Since the start of the year, the White Rock property market has remained extremely strong, with solid demand from both investors and owneroccupiers alike. Buyer’s agents, particularly those representing clients from the southern states, have been especially active in recent months.

Stock levels continue to remain tight, which has helped maintain healthy competition among buyers and contributed to some outstanding results across both houses and units.

Over the past 12 months alone:

• The median house price has climbed to $576,000, reflecting a 17.3% increase year on year and an impressive 85.1% growth over five years.

• Houses are selling rapidly, with a median time on market of just 10 days, highlighting strong buyer urgency.

• The rental market remains robust, with a median asking rent of $600 per week supporting excellent yields.

The median sales value has risen to $493,000, up 21.8% over the past 12 months and 123.2% over five years, making units one of the highestperforming segments.

Units are selling even faster than houses, with a median of just 9.5 days on market and a median weekly rent of $580.

While we expect steady momentum over the coming months, it’s unlikely we’ll see the same level of explosive growth experienced in the past year. Lower borrowing costs have contributed to a buoyant and confident environment, giving buyers more flexibility and sellers more opportunity.
