Local Classic Chevy owners Jeff and Tiffany Sebastian say, “This is a fantastic event where big brothers and sisters are invited to bring their littles for a fun-filled evening that includes hot cocoa, cookies, and music. Cody Bellamy of local All Cool A/C & Heating explains, “Effective January 1st, the federal government is mandating that air conditioning manufacturers change their equipment efficiency testing procedures to meet a new minimum efficiency. The efficiency rating will be called SEER2 instead of SEER. The result? Larger, more powerful (and more expensive!) machines.”

The victim in this mandate is the ever-popular 14 SEER system. Cody says, “For quite some time, the 14 SEER has been the basic standard solution that fits our climate here in Fort Bend County. It’s superbly reliable, efficient, quiet, and easy to work on. We’ve installed many, many 14 SEER systems in recent years with lots and lots of satisfied customers. Beginning January 1st, all air conditioning equipment sold must be a SEER2 match up. We cannot legally sell the 14 SEER after this date. The implication with the new mandate is that the SEER2 equipment will save you even more money. Here’s a little secret: With heating and cooling equipment, the installation expertise is what makes the thing save you money, not the so-called rating. I can get in a car that’s ‘rated’ at 30 miles a gallon. But if I put rocks in the trunk and drive like I’m a stock car racer, it’ll struggle to get 10 miles to the gallon. Same thing here!”

Will the new SEER2 rated systems cost more than the current 14 SEER? “You bet!” says Cody. “It will cost significantly more. If you’ve been putting off purchasing a new system, now is the time. This month (December 2022) is the final month you can legally get the less costly 14 SEER installed in your home. When January hits, you’ll be forced into the new, higher-rated SEER2 systems and the new, higher pricing.”

The good news? Since the 14 SEER is being phased out, this month you can get the best value ever on these incredible systems. Cody says, “There’s no risk. The parts and labor warranty on the 14 SEER is 10 years. The parts will be available for the life of the system, and our service techs know the 14 SEER inside and out. When you’re cleaning up after Christmas dinner, it can be tempting to run a dishwasher cycle while you continue to clean other dishes. Mary and Brian Beale’s Story

Brian Beale met Keller Williams Southwest (KWSW) agent Marta Mohan back when they lived in the same neighborhood. “Marta had signs everywhere, lots of clients,” explains Brian. “So when it was time to sell, I reached out to her. She was the nicest person…easy to talk to and not pushy. Marta wanted to know what was important to me, and she gave good advice. We also discovered that her husband Tom went to Florida like me. We’re both big Gator fans!” Mary and Brian started dating in the early 2000s. We were looking in Lake Pointe, but the three stories weren’t conducive to my knee problems and our dogs. I also specifically wanted a small yard. I had no idea this neighborhood was here, but when Marta showed us this house, we knew it was perfect. The bones were there to create our downsized happy place. We’ve finished the remodel, and we

NEW BEGINNINGS FAMILY LAW

It’s the time of year we all have so much to be thankful for, and we’re looking forward to a new year with new beginnings. Local law firm, Bastine Law Group, is excited to announce some of its own new beginnings, expanding its reach and sharing of information.

After Kari Vest gave birth via C-section to her third child, she experienced lots of swelling. Kari says, “It was very difficult to walk through the pain and discomfort. I was nervous to leave the hospital. I was also discouraged. I had gained weight…and I had given birth to a 10 pound baby! I texted my friend Jenise with questions. I wanted to know if it was normal to feel this way, and why this was happening to me. I also knew Jenise’s mom had helped her get her pre-pregnancy body back through massage, and I needed details.”

Kate and her husband have lived in their home for 23 years. “Our kids had moved out, and it was time for a facelift,” says Kate. “We wanted to redo the master bathroom and do some painting downstairs. We received bids from two contractors that we put on hold. Both my husband and I were just not sure. When we asked questions about specific things, we were given answers like, ‘We’ll figure it out.’ We didn’t want to be someone’s test case! We decided to give Teri Gilberg (better known as The Re-Modelista) a call after reading about her in UpClose magazine. For everything we asked, Teri said she had a person. We felt we could talk to her, and she understood what we were doing: We wanted a facelift, but we were also on a budget. After meeting with Teri, my husband and I looked at each other, and we both said, ‘I’m with her!’”

