Interior designer Ron Sperry and his partner Scott Bishop created a backyard oasis inspired by their love for Asian architecture. When Ron saw the plans for a Japanese Dojo (traditionally a wrestling pavilion) online, he felt it would be perfect in his backyard. Heard Ratzlaff Construction was called in and together, they created this toned down version of the structure that blends beautifully with the home and the Plaza Midwood neighborhood for a space of relaxation rivaling most Asian spas.

The surrounding gardens are extremely low maintenance; the total shade of the back yard called for lots of greenery and grasses that require little light, basic watering and occasional trimming and the use of mulch requires zero mowing. Ferns, hosta plants, hydrangea and grasses create plenty of texture, while boxwoods, Hollywood junipers and leafy acampus plants add wellbalanced aesthetic. The gutter-less, sloping pavilion roofline provides natural rainwater irrigation for all the garden plants.

The directive given to Morgan Landscape from their client was “COLOR!” Using contrasting plantings and, of course, plenty of color, they set to work creating this front and rear estate garden fit for a king. With a mix of southern traditional on the front lawn and more
exotic and unique plants in the back, the plan included hedging boxwoods and encore azaleas, knock-out roses and ornamental grasses with something blooming every season. Easy to maintain and in constant bloom means this garden is perfect year-round.

When the homeowners of this garden called Bruce Clodfelter & Associates, they wanted a lowmaintenance garden that could function as both a space for entertaining and for relaxation. They worked from front to back, installing a circle drive and motor court complete with oversized French planter boxes with Trident Maples flanking the four corners. Understated evergreens, including American boxwood, ottoluyken
laurel and mondo grass were added for balance. In the rear of the home, a terrace provides relaxed outdoor living with a pergola for shade, making the dining patio perfect for summer. A water feature just off the terrace provides ambient noise. Enduring southern favorites like lenten rose, plum yew, camellia, creeping fig and emerald green arborvitae were planted to round out the gorgeous space.

When Rick Solow of Solow Design Group began landscaping his own home, he knew he wanted to practice restraint in his front yard, if only in an effort to stay true to what he and his wife loved in curbside aesthetic. “The challenge has always been to stay true to our ideal and resist the temptation to buy that hot little heucherella at the nursery,” he explains. They have succeeded with a beautiful white garden dappled with light provided by an aging oak and soothing white flowers in many shapes and sizes. Backdrops of deep green and blue-green foliage add pops of color. In contrast to the understated front garden, the

back garden boasts an array of cool colors, textures and forms happily confined in a horseshoe-shaped bed. The simple bed lines throughout the yard and repeating low stone walls keep the ever-evolving plant selection from appearing too busy. Upon closer inspection it’s easy to see that this is a plant collector’s garden, seeing “mostly groups of one”. The large deck and two terraces turn the yard into an intimate outdoor living room. The custom-designed fence and Asian-inspired gate reveals an entrance into the secret garden that connects the front and back yards.

Porches have been called the soul of the South; conjuring up images of rocking chairs, cool evenings, fresh lemonade and sleepy dogs. However, real estate experts say the front porch is also an asset that adds resale value to your home. A recent Census survey of construction shows two-thirds of new homes built in 2011 had a porch, a trend that has been steadily rising for almost 10 years. Some attribute this to the success of Seaside, Florida, a New Urbanism development in which front porches are a key element of every home.v

