US Buyers Triple Interest in Mexico

According to the National Association of Realtors (NAR), 13 percent of the clients looking to buy a residence outside the USA want to do so in Mexican destinations.

Recently, the National Association of Realtors (NAR), in the USA, revealed that in the past year, US real estate buyers have tripled their interest in acquiring property in Mexico. According to the report, 13 percent of the clients looking to buy a residence outside the USA want to do so in Mexican destinations.

A year ago, this figure was only 4 percent. The reasons for the significant increase could be quality and cost. While annual maintenance cost of a property in the United States is 1.8 percent of the value, in Mexico that cost is only 0.2 percent.

Recientemente, la Asociación Nacional de Agentes Inmobiliarios de Estados Unidos (NAR, por sus siglas en inglés), reveló que en el último año, los compradores de bienes raíces estadounidenses han triplicado su interés por adquirir propiedades en México.

De acuerdo con el informe, de los clientes que buscan comprar una residencia fuera de la Unión Americana, el 13 por ciento desea hacerlo en destinos mexicanos.

Hace un año, esta estadística correspondía únicamente al 4 por ciento de los compradores.

El motivo de este significativo aumento podría deberse a la buena calidad y precio de los inmuebles: mientras que en Estados Unidos el mantenimiento de una propiedad supone el 1.8 por ciento anual del valor, en México ese costo corresponde a tan solo el 0.2 por ciento.

Con base en el estudio, el 87 por ciento de los ciudadanos americanos que buscan una propiedad en el extranjero, desean utilizarla como residencia para vacacionar o como renta vacacional. The JG Group: Vallarta Real Estate Advisors offered walking tours in Puerto Vallarta’s Romantic Zone to present new projects and developments in the area.

Every Saturday in January, The JG Group: Vallarta Real Estate Advisors offered walking tours in Puerto Vallarta’s Romantic Zone, presenting new projects and developments in the area to clients and representatives of other real estate companies.

The tours were free and lasted approximately two hours, visiting eight properties: Pier 57, Nayri Life & Spa, Pacifica, Oceana, Loft 268, Pavilion, Condominio Aguacate and Condominios Isla Cuale.

Founded in 2016 by Julie Guerrero and Dean McConkey, The JG Group: Vallarta Real Estate Advisors provides real estate advisory services to sellers and buyers, as well as representing properties for sale or rent, it has listings in the Romantic Zone, Conchas Chinas, Fluvial Vallarta, Marina Vallarta, Alta Vista and along the entire coast south of the city.

FOVISSSTE to Grant Second Loans

FOVISSSTE announced that its beneficiaries will be able to access a second loan through their various financing plans.

Last month, el Fondo de Vivienda del Instituto de Seguridad y Servicios Sociales de los Trabajadores del Estado (FOVISSSTE) announced that its beneficiaries will be able to access a second loan through their various financing plans: Crédito Tradicional, Respalda2, Alia2 Plus, FOVISSSTE en Pesos and FOVISSSTE en Pesos Pagos Crecientes.

This benefit will be available to active state workers who are not in the process of retiring or receiving a temporary or permanent pension and have more than 18 months of deposits in the Fondo de la Vivienda subaccount. They also must show that their first home loan is paid off and that payments were made on a regular basis. If co-financing was involved, the corresponding financial institution also must have been fully paid.

The program’s rules have already been published in the Diario Oficial de la Federación, and it is expected to grant about 5,000 loans for new homes and resales this year.

Durante el mes pasado, el Fondo de Vivienda del Instituto de Seguridad y Servicios Sociales de los Trabajadores del Estado, dio a conocer que sus derechohabientes podrán acceder a un segundo crédito en sus distintos esquemas de financiamiento: Crédito Tradicional, Respalda2, Alia2 Plus, FOVISSSTE en Pesos y FOVISSSTE en Pesos Pagos Crecientes.