“It’s the little extra things throughout this remodel that really impressed us,” continues Kate. “For the bathroom, I had selected a very Mediterranean tile in different patterns. The crew allowed me to lay the tile out in the garage first, so every piece went exactly where I wanted it to go. As we moved through this project, we added on. We loved the work, and we did not want to go through it all again later to finish the rest! We ultimately put in flooring throughout the downstairs and painted nearly every room. I don’t think I’ve ever met a more detailed painter. We first thought we wanted to stain the bannister. The painter consulted with Teri’s foreman Christian in Spanish. I could tell he did not think the stain would work. He suggested priming and then painting so it wouldn’t chip. It’s beautiful. We had him paint the fireplace to match. When he was up high painting a ceiling, I asked if he could replace a light bulb while he was up there. No problem. He was

so invested in completing the look and doing things right, and just so nice and helpful! It was no different with the floor. The crew was very careful to install the floating floor per the manufacturer’s instructions. My husband’s an electrical guy. He was so impressed with Teri’s electrician, he said we’ll be calling him again.”

“Teri has the right people to get the job done correctly in her pocket,” says Kate. “Teri’s price included three hours of consulting with interior designer Louise Ostrander. I had ideas on what I wanted, and Louise added to my thoughts. She also made simple, cost-effective suggestions, like replacing the door handles. DENTAL Health: Pro Tips for Parents

Adecade ago, Dr. Faisal M. Khan opened a small, beach-themed dental office for children on Grand Parkway. “My goal was simple,” says Dr. Khan. “I wanted to make going to the dentist fun for every child. Statue To Honor A Fort Bend County Legend

Abronze statue of Fort Bend County legend Robert C. Brown III is being installed along Brooks Lake in the Lake Pointe Development in Sugar Land.

Bob came to Sugar Land in 1977 to become President of Sugar Land Telephone Company. He was active in the telecommunications industry until the company was acquired, serv ing during his career as both President of the Texas Telephone Association and Chairman of the United States Telephone Association. While his private sector career was impres sive, it was Bob’s philanthropy that became legend in Fort Bend County. Bob could be seen almost every Friday or Saturday night at a charity auction donating thousands of dollars back into the community. In most cases, he won the auction item only to donate it back to the charity to reauction, doubling the charitable contribution. Bob served on over 30 Fort Bend charities and associations with

one condition: They must serve Fort Bend resi dents. The Fort Bend Economic Development Council considered Bob captain of their ship.

He steered this community through turbulent times and the waters of growth for more than two decades as chairman. Bob’s philosophy was that you always support your community, spend your money where you live, and help those who are in need…especially children. He lived life to the fullest and in the service of others.

It was the Fort Bend Economic Development Council that came up with the idea and raised the funds to honor Bob with a statue on Brooks Lake. The statue will be unveiled December 9th at 9am. Bob’s daughters, Trudy Onofrey and Jody Noirot, say, “Our family is humbled by this recognition. Our dad was a wonderful man

that did amazing things. Our family called him ‘the most interesting man in the world.’ We are so proud of all his accomplishments and the kind of person he was, and we’re honored to be his daughters.”

Trudy’s husband is local Bugco Pest Control owner, John Onofrey. John says, “Bob was invested in customer service for the better portion of his life. I learned a lot from him about service to the community and how to treat customers: Do the right thing and treat everyone equally regardless of who they are. My partner Chris Millward and I instilled these same values in Bugco Pest Control when we launched the company nearly a decade ago. Both the corn tortillas and flour tortillas are handmade. Local favorite chile rellenos fea ture a pan-fried poblano pepper filled with picadillo or cheese, and topped with ranchero sauce and monterey cheese. Jaime says, “It’s a step-by-step process to make it right, so don’t order chile rellenos if you’re in a hurry. It takes about 20 minutes to get them perfect.
