or the first time in its history, our new issue will only be released online. We decided that it would suit it, it would be in tune with the moods that flooded the world, in tune with our beliefs that we need to change and be adequate to the situation. The restart button is pressed and the ‘new normal’ steps forward very carefully. We are following these steps. We try to look ahead and imagine how we will travel and rest in the summer, how we will work, how we will keep the delicate balance between calm and uncertainty. Usually at this time of the year we are already aware of our holiday plans. Some will probably read us while sitting on their sunbeds. For many of us, the most favorite direction, I would say forever favorite, remains Italy. There is no season in which it does not challenge us. Because of everything the Italians know how to do so well. In a truly dramatic time, they did not change their good taste for life, for music, food, love and wine, for the big Italian family, for the pleasure of being together, even when it is scary. Songs and applause could be heard from their balconies, children and virtuosos played their favorite instruments together, and their spirit remained alive. That is why we love Italy even more. Each of you has his or her place there and I’m sure it’s on the list for the first trip. In this different issue of Unique Estates Life Magazine – a little more about Italy.

In a special interview Vessela Ilieva – Managing Partner of Unique Estates will present the new trends in the real estate market for the first six months of the year and will make forecasts for the next months. T

he global coronavirus pandemic that has struck us in recent months has put the world to a number of serious trials. Hundreds of thousands of people lost their lives, others lost their jobs, the borders closed... Some businesses went bankrupt, others showed empathy and flexibility and made a timely contribution to the fight against COVID 19. The fashion giants Louis Vuitton and Burberry, for example, adequately took a step away from luxury and started making protective clothing for people on the front line. Louis Vuitton restructured several of its factories in France to produce hundreds of thousands of non-surgical masks for healthcare professionals. Burberry supplied hospitals in the UK with 100 000 surgical masks. Chanel factories began sewing masks and protective clothing for doctors. As the power of the virus diminishes and the world ‘restarts’, we look to the future after / with COVID 19, looking for answers to the questions of what awaits us and what ‘the new normal’ will look like.

In early May, Milan officials called on architects and designers to invent devices for social distance that would allow bars, restaurants and other public places to open, ensuring the safety of their visitors. Signs to remind people to stay away from each other and signboards to reorganize the layout of commercial spaces are part of the measures to help restart the city after a two-month lockdown. All companies, organizations, institutions and freelancers have been invited to present their ideas, which will be collected in a digital catalogue. It will be provided to traders and the idea is that they find solutions in it according to their specific needs.

The American Institute of Architects (AIA) has produced a 19-page document on the safe opening and operation of buildings that have been closed due to the coronavirus, such as offices, schools, cafes and restaurants. The document includes three type of measures: physical or engineering – ventilation and protective barriers; administrative – work from home or on schedules; personal protective equipment. The document insists on systematic changes in the buildings. Among the measures proposed by the architects are: keeping a distance of 1.8 meters between employees, installing movable barriers, using natural daylight and windows that open, reducing the use of heating systems, air-conditioners and ventilation. Other measures include the use of non-contact systems, the installation of antimicrobial surfaces and portable indoor air purifiers. The document also proposes measures aimed at shops – limiting the number of customers, special hours for high-risk customers and designing a process ensuring that visitors will be distanced.

TECHNOLOGIES ARE CHANGING SHOPPING Despites the measures taken for social distance and disinfection, 89 percent of the shoppers have concerns about shopping in physical stores, according to a survey. ‘The next eight months will be crucial even for big brands’, said Nitin Mangtani, Founder and Chief Executive Officer of PredictSpring, a company that creates mobile applications for brands such as Sandro, Brooks Brothers and Dooney & Bourke. Technology comes to help traders here. Decathlon, for example, uses radio-frequency identification of goods. A robot equipped with an antenna goes through the store and makes an inventory of the goods, each of which has a unique digital ‘label’. This avoids touching the articles and facilitates the execution of online purchase orders. More and more retailers are expected to introduce the technology as it becomes more affordable as a price.

Thanks to the mobile applications, stores could become purchase order acceptance centers and the decision on what to buy will be made before the buyer reaches the store. Customers will be able to inform themselves of what’s in the store and order while standing on the sidewalk in front. A ‘smart’ counter will monitor how many people are in the store based on their mobile devices. Many stores are improving their self-service and payment systems in order to reduce personal contact when shopping. For example, Decathlon has a store with an area of 13 000 square meters, which employs only 10 employees. Experts predict that contactless payments such as Apple Pay and Google Pay will become more widespread.

The Dutch studio Shift Architecture Urbanism has already developed a model for a farmer market that allows people to shop while respecting the rules of social distancing. The design consists of 16-square grids that can be easily set up in the public squares of any town or city. Shift’s proposal is based on the idea that existing food markets could be split up and dispersed throughout local neighborhoods. They call them ‘micromarkets that operate on a hyper-local scale’. Each micromarket consists of just three stalls. There is one entrance but two exits, and each stall has two counters – one for accepting orders and one for collecting orders. The stalls sell packages rather than individual products, in order to reduce the time each customer spends. Up to six customers are allowed at once. The whole structure is easy to move, and the idea is that micromarkets go around different neighborhoods.

This completely changes the concept of shopping – people do not go to market, market goes to people, explained from the architecture studio. They emphasize that, in order to work successfully and ensure product diversity, market management must be controlled by local authorities.

