For many years, I’ve dreamed of dedicating a cover story to the person who shaped my life more than anyone else—my mother, Effie Khaki. This Christmas, I finally had that privilege.
She gave me the greatest gift of all — life — but she didn’t stop there. Along with it came unconditional love, humor, generosity, support, encouragement, strength, respect, and a living example of the kind of human I aspire to be. She has never been just my mother — she has been my mentor, my north star, and, unmistakably, my role model.
I was blessed to grow up with two extraordinary parents who chased the American dream all the way to Chico, believing fervently that hard work could build a life of purpose. My dad proved it fully as a financial planner and professor. My mom forged her own path in a way that still amazes me.
Real estate is a field that demands grit, resilience, and the ability to connect deeply with people, and she brought all three in abundance. In those early years, success didn’t come easy. She didn’t inherit a network or walk into a ready-made ladder to climb. Instead, she created one — relationship by relationship, handshake by handshake, and home by home. I remember her leaving early, coming home late, taking no shortage of personal risks, and knocking on doors of perfect strangers to introduce herself and offer help. She didn’t wait for opportunity; she showed up, earned trust, and built it.
Her negotiation skills became legendary, but beyond the contracts and closings, it was her deep compassion, unwavering ethics, and capacity to truly listen that left a mark. It’s what turned clients into friends, transactions into stories, and work into purpose. She built a career, yes — but more importantly, she built a legacy rooted in kindness and community.
Over the years, I have met countless people — clients, teachers, neighbors, and community members — who tell me how she made them feel seen, supported, and encouraged. She does that. She lifts others. And somehow, while pouring into everyone else's cup, she still poured into mine — shaping me into the man I am today, and into the storyteller who has the honor to write these words.
This cover story is personal. It’s a tribute to a woman who dared to dream, to build, to nurture, and to lead in her own way.
This Christmas, as we celebrate the season of giving, I honor the woman who gave more than gifts — she gave me direction.
Thank you, Mom. For everything.

With the holidays in full swing, it’s easy to get caught up in the joy of decorating, cooking, and celebrating with loved ones. Yet, it’s important to remember that not everyone in our community is as fortunate. For many families in Butte County, the season can bring added challenges—cold nights, empty cupboards, or financial strain.

A beloved REALTOR®, devoted mother, and quiet force of compassion, Effie Khaki built her legacy not with titles, but with heart. This cover story explores her journey of perseverance, purpose, and profound influence— shaping families, friendships, and a community that has been deeply touched by her presence.

For more than five decades, Needham Studios wasn’t just a storefront in Downtown Chico—it was a living, breathing extension of the man behind the glass. Step through its doors, and the soft hum of creativity would greet you, along with the scent of wood and solder, and the warm smile of a man whose presence seems woven into the very architecture of downtown. To generations of Chico residents, Michael “Mick” Needham wasn’t simply an artist. He was a fixture, a friend, a teacher, and a quiet force of community magic.
When Mick passed away on October 19, 2025, at the age of 78, Downtown Chico didn’t just lose its longest-running sole proprietor—it lost a piece of its soul.
Mick’s story started far from Chico—born in Gary, Indiana, in 1947, and later raised in Fontana, California. Even as a young boy, the threads of the man he would become were already visible. He was athletic, artistic, curious, and mischievous—qualities his youngest sister, Sally, remembers vividly.
“He was always drawing—always creating,” she said. “He wrote songs, played guitar,
and even wrote one for me. The light came on for him when he moved to Chico.”
Before Chico, there was also football. Mick was an All-American receiver, respected by peers and adored by his siblings. But art was always calling—and so was Becky, his high school sweetheart. When Becky moved to Chico for nursing school, Mick followed. It was 1970, and the move would change not only his life but also the cultural landscape of Chico itself.
In the early years, Mick dabbled in a variety of crafts, including leatherwork, jewelry, and handmade shoes. Then came a life-changing friendship with artist Eric Eriksson. The two bonded instantly, and Eric introduced him to stained glass—a craft Mick would spend the rest of his life mastering.
In 1971, the pair opened their first studio in Toad Hall, which was later destroyed by fire, subsequently rebuilt, and appropriately renamed the Phoenix Building. By 1972, Needham Studios was born. A wood toymaker originally occupied half of the space, but when the toymaker

moved out, the studio Mick is now known for took full shape.
Mick and Becky married that same year, living for a time with other like-minded people in the canyon—two young creatives with little money but a limitless belief in each other. Becky recalls those early days with tenderness.
“Mick and I met in the halls of high school, and that was that,” she said. “We had nothing, but we had ambition. I was in nursing school, and he was trying to make something happen. I was with him from the start.”
What Mick found in stained glass was, in truth, a calling. He devoured books on stained glass masters, such as Tiffany, La Farge, and Greene & Greene, as well as medieval cathedral glasswork. He studied techniques dating back to the 1100s, experimenting, tinkering, and refining. His curiosity was endless—a trait his son Aaron admired deeply.
“He had such a passion for knowledge,” Aaron said. “If he loved something, he wanted to share it. That’s how he would get people interested. He was always learning, always teaching.”
Sharing his craft became a cornerstone of Mick’s life. He taught stained glass classes for decades—first in a church basement at 230 Salem Street in Chico, and later at Butte College, where he spent over 20 years inspiring new generations of artists.

