Australian expats driving new wave of Tweed investment
By Jo Kennett THE TWEED Shire is still attracting plenty of interest from Australians living overseas that want to return home and they don’t need to get a loan to do it, according to an international estate agent executive. Dominique Vasers Williams, Senior Sales Executive-Northern Rivers for Sotheby’s International Realty, said there is still a lot of interest from Australian expats living overseas. She is currently marketing a large house right on the creek at Hastings Point which she says is so big two families could share it. Dominique also has a stunning sixbedroom five-bathroom home on the market for close to $12 million in Queen Street at Fingal Head. “We are dealing with an Australian expat out of America at the moment and I got an enquiry from an Australian expat living in France for the Hastings Point property,” Dominique told The Weekly. “We have one at Fingal and they are all in the upper echelon of pricing and they are obviously gaining interest from overseas. “There are definitely a lot of expats trying to get into the local market now
they realise how difficult travel is going to be.” Dominique said it had taken two Hong Kong expats who broke records with their purchase of a “mid-$4 million” Hastings Point home last year four months to get back to Australia. “There is a lot of Asian expat interest and also from New Zealand,” she said. “There are enquiries from Kiwis and also a lot of American expats wanting to buy. “Many of them have been living there for a long time, or have married an American and want to come back, or it might be an American with an Aussie wife who want to move here. “Our offices overseas are divesting properties for people in those countries and trying to relocate them into Australia or even New Zealand because we are an international agency.” Dominique said the Tweed area is “so ripe and fertile for that interest and we know why.” “There is the new hospital and there are a lot of good things and infrastructure that the area has to offer and that will grow,” she said. “A lot of them are Australians working overseas that can’t get back immediately, but want to get back ultimately, for

instance when their work contract runs out. “Some have just come back and are circling around in Victoria or Sydney and trying to get into the market and renting, but a good solid piece of the pie is people just wanting to get into the market here.” According to Dominique, the exchange rate is also working in favour of expats. “When you look at converting the Aussie dollar from the American dollar it’s looking pretty good,” she said. “We’re not dealing with people who are going out and getting loans though. “It’s hard to get loans at the moment because there are so many people taking them out so banks and brokers are pretty backed up.

“Especially in the Cabarita market, unless you have preapproval – you could be waiting months to get finance.” Despite the interest from expats Dominique said most potential buyers are from southern cities. “The majority of my inquiries are coming from Victoria,’ she said. “Some could be expats, but a lot are up here looking, rentals are a nightmare for anyone coming into the Tweed and a lot of families are sadly priced out of the market because of that. “I think it might ease if international travel opens up, but I’ve been in this industry for a lot of years and I’d be a fool to try to predict what happens next in the Tweed and the coastal towns on the east coast. “They are desirable and will continue to be desirable.”