GOING TO A PARTY WITH AN AIR-TIGHT SUIT Social life is slowly reviving – the fear of the virus gives way to the desire to communicate tet-a-tet. And there are innovations here that would allow us to have fun without worrying about our health. production.club/micrashell

The creative studio Production Club has presented an idea for a personal protective suit for night clubs and concerts during a pandemic. The party personal protective equipment (PPE) suit, called Micrashell, includes features for smartphone integration and beverage consumption. Described by the studio as ‘the future of human interaction’, the design comprises an air-tight top suit and helmet that covers the hands, upper torso and head. A special pocket in the suit holds and connects to the user’s smartphone to allow them to control certain features via their device. This includes a camera that can be used to take photos and videos of the event. The suit is secured to the body with expandable straps, making it suitable for people of different sizes. These straps can be customized with add-ons, thus becoming an eccentric fashion accessory. The helmet has a particulate filtration system. The studio is currently in the process of creating prototypes of its own concept. Thanks to the simple design, the designers hope to have the first batch of suits available for testing in a few months.

New York’s designer Joe Doucet has revealed his concept of a face shield to protect against coronavirus that could be worn like a pair of sunglasses. According to him, the design will be less uncomfortable than traditional alternatives. Doucet, who is currently searching for a brand or manufacturing partner to produce the shield, imagines that the entire device would be made of polycarbonate and manufactured in the same way as typical sunglasses.

LARGE OFFICES WILL BE A THING OF THE PAST As for the working environment, large offices will become a thing of the past. This was predicted by the interior designer Sevil Peach, co-founder of the London-based studio SevilPeach Architecture. According to her, big offices will be replaced by smaller hubs and co-working spaces. During the coronavirus pandemic, many companies found that distant work was beneficial and rewarding.

It is likely that, even after the danger of infection has passed, the companies will maintain smaller offices, where employees will gather for face-to-face meetings or to carry out work that cannot be done remotely. Large open space offices, where many people work and ventilation and distancing are impossible will remain only a memory. Most people will work from home and those, who cannot provide the necessary environment at home, from co-working places.

In the coming months we will see which of the innovative ideas resulting from COVID 19 will be put into practice and which will remain in the field of science fiction. One thing is for sure - the world will never be the same again. And that, perhaps, is for the better.

HOW THE PANDEMIC WILL CHANGE THE WAY WE TRAVEL, REST AND EAT OUTSIDE? The global tourism industry is in a wait-and-see mode and there is no clear answer as to when the situation will calm down. One thing is for sure – travel, places to stay and meals in restaurants will no longer be what they used to be. A ‘new normal” is underway. Traveling gives us the opportunity to contact with others, to find inspiration, to get to know foreign cultures and to support local economies around the world. At the same time, however, we cannot ignore its negative impact on the environment. Now that the coronavirus has compelled millions of people to stay home, we have seen the Earth literary rest.

Here are the predictions of the leaders in the tourism industry about how the way we will travel in the future will change.

SLOW RETURN All experts are saying that travel will resume gradually over the course of months, if not years. Initially, people will probably stick to local destinations, will not venture too far from their home, preferring to travel to closer locations by their personal car to avoid contact with strangers.

NEW STANDARDS FOR HOTELS Everyone who starts traveling again will be especially careful at first. Many large hotel chains such as Marriott and Hilton have announced higher standards of hygiene and cleanliness. In order to be successful right now, hotels need to clearly state what they are doing to keep their customers safe.

Experts are saying that it will be necessary to provide for new registration and leaving procedures, with new sanitary protocols, mandatory for all public activities, following all the instructions of the health authorities. Measures such as digitalization of processes, reduction of the use of paper and reduction of the number of service personnel in contact with customers are also envisaged. This will provide more space and the opportunity for social distancing with the guests.

BIG CHANGES FOR AVIATION After the terrorist attacks in New York on September 11, 2001, the security measures at airports around the world have been drastically improved. The London studio Factorydesign has designed an isolation screen divider kit to completely ensure social distancing during the flight. This will allow airlines to offer increased protection for passengers by temporarily dividing seats in the cabin. The isolation has been designed to be easy to clean and also includes a personal kit that contains a mask, hand-sanitiser and disinfectant wipes. PROBLEM FOR THE CRUISE INDUSTRY The cruise industry will face a huge challenge. The business model of ‘large-volume cruises’ will need to be seriously reconsidered. Experts see this as an opportunity for the port destinations to introduce safeguards against ‘overtourism”. ‘OVERTOURISM’ AND SUSTAINABILITY In addition to the restrictions on the number of cruise passengers, we can also see restrictions on the number of visitors who are allowed to visit historical sites, as well as the time they are allowed to stay in the sites. As with any difficult situation, now people will probably be more reasonable about how they use their time and money. They are expected to save more and undertake fewer but more meaningful trips. RESTAURANTS The coronavirus will also bring changes in the restaurant business. The physical menus, cash payments, buffets and common oil and vinegar bottles will largely be abandoned, industry experts predict. Regarding spaces, more originality will be sought in decadent interiors, which guarantee solitude. After the pandemic, we will see more and more open-space kitchens as they promote ‘transparency’. A new form of architectural modernism is expected to emerge, which is expressed in simple lines, strict geometry, modern antibacterial materials and surfaces. Prior to the pandemic, it was recommended restaurants to provide 1.4 square meters of space for each table. However, against the background of the crisis, the World Health Organization has recommended that this area be increased to 2.5 square meters. Toilets are the biggest challenge for the industry. It is envisaged that most doors in them are removed, with the exception of those of individual cabins. The doors to remain will be opened and closed by foot or by sensors. Thus, the robotic toilets in Japanese style will become mandatory and customers will rarely, if ever, touch again a tap, a soap dispenser or a hand dryer.