Students didn’t just learn from him—they apprenticed with him, grew with him, and in many cases built careers because he believed in them.
“He fired up a love of stained glass in the whole community,” Aaron recalled. “Some of those students became serious craftspeople because Dad showed them what was possible.”
His teaching legacy soon grew beyond Chico. Some of his apprentices went on to teach in local high schools; others returned to Needham Studios as employees. Over the years, Mick trained and employed more than 40 people, weaving together a network of artisans who still feel connected because of him.
Walk around Northern California, and chances are you’ve seen Mick’s work without realizing it. Needham Studios has completed hundreds of commissioned pieces over the years, including church windows, skylights, Tiffany-style lamps, entryways, custom home installations, casino art pieces, museum commissions, and more.
One of his most notable works was for the National Arts Club in Manhattan, where Mick was flown in to give a lecture on Louis Comfort Tiffany. Tiffany’s own greatgrandson sat in the audience, admiring one of Mick’s lamp designs hanging in the room.
“He said it was so cool to see one of his grandfather’s Tiffany lampshades there,” Aaron recalled. “It was indistinguishable,
but it was actually a piece Dad created. That was one of his favorite achievements.”
From the elaborate skylight in the Sierra Nevada Taproom to church windows throughout Corning, Red Bluff, and Chico, Mick’s work has quietly illuminated countless spaces. But perhaps it was his downtown studio—the sanctuary of his own creation—that best reflected the man he was.
“Mick loved people,” Aaron said. “Customers would come in to console me after he passed, and I’d end up consoling them. He didn’t want the studio in some industrial park. It had to be downtown. That’s where the community was.”
He worked right up until the day before his passing.
To the world, Mick was an artist, historian, and craftsman. But to his family, he was the center of gravity.
He and Becky shared 53 years of marriage and 61 years together—“the only man I ever loved,” she said. Their sons, Aaron and Evan, grew up in the studio, learning not just the craft of stained glass but the craft of curiosity, humor, and connection.
Over the years, Mick and Aaron developed a particularly strong bond. They were father and son, but also friends and collaborators.
“I started in junior high doing the dirty work—cleaning, sweeping,” Aaron said. “The color theory came naturally. The

craftsmanship took longer, but we got close—really close.”
Mick adored his sisters, too. Sally remembers him as protective, spiritual, intelligent, and playfully mischievous—the person who taught her to dream, to think, and to stand tall.
“He jumped off a diving board, holding me in his arms when I couldn’t swim,” she said. “He stood up for me when I didn’t know I needed it. He was a leader—always.”
After Mick’s passing, Aaron returned to the studio to begin winding down operations. People kept coming in—some with tears, some with stories, all with admiration. Downtown Chico will feel the loss of the studio for years to come.
“It’s going to be a sad day when we close the store for the last time,” Becky said quietly. “The smells, the tools, the old wood… that was him.”
For Aaron, the goal now is to honor the community his father built. He’s selling the remaining glass supplies and tools to local artists, helping former employees, and supporting school programs. He’s also building a network—a group chat and Facebook page—to keep Chico’s stained glass community strong, connected, and inspired.
As Sally put it, “Chico is such a connected place, and Mick was a major connector.”
Mick Needham spent his life shaping color, bending light, and transforming glass into stories. His art exists in windows and churches, in homes and museums, and in the memories of the people who witnessed his kindness.
His legacy shines every time sunlight passes through one of his creations—radiant, warm, and unmistakably Mick. And perhaps that’s the real magic of his life: the light he gave the world will never fade.
His Celebration of Life will be held on what would have been his 79th birthday, March 22, 2026, at the Chico Card Center. There, friends and family will gather—not to mourn—but to honor a man who spent his life turning ordinary moments into stained glass: fragile, colorful, and forever illuminated.