Front Porch Anatomy The Ideal Porch Today’s ideal-sized porch is one that allows you to sit comfortably in a rocking chair, says John Norquist, president of the Congress for New Urbanism. “The deeper the porch the more room for social interaction,” he says. For that reason, a minimum porch depth of 8 feet is recommended, but 10 feet or more is best. Whether the porch is new or part of an addition or remodel, it should reflect the design of the house. Small Porches If your porch is small, make the most of the walls and ceiling. Paint the front door with high-gloss paint in a color that pops. Change out your hardware with slicker, stronger house numbers and add a sculptural doorknocker for elegance. Roomy Porches If you’re lucky enough to have a larger front porch, use a loveseat or sofa along with an ottoman that doubles as seating space / coffee table. Accessorize the area with a piece of outdoor art, an outdoor rug, bright outdoor pillows and urns filled with seasonal plants on either side of the steps. If you have room for a swing, by all means go for it. Furniture Here in the South, you may picture a porch full of vintage rocking chairs, but today’s porch furniture has a luxury resort feel. Try a small chair or table on either side of the front door. Arrange larger pieces across from each other to create a conversation area.
Lighting Use lighting creatively. Try ambient gaslights, dimmer switches, recessed lighting or a combination. You might even consider a wrought iron chandelier. Lamps and wall sconces create wonderful ambience at night or you can hang twinkling lights to create a warm glow. Plants Add color and texture with plants in and around the porch. Hanging baskets work well on small and large porches. Place potted plants on an étagère or table. Try a tall potted plant between chairs if there is no room for a table. Accessories Use an outdoor rug that complements your furniture. Hang flowing curtains (weather-resistant, machine washable panels) in the front or on one or more sides of your porch. Consider hanging artwork (formulated for the outdoors) or mirrors on one or both walls and add stools and floor pillows. Many homeowners even add permanent outdoor entertainment systems (make sure they are protected from the elements). No matter the size of your porch or the style of your home, it’s never been easier to find items that create a welcoming living area right outside your front door.

As families continue to stay put in the current housing market, the trend toward upgrading their current spaces continues to climb. The uncertain times of the past few years has catapulted families into enjoying more time together and the outdoors as much as possible, providing low-cost entertainment. Patio spaces, large and small, are undergoing tremendous overhauls and now include as many amenities as the family room inside. Here are just a few of the trends in patio furniture that we are seeing this year and we’re certain that a few of them may be a perfect fit for your family.
Color
Color and pattern have as much impact outdoors as they do indoors. Blues coupled with browns and bright whites seem to be on trend to create earthy, cozy outdoor spaces. Pastel blues, turquoise and brown as well as black and white are used to make outdoor furnishings more attractive.
Materials
Bew White, president of Summer Classics furniture, said in a recent article that until imports overtake the casual outdoor living furniture category, wicker furniture continues to be in command position. We’re not talking about your grandmother’s wicker either. Today’s material is made of synthetic vinyl and resin material with UV protection making it both durable and affordable. We are also seeing a comeback of wrought iron and a quickly growing demand for Teak, because it retains good looks for a long time and requires very little maintenance.
Style
Even in wicker, the design of patio furniture is moving in a sleeker, more contemporary direction with clean lines, modern shapes and minimalist colors. Firm, deep cushions coupled with flowy, yet clean silhouettes are on trend for the coming year.
Innovation
Indoor technology is making its way outdoors, making the patios and outdoor living spaces truly an extension of your home. From cleverly disguised surround sound speakers, weatherproof TVs and several levels of lighting combinations to remote activated Blu-ray players and integration with your indoor living room, being outside can be just as comfortable as inside.
Shapes
While chairs will always rule the patio, more inviting couches and full-size chaise lounges have created living rooms outdoors built for relaxation and conversation. Ottomans offer second, more cozy table options and sectionals offer seating for large parties or even the occasional napper.

BETH KEIM A bright and airy space with a touch of whimsy, and the dreamy atmosphere of a sandy, water splashed beach.
When homeowners come to me to design their main living space, the biggest request by far is “give it a brighter feeling.” Following that request, inevitably, is more storage, more seating and an overall “pulled together” look. It’s my goal, and desire, to give my clients a complete room, with all the details that create a finished look. Recently, I worked with the Boulware’s in their Elizabeth home in an effort to do just that. With the plan for a larger deck and a new design for the back yard in the works, the first step seemed obvious: add a set of French doors to let light in and create a flowing passage between the indoor living space and outdoor entertaining. Liz is a beach girl — she loves the look and feel of sand and surf, so blues and creams were an obvious choice for this new light and airy space. I found inspiration in the amazing large-scale fabric. The colors and scale added the drama I love in room designs, while the soothing, beach-y colors gave the room a calming effect we all wanted. With that decision made, adding new pieces and paint colors easily fell into place.