Loaves of bread and succulent roasts come out of the oven done to perfection, even if you forget to take the food out of the oven in time or guests are late arriving. 1946 SCOOTER VESPA 98

V

espa 98 is the first scooter of Vespa Piaggio and was immortalized by the director

William Wyler and the actors Audrey Hepburn and Gregory Peck in a one-minute scene from the movie ‘Roman Holiday’. Before World War II, the factory of Enrico Piaggio manufactured locomotives and wagons. Post-war Italy went bankrupt, there were no train orders and Signor Piaggio offered it a completely different, individual, comfortable and modest means of transportation – a scooter! The small Vespa quickly became the favorite transportation means of the Apennines, and for the 1947 model there was a list of 16 000 waiting buyers... Thanks to Vespa, young people could be independent, work away from home and be proud of their small but definitely beautiful scooter.

The public sees for the first time the new Vespa logo, together with a model 98, in a Roman golf club

Twenty years after the resounding success of Vespa, the Piaggio portfolio swelled, and in 1964 the Aviation and Motoring Departments became independent companies. Piaggio Aero acquired the status of a preferred supplier for customers with good taste and attraction to private air travel.

A

ccording to Gio Ponti, the superlight chair ‘without adjectives� explores

the boundaries of construction. Its thin wooden legs have a triangular, not the usual quadrangular cross-section, the backrest is minimal but effective, the seat is knitted of hemp rope and costs a little... The prototype is a popular 19th century Ligurian chair, whose Ponti shape was reduced, achieving lightness and elegance with simple materials and classical technology to meet the needs of the recovering postwar furniture market and the changing and more mobile Italian lifestyle valuing lightness..

Hotel Parco dei Principi in Sorrento is one of the first boutique hotels, built and furnished by Gio Ponti in 1962 on aristocratic ruins in a park on a rocky Mediterranean coast.

19 67 Sports Car Maserati Ghibli AM115

G

hibli is a dry southeast wind in the Libyan desert that has given its name to the car designed by Maserati after they abandoned the racetracks in the 1950s. Ranked by the Sports Car International magazine as one of the top ten best sports cars of the 1960s, Ghibli АМ115 surpasses Ferrari Daytona and Lamborghini Miura in sales. The model has submersible headlights, completely leather seats and cast aluminum wheel rims; it sells as a 2+2 coupe with two doors. The body with a shark’s nose is the work of the car designer Giorgetto Giugiaro, at that time part of the car design studio Carrozzeria Ghia SpA, which existed from 1916 to 2001. The studio Ghia created collectors’ models such as Cadillac Ghia of 1953, donated by the playboy Aly Khan to Rita Hayworth to save their marriage. History shows that the gift was preserved, but the married was not.

1977 CAB CHAIR DESIGN BY MARIO BELLINI FOR CASSINA

A

t the time when Mario Bellini created the CAB chair, no one had yet achieved the illusion of a saddle leather construction.

Around a metal skeleton, Bellini added sixteen individually shaped and painted pieces of calf skin, which were sewn to each other after more than ten stages of manual processing. CAB is a favorite chair both in meeting rooms and in comfortable homes, because of the eccentric promise of adventure and the classic simplicity of form.

Cassina 413 Cab Armchair is a cult chair for well-earned urban cowboys. The white version is suitable for collectors who already have at least a pair or two of the classic ones, well worn as comfortable saddles. 30

L

a Carrera is a brand of Italian racing bikes, but in Toronto a specialized bike shop is known under this name, which hired one

of the leading Italian manufacturers of road bikes Colnago, together with the graphite-artists Futura 2000 and Stash, to make 33 specially decorated frames Colnago Master Pista for the artistic action ‘Look Ma! No Brakes!’ Ernesto Colnago began producing road bikes in the 1950s in Cambiago near Milan. In 1989, 35 years after the company was founded, Colnago, in collaboration with Ferrari, launched the first all-carbon frame for a road bike with the name Colnago C35. At that time, Ferrari was already incorporating carbon details into Formula 1 cars. It is interesting that for Colnago’s project ‘Look, Ma! No Brakes!’ track frames, not road frames were ordered, although the strength of the company were the latter. There are five prototypes of the frame that Futura 2000 and Stash have worked on, and they are for road bikes. One piece with gilded elements is currently selling for 25 000 euros.

VEVERSACE – THE GENIUS IS KILLED,THE SHOW GOES ON

n July 15, 1997, Gianni Versace decided to collect his morning paper alone from a nearby café. At 9:21 a.m., he was shot in the forehead in front of the door of his mansion in Miami Beach. The shot was fired by the seral killer and maniac Andrew Cunanan. If he had sent his assistant to collect the newspaper, as he usually did, Versace would have probably still created his fashion masterpieces with vigor. However, this task fell on the fragile shoulders of his sister Donatella, who after Gianni’s death took his place as a creative director of Versace. Their brother Santo became CEO. Despite the tragedy, the Versace family managed to run the business more than well – they designed furniture lines, collaborated on a series of luxury dining sets and accessories with a legend like Rosenthal. In 2018, Michael Kors Holding Group, now known as Capri Holdings, acquired Versace fashion house for more than $ 2 billion.

