Pier 57 Inaugurates its Panoramic Terrace

Approximately 300 guests attended the cocktail to admire the terrace’s impressive amenities.

A few weeks ago, real estate agency Tropicasa Realty held a cocktail to inaugurate the panoramic terrace of the Pier 57 development, which houses the largest infinity pool in Latin America. The building is located on Francisca Rodríguez street, in Puerto Vallarta’s Romantic Zone, just two blocks from Los Muertos Beach.

The approximately 300 guests who attended had the opportunity to admire the terrace’s impressive facilities and amenities, as well as the views it offers of the bay, city and mountains.

Other amenities offered by the newly opened terrace include a lounge area in the center of the pool, cabañas, bar, social area, library, garden areas and sundeck.

Pier 57 is currently under construction and commercialization. This most recent project of Toro Rosso Developers presents innovative one- and two-bedroom apartments that can be transformed into loft studios. The first units will be delivered in April of this year.

Hace algunas semanas, la agencia inmobiliaria Tropicasa Realty celebró un coctel para inaugurar la terraza panorámica del desarrollo Pier 57, la cual alberga la piscina de borde infinito más grande de Latinoamérica. El edificio está ubicado sobre la calle Francisca Rodríguez de la Zona Romántica de Puerto Vallarta, a tan solo dos cuadras de Playa Los Muertos.

Asistieron cerca de 300 invitados, quienes pudieron apreciar las impresionantes instalaciones y amenidades de la terraza, así como las vistas que ofrece hacia la bahía, la ciudad y la montaña.

Otras de las amenidades de la terraza recién inaugurada son un área lounge sumergida en el centro de la piscina, cabañas, bar, área social, biblioteca, zonas ajardinadas y asoleadero.

Actualmente, Pier 57 se encuentra en construcción y comercialización. Se trata del proyecto más reciente de la compañía Toro Rosso Developers y presenta innovadores departamentos de una y dos recámaras que pueden transformarse en estudios tipo loft.

Las primeras unidades serán entregadas en abril de este año.

Real Estate Growth Forecast for 2018

During his first public appearances as 2018 president of AMPI (the Mexican Association of Real Estate Professionals), Alejandro Kuri Pheres told the press that, thanks to the positive activity of the internal market as a result of population growth, the leading institution foresees close to five percent growth in the real estate sector during the year.

If so, the sector will develop above the Mexican economy. Although Kuri Pheres acknowledges that this indicator does not represent the full potential of the industry, it shows solidity and continuity: “We know that there are countries with growth near and above 10 percent; however, we believe it is better to maintain stable vigor than to create real estate bubbles,” he explains.

According to AMPI, factors that could affect real estate business during the year include the electoral process and the renegotiation of NAFTA (the North American Free Trade Agreement): “Mortgage interest rates could rise in the coming months and create a lack of confidence in home buyers, but we trust that the impact will be minimal. In fact, developers expect an increase in production of close to 15 percent.”

Durante sus primeras apariciones públicas como presidente de la Asociación Mexicana de Profesionales Inmobiliarios (AMPI) para el ciclo 2018, Alejandro Kuri Pheres declaró a la prensa que, gracias a la actividad positiva del mercado interno a razón del crecimiento demográfico, la institución que lidera prevé un crecimiento en el sector inmobiliario de cerca del cinco por ciento durante este año.

Si la premisa es efectiva, el sector se desarrollará por encima de la economía mexicana. Aunque Kuri Pheres reconoció que este indicador no representa todo el potencial de la industria, muestra solidez y continuidad: “Sabemos que existen países con crecimientos cercanos y superiores al diez por ciento; sin embargo, creemos que es mejor mantener un dinamismo estable a crear burbujas inmobiliarias”, explicó.

De acuerdo con previsiones de AMPI, entre los factores que podrían afectar al rubro de los bienes raíces durante el año, están el proceso electoral y la renegociación del Tratado de Libre Comercio de América del Norte: “Las tasas de interés de las hipotecas podrían subir en los próximos meses y generar desconfianza en los compradores de viviendas, pero confiamos en que el impacto sea mínimo. Incluso, los desarrolladores esperan un ascenso cercano al 15 por ciento en la producción”.

