STUDEO MELBOURNE
WELCOME TO OUR MONTHLY NEWSLETTER
Hello everyone, There’s plenty happening across our business and behind each of these developments are teams working together, and I want to thank everyone once again for contributing. Our Strategic Programs and Marketing teams are developing a new website to make property information easier to find. The website will launch in two stages, with AI helping the team accelerate development. I look forward to sharing more as it takes shape. Following the successful opening of Assemble’s Brunswick community this month and The Raleigh, we’re preparing to welcome residents at further Assemble properties, alongside WeAreLiving Zetland, 50 Quay, and 899 Collins. Thank you to everyone involved in these preparations. A particular thank you to our Finance team for supporting this work while also adapting our processes to meet the requirements of our new stakeholders. Earlier this month, we recognised World Mental Health Day. It’s been great to see teams sharing their Take 10 activities on Viva Engage and making time to connect. Please remember that Sonder is available to support you and your family whenever you need it. That spirit of connection matters as we welcome new colleagues across the business. Please take a moment to introduce yourself and help them feel part of the team. In this month’s Thread, you’ll hear about Grant and Loren’s recent trip to China, and learn more about our new properties. You’ll also meet Studeo, an exciting new brand our Marketing Mobilisation team is supporting. I love its look and feel, and it’s a great example of how we help bring our partners’ brands to life through our white-label offering. Enjoy this month’s Thread, and thank you for everything you do to keep our communities, and each other, connected. Regards,
Tomas Johnsson

RECOGNITION
WHY I’VE STAYED: 15 YEARS AT UNILODGE By Philippa Ternes My property career began almost entirely by accident. In the early 1990s, after a few years chasing the top level in a couple of sports, I needed a backup plan. I enrolled in a property course for one simple reason: it was the only course with a mid-year intake and a vacant spot. Since joining UniLodge, I’ve worked with incredible teams, supported thousands of residents and taken on roles that have challenged me in ways I never imagined. I’m still genuinely amazed by the creative and sometimes baffling things residents can do in a room.
Celebrating 30 Years
People often ask what keeps me here. The answer is simple: “Every time I think I’ve seen it all, someone yells out, ‘Philippa, you’ve got to come and look at this...’ and the story continues.”
SEE VIVA ENGAGE FOR MORE Read Philippa’s full story to find out what growing up as the eldest taught her, why she learnt that silence can be golden, and where to find her when she’s not at work!
REWARDS & RECOGNITION
RECOGNISING GREAT WORK IS NOW EVEN EASIER Have you seen a colleague making a positive impact or going above and beyond? Take a moment to recognise them with an On The Spot Award nomination. The nomination form has been updated to make the process quicker and simpler. You can find it under Rewards & Recognition in the People Hub or use the link below. If you have the old form saved, please update your bookmark. Nominate a colleague for an On The Spot Award For managers: Approval requests will now come through Microsoft Forms rather than Smartsheet. Please keep an eye on your inbox and action requests promptly so we can recognise our people in a timely way.
UPCOMING SPEAKING ENGAGEMENTS Once again we have been invited to present at the Living Sectors Summit. This years event will take place in Sydney on 11-12 November. The summit brings together investors, developers, operators and policymakers to discuss the future of housing and living sectors across Australia.

INNOVATION & CONTINUOUS IMPROVEMENT
TURNING EXPERIENCE INTO BETTER OPENINGS Each mobilisation is different, but every opening gives us an opportunity to learn and improve. Here are some of the lessons our teams have identified across our portfolios. Involve operations early Bringing operational teams into the conversation early helps us plan for how a building will work once residents move in. Working alongside developers, contractors and consultants also gives teams more opportunity to identify practical needs and prepare for the transition from construction to operations. Give people time to prepare Recruiting key team members early and planning when others join gives leaders time to welcome and train their teams, build confidence in systems and prepare for residents’ arrival. At handover, pay attention to details A smooth handover depends on more than a completed building. It means understanding responsibilities, testing systems and working through the details, from utilities and access controls to furniture and cleaning, before residents arrive.
Plan beyond opening day The first few months are an important time for a new community. Teams need support to respond to early issues, help residents settle in and create opportunities for connection. Keep learning and sharing Every property gives us new insights. By sharing what worked, what was challenging and what we would do differently, we can help the next team prepare for its opening. Thank you to everyone involved in bringing our new communities to life and sharing their experience with others. Each lesson helps us strengthen the way we work and create a positive experience for our residents from day one.