he history of the legendary brand began in Calabria in 1946 – the year in which Gianni was born. His mother Francesca was a resourceful dress-maker who invested her small savings in her own workshop. Gianni grew up in this workshop. The future designer cut his first dress only at the age of 10. After graduating from high school, he moved to Milan, where he worked for several designers, one of whom was Mario Valentino. In 1978, Versace founded his own fashion company and his sister Donatella came to him to help him, becoming his muse. The fashion shows of Gianni Versace are real feasts of beauty. Not only that supermodels such as Cindy Crawford, Naomi Campbell and Linda

Evangelista catwalk for him, but the designer is a pioneer in ‘filling’ the front row with celebrities. Regular guests at his fashion shows, who are also his personal friends, are Elton John and Madonna. The clothes created by the talented Italian are daring, sexy and sophistically at the same time. The famous prints and Medusa mascot have become the emblem of Versace. The business expanded and the brand began selling virtually everything from bedsheets to cutlery. His chic villa in Miami is an absolute triumph of his personal style and at the same time a fantastically arranged showroom for the best representatives of the collections Verscace Home. The company reached its peak in the mid-90s ... until the black date of July 15, 1997 for the family. Ironically, Gianni has just successfully undergone a treatment for ear cancer. That is why he has dutifully prepared his will – 50 % for his beloved niece Allegra, 20 % for Donatella and 30 % for Santo.

he news of his sudden death found Donatella and her family in Rome, where she was preparing a fashion show. She fell into a stupor. Her children Allegra and Daniel watched children’s movies in the hotel room. Suddenly, the animation stopped and their uncle appeared on the screen, lying in a pool of blood. The tragic death of Gianni Versace inevitably marked the life of the whole family. For 18 years, Donatella has been struggling with a cocaine addiction. Her daughter Allegra, whom Gianni literally idolized, felt guilty for his death and went through the nightmare of anorexia, from which she successfully recovered and took her place in the company’s Board of Directors when she turned 24 years old.

ianni’s death is not the first tragic event in the Versace family. The firstborn daughter Tina died at the age of 12. The girl went to a carnival with her parents, where she cut herself and became infected with tetanus. She died after 24 hours. Donatella was born 3 years later. She felt like her successor and her mother never recovered fully from the heavy loss.

While for Donatella fashion was a real passion, for her older brother Santo this was far from the case. He was a practical businessman and philanthropist, attracted to the fashion industry thanks to Gianni’s talent. It was this talent that brought together the supermodels Versace created 20 years after his death. In September 2017, Claudia Schiffer, Naomi Campbell, Helena Christensen, Cindy Crawford and Carla Bruni catwalked in golden dresses – sexy, elegant and daring. George Michael's song Freedom sounds. Time stops. Everyone is in euphoria.

Luck really did not betray her. The couple soon married and created their first knitwear line of tracksuits. issoni’s debut on the fashion scene in 1967 in Florence was marked by a scandal, which, however, turned out to be in their favor. The dresses in the collection were ethereal and transparent and Rosita decided the models to catwalk without bras. ‘The white bras underneath just weren’t suitable’, the designer said later. The following year, Yves Saint Laurent also presented a collection of transparent clothes. Despite the great success of the brand, the family members had a simple life, away from vanity and scandals. One day the children were playing in the knitwear factory; the next day they were sitting in the front row of a glamorous fashion show. The brand’s philosophy coincides with that of the family: A refreshing simplicity that refuses to sacrifice the joy of life. However,

Missoni’s story was not spared sudden misfortune. In early 2013, the family’s eldest son and CEO of the company Vittorio disappeared in a plane crash in Venezuela. The family patriarch Tai died just four months after that tragedy. Seeking independence, Angela, the daughter of Tai and Rosita, created her own collection. Her mother was impressed and took her back at Missoni as a creative director. Following the traditions, she updated the brand and expanded its scope thanks to fresh collaborations with brands such as Converse and Target. Rosita turned to interior design and created Missoni Home. The collections are a mix of art, nature and luxury materials, perfectly fit into modern interiors, and their iconic motifs can be recognized unmistakably.

assion, anger and blood are the key words in the biography of the Gucci family. 24-year old Maurizio Gucci met Patrizia Reggiani at a party and immediately fell in love with her. They married in 1972, although her father did not approve of the union – Patrizia’s family was wealthy, but not part of the high society of Milan. Rich and beautiful, Maurizio and Patrizia immediately became Italy’s favorite secular couple.

However, the fairy tale had no happy ending. At 8:30 a.m. on March 27, 1995, after a two-year investigation, his ex-wife Patrizia was accused of being a guarantor of the murder. The two have been divorced for five years. Maurizio lived with the interior designer Paola Franchi, who advised him to hire security guards because of the public threats his ex-wife was making. Maurizio claimed that Patrizia would not harm him because of their two daughters – Alessandra and Allegra. But Patrizia was furious after the divorce – she was not happy with the alimony she received – half a million British pounds a year – and she could not accept that another woman would take the power and status she had won. However, her life after the imprisonment was far from the glamor of her days as Mrs. Gucci. By order of the court, she lives with her 89-year-old mother. Her daughters, who were 14 and 18 when she was arrested, are married and live in Switzerland. They deny helping her financially and do not allow her to meet her two grandchildren. ‘If I saw Maurizio today, I would tell him that I love him, that he is the person who meant the most to me’, Patrizia says without making illusions that the feeling is mutual.