Harbor 171 is a new two-tower condominium that will house 273 units.

A few weeks ago, real estate agency Domus Fine Real Estate presented Harbor 171, a new two-tower condominium that will house 273 units. This project, developed by Grupo Parsi and designed by Santoscoy Arquitectos, will be located behind the Mega Comercial in the Hotel Zone, between Hotel Secrets and the Sheraton Buganvilias.

The architectural design and appearance of the building will be perfectly integrated to complement the existing natural landscape. Some of its outstanding amenities will include direct access to the beach, a very large infinity pool, jacuzzis, gym, spa, lobby (triple high), business center, snack bar, beach terrace, fire pits and lush green areas.

In addition to the studio units, Harbor 171 will offer units with two, three and four bedrooms, all with ocean views, first-class finishes, excellent construction materials and the most competitive price in the bay. While the first phase (Torre Sur) is planned to be delivered during the summer of 2019, the second phase (Torre Norte) is still to be confirmed.

The initial price of these residential units that combine luxury with first-class services and amenities is $150,000 USD, with construction area ranging between about 645 and 2,585 square feet.

product that they can purchase and afford, that is accessible in every aspect and that is fully habitable—that is, it has adequate space, all services and is close to commercial areas. If we add an appropriate price range to this list, we can say that a development will be successful.”

He says that when people perceive that the price is fair for what they receive, demand tends to increase. “Throughout my more than 15 years of experience, I have seen that some developers base the price of housing on simply being close to something attractive or because the neighboring development is set at the same price; however, when potential customers come to the site and do not perceive that the cost reflects what they are going to find, they immediately eliminate it as a real option and start looking elsewhere.”

Open vs. Private Single-Family Developments “The difference between open and private single-family developments is that in open developments, the streets, lighting and parks belong to the municipality, which is responsible for maintenance. In the private development, since these areas are part of the development property, there are maintenance fees. The advantage of acquiring a property in an open development is that the price is less, as it is limited to only housing. However, in the private development, one must pay for 22

De la misma manera, aseguró que cuando las personas logran percibir que el pago que realizan es justo por lo que reciben, la demanda tiende a incrementarse. “A lo largo de mis más de 15 años de experiencia, he observado que algunos desarrolladores le ponen el valor a la vivienda por el simple hecho de estar cerca de algo llamativo o porque el fraccionamiento vecino tiene ese mismo precio; sin embargo, cuando los clientes potenciales acuden al lugar y no perciben que el valor a pagar sea el adecuado por lo que van a encontrar, inmediatamente la eliminan como opción real y empiezan a buscar en otro lado”.

Desarrollos Unifamiliares Abiertos vs. Privados “La diferencia entre estos desarrollos es que en el abierto, las calles, el alumbrado y los parques pertenecen al municipio, quien se encarga del mantenimiento. Currently, developers implement programs such as Hipoteca con Servicios de INFONAVIT (Mortgage with Services), where maintenance fees are charged, even for open developments, to clean, care for and maintain in good condition the development’s amenities and public areas.

This benefits the inhabitants, because they maintain their added value over the years.”

Future of Single-Family Developments in Bahía de Banderas When asked about his expectations for this type of development in the destination, Brando González affirms that he is confident that there will continue to be high demand in Bahía de Banderas. “We must understand this phenomenon in the following way: The development must be located in the right place and at the right price. Today, due to the high price of land, it is becoming more challenging to have subdivisions with only single-family houses, so apartments are included in master plans. As developers, the issue forces the price of housing to increase.

Obviously, this makes purchase impossible for many people. In addition, several emerging developments are not affordable to most people, and perhaps the people who can afford it do not like the location or do not see the potential of the area. So, why do those people who can afford it choose not to buy houses at those prices? Because with that money they could buy a resale property in a development they consider to be better located,” he says.

“Single-family developments do have a future, but it must be well studied so that they remain profitable. Here in Puerto Vallarta—specifically here, because there is a big difference between buying on this side of the Ameca River and buying in Bahía de Banderas—it is very difficult to find land at affordable prices to continue building single-family developments. On the other hand, in Bahía de Banderas, the situation occurs in the strip where people want to buy.

