Freshen up your home for the spring season After a few months of chilly temperatures, come spring, many homeowners are eager to throw open their windows and doors and breathe new life into their homes. Simple changes made now — even before the weather begins to warm up — can improve interior spaces and brighten the atmosphere of a home.

• Go plant shopping. Research from NASA suggests adding at least one plant in your home per 100 square feet is efficient enough to clean air. Fresh foliage also makes a home feel warm and inviting. Watering and misting plants introduces moisture into indoor air, which can make rooms overcome with dry air from heating systems feel comfortable. Just be sure to avoid overwatering plants, which can lead to mold growth.

• Swap out throw pillows. Accent pillows on beds and sofas are quick and inexpensive ways to add new bursts of color to rooms. You may be able to make over a room’s entire color scheme with new pillows. Invest in pillows that you can switch with each season so your decor will never look tired or dull.

• Clean existing light fixtures. Another way to brighten the mood in a home is to periodically clean light fixtures to make sure they are working effectively. Spend time dusting them and cleaning off any accumulated debris. If need be, switch out old lamp shades for newer ones that let more light shine through. If inadequate lighting is a problem no matter how many lamps you have, consult with an electrician about installing more overhead and accent lighting.

• Give rugs and floors a deep cleaning. Recirculated air may be full of dust and other microscopic particles that end up blowing throughout your home. Also, it’s easy to track in dirt and other materials on your shoes that become imbedded in carpeting. At least once a year, rent or enlist the surfaces of carpet and upholstery cleaners to give floors a thorough cleaning. You may be surprised at how clean and fresh a home looks and smells once rugs and carpets are deep-cleaned. You also can make a dry carpet cleaner using baking soda, corn starch and desired fresh herbs for fragrance. Sprinkle and then vacuum up after a few hours.

Fresh flowers, new throw pillows and lightweight draperies are some easy ways to transform a home in time for spring’s arrival.

• Color-coordinate bookshelves. Group all books with similarly colored covers together for an instant and eyeappealing look.

• Simmer some homemade home deodorizer. In a large pot, boil water and some scented herbs, such as rosemary, citrus rinds, vanilla, or lavender. The aroma will waft through the home, creating a pleasing scent.

to your property

Many people are familiar with the idea that a strong first impression can go a long way. While that idea is most often referenced in regard to personal interactions, it’s also applicable to real estate.

When selling a home, homeowners who emphasize curb appeal may find it far easier to sell their homes. Curb appeal refers to the impression a home’s exterior makes on people seeing the home for the first time. In 2014, the online real estate database Zillow® surveyed real estate agents and found that curb appeal was one of the five most important factors when selling a home.

Projects that improve curb appeal can be vast undertakings or simpler projects, and the following are a handful of projects to improve a home’s curb appeal that run the gamut from simple to complex.

• Clean up the yard. Cleaning up the yard is among the simpler yet most effective projects to improve a home’s curb appeal. When selling their homes, homeowners should clear the yard of any clutter, including kids’ toys, grass clippings or items that might be scattered throughout the yard. A cluttered yard suggests homeowners do not care much about their home’s appearance, and that may lead buyers to think that indifference extended to maintaining the home’s interior as well. Many buyers will ignore properties without any external aesthetic appeal, but cleaning up the yard does not require much effort or expense on the part of sellers.

• Make the main entryway more inviting. Creating a more inviting entryway won’t be as simple as cleaning up the yard, but it can help create a strong first impression with-

out breaking the bank. To begin, remove plants and furniture from the front porch or area surrounding the doorway, as such items can create a cluttered feel. If the front door is old, replace it. Custom doors may be expensive, but they might add the wow factor buyers are looking for. If a new door is beyond your means or just unnecessary, repaint the door, ideally in a color that complements the color of your home and the surrounding landscape.

• Address pavement problems. Paving problems are not necessarily an expensive fix, but the cost of repairing driveways and walkways can add up if it’s been awhile since these areas were refurbished. Still, one of the first things buyers will notice when getting out of their cars is the ground they’re walking on, so patch and repair or even replace driveways and walkways that have fallen into disrepair.

• Add or upgrade outdoor living spaces. Outdoor living spaces also can set a property apart from others on the market. A recent study from the National Association of Realtors found that buyers would not hesitate to pay asking price for homes with outdoor living spaces. When adding or upgrading outdoor living spaces, try to depersonalize the spaces as much as possible, as buyers want to picture themselves, and not the sellers, enjoying these areas. Include some comfortable furniture, adequate lighting and a dining area in your outdoor living space as well.