The family business has undergone many transformations, but the GG logo has always meant huge sales. Being part of the Kering empire of the French millionaire, collector and philanthropist Francois Pinault, the band has prospered. In 2017, Gucci’s creative director, Alessandro Michele, an emblem of the Surrealist fashion design, supported the creation of Gucci’s first collection of household items. FENDI - THE FIVE SISTERS AND THE GOLDEN BAG

n 1918, inspired by the traditional saddle-making techniques, enterprising Adele Casagrande opened her own leather and fur goods workshop at the corner of Piazza Venezia in Rome. In 1925, she married Edoardo Fendi. The couple opened a small boutique next to the workshop and moved into the rooms on the second floor. Between 1931 and 1940, the Fendi family had five daughters – Paola, Anna, Franca, Carla and Alda. ‘The accessories were our first toys’, Carla says. Growing up in the boutique and workshop, it is not surprising that all of them have their role in the family business later on.

In 1964, the sisters opened an office and placed a huge portrait of their mother at the entrance. The following year they began working with Karl Lagerfeld, with whom they turned Fendi into today’s luxury fashion brand. At that time, the legendary logo was created – double F in black and brown. In 1977, Fendi presented a ready-to-wear line of dresses that harmonized with bags and leather coats. In 1978, they added shoes. In the 1980’s, the real expansion of Fendi began – the sisters opened stores around the world and the Fendi logo appeared on everything – from sweaters to home interior.

o describe Castello Di Reschio in Umbria without resorting to clichĂŠs and hyperbole is almost impossible. What is for sure is that pictures and stories from that idyllic Italian mansion somehow naturally teleports us into some indefinite period of time, somewhere between ancient history and the future. A moment enriched with luxury and peace of mind at the same time. A perfect instant of timelessness to which we can surrender and enjoy but meanwhile be ready to get surprised at every step. The mansion itself is evidence of how beautifully buildings may age. In combination with the attention to detail and furnished will all modern amenities that one could desire, everything in Castello di Reschio looks almost far too beautiful to be true. It reminds a movie set, and at the same time there is no item that is unnecessarily pretentious. Everything looks as if it is naturally belonging to the place and has always been a part of it.

he history of this incredible mansion and the family managing it is equally fairy-tale romantic. In 1994, Count Antonio Bolza and his wife, Angelika, acquired Castello di Reschio, a 2,700acre estate in the hills of Umbria, Italy. They had a vision to restore and renovate the obsolete farmhouses in the mansion, dating back to the year 1202. After graduating in architecture in London, the son of Count Antonio, Benedikt Bolza, took over the management from his father and set his remarkable footprint over the mansion. One by one the properties in Castello di Reschio have been restored and transformed into luxury homes for insightful new owners from all over the globe, turning them into idyllic holiday homes lying under the golden sun of the iconic Italian province.

Count Benedikt has preserved the authenticity of Italian mastery with his vision for each unique residence within the area, designing engineering miracles, such as the monastic underground wine cellar of Casa Delle Suore and the magnificent manually carved travertine bracket-type spiral ladder of Palazzo. There is no detail to miss the attention of Count Benedikt, everything – from lighting units to the items of furniture – is designed according to his requirements and fine insight. The creation of something so special, such as Reschio is a real challenge. This monumental project for transformation of the huge mansion is even more outstanding, due to the fact that it Is a family undertaking, an idea carried over from generation to generation. Out of the 25 homes in the mansion which are restored and turned into luxury Tuscany-style villas, there are ten rented out when not in use by their owners. The newest among them is the recently completed Casa Delle Suore. In this real estate Count Bolza has gone to new levels of perfection. Believed to be a former monastery, the House of the Sisters is situated in a rather secluded recess of the mansion. Bolza has designed Casa Delle Suore with the view of making maximum use of the expanse and the fantastic pastoral landscapes of the place. The light is abundantly filling in all spaces and every window is framing elegant pictures of golden fields, alternating with dark green forests and shrubs.

Especially impressive is the swimming pool, in which the water flows in cascades from the veranda of the home, with a view to the other part of the mansion, downwards to the stone steps at its shallow points. Another intriguing feature is the underground brick-stone wine cellar. The feeling while going down into the dim lit cool space is almost meditatively blissful. The cellar is built in a way to maintain fully uniform temperature all over the year. Here, you can surrender yourself to the temptation of enjoying a glass of quality wine or whisky.

Impressively furbished with designer furniture, engineered by Count Bolza himself, the house is packed with unique works of art and items found across the antiquity markets of Parma. Thus, Casa Delle Suore, although boasting with all possible modern amenities, succeeds to preserve a lot of the character of the past of the old building. The two ancient mulberry trees in the yard, welcoming the guests on their entry are preserved with that idea.

The long-term impression made by the mansion is of an urge towards renovation and continuation. What was once found in a state of decay is now finding its new incarnation. And in the same spirit of renovation Castello Di Reschio is on its way to undertake the next transformation, the culmination of the years of planning and work and probably the most important moment of the initial idea of acquiring the land. BONONIA ESTATE revives old wine traditions Bononia Estate is a producer of high quality Bulgarian wine. It concentrates its forces in the typical for Northwestern Bulgaria white wine and rosé, and in the lighter and elegant red wines. The family winery’s own vineyards are located between the villages of Gomotartsi and Koshava, in the Vidin region, on the banks of the Danube River and they cover 1500 decares. The terroir and climatic features of the area suggest that the emphasis here is on the white grape varieties: Sauvignon Blanc and Chardonnay, and other „white representatives“ are Traminer, Viognier, Vermentino, Riesling and Pinot Gris. After the initial reaction of the business in the direction of taking immediate emergency measures for restriction of the gathering of people, now the priority is the timely and adequate planning of steps for adaptation to the new conditions of working and social life. Thanks to the long years of market analyses and the established reputation of a confident and trusted analyst of data for the luxury properties in the country, Unique Estates was one of the preferred sources of information for the media over the past months. We are meeting Vesela Ilieva, Managing Partner of the company, to tell us more about the market in the new business reality.

