As you can see, we have a new Callaway Woods & Lakeside newsletter. We plan to publish a quarterly newsletter keeping you up to date with social activities, finances, new neighbors (and some old neighbors), special projects and committee reports.
We would like your input regarding what you would like to see in your newsletter. We are actively recruiting for CW committees. Our most pressing needs are: manager for this quarterly newsletter and Building and Grounds Committee Chairperson.

We are the Holleys! Shelby, Jillian, Griffin, and Sloan. I grew up in the Columbus area and Shelby is originally from northeast Alabama. She moved here in college to play ball. We started dating in 2015 and were married two years later. In 2019, we started the journey to grow our family. After a year of IVF, I got pregnant with the twins. They were born happy and healthy in April ‘21.
Shelby is the new car sales manager at River Town Toyota and has been with the company since 2015. I stay home with the twins and am the co-owner of a small balloon decor and party planning business. We are newly 30 and have just sold our first home and are so happy to have bought our forever home here in Callaway Woods!
We are Ryan and Sandi McCann. We have six kids: Colton, Collin, Chason, Morgan, Chandler, and Annalise. We currently live in Midland, but we recently purchased the lot between the Traywicks and Barbers.
Ryan works in finance and budgeting in Parks and Rec for the City of Columbus. He enjoys tennis, soccer, and traveling. Sandi is a Harris County teacher retiree, but will soon return to the trenches in the fall as an 8th grade science teacher at Veteran's Memorial Middle in Columbus. Sandi is also part-time faculty at Columbus State University, where she teaches Curriculum and Instruction for the Master's in Accomplished Teaching program. She is also a private tutor (Mastery with Dr. McCann). Oh, and she also teaches Drivers Education at Barber's Driving School. Sandi enjoys reading, naps, and traveling.
We still have a daughter at Columbus High, so we will remain in our home in Midland until Annalise graduates. In a couple of years, we will join you guys in Callaway Woods Lakeside. In the meantime, we hope to get to know our future neighbors. When the lake is ready, you may see us in kayaks or at the pool!

We recently moved to Fortson when Ray took a job with Char
Christmas with our dog, Sammy, our cat, Ava, and our 20 year old twins. We love it here in Georgia and Columbus is a fabulous place. Our new home in Callaway Woods is like living in a vacation home!
Most recently we lived in Tucson, Arizona, for 8 years. Our twin children, Trent and Lauren, are going to be juniors at the University of Arizona this fall. Prior to Arizona we lived in Chicago for 16 years, and we are both originally from Texas.
We are now officially empty nesters, and look forward to all of the fabulous weekend getaways that are so close to home. You might have seen Ray on his motorcycle in the neighborhood with our mini dachshund, Sammy. Sammy loves to ride, and has his own backpack and doggles (doggie goggles) too!
We are recent transplants from the west coast. Jim and I are both retired peace officers, and Jim continues to work as an expert witness on death penalty cases nationwide.
I am fully retired, love gardening, working on my sheshed, reading crime novels and listening to crime podcasts. Jim and I have been married for 54 years, have a son and two grandsons. Jim has a trike motorcycle, which we love to ride. Jim's a big time poker player and has joined the poker group here at Lakeside. We have two dogs...Kami and Zoe.
We thoroughly love our home in Callaway Woods and Harris County. Thank you to our neighbors who have made us feel so welcomed!

Financial Statements Notes
As you can see, we have $142,232 in the checking account as of June 30, 2023. The board has approved spending $100,000 on the lake dredging project. In addition, we have just billed the July 1 HOA fees so as of now, we have an additional $37,000+ in HOA fees that will be coming in during July.
HOA Dues and Late Fees
Current HOA fees are $600 a year for each household and for each vacant lot. These fees are billed twice a year, with $300 billed January 1 and $300 billed July 1. If the $300 is not paid within 60 days of the billing date, then we will impose a $50 late fee. If the $300 + $50 late fee is not paid in full within 30 days of the next $300 billing, then an additional $50 late fee will be imposed. If the $700 ($350 + $350) is not paid within 60 days of when the 2nd $50 late fee was imposed, then a lien will be filed on your property. In addition to our filing of the lien, you will also be responsible for legal and publishing fees of up to $500.
If for ANY reason you are unable to pay your HOA dues at the time of billing, please contact Al Barber, Burton Keller, or any board member. Do not wait until we must file a lien. We will find a way to work with you as long as you communicate with us.

My name is John Cunningham. I’m a member of the board of the Callaway Woods Lakeside Home Owners Association and have been appointed to head our Legal Government & Legislative Committee. By introduction, I’m a retired attorney who worked 10 years in state government and fifteen in the private sector before moving to Callaway over 20 years ago to own and operate a business in the Columbus area. I would request anyone with a background or interest in law enforcement, fire protection or public works who has some time to assist, please contact me and join the effort to improve our community through better relations with our government agencies. Hello Neighbors! My name is Renee Esten and I am the new Compliance Chairperson of Callaway Woods and Lakeside HOA. My husband and I recently moved from the West Coast and have settled here for the duration. I'm a retired peace officer and over the years, have dealt with many HOA's. I believe in, and support having HOA covenants within the community. You may see me driving my orange Gladiator Jeep around getting familiar with Callaway Woods. Al Barber envisioned, designed, and created our newsletter called "The Eagle". Our neighborhood publication will serve to update the highlights, happenings and progress of our residents, our community and our HOA. You can look forward to “The Eagle” quarterly, beginning this month.

All new building plans will need to be submitted to the Architectural Review Committee (ARC) before work begins. This includes, docks, sheds, fences, additions to your home, pools, pool houses pavilions, and all other construction. In addition, certain tree removal must be approved by the ARC.
Building and Grounds ***Open***
Building and Grounds Chairperson Volunteer Needed!
Currently, Al Barber is the acting Building and Grounds Chairperson, and we need someone willing to take this position. Celia Brooks currently supports the needs of the pavilion and pool area.
Recent upgrades to the pavilion area include a chimney evaluation and cleaning as well as a new refrigerator to be used for reserved parties. Future upgrades needed in the near future for the pavilion area are a new roof, the placement of a fireplace damper and chimney cap. If you have been to the pool recently, you may have heard the chirping of chimney swift birds that have nested in the chimney. These are federally protected birds, so future chimney work will be completed after the hatchlings leave.
We are currently accepting bids for the sprinkler repair.
The pool is available for party reservations! Neighbors have enjoyed the celebration of birthdays, graduations, marriage engagements. Congratulations to those celebrating!

Special Lake Dredge Committee

As mentioned in the financial notes, the Board of Directors approved the expenditure of $100,000.00 for the lake dredge project to begin. Burton Keller and Al Barber will be meeting with the contractor, Spud Warr, within the next week or so and will work out the details of start and finish. We will also let you know when the walking trail will be closed as there will be heavy equipment working off the trail, deeming it unsafe until the work is completed.