The cheapest places to develop are in the area toward Valle de Banderas, but not all people want to live there. To continue successfully commercializing this type of development, a fair combination of land price and sales price must be found,” he concludes.

Hoy en día sucede que, por los altos precios de las tierras, cada vez es más complejo tener fraccionamientos con casas unifamiliares únicamente, por eso también se incluyen departamentos en los planes maestros.

Como desarrolladores, esa cuestión obliga a que el precio de la vivienda se incremente.

Obviamente, esto hace inviable la compra para muchas personas. Además, están saliendo varios desarrollos que se escapan de las posibilidades de la mayoría de la gente y quizá, a las personas que pueden pagarlo, la ubicación no les agrada completamente o no terminan de percibir el potencial de la zona. Ahora bien, ¿por qué la gente con posibilidades no compra casas de esos precios? Porque con ese dinero podrían comprar una propiedad de reventa en un fraccionamiento que consideren esté mejor ubicado”, afirma.

“Los desarrollos unifamiliares sí tienen futuro, pero debe ser muy bien estudiado para que sigan siendo redituables. Aquí en Puerto Vallarta —específicamente aquí, porque hay una gran diferencia entre comprar de este lado del Río Ameca que en Bahía de Banderas—, es muy complicado encontrar precios de tierras accesibles para seguir construyendo desarrollos unifamiliares. En cambio, en Bahía de Banderas la situación ocurre en la franja donde la gente quiere comprar. Los lugares más económicos para poder desarrollar son en los terrenos que están hacia Valle de Banderas, pero no toda la gente quiere vivir allá. Para continuar comercializando con éxito este tipo de desarrollos, se debe encontrar una combinación justa entre el precio de tierra y el precio de venta”, finaliza.

A few weeks after starting her second term as president of the Mexico chapter of the International Federation of Real Estate Professionals (FIABCI), Silvia Elias spoke about the origins of her company, as well as her career, relationships with leaders of real estate associations and general forecast for the industry in 2018.

You are a woman with a global business viewpoint. Where does that perspective come from?

Eres una mujer con una percepción de negocio global, ¿de dónde proviene esa perspectiva?

“I have always said that I am a citizen of the world. I am originally from Spain, and although I was born in Jerez, I lived in many cities, such as Madrid, Valencia, Barcelona and Alicante. The real estate business, to which I have dedicated most of my life, fascinates me because it allows me to get to know cultures from different countries, and I have always worked in tourist areas, where I have access to people of different nationalities, mentalities and languages. I believe that in today’s world, any real estate professional must have an international perspective, due to globalization.”

“Siempre he dicho que soy una ciudadana del mundo. Soy originaria de España y aunque nací en Jerez, viví en muchas ciudades como Madrid, Valencia, Barcelona y Alicante. When did you arrive in Puerto Vallarta, and how did you start your company?

partner. Then, in 1986 there was a big crisis, and investors were no longer interested in financing. So, I acquired the shares of the company. From that moment, I’ve remained at the helm.”

You are a founding member of the Puerto Vallarta chapter of AMPI. What was the need for the association?

“About 26 years ago, there were only two or three AMPI affiliates in our city, and in order to open a section here, at least five were needed. So, we decided to unite and seek an improvement in the level of professionalism, as well as a guarantee for investors and buyers.

The incorporation was very important, since it allowed us to have constant training, as well as a network of professionals at the national level. From 1995 to 2001 I served as president of the Puerto Vallarta chapter.”

What do you consider your greatest contributions during that period?

“During my presidency, two degree programs were organized that were really pioneers, because they involved Tecnológico de Monterrey Guadalajara and Centro 36

“Hace aproximadamente 26 años, solo había dos o tres afiliados a la Asociación Mexicana de Profesionales Inmobiliarios en nuestra ciudad y, para poder abrir una sección aquí, se necesitaban al menos cinco.

Entonces, decidimos unirnos y lograr este cometido buscando un mejoramiento del nivel profesional, así como una garantía para los inversionistas y compradores. La incorporación fue muy importante, ya que nos permitió contar con capacitaciones constantes, así como con una red de profesionales a nivel nacional. De 1995 a 2001 me desempeñé como presidenta de AMPI sección Puerto Vallarta”. ¿Cuáles consideras que fueron tus mayores aportaciones durante ese período?

