CLIENTS The Clients met the Jones Pierce Team through their builder Jeff Dinkle in 2017. They wanted to renovate or build a new house in the neighborhood they already lived in. They love their neighborhood and wanted to stay in the area. A private sale opportunity from a relocating friend presented itself and they took the opportunity. The Clients loved that this property backed up to an urban forest, had an east-facing flat front yard for a food-producing landscape, and a pool for intown grandkids.
ORIGNAL 60’S MIDCENTURY RANCH Jones Pierce was engaged to reimagine the 60s mid-century ranch, complemental to the lifestyle of the era it was built, into a space that would reflect how our modern, open-minded, stylish downsizers wanted to live. The 1962 house is in the National Register Historic District, one of the most restrictive character areas in the City, on an isolated mid-century infill street subjected to historic commission approval.

EVOLVING A HOME IN A HISTORIC NEIGHBORHOOD The subjective drama began when the client’s desire to evolve a home that appeared to provide the perfect framework for their vision of modern living, clashed with the Historical Preservation Commission’s desire to preserve consistent characteristics of architecture and site development within the district. The result is an attractive Modern house that respects the neighborhood scale while accommodating the client’s lifestyle.

COLLABORATING WITH THE HISTORICAL COMMISSION We worked with the Historical Commission to ensure the guest parking and new stair leading from the front porch to the driveway were carved into the landscape to provide screening from the street. Material choices such as sourcing brick that closely matched the dimension and texture of the existing, and Elberton granite, a common historical material choice, was used at the foundation.

THE PORCH A flat root that tied into the existing roof ridge created a two-story west-facing porch overlooking the pool without impact to the front elevation. The two-story nature of the porch simultaneously affords views up into the trees and down to the pool from both the main and upper levels of the house.

OPEN BUT PROTECTED KITCHEN The kitchen and dining were located over the garage in the new addition with a door to the 2-story porch. The kitchen and dining are filled with light as they track the sun’s path through large south-facing corner windows in the kitchen to a 3-sided northwest-facing window bay in the dining.

STAIRWELL AS LIGHTWELL The three-sided south-facing glass box around the front stairwell that connects the terrace level mudroom to the main level kitchen acts as a lightwell to the lower level.

OWNER’S PRIVATE SECOND LEVEL The open riser stair from the main level leads to the owner’s private retreat tucked over the main living spaces with views toward the backyard from under the two-story porch. The owner suite located above dining and kitchen, includes a laundry, bedroom, walk-in closets, and bath.
