We have come through one of our busiest operational periods of the year, and as we head into the final few months of 2026, there’s certainly plenty happening across UniLodge Living Group. This month’s The Thread is a great snapshot of just how much is underway. We continue to grow with new partnerships, new communities and more projects preparing to welcome residents. Our new partnership with Edith Cowan University is another exciting step forward, while projects such as 88 North Terrace give us a glimpse of what’s still to come. I reckon one of the best things about this growth is the opportunity it creates for our people. New properties, partnerships and sectors mean more opportunities to learn, take on new challenges and build a career across the Group. I’ve always believed that seeing someone grow from a frontline role into a leadership position is one of the most rewarding parts of what we do. This edition is also a reminder that our impact goes well beyond growth. You’ll read about our teams learning more about Country and culture, celebrating te reo Māori, supporting each other through R U OK? Day and the personal story of how Essence Apartments Chermside helped a family during an incredibly difficult time. These stories are all very different, but together they show the breadth of what our teams contribute every day. GROWING OUR WA TEAMS UniLodge is set to support Edith Cowan University’s student accommodation communities as part of ECU’s future plans. The takeover is an exciting win for our team as it further strengthens UniLodge’s presence in Western Australia. Planning is already underway for the future mobilisation, with teams from across the business working behind the scenes to prepare for a successful transition. There’s plenty of work ahead before these communities come to life, and we’ll share more about the project and the teams involved as mobilisation progresses. Coming up next… Other projects on the horizon include WeAreLiving Zetland, 50 Quay Brisbane and more Build-to-Rent communities with Assemble as our portfolio continues to grow. We know that behind every opening are numerous individuals across operations, mobilisation, marketing, leasing, finance, IT, People & Culture and projects, all working together to get everything ready for day one. CARE, CONNECTION AND PEOPLE
MORE THAN ACCOMMODATION: THE STORIES BEHIND ESSENCE When Leigh Bell received the call that a donor heart was waiting, she had just one hour to get to hospital. There was no time to plan what came next – including where her husband would stay while she underwent treatment and recovery. That’s how Essence Apartments Chermside became part of Leigh’s story. Leigh, a heart transplant recipient and President of Cardiomyopathy Australia and New Zealand, recently joined the Essence team for a special morning tea supporting The Prince Charles Hospital Foundation. She shared how having safe, comfortable and flexible accommodation close to the hospital gave her family one less thing to worry about during an incredibly difficult time. But it wasn’t only about having somewhere to stay. Through a morning tea at Essence, Leigh’s husband met other families going through similar experiences, creating connections and support when they needed it most.
Her story was particularly meaningful given the origins of Essence Apartments Chermside. More than 15 years ago, the property was created after the founder of Aspect experienced firsthand the challenges families can face when travelling for medical treatment and needing to stay close to a loved one. Reflecting on the event, Executive Chairman Peter Bates said: “Essence was born from one family's experience. Today, it has become a place that has supported thousands of families through some of life's most challenging and meaningful moments, and that is something we are incredibly proud to celebrate.” The morning tea brought together residents, team members, community representatives and supporters of The Prince Charles Hospital Foundation, while also supporting the Foundation’s 40 Years, 40 Stories campaign. Leigh’s story is a wonderful reminder that sometimes what we provide is much more than accommodation.

While the name has changed, this represents something much bigger than a rebrand – it takes us into a new accommodation category. FROM PERTH TO DARWIN: MEET ANDREA ROTH Tell us a little about yourself and your role? Originally from Chicago, USA, I’m currently the Property Operations Manager at StudentLiving Darwin. My role involves overseeing the day-to-day operations of the property, supporting our team and residents, and working across different areas of the business to ensure we continue to provide a positive resident experience. I really enjoy the variety of the role and the opportunity to work with a great team.
When the Property Manager Operations role in Darwin became available internally, Andrea decided to take the opportunity – making the move from Perth to Darwin and stepping into a new role, new team and very different part of Australia.
My advice for team members considering a new opportunity within the organisation is to be open to trying something new and not be afraid to step outside your comfort zone. Sometimes the biggest opportunities come from being willing to try.
What inspired you to take the opportunity to move from Perth to Darwin? This was a chance to step outside my comfort zone, take on a new challenge and experience a different part of Australia. After spending time in Perth, I was ready for something new, both personally and professionally. How has UniLodge Living Group supported your career journey and development? UniLodge Living Group has given me the opportunity to take on new challenges and grow through different experiences within the business. I am thankful to have started my journey in Perth with such a supportive team. Moving into the Property Manager, Operations role in Darwin has allowed me to develop my leadership and operational skills while gaining exposure to new areas of the business. Having the support of the wider team has also made the transition into a new role and a new location a really positive experience. I am grateful for the opportunity! What are you enjoying most about your new role and life in Darwin? I’m really enjoying exploring a new area of Australia and discovering everything Darwin and the Northern Territory have to offer. There’s a completely different lifestyle here compared to Perth, and I’ve enjoyed getting out and exploring the local area. Professionally, I’m also enjoying the variety of the role and getting to know the Darwin team, our residents and the local community. In three words, how would you describe your journey? Growth. Opportunity. Adventure.