When Michelle Anderson-Curran was growing up in Chico, she imagined her life’s work would take her far from home. Determined to change the world, she spent much of her early adulthood abroad—living and working in Thailand, Ethiopia, and Uganda to help victims of sex trafficking and children who had been forced into war. The work was harrowing but purposeful, and she believed that international humanitarian work would define her future. However, one evening in a small village in rural Uganda changed everything.
Michelle had spent weeks working with children whose stories were almost too painful to hold. One night around a dinner table with locals and other Americans, as conversations drifted toward fashion and movies, she felt herself detach—watching the moment from the outside. “We weren’t even talking about the atrocity happening
in their backyard,” she recalls. “I felt convicted. I had been working with marginalized populations all over the world, but I hadn’t been doing anything in my own backyard.”
That realization guided her home to Chico, where she was hired by her close friend, Rory Rottschalk, to run a nonprofit he had started. In 2008, one statistic stunned them both: 60 percent of Chico Unified students were not reading at grade level. Even more alarming was the long-term impact—two-thirds of students who aren’t reading by the end of third grade have a 70 percent higher chance of ending up in jail or on welfare. Michelle had spent years fighting global poverty. Now she saw its local engine clearly: literacy.
What happens to a child who can’t read by age nine? What possibilities disappear? What cycles continue?
Reading Pals was created to answer those questions—by stopping the cycle before it starts.
The program began modestly, with 13 Rotary members volunteering at Rosedale Elementary, working with struggling readers for six weeks. The early passion was strong, but it quickly became clear that the model needed structure, strategy, and permanence. What emerged became the foundation of Reading Pals—an on-campus program where trained volunteers meet with students one-on-one, for one hour each week and 30 weeks each year, building skills, confidence, and trust.
The breakthrough came in 2013 with a simple premise: if you can read, you can teach a child to read. Volunteers didn’t need to be teachers—they needed to be listeners, encouragers, and champions. “It’s about changing a child’s mindset,” Michelle says, “from ‘I’m dumb’ or ‘I don’t get it’ to ‘I have the tools, and I can do this.’”
The results were stunning. Many students quadrupled their literacy growth with the help of just one dedicated volunteer. And the payoff only snowballed.
Eighty-nine percent of children who catch up in reading by fourth grade graduate high school with their peers. Once a literacy trajectory shifts, it stays shifted.
Today, Reading Pals has served over 3,700 students, accumulated 87,000 hours of reading, and expanded to 32 sites across Northern California. The framework born in Chico is quietly becoming a movement—illustrated by their partnership with Stephen Curry’s production company following the release of “Sentence,” his documentary about adults who never learned to read.
But even with that growth, Michelle is quick to emphasize: “We’re still a baby nonprofit.” Their three-year-old 501(c)(3) remains small, nimble, and powered by one core force—volunteers. “They’re the heroes,” she insists. “The gift of literacy— thirty hours a year—changes a kid’s life.”
Though the program has flourished, Reading Pals has always depended on
the community. For years, it operated under the Northern Valley Community Foundation. When they stepped out on their own, Golden Valley Bank (GVB) stepped in.
As a recipient of Golden Valley Bank's 20 Years of Community, Leadership & Giving Grant Program, Reading Pals will receive an unexpected $20,000 this year. Alongside matching incentives that inspire new donors, Reading Pals has been able to strengthen its focus, fund more student support, and continue expanding across campuses. “Golden Valley Bank has helped us grow and learn how to do things on our own,” Michelle says. “They take such good care of people; their framework mirrors ours.”
Reading Pals’ budget is lean, and its impact is enormous.
• $34 per month can change a child’s entire academic trajectory.
• $5,000 sponsors a school site.
Every dollar helps ensure Chico will no longer tolerate 60 percent of its kids reading below grade level. For Golden Valley Bank, the support is more than just financial. It’s personal.
Angelina Brownfield, Golden Valley Bank’s Senior Client Services Manager, relocated to Chico in 2008. After becoming a mother, surviving the Camp Fire, and longing for a career with stability and purpose, she chose Golden Valley Bank—“the best bank,” she says, “somewhere I could stay forever.”
She first heard about Reading Pals through GVB’s community engagement, and the program clicked with her immediately.
Angelina grew up in a hybrid homeschooling environment where older kids often taught younger ones. Two of her older sisters didn’t learn to read until fifth or sixth grade—and the ripple effects were devastating. “If this program had existed back then,” she says, “it would have changed their lives.”
Volunteering was emotional. “It felt weirdly full circle,” Angelina shares. “You
get to see kids who are just like you—or like your sisters. You’re giving them what someone you loved desperately needed. It’s such a safe environment for them—no judgment, just support. You push them toward books you loved as a kid. You help them feel comfortable. And then, one day, they love reading too.”
As a bank employee, she played a role in the voting process that determined the recipients of the $20,000 grant. “I really wanted Reading Pals to get it,” she admits. “Honoring what they do through our 20th anniversary celebration was the perfect fit.”
Reading Pals is living proof that transformation doesn’t always require huge systems or million-dollar budgets. Sometimes it takes one hour a week, one book, and one adult who shows up.
The story of Eriberto Hernandez— Reading Pals’ very first student—captures that magic. After losing touch for seven years, Michelle read his senior scholarship essay. He wrote about his time reading with his volunteer, René Vercruyssen. Today, he teaches at Las Plumas High School and credits René as one of the driving forces that helped him achieve his dreams. His first books were American history books—books Renee took the time to share with him.
From Michelle’s global journey to a Chico-born literacy model now expanding across Northern California, Reading Pals continues to demonstrate the power of local action. Golden Valley Bank strengthens this mission by investing both its financial support and its people, showing what community stewardship truly looks like. Volunteers like Angelina, who understand the stakes on a profoundly personal level, bring heart and authenticity to every reading session. Together, these efforts demonstrate that Reading Pals is not just teaching children how to read—it is providing them with the tools to build brighter futures.

Lighting up on Thanksgiving Night
Van Ness Way in Durham
Tucked just off Durham Dayton Highway, right at the edge of Durham, lies a hidden gem that locals eagerly whisper about every holiday season—the Van Ness Way Winter Wonderland. What makes it truly special isn’t just one house, but an entire neighborhood that joins forces to create a breathtaking, immersive display of lights, music, and sheer festive joy. Each home brings its own flair to the display, resulting in a dazzling corridor of color, creativity, and community spirit unlike anything else in Butte County.
The highlight of the display is undeniably the house at the far end of the street, which has become something of a holiday legend. Those who have visited in previous years might wonder, as we did, how on earth they could possibly find room for more. Yet somehow, through pure holiday magic (and possibly some clever engineering), they always manage to take it to a whole new level.
From animated light tunnels and glowing archways to synchronized music shows and surprise themed scenes, every corner holds something delightful. It’s not just a display—it’s an experience that brings families walking in awe, kids squealing with joy, and even seasoned holiday light hunters standing speechless.
If there’s one light display you make time for this year, make it this one. Words and photos simply don’t do it justice—it must be seen to be believed.

