More stock but prices still rising in the Tweed By Jo Kennett THE PRICE of real estate in the Tweed Shire has still been rising in the last couple of months, but that price growth is slowing in comparison to the first half of the year. There are also more properties on the market, validating reports on the ground that a few locals are cashing in and moving out, though in some areas, like Bogangar, stock is still tightly held with limited properties available to buy or rent. Despite big jumps in prices in Pottsville over the past year, it’s still Kingscliff that has the highest property prices in the region, according to data from realestate.com and PropTrack. In shock news, something in the shire actually went down in price, and that was unit rentals in Murwillumbah, though not by much. Pottsville had 12 properties available for rent and 32 properties for sale on January 29, seven for rent and 39 for sale on July 28, and by October 5 the number of properties for sale had jumped to 48, with only five for rent. Median property prices over the year to ranged from $840,000 for houses to

$553,500 for units in January, increased to $964,500 for homes and $688,500 for units by July 28 and by September 30 had jumped to $1,050,000 for a house and $750,000 for a unit. Houses in Pottsville rented out for $595 per week on average and units for $450 in January, but by mid-August that had jumped to $650 for houses and $488 for units. By September 30, the average rent for a house had increased, but only to $660, while units had gone up $12 to $460 over the previous six weeks. Bogangar had only four properties for rent and seven for sale on January 29, seven for rent and ten for sale on July 28, and by October 5 there were only two for rent and ten for sale. The average Bogangar property prices were $912,500 for houses to $565,000 for units at the end of January, $1 million for houses and $595,000 for units at the end of July and continued to climb to $1,075,000 for houses and $682,500 for units by the end of September. Kingscliff house rentals averaged $720 per week six months ago with August 15 data from realestate.com.au showing an increase to $795, while units jumped from $500 to $565 on average. The median property prices in Murwillumbah at the end of July ranged from $620,000 for houses to $473,000 for units. By September 30 houses had increased to $662,185 while units were steady on $473,000. Houses in Murwillumbah on August 15 were renting out for $530 per week on average and units for $350, and by October 3 houses were up slightly to $540 a week while units were down to $325.
