W

elcome to our 2021 Top Projects magazine! We’re so excited to be able to bring you a mostly normal Top Projects publication and awards event this year after what was definitely an interesting year for construction and development in 2020. In 2021, we have continued to see growth in multi-family dwellings as well as residential subdivisions. Commercial developers have been busy this year as major construction continues on projects down at the Vancouver Waterfront, at ilani, in downtown Vancouver and at several of Southwest Washington’s different port properties. Several school projects and park/wildlife area projects dominate the public projects category. Since 2020 was such a difficult year for construction and developers, we decided to choose two Top Projects and two Community Catalyst projects for 2021. The two Top Projects are the ilani Luxury Hotel and the Vancouver AC Hotel by Marriott. Both high-end luxury hotels, these two projects will bring jobs, tourism dollars and economic vitality to the Southwest Washington region once they are complete. Read more about each of these projects in the Commercial category within the magazine. The two Community Catalyst projects for 2021 are the VITA Vancouver Innovation Technology and Arts Elementary School, and the Steigerwald Reconnection Project. These two Public Projects will benefit their collective communities in different ways. The VITA school will serve the downtown Vancouver area by offering a project-based learning school that will focus on arts, innovation and technology. The Steigerwald Reconnection Project will help to restore and preserve nature and wildlife, while also improving recreation opportunities at an urban wildlife refuge visited by as many as 90,000 people each year. Read more about each of these projects in the Public Projects category within the magazine. I would also like to note that there were several other big projects around the Southwest Washington area that we weren’t able to get enough information on prior to our deadline for this magazine, but that are absolutely worth mentioning. These include the Alliance Residential project down on the Vancouver Waterfront (Multi-Family); the Academy West project (Commercial); the Kirkland Development Storage project (Commercial); and the Naydenov Gymnastics project at 63rd off of Andresen (Commercial). There are also several ongoing school projects that are worth noting, including the New Jim Tangeman Center, Vancouver School of Arts and Academics remodeling and expansion, new Walnut Grove Elementary, Kiggins Bowl, Columbia River High School upgrade, Ruth Bader Ginsburg Elementary and the Heights Campus. ilani Luxury Hotel Start Date: 04/26/2021

RIDGEFIELD

Expected to open in 2023, the 14-story, nearly 300-room glass-encased tower is the next phase in the Cowlitz Indian Tribe’s master development plan. The hotel will offer four-diamond level guest service and amenities, including a mix of room types and suites, a full-service luxury spa, an indoor-outdoor pool experience and a signature top-floor restaurant with views of the beautiful Pacific Northwest mountains and rivers. The hotel tower will create additional jobs and also reinforces the

Vancouver AC Hotel by Marriott Start Date: 10/01/2020

VANCOUVER

Located on the Vancouver Waterfront Block D, the Vancouver AC Hotel by Marriott is a sevenstory, 150-room luxury hotel project that will feature 4,000 square feet of meeting space, riverfront event space, some office and retail space, and onsite structured parking. This project will be the first completed of the Port of Vancouver USA’s Terminal 1 development. DLR Group – a company based in Kansas – was hired to do the design work for the project. The company has designed more than 20 hotels for AC Marriott worldwide. The project is being partially financed by investors through the opportunity zone in downtown Vancouver. This project will add 65-70 jobs to the area once complete. According to Visit Vancouver USA, each guest check-in brings about $2,000 of value to the area, which – if that is the case, and the average length of stay of the guests is 1.5 days, that means the hotel at an average occupancy of 76% would check in 27,360 guests per year. If that data is correct, the hotel should generate more than $54 million of economic impact.

This innovative school will have open plan learning studios, large common areas with bleacher style seating, kitchen, fitness area, music room, and administrative offices. Exterior uses will include a covered play structure and

The purpose of the Steigerwald Project is threefold: (1) to restore hydrologic connectivity between Gibbons Creek, the Columbia River, and adjacent floodplain habitats within the Steigerwald Lake National Wildlife Refuge (Refuge); (2) to reduce internal flooding and operations costs; and (3) to improve recreation opportunities at an urban wildlife refuge visited by as many as 90,000 people per year.