We repurposed a few of her existing pieces as well, including club chairs for the new room. I chose a rug with a traditional pattern, but mixed it with more modern lines in a new sectional sofa and TV console with milk-color glass doors. A traditional style tufted ottoman (in a puppy and kid friendly fabric) and a repurposed rattan ottoman for a cozy reading corner rounded out the furnishings. For added “seaside” feel, a touch of rope and a little shell did the job without screaming BEACH. A few vintage finds from local gem, Slate Interiors, gave the space interest and personality. Renovated To Live By Dana W. Todd
When a Charlotte couple considered putting their house on the market, a real estate agent advised them to renovate their 16-year-old kitchen and master bathroom. They agreed to take on the project and upgraded both rooms, customized with every detail. With the end-result, it’s no wonder they decided to stay. The homeowners hired Duane Johns, Roger Ketchum and their team at Charlotte based design-build remodeling contractor Advanced Renovations to complete the job. Duane and Roger believe a collaborative process is at the heart of their design-build business, integrating the homeowner, contractor and designers into one team for the best results. “This project worked well because of the process,” says Johns. “The homeowner was already working with interior designer Kellie Scott of Red Sky Gallery to redecorate the entire home. We coordinated our efforts, renovating the kitchen and master bath to create new rooms that flowed well with the design elements in the rest of the house.” The kitchen overhaul gave the homeowners an opportunity to move away from their dated white kitchen and into a sleeker, more modern space. A flush bank of cabinets on one wall includes a Sub-Zero wine cooler, which allowed the homeowners to bring their extensive wine collection out of storage and within easy reach. Advanced Renovations brought in e3 Cabinets and Design to install silver gloss, slab style cabinetry to complement the stainless appliances. Johns says retractable doors with hidden counter space helps to hide small appliances and maintain the sleek look the homeowners craved. Many other drawer customizations make this a true working kitchen. “Lyra” Silestone® countertops add a little warmth to the room. During the master bathroom demolition, the Advanced Renovations crew was excited to tell the homeowners they found unused space, which could increase the size of the room without the added cost of expanding the house’s footprint. “There was dead space behind the existing shower,” Johns says. “We expanded into it and doubled the space of the new shower. The homeowner never knew it was there. What a bonus!” The Advanced Renovations team also used the extra space to add a new window, reworking the exterior so it replicated the existing windows’ style. The vein cut, warm brown travertine tile in the shower and “Corbona” Silestone® countertops in the bathroom blends seamlessly with the master bedroom. A frameless glass shower door, floating wall-hung vanities and a stand-alone tub from Signature Hardware further customize the room. The homeowners say they intend to stay in the home since they are so pleased with the renovations. you are being promised everything under the sun. When something seems too good to be true, remember, it usually is.
Though a home is the largest investment for most American families, and a place where they spend most of their time, the industry of home construction often correlates with commodity pricing. We at Andrew Roby, Inc. feel so differently about the product we deliver. We offer our clients the best quality and experience, which is certainly not a commodity. When competing against commodity-minded firms, we find that potential clients are often sidetracked by the same false promises and pitfalls. Knowing these may save you a lot of grief. The Allowance Game In a fixed-cost bid estimate, ‘allowances’ are variables that can go up significantly or be removed completely. These are generally items that the homeowner or their design representative has the power to shop for and choose, such as tile, appliances, floor finishes, etc. The cost for each of these categories varies depending on demand, quality and style. Commodity contractors often try to win jobs by underestimating allowances. While the initial contract price seems appealing, this does no one a favor when they realize too late that their allowances do not accommodate their quality and aesthetic standards. Management Expectation and Delivery When constructing your dream home, the “means” is as vital as the “end”. I know that if the experience is full of missed expectations, cost overruns, time delays and disputes, then the home is far from being a “dream home”. The intricate team and production layers that make the dream home a reality, costs more than just the materials it takes to build the house. We know from our over63-year-experience that most large projects require a full-time site superintendent, who is skilled in quality construction, efficient processes and tactful management. We go up against many contractors who don’t have this skilled layer of management and during the sales process they convince the client that it isn’t necessary. Clients soon realize this falsehood when management is in disarray and materials are wrong due to sloppy ordering earlier in the project. Schedule and Length of Job It is easy to say that a 10-month project can be completed in six months - but the proof is in the planning. Do your research. Has the contractor completed a job schedule on paper that includes

critical path points that makes logical sense? Check references in relation to the contractor’s performance against a pre-construction schedule. Does the contractor operate with deadlines, time terms and critical path experiences? We have lost many jobs because our competition said that they could knock months off our timeline, only for the homeowner to find out in the end it was an unrealistic timeframe and actually took months longer than our time-proven expectations.

