There are currently 3 offices in the active build process: Traverse City, MI, (move), Cincinnati, OH, (Rhine move/down-size) and Berkley, MI, (SM).
FACILITIES
There were 3 new offices built (McAllen, TX, Exec., Sandy, UT, Temp. and Lexington, KY, SM) with a total of 4 builds to include the moves as listed to the right.
Negotiations and early preparations are in process for 4 new or replacement (moves) offices with 14 other offices in the early review process.
Outside of new activity, there were 6 lease extensions completed this month with negotiations for 15 additional office extensions in review.
Lastly, there was 1 office with completed modifications, services or updates.
There was 1 office moved this month (down-sized) (Winston-Salem, NC).

If you are interested in enrolling in Payroll deduction, you can sign up via the Paycom site! To do this, you would go to Benefits > 2022 Benefit Enrollment > Start Enrollment > you may be prompted to review your contact information and review/add dependents and beneficiaries, but you can skip those screens > then your enrollment screen should look like the following. You will need to select the box next to Union Home Foundation, add in the amount under Employee Per Pay Period Amount, select Enroll and confirm it towards the right.

This month, the UHM Foundation is highlighting the Payroll Deduction Program. What is it, what’s the impact and how you can get involved!
• Over 600 partners of the company are currently enrolled (from $1 - $250/paycheck).
How to Get Involved?
• Giving the Foundation an extra $180,000+ annually towards our communities.
What Is It?
• Every dollar counts and makes an impact. Just think, if EVERY UHM partner considered $25/paycheck = $1M+ for our communities
• Payroll Deduction Program Giving Back to the Foundation
• Overland Park, Kansas: Cory Pirrello and her branch did a wonderful job collecting donations for their local school district. They raised money for 72 bookbags, a ton of school supplies, and a $500 check for their school district! They even received a thank you note from their school district – way to go!
• Sandusky, Ohio: Lisa Snyder, Chelsea Smith, Brian Smith, and their branch in Sandusky came together for Crossroads, which is an affiliate of Volunteers of America. They spent close to $1,000 on school supplies for the families of Crossroads and all extra funds will be donated to the shelter.
We want to take a moment to thank every branch and partner that participated in this year’s Partner Backpack Project. The UHM Foundation wouldn’t have as strong of an impact in the community if it wasn’t for our amazing partners doing such impactful work. Please see below for some highlights of this year’s drive! There were so many partners that got together this year to give back and we cannot thank ALL OF YOU enough for your hard work and dedication to these kids. Thank YOU for your community efforts, we are all doing our part to make the world a better place.
Backpack Project
• Strongsville, Ohio: All donations at headquarters were donated to Volunteers of America and Whitney Elementary School in Strongsville. Our partners collected 1,425 school supplies, 81 bookbags, and $2,360 in monetary donations. Partners collected supplies to help kids “Draw Their Futures” which included paper, crayons, pencils, colored pencils, markers, erasers, and pens.
• Valparaiso, Indiana: Travis Waters and his branch came together to donate items to Housing Opportunities in their neighborhood. They collected 55 backpacks and each bag was filled with crayons, colored pencils, headphones, notebooks, folders, water bottles, and more.
• Butler/Seven Fields, Pennsylvania: Joe Black and his branch raised $750 dollars which went to purchase 35 backpacks filled with school supplies. All their donations collected were dropped off at the Butler YMCA in his community. What an impact this will have on the kiddos in Western, PA!
• Baton Rouge, Louisiana: Sandy Whitehead and her team in Baton Rouge collected $800.00 in monetary donations and filled 30 backpacks with supplies. They also collected extra supplies for the mom’s as well. All donations went to Life of a Single Mom, a nonprofit in their community who focuses on single moms and families.
• Akron, Ohio: Tim Bullock and his branch had a cool twist on their drive this year! They had customers bring supplies and bookbags to a customer appreciation event at the Akron RubberDucks Game. Through this, they collected a car full of supplies and bookbags but also collected $600 in monetary donations. All donations went to their local YMCA as well as Grace Academy of Small Wonders.
• Fairfax, Virginia: Nicholas Lichwick helps out Homestretch in his community multiple times a year, so he was able to help them once again during this drive. Nicholas and multiple partners in his area collected a ton of school supplies and bookbags for the kids of Homestretch.

FOUNDATION
As part of a recent Encompass Summit, several partners identified challenges with MI values being removed when loan information changes. The Encompass team has reviewed the business rules surrounding MI values needing to be re-entered or re-calculated. In some cases, certain changes in the loan file require MI to be re-calculated. In these cases, Encompass clears the MI values to require the partner to re-evaluate and enter the new amount. However, there were some “MI triggers” in the business logic that are no longer needed. The Encompass team has reduced the number of triggers to simplify the process.

In addition, the Encompass team will be changing FHA loans so that the MI values will automatically populate based on the below table. When any of the MI triggers are changed, the Upfront and Monthly MI will automatically update, the Amount Paid in Cash Lock checkbox (1765) will be unchecked, and the 2nd period MI (1201 and 1200) will clear out. These changes will be deployed by Thursday 9/8.

Not a great month in August as we continue to battle pricing pressure from the Big 3 publicly traded TPO Players. We knew this may have gone on for a few weeks went it started back on July 1st but certainly did not expect it to be in play through Labor Day. We are optimistic that we will return to normalcy after the long holiday weekend.