De esta manera, los trabajadores al servicio del Estado mexicano que se encuentren en activo y no estén en proceso de retiro o de dictamen para una pensión temporal o definitiva, podrán acceder a este beneficio. Los interesados deberán contar con más de 18 meses de depósito constituidos a su favor en la subcuenta del Fondo de la Vivienda. Además, deberán demostrar que su primer crédito de vivienda esté totalmente liquidado y haya sido pagado de manera regular. En caso de haber sido otorgado bajo cualquier esquema de cofinanciamiento, deberá estar completamente cubierto a la entidad financiera involucrada.

Las reglas de operación de este programa ya han sido publicadas en el Diario Oficial de la Federación y se espera que en el transcurso de este año, se otorguen cerca de cinco mil financiamientos para la adquisición de viviendas nuevas o reventas.

PVRPV Opens Office at The Park

PVRPV’s new office features modern industrialstyle interior design, more space and amenities such common areas for the team, and meeting and conference rooms.

A few weeks ago, vacation rental company PVRPV opened its new office at The Park, located in Puerto Vallarta’s Romantic Zone. Founded in 2005 by Canadian entrepreneur Tim Longpré, the company has an extensive portfolio of homes, villas and condominiums in various areas of the bay and offers additional services such as property management, vacation concierge and laundry.

Their new office features modern industrial–style interior design, more space and amenities such as air conditioning, common areas for the team, and meeting and conference rooms. It is located at the intersection of Pino Suárez and Lázaro Cárdenas streets, Unit 6 at The Park.

This is the third location for the company since its opening on Francisca Rodríguez Street in Colonia Emiliano Zapata.

Applegate Realtors Holds Open House at Rincón de Almas

Rincón de Almas will feature a concierge service, underground parking, commercial spaces and rooftop with swimming pool, jacuzzi, wellness center and gym, among others.

A few weeks ago, Applegate Realtors held a cocktail to present the development Rincón de Almas, a 38-unit condominium to be located between Constitución and Aquiles Serdán streets in Puerto Vallarta’s Romantic Zone. Currently under construction, this project was designed by renowned Mexican architects Derek Dellekamp (2008 International Architecture Award) and Frida Escobedo (2009 Young Architects Forum winner).

The master plan of Rincón de Almas calls for three models of condos, starting at about 645 square feet, which will feature one to three bedrooms with one to two bathrooms. All units will have a fully equipped kitchen, living room, dining room, dressing room, terrace and private storage. The building’s design, created following a bioclimatic study, integrates architectural elements such as lattice walls, which take advantage of light and natural ventilation, lightweight materials, thermal glass and green roofs.

The development’s amenities include reception, concierge service, underground parking, commercial spaces and rooftop with swimming pool, jacuzzi, wellness center, gym, sundeck, sports bar, BBQ area and views toward the bay, city and mountains. The project is scheduled to be completed in 2017.

Hace algunas semanas, la agencia inmobiliaria Applegate Realtors celebró un coctel para presentar el desarrollo Rincón de Almas, un condominio de 38 unidades que estará ubicado en la Zona Romántica de Puerto Vallarta. Actualmente, este proyecto diseñado por los reconocidos arquitectos mexicanos Derek Dellekamp (Premio Internacional de Arquitectura 2008) y Frida Escobedo (Premio Young Architects Forum 2009), se encuentra en construcción entre las calles Constitución y Aquiles Serdán. El plan maestro de Rincón de Almas contempla tres modelos de departamentos que inician en los 60 m2 e incluyen de una a tres recámaras con uno a dos baños. Todas las unidades contarán con cocina completamente 16

National and international media continue to cite Mexico as one of the best countries for retirement and/or real estate investment.

National and international media continue to cite Mexico as one of the best countries for retirement and/or real estate investment (including the Annual Global Retirement Index on the internationalliving.com website). And statistics on market activity in Puerto Vallarta and Riviera Nayarit in recent months confirm a surge in the number of properties sold in the region.