Inferior Fixed-Cost Product Items Have you ever closed a door and noticed it was solid and heavy, or thought the opposite on one that was flimsy, light and cheap? Doors are just one example where a commodity contractor can cut thousands of dollars from construction costs and the client not figure it out until it’s too late. You may be expecting that nice heavy door, but end up getting the flimsy one. There are so many other items that fall into this cost-cutting category such as hardwood floors, trim materials, insulation, etc. We pride ourselves on upfront conversations on items like this, where the homeowners and we can work together to find the right mixes of quality and cost.

Company Financial Strength The best contractors have a backbone of financial strength. Trades, subcontractors and vendors like to do business with contractors who pay invoices timely and proactively. This reflects in the fluidity of the construction process, job consistency and availability. Contractors that don’t have financial strength and thus do not pay their business partners well, often cannot get them to respect their processes and show up on their project when needed. This leads to time delays, inferior quality and possibly an incom-

There’s a well-kept secret hidden in plain sight in North Carolina. Many know about Shea Homes, a 128-year-old homebuilder that provides quality new construction homes in neighborhoods. Shea Custom, however, another division of the company specializing in building custom homes and remodeling, is not as widely known. Robert and Susan Aliota recently discovered Shea Custom when they purchased a late 1960s brick home on the golf course at Carmel Country Club. They loved the location with its 1.2-acre spread, mature oaks on site and the master suite located downstairs. Some features though, were not as attractive to them – the leaking Mansard-style roof, the dark interior and exterior, differing floor heights and dated details to name a few. After evaluating potential contractors, the couple chose Shea Custom to remodel the entire house, utilizing Shea’s new 3,000-square-foot design center for many product selections. Shea Custom then worked with the couple and their residential designer, Jeanine DeVaney of Charlotte In-Vironments, to transform the look of the house in six months. By comparing the before and after photos, you may be fooled into thinking the house is new from the ground up. The changes are so dramatic that Shea Custom earned the 2012 Charlotte NARI award for best entire house remodeling job. First, Shea Custom completely removed the roof and changed the exterior look of the house to a more traditional Georgian style by painting the brick, changing the architectural lines and adding a widow’s walk. While the roof was off, the builder added a third floor and raised