Curb appeal can add a lot to a home, while lack of such appeal can make a home difficult to sell. Homeowners who want to sell their properties for asking price or more should address curb appeal before putting their homes on the market.

An inviting entryway free of clutter can add substantial curb appeal to a property.

Home renovation projects are done for several different reasons, whether to update styles, repair damaged or broken items or to achieve more living space. More than ever before, homeowners are choosing improvement projects geared toward making their homes healthier.

Establishing a healthy home means different things to different people. For example, to an environmentalist, a healthy home may incorporate eco-friendly or green products. To those with young children or mobility-impaired seniors, a healthy home may be one free from potential hazards. Others may view a healthy home as one that alleviates allergies.

The World Health Organizations says inadequate housing conditions, such as poor ventilation, radon, urban pollution, and moisture issues, can contribute to many preventable diseases and injuries — especially respiratory problems, nervous system disorders, cardiovascular diseases, and cancer. Furthermore, the U.S. Environmental Protection Agency ranks indoor air quality as a top five environmental risk to public health. EPA studies have found that indoor air pollution levels were roughly two to five times greater than outdoor pollution levels.

People interested in making their homes healthier can embrace these renovations and lifestyle changes.

• Be aware of furniture materials. Toxic PBDEs, which are chemicals used as flame retardants on furniture fabrics produced prior to 2006, can send toxins into the air. Some manufacturers may still use these flame retardants in new forms, but with similar risks. Before purchasing furniture, ask if a product is treated, and select naturally fire-resistant materials like wool and cotton.

• Lighten up. Lighting is often underappreciated but can have a dramatic impact on whether a home feels inviting, warm and/or uplifting. Experiment with different types of bulbs and lighting fixtures to turn drab and dreary environments into brighter places. Lighting may improve mood and productivity.

• Let the sun shine in. Modify window treatments to let more sunlight into the house. There is evidence that the sun, particularly UV light, is a potent bactericide. The Sunlight Institute advises that there’s no harm in letting natural sunlight do its work, as bacteria within eight feet of low-intensity UV light can be killed in 10 minutes.

• Inspect and service wood-burning appliances. A study published in the American Journal of Respiratory Cell and Molecular Biology has found regular inhalation of wood smoke limits immune activity and function, and anyone who burns wood indoors should be aware of these potential health risks. Ensuring proper ventilation of smoke and routinely cleaning the chimney can help cut down on particulate matter.

• Turn to nontoxic cleaning products, pesticides and insecticides. Always opt for nontoxic, natural products when cleaning in and around the house.

• Declutter the home. A cluttered, hectic space can affect emotions and mental state, never mind attracting dust and making a home harder to clean. Spending time in spaces that do not elicit stressful feelings is healthier and can help residents to rest and recharge.

Making a home healthier can be on the list of this year’s renovation plans.

Plan ahead for eco-friendly landscapes Eco-friendly landscapes can protect the environment and help homeowners save money. While it’s possible to alter landscapes during summer, it’s easier and more cost-effective to plan ahead for eco-friendly landscapes.

Planning ahead can ensure homeowners that their lawns and gardens conserve water throughout the spring and summer.

Such planning can save homeowners substantial amounts of money when summer temperatures rise and put a strain on lawns, plants and gardens that need more water than usual.

Homeowners who want their landscapes to thrive while benefitting the environment can take the following steps as lawn and garden season approaches.

• Research native plants. Native plants typically require considerably less water than exotic plants that do not naturally grow in particular areas. In addition, the U.S. Environmental Protection

Agency notes that native plants have adapted to local soil conditions, making them less likely to need fertilizer and more resistant to pests and diseases than non-native plants. That resistance saves homeowners from having to use potentially harmful pesticides.

• Design smart. When designing your landscape layout, group plants according to how much or how little water they need. This prevents overwatering plants that do not need much water, which can harm the plant and lead to unnecessary water waste, and ensures plants that do need substantial amounts of water have those needs met.

• Consider the elements. When planting, consider how much natural sunlight each area of the yard gets before planting.

Plants planted in areas that are especially exposed to the sun may require extra waterering, as the hot summer sun can cause water to evaporate, depriving plants of the water they need to

thrive. In addition to the sun, wind can divert water meant for plants and grass, so plant appropriately in areas that are exposed to sun and wind.

• Work with a professional. Professional landscapers and landscape architects can be invaluable resources for homeowners who want their properties to be as eco-friendly as possible. The desire for eco-friendly landscapes has risen in recent years, and many professional landscapers and architects are familiar with various ways to make lawns and gardens more environmentally friendly.

