To date, hundreds of islanders have purchased offplan and put their faith in local development firm Infinity Group to deliver them a beautiful home.

As well as being able to have an input into the finish of your new home (depending on how early you commit to purchase) the main big saving buyers make when buying off-plan is with the Document Duty. This is the tax payable to the States of Guernsey by the party acquiring the property on every conveyance registered at the Greffe. If you buy off-plan, you’re effectively buying the plot and then paying Infinity Group to build your home. Therefore, you only pay Document Duty on the plot with the building in the course of construction.

If you were buying a property on the market for £800,000 the Document Duty payable would be £25,750. Instead, if you bought the property during early stages of construction for example £150,000 the Document Duty payable would be £3,375. This is a saving in excess of £20,000.

The homes are bought during construction, buyers pay in stage payments on a payment schedule agreed between them and the Development Company. From the initial plot purchase to practical completion of your new home the timeframe is approximately 12 months.
