UNDERSTANDING COST & FEE STRUCTURE

When it comes to your project budget, our core values guide us. We aim to be your trusted guide and effective budget managers. Many people lack a clear understanding of this process at the beginning of their journey. In this section, we’ll provide you with a working knowledge of construction budgets and how Visioneering Studios ensures transparency. The process typically starts with determining the desired build and establishing an estimated Total Project Cost, which includes everything from architectural design to construction and even the hip leather sofa that will rest in your new break room.

But this is where it gets complicated.

Total Project Cost comprises two distinct parts: soft costs and hard costs. In most cases, soft costs make up around 30% of the Total Project Cost, while hard costs represent approximately 70%.

Let’s start with soft costs.

Soft costs refer to expenses that are not directly associated with the physical construction of the building. Examples of soft costs include architectural design, permits, fees, and furniture, fixtures, and equipment (FFE). Think of it as the category where the price of that hip leather sofa would fall.

Now, let’s dive into hard costs. Hard costs encompass expenses that directly contribute to the building’s construction. There are two main categories: direct hard costs and indirect hard costs. Direct hard costs include items like concrete pouring and the fees for finishing touches such as drywall installation. Simply put, if an expense directly relates to

the construction process, it falls under direct hard costs. On the other hand, indirect hard costs encompass expenses like general liability insurance, contractor overhead, and profit. While these costs are essential for the project’s success, they don’t directly contribute to the physical building itself.

Let’s talk about how we calculate our fees. Typically, an architect’s proposed fee is a percentage of the project’s estimated hard costs. At Visioneering Studios Architecture, our fee structure aligns with the industry standard set by the American Institute of Architects (AIA). Our fees cover architecture, interior design, structural engineering, mechanical engineering, electrical engineering, and plumbing. Unlike some firms that only offer architectural services, we provide a comprehensive package. Additionally, we coordinate additional services such as audio/video/lighting consultants, kitchen consultants, and landscape architects for a minimal additional cost.

When bidding on a project, keep in mind that our fees are based on a sliding scale determined by the project’s size. The larger the project, the smaller the percentage proposed.

We are dedicated to providing comprehensive services and transparent pricing to ensure the success of your project. From start to finish, we approach every aspect with expertise and meticulous attention to detail.

WHAT ABOUT CONSTRUCTION?

STREAMLINED TIMELINE AND TRANSPARENT PRICING: EMBRACING THE DESIGN+BUILD APPROACH.

It’s important to note that not every project needs to involve our architecture and construction team collaboration. We can provide architecture or construction services independently at any stage of the project. However, we highly recommend taking a Design+Build approach that involves our entire team throughout the entire process.

For contractors, the fee proposal system is similar to that of the architect. Visioneering Studios Construction proposes fees based on a percentage of the project’s Direct Hard Costs of construction. Our proposed fee covers only our overhead and profit. We take pride in our competitive subcontractor bidding process, which is fully transparent. Rest assured, Visioneering Studios does not charge any additional fees on subcontractors’ bids. This means that each subcontractor is paid exactly what they bid and charge for their services.

BASECAMP EXPERIENCE

We kick off each project with an exciting workshop involving key people. We use a special process to understand your vision and goals. Within two weeks, our team works together to create a design that fits your needs. We’ll come up with plans for the site, landscaping, building design, and interior look. We’ll even show you 3D models and sketches to bring the design to life.

BRIDGE WORKSHOP

After completing your Basecamp Experience, we move on to the Bridge Workshop, where we start refining the budget. Our construction and design teams collaborate with you to create a R.O.M. (rough order of magnitude) budget. We go through all the expected expenses, prioritize areas of your space, uncover any hidden fees often omitted by other contractors, and plan for any additional goals or phases. By the end of this workshop, you’ll have a clear understanding of your project scope, estimated budget, and the next steps for the design phases.

DESIGN DEVELOPMENT PHASE

After finalizing the Schematic Design budget, our integrated design process commences, focusing on refining design details and ongoing code analysis. We seamlessly integrate structural engineering, mechanical engineering, plumbing, electrical engineering, and audio/video/lighting systems. This phase brings your project to life with a comprehensive interior design package. Our in-house QA/QC design team meticulously reviews all work to prevent clashes between engineers and subcontractors, minimizing costly mistakes during construction. The phase concludes with another round of budgeting and pricechecking to ensure project alignment.