This month, teams across Australia marked R U OK? Day by taking some time to connect, check in and look out for one another. There were morning teas, cupcakes, wellbeing activities, creative workshops, dog cuddles and plenty of opportunities to simply sit down and have a chat. While every team marked the day differently, the message was the same: checking in with someone doesn’t need to be complicated. A coffee with a colleague, a walk together or simply asking “Are you OK?” and taking the time to really listen can make a difference.

KIA KAHA TE REO MĀORI Earlier this month the team celebrated Te Wiki o te Reo Māori (Māori Language Week), taking part in activities that encouraged people to see, hear, learn and use more te reo Māori in everyday life. From quizzes and workshops to waiata, resident activities and the nationwide Whakataetae Reo Māori 2026, teams embraced the opportunity to learn together and build greater confidence using te reo Māori – reminding us that every word learned is a step forward. The competition tied in well with the release of the new Kuputaka (Glossary). Developed to support our teams in Aotearoa, the resource provides guidance on commonly used te reo Māori terms, greetings, job titles, signage and everyday language – helping us use te reo Māori with greater consistency and confidence. Our new Kuputaka (Glossary) is now available on the intranet, providing a practical guide to te reo Māori words and phrases you can use in your everyday work.

LEARNING THE STORIES OF COUNTRY: UNDERSTANDING SCAR TREES At the recent opening of University House at ANU, we were introduced to a cultural practice that may have been unfamiliar to some: scar trees. We asked our Cultural Advisor, Aunt Vonnie, to share more about their significance. Scar trees are created when bark is carefully removed for cultural purposes, including making canoes, shields, containers and shelters. As the tree continues to grow, the scar remains – leaving a visible record of Aboriginal cultural activity and connection to Country.
Learn more with Aunt Vonnie Through her Personalised Acknowledgement of Country workshops, Aunt Vonnie helps our teams learn more about the Traditional Custodians of the lands where they live and work, including local Nations, history, language and cultural stories. Keep an eye out for opportunities to join a future workshop.
These trees are more than physical landmarks. They provide a tangible link between past and present, carrying stories of knowledge, resourcefulness and connection to place. Taking the time to understand them is one small way we can continue to learn about Aboriginal and Torres Strait Islander cultures and histories as part of our RAP journey. Earlier this month, team members across Australia and New Zealand joined our latest Group Information Session, with Tomas Johnsson, Matt Row and Vicki Nagle sharing updates from across the teams. The session covered where we are as a business, what’s ahead and how our strategy continues to guide our growth – along with updates on our people, portfolio and priorities. We also revisited our 2025-2026 Employee Engagement Survey results, including our overall engagement score of 80% and some of our best-performing teams and regions. The session reinforced our focus on building capability, supporting career development and creating opportunities for our people as the business grows. From our results, the following teams and regions were noted as best in class:

GIS Q&A Is there a bonus or commission structure for bringing on new properties that have been actively sourced? The organisation values the role all team members play in identifying growth opportunities and expanding our presence in the market. While there is not currently a formal commission structure linked to sourcing new properties, contributions that support business development and growth are recognised and appreciated. As the business continues to evolve, opportunities to further encourage and reward innovation, referrals and business growth may be considered in the future. Do we see our focus shifting between BTR, PBSA, university accommodation and strata management? The living sector continues to evolve, and one of our strengths is having a diversified portfolio across multiple living asset classes. Rather than moving away from one sector in favour of another, the focus remains on pursuing opportunities where there is strong market demand, where our operational expertise can add value and our team and the business can continue to be successful. Build-to-Rent continues to be a significant growth opportunity, particularly as institutional investment in the sector increases. At the same time, purpose-built student accommodation and university partnerships remain core parts of our business, supported by strong long-term demand for quality accommodation and resident experiences. The organisation will continue to adapt its growth strategy based on market conditions, investor requirements and opportunities within each region and sector.
Who do we see as the key target market for Build-to-Rent communities? Build-to-Rent appeals to a broad range of residents seeking flexibility, convenience, quality amenities and a strong sense of community. While market demand varies by location, key customer segments include professionals, key workers, couples, downsizers and individuals relocating for work or lifestyle reasons. Population growth and migration trends remain important indicators of housing demand, however leasing strategies are increasingly focused on understanding the specific needs and lifestyle preferences of residents rather than targeting a single demographic group. Delivering professionally managed communities, differentiated high-quality service, wellbeing initiatives and resident engagement opportunities will continue to be key differentiators in attracting and retaining residents across our Build-to-Rent portfolio. With the new Melbourne office now open, will there be Melbourne-based counterparts for Head Office roles? At this point in time no. The purpose of the Melbourne office is to strengthen our presence in a key market and provide opportunities to support local operations, clients and stakeholders more effectively. Future team structures however will continue to be guided by business needs, growth opportunities and operational requirements. This may create opportunities for additional roles or regional support functions over time, however decisions will continue to be made based on ensuring the right capability is in the right location to best support the business and our teams.