BUILDING PARTNERSHIPS
UNILODGE REPRESENTATION IN CHINA
By Burano Xie, UniLodge Marketing & Leasing Coordinator, International
Grant Waldeck (Chief Sales & Marketing Officer) and Loren Hallett (Executive General Manager, PBSA)
Left to right: Yulu (Sales Manager), Luna (Sales Manager), Burano Xie, Grant & Loren
In October, Grant Waldeck and Loren Hallett represented UniLodge in China, attending the UHomes Summit and visiting some of our top 10 Chinese agents. Agent bookings account for approximately 30–35% of our total booking volume, and for some properties the agent share is even higher. This makes it essential that we nurture our key partner relationships. Chongqing | UHomes Summit UHomes invited student living sector suppliers from around the world, including the UK, North America, Australia, Singapore and Hong Kong. UHomes shared its current expansion plans and booking performance in both the Chinese and international markets, as well as its plans for AI technology and digitalisation. In the panel discussions, suppliers from different countries exchanged views on AI’s impact on the student accommodation sector, the challenges and opportunities for 2027, and how to build a healthy industry ecosystem. Zhengzhou | Agent Visits After the summit, we visited three more agencies: Eduhomely, Funliving and Awehome, all of which are among our top performing agent partners. Through these visits, we learned about their current operations, exchanged views on the market landscape and discussed our strengths and areas for improvement, among other topics relevant to our partnerships.
Left to right: Fair (Sales Leader), Lili (Partnerships Manager), Burano, Grant, Loren, John (CEO)
Celebrating 30 Years
Together, we identified many opportunities for further collaboration with their social media, sales and partnerships teams. They are very willing to build deeper relationships with us to help raise our market visibility. We also gained much greater insight into their needs and how we can better support their sales efforts. Additional Highlights: Dinner with Awehome We had dinner with Awehome, currently our secondlargest agent in China, which has three offices and more than 500 employees in China. Over dinner, Loren tried chicken feet (or at least pretended to), and we had a very productive conversation that laid a solid foundation for our next phase of collaboration. Conclusion Agents play a critical role in connecting us with students. They build awareness of our brand, recommend our products and help students make decisions. Their strengths include familiarity with a wide range of products in the market, helping students compare options, answering students’ questions and concerns in their own language, and connecting with education agents to assist students with their accommodation bookings. Helping agents better understand our products, providing more resources for them to use, improving agent booking efficiency and strengthening partnerships are all key to increasing our booking volume. The agents we visited remain very positive about our products and open to further collaboration. As we continue to grow, agents are also growing through new offices in China and other countries, using the latest technology to improve efficiency and developing digital assets.