Seventh grader Maeve Smith of Chico Junior High is the kind of kid who makes life brighter just by walking into the room. Known for her humor, kindness, and a smile that never quits, Maeve has a natural way of lifting others up, whether she’s on stage, midair, or simply hanging out with friends.
Maeve has been involved in performing arts from a young age, taking the stage in
productions with Chico Theater Company, Chico Performances’ CRT program, Inspire School of Arts & Sciences, and various school plays. She loves acting because it allows her to explore different aspects of herself and connect with people through the stories she tells. Whether she’s making the audience laugh or bringing a character to life, Maeve’s energy and confidence shine through.
This year, Maeve joined the cheer team at Chico Junior, bringing her gymnastics background and boundless spirit to the court during basketball season. Her strength, coordination, and enthusiasm make her a natural performer.
However, it is Maeve’s newest passion for Aerial Yoga that has really taken her creativity to new heights. Since discovering aerial silks over the summer, Maeve has fallen in love with the art of flying. Training at Free Bird Yoga Studio in Chico, she’s found a supportive community that encourages selfexpression and growth. The studio’s kids’ classes focus on adapting moves to each student’s skill level, which Maeve loves. “There’s no wrong way to do it,” she says, describing how freeing it feels to twist, climb, and spin through the air.
Aerial yoga and silks combine strength, flexibility, and artistry, perfect for someone as daring and expressive as Maeve. She says she enjoys that it’s both challenging and calming, pushing her limits while helping her feel centered. Free Bird’s approach allows her to be creative, experiment with new moves, and celebrate her own progress along the way.
Outside the studio, Maeve loves to swim, laugh with friends, and pull the occasional practical joke. She has a sharp intuition and is quick to notice when someone needs a smile or a little encouragement. Her best friend Audrey described her as loyal, funny, and one of a kind; someone who can make any situation more fun just by being herself.
Maeve isn’t one to follow trends; she sets them, with her own sense of style and confidence. Whether she’s soaring through the air, performing on stage, or leading a cheer from the sidelines, Maeve embodies what it means to be fearless, compassionate, and true to yourself. She reminds everyone around her that it’s cool to try new things, to be kind, and most of all to just be you.
At only 12 years old, Maeve Smith already knows what many adults spend a lifetime learning: that confidence and authenticity never go out of style.

Traditions don’t just begin; they are crafted over time, coming to life from collected experiences and memories. What makes them special is the people we share them with.
These holiday celebrations take on different forms for everyone. Growing up, William Bocast was accustomed to a small, quiet Christmas dinner with his immediate family. After he was married, his wife introduced him to a different celebration, one that included not just his immediate family, but also aunts, uncles, cousins, neighbors, and friends.
He laughs and says, “This party stops when the last person goes home, and you don’t eat just one meal. It’s an event in which you’re perpetually eating and drinking with live music. Once I experienced that, I was like ‘this is so much more fun!’”
• Vanilla sugar wafer cookies – use vanilla or chocolate sugar wafer cookies to cover in chocolate. Tip: Schar makes glutenfree wafers if you need an allergy-friendly alternative.
• Chocolate – milk, white, or dark chocolate based on your preference. Green candy melts are used to make the Grinch wafers.
• Sprinkles – use holiday sprinkles and nonpareils for a festive pop of color. Red heart sprinkles are used for the Grinch wafers.
• Peppermint bits – crushed peppermint candy is sprinkled on top of dark chocolatecovered wafers to create a peppermint bark treat.
• Candy eyes – add candy eyes to make the reindeer wafer.
• Pretzels – a mini pretzel is broken in half to make reindeer antlers.
• M&M candy – add a shiny red nose to your reindeer treat with a red M&M candy.
From there, a tradition was passed on to the Culligan family. William says he wanted to bring that to their company holiday party.
Clay Farrell emphasizes the importance of the gathering for everyone. “It’s a celebration of everything that we’ve worked so hard for throughout the year.”
Between ugly sweater contests, big prize raffles, gifts, and bonuses, they take the time to single out every employee and discuss what they mean to them and to the company. It really is a gathering of family, sharing in the tradition of celebration.
Here are just a few of the Culligan family’s favorite recipes brought to their holiday celebrations. Maybe you can add one to yours.
• 1.5 oz Grey Whale gin
• 1 oz cranberry juice
• 0.5 oz lime juice
• 0.5 oz cinnamon simple syrup
• 0.5 oz orange juice

As we celebrate this time of the year, we want to extend our warm wishes to you for a joyous

I often recall one holiday season from my early days in real estate.
Christmas music wafted through the office, emanating from the radio on the front desk counter. I was “on floor,” taking phone calls.
KDV, my wily old mentor, slipped through the front door in a blast of wind and rain. He fired up one of his hand-rolled cigarettes, blew a smoke-stream, and said, “Check out my ad.”
He unfurled the classified section of the newspaper and pointed to a display ad featuring a picture of a vintage house for sale, along with a photo of his face. The top line in bold read, “There’s No Place Like (a new) Home for the Holidays.”
Ironically, “There’s No Place Like Home for the Holidays” by The Carpenters played on the radio, a holiday hit that year, which I took to be a cheesy version of the original song by Perry Como. KDV stood and belted out the words in his finest baritone… “If you want to be happy in a million ways, for the holidays, you can’t beat home sweet home!”
A floor call came in. A guy asked me about houses for sale, and he mentioned KDV’s ad. “Very clever ad,” he said. “And my wife and I do want a new home for the holidays!” He

was an incoming professor to Butte College, transferring from the Midwest, and sounded serious.
Within minutes, I met that professor, Greg Blunt, and his wife, Karen, to show them the tall, narrow vintage home on 14th Street. Christmas lights of red, blue, and green outlined the high-pitched roof eaves. A wreath hung over the front door’s glass pane.
Inside, the sellers were gone, but the stage was set. Christmas music played lightly on the stereo. A fire crackled in the fireplace, and the place smelled of cinnamon and cedar. A big orange cat stretched and rubbed against our legs as we stood, taking in the feel of this home.
Using my best sales technique, I said nothing. Greg looked at Karen and said, “Home sweet home.” She smiled and held his hand as they strolled through the house.