How did the market of luxury properties changed under the conditions of the state of emergency and did the company succeed in adapting the occurring situation? In these unpredictable times, as a leading consultancy company in the luxury property sector, Unique Estates is constantly monitoring and analyzing the information on the situation in the property market in its various segments. The company remains close to its customers and is developing new services to enable them to go faster and with less damages through the crisis situation.

The property market keeps stable, despite all occurring changes. Real estate remains the most secure investment in the long run, and therefore a lot of customers are oriented toward such investment of their money. When the market again returns to its normal pace, these residential properties will bring dividends to their owners, and their decision now is fully reasoned and grounded. There has been a considerable increase in the demand, as well as the supply of rented properties. In consideration of the current situation, customers prefer to leave the city and are searching for properties with yards, where to relax and enjoy the warm weather which is coming. We have noticed the greatest interest being in properties rented for a

period of 3 to 6 months. Bulgarians returning to the country switch over from purchase towards renting, the preference remaining for houses with yards and properties in gated communities. The demand is concentrated mostly in the areas around Sofia and the Bulgarian Black Sea coast. Therefore, we conducted a campaign oriented both to landlords and sellers, expecting that just as in every crisis they will be in a need of income when their business is suffering or they have debts and are more motivated as ever. The other part of sellers is financially stable and they are waiting for the prices of real estates to rise again and then to dispose of their property.

and houses to rent which meet their requirements. They mainly turn to fully completed properties where what is important is the details, entirely matching their tempers and lifestyle. The highest demand is for houses with yards, in the areas around Sofia, for a period from 3 to 6 months. Today’s buyers are looking for space and light. Properties with yards, with beautiful views to the city and the mountain are preferred. Activity is observed among the families with two or more children, as well as the millennial generation who care for functionality and comfort. The technological functionalities the home offers become increasingly important. A rising demand is observed for new modern style apartments where no one has lived before, located in imposing buildings with perfectly kept common areas. Some of the buyers choose properties with turnkey interiors, ready to live in, while others prefer to furnish their home completely to their own liking and choose properties in new construction works. The interest to aristocratic properties, including cultural objects is preserved, due to their dignity and history. We are very actively developing the implementation of our services for medium-term rentals and negotiate with the owners to cut off about 10-15% of the value of their properties. The market now is very interesting and there is a strong demand for houses by the sea.

We are also observing an increased supply of highclass properties at affordable prices and a larger flexibility in negotiations on the part of landlords. Some owners offer their homes both for renting and sale, looking for tenants as a priority. Activity is not rare and rental prices keep their levels almost unchanged. Prevalent is the increased demand of single-family row houses, with their own yards and access control. An increasing lot of buyers choose suburban properties as their new home. At the same time, they receive privacy in closeness to the nature and quick access to the busy Sofia downtown. Tenants are more confident in their decisions and are looking for stylishly furnished functional apartments

Current data indicate that the requests from motivated buyers continue. Nevertheless, a dropdown is recorded of about 70% in the number of registered buyers, compared to the months before the state of emergency was declared. The buyers have reconsidered their budgets and are expecting the best proposal, namely properties at attractive prices. If all through the past year 2019 the discounts in the luxury segment have been in the 5-10% range on average, now observations show that transactions are finalized if the price is reduced by 10-20%.

Analyses of the data from the previous crisis indicate that non-motivated sellers at the beginning of the crisis have sold their properties in 2018 at price levels of 2008 Đł. Sellers who refused to sell in 2009 with a 10-15% discount, have sold in 2010 with a 30% discount.

Has there been a change in the working with customers because of the new situation? The situation with Covid-19 and the anti-epidemic measures introduced in the country posed a challenge to the organization and efficiency of every business at that moment. These companies which already had well-built information resources, such as a common server, databases uploaded in clouds, online systems for connecting with their customers, a possibility for working from different locations outside the office are now dealing better than others which are yet to introduce online technologies in their business. In this respect the company is perfectly prepared. From the very beginning of the state of emergency the team of Unique Estates managed to adapt with maximum efficiency to emerging changes. We continue working at full speed, taking all necessary precautions for us and our customers. Irreversibly the real estate business has been also penetrated by virtual reality and the virtual tours during visual inspections, chat bots, drone filming, electronic remote signing of documents, video 58

consultancies between brokers and customers. A strong push was made towards digitalization in the real estate sector and multiple technological solutions which will deliver positive effects in the long run. By their implementation, we succeed to keep the interest of a large part of motivated buyers and sellers who have not actually withdrawn from the market at present but are placed in a waiting position. Assisted by these technologies, in the future we will be able to save the time and money of our customers. We believe that this trend will be preserved after the end of the state of emergency. In order to be best informed, we exchange ideas and practices with our trusted partners from Luxury Portfolio International. Representatives of the members of the network share the guidelines of their companies during the state of emergency and how their work has changed. All of us are walking in the same direction and we are unanimous in our opinion that the situation will get back to normal completely within several months, and we must remain objective and optimistic until that time. We are closely monitoring the market, so that we can give timely and accurate information about current trends. We are keeping contact with each other, as well as with our customers. We hold online trainings which are effective and properly planned. The colleagues are focused and receive useful new knowledge. They use their time to improve their work and acquire solid skills. These discussion meetings help us a lot to get better in our profession and are a necessary practice for every developing company.