IT & SYSTEMS
STRENGTHENING OUR CYBER SECURITY, BEHIND THE SCENES A lot of important cyber security work happens behind the scenes to help protect our people, systems and information. A recent example is the identification of critical PHP vulnerabilities. Our internal IT teams have been assessing whether our environment is exposed, working with technology providers to understand their security position and monitoring developments as they emerge. Building on this work, UniLodge Living Group will shortly begin a Proof of Concept for a new Security Operations Centre (SOC) and security monitoring service. The service will provide around-the-clock monitoring for unusual or potentially suspicious activity, helping us identify and respond to potential threats more quickly. During the trial, our internal tech team will work with Brennan to test and fine-tune the service before deciding on the longer-term approach. For most team members, this will happen in the background, with nothing new you need to do. It’s another step in strengthening how we protect our business and the information entrusted to us. COPILOT TIP: SAVE TIME ON THE EVERYDAY STUFF
A QUICK SENSITIVITY LABEL REMINDER
From organising your notes to finding the right words for an email, Copilot Chat can lend a hand with some of those everyday tasks. And you don’t need a full Copilot licence to give it a try.
Did you know that new emails and documents automatically receive an Internal sensitivity label?
Here are a few prompts to get you started: Meeting notes: “Turn these notes into a summary with actions and owners.” Emails: “Make this clearer, friendlier and more concise.” Documents: “Summarise this and give me the key points and actions.” Communications: “Draft a friendly resident update about [topic].” A fresh perspective: “What might be unclear to the reader, and what have I missed?” Our top tip: Tell Copilot who you’re writing for and what you want to achieve. The more useful context you provide, the more helpful the response is likely to be. Remember to check the output for accuracy and follow our information-handling requirements before sharing content with any AI tool.
Microsoft Copilot is ULG’s approved AI productivity tool as it combines enterprise-grade security, privacy, and compliance with seamless integration across our Microsoft 365 tools.
While Internal is appropriate for many everyday business communications, it’s worth checking whether it’s the right label for the information you’re sharing or saving. In the last seven days, more than 274,000 sensitivity labels were applied across our Microsoft 365 environment: 99.75% Internal 0.15% Confidential 0.07% Public 0.03% Restricted If you’re working with personal, financial or sensitive business information, take a moment to consider whether Confidential or Restricted is more appropriate. Check the sensitivity labelling guidance if you’re unsure. It’s a small step that helps protect our information and supports the broader cyber security work happening across the business.
Pause. Check the label. Then send or save.
You can find our AI Policy in the Document Hub on the Intranet.

TALENT DEVELOPMENT
MY JOURNEY: TEMARAH SMITH, UL CURTIN As part of Academy, Journey supports how we grow our careers at ULG. Tee's journey is a great example of what can happen when you step outside your comfort zone, embrace new opportunities, and back yourself to keep learning. Starting as a Residential Advisor in December 2024, Tee has progressed through several roles at UL Curtin, from Residential Advisor to Senior Residential Advisor, and now Residential Life Supervisor. Along the way, she has gained valuable experience, built lasting relationships, and continued to develop her leadership capabilities.
One of the key themes from Tee's story is the importance of putting your hand up for opportunities, even when they feel a little outside your comfort zone. "Journey, to me, means continual growth and change. It's all the little experiences, challenges and opportunities that shape who we become." Where could your Journey take you?

MENTAL HEALTH
MENTAL HEALTH AWARENESS 2026
UNILODGE SOUTH BANK
World Mental Health Day on 10 October reminded us to recognise the importance of mental wellbeing. Across our properties and communities, teams marked the occasion in different ways, with some activities pictured alongside this article. Thank you to everyone who helped bring people together and create space for these conversations. We can continue this care in our everyday interactions. Whether it’s a conversation at reception, a maintenance visit, a community activity or simply crossing paths during the day, there are many opportunities to check in, connect and let someone know they’re supported. Sometimes, simply asking “How are you going?”, taking the time to listen and checking in again later can make a difference. You don’t need to have all the answers. What matters is creating space for the conversation and helping people know where they can turn if they need further support.

CULTURE
KEEP THE FRIENDSHIP BOOMERANG MOVING Last year, our community was invited by Aunt Vonnie to take part in the Friendship Boomerang Challenge, sharing a gesture of kindness or connection and encouraging someone else to pass it on. It’s a simple idea that still remains as meaningful today, and we’re inviting our teams to keep the boomerang moving. Take a moment to do something thoughtful for a colleague, resident or community member, then encourage someone else to do the same.
We know that reconciliation is built through relationships, learning and the everyday ways we show respect and care for one another. We encourage you to look for opportunities to learn from Aboriginal and Torres Strait Islander peoples and Māori, guided by local communities and the cultural protocols that apply.
As shared by Aunt Vonnie, you could: Make time to listen to someone’s story and learn about their experiences. Welcome a new colleague or resident and help them feel connected. Take part in a cultural learning opportunity in your local community. Spend time connecting with and reflecting on Country. Share an act of kindness or connection on Viva Engage and nominate someone else to keep it going.
“We’d love to see how small acts of kindness and connection are making a difference across our communities. If you’d like to share your story, post it on Viva Engage using #FriendshipBoomerang. ” – Aunt Vonnie