the ceilings on the other two floors to make the interior more spacious. Although the renovation touched every room of the house, the Aliota’s say the remodeled family room and kitchen are the best new features. “We love the family room the most, with the addition of its vaulted ceiling with custom cedar beams and stone fireplace,” says Susan Aliota. “The room used to be a sunroom tiled with terra cotta with a step down to the outdoors. Shea Custom had to jackhammer out the tile embedded in a concrete slab because we wanted wood floors for warmth.” Charlie O’Melveny of Shea Custom said flooring changes challenged the crew, but the end result with level floors and French doors opening onto the patio creates a good indoor-outdoor flow. The open floor plan continues into the adjacent kitchen, which was gutted and lightened up. Major changes continue in the master suite, where O’Melveny came up with the idea of installing a double-coffered ceiling to create drama in the previously nondescript room. The new (old) home pleases the Aliota’s, especially since Shea Custom value engineered the project to implement cost-effective upgrades to increase the home’s marketability, such as stacking a third story instead of increasing the house’s footprint. “It just feels like home,” Aliota says.v Now you’re in on the secret. Due to the ever-escalating popularity of outdoor living spaces to suit homes and yards of any size, the trend for less lawn and more garden continues. Local homeowners are moving away from expansive lawns that decline in the summer, and are instead creating gardens that require less water and maintenance, resulting in more sustainability. Your home’s welcoming atmosphere is felt long before the front door opens. This year will feature increased installations of container and urn plantings in a variety of combinations comprised of herbs, vegetables, colorful blooms and scents. Container plantings aren’t just used to accent a patio, either; these days homeowners are also decking out their front door areas – excellent for curb appeal – with these easy-to-install and maintain natural beauties. “Container plants provide a wonderful opportunity to green up stark hardscape spaces and deliver a finer degree of landscaping detail,” says Mark Morgan, president of Morgan Landscape Group. “We recognize that the benefit of creating an outdoor environment is in the harmony it creates between your home and nature; the implimentation of a landscape enhances the architecture of your home with a focus on establishing a comfortable transition from interior spaces to outdoor living areas.” Regardless of your home and lawn size, remember that nice outdoor living areas don’t need to be huge to be a focal point. They can be as
simple as a trellis with two chairs, and a table atop a minimalistic stone base. Popular choices include geometric or irregular natural field stone with plantings between the joints. Look for favorites like Mazus, Dwarf Mondo Grass and Blue Star Creeper. Zoysia Grass can also be used as it is more suited for sustainability both in this application as well as lawns in general. “Our hardiness zone has transitioned from 7B to 8A, which means the usual Fescue grass is going to continue to struggle in this area. This opens the door for warm-season grasses,” Mark says. Another trend for small or large area privacy is a “fedge” – a cross between a planting screen and a fence. Fedges will add charm to any lawn or garden. “These structures are basically a fence created out of wiring or other material, with a vines added in a hedge pattern, creating a living wall,” explains Evan Tanger, sales and marketing representative for Morgan Landscape. Technology is there to expand our entertainment options and keeping it simple really allows us to enjoy it.
Each day, I consult with homeowners about how to enhance their homes for enjoyment and leisure and I’ve found some common misconceptions and misunderstandings that keep them from fully enjoying the technologies available to them. I’d like to demystify some of those notions and illustrate that transferring in-home technology to the backyard to create entertainment spaces can be effortless. Misconception #1: “I only need a couple of speakers near my patio to enjoy music outside.” Where you place the TV or speakers in an outdoor entertainment area affects sound and picture quality, plain and simple. Speakers on one end of the patio or pool, for example, make the sound deafening on that end but unbalanced at other points. Instead, a series of smaller speakers throughout the landscape are better than two large speakers in one area. Misconception #2: “Hanging a TV on an outside wall is a DIY job.” While it’s true that finding and hanging a TV outside seems fairly straightforward, it’s the surrounding components and details that either enhance or detract from an outdoor entertainment space. should have the cable or satellite receiver indoors. But how do you wire the two so the workings are invisible? Do you have to go into the house every time you want to change the channel? These are questions best addressed by an electronic systems contractor who understands how to conceal wiring and implement remote frequency technology to control everything inside and outside the house. With today’s increased interest in outdoor living, it’s not surprising that homeowners want to move the TV outside for added enjoyment at home. I’m seeing more requests for theater-size outdoor projection screens, which require special attention to elements like ambient lighting, brightness, resolution and care. Since each backyard is so different, a professional should customize the layout of technology components to maximize entertainment enjoyment. Misconception #3: “I can’t handle the complexity of multiple technology systems or the 12 remote controls that come along with them.” Addressing the number one issue of successful home technology integration – complexity – is why a professional is your best friend. WHY THE ROOM WORKS
We asked Phoebe Howard of Mrs. Howard in Charlotte, to give us the rundown on one of her most recently designed client spaces. Here, she explains why this space works so well and outlines some of the key design elements she used to create it. “My inspiration for this room came from a walk in the Muir Woods in San Francisco over 20 years ago. I remember the cool glade-like feeling of the woods, with the beautiful dark wood trees and pinecones. The accent colors are found in nature, like warm brown and paprika, while the primary emerald green feels rich. This apartment living room was long and narrow and needed to be multi-functional. One corner of this living room was designated for dining, so we chose a corner banquette for a Regency breakfast table with two chairs. This allows seating for six people, as well as a great sitting area or workstation. The owners used the wood-burning fireplace frequently, so we anchored another seating area directly

opposite using a loveseat, an occasional chair, a small cocktail table and two “x” benches. Another seating area was created underneath the windows by adding a loveseat along the wall. We defined the space further by adding the pair of brass etageres and added warmth with books and personal objects. Offering several seating areas provides flexible seating for large groups and more intimate seating for just a couple. The entire room was anchored by a large seagrass rug, which helps to tie all of the areas together. The walls were lacquered in custom, deep high gloss green, which is pretty year round. The fretwork design for the roman shades is centered on the shades and the pattern wraps the room in a chain-link fashion. They make a bold graphic statement without breaking the bank, unlike some curtains. At night it feels warm and cozy and during the day it feels bright and luminous - almost reflective, like a pool of water.”v