Mientras que los medios de comunicación nacionales e internacionales continúan destacando a México como uno de los mejores países para retirarse y/o invertir en bienes raíces en la actualidad (incluido el Global Retirement Index del sitio web internationalliving.com), las estadísticas referentes a la actividad del mercado en Puerto Vallarta y Riviera Nayarit durante los últimos meses, solo confirman un auge en el número de propiedades vendidas en la región.

According to the annual real estate market report produced by the Timothy Real Estate Group, that number increased 38.5 percent from 2015 to 2016 (from 442 to 612 properties sold).

The study is based on figures released by the MLS service of the Puerto Vallarta, Riviera Nayarit and Compostela sections of AMPI (the Mexican association of real estate professionals) and, among other interesting data, notes that total sales volume in the same period went from $142,543,573 USD to $174,595,423 USD (an increase of 22.4 percent).

El estudio está basado en los números arrojados por el servicio MLS de las secciones Puerto Vallarta, Riviera Nayarit y Compostela de la Asociación Mexicana de Profesionales Inmobiliarios y, entre otros datos interesantes, establece que el volumen total de ventas en el mismo período pasó de $142,543,573 USD a $174,595,423 USD (con un incremento del 22.4 por ciento).

Jonathon Smart, Riviera Partners Realty partner and broker, has witnessed a favorable response from the market within the exclusive private community of Punta Mita. “What we have seen since last November, when Donald Trump won the election, is a phenomenal increase in interest in this area. Every day we receive calls and show properties. The holiday season brought many more people than in previous years. Although no one can say with certainty what will happen in 2017, we think it will be very positive,” he notes.

Wayne Franklin, broker at Tropicasa Realty, concurs that market activity from the USA has been positive following the 18

Wayne Franklin, bróker de la firma Tropicasa Realty, coincide en que después de la contienda presidencial en los Estados Unidos, se ha registrado una buena participación por parte del mercado proveniente de dicho país. Además, otros factores han ayudado a desencadenar una buena temporada:

Franklin considera que la situación del mercado de valores y la fuerza del dólar estadounidense también han generado un ambiente favorable para la inversión, al mismo tiempo en que se toman como signos positivos de una economía que continuará creciendo en el futuro.

Regarding the domestic market, Wally López, Riviera Partners Realty partner and broker, predicts good performance.

“I think the Mexican sector will continue to be present, since buyers know that if they buy in dollars, their investment will remain in dollars and will earn the exchange rate parity.” In addition, he also believes that Mexican owners who wish to enter the rental business have an excellent opportunity to recover their investment.

The vacation rental sector also seems to be having a great year. In a recent interview, John Swanson and Michael Green, Boardwalk Realty brokers, told us that some of their vacation rental clients have reported high occupancy this season, with reservations even made for 2018 already.

The region’s constant influx of tourists has played a central role in this real estate scenario. Jonathon Smart says that flights from Orange County, Los Angeles, San Francisco, Portland and Seattle, among others, have been very favorable for them in recent months.

During 2017, this influx of visitors is expected to continue. Enrique Ramos, head of the Jalisco Ministry of Tourism (SECTURJAL), recently commented that in the last two years, annual growth of foreign tourism in the region has been 6 percent, and efforts to maintain that rate will continue.

One of these efforts is increasing the number of cruise ship arrivals, with 172 now scheduled, 10 percent more than in 2016.

La capacitación debe ser vista como una inversión para contribuir al desarrollo productivo de los colaboradores. Con el paso del tiempo, esto proporcionará mayores beneficios económicos y de calidad en cualquier industria.

Training within organizations is vital to the development of employees, both personally and professionally. Therefore, companies must find mechanisms that provide their personnel the knowledge, skills and attitudes required to achieve optimal performance throughout their entire time with the organization.

