Remove most items from the counter. Consider painting out the wood finish in a matching white paint for a more updated look on the cabinets. Replace the cabinet hardware with matte black handles. Repair the drywall along the side of the cabinets/counter and paint to match. Remove all items from on top, sides and front of the refrigerator. Place bar stools around corner table. Remove any other chairs. Nothing should be on the floor. Place loose items on shelving unit in matching baskets for a neater presentation. Nothing should be on the top of the shelving unit. Consider updating the light fixtures.

( you can use an air mattress with light neutral bedding to hide that is not an actual bed) Is there room for the chest freezer in the laundry room? The other bedroom should be set up as a bedroom as well with a bed, nightstand and small dresser if possible. See bed making inspiration on page 20.

Have a large basket ready so that you can run around and do last minute tidying before a showing. Put loose items from around the house in the basket and tuck it away in the closet. You can come back to them later to put them away in the right place. Don't cook any strong smelling food prior to a showing. (fish, curry, etc. ) Strong smells can be unappealing to a buyer Don't use air freshers or candles. Scents are very subjective. Instead place cotton balls with a drop of lemon essential oil in the vents around the house for a fresh, naturally clean scent.
