















NEW PAYMENT SCHEDULE EFFECTIVE JANUARY 2025
HOA dues for 2025 are $600 for each household, as well as for each vacant lot. Beginning January 2025, HOA fees will be billed in a single payment of $600 due January 1st. The following late fee changes are effective January 1, 2025
If the $600 is not paid in full within 60 days, (February 28th of the same year due) then a $100.00 late fee will be imposed.
If the $600 +$100 late fee ($700,00) is not paid in full by April 30th of the same year due a lien may be filed on your property.
In addition to our filing of the lien, you will also be responsible for legal and publishing fees of up to $500.
Methods for payment of your annual dues payment:
1. ACH – Contact your bank and set the payment up for an automatic transfer. The HOA will provide you with our Bank information that you will need to give to your bank.
2. Credit/Debit Card – Use your card to pay your dues via the website. Fill out the form online for a quick and easy payment. There will be a small fee added to your payment amount for this transaction.
3. Mail a check to:

Greetings Neighbors and Happy New Year!
I wanted to highlight two of your association’s biggest accomplishments for 2024 and then briefly discuss our goals for 2025.

New CWHOA in-house accounting services
As you will see on page 15 of the Financial Report, two expenditures will not reoccur in 2025. The first is the development cost of our new website, $3,572.94 and the other is $3,075.00 for accounting fees. As of Dec. 31, 2024, we terminated our contract with AJK, LLC our accounting firm, and brought the accounting, money management, HOA fee collection, and bill payment in -house. We will be in a better position to control our money and with the new website you can now pay online.
Our Callaway Woods Homeowners Association treasurer and board member, Burton Keller, has the new Callaway Woods and Lakeside checkbook and debit card. We established a new bank account at First Peoples Bank in Old Town, where Dale Askins is Vice President of the bank, CWHOA board member, and CWHOA chairman of the Finance Committee. We have 4 officers authorized to sign on the bank account: Burton Keller, Ken Janke, Randy Burt, and Dale Askins. The account requires two signatures from any of the signers mentioned above. Carol Hiller has agreed to assist Burton with entries of payments and payables into our new online QuickBooks account.

2025 - A Time for Refreshing
Looking forward, one of our board members, Renee Esten, has coined a theme I would like to use for our goals in 2025, “A Time for Refreshing.” I believe she is spot on with her ideas of more flattering gardening at our entrances, pool pavilion, and walking trails. She even wants us as a community to clean up our signs, curbs, walkways, and generally refresh everything. I love this theme and as a community working together, we can accomplish this goal.

Pinned to the Bed, Unable to Move or Speak
At the age of 34, I was blessed with a miracle healing. I began to pursue the Lord with all my soul. I am a firm believer that God will meet you wherever you are in your life. I believe He will begin the process of sanctification, allowing you time to repent for your sins - including the ones hidden, exposed, and unknown. He will lead you into the renewing of your mind and help you find your purpose in life.
I was 14 when I was baptized and joined a small Southern Baptist Church. However, shortly after, I left the church and was out in the world for 20 years before returning. This time was different, having received the baptism of the Holy Spirit leading me into the realm of GOD.
I had been living with a woman out of wedlock off and on for many years. My thoughts were that God is a God of love and that He would bless our union even though we were not officially married. My girlfriend and her daughter were living with my son and me. Both of our children were the same age.
The First Angel of the Lord Delivers Me
One night I had gone upstairs alone to bed. My girlfriend and our children remained downstairs watching television. After I had fallen asleep, I tried to roll over in the bed, but I could not move. I tried for what seemed to be hours to move, struggling without luck. I would open my mouth and try to call for help, but I could not speak either. I was paralyzed.
I began to pray in the Spirit. As I glanced toward the corner of my bedroom, there








appeared an angel of the Lord, about nine feet tall. The angel was a gray motionless spirit, standing as if a statue. I could see the angel’s face, his robe, and the sash around his waist. As I watched in wonder, I suddenly heard what sounded like a hurricane rush through the room. The angel had surrounded my bed with his wings.
The angel was an amazing sight. His fluttering wings were brown like those of an eagle with feathers that had life and power within them. Then I looked straight up and saw what had pinned me to the bed. It was a demon. The demon appeared to be a spiritless creature, with blood-shot eyes and wearing a black cape. It seemed only a moment that the demon kept me pinned after the angel's wings enveloped me. Then just as suddenly, the demon vanished, fleeing through the top of the angel's protective wings.
I sat straight up in the bed, soaking wet with sweat. I got out of bed, washed my face, and went back downstairs. I said nothing to my girlfriend or the children about what had just happened. I was in shock and not sure of it myself. So I waited up with everyone; I was in no hurry to go back upstairs. Later, my girlfriend decided she was ready to go upstairs for the evening and asked if I was coming as well. I was still blown away by my experience, so I told her I’d stay up a while and watch television. I felt like I needed some time alone to process what I had experienced.
About an hour passed and the children had also gone to bed by the time I decided to go back upstairs. When I reached the doorway of our bedroom, I was taken aback to see my girlfriend