The opinion of Unique Estates experts has always been highly valuable for the professionals in the sector and representatives of the media who are again turning to you for answers about what is going on in the market. What are your expectations for the near future? Luxury segment as a whole reacts more slowly and the changes are not as tangible and stressful for us. The prices of luxury homes decrease considerably less compared to other properties of the lower class. And yet, we are advising our customers to sell now instead of waiting, because next year there will be again a lot of new construction and their properties will not be so attractive. The situation now is much better than that in 2009, the people are prepared, react more calmly and think towards securing their future. We do not define the situation as a crisis but as a market change which was the necessary lesson in order to reconsider our objectives and see the opportunities that we could benefit from. We must accept reality as it is and learn to live with it, be reasonable and take the proper decisions for everything that is facing us. Unlike the previous crisis, people now have more savings and we do not expect the market to visibly change. Time is needed for our daily lives to return to normal and to look in the perspective. Today’s customers are still stressed by what is going on because it is unknown for all of us. The task of the successful real estate agencies is to take care of the customer’s budget in the most effective way, with the necessary caution and rationality. This period of recovery we do not define as a decrease in prices but rather as a time to think, proper distribution of capital, calming down of the people and outlining the new long-term objectives. The new reality is in fact an excellent possibility to declare ourselves again and unanimously as the proper partners to be relied upon, both in easy and difficult times.

HOW HAS THE LUXURY AND CORPORATE RENTALS MARKET CHANGE DURING THE STATE OF EMERGENCY?

This service is ever more boldly entering the market, mostly in corporate environments. Unique Estates is actively working for promotion of the short-term and medium-term rental segments, namely the renting of properties for a period between 1 and 6 months. We provide assistance to our tenants and landlords for maintenance, servicing and auxiliary services in favour of the parties. These are mainly targeted at landlords who do not live in the country but would like their properties to be cared for, and tenants for whom the contact with a single person taking care of all their obligations is a great benefit. Unique Estates has a specially established unit ‘Property and Project Management’, for services in this direction, headed by an experienced manager in the face of Nadya Dragomirova..

Real estate market, just as every other industry was taken by surprised at the sudden occurrence of the state of emergency. Despite the initial shocking situation, many customers on both sides remained active on the market. At the beginning visual inspections were virtual due to the general market uncertainty. The restricted possibilities for travelling temporarily delayed the market dynamics, especially among corporate clients.

Although on-the-spot inspections were limited, the interest towards the real estate market has not disappeared. Now, some of the current transactions were initiated during the pandemic and are the result of the constant interest and joint efforts of all actors on the market. What is interesting is that it recovered

almost instantly, now it is stabilizing and returning almost to its original levels. Business properties, in particular office spaces, were most affected. I expect the interest in them to grow in the long-term perspective. There is an increasing interest in rentals by customers who are selling their property and need to relocate until buying a new one. We expect the unique luxury properties which are well positioned in terms of pricing to generate considerable interest. Rental market remains in strong positions. WHAT TYPE OF PROPERTIES ARE YOUR CUSTOMERS LOOKING FOR? We have observed a higher quality of the properties offered in the country. In a situation where a more limited demand was expected, proactive landlords started improving the quality of their properties, especially in competition with those intended for short-term rent, via online booking platforms, some of whom are now reorienting. Since people spent a long time at their home, it has become a real focus on comfort. A demand has started for properties that can provide it, even at higher price levels, rent of houses, larger apartments, with terraces, greenery, park areas, houses with swimming pools. There is an increasing interest in renting houses for a medium-term at higher price levels, with a requirement for shortterm rent, compensating the income of landlords at the expense of the duration of contract. An increasing demand is observed for rented properties for Bulgarians returning from abroad, as well as rented properties in the holiday-making segment.

WHAT TENANTS EXPECT AND WHAT ARE THE COMPROMISES THAT LANDLORDS ARE WILLING TO MAKE? The requirements of tenants vary, depending on personal needs and priorities, as well as home and comfort-related requirements. Mutual contractual relations are always a key factor for the relationship established between a tenant and a landlord. Here the role of the experienced consultant is to balance these relations at the core. I recommend the use of a consultant when leasing or renting a property, both for the building of this balance and for the correct assessment of the customers on the demand and supply side, respectively. The consultant has a broad view on the market, processes, etc. and can always be of a benefit for both parties