This trend has been adopted by a number of visionary leaders who have realized that training is not an unnecessary expense, but rather a productive investment to achieve greater economic, quality and productivity benefits in any industry.

The real estate career of Rafael Valdez, a certified instructor approved by AMPI, has been inseparably connected to training. When he was hired by Century 21 in 1991, he began to study the various geographic areas that then comprised the region. “At that time it was not difficult, as our industry was just taking off. And we were only 17 real estate agencies,” he says. And he enrolled in every course available to him, to become completely involved in the real estate process.

Over the years and on his own initiative, he began to compile the highlights of each of the courses he had taken.

Collating these, together with the practical experience he had gained, he then produced a small manual containing a basic overview of real estate practices.

“I completed my manual at a key moment. On one hand, the Asociación Mexicana de Profesionales Inmobiliarios (Mexican Association of Real Estate 26

Bajo esta filosofía, la carrera inmobiliaria de Rafael Valdez, instructor certificado y aprobado por AMPI, ha estado intrínsecamente ligada a la capacitación.

Cuando fue contratado por la agencia Century 21 en 1991, comenzó a estudiar y conocer las diversas zonas geográficas que conformaban la región en aquella época.

“En ese tiempo no era difícil, ya que nuestra industria apenas iba despegando. Además, únicamente éramos 17 inmobiliarias”, comenta. A partir de ese momento, aprovechó todos los cursos que estaban a su alcance para involucrarse de lleno en el proceso de los bienes raíces.

Con el paso de los años y por iniciativa propia, comenzó a recopilar lo más destacado de cada uno de los cursos que había tomado. Así, junto con la experiencia que había adquirido durante la práctica, realizó un pequeño manual que contenía un temario básico sobre bienes raíces.

Subsequently, he approached SEP Jalisco (Jalisco’s Secretariat of Public Education) for a thorough review of his manual, and after a few slight changes, it was approved in its entirety. “Then I went to AMPI and presented it to them. They were delighted and invited me to teach a course based on it.”

Thus, in September 2008, the first course on real estate approved by AMPI was given at the Instituto de Formación para el Trabajo del Estado de Jalisco (IDEFT) (Institute of Training for Labor of the State of Jalisco) in Puerto Vallarta. “As my basic program only covered 40 hours of training, I started developing Bienes Raíces II and increased the content of each topic, to cover 100 hours.”

“Terminé mi manual en un momento clave: por un lado, la Asociación Mexicana de Profesionales Inmobiliarios nos estaba prometiendo capacitación continúa y por el otro, ya existía el reglamento de que se requerían 100 horas de formación profesional para que un agente pudiera convertirse en asociado”. Posteriormente, se acercó a la SEP Jalisco para que lo revisaran minuciosamente y tras unos ligeros cambios, fue aprobado en su totalidad. “Entonces fui con AMPI, se los presenté, quedaron encantados y me invitaron a impartirlo”.

Fue así como en septiembre del 2008, se impartió el primer curso sobre bienes raíces aprobado por AMPI en el Instituto de Formación para el Trabajo del Estado de Jalisco (IDEFT) en Puerto Vallarta.

“Como mi programa básico únicamente cubría 40 horas de capacitación, empecé a desarrollar Bienes Raíces II e incrementé el contenido de cada uno de los temas para poder cubrir las 100 horas”. Desde ese entonces, ambos cursos se han estado impartiendo cuatro veces al año en promedio.

The importance of training to technical growth, organizational culture, skill development and corporate image is indisputable.

Since then, both courses have been taught four times a year on average. “Although my ideal number of attendees is 10, we have groups of up to 18 agents interested in taking our basic program, which includes topics such as obtaining and marketing exclusive listings, selling techniques, services to the buyer, Federal Zone regulations and formalizing land holdings.”

The second course is aimed at those real estate agents who wish to reach a higher level, as it explores issues such as the representation and commercialization of real estate developments, zoning, building regulations in Jalisco and Nayarit, as well as urban development plans for Puerto Vallarta and Banderas Bay.