SCHEMATIC DESIGN PHASE –START CONSTRUCTION

Building upon the strong foundation set by the Basecamp Experience and Bridge Workshop, we seamlessly transition into the schematic design phase. Our team works diligently to finalize key elements such as floor plans, building systems, code analysis, and exterior elevations. We ensure constant collaboration through interactive design reviews and weekly check-ins. Concurrently, we handle entitlements alongside the schematic design and design development phases.

CONSTRUCTION DOCUMENTS PHASE

During the final documentation phase, we consolidate all systems into a coordinated set of plans. This phase encompasses the essential details and specifications needed for building permits and final construction pricing.

GUARANTEED MAXIMUM PRICE

With Design+Build by Visioneering Studios, local subcontractors competitively bid on the project once construction documents are complete. We gather three to four bids for each discipline, ensuring transparency and avoiding hidden mark-ups or fees. From these quotes, we establish a “Guaranteed Maximum Price” (GMP) that sets the final construction budget. The GMP protects your budget by ensuring the project will not exceed the specified amount. If there is an unintentional price increase, we will cover the overage entirely.

GROUNDBREAKING

After the Guaranteed Maximum Price is established, we are ready to break ground and proceed with the project’s construction.

CONSTRUCTION ADMINISTRATION

During the construction phase, our team collaborates closely with all parties involved, from architects to engineers to contractors. We’re conducting site visits, addressing inquiries, and implementing design adjustments as needed. By coordinating every aspect of the process, our team is uniquely equipped to act on your behalf to ensure your project launches on time, in scope, and on budget.

PERMITS

After collaborating with the city and local municipalities to develop the blueprints, the final plans are submitted for construction approval. Our team will navigate the permit process, ensuring a smooth review and approval.

The Visioneering Studios construction team has triumphed over challenges like freezing temperatures, supply disruptions, COVID restrictions, and unexpected discoveries behind walls, all to ensure our partners’ successful completion. ARMSTRONG ELEMENTARY SCHOOL Dallas, TX

When Armstrong Elementary approached us, they recognized a rare opportunity to shape their students’ learning journey for generations to come. With outdated facilities hindering quality education, Armstrong Elementary turned to Visioneering to provide inspiring and functional spaces for their students. The team went to work, identifying an unused storage space that could become immersive learning spaces. This led to the concept of creating three elemental-themed work zones, each catering to specific aspects of the learning environment, including study areas, reading spaces, and gathering spots.

LONG HOLLOW BAPTIST CHURCH

Hendersonville, TN

One of America’s fastest-growing churches, Long Hollow Baptist Church desired to create engaging community space, overhaul wayfinding, and improve its pedestrian flow for Sunday services and mid-week community placemaking. Our challenge was to develop a comprehensive and straightforward wayfinding plan that unified the architectural and environmental design landscape. Working closely with church leaders, the design team created a seamless wayfinding system directing the flow of people through a newly imagined “Family Connector” to a reimagined outdoor space. Branded as Legacy Park, this stunning exterior space has become a community hub; providing a place for people to gather and connect, while making a bold statement of growth and modernity for Long Hollow Baptist Church.

THE HISTORY DOME THEATER AT LEGACY INTERNATIONAL CENTER San Diego, CA

Experience the wonders of the ancient Holy Land at the newly opened Legacy International Center’s History Dome Theater. This unique 100-seat, 4-D motion theater uses state-of-the-art technology to immerse visitors in the sights and sounds of Jerusalem. With a seamless 360-degree immersive screen and motion sensory seats that synchronize with the on-screen action, the theater offers an unforgettable and fully engaging experience. The installation of this compact yet high-performance system, including precise video alignments, marks a groundbreaking achievement for the Legacy International Center and the Visioneering team.

WHITTIER AREA COMMUNITY CHURCH Whittier, CA

For over 50 years, Whittier Area Community Church has been an integral part of the Whittier community. To support their growing congregation, Visioneering Studios partnered with the church to create a new worship sanctuary and chapel, revamp their children’s spaces, and remodel their offices. The modern sanctuary replaces the original building from the 1970s, symbolizing a fresh start and renewed commitment. This revitalized space will serve as a central hub for families, fostering growth, celebrating milestones, and impacting future generations.

SHERPHERD GROVE - HOUR OF POWER Irvine, CA

As one of the longest-running religious television programs in the United States, the “Hour of Power” ministry embodies unwavering faith and dedication. To celebrate their 50 years of ministry, the Hour of Power Ministry and Shepherds Grove Church partnered with Visioneering. Together, they created the East Gate Legacy Walk—an array of 12 pillars adorned with plaques that chronicle the ministry’s journey. This tribute stands as a testament to many years of faithful commitment, artfully capturing the core of imparting messages of hope, faith, and love to a global audience.
