Market Wrap

The past financial year has been a period of adjustment for the property market. In my view, this reset has been driven less by politics or global events and more by interest rates, cost-of-living pressures and the challenges that have built up over recent years.
Last spring, conditions were relatively balanced. Buyer activity was healthy, clearance rates remained around 70%, and most segments of the market were performing well. Early this year, we also saw renewed confidence in entry-level homes and apartments, with some areas recording solid growth.
More recently, buyer activity has softened as uncertainty and affordability pressures have weighed on confidence. However,
market conditions vary significantly by price point, property type and location, creating opportunities for both buyers and sellers who approach the market with the right strategy.
Looking ahead, I remain optimistic. Supply remains constrained, population growth continues, and very little new housing has been delivered. For homeowners considering their next move, the key is to focus on longterm value rather than short-term fluctuations. Whether you're buying your first home, upgrading, downsizing or investing, quality property in strong locations continues to present compelling opportunities for the years ahead.
