PARKING GARAGE MAINTENANCE CHECKLIST TASKS

q Sweep Weekly

q Wash Down Decks SemiAnnually Annually

q Touch-Up Deck Sealer As Required Annually

q Check for/Evaluate Cracks As Required Annually

q Check Joint Sealants As Required Annually

q Check Isolation Joint Sealants As Required Annually

q Check Traffic-Bearing Membrane As Required Annually High

q Re-paint Structural Steel or Exposed Metal As Required Annually

q Check for Deck Surface Deterioration As Required Annually

q Check for Water Leakage As Required Annually Very High

q Inspect Deck Drain Function Monthly

q Check for Ponded Areas As Required Annually

q Evaluate Condition of Previous Repairs As Required Annually

q Inspect Post-Tension Cables Annually 3-5 Years Detailed

Power-sweep, vacuum, or hand-sweep.

Hose down deck, beam ledges, and overhead pockets.1

Reapply sealer as necessary.1

Check for leaks and grind out and fill with sealant. Determine if structural.2

Inspect for leaks, adhesive/cohesive failure, tears, or adjacent concrete damage. Repair locally.3

Inspect for leaks, nosing/gland damage, tears and punctures. Repair as required.3

Inspect for wear, cracks, blisters, delamination, and leaks. Spot-repair as required.3

Check for chips, peeling, and rust. Spotrepaint and use special coatings if necessary.

Inspect for cracks, joint edge spalls, scaling, and delaminations. Repair locally; consult an engineer if extensive.2

Identify source and location. Correct as needed.4

A)Remove debris & clean drains; B) Check drain lines; C) Inspect sealant at top of drain.

Install additional drains or re-establish slopes as needed.

Record condition and any additional maintenance needed.2

High Check anchors, corrosion, and cracking.

q Inspect Barrier Cables / Guardrails SemiAnnually Annually Very High Check tension, damage, and corrosion.

q Inspect Bearing Pads (Double Tee) Annually 3-5 Years Hands-On

Check alignment, crushing, and movement.

q Engineer Condition Survey Annually As Required Low Full structural assessment.