In the background was playing my new favorite Christmas song, “There’s No Place Like Home for the Holidays” by The Carpenters.

There’s something powerful about the meaning of home—especially during the holiday season. It isn’t just where we store our things. It’s not just an address or an asset. It’s where birthdays are celebrated, where holiday dinners are cooked, where kids take their first steps, and where stories unfold around the dining table year after year. A home is a place where laughter lives, where milestones are marked, and where families gather to feel safe, rooted, and connected. For Chico REALTOR® Effie Khaki, that belief lies at the heart of everything she does.
When Effie hands a client the keys to their new home, it means far more than the completion of a real estate transaction. It represents promise—of stability, community, family, and a step toward generational wealth. After 36 years in the business, she still gets emotional at every closing, still believes every home represents a dream, and still approaches each client with the
same respect, sincerity, and work ethic that ignited her passion back in 1989.
Effie remembers many of her clients’ stories just as if they were her own. She recalls the young couple buying their first home after years of renting, the growing family welcoming a baby and needing more space, and the retirees downsizing to a simpler, cozier place near loved ones. She remembers the excitement, the nervousness, and the joy. She remembers the hugs at closing, the Christmas cards sent from new addresses, and the holiday lights glowing from porches she helped make possible. And she remembers her own story, too—one that began not inside homes but around them.
“My dad was a real estate broker and had his own company with multiple agents,” she recalls. “He would often take me to his office and sit me on his desk with sunflower seeds to keep me busy. He was
so particular about organization that he’d give me a napkin to put all the shells in. I’d stack them in perfect little piles to impress him.” She laughed, remembering how she loved listening to the adults talk about their families, their lives, and their homes. Even as a child, she absorbed the meaning behind those conversations. It wasn’t just about properties—it was about people.
But despite that early exposure, she never really thought she’d follow in his footsteps.
“I knew how hard he worked and saw firsthand how demanding a career in real estate was,” she says. “I thought I might go into banking. Back then, I thought bankers got to sleep in on Saturdays.” The appeal of finance stuck with her, and Effie earned her degree in finance from Chico State. She spent the few years that followed raising her children, and when they went off to school, she felt compelled to start her career. Effie considered her options—she wanted
something with promise, something fulfilling, and something that involved people. On April 30, 1989, she took the leap and earned her real estate license.
Effie sold her first home a few months later. In that moment, her path became clear.
Real estate in the late 1980s wasn’t sleek or digital. It meant walking door to door, smiling, introducing yourself, and hoping someone would trust you with one of their most significant life decisions. Her first broker, Pat Rodgers, owner of Century 21 Rodgers in Chico, believed in hands-on learning. New agents weren’t given scripts or digital leads. Instead, they were dropped off in neighborhoods. Effie hated it at first. “The rejection was brutal,” she admits. “I remember crying often in the car ride back.”
But then came the door on Lassen Avenue.
She knocked. A woman opened the door, and Effie nervously asked if she'd considered selling her home. Remarkably, the woman had. Her husband, serving in the Air Force, had just informed her that morning that they were relocating to Yuba City and needed to sell.
“She asked if I could list it. I didn’t even know how,” Effie laughs. “But I said absolutely and promised to come back that afternoon.” She rushed back to the office and asked her broker to teach her everything—how to properly measure rooms, write a listing, post a property, and price it appropriately.
Pat suggested listing it at $85,000 or $86,000—but something told Effie to push further. She listed it at $120,000.
That night, she received two offers. The house sold the next day for full price.
“That was it,” she says. “I fell in love with real estate. I knew this was what I was meant to do.”
By Thanksgiving of that same year, her close friend and fellow agent, Bill Carter, convinced her to join Century 21 Jeffries/Lydon in Chico, where she would ultimately build her entire career. She