“Aunque mi número ideal de asistentes es de 10 personas, hemos tenido grupos de hasta 18 agentes interesados en aprender nuestro programa básico que incluye temas como el proceso de obtención y comercialización de exclusivas, técnicas de venta y servicios al comprador, una revisión a la zona federal marítimo-terrestre y cómo regularizar la tenencia de la tierra”.

El segundo está orientado a todos aquellos agentes inmobiliarios que desean escalar un nivel más alto, ya que explora temas como la representación y comercialización de desarrollos inmobiliarios, la zonificación, el reglamento de construcción en Jalisco y Nayarit, así como los planes de desarrollo urbano de Puerto Vallarta y la Bahía de Banderas.

Large supermarkets, department stores and movie theaters generate a steady stream of patrons to shopping malls in the region, benefitting the smaller businesses located there.

Consider the mall you visit most often in Puerto Vallarta and Riviera Nayarit. If you are a resident, you probably think of the one located nearest your home or the one that provides a service or product you need on a recurring basis. If the latter is true, you most likely frequent a type of business called an “anchor store.”

Piensa en el centro comercial que visitas con mayor frecuencia en Puerto Vallarta y Riviera Nayarit. Si eres residente, seguramente tienes en mente el que está ubicado cerca de tu domicilio o el que te proporciona un servicio o producto que necesitas de manera recurrente. But what exactly is an anchor store?

And how does it increase overall sales at a mall? It is a large establishment, usually a department store or selfservice store belonging to a national or international chain. Due to its heavy traffic, it generates a large flow of shoppers to the entire mall, increasing exposure and potential sales for the other businesses located there. In a nutshell, the anchor store is the one that attracts the most shoppers.

Se trata de un establecimiento de grandes dimensiones (por lo general es una tienda departamental o de autoservicio que pertenece a una cadena nacional o internacional) que debido a su alta convocatoria, provoca un gran flujo de personas en la plaza en la que se ubica y termina beneficiando a otros negocios.

According to data from the International Council of Shopping Centers (ICSC), Mexico has more malls than any other country in Latin America (around 600). Since Banderas Bay has witnessed a great deal of this commercial real estate development, we decided to present you a list of some of the anchor stores that currently drive business to the area’s main malls.

Only open in the morning and early afternoon, it attracts the majority of the patrons during that time period.

In the afternoon and evening, a similar phenomenon occurs with gourmet restaurant La Dolce Vita.

This is an example of a phenomenon that has appeared in recent years, where restaurants and other food service providers are consolidated as strong anchor stores. A similar case is the Paradise Plaza Shopping Center, in Nuevo Vallarta, where another Starbucks serves the same function.

Soriana · Plaza Caracol The variety of products available in self-service stores, many of which meet basic needs, guarantees a good influx of shoppers. Soriana, one of the largest chains of self-service stores nationwide, is the main draw at this mall, well known among residents around the North Hotel Zone.

Starbucks · Nima Shops Abierto en 2010, Starbucks Marina Vallarta ha ayudado a revitalizar la zona que recorre la calle Popa, incluidos los establecimientos de Plaza Neptuno. Este ejemplo es un fenómeno que se ha dado en los últimos años, donde restaurantes y otro tipo de proveedores de servicios alimenticios, se consolidan como fuertes tiendas ancla. Un caso similar es el centro comercial Paradise Village de Nuevo Vallarta, donde también existe un Starbucks que cumple la misma función.

Soriana · Plaza Caracol La variedad de productos disponibles en las tiendas de autoservicio (muchos de los cuales responden a necesidades básicas), es garantía de buena afluencia de consumidores.

Soriana, una de las mayores cadenas de tiendas de autoservicio a nivel nacional, es el principal proveedor de clientes de esta plaza muy conocida entre el público local que se ubica en la cercanías de la Zona Hotelera Norte.
