Market update: Top agents give their buyer’s tips By Jonathon Howard IN CASE you hadn’t heard, the Tweed Shire and Gold Coast real estate market are “booming” and while it might seem like a tough time to buy, The Weekly caught up with another two top local agents this week to get some buyer’s tips in a sellers’ market. This week we put the tough questions to Coolangatta-based Principal of Schmith Estate Agents and all-round go-getter Justin Schmith along with in-theknow LS Property principal Lorna Savage. “Booming!” was Mr Schmith’s response to how the market is performing at the moment. “Similar to the early 2000s boom, it’s massive under supply to demand for both rentals and sales,” he said. “What we are finding is sellers don’t know the right advice, are hesitant to sell if buying in the same market and might compound the ripple effect of tight supply.” Ms Savage said the local real estate market was now “hot property!”. “The secret is out that the area provides a great combination of amazing beach lifestyle, clean air and water, and at the same time enjoys access to required

infrastructure: Gold Coast Airport, new Tweed Hospital, excellent schools and a quick drive to the commercial precinct of the Gold Coast,” she said. “COVID showed us that remote working is possible, and fly-in/fly-out between Tweed and Sydney or Melbourne is very achievable for weekly commuters. “This has made the area a target for people that may have never considered the area as a permanent home, which has driven demand and price growth.” Both Mr Schmith and Ms Savage revealed some extraordinary recent sales, including a property that sold for $780,000, having only been purchased for $545,000 two and a half years ago by Mr Schmith. Ms Savage said every week new records are being made “leaving valuers, agents and buyers in a constant state of questioning how to gauge pricing”. “A recent sale of 400-square metres of beachfront land selling for just over $2 million in Casuarina definitely sent shock waves through the area,” she said. “It’s not uncommon to see sales north of $2 million for homes off

the beachfront and beachfront homes solidly in the $3-millionplus range.” Mr Schmith gave some great tips for buyers, including keeping on the radar of busy local agents. “Get in quick, get to know agents personally and get on their contact bases, don’t rely on third-party portals, buyer agents have noted a 75 per cent increase in engagement,” he said.

“Go direct to the agent, stay in touch with them on a regular basis, we are very very busy, text messages are best. Did you know one can make an offer subject to an inspection?” Ms Savage also offered some timely advice, including being ready and confident. “Get your finance in order,”she said. “Know your budget. When you find the right home, be quick and clear on making an offer, stressing that you have done

your homework and are ready to buy. “Try and avoid ‘conditional’ offers – things like needing to sell before you buy does not translate into a strong offer. “Be clear on what suburbs match your budget and get onto the active agents’ databases and communicate with them regularly. “A good agent will be calling and emailing you regularly when the right properties pop up to match your criteria.”
