Three big Bilambil blocks hit the market By Jo Kennett TWO DEVELOPMENT sites at Bilambil Heights, including the huge ‘Rise’ development block – which already has approval for housing for up to 3,500 people – are on the market. The $1.2 billion master-planned Rise township on the site of the derelict Terranora Country Club and adjoining farmland was granted approval by the state government in 2010. The 187-hectare Bilambil Heights site has approval for “residential, hotel, retirement, aged care, retail and commercial uses in addition to a 200-bed nursing home.” Colliers International & Wilson Property Group is marketing the property. “The total approved yield is 1,604 lots and dwellings comprising residential lots, townhouses and villas, apartments, retirement cottages and villas, and retirement apartments, in addition to a 200-bed nursing home totalling 1,804 lots/dwellings/ beds.” the advertisement on commercialrealestate.com states.

“Further ancillary development types approved include 5,300m² of commercial GFA [Gross Floor Area] and 4,447m² of retail GFA.” A 4.74-hectare block zoned for residential use at 61 Marana Street is set to go under the hammer on June 10. The lot is being marketed as development land with ocean views by Ray White Special Projects and shares a boundary on the south side of Grandview Terraces. It is adjacent to the proposed ‘Rise’ community and is zoned R1 General Residential which includes a range of residential densities and housing types, and facilities or services to residents. Development options, subject to Council approval, include a subdivision, residential units or medium-density living. There have been some concerns from local residents over the additional traffic along McAllisters Road and Marana Street when the Rise development is underway; however it is not known whether any new development at 61