sitting on the edge of the bed in tears, trembling with fear. I said to her, “Tell me, were you pinned to the bed?” She said, “Yes! How did you know?” I told her what had happened to me earlier, and she replied that she did not see the angel or demon, but she certainly felt pinned down and, after praying, she too was released.
The next day I went to my mother's office and told her everything that had happened. She immediately said that the reason I was pinned by a demon to my bed was that my bed was
defiled and that I was living in sin with my girlfriend. She said God demonstrated his displeasure by allowing the demon to pin both of us to our bed - the very place where our sin was occurring.
I thought that idea was crazy; I rejected the whole concept that I was living in sin. After all, God was doing so many wonderful things in my life. I wanted to believe that He would also bless this union. Several days after this event, I was in prayer, still trying to comprehend what had happened that night in my bedroom. The Holy Spirit led me to Psalm 91 and began to minister to me about his angels.
6 1He who dwells in the secret place of the Most High shall abide under the shadow of the Almighty. 2 I will say of the Lord, "He is my refuge and my fortress; My God, in Him will I trust." 3 Surely, He shall deliver you from the snare of the fowler and from the perilous pestilence. 4 He will cover you with His feathers. And under His wings, you shall take refuge; His truth shall be your shield and You shall not be afraid of the terror by night, nor of the arrow that flies by day 6 Nor of the pestilence that walks in darkness, nor of the destruction that lays waste at noonday.
God had explained exactly what had happened After reading this Psalm, I began to cry. At that moment, I came to understand how much God loves us. He answers our cry for His help, and He delivers us from Satan and his demons. I realized that His words were not just symbolic, but literal and alive. I came to understand that every written letter in the Bible was like a living cell in the body of Jesus Christ. After this experience, I began to understand how our Lord Jesus's name was the Word of God.
This was the first, but not the last, visit from an angel reminding us of our sin.

The Second Angel of the Lord Warns Me
I did not repent after the first angel delivered me. A few years after that first angel encounter, we were having dinner at a Chinese restaurant in Columbus. My son actually worked at this restaurant, busing tables. The restaurant was not crowded at all, as there were only two other couples there, along with a few employees. The employees that were close to our table included my son, his then girlfriend, and the owner's wife, who was at the cash register beside the front door. My son was standing beside me at the table and had just poured our tea. His girlfriend was ten feet away at a table rolling up silverware in napkins.
I noticed a beautiful young black woman quickly walking toward our table. My girlfriend also noticed her. I had no idea who she was. She wore a yellow raincoat with a yellow hood. She wore black rainboots and carried a yellow umbrella as well. It was not raining when we arrived at the restaurant just a few minutes earlier, so she looked very much out of place.
She was about five feet from our table when she exclaimed with a loud, bold voice, "God told me to tell y’all to turn from your sinful ways."

She then turned around, walked just a few feet away, and disappeared. I could not believe the nerve of this woman. I looked at my girlfriend and asked her, What did that woman say?” She repeated exactly what I thought I had heard. My next question was obviously, who was she? My girlfriend said she had no idea who the woman was, and of course, I did not know her either.
When I asked my son if he knew who the woman was, he replied, “What woman?” He said he had not seen any woman.


Perplexed, I said, “So you did not see or hear that woman who just came over here and screamed at us?”
He said, "Ya'll must be crazy. I didn't see a woman." My son was standing right beside me when she approached my table.
I called his girlfriend over to our table and asked her if she had seen the woman. She said that no one had come into the restaurant since we arrived. I went up to the cashier and asked the owner's wife if she had seen this woman.

She also said no and added if anyone fitting that description had come through the door, she most certainly would have noticed her. I could not believe that all three people I asked said that they did not see this woman, especially considering the way she was dressed.
The truth was that they truly had not seen the woman, nor had they heard her - she had only appeared to my girlfriend and me. She was an angel of the Lord in a human body. When we got home, we decided that we had better obey the word of God. It was clear to both of us at this point what the angel was trying to convey, especially considering we already had one encounter due to our sin when we were pinned to our bed.
We began arranging to separate. It would only take one week to end our living arrangement, but that very night we slept in separate rooms in fear of the Lord. Again, the Spirit of the Lord led me to His word and explained to me that this last visitation was also His angel, who had delivered a message of warning.
I didn’t see my girlfriend again until six months after we had separated. I gave her a call and she invited me to come out and have a cup of coffee. I was driving up I-185, headed to the Williams Rd exit, when all of a sudden, a brown dove flew into my windshield and landed on the road - dead. I almost wrecked my car; it was terrifying.
When I got to her house, my girlfriend invited me in and suggested I go out on the patio and she would bring the coffee out there. So, I went out on the patio and sat down to wait for her. I looked down and to my utter shock, between my feet was the dead dove that hit my windshield - 5 miles back from her house. As I was looking at the still body of the dove, the Holy Spirit spoke into my mind and said, “This
relationship is dead. Leave now and do not return.”
I never drank the coffee. I immediately got up in a panic, said goodbye, and left the house. That was more than 35 years ago, and I haven’t seen her since.