describes that moment as transformational, largely because of her brokers Julie Jeffries and Kelly Lydon, who influenced her and showed her what was possible.
“They were smart, hardworking, kind, and always willing to help,” she says. “I admired them so deeply. They inspired me to knock on more doors, host more open houses, and meet more people. They gave me something to aspire to.”
Her talent, tenacity, and warmth didn’t go unnoticed.
In 1996, after selling a few homes on West 8th Avenue, a developer approached her. He admired how hard she worked and invited her to represent his next subdivision.
She didn’t just sell one or two homes. She quickly sold 30. Word spread—not just through marketing, but through something more valuable: trust.
“I’ve always believed that as a realtor, you’re hired to look out for your client’s interests—not your own,” she says. “It isn’t about the commission. It’s about ethics, integrity, and being truly committed to helping someone achieve their goals. When you do that, people will remember—and they’ll tell their friends and family.”
And they did.
Today, Effie has represented more than 1,000 home purchases and sales. Her clients describe her as thorough, honest, tireless, empathetic, unwavering, and deeply professional.
Dr. Erik Simchuk, one of her longtime clients, says, “Effie is by far the best real estate agent I have worked with. I’ve bought and sold homes with her, and in all cases, she gets the home sold expediently at a price far above what I expected. I wouldn’t work with anyone else.”
Another client, Sondra Kreuger, put it simply: “She really misses nothing. She never drops the ball and makes sure you’re protected. I’ve used her for various properties over the years— not once has her professionalism changed. She represents you well, no matter the property size or price.”
For Effie, that is the highest praise she could ever receive.
“It doesn’t matter whether it’s a $200,000 condo or a $2 million estate,” she says. “My clients deserve my best—every single one of them.”
Over the years, Effie has developed a deep expertise in preparing homes for sale. Her approach includes a comprehensive market analysis, staging strategies, pricing guidance, professional photography, and detailed listing promotion to ensure maximum exposure. She works closely with homeowners, investors, contractors, and developers to help them highlight a property’s strengths and attract the best possible buyers.
“Everyone has a story and a reason behind the sale of their property. Most sales are joyful, others bittersweet, and sometimes even a result of tragedy. It’s important to hold space for each and approach those various situations with the kind of respect and thoughtfulness they deserve. I try to put myself in my seller’s shoes and help them prepare their home with the same care I would if it were my own.”
The same philosophy applies to buyers. She believes deeply in homeownership, not just for its financial benefits, but for its emotional value. “Homeownership is one of the greatest steps toward building stability and generational wealth,” she says. “When you rent, you're helping someone else build equity. When you buy, you’re investing in your future, your family, and your legacy.” Over the years, she has helped hundreds of first-time buyers overcome fear, navigate uncertainty, and step into a future they once thought was out of reach.
With more than 36 years in Chico real estate—and over 1,000 homes represented—Effie understands the regional market deeply, from neighborhood trends and buyer behavior to seasonal shifts and long-term cycles. In an industry where new agents often enter and exit quickly, her longevity is a testament not just to success but to trust.
“There’s no substitute for experience in real estate,” she says. “It means making wise decisions, anticipating challenges, protecting clients, and guiding them through a process that can be emotional, complex, and life-changing. Real estate isn’t just about contracts—it’s about commitment.”
Effie attributes her longevity in the industry to three things: integrity, consistency, and community.
“I didn’t grow up in Chico,” she says. “But the people of Chico and Butte County have been so kind to me over the years. They’ve trusted me with their dreams, their homes, their investments—and I’ve never taken that for granted.”
She also credits her success to her support system, including her incredible
coworkers and broker Dan Jacuzzi, who she says have always stood by her, supported her, and encouraged a positive office culture. She also praises longtime office managers Doug Love and Shelinda Bryant, whose dedication and energy helped create a workplace built on collaboration rather than competition.
That culture, she says, means everything.
“There are few industries where you work so hard for so long without getting paid until the end,” she explains. “Realtors put in so much unpaid time and energy— researching, touring, negotiating, guiding, and counseling. The hours are long, but the joy of helping others achieve their dreams has made it more than worth it.”
Effie is incredibly grateful for the love and support of her family, who stood beside her through long hours, late-night calls, and weekends spent helping clients. “My family has been my anchor,” she shares. “They were patient during busy seasons, encouraged me through challenging times, and celebrated with me at every milestone. I owe so much of my success to them. Their support allowed me to give my best to others, and for that I’m forever grateful.”
After more than three decades in real estate, Effie continues to bring that same passion, dedication, and heart into every conversation, every listing, and every set of keys she places into a client’s hand.
“There is still nothing like handing someone their keys,” she says. “It never gets old. It still excites me—every single time.” Because to Effie, it was never just a house. It was always home.
Though she may not have known it at the time, that little girl stacking sunflower seed shells in her dad’s office wasn’t just passing time—she was building her future.

I will always use her for any home or land purchases. I just can’t say enough good things about her. She is very well respected by her clients and peers!
- Cort Schreiber

When my husband and I decided to sell, Effie was the first realtor I thought of. My husband was impressed at our first meeting and every day she earned his trust and respect. Effie is thorough, knows her business inside and out, and does her very best to represent not only your home but you, too! We have been extremely pleased throughout our entire real estate process. Even after our home sold, she has remained in contact to make sure we are doing well. Effie makes you feel important and cared about—she works promptly and efficiently. She is honest and forthright, and we couldn’t have been more blessed than to be lucky enough to call her our agent.
Her input on our sale made it happen in 5 days!!! We’re still in shock! Listen to and do what she suggests; she will only offer what is best for you. We highly recommend her to anyone looking for the best REALTOR® out there—she is it, and after all is said and done, we feel we’ve made a great friend also. Effie is amazing! Thank you Century 21 for having such a quality agent on your team!
Thank you Effie for being the best at what you do. She deserved more than her commission. She’s a 10 out of 5!!!

It was a local logo I’d seen fairly often before, opposite Raley’s on Myers Avenue, one of Oroville‘s most common thoroughfares. Then Juice Unwind appeared on the corner of Eighth and Broadway, during the reinvention of one of Downtown Chico‘s outermost historic blocks. I’d always heard good things, but some other style of food had always taken precedence when discussing a family meal. So, as I embarked on my editorial-driven culinary journey alone, this hidden gem nestled behind the Chico Co-op made the most sense.
I entered and asked about the most popular dishes. I went with the brisket, though I was told jerk chicken is their top seller. I decided to add a couple of sides to my order to round out the experience and challenge myself to try something I wouldn’t usually order.
I sat at their newly gated-off patio featuring a blend of outdoor plants, picnic and folding card tables, numerous patio umbrellas that provided ample shade, and a threetable bistro adorned with Jamaican decor. Occasional wafts of smoke from the outdoor grills continued to pique my appetite, while the well-designed enclosure prevented me from feeling like I was huddled around a campfire.
The meal arrived at the table, brought by chef and owner Wayne Houghton, who provided me with details. The brisket was delicious, seasoned with a house-made spice rub and cooked for at least 12 hours over a mixture of charcoal and wood. It was cut into large cubes, drizzled with barbecue sauce, and tore easily with each stroke of my plastic fork. The collard greens were cut into thin strips, leaving the stalk intact. Unlike its savory Southern counterpart, theirs is combined with fresh crushed garlic, red bell peppers, and onions, and rests in a vegan broth made with those natural flavors and chicken-flavored bouillon. The coleslaw was the biggest surprise: Finely-shaven carrots and cabbage with a mayonnaise base and plenty of sweetness. It’s a kosher recipe inspired by his experience at a Jewish restaurant.
To complement the meal, you can find an assortment of fresh juice combinations, such as apple-beet-ginger, celery-carrotpineapple, and fresh lemonade, any of which can be amplified with a scoop of ultraenriching sea moss. Drop by to see their full menu at 809 Oroville Avenue in Chico and taste the flavors of heritage and passion.

