High demand for rentals across Tweed By Jonathon Howard RENTAL VACANCY rates throughout the Tweed Shire have dropped to some of the lowest levels ever seen this year, with one popular coastal suburb recording a vacancy rate of zero in September. The data from property research firm SQM Research shows a sharp rise in weekly rents across several Tweed suburbs. Since being named as Australia’s best beach earlier this year, the vacancy rate at Cabarita Beach/Bogangar has dropped from 0.9% one year ago to 0.7% and 0% this month. Despite the high demand, rents for houses at Cabarita have held steady at just over $600 per week. Units were a different story, with weekly rents increasing by 17.5% over the past quarter and 11.3% over the past year. The remainder of the Tweed Shire recorded vacancy rates between 0.3% and 0.5% in September – the lowest recorded in the past three years.
As a result of the increased demand on rentals, several suburbs have seen sharp increases in weekly rents over the past quarter. The largest increase in rents was seen throughout the 2485 postcode, which includes Tweed Heads and Tweed Heads West, and increased by 16.1% over three months and 18.7% over 12 months to a current price of $639 per week. The second highest rental price growth was in the 2486 postcode, which includes Banora Point and Tweed Heads South, and increased by 12.9% in three months and a whopping 22% over the past year. Murwillumbah and the Tweed Valley also saw a sharp increase in rentals over the past year (13%), while the growth was more modest throughout the remainder of the Tweed Coast which all increased by 4.1% over the past year. Cabarita is the Tweed’s most in-demand suburb
house, while the Tweed Valley is the most affordable at $520 per week. Apart from Cabarita, unit rental prices did not see a dramatic rise over the past year, with Kingscliff/Casuarina increasing by 8% to $543 per week and Banora Point/Tweed Heads South increasing by 4% to $432 per week. The only are where the average rents are below $400 a week are in the Tweed Valley 2484 postcode.
