Under traditional procurement, the project allowed for flexible design changes through the issuance of Architect’s Instructions and other contract administration documents; on the other hand, it required intensive design

coordination sessions between the client, consultants, and all contractors to work together to achieve buildability and approval from the government’s building control.

Residential balcony typical design: Architect’s Instruction

Project 01 10

There are more than 7 typical balcony configurations across the residential towers with one coherent design: Verde Marina stones with eggshell and flamed finish for wall cladding and flooring respectively, a leaf

pattern engraved in the stainless steel balcony ceiling panels, and a privacy screen for each balcony to avoid prying eyes. In between the stone wall cladding is a light trough for indirect lighting of the balcony and as an element of the night elevation lighting design.

The CR Twin Towers intend to combine research & development, intellectual property, incubators and technology onto the same parcel of land. RAD’s team developed the concept of interlacing Tsing Hua University’s R&D center with the Nanshan municipal tower to form a tight-knit community and encourage interactions in new discoveries and sharing new discoveries and products.

17

+ Space

Tsing Hua R&D

Municipal IP

The interlacing of two buildings, creating communal spaces for both Tsing Hua Research & Development and the municipal Intellectual Property blocks Project 03 The two towers not only provide required programs as stated in the client’s brief, but also community health centers, retail, conference halls, auditoriums, and F&B to cater to both users of the building and the surrounding neighborhood. These spaces are

18

placed in the lower floors of the towers and in the “+Space” betwee the buildings both indoor and outdoor, abstracting the building’s envelope while maintaining a strong and identifiable form.

Once a thriving island of Okayama known for its granite and copper industries, Inujima’s population fell from 5000 inhabitants to just 79, most of whom age 75 or above. As an ongoing revitalization effort, Kazuyo Sejima and other artists and architects present their works in a joint effort of transforming the island into the well-known Setouchi art islands.
