the biggest bang for your buck. Functional style is the name of the game to pack the biggest design punch and get the most out of your small space.
