Real Estate Coming into a buyer's market By Jo Kennett PROPERTY PRICES are still high in the Tweed Shire, but the good news for buyers is there are more on the market and prices are definitely steadying, with prices at suburbs like Kingscliff barely moving this year and units there actually going down (very slightly) in price. POTTSVILLE By May 3 this year, there were 46 properties for sale in Pottsville, compared to 39 in January, but slightly less than the 48 properties for sale in October, 2021. The median house price as of April 28 was $1.33 million, up from $1.25 million at the end of January and a massive jump from the median price of $840,000 in January, 2021. The median price for Pottsville units at the end of April was $798,500, definitely steadying from $785,000 at the end of January this year after a huge jump in price from the median of $553,500 in January 2021. Pottsville had 11 properties for rent compared to five for rent last
October with rents still increasing to a median rent of $720 for a house and $520 for a unit. BOGANGAR Prices are finally steadying in one of the hottest markets on the coast. On Tuesday, May 3, Bogangar had 18 properties for sale (excluding vacant blocks) more than double what was available in January last year (seven) and a solid increase on the ten for sale in October 2021. After a big jump from $912,500 for houses to $565,000 for units in January 2021, to $1,440,000 for a home and $762,500 for a unit at the end of January, prices have steadied to $1,462,500 for a house and $780,000 for a unit. Bogangar had only four properties for rent in January, 2021, two for rent on October 5, with a slight increase this year to six for rent on May 3, but you have to pay for them. In January 2021, houses in Bogangar were renting out for $580 per week on average with units $425, and by May 3, 2022, they had jumped to $750

for houses and $595 for units. KINGSCLIFF Kingscliff (including Salt) had 67 properties for sale this week, a large increase on the 34 for sale last January and 58 for sale last October. The average house price in Kingscliff has hardly moved from January this year, up only $5,000 from $1.8 million, but still a big increase from the median of $1,295,000 in April last year. The median unit price has risen from $625,000 in January, 2021 to $830,000 at the end of January this year, but two months later it had actually decreased to $826,250, in another sign that the market is cooling. Kingscliff had 48 properties for rent in October last year, but only 30 for rent as of May 3, a significant decrease, especially if you are one of the many people desperately searching for a rental. Rentals were $850 for a house and $650 for a unit, up from $798 for a house in September last year and $590 for units. TWEED HEADS SOUTH
While Tweed Heads property prices have risen sharply, Tweed Heads South is still relatively affordable compared to other coastal areas. On May 3, there were 37 properties for sale in Tweed Heads South, including several relocatable homes in residential parks. In April last year, Tweed Heads South houses had a median price of $605,000, but have jumped substantially to $858,750 this April. Median unit prices went from $455,000 last April to $560,000 this April. Rentals went from a fairly reasonable (at least compared to the Tweed Coast) $650 a week for a house to $500 per week for a unit, but stock is tighter than just about anywhere, with only two rentals available on realestate.com as of May 3, with another two at Tweed Heads. MURWILLUMBAH Murwillumbah had 28 properties for sale in mid-August, 45 for sale in October and 41 for sale on May 3, 2022. The median property prices

in Murwillumbah have steadily increased from $595,00 at the end of April 2021 for a house to $800,999 at the end of March 2022. Median unit prices in Murwillumbah ranged from $320,000 in April 2021 to $530,000 in April, 2022, quite a large increase for what had once been a bargain hunters paradise. Murwillumbah had seven properties for rent on May 3, a decrease from eight last October, showing rental stock is tight everywhere. Houses in Murwillumbah in October, 2021, rented for $540 a week while units had decreased to $325, but by May 3. 2022, rentals have risen slightly to $580 for a house and $330 for a unit, making it cheaper than almost anywhere in the shire, if you can get your foot in the door.