“Durante mi presidencia, se organizaron dos diplomados que fueron realmente pioneros, pues involucraron al Tecnológico de

It is also important because we must ensure that our city advances more toward sustainability and affordability, as promoted in the objectives of the United Nations.”

“I was also regional coordinator for AMPI Nacional, bringing a real estate congress to the region, as well as several forums.”

Since then do you have a direct relationship with the national leaders of AMPI? “That’s right. In addition, at the beginning of this millennium, AMPI offered the Certified International Property Specialist (CIPS) certification for the first time in Mexico. I

También es importante porque debemos procurar que nuestra ciudad avance más hacia lo sustentable y asequible, tal y como se promueve en los objetivos de las Naciones Unidas”.

“También fui coordinadora regional para AMPI Nacional, incluso trajimos un congreso inmobiliario a la región, así como varios foros”. ¿Desde entonces tienes relación directa con los líderes nacionales de AMPI? “Es correcto. Now, as president of FIABCI Mexico, how is your relationship with the leaders of AMPI? “In recent years, there has been greater cohesion between FIABCI and AMPI. There is more participation in the events of both institutions, and I think it is a great time to achieve the goals we share, which are the professionalization of the industry and the positioning of Mexico as a country with a wide variety of real estate products.”

You were re-elected as president of FIABCI Mexico for 2018. What are the main objectives of the federation?

“To unify professionalization standards and share best practices worldwide, as well as market statistics. FIABCI is also a consultative body of the United Nations and shares its ideals. We have even developed a system to ascertain the sustainability and perception index of our cities. This allows government agencies to know in which areas a city needs to be improved so that it is more comfortable, affordable and sustainable. The planned development is essential for cities, and having this tool in which citizens or visitors can vote provides valuable information.”

Do you have a relationship with the world president of the federation?

“Yes. The current president is the Hindu Farook Mahmood, whom I have known for a couple of years and who selected me as president of the World Membership Committee last May.” 38

Ahora, como presidenta de FIABCI México, ¿cómo es tu relación con los dirigentes de AMPI? “En los últimos años, se ha dado una mayor cohesión entre FIABCI y AMPI. Hay más participación en los eventos de ambas instituciones y creo que es un gran momento para poder lograr las metas que compartimos, que son la profesionalización de la industria y el posicionamiento de México como un país con gran variedad de producto inmobiliario”.

Fuiste reelecta como presidenta de FIABCI México para el 2018, ¿cuáles son los principales objetivos de la federación?

“Unificar estándares de profesionalización y compartir las mejores prácticas a nivel mundial, así como estadísticas del mercado.

La FIABCI es también un órgano consultivo de las Naciones Unidas y comparte sus ideales. Incluso, hemos desarrollado un sistema para poder conocer el índice de sustentabilidad y percepción de nuestras ciudades. Esto le permite a los organismos gubernamentales saber en qué áreas hay que mejorar una urbe para que cada día sea más cómoda, asequible y sustentable.

El desarrollo planeado es esencial para las ciudades y contar con esta herramienta en la que los ciudadanos o visitantes pueden votar, da una información muy valiosa”.

What benefits do members of FIABCI have?

“Those who join FIABCI have many advantages, such as knowing the trends of the global market. Nowadays, although it seems we are in a local or national market, in any city there may be international market niches, because we know that franchises buy, for example, land to build commercial premises, offices and developments. Whether they want to attract buyers or promote the real estate they represent globally, it can only be achieved professionally and broadly through a federation or worldwide consortium. Another benefit is the chance to meet agents from more than 65 countries and receive preferential prices at exhibitions and congresses.”

What is still left for you to achieve?

This is because demand at this time is very high, very strong. There are many properties that have received multiple offers and have even sold for more than the asking price. The market is moving at an unprecedented speed.”

“Before the real estate-financial crisis of 2008, Puerto Vallarta had an entry level in the range of almost $500,000 USD for a two- to three-bedroom condominium, for example. This meant that we had a clientele with very high purchasing power, and the demand was for residence-type condominiums, much larger. The market 40

¿Cómo se percibe a México en los eventos inmobiliarios a los que has asistido fuera del país?

