the entire site consists of 43 acres with outline planning consent for c 1,150 residential units together with c 100,000 ft² of commercial space. the first phase, which we now have detailed planning consent for, consists of 207 properties in total; 117 houses and 90 apartments across three blocks.

Phase 1a will consist of 40 of our modular town Houses of which there will be 30 three storey and 10 two storey houses. Phase 1b will be 37 traditionally build houses designed by Glen Howells architects.

Phase 2 consists of a further 40 houses being a mix of town House and Glen Howells houses together with 90 apartments.

The Port Loop area will be transformed into a new family-focused waterside neighbourhood by a pioneering Joint Venture (JV) partnership of awardwinning regeneration company Urban Splash and one of the largest property and leisure management, development and regeneration companies in the UK, Places for People working in tandem with landowners Canal & River Trust and Birmingham City Council to bring about 1,150 new homes, as well as commercial property and community facilities across the 43 acre site.

Urban Splash has been transforming Brownfield, disused sites around the country for more than 25 years, breathing life into sites such as Fort Dunlop and Rotunda in Birmingham. It has won more than 400 awards for its work creating more than 5000 homes and 1.5 million of workspace in the Midlands, North West, South West, Yorkshire and the North East.

Places for People has an enviable track record in delivering large scale development and regeneration projects like Port Loop, creating neighbourhoods that embed their placemaking ethos in every aspect from housing to green spaces, from community spaces to transport links and health and well-being facilities.

The Canal & River Trust is certain that the regeneration of Port Loop will encourage increased use of the city’s canals and tow-paths to commute to and from work, travel to the city centre for leisure purposes and participate in sports and recreation on the water and will attract people who want to live in a sustainable way.

Places for People’s inclusive approach to placemaking is fundamental to ensuring communities succeed in the long term. With over 50 years of experience they’ve learned that places only truly succeed when they work for everyone, and when everyone is included.

The Trust is looking forward to seeing vibrant activity in this neglected area with canal-side cafés, water-borne sports hubs, commercial opportunities and spaces shared between residents and visitors.

Birmingham City Council believes that Port Loop is one of the most exciting developments in the city for a very long time. The Council is sure that the variety of housing types, layouts and sizes will lead to the creation of a genuinely mixed, multi-generational community attracted to a unique, sustainable waterside location, while people already living and working in the area will be able to make use of everything Port Loop has to offer – 1.5 kilometres of towpaths, new cycle and footpaths, public spaces, cafés, water sports, leisure and recreational opportunities.

The potential of Port Loop, an area with all the hallmarks and potential of an Urban Splash scheme isn’t lost on Urban Splash – which together with its partner – will create something totally unique in Birmingham – something transformative, exciting, innovative and sustainable.

Before the arrival of the canal in 1769 the area known as Rotton Park was a vast parkland used for deer hunting. In the next 50 years the whole of Birmingham was completely transformed into a city of a thousand trades and became a thriving industrial city with the canal at its heart. Icknield Port Loop owes its existence to the industrial revolution.

The Birmingham to Wolverhampton Canal was constructed in 1766-9, engineered by James Brindley on a winding alignment, largely dictated by the contours of the landscape. This was the first canal in Birmingham. In the eighteenth and early-nineteenth centuries, the Icknield Port Loop area was undeveloped land beyond the built-up area of Birmingham. The loop forms a 0.6-mile (1 km) section of the eighteenth-century Main Line canal west of the city centre and is just one mile from Birmingham city centre.

the scheme An ambitious and exciting masterplan for the 43-acre site has been created.

The masterplan includes over 1,150 new homes, shared courtyard gardens, new public parks and community spaces together with canal-side retail, leisure and commercial facilities.

The Port Loop JV is creating a completely new and vibrant waterside neighbourhood. It will capture the full potential of the canal, giving people the opportunity to enjoy the health and wellbeing benefits of spending time by water as part of their daily routine, commute or leisure time.

The first phase will initially comprise 77 urban family homes with garden terraces and courtyards, a new one acre public park and the infrastructure to serve the new community.

This phase should take up to 15 months to complete with the first residents moving in during the late spring of 2019. Construction of a further 40 houses and 90 apartments in three buildings will start later in 2019 with the entire development expected to take approximately 3 years to complete.

The first phase will introduce a new type of housing to Birmingham for the first time, with forty modular homes which will be created using the House

by Urban Splash concept; the process sees customers take control of the design, internal layout and composition of their own homes, before the designs are then created off-site in the Urban Splash factory before being delivered to Port Loop later this year.

The remaining 37 homes in the first phase of construction have been designed by award-winning Birmingham-based architectural firm, Glenn Howells Architects.

There will also be a range of modern apartments, so households of every type will be catered for.

house by urban splash For more than two decades, awardwinning regeneration company Urban Splash has worked with world-class architects to pioneer regeneration using good design, restoring old buildings and creating new, sustainable communities.

Now, as it celebrates its 25th year in business, the company has reaffirmed its commitment to accelerating the UK’s housing shortage with the investment into its modular operations – culminating in February 2018 with the acquisition of its own off-site factory – vertically integrating the production of modular properties into its portfolio. After an early modular apartment scheme in Manchester in 2005, the company firmly began working in modular in 2012, when R&D commenced on its inaugural product – by 2015, it had evolved an off-site product which would revolutionise the housing sector and bring modular family housing to cities across the UK.

Working primarily with architect shedkm, the inaugural House product – a customisable Town House – was created. This innovative concept adopts modular technology to create well-designed, spacious, new-build, family housing, and was driven by Urban Splash’s desire to reignite the nation’s appetite for new-build – away from the identikit red box building from mass developers. The Urban Splash Town House launched in 2016; with a product determined by customers who would select either a two-storey 1,000 sq ft home or 1,500 sq ft over three storeys. They would then decide a preference for either loft living – where kitchens and living spaces are on the top floor with an exposed pitched roof - or garden living; homes that come with a more conventional living room on the ground floor with a relationship to the garden.

The first 43 Town Houses – with specifications dictated by customers – were launched at New Islington in Manchester in 2016 and within a year had completed, sold out and were fully occupied.

The appreciation of House in all its forms has been broad, with major commentators reinforcing their belief in the product; the former Housing Minister Brandon Lewis MP visited the New Islington scheme, saying: “I want to see other new entrants follow Urban Splash’s lead and break into the market. That way we can ensure a thriving industry that delivers the high-quality homes that hardworking people rightly deserve.” His successor Gavin Barwell echoed his words simply saying he wants “more please”.

house by urban splash Other critics who have since its completion been able to visit the New Islington site, offered similar feedback; *Wallpaper Magazine think it will: “…make conventional volume house-builders sit up and take notice.”

The Telegraph says: “…the scheme is the blueprint for a pioneering housing concept…” and the MEN concluded: “it gives young families more flexibility and choice for city centre living that is not currently available.”

As an early adopter of off-site construction, Urban Splash has embraced modular housing and views it as the future of the new home-building industry.

As Tom Bloxham MBE, Urban Splash Founder and Chairman, says: “Off-site construction is the future and it will change the way we build our homes going forward. Urban Splash wants to work with partners to produce modular homes and, ultimately, we

want off-site manufacture to dominate the way we build our homes and apartment and, in turn, generate 7080% of our business turnover going forward.
