Market update: Top agents give their buyer’s tips By Jonathon Howard AS DEMAND continues to outstrip supply across the Tweed Shire and southern Gold Coast property markets, top local agents have this week shared a market update, as well as some great advice for securing your dream home. DJ Stringer Property Services principal David Stringer said the Tweed Shire and Coolangatta property markets have been “exceptionally strong” with demand outstripping supply. “The increase in buyer demand has been fuelled by not only our southern neighbours, but locals looking to secure their slice of paradise for personal use,” he said. “In addition, investors are also a major player, ignited by low interest rates, minimal vacancy and soaring rents, which all add to a more fruitful return.” Northern Rivers Property Group property sales specialist Adrianna Jenkins said the Tweed Shire secret is out. “The market here is incredible. We have finally been discovered and now the secret is out,” she said. “The Northern Rivers is still the cheapest pocket between Mullumbimby/Byron and Palm Beach/Currumbin where the

majority of our buyers are coming from.” Mr Stringer said the top property sales have been mostly apartments around $2 million and beachfront development sites that have fetched over $6 million. “We are still seeing a lot of buyers from Melbourne and Sydney, as well as all other states including Tasmania,” he said. “Many of such buyers are here now, retired or on holidays, are cashed up and/or in position to buy immediately.” Ms Jenkins said a prime example of the market was a Church Street property in Uki that achieved $744,000 recently, with previous sales records at $360,000. Both Ms Jenkins and Mr Stringer also provided some great tips for buyers to get their foot in the door. Ms Jenkins said residential character homes have jumped the most in value in the Tweed Valley. “Be prepared and have your finance approved, as well as being proactive,” she said. “There is no point holding your cards close to your chest or waiting for a bargain. “Show your interest and be asked to be let known of offers