SAFETY ALERT
MOULD MANAGEMENT: STAY ALERT & ACT Mould remains an ongoing risk to the health and wellbeing of our employees, residents and guests. Recent incidents reinforce the importance of early identification, prompt reporting and following the correct procedures.
Contractors must either acknowledge and comply with our SOP or provide and follow their own documented mould management procedure. Records of these acknowledgements and procedures must be retained.
Inspect and report Mould checks are compulsory during all room inspections and must also form part of routine common area inspections. Pay particular attention to bathrooms and wet areas, wardrobes and cupboards, poorly ventilated spaces, air-conditioning units and filters, and stored furniture or equipment. If you identify or suspect mould: Do not touch or disturb the affected area. Report it immediately to your manager. Log a hazard in Rapid Incident.
Complete your LMS acknowledgement All property-based employees must review and acknowledge the SOP in the LMS and re-acknowledge it every 12 months. Managers can monitor completion through the LMS. If an employee needs the SOP assigned, email learning@unilodge.com.au with their details.
Simply wiping away visible mould does not resolve the underlying problem. Follow the approved process for assessment and treatment.
Help prevent mould Keep ventilation working effectively, use exhaust fans during moisture-generating activities and open windows where practical. Report leaks, water ingress and condensation concerns promptly, and ensure water-damaged materials are thoroughly dried or replaced as required.
Follow the new process and SOP The Managing Mould Process and Managing Mould Safe Operating Procedure (SOP) are now available across UniLodge and Essence.
Continue educating residents about good housekeeping, ventilation and immediate reporting. Include mould prevention and reporting guidance in your Resident Handbook at its next update.
The Process sets out mandatory response and escalation timeframes. Any employee required to clean mould must follow the SOP. Significant infestations should be assessed and remediated by qualified external contractors wherever possible.
For questions, speak with your manager or contact the HSEQ team. Resources available on the Safety Hub on the intranet.

Triage process
When members contact Sonder via chat or call they connect with our care specialists, who are trained care professionals. These coordinators offer immediate support across safety, medical, and mental health concerns by understanding the member’s needs and providing advice, support, and necessary escalation.
#1 Mental health - Relationship conflict Case study: A member reached out to Sonder via chat, feeling distressed after their girlfriend’s ex-boyfriend turned up unannounced. Our Sonder care specialist empathised with the member, and after talking to them they managed to identify additional stressors like increased workload. They provided breathwork exercises, podcast recommendations, and decision-making resources for relationship challenges. The member received support just before midnight, appreciating the emotional validation and practical guidance provided in an ‘outside of business hours’ situation.
Felt like the consultant was actively listenting and asking questions to guide me through my emotions and the situation.” Sonder member
#2 Safety - Remote COM Case study: Peace of mind with the Check on Me function. During a member’s client visit, they activated the “Check on me” feature but forgot to deactivate it afterward. When the member didn’t check out on time, our protocol activated and a message was sent, followed by a call to ensure the member’s safety. Our call reached the member, who then confirmed their safety.
I forgot to turn it off, but they called me to ensure I ws okay, which was great.” Sonder member
#3 Medical health - Insomnia Case study: A member struggling with stress and severe sleep issues sought support due to declining work performance. Sonder provided immediate assistance, guiding the member through meditation sessions and support chats. During the chat, the member shared concerns about family pressure and relationship strain. Sonder emphasised selfcare, offered counseling resources (specifically Mensline), and discussed communication strategies with the partner. As a result, the member experienced improved focus at work and reduced stress levels, expressing gratitude for Sonder’s empathetic support.
ISonder listened, understood, and showed genuine care, guiding me to the next level of support quickly. I’m grateful for their help” Sonder member
#4 Mental health - Anxious at organisational change Case study: Talking to someon when I felt anxious about work helped me. I value Sonder and the app for helpful information and practical advice.”
A member faced heightened stress due to workplace restructuring, impacting her mental health and leading to anxiety about job security. The Sonder nurse provided empathetic advice on anxiety medication and encouraged direct communication with her manager. The member also received self-help resources from the app. As a result of this interaction, non-judgmental discussion and practical advice, the member regained confidence and control amidst workplace changes.