GOD never gives up on us and once we accept HIS son Jesus as our Lord and Saviour, all the promises He has made in HIS word to us are waiting for us. In this new year, make it a priority to start the treasure hunt for the riches and glory of HIS kingdom.

Amen!















Fishermen from every part of the world have most assuredly spoken to others about “the one that got away.” Those five little words make up the most famous of fishing phrases and always focuses on the unique and elusive creatures who foil the skills of the our world’s finest anglers. A battle is waged between two adversaries, and the less likely of them somehow avoids capture and is rewarded with freedom. Bloodier human battles take place during wartime, and those battles can also mean the difference between capture and freedom. This yarn about “the one that got away” actually involves a fellow named Denny, who found himself in such a battle during World War II.
Born in a small town in 1920, Denny developed into a fine athlete excelling in snow skiing and tennis. A patriot, he joined the army in 1940 and was considered by his superiors to be officer material, but a training injury and sickness delayed that promotion from happening. By 1942, when the war was in full swing, 22-year-old Denny had not yet seen any combat and was desirous to fight for his country. He delayed the officer training a little longer and requested assignment to one of the tank units that was engaged in the fierce desert fighting of North Africa. When he arrived there as a sergeant, he quickly found the action he thought he wanted. Unfortunately, in 1943 Denny and other soldiers in his unit were captured by the enemy and shipped to a prisoner-of-war (POW) camp where he remained under guard until 1945. It was near the end of the war that he felt he could no longer tolerate being a prisoner, so he decided to make his escape. He did not share the details of his plans with any of his fellow prisoners for fear one of them might betray his
confidence. He just cleverly slipped out of the camp one night and carefully made his way to freedom. Like many WWII veterans, he simply wanted to begin a more peaceful, productive civilian life and refused to talk about his war experiences with anyone.
Denny survived the war and got a fresh start in a new place, never even considering a return to his old hometown. He eventually chose to settle in sunny California and found gainful employment there in both the construction business and as a ski instructor. While adjusting to his new surroundings, he became somewhat of a national hero in 1952. He volunteered with other expert skiers to go on a dangerous trek into the Sierra Madre Mountains, attempting a rescue of folks on a train that was caught in a winter blizzard. Denny was the first skier to reach the train, the rescue was successful, and his exploits and those of his team were prominently covered by Life magazine. It was also in California that he met the love of his life at a YMCA dance. He married her and raised her two children as his own. Later Denny and his family moved to Colorado, and it was there in 1985 that he decided to go public and tell others about his escape as a POW. He even wrote a book about it.
I never met Denny, and I never read his book, but I did read about him and his miraculous escape several years before he chose to talk about it. While employed as a Special Agent with the FBI, I saw his picture and learned about his escape on FBI Identification Order (IO) #2099, which had been issued in 1947, 4 years after I was born. That IO was on file in every post office and in every FBI office across our nation for 40 years. You see, after Denny escaped from the camp, he was a federal fugitive in the United States. While serving as a German soldier with an artillery battery in













Erwin Rommel's Afrika Corps, he was captured in Tunis and sent to the POW camp in Deming, New Mexico, the location of his escape. Denny had learned some valuable escape techniques during his German training, and it helped him to avoid capture. The main reason for his escape was to prevent the United States from repatriating him to his former hometown, which had become part of communist Poland after the war. He was first sought by the US Army and later by the FBI, but he was never caught. After 30 years, the FBI officially closed their case on Denny, though the federal arrest warrant remained outstanding. Denny used the alias, Dennis F. Whiles, obtaining a Social Security card and a driver's license in that name, but his real German name was Georg (George) Gaertner.



While a fugitive working at a ski lodge, Denny became personally acquainted with Robert Stack, the renowned and handsome Hollywood actor who ironically began hosting the television series, Unsolved Mysteries just 2 years after Denny surrendered to authorities. Denny was never prosecuted for his escape because such a crime no longer had any meaning after the war ended, and he was not prosecuted for an immigration violation because our government had forcibly brought him to America. Of course, it didn't hurt his cause that he had been married to American citizen for 18 years. Our government finally allowed Denny (Georg Gaertner) to become an American citizen in 2009 before his death at the age of 92 in 2013. Now you know that Denny was “the one that got away.”

Sterile Grass Carp
Our Summer Issue of The Eagle included the Fish Management Report prepared by Mid-South Lake Management Company for Callaway Woods. The report explained that annual maintenance is required to keep the lake, fishery, and other dependent wildlife healthy.
The Fish Management Report offered several recommendations and one of those was about carp. Many years ago, the lake was stocked with grass-eating carp; however, over time they die, which is exactly what happened to our carp…old age. We noticed what looked like algae growing on the east side of the lake, but actually, it was grass. Not wanting the grass to overtake the lake, we purchased the recommended number of carp, 200, and had them added to the lake for $2,550.00. This project was managed by our CWHOA VP Randy Burt in early November of 2024.