DID THE RENTAL PRICE LEVELS CHANGE? HOW? There was initially a trend for decrease in rental price levels, mostly by people who decided to benefit from the situation and renegotiate their current rental price levels. Some of the landlords were willing to

make compromises at that time, and with loosening the measures and resumption of the possibility to travel the market got active again. HOW ARE VISUAL INSPECTIONS CONDUCTED TODAY? HAVE VIRTUAL TOURS PENETRATED ENOUGH OR PEOPLE STILL PREFER TO VIEW THE PROPERTY IN REAL, WITH THE NECESSARY MEASURES? Digital marketing became a key tool. We actively use Viber, Face Time, Zoom meetings, virtual tours, filming of video tours for the properties to support visual inspections and meetings. Nothing can replace the on-the-spot inspection, and now, with the removal of the restrictive measures the activization of the market is evident. The requirements for social distancing imposed some new rules in the making of on-the-spot inspections, for example as regards piling of people in indoor premises. Of course, all these requirements are complied with for the safety of brokers and customers. WHAT ARE THE CHALLENGES FACING THE REAL ESTATE MARKET IN THIS SEGMENT? It is difficult to forecast how the pandemic would affect the market in a longer-term perspective. However, as a direct player, I am presently optimistic for the real estate market. The market of real properties in the country is in one of its strongest periods for the last decade, and a large part of the energy, demand and supply is still active. With the final dismissal of the measures the activities intensify. Real estates have always been the safe approach for investors in conditions of uncertainty, as well as the desire for and feeling of home have never been more important than now.

No doubt that „Cash is the king “– the people with investment resources or having access to financing will be in a rather good position to negotiate a favourable deal. For those who have decided to postpone their investment until the end of the pandemic, the competition on the demand side will increase. The investment in real estates is a good alternative to the stock market. Investments suggest an asset that could be used and generate income in a different way – holding, sale, renting out or dwelling – depending on personal needs. he house with the tower, as people of Kazanlak know it, is one of the most remarkable buildings in the town. For many years it was also the highest, the most different, as well as the first electrified residential building here. It was built to the design of the famous architect from Sofia Nikola Zankov and completed in 1905, while twenty years later Ivan Milev painted the walls of its living room on the order of Manyu Staynov.

„Ivan Milev has been something like the family artist, “says Mihail Staynov, the grandson of Manyu Staynov and the last one born in the house. „All the Staynovs are owners of pictures he made. In the first place, the portrait of the writer Anna Kamenova, also “The Snake Marriage”, “Three Saints”. Staynov Brothers assigned to him to paint a portrait of the company patron Petko T. Staynov but it perished in flames during the bombings of Sofia in 1944.“


Mihail keeps a lot of memories from the house. After it was nationalized by the state in 1948, his family moved to Sofia but he was coming back to Kazanlak in the summers. „The room with the wall paintings and the whole second floor was occupied by families of military officers. My kingdom was the attic. It collected some of the furniture and personal belongings from the rooms held by the imposed tenants. The hexagonal room under the tower was arranged as a study with an enormous desk and a library. There were toys left over from my father, closets containing clothes of my grandfather, my grandmother and my grand-grandmother, a general’s full-dress of the brother of my grand-grandfather. The officer’s sword of my grandfather was hidden there. My grandmother and all people visiting my house told me stories about my grandfather Manyu. 20 years and something have passed since his death, the regime has changed but people didn’t forget him and were keen on sharing with me the admiration and gratitude they had for him. This hero grandfather of mine held the first place in my childish memories. “ It is namely Manyu who invited his fellow citizen Ivan Milev to paint the walls of the most used room in the house. Recently graduated with honors from the Academy of Arts in Sofia, the 27-yearold artist was attracted by the art nouveau style then trendy in Europe but intertwined it with elements from Bulgarian folklore and iconography. This is exactly what makes his art absolutely unique. Such are the wall paintings in Stoyan Staynov’s house – monumental images of a village maiden, a villager, women reapers, a village woman with a bundle of hay. Milev also designed the overall interior of the room and furniture. After the nationalization, however, this furniture is lost forever.

„They have told me that the furniture was designed in his ethno-art nouveau style. There was a couch around the fire place, a large round dining table and replicas of home spinning tools. There were shelves with characteristic tableware and folklore music instruments on the wall, “ Mihail says. The furniture was taken out with the explanation that it would be used as props for the theatrical group at Iskra community centre and thus it would be saved from nationalization. „In the mid50ies when it came out that the house would remain to the owners and the military officer’s family accommodated in the wall-painted room freed it, my grandmother went to look for the furnishings in the community centre but she found nothing“

Mihail Staynov also says that the garden of the house was considered the most beautiful in the town for a long time. „It was open with a fretwork fence facing Petko Staynov Str. In the part where there is a two-floor house now, it was arranged as a park with lots of grass, peonies, shrubs, a pine tree and a chestnut tree. In the corner there was an original circular arbour with a round table and a bench all around. Along the entire fence there was a wooden frame wrapped by climbing roses. A similar wooden frame encircled the terrace too, also covered by climbing roses. “The garden may no longer have much in common with its original appearance, however the house and the pictures of Ivan Milev are fully restored. The wall paintings were restored within the period 1982-1986, and the building itself- in the last year.

The restoration is the work of Dipl. Arch. Aleksandar Staynov and includes renovation of the time-damaged elements, exterior woodworks, the original old Austro-Hungarian tiles have been preserved. With this appearance Stoyan Staynov’s house is expecting its new owner. „I would be happy if it goes to a person with good taste, respect for the history of the house and resources to keep it in good condition, “Mihail Staynov says. In the ideal case he imagines it as “a well-off single-family house which 2-3 times in the year (e.g. for the Rose-picking, the Thracian Kings’, Chudomir’s celebrations) opens its doors for a visit to the wall paintings and possibly another collection of the owner. It is possible to organize it as a private museum or a cultural centre on the first two floors, and to arrange a residence or an office in the attic.“