Winter is a time when the fire burns steadily, raindrops drum on the roof like an unpredictable piano tune, and cozy slippers replace the daily grind of work boots for an avid gardener—most of the time.
But there are still a few tasks that can be tucked into those rare dry days, when the boots get dusted off and the garden quietly calls your name. These are some of the most important chores for preparing your garden for spring. Vegetable beds, fruit trees, and landscaping all lie mostly dormant during these frost-sprinkled days, and that dormancy is your secret advantage.
Fruit trees top the list of importance on my property. They’re my non-negotiable, must-do winter tasks. Trimming them back now ensures they’re ready for their shining moment of summer fruiting.
There are three main rules I swear by:
1. Remove any crossing branches, leaving the healthiest and most desirable one to stand alone.
2. Always cut away limbs that angle downward.
3. Give your tree a haircut. Take off no more than a third of last season’s new growth, right off the top.
If you’re unsure about trimming, visit a local garden center. The folks there are usually eager to help and full of wisdom. The trees need it; now is not the time to forget the value they bring and let them down.
Pruning perennials also belongs to winter, when the plants are resting. Think of it as sculpting, shaping, refining, and making room for what’s coming.
Butterfly bush, roses, jasmine, and wisteria are

a few that make the cut for dormant-season pruning in my yard. A proper, hearty trim sets the stage for a healthy and abundant bloom when the time comes.
Start by removing dead branches or vines, then clear fallen leaves and debris at the base to prevent rot. Finally, thin out the dense areas to allow for airflow and sunlight so new growth can easily find its way through.
Heavy rain and humid nights bring a glorious rest for most plants, but that same moisture can also invite mischief. Fungal diseases like downy mildew and black rot can creep in on roses, while leaf curl loves to target pitted fruit trees.
A thorough application of a copper fungicide is one of the best preventive steps you can take this season. Most brands carry similar active ingredients and provide clear instructions for use, categorized by plant type and dosage. A large hand-pump sprayer is my go-to for this invisible task. One of those chores that doesn’t feel rewarding until months later, when nothing goes wrong. You did it right if the problem never appears.
Depending on your property, these tasks can vary in effort. A few trees and small beds can be handled easily in the dormant months, while a larger property turns it into more of a winter workout. Either way, it’s worth it. This quiet work creates the foundation for a spring that feels effortless—one filled with color, abundance, and peace.
So, brave the cold just long enough to cross these tasks off your list, then retreat to your slippers, a hot mug in hand, and a wellearned rest by the fire. Winter is a glorious time; the to-do list is shorter than the hours in the day, so make the most of it.

There’s something magical about the holidays that calls for both tradition and a little surprise. These gingerbread men deliver just that—classic warm spices wrapped in a cheerful twist of citrus. The fragrant blend of ginger, cinnamon, and orange zest fills your kitchen with nostalgic holiday aromas, while the bright citrus brings a refreshing sparkle to every bite. Festive, flavorful, and just the right mix of cozy and unexpected, they’re perfect for gifting, decorating, and celebrating together.
• 3 cups all-purpose flour
• ¾ cup packed brown sugar
• 1 tbsp ground ginger
• 2 tsp ground cinnamon
• ½ tsp ground nutmeg
• ¼ tsp ground cloves
• ½ tsp baking soda
• ½ tsp salt

• ½ cup (1 stick) unsalted butter, softened
• ⅔ cup molasses
• 1 large egg
• 1 tbsp grated orange zest
• 1 tsp grated lemon zest
• 2 tsp pure vanilla extract
• 1 cup powdered sugar
• 1–2 tbsp fresh orange juice
• Pinch of orange zest
1. In a medium bowl, whisk together flour, brown sugar, ginger, cinnamon, nutmeg, cloves, baking soda, and salt.
2. In a separate large bowl, beat softened butter until fluffy. Add molasses, egg, vanilla, orange zest, and lemon zest. Mix until smooth.
3. Gradually add dry ingredients to wet ingredients, mixing until a soft dough forms. It will be slightly sticky.
4. Divide dough into two discs, wrap in parchment or plastic wrap, and refrigerate at least 2 hours (or overnight) for easier rolling.
5. Preheat oven to 350°F. On a lightly floured surface, roll dough to ¼-inch thickness. Use gingerbread man cookie cutters to shape cookies.
6. Place cookies on a parchment-lined baking sheet. Bake 8–10 minutes, until edges are firm and centers still slightly soft. (Softer cookies = shorter bake time.)
7. Let cool fully. Mix powdered sugar and orange juice to make citrus icing, drizzle or pipe on gingerbread men. Add candy decorations if desired.