PAYMENT CHANGES FROM 1 OCTOBER: WHAT YOU NEED TO KNOW From 1 October 2026, card surcharges will be removed across our Australian payment platforms for credit and debit card payments. What does this mean for our properties? The impact will vary depending on the property and client. Where clients continue to offer card payments, residents will still be able to pay by card, but without a surcharge. Some clients have chosen to remove credit and debit card payments as an option. Affected residents have been contacted directly and advised of the payment methods available from 1 October. There are also changes for residents using Console Pay. Credit and debit cards will no longer be available for scheduled payments, and residents currently using a card will be asked to set up their payments again using an Australian bank account. What do I need to do? Please make sure you understand the payment options available at your property so you can support residents with any questions. As a general approach, we encourage scheduled rent payments via Direct Debit from an Australian bank account, or PayTo where available. Changes take effect from 1 October 2026.

HEALTH & SAFETY UPDATE
THREE NEW OPERATIONAL PROCEDURES Three new procedures are now available to support a consistent approach to safety, compliance and facilities management across our properties:
31,517 CONTAINERS – AND COUNTING! Our teams have recycled 31,517 containers so far this calendar year, helping reduce waste while raising funds for our communities and charity partners.
1. Fire Impairment Notification Procedure 2. Managing Trade Waste Procedure 3. System Interface Testing Procedure. The procedures provide guidance for our property, maintenance and facilities teams to help manage building systems safely, control risks and meet our compliance requirements. Where can I find them? You can access the new procedures via the Intranet and Document Hub. Remember: The Document Hub is our central source for current operational procedures, policies and supporting resources. Make sure you’re referring to the latest version when you need operational guidance.
What does that look like? The water saved could supply an Australian family of four for approximately 12 months. The energy saved could power an average Australian household for approximately two years. The waste diverted from landfill is equivalent to approximately 73 household wheelie bins. The program has also generated: $2,319 for Residential Life events $810 donated to charity A big thank you to everyone who continues to recycle as every container adds up.

CELEBRATING WOMEN IN LEADERSHIP
Our Chief Operating Officer, Matt Row, recently joined industry leaders at a Committee for Brisbane discussion exploring how the city could meet increased accommodation demand during the Brisbane 2032 Olympic and Paralympic Games.
A big congratulations to Lizzie Wheeler, Kelly Kilborn and Adele Prudames who have been named finalists in The Urban Developer Women’s Leadership Award.
Matt highlighted the potential role of existing student accommodation, and the opportunity for government, universities and industry to work together to unlock additional capacity during the Games.
Their nomination celebrates not only their individual leadership, but the strength of the women across Essence Communities who have helped build and grow our emerging Build-to-Rent business. As the business has expanded, Lizzie, Adele and Kelly have helped build capability, mentor emerging leaders and create a team culture where women support and learn from one another.
The discussion also generated media interest and highlighted the broader role purpose-built student accommodation could play in supporting Brisbane during major events. For UniLodge Living Group, it was another opportunity to contribute our experience to an important conversation about the future of our cities and communities.

PROJECT SPOTLIGHT: 88 NORTH TERRACE TARGET OPENING: SEMESTER 2, 2028
NEW ACCOMMODATION FOR A NEW UNIVERSITY Adelaide’s future student accommodation landscape is taking shape, with construction now underway at 88 North Terrace – a landmark new PBSA development to be operated by UniLodge. The project comes at an important time for the city. The new Adelaide University, created through the merger of the University of Adelaide and University of South Australia, commences operations in 2026 and is expected to attract an additional 6,000 international students. Rising 31 storeys, 88 North Terrace will deliver 979 student beds, with more than 95% of rooms designed as private studios with ensuites and queen-size beds. Residents will also have access to a cinema, 24/7 gym, yoga studio, study zones, social lounges, café, communal kitchens and dining areas.