Make garage organization go smoothly Garages tend to fall victim to disorganization during the winter, when homeowners want to hurry inside and get some respite from the cold. As a result, many homeowners resolve to clean their garages come springtime.

Cleaning a disorganized garage overcome with clutter can be an all-day job, so homeowners would be wise to reserve a springtime Saturday or Sunday to get their garages back in order. Upon designating ample time to clean their garages, homeowners can then utilize a few additional tips to make the project go as smoothly as possible.

• Empty the garage. The first step when organizing a garage is to empty it completely. Old machinery and rusted lawn and garden tools have a way of disappearing in garages, and those items may remain there for years if the garage is never emptied. Once you have emptied the garage, you might be surprised to learn just how much or even how little space you have to work with.

• Clean the garage top to bottom. After you have emptied the garage, give it a thorough cleaning. Cleaning the garage serves multiple purposes. A clean garage is less likely to be overcome with dirt and/or critters, both of which can contribute to the deterioration of tools and machinery stored in the garage. In addition, you may be less likely to let a clean garage fall back into disorganization, saving you the trouble of reorganizing the garage next spring.

• Look up. Many homeowners fail to make adequate use of the vertical space in their garages. But keeping items off the floor can make it easier to clean the garage and will provide more room for your car or other machinery you don’t want to leave in the driveway or a backyard shed. Install shelves so you can more safely store automotive fluids and cleaners, and hang some hooks or hammer a few nails into the garage walls so you can hang tools like rakes and garden shears.

• Group tools by season. Grouping tools by season can make for a more organized garage and one less likely to be overcome with clutter. Designate one corner of the garage for lawn and gardening tools and another for winter tools like snow shovels or snowblowers. This makes it easier to find tools when you need them. When grouping tools, you can also group items by who uses them. For example, parents can designate one area of the garage for their tools, while kids can get their own area for their toys and bicycles.

• Resolve to park in the garage.

One of the best ways to keep a garage organized is to park your vehicle or vehicles inside the garage each night. Parking in a garage protects your vehicle(s) from the elements, and you also won’t be tempted to leave items lying around on the garage floor if you know you will eventually be pulling your vehicle in.

Sustainable flooring options abound Kitchen and bathroom remodeling projects tend to make great investments, earning homeowners significant returns when they sell their homes down the road. But flooring upgrades are another home renovation project that can attract attention and help sellers when they put their homes on the market.

Home flooring options abound, and it is easy to get excited and overwhelmed about flooring renovation projects. When choosing new flooring materials, homeowners should keep in mind the latest consumer trends, as those trends might help them recoup more of their flooring investment down the road.

One popular flooring trend is the use of sustainable materials. In addition to the more widely known benefits of choosing sustainable flooring, such as protecting natural resources and reducing a home’s carbon footprint, sustainable flooring can help reduce indoor air pollution. Various studies from the U.S. Environmental Protection Agency have shown that indoor air pollutant levels may be higher indoors than outdoors.

A major contributor to indoor air pollution are the volatile organic compounds, or VOCs, being off-gassed by carpeting and other flooring in a home.

Flooring manufacturers and designers are embracing the green design and remodeling movement. Today there are many beautiful and sustainable eco-flooring options. Here are some of the more popular materials.

• Bamboo: Contrary to popular belief, bamboo is not a wood, but a grass. It is a fast-growing grass, and that makes it a smart choice in many design applications. Also, unlike wood, which will absorb moisture and can warp, bamboo repels water and can be used for flooring in areas where one wouldn’t think to put wood, such as in bathrooms, entryways or mudrooms. Bamboo is naturally very light in color, but can be stained in many different hues to give homeowners more options.

Go green when lighting your home To live more eco-friendly lifestyles, many people need only make some relatively minor changes. But even the simplest efforts, when multiplied across millions of households, can add up to profound results.

Inside Energy, a collaborative journalism initiative created to inform the public on energy issues, reports that the average American household uses 911 kilowatt hours (kWh) of electricity per month, which can cost around $114. According to researchers at the Virginia Water Resources Research Center in Blacksburg, Va., fossil fuel-fired thermoelectric power plants consume more than 500 billion liters of fresh water per day in the United States alone. Reducing energy consumption is an effective way to conserve water and other resources. One way to do this is to switch to energy-efficient light sources, which may entail replacing your existing light bulbs with more modern and efficient alternatives.

Incandescent bulbs were once the standard for home use.

Available for roughly 135 years, incandescent bulbs are now being phased out because they consume too much energy.