There’s something magical about small-town California—those pockets of heritage and beauty nestled between farmland, vineyards, and sunlit backroads. Lodi is one of those places, a Central Valley gem that blends deep agricultural roots with a modern creative spirit. Known worldwide as the Zinfandel capital, it offers far more than wine: a charming downtown, friendly locals, unexpected artistry, and a sense of place shaped by generations of growers.
Our trip began early on a cool morning, the sort that sits between seasons. We loaded up the Mercedes-Benz GLS 450 provided by Pajouh Automotive Center, a three-row SUV built for long, comfortable days on the road. The heated front seats were a gift at dawn, and once we settled in, the car wrapped us in that signature luxury Mercedes is known for. With the route plugged into the 12.3-inch display and Apple CarPlay syncing our playlist, the drive felt as effortless as the day ahead promised to be.
As we headed south toward Lodi, the valley slowly brightened, revealing orchards, farms, and winter vines stretching toward the horizon. We switched the Dynamic Select system into sport mode as we merged onto the freeway, and the GLS responded instantly. Later, a detour led us down a muddy country path; we switched into off-road mode, and the all-wheel drive pushed through conditions that would have stopped a lesser vehicle.
Lodi’s history is rooted in resilience. What began as a railroad outpost in 1869 evolved into a thriving agricultural community, primarily due to German and Italian immigrant farmers who introduced their expertise in viticulture to the valley. The region became famous for its Tokay grapes long before Zinfandel took center stage. Even during Prohibition, Lodi growers found ways to survive—shipping fresh grapes to home winemakers across the country and quietly preserving the vineyards that would later fuel its renaissance. Today, more than 100,000 acres of vineyards surround the city, many of which are tended by fifth- and sixthgeneration families whose stories still echo through the rows.
We arrived in Downtown Lodi as the city was waking up. Historic brick storefronts, leafy sidewalks, and a relaxed pace set the tone. Our first stop was Inspire Coffee, a warm, minimalist café that was already humming with locals. Inside, the smell of freshly ground beans drifted through the air. We ordered their Neo, a strong, chocolatey, and beautifully balanced shaken espresso that was as much dessert as anything else.
Caffeine energized us as we meandered through Downtown Lodi, eventually happening upon Rooted in Lodi, a plant shop that radiates calm the moment you step inside. The space is lush and alive, brimming with trailing vines, rare houseplants, and succulents arranged like sculptures. The air felt almost tropical,

humid and oxygen-rich, a serene contrast to the crisp valley air outside. Customers chatted about soil mixes and propagation tips while we wandered, admiring leaves that looked as though they had been painted by hand.
From there, we climbed back into the GLS 450, and opted to navigate the country roads leading to Michael David Winery. The electronically controlled air springs smoothed out every bump while the panoramic sunroof filled the cabin with light, giving us the airy, open feeling we longed for.
Michael David Winery is a Lodi icon—a sixth-generation family estate that feels like a rural retreat the moment you arrive. The grounds blend lush gardens, tall trees, and farm-chic charm, creating the perfect backdrop for lingering. We started with lunch on the patio, sharing a woodfired pizza with blistered edges and a crisp harvest salad tossed with seasonal fruit. A glass of Michael David rosé paired beautifully with the meal. Around us, conversations drifted between vines, laughter rising with the clink of glasses. It felt like an authentic slice of wine-country life, relaxed and unpretentious.
After lunch, we stepped into the tasting room for a curated flight. Each pour captured a different expression of Lodi’s terroir. The Inkblot Cabernet Franc was rich and expressive, the Petite Petit burst with blackberry and spice, and the Earthquake Zinfandel delivered everything that makes Lodi famous— jammy and bold. Our host shared stories of the Phillips family lineage and the oldvine vineyards that define the estate. It was storytelling woven into each glass.
Newly educated on the winery, its history, and Michael David wines, we decided to skip the next winery on our list to discover more of what the estate had to offer. We were certainly glad we did. We found a farm café with decadent breakfast and lunch menus, alongside a bakery offering fresh, homemade pies and a variety of treats. Best of all, there was no shortage of places to devour them. Whether next to the pond, betwixt the vines, or upon the greenspace, there was room enough for all and for every taste. We ordered some Bavarian pretzels and beer cheese
before closing out the adventure with a Freakshow brownie and a couple cans of Liquid Death sparkling water.
When it came time to leave, we bought nearly two cases of wine—too good to resist. The power-folding third row in the GLS 450 dropped flat with the push of a button, creating ample space. Combined with lowering the rear via the AIRMATIC system, loading the cases took seconds instead of minutes. It was one of those small conveniences that suddenly becomes invaluable on a trip like this.
As the afternoon softened toward evening, we rolled back through Lodi, turning up the music and opening the panoramic sunroof to catch the first colors of sunset. The ventilated seats cooled us when the valley heat lingered, and later, as the temperature dipped, the heated seats warmed us again—comfort tailored to every hour of the day.
We drove north in that golden hour glow, vineyards on both sides catching the last light. The freeway opened ahead of us, the GLS humming quietly in Comfort mode, and the sky unfolding in shades of pink and deepening amber.
By the time we pulled into the driveway— with wine and a camera roll filled with sunlit streets and vineyard vistas—it was clear that Lodi had given us exactly what a good day trip should: history, flavor, beauty, and a little unexpected magic.
Though these late fall and early winter months may seem a poor choice for a wine tasting adventure, we found it to be quite the opposite. Watch the forecast and find a sunny day to plan your escape. The lines are shorter, the wines are just as flavorful, and there’s something far more delightful about flavors sampled in more moderate temperatures than we would find in the summer.
You can find Michael David Winery at 4580 West Highway 12 in Lodi, California. There are numerous charming bed and breakfasts throughout the area that are perfect for extending your visit into a weekend-long getaway. We plan on doing just that the next time around.
