Tweed rental values soar

CASUARINA AND Bogangar have made the top ten list for the highest year on year rental value increases for units in the country, which is great news for investors, but not so great for renters desperate for a home.

New data from PropTrack identified the top rental market performers by dollar value in the 12 months to January, showing a combination of “blue-chip suburbs, beach hotspots, middlering pockets and mining towns”.

Casuarina recorded the fourth highest increase in the median estimated rental value for units in the country.

The median rental value for units in Casuarina in January was $690 per week, an increase of 28 per cent or $150 from the same time last year.

Bogangar came in right behind Casuarina at number five in Australia for median unit rental value increases over the past year.

The median estimated rental value for January 2022 in the popular beachside suburb was $610, an increase of 30 per cent

or $140.

Kingscliff houses and Tweed Coast units also made the top ten list for the highest rental increases in NSW over the past 12 months.

Kingscliff houses, which includes Salt Village, made the list of the top ten suburbs in NSW for year on year rental value increases.

It was at number eight and the only non-Sydney suburb to make the list of mostly beach and bayside city suburbs.

The median estimated rental value for a house in Kingscliff in January was $935 per week, a year on year increase of 33 per cent or $230.

A total of five Tweed Coast suburbs made the NSW top ten list for units, along with two Sydney bayside suburbs and three Byron Shire suburbs (Byron Bay, Lennox Head and Ocean Shores.)

Casuarina topped the list for the Tweed and was number three in NSW, behind the two Sydney suburbs.

came in at number five, with the same median rental value ($610) in January 2022 as Bogangar.

That was a year on year change of 20 per cent or $100.

Banora Point experienced the sixth highest increase in NSW in median rental values for units from $455 in January 2021 to $550 in January, 2022, an increase of 21 per cent.

Pottsville came in at number ten on the list for rental increases in NSW, just behind Ocean Shores (at number seven) Lennox Head (number eight) and Byron Bay (number nine).

Pottsville’s median unit rental value in January 2021 was $485 and in January 2022 it had jumped to $570, an increase of 18 per cent.

The high growth suburbs all share a critical shortage of available properties.

According to the PropTrack data, national rental vacancy rates are now sitting at just 1.3 per cent, the lowest level in 16 years, and there was a further 0.3 per cent fall in January, according to SQM Research.

“The start of a new year is

typically the busiest time in renting; it’s when tenants love to move, seeing vacancies rise as old households move out and new ones move in,” PropTrack economist Angus Moore said.

“Usually, there are 16 per cent more new rental listings in January than a typical month.

“But that wasn’t the case this year. New listings are still lower than they were pre-COVID and compared to recent January periods.

“We know the shift to living near to the beach, wanting to have more space and caring less about a commute has been huge for homebuyers in the past year or two.

“But it’s probably mattered even more for renters, and that’s because they’re highly flexible.

“If you own a home in the inner city, you might want to live by the beach, but it’s prohibitively expensive to move, not just because of the bigger price tag, but due to stamp duty.”

“Without those financial handcuffs, some renters could reasonably pack up and move somewhere with a better

“You could go live in Byron Bay for a while and if you have to go back to an actual office in a year’s time, you just move home to Sydney or Melbourne, no problem.”

Mr Moore said returning Australian expats could be part of the reason for the demand in coastal rentals, saying that in the 2019-20 financial year, around 36,000 more expats returned home than left the country, “many of them likely in the final three months as COVID kicked off.”

“In 2020-21, the net immigration rate for Australian citizens was 18,000,” Mr Moore said.

Those two periods represent the first instance of positive net immigration of Australian citizens - more returning than leaving since 2004 when data became available.

“It’s very plausible that those Aussies have come home and now want to live by the beach or the water like so many others,” Mr Moore said.