Eartheasy.com, a solutions-based website for sustainable living, has found that electric lighting burns up to 25 percent of the average home-energy budget. The electricity used over the lifetime of a single incandescent bulb costs five to 10 times the original purchase price of the bulb itself. Traditional incandescent bulbs consume significant amounts of energy during heat production, while only a small portion of the energy used is involved in lighting the bulb. Experts have found incandescent bulbs convert less than 5 percent of the energy they use into visible light, with standard light bulbs averaging about 2.2 percent.

Unlike incandescent bulbs that have to heat up a filament to high temperatures to produce light, energy-efficient light bulbs, such as LEDs, CFLs and halogen bulbs, work differently. Each has its share of positive and negative attributes. Here are some of the facts about the other bulbs available.

Compact fluorescent light bulbs

• CFLs use 75 percent less energy than incandescents.

• CFLs last up to 10 times longer than older bulbs.

• CFLs will brighten slowly after being turned on, so it can take a few minutes to reach full illumination.

• Turning CFLs on and off frequently can shorten their life span.

• CFLs contain mercury, so they need to be handled delicately and recycled to keep mercury out of the environment.

Halogen light bulbs

• Halogen lights are not the most energy-efficient choice, but they still consume roughly 25 percent less energy than standard incandescent bulbs.

• Halogen bulbs produce instant brightness and can be dimmed.

• Halogen bulbs more accurately show the colors of objects, which can be advantageous in certain settings.

• Halogen bulbs last about a year or two.

Light-emitting diode light bulbs

• LED bulbs are very energy-efficient, with an energy savings of 85 percent compared to incandescent bulbs.

• When used for three hours per day, LEDs can last from 18 to 46 years.

• LEDs brighten instantly, and many are dimmable.

• Some LEDs cannot cast light in all directions and may not accurately show colors of objects.

• LEDs are some of the most expensive bulbs, although newer LEDs are being produced for less.

Eco-incandescent light bulbs

• Eco-incandescent bulbs employ halogen technology and are 28 percent more efficient than standard incandescent bulbs, according to Philips.

• Eco-incandescent bulbs are typically less expensive than other incandescent bulb replacements.

While there are many ways for homeowners to reduce their home energy consumption, few are as easy and simple as replacing standard incandescent bulbs with more eco-friendly alternatives.

How to hang photos and artwork with ease Personal touches turn a house into a home. Hanging pictures, whether they’re personal photographs or artwork, can really change the character of a room.

Unfortunately, some people may not know the proper ways to display pictures on a wall.

Design maven Martha Stewart advises that the first step is to gather all of the pictures that are in consideration for hanging. This will enable a person to see what is available and edit their selection based on the space available, theme or color scheme. Having the artwork there enables a person to move it around like a puzzle until the placement feels just right.

Next, plan on hanging artwork at 57 inches on center, according to the renovation experts at Apartment Therapy. “On center” means the middle of the photograph or painting will always be at 57”, as this measurement represents the average human eye height. This height is regularly used as a standard in many galleries and museums.

When the goal is to hang multiple pictures, treat the entire grouping as a single unit. This means creating the layout and finding the center of the middle piece of the grouping. To make picture grouping easier, use paper templates with arrows to indicate whether the artwork will be hung horizontally or vertically. These templates can then be easily taped to the wall and rearranged until the grouping is ideal.

There are no hard and fast rules concerning frames, meaning they do not all have to match.

But placing framed artwork side by side can give a person a feel for whether the images and the frames work together in the space. Some people like to use frames of similar colors and sizes.

Others want the eclectic mix-and-match appeal. It’s ultimately up to the homeowner.

Measuring is key to hanging a picture correctly on the wall. Take into consideration the type of attachment, whether it’s D-rings, sawtooth hangers, wire, or other fasteners on the back.

Measure from the top of the frame to the hanger. Measure the wall to achieve the 57” on center location, and then calculate where this falls within the height of the artwork and frame top.

Adjust accordingly and mark. Then measure the distance from the frame top to the hanger location on the wall.

Be sure to take the weight of the picture into consideration when selecting hanging hardware.

Wall anchors may be needed if measurements determine a wall stud will not help secure the artwork — to keep the frame sturdy in the drywall. Home improvement resource Today’s Homeowner also suggests using self-adhesive rubber bumpers to the bottom corners on the back of the frame before hanging so that the picture will not damage the wall and will help it hang level.

It can take a few attempts to hang pictures correctly, but with practice it should come with greater ease. The good news is there are new products constantly being evolved to make picture hanging easier, including those that enable removal and relocation of artwork without damaging walls.