“En algunas ponencias que he tenido, el tema siempre ha sido la preocupación que se tiene a nivel internacional acerca de la seguridad. Sabemos que Puerto Vallarta ha sido catalogada como una de las ciudades más seguras del país y con ese tipo de información podemos compensar la mala imagen que se suele tener de México en el exterior. Yo creo que este tipo de imagen está mejorando mucho dentro de la industria; sobre todo, porque hay mucha gente de otros países que participa en eventos del gremio que tenemos en México y se sienten seguros aquí. En la medida en que nosotros hagamos una mayor promoción, asistamos a más eventos internacionales y atraigamos prensa positiva, podremos revertir la percepción negativa. Quienes han venido a México se han ido encantados, pues es un país rico en temas como la calidad humana, amabilidad, trato, servicio y bellezas naturales. Además, tenemos toda una infraestructura de servicios de primer nivel en nuestros destinos turísticos”. ¿Qué panorama le espera a la industria este 2018?

“Para el mercado local, te puedo decir que en los últimos meses ha disminuido a menos de la mitad el período de absorción, es decir, el tiempo en que una propiedad permanece en venta. Esto se debe a que la demanda en este momento es muy alta, muy fuerte. Hay muchas propiedades que han recibido ofertas múltiples y se han vendido incluso arriba de lo que se estaba pidiendo. El mercado se está moviendo con una celeridad inusitada”.

“The question is funny because, to tell the truth, I never contemplated being president of AMPI Puerto Vallarta, nor FIABCI Mexico. I am a person with goals, but I think they should be much more focused on human development. In short, what has always fascinated me is making my clients happy and supporting our association. It is a great responsibility and satisfaction at the same time, because to be able to give correct advice, you must be informed. For this reason, throughout my career, I have constantly taken training courses and attended congresses and exhibitions of the National Association of Realtors, Leading Real Estate Companies of the World, Luxury Portfolio International and AMPI.” “To be satisfied with what I do, there must be an incentive at a personal and intellectual level, and one of the things that allows you to achieve that kind of goal is your adaptability to change. During the years that I have been working in Puerto Vallarta, I have seen and experienced all kinds of periods. Weathering these changes and having that capacity to respond is one of the things that motivates and excites me.”

“Antes de la crisis inmobiliaria-financiera del 2008, Puerto Vallarta tenía un nivel de entrada en un rango de prácticamente 500 mil dólares para un condominio de dos a tres recámaras, por poner un ejemplo.

Esto significaba que teníamos una clientela con un poder adquisitivo muy elevado y la demanda era de departamentos de condominios tipo residencia, mucho más grandes. El mercado cambió y se adaptó a nuevos compradores entre los años 2010 y 2012. Entonces, se comenzaron a hacer productos más pequeños de entre 200 y 250 mil dólares. En la actualidad, podemos ver que está aumentando nuevamente el precio base de algunos inmuebles, ya que el número de compradores que buscan propiedades entre los 500 mil y un millón de dólares se ha incrementado”. ¿Qué le hace falta lograr a Silvia Elías?

“La pregunta me hace gracia porque, a decir verdad, nunca me planteé ser presidenta de AMPI Puerto Vallarta, ni FIABCI México. Soy una persona de metas, pero pienso que deben ir mucho más enfocadas al desarrollo humano.

En definitiva, lo que me ha apasionado desde siempre es hacer felices a mis clientes y apoyar a nuestro gremio. Es una gran responsabilidad y satisfacción al mismo tiempo, pues para poder dar una asesoría correcta, tienes que estar informado. Por esta razón, a lo largo de mi trayectoria, constantemente he tomado capacitaciones y asistido a congresos y expos de la National Association of Realtors, Leading Real Estate Companies of the World, Luxury Portfolio International y AMPI”.

“Para estar satisfecha con lo que hago, debe existir un aliciente a nivel personal e intelectual y una de las cosas que te permiten conseguir ese tipo de metas es tu adaptabilidad al cambio. Durante los años que llevo trabajando en Puerto Vallarta, he visto y pasado épocas de todo tipo... resistir esos cambios y tener esa capacidad de respuesta, es una de las cosas que me motiva y apasiona”.
