An Integrated Delivery Approach
Every stage of Update Group’s delivery model is designed to reduce client risk, improve cost certainty and protect longterm asset performance.
MEP systems are among the most complex, capital-intensive and operationally critical elements of any project. Decisions made early, often before designs are finalised, have a disproportionate impact on cost, programme, sustainability outcomes and operational reliability.
Our approach integrates early contractor involvement, disciplined cost management and structured project delivery, providing clients with clear decision points, factbased pricing and confidence that delivery assumptions are realistic and achievable.
Rather than treating design, procurement, construction and commissioning as separate phases, we manage them as a single, connected process. This ensures that design intent, budget and programme remain aligned from initial briefing through to postoccupancy operation.
The result is fewer surprises, clearer accountability and buildings that perform as intended in real-world use.
PROJECT ADVISORY 1
2 PROJECT INITIATION
Reducing capital risk before commitments are made
The most effective time to influence cost, programme and performance is before the project brief is fixed. At this stage, MEP systems can represent up to 25 percent of total project cost and are a major source of downstream risk if not properly defined.
Early engagement allows us to test the initial brief, validate budget assumptions and identify technical, programme and procurement risks across the full project lifecycle. This provides clients with early clarity before major design or capital commitments are locked in.
Establishing a robust and aligned project brief
Once appointed, we work alongside the client, consultants and design teams to define a clear and deliverable project brief. This includes a detailed assessment of operational requirements, site conditions, sustainability objectives and programme constraints.
Our input ensures that scope, performance expectations and cost assumptions are aligned early, reducing the likelihood of scope gaps or late-stage redesign.
Client Benefit
Clearer early decisions, reduced downstream risk and a stronger foundation for cost and programme certainty.
Client Benefit
A well-defined project brief that supports realistic budgets, programmes and procurement strategies.

PROJECT DELIVERY
Replacing assumptions with evidence
During concept development, we provide detailed engineering input supported by sector-specific cost data and international delivery experience. This enables informed evaluation of design options, buildability and sustainability performance.
By measuring and pricing the developing design in detail, we help establish a credible cost baseline and remove false certainty that can lead to budget shock later in the project.
Locking in cost certainty
Client Benefit
Early confidence that design direction, cost and performance targets are achievable.
As the design matures, cost models are continuously updated to reflect design decisions, procurement strategies and market conditions. Where appropriate, we can assume design responsibility and carry the design through to construction and implementation.
This disciplined approach allows MEP costs to be finalised with confidence once sufficient definition has been achieved.
Protecting programme through proactive procurement
Following design and cost finalisation, procurement strategies are aligned with the project programme. Long-lead and missioncritical systems are identified early, reducing exposure to supply chain disruption and market volatility.
Our coordinated approach ensures procurement decisions support programme certainty rather than reacting to delays once construction is underway.
Maintaining alignment through construction
Our construction and preconstruction teams work as a single integrated unit, ensuring continuity from planning through to delivery. Regular reporting provides clear visibility of cost, programme, procurement and risk, allowing informed decision-making without unnecessary escalation.
Quality assurance and coordination are embedded throughout delivery to protect both programme and system performance.
Ensuring the asset performs as intended
Commissioning is planned from the outset to support a smooth transition from construction to operation. System performance is validated, handover processes are clearly defined and post-occupancy support continues for 12 months following completion.
This approach ensures that design intent translates into realworld performance, supporting operational efficiency, occupant comfort and sustainability outcomes.
Client Benefit
Cost certainty based on defined scope and validated assumptions, rather than estimates.
Client Benefit
Reduced programme risk and greater resilience against supply chain uncertainty.
Client Benefit
Transparent delivery, controlled risk and fewer unplanned disruptions during construction.
Client Benefit
Buildings that operate as intended, with reduced operational risk and improved long-term performance.
Teamwork
Teamwork is central to how Update Group delivers projects. From engineers and BIM specialists to project managers and site teams, every individual contributes to coordinated, practical solutions that support client objectives.
Our collaborative approach extends beyond our internal teams to include clients, consultants, main contractors and supply chain partners. Through early engagement and open communication, we manage interfaces more effectively and maintain alignment across complex programmes.
This approach is particularly important on large, multi-stakeholder projects and live operational environments, where clarity, trust and coordination are essential to maintaining safety, programme and quality.
