Inventory is up compared to this time last year, but contracts and closings are up even more. Homes are moving through the pipeline faster than they were in 2025, even with more options on the market.
Buyer activity is strong, with showings up across most counties. Contracts are taking a bit longer to form, though - buyers are being more selective and deliberate. That brings us to the biggest factor separating a smooth sale from a stuck one: pricing. Homes priced correctly from day one are selling in 7–10 days. Homes the market decides are overpriced can sit for months, and typically end up selling for well below what the original asking price could have gotten them.
If you're buying: You have more leverage than you've had in six years.
If you're selling: There are still plenty of active, ready buyers out there for homes priced right.
